I have rented from other property management companies and the care that Cromwell provides demolished the competition. I appreciate everything they have done for me and my family. Experiencia negativa: Screwed me on my deposit. BE PROACTIVE! TAKE PICTURES OF EVERYTHING WHEN YOU MOVE IN!! The floors, the walls, the ceilings. Interior and exterior. Things started off bumpy behind issues with the rental house upon move in. (The house was dirty, they had told me it would be cleaned prior to move in, it wasn't. The grass hadn't been mowed in months when I moved in, though they did take care of that after I threw a fit about it.) Things settled down after a month or so. We didn't have anymore issues until after moving out. They SCREWED me on my deposit. I had the house PROFESSIONALLY cleaned upon move out. They charged me cleaning fees. Whenever I first moved in, the carpets were DISGUSTING (literally candy stuck in the carpet in 2 bedrooms). I contacted them regarding it and they told me there wasn't anything they could do, so I paid out of my own pocket to have the carpets PROFESSIONALLY cleaned. Upon moveout, I was charged for "carpet cleaning". So I was responsible for cleaning them after someone else and after myself. They charged us for cracks in the wall that were due to foundation issues. I provided pictures showing the cracks and paint spots were there prior to us moving in, they "discounted" what we were being charged instead of removing the charge entirely. The only good thing I will say is their maintenance guy and plumber were both very knowledgeable and friendly.

We certainly hate to see that you had this experience with your move out. The owner wanted to take the complete deposit based upon the move out inspection photos that our team took.

After some research, it appears that Christin was able to get the carpet clean refunded from the owner. In regard to the professional cleaning, we have searched our records and your account, and we do not see any invoice that you had the property cleaned in order to combat the owners request for charging for a clean. When we reviewed the photos, it appears that there was cleaning needed.

You do not appear to be charged for any cracks in the walls, as settling would never be caused by the tenant. However, you were charged for touch up paint as needed.

We apologize, but we do not own the homes and are at the mercy of the owners. In this case, our staff went to bat for you and managed to refund as much as was allowed.

Experiencia fantástica: Eddie King can always be trusted to get the job done right. He has done tons of maintenance work mostly on my doors that keep shifting due to foundation issues. If the first way doesn’t work, then he will try and try again to make sure it’s done properly! He’s super friendly and helpful when needing some advice on home repairs or appliances. Cromwell Management has a great turnaround time for getting the jobs done ✅! Thanks Eddie!

Upon review, it does not appear that you were charged anything more than what you agreed to in your lease. Your lease stated that you pay $895 monthly with a $50 water bill back monthly. Please feel free to contact our office with any questions in this matter, as we could very well be missing something that you are seeing on your end!

We do not own the complex, and yes the owner did change management companies at the end of the year. So sorry to lose you as a tenant, but that is out of our control.

Experiencia negativa: The WORST COMPANY IN WACO do not recommend just moved out due to horrible living conditions Aaron is disrespectful to elderly and disabled tenants he's a liar and he thinks he can say anything and you have to tolerate his disrespect the people thats over him allows him to do whatever you can't even call and complain about him because they don't wanna be bothered with it I have seen first hand him come to casa Blanca apts and throw people's things out on the curb the street 1 lady was put out and all her items were rained on he brought a officer and went into a unit and they tossed a guys stuff over the railing they bought these units and didn't know the condition of them he says they no longer take section 8 but have 100s of section 8 tenants there is no upgrades at the property but they want you to make 3xs rent they do not work with you he sends out letters every month making threats for you to vacate if your a little behind on rent my neighbor was late 30 dollars and was threaten to be put out these people only care about money not the well being of there tenants if you do rent from them they don't do inspections you want even hear from them no communication at all I wish I could give them 0 stars

Thank you for your review. We would like to take a minute to clarify what happened since you decided to not tell the full story.
We did allow you out of your lease due to your failed housing inspection. The original inspection was not given to our company in error. Housing sent it to your previous property manager. We do apologize that this happened, as we would never want anyone to live with items not working in their home. We spoke with the housing authority as of this morning and they have admitted to their mistake. They should have never allowed you to move out since the items were repaired within a timely manner once we received the notice. Their error is no fault of yours Ms. Scott, nor is it our fault that they did not inform the proper company.
We also could have made the repairs in the home, but you refused to use the tenant portal to submit work orders per policy.
Unfortunately, your neighbors did not pay their rent. Therefore we are required to go through the eviction process and remove their items from the property with the constables present. This is the law and we must follow it. We never want to evict anyone, but when you sign a contract to pay your rent, you are required to do so. The constables also would never allow any items to be "tossed" over the railings.

Experiencia fantástica: I am a current and new tenant of Cromwell Management and I have nothing but good things to say. They are attentive and make you feel like family. They handle there business swiftly and promptly. I must give a huge shout out to Eddie King whom is the maintenance man . He politely called ahead of time to make sure we were avaliable for him to come. He greeted us with a smile and had one the entire time he was here. He was so efficient and very professional and knowledgeable. He able to.answer any questions I had with patience. He explained what he was fixing. I have had many maintenance men and women in the past that walk in do something..sign this and out the door. This is far from Eddie's professionalism and we appreciate him and everything he did for my Mother and I. If I have any problem I know he will fix it and with 100% accuracy and correctly. Cromwell has been nothing but great to us . Thanks for sending Eddie for our maintenance issues. If your thinking about renting or using Cromwell for your property management needs I promise as a tenant or Owner , this is your best place to choose here in Waco, Texas. Experiencia fantástica: Mr. Anderson, aside from being a good looking individual, worked with me despite my past due rent. Not only was he very sweet to my mother who was home alone & not used to company at the time of his visit, he was very understanding, professional and above all very fair. He did right by me when in actuality under my circumstances, anyone else would have simply discarded my side of things entirely. His kindness helps me not only in present terms but even moreso for years to come by granting me the opportunity to avoid a negative mark against me on my credit report. He took command in the court room, and dealt directly with me, speaking & responding to me like a person, not just another deliquent file on his desk. Bottom line, all I can say is I thank God the property on which I reside fell into his hands before the court hearing. It is for this reason I recommend The Cromwell Management Company.

Experiencia negativa: If i could give -5 star reviews, property am listed on had lack of details attached to it which inquiries to details left a ine sentence response of 'im sorry that will not work for this property' response.' obviously they dont have people capable of reading so read this instead. The timing of response was poor at best.... And means of getting a hold of was automatically directed to text which was rather impersonal to be honest. Oh and for the record.... Address listing on the listing eas pinned in a middle of a field with the house not representing what was in the photograph. Photographs looked to be a different house address from google maps and google earth view angles. Not sure if this property manager is incompetent or just playing a scam. My suggestion is to steer clear if you see this property management under it.

He called ahead to ensure I was home, went through each issue I had in detail (he wasn’t one that did a “rushed job” he does a good and quality job), and did what was necessary to ensure the household’s safety and comfort are forefront always.

Experiencia negativa: It's unfortunate to have to give a review for the poor services provided by this management company being that the complex is only 16 units but it has to be done. To begin, to notify a company to come and clean up around the unit shouldn't even be a thing but nonetheless it is, trash collects and is even thrown on the ground by degenerate tenants that don't even have a regard for the very place they live. I spoke with staff regarding this issue and I was literally told that "the tenants have to come together to upkeep the grounds". They said 'we would have to start giving fines but we don't know who's doing it', all the while the complex has cameras installed all around to see who's doing what. Tenants hang clothes off the rails and let them fall to the ground and won't even bother to pick them up. I kid you not, there are clothes that's have been on the ground for months now. Cat feces and dog feces too. Trash bags are on the corner that have been sitting there for months too. Next are maintenance repairs that are not completed. Weeds were growing around the entrance ways of the units and along the building which had to be told for them to handle. I have requested repair issues that I entered on the client portal only to come to a note on the door telling me to call the maintenance tech myself. I've never had to do that in my years of renting with ANY complex. They will tell you that they are glad to serve you in their letters when they become the next management company but that's far from the truth. It's really smoke that they blow and I state that emphatically.

We appreciate you expressing your concerns. When a management company takes over a property there are many moving parts. These include switching vendors. The vendors that we have now established will be servicing the landscaping and portering the area. The management company cannot make the tenants take pride in where they live and pick up after themselves and their pets.

We entrusted Cromwell with managing our Waco properties starting in 2021, expecting reliable service. Unfortunately, their performance quickly declined, leaving us with serious problems. Initially, things seemed manageable, but it soon became clear that Cromwell was struggling. We faced repeated issues such as late or missing rent payments, poor communication, and unacceptable delays in fund transfers. These problems escalated to the point where we had no choice but to terminate our contract with them. The situation worsened when Cromwell failed to collect the last month's rent. This oversight not only added to our financial burden but also complicated the transition process with our new property managers. Their negligence has left us grappling with unresolved issues that should have been handled promptly. Moreover, Cromwell’s lax approach to managing deadlines led our tenants to disregard rent due dates, further straining our finances. Their mishandling of our properties caused tenants to assume that partial and late payments were acceptable, severely impacting our financial stability and complicating our operations. Despite our repeated efforts to address these issues with Cromwell's management team, we have not received the outstanding rent. Their lack of resolution has only added to our difficulties, leaving us frustrated and financially strained. Cromwell’s failure to deliver on their promises has had a lasting and detrimental impact on our business. We share this detailed account to highlight the serious shortcomings in their service and to caution others about the potential risks of working with them.

A could of weeks ago we had a plumber come and replace our garbage disposal. I don't remember his name, but he also was very professional, efficient and courteous.

Experiencia fantástica: I rent from them, and I've never had a problem with them. They're always very friendly and efficient. They take care of any maintenance issues very quickly. Where I live, I have until the 5th to pay my rent and my water bill. I don't usually wait until the 5th, and I'm not sure about anywhere else that you might rent from them. I'm quite happy with them, and my apartment, I just signed another year! ❤️ Oh yeah, I have to give a shout out about the maintenance man Eddie King! He is so awesome, he calls you and tells you or ask you if you can come now and you say yes, and he shows up when he says he's going to, and then he tackles that problem no matter how long it takes! He is so seriously awesome and I have never had a good maintenance with anybody else ever in my life! Thank you Cromwell and Eddie King you're the best! I read some of these bad reviews, and maybe they're just disgruntled I don't know what their problem is, because I have never had anything but good from them period! ❤️

Experiencia negativa: Dishonesty and Unfair Practices: My Experience with Cromwell Management I recently had an experience with Cromwell Management that left me deeply disappointed and frustrated. Their lack of transparency and unfair practices have compelled me to share my experience to warn others. As someone in search of a new apartment, I decided to submit an application and pay the application fee to Cromwell Management, thinking it would be a straightforward process. However, this was far from the truth. The most concerning aspect of my interaction with Cromwell Management was their failure to inform me about other applicants bidding on the same apartment I had my eye on. In my opinion, this is a fundamental part of ethical property management. Prospective tenants should be aware if there is competition for a property. It felt like they were more interested in collecting application fees than providing me with the full picture. The most frustrating part of this ordeal came when I discovered that someone else had been chosen for the apartment. Feeling disheartened and misled, I requested a refund of my application fee. To my dismay, Cromwell Management cited their contract, refusing to issue a refund. Their response was a simple, "I'm sorry, it's in the contract." This response not only left me out of pocket but also deeply disappointed in Cromwell Management's approach to customer service. It felt as though they were hiding behind contractual fine print to justify their lack of transparency and retention of my money. In summary, my experience with Cromwell Management was far from satisfactory. I believe that honesty and transparency should be at the core of any reputable property management company. My trust in this company has been severely eroded, and I would caution anyone considering working with Cromwell Management to think twice, especially when it comes to application fees. There are many other property management companies in the market that conduct themselves with fairness and respect for their clients. Based on my experience, I cannot recommend Cromwell Management, and I would strongly advise prospective tenants to explore alternative options in the area.

Experiencia negativa: If I could give this place ZERO stars I would. I applied for a property on 9/26/23 that I viewed and NEVER heard back from them and then noticed the place was off the site a week later its 10/11/23 today and at this point I still have not heard anything back from them not an accepted or a denied. I called to request a refund on my application fee as I heard nothing back from them even after following up 3 different times I was told after following up that someone would reach out to me. I was also told that it could take 5-7 days and its been 16 now. Yes I found a new place however I feel that since I was not contacted when they stated that a refund should be issued for my application fee since they failed to communicate at all I have no issues if denied however when I called they asked if I would like to change that application to a different property. That should have been offered to me prior to me calling a 4th time to follow up. Can someone else please tell me where else I can place reviews out about this so no one else has the same issues.

They are easy to talk to gor maintenance request and the online portal makes it easy to see my pay history very convenient. You must pass back ground check and have a pretty good cred report with not one eviction.

Edit: it has nothing to do with y'all 'enforcing the cleanliness standards' and absolutely with how the attitude of the employees are. Especially with dealing with all we had to deal with when y'all first took over managing our complex.

I am sorry to read this review. I know we got off on a bad foot due to the fact we had to enforce the lease where it states you have to keep your apartment clean and sanitary. We strive to be warm and inviting. It is concerning to see that we left the wrong impression. Lastly, I would like to help make things right.

Experiencia negativa: I would not recommend. I feel Cromwell only cares about their money. If you have a problem or something is broken. They will get to it whenever they can. The women at the front are rude. The house I stay in is falling apart and they have already said. Each year they will be going up on rent. This house isn’t worth what they are trying to charge. I will say this. Anything you do with them. Make sure you take pictures, have something in writing, and keep all receipts. I pay rent on time. I received a letter one time saying. I would be evicted if I didn’t pay. I brought my receipt back to show them. Christian is the one that signed off on the money order. It wasn’t we apologize this happened. It was oh ok.

Experiencia negativa: Cromwell Company is by far the worst company to ever rent from. They are ugly & only care about money. They wouldn’t even help me even though I let them know my mother has currently passed away & had no life insurance so I would have to bury my mother & even the judge asked them would they help her in my time that I was going through they wouldn’t even help. and to say I have a job that pays me ever week. Wasn’t nothing I couldn’t catch up on…. THEY ARE COLD HEARTED AND HAVE UGLY SOULS & that the Manager and the Guy who owns it. The two girls that sit in the front are very sweet and nice. They didn’t even say Sorry for your loss nothing UGLY UGLY PEOPLE I wouldn’t recommend them to NOBODY!!! Absolutely nobody.

I am sorry you had a bad experience as we strive for a warm and inviting environment. We would love to be able to work with everyone as we do give several chances before an eviction is filed but we do work for the owners of the property and have to follow the lease. Experiencia negativa: First they said that we had till the end of the month to send pictures of the house interior. Now that pictures are ready to be sent, we received a call that they will send someone over, even though it is not the end of the month at the time of this review. Saying one thing and doing something different is bad business. They want something to be done promptly, yet they can't give us a simple yes or no answer if we are allowed to make a modification in a room. I am dissatisfied. The only positive thing is that the rent is cheap.

As for the modification: Unfortunately we do not own the property so we do have to wait on approval from the owner when a modification is being requested.

Experiencia negativa: My brother still a teanent he went to the office to terminate the lease which is going to over this month august 2021 they took him to the back room lock the door and harassed him to sign the new lease I call 2 times they hang up my phone now they are going to serve him Evacuation notice I hired an attorney will file a charges and see them into civil court There services are poor quality un ethical and no standards every time we call for the service nothing would done during the whole time I stayed there I personally visited the place several time I would not refer no one

Experiencia fantástica: First off, I just want give a big shout out to the staff there. They are all kind, caring, and professional. Anytime something needed to be fixed, they were very responsive and made sure any issues were resolved quickly. They are more than just property management in my eyes though. During my wife’s bout with cancer, they were extremely supportive and understanding, which made dealing with the adversity a little easier. For that, me and my family are very thankful. Regardless of what anyone else has to say, this has been a great rental experience, and we would definitely rent with again in the future if need be. Thanks again to all of the fine people down at Cromwell. Gonna miss seeing you all after we move.

Experiencia fantástica: On wednesday Feb.16 the pipe going to the water heater broke because of the freeing temp.so we had no water. the roads were very icy. I called the work order in that day. Experiencia fantástica: In the Spring of 2020 we were making decisions on Mom's house. What set Cromwell apart from other agencies? First, they answered the phone and second they answered questions during the first call when their competitors put us through a series of phone tags. And then COVID hit and everything went on hold. By June the house was ready to go on market and our people at Cromwell, Leighton and Aaron were optimistic about a quick sale. And then the water heater broke and flooded the house. Most agencies would walk away but Cromwell stayed with us. They helped arrange the water mitigation and build back to get the house on the market. They answered questions and always returned emails and calls. Finally in mid-July the house is on the market. Within three weeks we had an offer at at near-asking and we accepted. Cromwell advised us throughout the closing process and we closed on schedule. Waco has larger and flashier agencies. If that's what you want go there. If you want a family business where the people are down-to-earth and treat you like family then go to Cromwell.

Experiencia positiva: I recently moved out of a home I was renting through Cromwell. I called to notify them we would not be renewing our lease a month in advance. They told me I would need to give written notice. I gave written notice a month in advance. They said I skipped out and did not notify them. I turned my keys and garage door opener into their drop box like I was asked to do and they said I skipped out and did not turn the keys in. I even called the day after I dropped them off to make sure they received them and the woman I spoke with checked, came back, and told me they did receive them and thanked me. Now that I am asking about my deposit they are saying I never turned my keys in. I should have taken a picture of myself putting the keys in the box and I should have recorded every conversation I had with the employees there. They are lying about not receiving my notice and lying about not receiving my keys. That is the excuse they are giving for not returning any of my deposit. They also said I should have cleaned the ceiling fan blades and cleaned the oven better. They said the bathrooms looked great. That's b/c I cleaned everything twice to make sure I would get my deposit back. When we moved in everything was filthy. I'm very disappointed in the lack of honesty and professionalism from this company. I am editing this review since yesterday. Leighton Cromwell contacted me today saying they found my keys that had dropped behind the drop box somehow. They still have not found my letter that I was not renewing, but I appreciate Leighton calling me and letting me know that the keys had been found. She was very professional and apologetic. If you are going to work with this company I would suggest working with her. She has made sure that I am getting my deposit back. Thank you.

Experiencia negativa: Gemini Village Apartments have went downhill since being taken over by Cromwell. It's like pulling teeth to get maintenance to come and fix anything. When you call for an update of the maintenance request, Cromwell (who has no customer service skills at all) treats you like you're getting on their nerves. It's not until you get angry with them that they MAY decide to come and fix what's broken. No one should have to beg to keep their home maintained when they are paying rent to you. DO NOT MOVE HERE! YOU WILL REGRET IT! I am counting the days until I can become a homeowner and move away from here. BUYER BEWARE!!
