Negative experience: My experience with Happy House Real Estate in Castelldefels has been one of the worst I have ever had in my life. The owner of this real estate agency, who is described as professional, efficient, serious... literally laughed at us, wasting our time and money. Breaking a purchase agreement for a property located on the beachfront at C/ Carme 15 Castelldefels, which was also a friend of hers. She omitted relevant information in the simple note from the beginning, forcing us to continue processing the mortgage, open bank accounts, request credit cards, move large amounts of money, worry family members, and pay a very expensive appraisal conducted by an acquaintance of hers that ended up in the trash. This real estate agency had requested the simple note of the property 3 months before resending it to me, so I assume Esther was fully aware of the encumbrances of the property she was selling and still omitted them. She claimed she overlooked checking the encumbrances and also that her friend, the owner, had a huge debt with the bank, which prevented the sale until it was waived and paid off. She continued to withhold all this from me until my bank put a stop to it, as she deliberately attempted to have me sign and pay the earnest money contract without clarifying any of these encumbrances. However, she did literally transcribe the simple note in the earnest money contract and still did not bother to find out what the ongoing legal process involved, which could have been a foreclosure, an auction, etc. Thanks to my bank's warning on the same day of the signing, I did not end up signing the contract. Previously, she tried to mislead us by downplaying the debt regarding these encumbrances, telling us that only two or three mortgage payments were due when more than fifteen were owed. She also avoided having us sign an initial reservation contract, well aware of these encumbrances and knowing that it was not in her interest to have anything signed in case things went south, which ultimately happened. Meanwhile, and without giving the termination notice on the online portal, she continued to offer the apartment and receive offers from other buyers behind my back while maintaining my position as a buyer, being fully aware that she was no longer going to sell me the apartment. After a month and a half of negotiations, they decided not to expedite their debt processes with the bank, in order to finalize the sale. Knowing that their bank would accept paying off the debt at the time of signing the deeds. She continually delayed the process to make me give up the purchase as I did not see any progress, thus not being the ones to break the agreement. Suddenly, she called me and said that the sale was canceled just like that, to sell the property to another supposed buyer sought by the owner. A pile of lies and deceit that have resulted in a breach of the good faith rules required for any transaction or contract. Thus losing my first home, money, and mortgage conditions that I will not have again due to the interest rate hike. Once I bought the apartment, Esther intended to leave me with tenants for two or three months with these nice owner friends, who owed hundreds of thousands of euros to the bank. What peace of mind, what could go wrong, right? A good agency does not need to lie or resort to these bad practices. I have already filed the corresponding complaint with the consumer office. Be very careful because the apartment is again listed as of 23-10-2022 on Idealista; they are still looking for someone to bite. Do not hesitate to contact me to verify any information. Also, pay attention to new comments with users having only one review, they are obvious.

Negative experience: Soy la pareja del Sr.Louzao, por lo tanto la otra afectada por la nefasta gestión de esta inmobiliaria. Toda la negociación fue bien al principio, los propietarios nos prefirieron antes que a otra pareja porque según Esther "les gustamos más" y ya teníamos la hipoteca aprobada. Mencionar que solo igualamos la supuesta oferta. Accedimos a que estuvieran dos meses de alquiler. Por nuestra parte nunca hubo ningún impedimento a nada. Pero en cuanto preguntamos por las cargas de la Nota Simple, la opacidad y falta de transparencia fueron evidentes. Esther más que la agente inmobiliaria, fue la amiga intermediaria encargada de ocultar la gran deuda hipotecaria que escondía la finca, casi la mitad del valor de la compra, la cual acabaría frustrando la venta. De hecho sus palabras exactas eran siempre: "me sabe mal no haberlo visto antes, confié en ella porque es mi amiga". Fue difícil entender cómo no se enteró, si durante tres meses tuvo dicha nota simple donde se especifica claramente "proceso judicial en curso". A nosotros, no nos hubiese importado para nada conocer dichas cargas desde un principio, que hubiesen sido sinceros con la situación, no pasaba nada, que hubiesen negociado con su banco y en la firma de las escrituras liquidaran dicha deuda. Y ya estaba. Pero en cambio se negó a firmar el contrato de reserva, intentó que firmáramos arras aunque nuestro gestor le advertía que no, hasta saber la situación real del inmueble (de que se traba el proceso?, se debía, embargaba o subastaba algo? como iban a gestionarlo?, etc), se negaba a darnos más información, y llegado un punto comenzó a realizar visitas al piso y negociar con otros compradores mientras nos mantenía en vilo y nos daba esperanzas por detrás. No se trata de un enfado por haber perdido nuestra futura primera vivienda, ya saldrá algo mejor. Se trata de indignación y tristeza por haber sido engañados deliberadamente durante tantas semanas, haber pagado una tasación innecesaria, haber transferido grandes cantidades de dinero, y las horas y horas de incertidumbre que hemos sufrido. Gracias por sacarnos la ilusión de encontrar nuestra primera vivienda, por miedo a encontrarnos con profesionales como ustedes. Y aún dice en su respuesta “por algo será”...bravo.

Ya no solo a nivel profesional. Donde la gestión aprueba con creces, si no también en el trato, cercanía y compromiso que esta ofrece para llevar a cabo todos los trámites de una forma eficiente y haciéndonos la vida lo más sencilla posible. Our family has bought six properties through her, and sold one, so we have solid arguments to write the following: we could not recommend her more warmly. She knows Castelldefels and surrounding areas, including businesses, people and good deals, like the back of her hand, and provides personalized advice, in a direct and warm yet very professional way, very "Esther". No beating around the bush, she is a fast problem solver, and goes the extra-mile to help with all sorts of formalities (notary, municipality, etc.) Not only that but she shares her knowledge too, so we now know much more than when we started our adventure. Once we purchased the properties, she also took care of finding tenants, sorting all paperwork (or advising on how to get it sorted) and kept in touch with tenants, who know they can count on her to sort out any issues. There is a relatively high tenant turnover in Castelldefels, but we never had a problem in finding new (and normally increasingly better) tenants in a short time through her.
