Fantastic experience: I rented an apartment in Barajas in July and even before the visit to the apartment, I had a good feeling. Marcelo agreed to meet me outside of working hours and at the time of the visit, he gave me a lot of confidence; after sending the requested documentation, the response was immediate. Communication with Marcelo and Carlos was excellent and best of all, they are still attentive to ensure we remain as satisfied as on the first day. The washing machine broke down and they did everything possible to fix it, even replacing it with a new one. I have no complaints and something tells me it will continue to be this way.

Negative experience: Terrible experience with them. At first, it seemed like they were working well, but they left numerous loose ends in the management of the sale, which caused many problems that they did not adequately resolve. In the end, they charged €5000 to each party plus VAT, and our lawyer had to do their job. They didn't even show up at the notary for the signing, didn't manage anything regarding the transfer of utilities, promised some elements of the property in the sale that they later did not defend, and we felt absolutely deceived by them. They showed and promised a house and did not take responsibility for enforcing what was promised. A real disaster in management. C.V. just stepped aside when things got complicated, leaving the parties to fend for themselves and disappearing, which seemed to satisfy them. A big disappointment; at first, they seemed competent, but they let us down enormously. I do not recommend this real estate agency at all. My recommendation is to hire the services of any real estate attorney who costs much less than €5000 (€6050 with VAT) and accompanies you throughout the process and also knows the legislation and defends it. With this agency, we felt deceived. The selling party wanted to sell the sinks after the deposit, and the agency couldn't resolve the problem; in fact, C.V. in one of the emails where he distances himself, referred to those fixed elements that are part of the house as furniture. It seems he hasn't even read the basics of RAE or civil code, we do not consider him competent at all to handle the management involved in real estate; for that, they should make way for legal professionals. After signing the deposit in August, more than a month later, C.V. sends an email saying that the sellers didn't have time to gather the documentation, for whatever reason, that leaves the real estate agency in a very bad position. The missing documentation was a certificate from the Town Hall proving payment of the IBI and a certificate from the Community of Owners proving payment, which is very easy to obtain, the rest was already in order. What kind of real estate agency is incapable of advising that these two documents will be necessary and must be requested in advance? And so on with the entire management, an absolute disaster. They didn't even prepare a dossier-like document with the CUPS for the transfer, nor the change of ownership with the property administrator; all the work for the clients. For €6050, more was expected; that huge expenditure is unjustified. In fact, we think they were so embarrassed to see us that none of them was ever seen again. At the signing of the deeds, 30 minutes before, C.V. sends a WhatsApp indicating that due to force majeure, he will not attend and that he has informed the agency. We ask the agency, which is who we pay, and they tell us that no one has requested to be present, when from the beginning they guaranteed their accompaniment throughout the process up to the signing of the deeds. Even if no one asks, for €10,000 and out of embarrassment, one shows up and at the very least volunteers for it. Like little children, 'if you don't ask me, I won't do it,' is that a professional? That was the last gesture that reflects their way of working and their questionable professionalism. Everyone can do what they want; I do not recommend them, but if you finally hire services with them, I recommend that they provide in writing what they promise regarding the service provided, for me, their word is worth nothing. Conclusion: BASAL PROYECTOS S.L. and the gentleman who signs the service contract, a certain M., will receive a service complaint before consumer protection with the official support of the Community of Madrid.
