It is important that she understands the current housing situation in the south of Tenerife. We work with all kinds of clients: sellers, individuals, builders, and investment funds. The prices of properties vary; if it is an individual selling, they tend to be more expensive unless they are in a hurry to sell, and new constructions usually take time and also have a 30% higher price than the market price, and investment funds generally offer a cheaper initial sale price. The problem is that most have squatters or go to auction to the highest bidder, which increases the price. As for clients who can buy, they are those who have savings and pay in cash, usually foreigners and investors. Then there are workers who need to have savings and a minimum length of employment, as banks require recurring income to purchase. They assess profiles. The norm is that the bank offers 80% of the lower value between the sale price or the deed, meaning that they must have 28% of the purchase price saved up (for 150,000€, they should have 43,500€, including expenses). There are exceptions where the bank might provide 90% of the purchase price as long as it's 80% of the appraised value, which means they must have at least 18% saved. There is also the dual mortgage guarantee that can provide up to 100% of the purchase price, but the cost of borrowing is a bit higher. Furthermore, there is the young mortgage that can offer up to 95% of the purchase price if you meet the requirements.
