Negative experience: After dealing with the real estate agency, both my daughter and I found our experience to be extremely poor and disappointing. The way this agency works leaves a lot to be desired; they are not professional at all and seem to be quite unreliable. My daughter wanted to make a reservation for a property after viewing it via video call since we are not from the island, but they didn't allow her to do it. They told her it wasn't formal and that she couldn't reserve it without seeing it in person, and that there were other interested parties who had to be there the next day if they really wanted it. My daughter told them that if they assured her that the property would be hers if she went, they agreed. After taking time off work, paying an exorbitant flight price, and going through a long journey to see the apartment, she decided to take it, only to be told that another girl was interested and whoever gets the bank's approval first could have it. My daughter already knew she would get the approval, yet they still didn't let her reserve it. Shortly after, they called her to say that the other girl had already reserved it. If they had dealt with me instead of my daughter, I would have gone to the office to make sure they heard me properly. Absolutely shameful and not recommended at all.

Negative experience: In the last property we went to visit with Vilches, we felt pressured to sign a deposit when the property did not have the paperwork in order. Fortunately, we did not sign and enjoyed a guided and comfortable buying process with Ziegel.

Negative experience: Practices as despicable as accepting to market 6-month rentals, so that instead of the owner, it is the tenant who pays the agency's commission, worth one month's rent, to have a 6-month contract.. watch out!!! Don't be fooled, according to the law, the agency's commission is paid by the owner and the opposite is reportable.

Negative experience: Propietarios tengan cuidado! Mira tu propiedad permanecer vacío Very disappointing experience - new laws mean agencies cannot charge tenants real estate agency fees for contracts 1 year or over. For short term contracts it is tenants who pay and in some cases also the owners. This of course is very lucrative for estate agents. We are not complaining of the fees as we understand the situation but when asking for such high fees some basic effort is expected. For instance if you claim that an apartment is 60 sqm and the photos look much smaller as a client you shouldn’t need to wait until another agency has listed the truth as 40 sqm. We were looking for a short term rental and engaged with Vilches to help us find a place. We are talking about €2000+ euros just in real estate agency fees we were willing to pay and even then basic things like clear photos, floor plan or arranging a visit to see the apartments in person were told is ‘being too difficult’. The abrupt change in tone when dealing with Vilches on What’s App made it obvious that internally there is some conflict between the person we were dealing with and the ‘way things are done’ presumably pressure from the management. Another great example of this is that ‘this apartment is receiving lots of interest you must pay and sign a contract quickly’ before seeing in person - well now 2 months later there are 3 different agencies advertising the same apartment. In this case both the owner and prospective tenants lose out from these ‘tactics’. On several occasions we asked for when it would be possible to visit one specific apartment and actually never ever received a response to this just a bunch of excuses. Again why pressure clients to make a deposit and sign contracts if you cannot arrange for a viewing? I understand there are cultural differences when dealing with foreigners and local owners but as an agency if you are asking for €2000+ in estate fees alone for 3-4 months of rental one would expect the agency and staff to be ready to bridge communication and any cultural gaps. As prospective tenants we received ultimatums (maybe it wasn’t intended this way) and demands for deposits before seeing anything. When a service provider that wants money from you starts to make demands instead of being transparent it’s a big red flag for me. We are not talking about small amounts of money but over €10.000+ in rent and deposits + on top of this over €2000 payable to the agency. Maybe for the staff and owners of Vilches these are small amounts of money and if so then unfortunately we are not the ideal clients. Perhaps it’s our fault because we’re not willing to sign agreements and pay large amounts of money before seeing. It could be that in general in Las Palmas there is a large amount of trust expected locally but as foreigners we didn’t feel comfortable with how things were done. Again it is the owners who lose out as it doesn’t seem like the management here is at all motivated to earn their fee. I feel that Nieves who we dealt with is very well informed, very culturally aware and that she tried her best. It seems the senior agency management could really benefit from her experience and learning from her especially if they expect to have customers willing to pay the high fees they are seeking. If you are an owner wanting to rent out a property (short term) or a tenant looking to rent short term I would avoid Vilches. The dishonest tactics, abrupt demands and lack of transparency are the reason.
