1 year ago Negative experience: I receive an alert for new housing CRUZ23 appointment agreement, I am the first to see it. I set up a visit that suits me and offer what they ask for in the ad, -10M€ (reasonable offer). The salesperson indicates that I should go to the office to formalize and block the property. Before that, I need to fill out a visit form, which I find acceptable, except that there is a COMMISSION to the BUYER of DOUBLE the USUAL and +21% (and another amount to the seller), so I indicate that I find the amount for the real estate service exaggerated, and I convey that up to 5000€ on my part would be an acceptable amount for the real estate service. They are not interested. CONCLUSION I draw, do they prefer to wait to sell it even if it's lower, but have their commission be the highest? They told me they had 3 visits, this was days ago, that the salesperson who did the visit would call me to see if there were any interested parties, and evidently, no call, no sale, and the owner probably unaware of what is happening and not of my offer. Would you entrust the sale of a property to such a real estate agency? My answer, you already know.
Good morning Lorena, I am Alberto Quilez, the franchisee of the Fernando el Catolico office. I will try to respond to the comment as best as possible, from my perspective and being as objective as possible. Let's summarize: You come to the real estate agency and want to make an offer. First, I will say that you wanted to offer €132,000 for a property listed at €148,000 and pay the agency €5,000, VAT included, which is €4,132 that does not reach the fee established by the franchise. Let's break it down. 1st point: Regarding the fee, when you go to buy pants in a clothing store and you see pants for €50, do you tell the person assisting you that you don't want to pay the price of the pants but that you want to pay €30 for them? I understand that you don't... You mention that the fee seems abusive when a clothing store or a café benefits 300% or 400% from the product they offer over the initial price. I understand that this establishment has to pay social security for workers, rent or the mortgage of the establishment, has to declare personal income tax (if they have a salary), corporation tax, quarterly VAT, and probably some other taxes I am forgetting. Expenses that are not taken into account in the fee collection of many professionals today. Professionals who open their shutters every day and are completely undervalued, licensed professionals who have training and knowledge acquired over many years of study and learning. 2nd point: We know the owners and talk to them weekly about the price they want to obtain for the property. As you rightly say, you were the first person to see the property and made a €16,000 lower offer not to mention the payment methods you proposed... practices which I will not cite in this text but which, for company policy, we do not work with (you understand me....). The owner almost never accepts an offer on the first day of management €16,000 lower because, as is logical and normal, they always want to wait for someone to offer more money for the property as has been the case, and not accept the offer from the first opportunist who appears to buy the property (they already set a price for us from the beginning). The advisor who assisted you reiterated this to you numerous times without success, as I see in this comment. I understand that you do not want to waste time; we also do not want to waste it, and we also do not want to waste our seller client's time. 3rd point: You mention that the fee quoted on the visit sheet (the sheet you did not want to sign) is more than double the usual amount; we always charge 3% + VAT (it is a fixed fee stipulated on the website). I would appreciate it if you did not make assumptions about what is charged or not to the seller, as there are occasions when not even a cent can be charged. CONCLUSION: I was surprised that you were expecting a call because you were already told that such a low offer we would not accept, reducing our fees (which several families depend on) without signing a visit sheet and offering a payment method that is outside our company policy. Without further ado, I cordially and attentively take my leave.
