Fantastic experience: Recently purchased a house in Adeje, Tenerife island. Very professional customer service, they took time to answer all our questions, very competent and trustworthy team. The house is beautiful. We are very happy to have met this real estate agent.

Fantastic experience: Sotiven is situated right opposite the town hall of Adeje. Parking can be a little difficult but a few blocks away there is plenty and a larger car park. The town itself is worth a visit. The sales staff are enthusiastic and knowledgeable, willing to listen to our requirements and find the right property for us in Playa Paraíso. Aftersales, the office staff are extremely attentive and make light work of handling the changes of suppliers and services. Follow up assistance is also exemplary.

Fantastic experience: This company is very professional, competent and friendly as well. They provided us comprehensive consultation when we were considering to purchase a house in Adeje. They seem to know every inch of that area. But more important is that they understood our needs very quickly. And they did their best to meet our requirements in terms of appointment date at Police or Notary etc, since we had to fly over from Germany. It is amazing to have them as the agency.

Negative experience: Awful experience. I don't live in Tenerife and was interested in buying an apartment in Adeje Casco that was suspiciously cheap considering the prices of similar apartments in the area...and it ended up being because it didn't have the first occupancy license in place. For those unfamiliar with the matter, this is a mandatory certificate for homes and buildings in Spain, that town halls expedite if the place meets the requirements to be inhabited. After so much insistence, the relationship manager told me that this was due to the fact that the developer never did the construction work "sign-off" (CFO, Certificado de Fin de Obra in Spanish), which is always mandatory, upon the completion of a residential building and it must be signed by the architect, engineer (arquitecto tecnico) and the developer himself. The relationship manager wouldn't give me any information as to the reason for that, and would just keep saying that it has an easy solution and it all will be alright after the purchase, and they offered to assist me (obviously at a cost) once I had bought it, to solve the situation. But she didn't explain how, the possible risks entailed, and steps needed to solve it. If the issue was so easy to resolve, it seems strange they hadn't done it yet... Not only that but she offered to manage the apartment rental in case I decided to rent it out after the purchase, even saying they already had some people that could be interested. Naturally, I kept asking...and only got excuses like "let me look for some information for you" (that obviously was never sent), "my boss has documents but she is on vacation" or "oh, you ask so many questions! no client does that!"). Fortunately, I did my own research with the help of an architect and a lawyer friends of mine, to find out that this is in actuality a HUGE problem, apart from being an illegal situation. All they did was to keep pushing me to pay for the reservation (€3,000) and pay for the total price in less than one month, alleging there is one potential buyer very interested to buy it right away if I don't do it first. Of course they insisted that the payment should be made with my own funds (because, logically, no bank would give you a mortgage for this). I would stay VERY VERY far away from these people, particularly if you are a foreign buyer or a non-resident in the Tenerife area. Be warned.

Negative experience: Poco interés. Parece que solo quieren engordar la lista de propiedades en cartera para hacer bonito. Me interese por un piso en Granadilla de Abona y tuve que solicitar hasta 3 veces para que me contactarán. Una vez se ponen en contacto conmigo les solicito una foto del baño, ya que en Idealista no la han subido, y me preguntan que para qué quiero eso.
