Experiencia negativa: I'd be very careful not to rent from Aspen ridge management, a roommate and I got into an argument and they said I violated me lease, they said I needed to be out by next day, Insted of legally giving me a written 3 day notice, as well as never telling me what I violated, after moving out they proceeded to charge me $900 to replace 5+ year old carpet and $800 for damages drywall which they said I attempted to repair when I never did, I had proof for when I first moved in and they still charged me for the damages, on top of this they failed to send me a written itemized bill within the 15 days I requested it, if I had the money I would take them to court but sadly don't have the funds for it, they do very illegal things and should not be trusted, I just hope people who are thinking of renting from them read this before they sign a lease

Experiencia fantástica: Aspen has managed multiple rental condos for me for about 5 years now. They consistently provide timely financial reports and rent deposits. They respond to my questions promptly and are quick to address issues when I have concerns (repairs, fee questions, etc). Experiencia negativa: The apartments aren’t bad but as a company they are fake, misleading, and will charge you so many nonsense fees and and if it involves money they’ve charged you they suddenly become terrible at communication.
Experiencia negativa: Aspen Ridge Management is the biggest scam for real. If you can find a place that they don't manage definitely do so. They have SO many unnecessary fees tacked on to your monthly rent. I moved out mid way through my contract cleaned my room and living spaces throughly for the new tenant. He had no complaints, but still they have to take $50 out of my deposit for a "refresh" for the apartment. I know they aren't going to that apartment till August hits and they need to do cleaning checks. Not too mention when I first moved into Lone Tree our room was still so gross and dirty with lights out and cob webs on the wall and in the drawers. They take a lot of money from you for "cleaning" yet their apartments are always dirty. Somethings not adding up here.

I was trying to move my contract from 1 room to another (both in the same apartment owned by aspen ridge) and was told this would be fine. After 3 emails, 2 in person visits, and at least 2 phone calls, I was told my request would be forwarded to someone who could do it. This apparently never happened and the contract has been sold to someone else due to “my request never reaching their office.” Not sure what more I could have done to ensure my request reached them, but do not expect to have any reasonable communication with management if you choose to live here. (My apartment also had an issue with a broken dryer that took forever for them to fix, but seems like other people have commented about that here.)
Experiencia negativa: Many fees for everything and for no reason. For example, a cleaning fee of 30 dollars every month, but they never clean. When they do carpet cleaning, they charge for that separately. They charge you 50 to apply as new, they charge you 50 to stay, and around 25 for renewing the contract. Sometimes the numbers they charge don't make sense
Experiencia negativa: They price gauge and are unhelpful with complaints. I had multiple packages get stolen because their mailboxes are unsecure and they don't have safe drop off addresses. I tried to complain and they did absolutely nothing about it. They also have random fees that they throw on. Do not get a contract from this place.

I have been trying to sell my contract to a friend for over a month and after multiple visits to the office and over 10 calls I still have transferred the paperwork and lost $700. After losing the money I was frustrated on the phone with the receptionist and she lectured me and complained about having to work on a Friday at 3PM

Selling contracts can be stressful and we understand that, but we have been working with your buyer. You put your contract up for sale and named the applicant (your friend) who wanted to purchase your lease. He did not submit his application until 12/29 (he did not apply before this date). We reached out to him the same day. He followed up with what he needed to the following afternoon (3:44 PM) on 12/30. We continued to process his application (our office was then closed on 12/31 & 1/1 for the New Year's holiday). As of today, 1/3/26 we are still waiting on some required paperwork items we have requested from him. As soon as he gets those to us, we'll be able to proceed. We're always happy to help and move things along as quickly as possible once we have all of the required things that are needed.

Experiencia negativa: My college student rents a unit at Quiksilver Apartments with her friends. When she first moved in, the stove was cosmetically broken but still functional, the sofa had a big rip, dishwasher was broken. The furniture and dishwasher took MONTHS to replace! Aspen Ridge gaslighted the tenants of this unit telling them it was their fault for not contacting them or going through the proper channels to have the appliances fixed or replaced even though there is a trail of email communications from both parties proving that the tenants continued to contact Aspen Ridge about the problem. Yet, it still took months…almost the whole semester. The stove is still cosmetically broken but it’s hanging on a wing and a prayer. Then when we the parents of the students tried to contact Aspen Ridge management for support, they refused to be helpful at all. Their excuse they used was that parents are not on the contract, therefore they can’t talk to us about it. Sounds like lazy people avoiding their job. The least they could do was assure us that they are going to get the job done but sadly, they couldn’t do that. Currently the washing machine does not work. Though the work order was put in and the girls follow up on the work order, nothing has been done! It’s been a month! The tenants have been contacting and following up on the work order but nothing. NOTHING!! The semester is 3 months. Are they going through the whole semester without a washing machine??? Wondering if legally, the tenants are able to get some rent money back. I will talk to a lawyer…(who happens to be my cousin). In all, I will say AspenRidge Management is a disservice toward BOTH tenets and landlords. They don’t keep units in good functional working condition. Our experience with them has been negligent and down right shitty to say the least. Sorry not sorry. They take no pride in their works and their performance is half ass. I feel sorry for the landlord of this unit. As a landlord myself, I would hate to have a company like Aspen Ridge Managing my rentals!!! Poor poor management. Get the washing machine fixed or replaced! It doesn’t t take a month! My goodness, who in the office is incompetent?!
Experiencia negativa: There is a reason they have such low ratings across many years and multiple locations, Aspen Ridge is simply awful. Like any management company they try to milk you for your money as much as possible. In my situation, they tried ignored my notification that there was a bug infestation when I moved in, then tried to pin it on me and make me pay for extermination when the infestation returned. They have double standard cleaning checks, they don't maintain the grounds, communication is 48 hours minimum before they get back to you, and there is about 25% of the rent hidden from the listed price. There are no 'resident benefits' or 'amenities', yet they charge outrageous amounts per month claiming that they provide them. Horrible company. Stay away if you can. I have never heard anybody praise Aspen Ridge. Very unfortunate that they own so much of the Provo area that other options are limited. Edit: As if I thought it couldn't get any worse. They kept 50% of my security deposit (roughly $600/$1,200), and when I looked at the charges as to why they were taking so much, there were a lot of nonsense charges that shouldn't be there, cleaning for one, and I was charged about $25 THREE TIMES for something my roommate got charged once for: A lightbulb and stovetop plates. You would expect a lightbulb replacement doesn't cost $100 then split it between all 4 residents. They bundled the costs into a single $25 charge for my roommate and three separate ones for me! When I pointed this out, (and the fact that none of the charges matched what my roommate was paying, clearly showing they don't use receipts to charge equally), they said they would only refund me the lowest amount for one of the charges then stopped talking to me. So much for being a "we are so happy to work with you" company. These guys are scumbags and they know it. Stay away and don't get scammed yourself!
Experiencia negativa: Aspen Ridge takes advantage of college students. My boyfriend had to pay $300 to renew his contract. He later sold his contract, never got paid back that $300, and had to pay $500 for a contract transfer fee. Later, he never got any of his $919 security deposit back. Instead, he OWED $400 to Aspen Ridge, with many being ridiculous charges. That's a gluttonous $1313 of final charges he got. Him and his roommate and myself spent nearly 5 hours scrubbing that place (Hard to clean something that was already caked with grime when you moved in). He still got a cleaning fee though when he moved out! Later into his contract, he was required to start paying $10 every month just to pay his rent. They claimed since they switched payment apps they needed to charge that. With this, they charge a $30 "renters package fee". It's in their contract that you sign, but let's be real what in the world do you need that for? To any parents, or fellow college students, don't let yourselves get robbed from any complexes they own. They have lengthy contracts that are dozens of pages long, and it's horrible to see people sign these because they don't know better. Move to a town home! Sign a contract with someone who charges you flat rates and won't throw in ridiculous charges. I'm really disgusted to see these large companies rob young people who are financially independent, doing full time school and working 20+ hours a week. Live somewhere where management and the owners have some morals.

I'm not sure who your boyfriend is, but I can assure you, none of the renewal charges and the contract sell fee you are stating are correct from our company. We don't charge $300 to renew your lease. We do charge a contract sell/transfer fee, but it is $150, not $300. I'd be happy to review his account with him if he has any questions. Please have him email [email protected]

Experiencia positiva: Was my unit dirty upon move in? Yes. Was my apartment overall a fine and adequate student living situation? Yes. But from a customer service side, I will say Aspen Ridge has been the most pleasant to work with I've ever seen. Whoever answers their texts is doing an EXCELLENT job. In selling my contract, I had a ton of questions, and they answered all of them over text directly within like 10 minutes. They didn't just link me to some poorly trained AI chatbot or FAQ page, but legitimately answered every question and helped me through every step of the process. I got my contract sold and they approved the incoming tenant within 24 hours. It helped ease the stress of selling a contract and I am grateful for their speed and responsivness.

Experiencia negativa: I wish I could give them less than one star as they don't even deserve that. By far the worst apartment management company in Provo which is sad because they unethically manage a large portion of apartments here. They word their contracts in a way to take advantage of unknowing students who don't know any better and can't afford to live anywhere else. In this way everything they do is "legal" but it is far from moral and ethical. Upon arrival at my apartment, it was in complete disrepair. Every surface was covered in dust and the kitchen had grease spatters covering the backsplash. The floors looked like they hadn't been mopped in years and the majority of light bulbs were burnt out throughout the apartment. All of the communal storage spaces were filled up with junk from old tenants. They up-charged me on every month's rent and utilities my entire contract length and would never have an explanation for these charges every time I called to ask about them. I brought in my fiancée's mom who is a professional cleaner to help me clean the apartment before I moved out. We spent 12 hours cleaning every single item on the list they provided us with. That still was not clean enough for them as they charged me cleaning fees for having to do extra work to prep the apartment for the next renters. We went through three fridges during my year in these apartment resulting in hundreds of dollars of groceries being lost. The first time our fridge broke it took them two weeks to send a replacement. Our washing machine also broke and was not fixed for two months despite our repeated communications with them asking for someone to come and repair it. Even when they did send someone to repair the washing machine they told us there was nothing wrong with it and that we were simply using the washing machine wrong. Do anything you can to avoid renting from this vile company.
Experiencia negativa: Do not rent from these people! No matter what! Their entire business model is built around hidden fees and profiting off of maintenance. They will absolutely overcharge you for whatever they can. Wherever they can sneak in some sort of a fee into your contract they will do so. Horrible people to say the least.
Experiencia negativa: Very deceiving. They will show pictures of the best unit in their buildings and refuse to accept fault after you move in and find water damage or mold. The Staff is rarely trained. One time, a woman walked into my room (while my back was to the door) without knocking and just said "oh" then stood there and stared at me. Imagine if a stranger walked into your room and did that to you or your kid. Multiple times maintenance entered my apartments without knocking or introducing themselves. My contract took out a cleaning fee every month and still charged me a move out cleaning fee for multiple items.
Experiencia negativa: These people are the epitome of greed. Do all you can to avoid renting under them. They charge cleaning and repair fees on whatever they please and obviously don’t actually use the money to repair or clean. They have a monopoly along with Redstone over nearly all places in the city. They charged me and my 3 roommates $173 EACH for a damaged couch cushion that we reported as damaged when we moved in. Good luck to the next tenets of UAC #307!!! Companies like Aspen Ridge almost make me want to believe in God solely for the divine retribution that those in charge will hopefully face in the afterlife.

They took 200 off my deposit for really no reason, 80 was non refundable but the rest were just random things like cleaning or utilities even though our apartment was spotless and far cleaner than when we got it. We also had already paid utilities with each rent payment as a fixed payment so to get more random charges for utilities was stupid. They also checked my credit for no reason even when I opted out of them reporting to and checking my credit which resulted in a 30 point drop that I have just recovered from 5 months later. Overall just not a good management company, there is a reason their reviews are an average of 1.7 stars. I would just stay away, also prices listed aren't at all what they actually cost, plan on at least another 100 dollars every month.
Experiencia negativa: Unethical, predatory, semi-fraudulent management company. Expect four digit security deposits, lots of extra charges/fees, and weird/restrictive terms on the contracts. I bought a transfer contract from a tenant and in the transfer terms, there was an addendum saying that I was responsible for damages for the entire contract term, not just my time in the apt. Read contracts CAREFULLY. I gave them two stars tho because I didn't personally get any crazy cleaning or damage charges, as so many have. O be wise
Experiencia negativa: This company is greedy, dishonest, rude, and has perfected the art of scamming. They rented me out a basement "bedroom" that didn't even have a closet and had a door that literally lead to the parking garage. The air in the room was so poorly controlled that I was either freezing or my belongings were melting. I moved out quickly, but they wouldn't let me out of the contract. They told me it was my responsibility to get it sold and were no help in that process. Then they kept tacking on random fees such as random cleaning fees and a "benefits package," which is just them charging you $30 to split utilities among you and your roommates. Whenever I contacted the office, they would just tell me to refer back to my contract and hang up on me. I contacted a lawyer, but I have never lived anywhere so awful. Update: just got my security deposit back from them. They charged me $5 for "postage and envelope," and $17 for replacing light bulbs in the kitchen.
Experiencia negativa: They refused to fix my AC all summer. They gave us a portable unit that brought the temperature down to 78 degrees and called it good. Then they stole part of my security deposit saying that my window screen was missing. It wasn’t.
Experiencia negativa: I want to make it abundantly clear that if you plan on signing any contract with aspen ridge that you will not see a dime of your security deposit. Additionally, If you decide not to take mine or many other people’s advice here, don’t bother cleaning out your apartment when you move out. You could hire a professional cleaner and you’d still be cooked! Hope this helps.

I sold my lease, and even though management approved the transfer, they withheld money from my security deposit to cover rent and utilities that the new tenant failed to pay. When I raised the issue, management has so far refused to make it right, and they have failed to respond adequately to any of my communication. This practice is unfair, illegal, and shows a serious lack of accountability. If you’re considering renting here, be cautious. Aspen Ridge Management may try to charge you for someone else’s obligations.
Experiencia negativa: STAY AWAY!!! This is the worst management company we have ever worked with. Having 3 children who have lived in various apartments on various campuses in Utah/Idaho, I have never seen a management company charge so much for absolutely ridiculous reasons that our son was not even responsible for. Our son subleased an apartment for just the summer in Provo. 1) He was charged $90 for management to let him in to his apartment when he had been given the wrong key by management at move-in. 2) He was charged $55 for paint touchups from the previous tenant mounting a TV on the wall. 3)He was charged $172 for a missing mattress(however he just slept on the mattress he was given in the bedroom upon arrival). 4) He was also charged a refresh fee and move out cleaning $160 (however was told he had to clean the apartment before leaving and would have been penalized if he hadn't done it). These fees were all added on after the fact. We were also charged for different utilities WELL after the monthly rent was due (sometimes over 2 months late). This company does not return phone calls, either. These are some of the more expensive apartments in Provo, as well. If you want to waste your time and money, please rent from this company. Otherwise, you would be far better off choosing a less expensive apartment with better management.
Experiencia negativa: I wish I could give them 0 starts, but unfortunately I have to give them at least 1 here! Terrible. Awful. Dishonest. Predatory. Discriminatory. Etc. Etc. Etc. These are just SOME of the adjectives based on Aspen Ridge actions towards students! Especially international students like me! I’m from Brazil, and the worst experience I had in Provo, Utah, was signing up a lease contract with them. As a lot of people here said before me, I will join them declaring that they do everything they can to steal your money from you! They’re corrupt and try to make up any kind of excuse in order to charge you a random fee for something — something that will never be your fault. Unfortunately, I don’t have space or time enough to type all the things they did to me and my brother (international students), making our lives miserable, a living hell. But I can say that they will try to charge you for everything! For example: the whole pipe system of our building was compromised somehow, which caused a serious clog issue in our bathroom and kitchen. It wasn’t our fault at all, but they charged us for everything the technician did to solve the problem. They say that if you try to solve/fix anything by yourself, there’s a US$90 charge. But if you call them to let them fix it, you’re gonna pay a US$60 charge. Do you see that? There’s no way out! You’re gonna end up paying for EVERYTHING, especially hidden fees and things that were NEVER specified in your contract. Pure predatory behavior, taking money from poor students! My brother and I left the previous apartment and we cleaned EVERYTHING until 3:00am, just to make sure that nothing would be used against us. Still, they charged us US$100, saying that everything was dirty. HOW IS THAT POSSIBLE? If I look at a microwave that was just cleaned and I see everything shining, how on Earth would someone say that it is dirty? This is the purest form of corruption. I saw many crazy and evil things in my life, but I never saw something like that before… they’re something else. If you even try to talk to them like normal, reasonable people, they will just ignore you and treat you like crap — because they only care about dollars, not YOUR civil rights AT ALL! I feel disrespected. Discriminated. I don’t have money enough to voluntarily pay for things that are fake and hidden from my previous knowledge. I should probably file a lawsuit against them. So, if you’re thinking about this awful monopoly, THINK TWICE before signing up ANYTHING with them. It will be like selling your soul to the devil. SHAME ON YOU, MANAGEMENT!
Experiencia negativa: The apartment I stayed in was full of mold. They first told me it was my responsibility to clean the pre-existing mold. I tried, but it was more than just "surface mold" as they continued to try to assure me. It started to impact my health in a severe way. I reached out countless times for them to fix it. They painted over the mold one time, told me they "scrubbed the air" another, and kept making excuses, talking about the basement bathroom fan when I was renting an upstairs bedroom. They refused to check for mold in other areas of the house. I took mold samples for myself to see if I was crazy or if it was true and found a ton of mold growth, multiple kinds of mold. I also suffered severe infections on my arms (which led to celulitis with risk of sepsis), rashes, asphyxiation (via swelling of tonsils), respiratory infections, and generally poor health from the mold, missed time at work, and accrued medical costs. Despite informing Aspen Ridge of the risks of living there, they continued to try to charge cleaning fees and did not respond to my plea for immediate action, violating Utah housing laws. I became too sick to even pack my things and stayed on friends' couches until I was well enough to find a new apartment and move my things. Aspen Ridge Management was extremely negligent and inconsiderate and my health has suffered greatly because of it. I still am recovering from the hell I went through there. Avoid 626 W 1975 N Provo like the plague.
Experiencia negativa: DO NOT LIVE ANYWHERE owned by aspen ridge. They will steal as much money from you as possible. They charge you extra every month without reason or explanation, and they will take 50% of your security deposit in the same way. They do not care about you, all they care about is money. When you try to contact them, they will act oblivious to what you’re talking about, and then tell you that you are the “400th person to reach out about this”. Even if you try and get an explanation, they will transfer you to someone else until you give up. Do not live anywhere managed by aspen ridge, you can find somewhere else.

I almost just signed a contract with them cause they got the base rent looking really low but here's the extra fees: Utilities ($35 flat + water and electric - this is normal no complaints here) Application Fee ($50) Lease Initiation Fee ($50) Refresh Fee ($50 to help the "next tenants paperwork get set up" which is also how they described the Lease Initiation Fee) Wear and Tear ($20 per month out of your deposit) Renters Package ($30 - just a more expensive Renter's Insurance that doesn't get waived if you have your own insurance) Their business model is clearly set up to take everything out of your deposit so that you don't notice they are taking it until you're ready to move out. I was only told about 2 of these fees and had to read the contract closely to realize the other fees were coming. Giving businesses like this your money is what keeps the housing market so horrible. They may look inexpensive but they'll find ways to charge you. Let's let management companies like Aspen Ridge die by not giving in to the pressure to rent from them.
Experiencia negativa: Aspen ridge did a pretty good job of replacing my vacuum after giving me a used broken one. So thanks for that. But other than that, I believe they have done their very best to scam any student out of as much money as they possibly can. My deposit was $839.00, and they somehow took $474.20 out of that due to a “non refundable 10 months” fee, a refresh fee and a move-out cleaning fee, a light bulb I already paid for, and utilities I also already paid for. I honestly don’t think they care about their tenants at all. Please, anybody who is looking for a lease, please consider looking elsewhere. There is other housing out there in Provo!!!!
Experiencia negativa: DO NOT UNDER ANY CIRCUMSTANCES LIVE HERE. we had bugs infested in our couch, raw sewage backing up onto the floor, and flooding from the roof onto our car in the parking garage below. this was BY FAR the WORST experience we have ever had living somewhere. the management company did NOTHING to fix the issues listed above and even charged our account for damages. we are still suffering the consequences of having rented there. they will charge you extra cleaning and maintenance fees for no reason. they lied to us, and stole from us.

Aspen Ridge is unethical, selfish and honestly… just an evil corporation. Even if you keep the place clean and organized, they will squeeze every penny out of you. I could write an essay just on the problems I had to deal with including appliances not working. I would highly recommend avoiding these people as a college student.
Experiencia negativa: My whole room flooded a week after I moved in! It took them 2 weeks to fix it! (a pipe burst in my wall!) Also had a full baseboard that was covered in black mold when I moved in, the worst bug problem I've ever experienced, and so many fees! It was actually like the worst time of my life. I would like to publicly apologize because there were a few times that became frustrated with aspen ridge employees on the phone. Were they particularly helpful? No. But I don't think I made them feel any better. You will be ok and come out the other side if you live here- but if I could go tell 20 year old me, I would tell her that her life would be a lot simpler if she avoided it!

Here are some of our experiences with them: - Us having to deep cleaning before moving in - Slow response to requests for maintenance -Half the kitchen flooded every time it rained - Part of a kitchen closet/pantry wall was made out of cardboard and duct tape that's been painted over -They don't seem keep good records. My daughter was told that they only had payment history of rent payments, not security deposits -They have not responded to any emails about their security deposit refund issues -Although we deep cleaned before moving out and followed their specifications, we were charged a $125 "move out cleaning fee"for -They charge a $100 "refresh fee" - we only received a 1/4 of the security deposits that each tenant paid. -the washing machine did not work for the last 3 weeks my daughters lived in this apartment If you're desperate for a place to live and have no other options, I'd recommend an Apsen Ridge property.

When you say you will charge "the greater of $60 or the cost to repair", that means you're just using tenants for extra revenue without providing any additional service. A more respectable and honest policy would be "Tenants will be charged for the cost of the repair." That way, you're not losing money, and we're not paying you for no reason. Experiencia negativa: Don’t even think in moving in to places they manage. After you move out and clean whatever they ask to clean you they will still charge you extra fees and take more than 50% of your deposit. They should paid me $800 but they charged me extra fees for no reason. I paid someone to clean up my room and other areas of the apartment and they still just sent this without sending me a prior notice. $110 to clean up something was clean and btw my roommates and I moved out (3 girls and we all where charged $110) I have never seen a small apartment that needed $330 to be cleaned. When they normally charged us $30 every time a cleaning check failed. (We never passed them annd this time we decided to pay someone to do it and we still didn’t pass it) Also, they will send someone that will actually not clean “whatever you left dirty” but they won’t clean. They will leave everything the same wasting your money. Attached are the fees they will charge you. BTW their cleaning checks nobody passes them. Talk to a few people in my ward and we all got something wrong which is weird. You can’t have a whole building being dirty. Looks like they have a business under the table about cleaning checks.
Experiencia negativa: If I could give zero stars, I would. Aspen Ridge Management is the greediest, most swindling management company in all of Utah Valley. They charge the most random crap for nothing and hide it in fine print. The "monthly fees" end up increasing the rent listed on the website by about 30% each month. $30 a month for resident benefit package? What are the benefits? An overflowing dumpster and a crappy parking garage? $20 out of your security deposit every month for “routine carpet and upholstery cleaning?” You mean the ratty carpet and the holey couches that look like they haven’t been cleaned in years? Who knows what kind of crap has gone down on that upholstery. A $50 refresh fee charged to EVERY tenant in the apartment to cover a “final walk through” after move out? Sorry you mean the walk through that should be ensuring removal of the rusty nails from the walls, the front of the microwave that is literally falling off the hinges, and the broken shower tile? Do they really need $50 per tenant ($200 in a four person apartment!) when they’re not going to do anything about any of those things, all of which were going on when I moved in? I also was charged $60 for the kitchen sink being clogged AFTER I MOVED OUT. I turned in my key, moved all my stuff, paid the stupid transfer fee, and two weeks later the sink clogged, and yet it was taken out of my security deposit. It's ridiculous. And oh, how KIND of them to provide parking. You mean the two spots per 4 person apartment, which are not regulated and not well maintained? Oh and street parking? Think again. Drive around for 30 minutes and MAYBE you’ll get a spot. MAYBE. And don’t even dream of moving out early and selling your contract. Prorated rent if you move out before the end of the month? Don’t even think about it. Help from management in selling your contract? That thought is laughable. But a $150 transfer fee? Why yes, that is definitely in the cards. As if they haven’t leached enough money from you already. Aspen ridge management, shame on you. I hope you know that you are depriving students and families in Provo from fair, reasonably priced, and nice housing. I would rather sleep in my car than lease so much as a square of dirt from Aspen ridge management.

The worst part is that they have a monopoly on housing around Provo, making it even more expensive. They treat students like dirt. I haven't even put a foot into the unit and they're already charging maintenance fees into my account - how is that even possible??? It's pathetic at this point. It's surprising they haven't faced a lawsuit yet.

Experiencia negativa: I was really looking forward to moving in at the Sycamore. First thing, seemed like they forgot we were moving in and they didn’t have a check in packet for us, which isn’t that big of a deal but was a bit frustrating. When we got there we realized the bathroom sink was nasty, (adding a pic) and sent a cleaning request to the email on the check in paper they eventually got us. They just responded to that email (sent it on Friday responded on Monday) saying that I needed to send a maintenance request to the other email, it was clearly a cleaning request and I mentioned that in my email: “It needs to be cleaned and I would appreciate if someone came and cleaned it, as it was already nasty before we moved in.” They must not have cleaned the apartment or done a thorough clean check because there were bugs all over the floors in allllll the rooms (also told them in that email). The curtain thing for the back door is missing pieces and literally looks like it has been chewed on by an animal. We were not given any information for our internet other than a little paper with 3 different payment options and a QR code to sign up or a number to call. We got the stuff from Google fiber and tried to set it up, didn’t work, had a guy from Google fiber come out and apparently the fire in apartment 107 from January! made it so our fiber line is disconnected. It’s literally just hanging by our front door. The grounds aren’t well taken care of, there are leaves and spider webs everywhere. I love the apartment, would love more clarification on what exactly the resident benefits package is, and would have loved a lot better of a pre-move-in clean check.

They also won’t allow me to anchor my furniture to the wall for my newborn. They also make you pay the application fee through Venmo (super sketchy) and claim that they have no record of you paying it later.

Experiencia negativa: Neglectful, predatory management company that loves hidden fees. Plan on signing away all of your rights in your housing contract and paying 20-25% more than your monthly rent for all the extra charges (‘resident benefits’, maintenance fee, management fee, base utility rate on top of normal utilities, convenience fee, parking fee, CAM deposit withdrawals, it adds up quickly). They only responded to about half of my maintenance requests so I had to deal with damaged furnishing for a year. My experience wasn’t as bad as many but I’ve heard plenty of stories, such as spurious charges from the deposit.

Experiencia negativa: I’ve never been a tenant of Aspen Ridge, but they’re over the HOA at the apartment complex I live in, and they’ve made my life a living hell. They recently sent out a notice saying roofers would be coming on a certain date, but they showed up a day early with no warning, towed all the cars parked next to the building (including mine), and started construction that was insanely loud. I work from home, and it completely ruined my work day. There was yelling, roof scraping, loud bangs and cussing. I couldn’t focus, and my Zoom calls kept getting interrupted. When we called Aspen Ridge to ask why the roofers came early and what was going on, they were super unhelpful and unprofessional. They pretty much told us to just “deal with it.” On top of that, they made us pay a ridiculous fee just to get parking passes, even though my contract through a different management company clearly says parking is included in my lease at no extra cost but that the lot was controlled by aspen ridge. If this is how they treat people who aren’t even their tenants, I don’t want to know how they treat the ones who are. Avoid aspen ridge at all costs! These people are greedy snakes preying on poor college students.
Experiencia negativa: Rented several apartments from them, never a positive experience. Only time we got our deposit back is when we did repairs and painted the apartment out of our own pocket because they weren't doing them. Had to significantly improve the apartment to get them to return it.

Experiencia negativa: Seemed like nice people but they literally discriminate based on age. I experienced that both myself, and also today I ran into a family whose son in his young 30's just got falsely denied. Back when it happened to me, I had to get an administrator from BYU on the line to tell them that No, BYU does NOT require you to deny those over 30! Any property manager that tells you that is actually very uninformed. One of these days someone might legally challenge these private companies that discriminate in housing based on age. May they reconsider before that happens, I pray.

Experiencia negativa: From my experience, Aspen Ridge is the bully who takes your lunch money. I'm glad some people had a better experience than me. But I've literally never seen a worse rating on Google maps. And I think it should be lower. Aspen Ridge has the worlds most confusing leases. They can fine you for whatever they want. I once wrote to them disputing an average rent of nearly $600 per month on an apartment with listed rent at $410 + fees. They wrote back saying my calculations included the yearly, cleaning, and renewal fees and thus the number was incorrect. ASPEN. OF COURSE IM GOING TO INCLUDE THE FEES. WHEN ITS 30% OF MY PAYMENT TO YOU, ITS A PRETTY IMPORTANT NUMBER FOR YOU TO BE TRANSPARENT ABOUT. Ive had the absolute privilege of emailing them on a few other occasions. Each time because we need something. (Internet issues, maintenance, etc.) and every time they have found opportunities to insult and blame me. It doesn't have to be this way. It feels like (unlike other managers I've had) when you reach out to Aspen they immediately presume that you're in the wrong and somehow the only reason someone would reach out is because Aspen have made a mistake. They get defensive, they throw lease clauses at you to protect themselves, and they are rude. ASPEN, just relax, and help us. Be very careful about how much you bill us. Actually read the leases and maybe make them a little less terrible. If you advertised a rent payment that was higher, but all fee encompassing, you would still get tenants, but they wouldn't feel like they are getting scammed.
Experiencia negativa: To all current and future renters: Here’s an important tip about the cleaning check — be sure to take a detailed video of all the cleaning you’ve done, carefully following the cleaning task sheet. This helped protect me from being unfairly charged with a bogus cleaning fee. I rented from them 10 years ago while I was at BYU, and it was a nightmare — just like many of you are experiencing now. The memory resurfaced today, and it's frustrating to see that things haven’t improved. I hope this advice helps someone avoid the same frustration.

It is important to keep good records - we certainly aren't perfect and we want to work with our tenants to ensure things are addressed. We do expect cleaning checks to happen 2-3 times per year. When you own an investment property, it's important that the property be maintained.

The of course they will hire cleaners to come clean the apartment, at your expense, after you already spent hours scrubbing your apartment in preparation. No recheck! Thanks for your concern regarding the Cleaning check. We do cleaning checks one time every four months. During the fall semester, we had Cleaning checks done and allowed rechecks for no charge so that you would know what to expect during our next round of cleaning checks. We notified your unit at least a week in advance of your cleaning check for this time around. The areas that failed in your unit included the toilet, which had a black ring around the inside of it, your stove top, which had a lot of food buildup burned onto the stovetop, dead bugs in the windowsill, and the bottoms of your showers were completely black. We’ve had many, many of our students pass their cleaning checks this past week, however it doesn’t seem like there was much time, if any spent on cleaning in your apartment this week. Again, we did cleaning checks in the fall had rechecks for free so that you would understand the requirements that we require for our cleaning checks. We don’t feel that having cleaning checks three times per year is too much to ask. We need to ensure that the units stay well maintained and cleaned on a regular basis. If during Cleaning checks you do not do or get those areas cleaned. We do hire cleaners to come in and take care of those areas.

Experiencia negativa: They are the worst management place! First off every month my rent continues to get more and more expensive. When the original contract we signed was supposed to be 550, and the last change I had was 720. They are ridiculous. Second off, they are horrible to communicate and are so unhelpful. Lastly, they are so unprofessional. Earlier this month I was asleep in my apartment and they had workers walk in and come in my room as I was asleep. These older men woke me up just so they could clean my blinds. I live with only girls. No people especially 3 older men SHOULD NOT be allowed to walk into an apartment and especially into a bedroom without permission. When I called aspen ridge about this they did not apologize and did not care about this situation. Overall not happy with them and will not live in another place managed by them.

The fans we used during the summer just weren’t enough They were good about maintenance requests - fixed our toilet that was leaking (leaking before we moved in smh) within the week we requested it get fixed, but the plumber guy totally scraped up the toilet seat and ruined our bathroom rug with grime. They were supposed to clean our apartment before we moved in and it definitely wasn’t but oh well. They just manage so many places it’s hard for it to feel personal.

Each month they keep adding on more and more charges, where the monthly payments were $624 and has started climbing each month, and its at $670 now. And the ridiculous $30 "resident benefits" package that does nothing? I had my own renter's insurance and they refused to remove that mysterious charge. Anyways I could go on and on, but please do not sign with this company.

She didn’t listen to what I was trying to explain and ended the call abruptly, saying she had “more people to deal with.” I’ve lived here for a year and, unfortunately, just renewed my lease. This interaction has left a terrible impression. If you expect to be treated with basic respect and decency, be prepared for disappointment. They really don't care about you!

Holes in the walls and they haven’t been fixed in years, and not up to code on electrical outlets. Old house, not safe. Windows don’t seal and don’t lock. Doors are old and falling apart. Someone could easily break in. It’s bad. Find a better deal.

I'm sorry you're frustrated the house you live in has an evaporative cooler and not central air. This is how the home was advertised and you lived there last year and you've also renewed your lease for next year. We can't set up evaporative coolers until the chance of freezing passes and in Utah that is around the middle to end of April (it snows in Utah sometimes even in May - crazy!). I know this week is a warm one, but we need to wait a few more weeks before setting up the coolers. You're right, it is an older home, the rent rate reflects that.

Experiencia negativa: if i could give 0 stars i would! i am warning you, do not sign for anything under aspen ridge management!! i've been living here for about 7 months and hate it. they charge you for truly the most insane things, where in previous apartments i have NEVER been charged for. they are money hungry and do not care for their tenants. i’ve live in a few different places, with different managements and i have never had so many issues with the management. i’m moving soon and couldn’t be happier. i have also talked to some rude people working in the office. this man kept talking over me and was immediately defensive when i explained the issue we were experiencing in my apartment. extremely poor customer service. whatever you do, do not rent any apartments from them, it’ll save you so much frustration and money.

It's a way for the owners to get more rent without calling it rent. Know that utilities are more expensive then you think.

I'm sorry you feel the duplex is smaller than you expected. The homeowner spent thousands of dollars in renovations a few years ago and we haven't had negative feedback on those upgrades until your review. All fees and utilities are posted online on every ad we have so you know exactly what things will cost each month(although we can't predict gas & electric because those are based on exact usage). Yes, homes' utilities do cost more than apartments, they are generally larger and draftier than the newer apartments. I wish you all the best in your search for something that will work perfectly for you!

Experiencia negativa: Avoid renting from this company if you can, their advertised prices are not accurate to what you'll be paying. Added fees including a "Benefits Package" bring the monthly price of rent to nearly $200 more than what you see advertised. They will nickel and dime you on every little thing, they will schedule maintenance appointments without notifying you and charge you an overblown fee for it. They are slow to answer any kind of email, their customer service is horrible, and their apartments are run down and poorly maintained. *Edit‐ again, maintanance showed up today with absolutely no email. And that is my mistake, the benefits package is listed on their website, however it wasn't even a thing when I started renting here. I would love to know what this "benefits package" is, since they ALREADY keep $20 a month out of your security deposit for cleaning and maintanence, plus utilities, internet, and anything else that a typical management company would ask for. Paying another $360 a year for these anomolous benefits that I certainly don't see living here is ridiculous. Maybe I'm paying for the privilage to rent from them. How about I and the residents at Mountain Wood pay a one time $30 payment and you send someone to actually get rid of the ants that are swarming this entire complex. Or send someone over to actually fix our heating system, which does not work consistently despite workers showing up unannounced at random hours of the day to bang on it for a couple hours. But the reviewers are the bad guys right. We're just entitled college kids who don't know how to deal with the challenges of life. Reading ARM's responses to these negative reviews made me realize how much of a joke they are.

Experiencia negativa: This group does not care about its tenants. The heating and hot water went out in my apartment in January. The staff said the issue was resolved but there were no improvements. Our apartment was about 45º for several days and we did not have any hot water. When we asked for compensation, the front desk said "you can't be mad about this. it is in your lease."
Experiencia fantástica: My wife and I were a bit shocked with all of the negative reviews. We moved out of the 4plex on 400e Provo and had a great experience with them. During our time there we had a few of the following issues: A stain on the carpet, dirty outside windows, dishwasher problems, and water heater problems. Every single one of those were addressed almost immediately. We got an email response back within the hour. And then that day or the following someone came and fixes our problems. There was only one time when we didn't hear a response right away and it was on the weekend. Unfortunately if it wasn't during office hours, we couldn't get a hold of anyone. That wasn't really an issue though. Hilary was very helpful through the application process and I would definitely recommend this place. If you pay rent on time and are a good tenant, you will have a great experience! Also Franseca is one of the managers and she was awesome! She helped us with a lot of things and answered a lot of questions though our lease when it wasn't really her job. My one complaint/suggestion is we had a maintenance guy walk in one time and we didn't get a heads up. We were told we got an email about it but we didn't (unless it went to spam and i never saw it). If we could have had better notification about maintenance that would have been better.

Experiencia negativa: My daughter lost her keys, including to her apartment (Hampton Court #1). I was expecting the typical $40-50 fee. They charged a little less than $200. And being naive, she paid it even though they had replaced the standard lock with a digital keypad. She paid for their upgrade, not a rekey. They also made the renters pay for the repairs on a the old stove that broke from wear and tear, not misuse. And some critters were living in the floors and walls accessing them through the dilapidated parking garage—despite the management insisting there were no access points there. Tenants had to take pictures of the gaping holes and record the noise running through the walls to get them to look into it. Terrible management. Avoid them at all costs.
Experiencia negativa: We’ve been disappointed with the maintenance service at Aspenridge Apartments. We’ve been requesting urgent repairs for weeks, and while we were told someone would be scheduled, no one ever showed up. It’s frustrating to feel like tenant concerns aren’t being prioritized. We hope the management team improves their response times and follows through on their commitments. Reliable maintenance is an essential part of a positive living experience, and unfortunately, that hasn’t been our experience so far.
Experiencia negativa: Took more than half of my security deposit because the place was "dirty" literally leaving the place spotless. They also double-charged me for my last month's rent, which was also taken out of my security deposit. Avoid Aspen Ridge Management if you can! They will rob you blind because they take advantage of broke college students!

I think you might have misunderstood your move out ledger/statement. You were not charged any cleaning - you are right, you guys did a great job with your final cleaning check. I reviewed your ledger and you were charged the non-refundable which covers the carpet cleaning & blinds cleaning that happened while you were living there (we have this done 3 times throughout the year), the remaining gas & electric usage while you were still living there (there are final bills) & a part of the fridge/freezer that had been broken and had to be replaced ($30). Responding to people's reviews by looking up their name in the system and saying all their information and experiences is so messed up and disgusting. Learn to be professional, accept criticism, respond with a smile, and say, "We're sorry for your experience." The manager must be the owner's wife or something, because this is just so disgusting and unnaceptable. How are you not embarrassed, Aspen Ridge team? If you have 700 bad reviews, obviously they are the problem, right? One day we will all no longer be on earth and so many people will have experienced your terrible service and privacy invasion, why not make people remember you fondly instead of terribly? Experiencia negativa: Apsen Ridge ran the HOA of the complex I lived at and they managed to make my life miserable without even being my landlord. Closed the complex's pool/amenities for basically an entire summer with no notice and no explanation. Did nothing all weekend to fix a leak in the complex laundry room (even when their emergency maintence line was called multiple times), causing the ceiling right outside my front door to collapse (sure took their time patching that up too). Don't expect them to treat you with any respect, because they won't.

I’ve had them almost kill me and my roommates with Carbon Monoxide issues, stayed up waiting for a maintenance to fix a leak that they can’t explain and had them dodge all my questions about rent and different charges. Getting ahold of them is a nightmare. The only silver lining is the emergency maintenance guy. He is really responsive and helpful.
Experiencia negativa: Aspen Ridge is the worst management company in Provo! Please choose another option if possible. It is extremely difficult to work with anyone in the office and living at Old Mill has been one of the worst living experiences I have ever had. Me and my roommates had to endure a full year of mold exposure and water damage. The last month of the lease I ended up sleeping on my friend’s couch because of how bad the mold got. I actively tell friends and family to avoid any property managed by Aspen Ridge.
Experiencia negativa: I live in university avenue apartments. They keep the grounds in horrific shape and the stairs and walkways around the grounds are a hazard. Rusting and dangerous, with a huge hole in the concrete with major structural issues. The pitiful attempts at Aspen ridge to respond to their putrid behavior is amusing. They are not fooling anyone and I look forward to when they go out of business. Hopefully the dishonest managers of Aspen Ridge will change. But I don't think that will happen sadly. Edit: the fire alarm has been a major issue lately and I am not hopeful for a fix anymore. I am hoping they get in trouble with the city and the fire department so they will be forced to pay massively to fix the issue. The fire alarm went off at 3am and lasted for hours with firemen entering our apartments. Dangerous incompetence from Aspen Ridge. They can push blame elsewhere but everyone knows it it their issue and no one cares if they try and blame others. Don't rent from here. Go for MVM. If you do rent from them beware. They put $$ over health and human life. Edit: Aspen's responses to reviews show no initiative to change and show their true intentions. To deny responsibility for terrible management and blame tenants. In the renting world these people are demons. I don't know how they can sleep at night. Rather sad. Please go elsewhere and don't rent from them.\ I really hope this company goes out of business and the owners move into a crappy apartment with a management as bad as they are. Tenant will be charged the greater of $60 or the actual costs of repairs. - INDEMNIFICATION Tenant shall indemnify, defend and hold Landlord harmless from and against all expense (including attorney fees) liability and claim for any damage or loss to Tenant’s property or injury to Tenant or any other person occurring on the Property. Tenant agrees to hold Landlord harmless for any claims from damages no matter how caused, including services or requests made by Tenant not expressly addressed by this Agreement. -Our dishwasher has not worked since we have moved in here and was a reason we rented. I contacted them months ago about fixing it but currently nothing has happened. I am currently looking at my options and am going to be looking into a legal professional to see if there is anything I can do.

There was a situation that happened when my cat was locked out of the room with her food and water because the carpet cleaners had shut the door. When I brought it to their attention, I was told I had not updated my paperwork well over a year. (I had had the cat for less than a year) on the phone with Debbie, I read her the paperwork I had and nothing said that I need to keep my cat in my room while I am not home. She emailed me more paperwork and I simply asked why I was having to sign more paperwork because I was told many times that I only had to update paperwork 1 time a year. She never responded to the email. A few weeks later, she threatened to have my cat removed because “i was refusing to sign the paperwork and that she was going to hire a lawyer”. No, you had not responded to my email. Also, the new paperwork had that my cat had to stay in my room while I was not home, but the old paperwork did not say that. It was frustrating to me because they definitely could’ve just said our bad we need to have updated paperwork because we add more guidelines, but she wanted to make me look stupid and belittle me. I have never experienced someone so rude and condescending sounds like she has a below average IQ (see the review below)If you want every interaction to be hostile, sign with aspen ridge.

Thanks for your feedback. When we went to do your final checkout, there were many personal items left in the townhome, from the bathrooms, kitchen and other areas. There were also several areas that did not pass the final cleaning inspection. There are no fees that are snuck in at the end of your lease. These are each clearly in the lease from when you sign the lease. Because we had to remove personal belongings, store them and hire cleaners to clean the areas that failed (incoming students expect the townhome to be clean for them when they arrive) we had to charge your deposit for these things when you moved out.

Experiencia negativa: My son has lived in BYU approved housing managed by Aspen Ridge for just over 3 months- and- somehow, they’ve managed to screw up his rent 2 times. We come in every month to pay the rent, and every month they cannot give us an exact amount for how much rent is plus utilities. Last month, I went in nice and early mid month to pay the next months rent. The lady at the front desk told me to pay an amount and specifically said that if the actual amount was higher than the amount she quoted- I could pay the rest next month, no problem. We’ll, yesterday we received an email stating that my son was delinquent in paying his rent and that a late fee was applied to his account plus it needed to be remedied ASAP so that he could avoid eviction. Quite a shock to receive this email, I must say. I quickly called the company to figure out what was going on, only to be told I would have to leave a message with the rent department. I left a message, and waited- and waited- and waited. Eventually, I drove the 40 minutes into Provo and visited the management company in person. The lady at the front desk told me she couldn’t do anything and asked if I’d called. When I told her I had, she told me to “write an email because it was faster.” And offered no information, no help- just handed me a piece of paper with the email address written on it. I retreated to my car in the parking lot and wrote an email, and then called a second time to voice my upset on this whole situation. About 30 seconds later- the rent person finally called me back and was able to fix everything, stating we had received the eviction warning email because we hadn’t paid the full rent amount, told me to pay an additional $100, and said that he would waive the late fee. So, I filled out a check and walked it inside. ALL OF THIS COULD HAVE BEEN AVOIDED IF I HAD JUST BEEN GIVEN THE PROPER AMOUNT TO PAY IN THE FIRST PLACE. (Both times!) There has GOT to be an easier way. Why is this so difficult??? I’m not impressed and I hope that changes can be made to help facilitate proper rent payments in the future.

I'm so sorry for the confusion. I think the most difficult part of trying to know exactly what to pay are the fluctuating utilities each month (the gas & electric). Rent is due on the 1st, late after the 5th, however, the utility bills arrive to our office generally on the 6th so they aren't posted. Utilities are always billed in arrears so you are paying exactly what was used the previous month. All other charges on your account should remain the same each month. You could setup auto pay to pay these set rates each month (auto pay via debit card or checking is free so it would save you sending a check or driving to the office). Without your last name I can't look specifically into your son's account, but I'd be happy to work with the rent dept to see what happened with your account. Again, I apologize, the beginning of the school year is a very busy time in our office and we do our best to get to people as quickly as we can.

Experiencia negativa: The worst property management company of all time, they are just trying to scam students and steal their money. They failed our cleaning check and we each had to pay for a guy to simply wipe the dust off of the baseboards. I was charged $500 when I moved out for a broken window that was broken and reported when I moved in a year earlier. They just want your money and will do anything to get it.
Experiencia negativa: Dishonest and unethical. When I received my security deposit, they deducted money from me and my roommates for a microwave handle repair they claimed we broke, despite us providing a letter with a picture and timestamp proving the damage existed before we moved in. The cost of the so-called “repair” was almost the same as buying a new microwave. They also failed us on the cleaning inspection, despite us leaving the apartment cleaner than we found it. Months later, we knocked on the door of the new tenants to see if they had fixed what they claimed to have repaired, and lo and behold, the damage was still there. I suspect they’re passing on damage to unsuspecting tenants. We even spoke to upper management, but they wouldn’t budge. I’ve had opportunities to rent from them again, but due to this experience, I decided to look elsewhere. I will never give this place a dime again.
Experiencia negativa: Aspen Ridge is an absolute joke. They are inconsistent with communication amongst themselves and to their tenants. They never clean even though they charge cleaning fees. They try to pass off their dirty apartments to new residents as apartments that have been cleaned from top to bottom as well. Management is rude and putting in a maintenance request is like trying to pull money out of thin air. Be careful with these people since they will literally make up things just to try and charge you even more on top of their ridiculous rent. For example “resident benefit package”, when the complex comes with no amenities.

Here are some of the things in the contract? Q: Why lack of reviews on any of their properties? A: You will sign away the right to make them look bad online. (Aka cant give negative reviews) glad I never signed a contract. They also have the right to send in anyone at any time without notice. You will be fined for absolutely anything they can charge you for, so don't touch anything while you are there. Unfortunately, Aspen ridge management company almost has a monopoly on student housing in the provo orem area. So good luck. I'll update this review as more info comes, but seriously, DO NOT RENT FROM THEM!!!

Experiencia negativa: I think that all the Google reviews speak for themselves. Aspen Ridge Managements goal is to taken advantage of broke college students in every way possible. On top of that their customer service is HORRIBLE. When I moved into my apartment is was so dirty; the refrigerator was full (with alcohol), as well as the freezer. My bed was broken and when I requested a new one, they made me pay. They replaced the bed when I was gone and I came back to my furniture all over my bedroom (blocking the literal bathroom door). When their painters came to paint our bedrooms they broke my dresser (one that I had bought myself) and they also broke my desk. They don’t care about your personal belongings and aren’t afraid to be rough with them. I didn’t even bother reaching out to Aspen Ridge because I know they wouldn’t have resolved the situation in a fair manner. Their cleaning checks are a joke. My roommate’s and I spent the weekend deep cleaning the apartment for the cleaning check and we still failed. FOR A LITTLE DUST ON THE WINDOW SILL. I talked with a lot of my neighbors after their cleaning checks as well and they had all said that they failed as well. This is just ANOTHER way Aspen Ridge takes more money from you. I would not recommend living anywhere that Aspen Ridge manages. You will regret it. They don’t care about their tenants, they’re disrespectful, dishonest and unprofessional.
Experiencia negativa: TYPOS IN CONTRACTS Didn’t have any problems until I sold my lease. My contract stated that there would be a $150 transfer fee split between me, the landlord, and the next tenant. It was worded as the following: “Tenant signs a Notice of Intent to Sell provided by Landlord and pays Landlord $50.00 of the $100.00 Transfer Fee. Landlord, Tenant, and the incoming tenant shall pay the remaining $100.00 of the $150.00 Transfer Fee.“ So when signing my contract, I was under the impression that I would pay 1/3 of the transfer fee. When they tried to charge me the full $150, I pointed out their mistake. They admitted fault, saying it was a TYPO. (Except it wasn’t just a typo…it was an entirely misworded sentence.) I was sick of going back and forth with them so I just paid the entire fee, but I wish I would’ve fought it more. So unprofessional to have miswritten terms in your contract, yet still hold the tenant liable. They were a nightmare to communicate with and were not helpful in the slightest. Attached is part of their email response. (Edit to add: I’ve had an attorney look over my contract, so I know that I am not alone when stating that this was miswritten.)

I'm sorry you feel this was a typo, it was not. Our contract was written by an attorney and your intent to sell form clearly states also that you pay the transfer/contract sell fee in full and it also states the amount of $150.00. The transfer addendum just reiterates the same.

Experiencia negativa: The rooms themselves weren't bad. however, my apartment had broken lighting features, missing toilet paper holders, and gaps in the windows and doorframe. Construction on the property is somewhat prompt, if not inconvenient at times. It's at a great location but there are no amenities, making it expensive for what you get. As of recently, our apartment has been infested with bugs and the management denied our request to have them professionally removed since "as a tenant, it's our responsibility". I would understand this if they were coming for rotten food or becuase the place was dirty. But these bugs are simply getting in through the gap in our front door as well as the misaligned windows that management refuses to fix or even acknowledge. I'm sorry that as a college student I don't have proper pest control tools, but that's the landlords job if you ask me. Aspen ridge is a crooked, dishonest company and it's a shame so many students have to rent with them. I would recommend staying far away from this company. In a pinch the apartment was alright, but it had a host of issues that weren't acknowledged and it forces you to accept the bare minimum from landlords who only care about your money.
Experiencia negativa: We rented a property that Aspen Ridge Managed and they were terrible to work with. The day we moved in we had to put in a maintenance request for a lot of issues. The washer and dryer weren’t even hooked up, a toilet seat was broken, a kitchen cabinet was missing hardware, and the dishwasher wasn’t working just to name a few. They also say they check light bulbs before you move. Yea, that’s not true. There were 4 light bulbs out when we moved in. Fast forward a few months and our landlord wanted to end our contract early so they could sell the condo. We talked with them and came to an agreement that we would move out early. Aspen Ridge still posted rent to our account for an extra month even though all 3 parties were aware of when our contract would now end. Luckily they admitted their mistake and took the charge off, but we were worried! And then even though we passed the cleaning check and left the condo much cleaner than it was when we moved in, they deducted a “re-fresh” fee and a carpet cleaning fee from our deposit. This condo just barely had brand new carpet put in. I doubt they even hired someone to clean the carpets. Just beware when you read the contract that there are random fees that they will try to sneak in there. They also can’t give you the best answers to your questions if you call them and ask about anything. AVOID RENTING FROM THEM IF YOU CAN!

I'm sorry there were things that needed to be taken care of when you moved in. We responded promptly and took care of them. The carpet cleaning and refresh fee cover carpet cleaning and deep cleaning (that you are not required to do) when moving out. The carpets were cleaned - we clean it on a regular basis (every 3-4 months) even if it's new - since in student housing there is a lot of traffic in and out of the condos and we want to keep it nice for you while you are living there. The rent that was charged to your account was automated by our system. We all had agreed to the early ending date, we removed the automated charge easily when we saw it.

They did the bare minimum, charged an arm and a leg for terrible service and upkeep, and took every opportunity to fail cleaning checks when there wasn’t someone at home to argue about it. Some of the people they hire are nice so it’s not their fault, but upper management are absolutely abysmal. Communication was lousy. Once, I had my lease sold out from under me. Luckily, I was able to dispute it and figure it out, but I didn’t stay long after that. Hard to avoid Aspen ridge when they own half of the housing near BYU, but be warned.
Experiencia negativa: If you can rent with Mountain View over Aspen ridge do it… this company is terrible. All they want is money, they. Average monthly rent is more than Mountain View (even within the same complex) Aspen ridge like to stack on”refresh fees” basically every month. (idk what these are but I don’t see anything getting refreshed around here) They also have a nice “non refundable” fee they give you fairly often with zero explanation as to what it is, sometimes it’s even over a $100 additional fee. So by the end of the moth the rent you thought would be cheap ends up being a few hundred more than you anticipated because of these mysterious fees… Meanwhile the mountain view tenants in the same complex are living in typically better furnished apartments and paying substantially less each month for basically the same property. Aspen will not do anything to work with you either. They have no problem signing BYU students into a mixed gender household without disclosing this as once you sign the contract it becomes your problem. (I know from experience Mountain View will disclose this to you and even see about moving people in other units around to keep all tenants happy and living within BYU’s standards)

When we first moved in our apartment was disgusting, and they informed us that the previous residents had failed their cleaning check, but apparently they forgot to send the cleaners in so we ended up cleaning it ourselves, even though Aspen Ridge fined the previous residents for failing the check and should've used that money to pay for cleaners instead of just pocketing it like they did. Also the fees are ridiculous. You can expect to pay $50 a month in fees on top of your rent and utilities. The fees are for things like "services" and "managing the utilities", whatever the crap that means. They also force you to pay rent on their website online and then charge you a fee to use their website, even though you literally don't have another option because they don't take physical checks. Don't expect maintenance to do anything at all. Whether we had a mouse infestation (which we did!) or lightbulbs that were out, we would submit maintenance request and the office always told us that it was our responsibility to take care of it. They honestly probably don't even have maintenance workers. Not to mention they do not take good care of their apartments at all. The walls in our place are covered in holes and nails marks, the couch in the unit has a giant hole in it, and our dryer doesn't work properly. These are all things that came in our unit that Aspen Ridge owns and just refuses to replace. I absolutely cannot wait to move out and I will never be renting from Aspen Ridge again. And you shouldn't' either!!!

Thanks for letting us know of your concerns. I would like to clarify and correct a few things in your review.
1)We do ensure that all light bulbs are working when you move in, if they go out while you are living there, we do require that you replace them.
2) We do have maintenance technicians who work around the clock - they are on call 24/7
3) We do take any form of payment in the office with the exception of cash. You can pay with check, money order, cashier's check, but most like the convenience of not having to drive a check to the office and pay online or simply setup auto pay. Paying by debit is free online through the website.
If things were dirty when you moved in, you can always bring that to our attention and we will send the cleaners back to complete the cleaning. We have cleaners working throughout the month of August to ensure properties are ready at move in time. Occasionally they miss things and if they do, if we are notified, we may be able to send them back.

Experiencia negativa: Don't live at Old Academy!!!! It has a few benefits, but they do not outweigh the negatives. To be clear, I don't live here, but my fiancee and all her friends do. I'm here every single day. Here are the issues with Old Academy... 1. The neighbors. People frequently will run around outside, yelling at each other at 1am. Just screaming and being overly loud. Also there were MULTIPLE instances of people lighting FIREWORKS on the premises at random times, late at night, including in the elevator. There was one time it sounded like multiple gunshots and most everyone in the building was terrified. People here are not considerate. 2. The trash. People will leave trash EVERYWHERE. Random garbage on the sidewalk, piles of trash in the hall, people leaving empty soda cans, old socks, discarded food, and other garbage in the elevator. Mysterious substances smeared on the elevator walls that look like blood. I saw a half-finished moldy Starbucks drink that sat in the same spot for a month. They DO NOT take care of the property. I doubt they even come by more than once a year! 3. The apartments themselves are gross. When my fiancee moved in the apartment was not clean. MOUSE POOP in the cabinets and kitchen. Mold in the shower. Dust and dirt everywhere. They claim to check the place before people move in, but it's not true. They will only come clean it if you complain and haven't moved in yet! 4. The management is not responsive. My fiancee was left without a dryer for a month. Then when they installed it, they didn't even connect the water line so it didn't work. Aspen Ridge Management does not take care of their properties or their tenants. Trust the reviews you read... Old Academy is a dump

Experiencia negativa: Thoroughly unimpressed. They nickel and dime you to death for an outdated and run down apartment—Rent + gas/electric + utilities + more fees (such as $60 to unclog a drain or $150 to sell your contract). I could not get a response as to why ‘utilities’ would be an additional monthly fee to ‘gas/electric.’ It’s all written in the contract, but that doesn’t make it any less ridiculous. They fulfilled our basic requests, but we had to repeatedly ask for updates and they took a long time to get things done (e.g. our unit is provided with a washer & dryer that were completely broken when we moved in and it took over a month to get them replaced—A major pain and delay for something that our contract includes). If they reply to this review they will probably site several things that they did replace for us (a chair that was falling apart, etc.), but most of our other requests were not met (e.g. severely rusted oven overhead, chunks taken out of the counter, splotchy yellow stained flooring, etc.). To make matters sketchier, we could not communicate with our landlord directly, only through the management company. A good management company and landlord would still make this system clear and efficient, but for us there were times when this system clearly served to shield the landlord from the responsibility of fulfilling basic needs. The level of effort that was put into our tenant experience was disappointingly low.

I'm sorry if things took a little longer than normal. When appliances break down, we often see if they can be repaired before simply replacing them (especially if they are newer, or there are different options). The landlord hires a management company so they don't have to deal with the day to day communications - this is very typical, but it's something you learn as you go through renting. For that reason, you sign a contract with the manager (us) and communicate with us. If the owner has to approve things, they do that through us. You toured the apartment before you signed a lease and didn't seem to think it was over priced or run down - you selected it. Rent plus utilities is again pretty typical when you are renting an apartment. We outline all fees (including the contract sell fee when you need to sell any portion of your lease, which you are doing this spring/summer). Unfortunately, we can't do updates to the apartment without written consent of the landlord and if this isn't something they have planned for or budgeted for, they simply aren't going to do this. However, it looks like you requested many things (new desk, new chairs, etc) and all of those things were completed and delivered to your unit.

Experiencia negativa: Impossible to find. Pictures don't match and even if they do answer the phone they aren't the best at explaining where it is. The actual building is a white business building not a house like it used to be and you have to go around the side of the building for the front entrance. The lady at the front desk didn't even look at me for almost 15 mins. She just kept making calls. Too busy for me I guess. Horrible place. Spent too much on that building and too little on their residents and customers. Disgusting. Definitely do not recommend messaging with this mess of a company. They wouldn't even look into any of the problems I had while living under them. They turned a blind eye to a lot of illegal stuff and that's why I sold my contract. I couldn't breathe and they didn't care. My cat couldn't breathe and they didn't care. They breathe but why should I care?
Experiencia negativa: DO NOT MOVE TO TO ANY PROPERTIES OWNED BY ASPEN RIDGE. I bought a contract from a girl and moved in to what I assumed was all girl housing. When I moved in, all girls were living there and it was great. Shortly after I moved in, the other girls in house moved out (which was fine). When the girls moved out, only men moved in and I was left the only girl in the apartment. I was never once told that the unit I was moving into was a Coed unit. There was not a single thing about it listed in my lease. Aspen ridge refused to let me out of my lease, even after I had told them that I caught one of my male roommates going through my underwear drawer, and continued going into my room while I was gone (I caught it on camera). I expressed to them that I did not feel safe, and they refused to let me talk to the head of Aspen Ridge Management. The only way I got out of my lease was by selling it. They said because it was not listed under 'BYU' housing that thats why it was considered Coed. I'm sorry but that is not the same thing. I assumed non BYU housing meant no honor code, not that I would have my privacy violated, and would be living with men that I did not consent to. Aspen Ridge is a slimy company who only cares about money, and could care less about your safety and well being. Please live literally anywhere else.

Experiencia negativa: If I could leave 0 stars I would. I wish that I would have done more research on Aspen Ridge and read the reviews before I moved here. I hope anyone thinking about renting from Aspen Ridge thinks twice, reads the reviews, and doesn't make the same mistake I did. I have lived in 2 different apartments from Aspen Ridge and both have been terrible experiences. The first apartment was filthy when I moved in. That is part of the previous tenants' responsibility, but my contract said that Aspen Ridge would make sure the apartment is "clean" before the next tenant moved in. It was obvious no cleaning had been done for months. The second apartment has been just as bad (although at least it was clean when I moved in). Their communication is terrible, especially when it comes to maintenance. Every phone call I've had with them has been unpleasant. I was going to renew my contract for next year, but they raised rent so ridiculously high. They also raised the price of parking, even though their parking lot sucks and you can barely see the lines for the parking stalls. They are also requiring tenants to pay for a "tenant benefit package" starting in the fall. They claim it's not renters insurance, but based on the information they gave me, it is the exact same thing as renters insurance, which most students already have. Aspen Ridge just wants to take more money from students. The absolute worst thing Aspen Ridge has done was steal my private property. I came home one day to find my bike MISSING. After making a few phone calls I discovered that Aspen Ridge had placed tags on all the bikes at my apartment complex. Later they came and took away all the bikes that still had a tag on it. My contract said NOTHING about this, I received NO notice whatsoever about this, and it was the middle of WINTER, so most people are not using their bikes. Aspen Ridge just excepted tenants to magically know that there was a tag on their bike and that they were supposed to remove it or it would be taken. I had to make many phone calls to try and get my bike back, and they almost refused to bring it back to my apartment, even though they were the ones who STOLE it. They also refused to get me a new bike lock, even though they were the ones who BROKE my other one. Eventually they did agree to get me a new one, after many difficult conversations. Let's just say I am very surprised Aspen Ridge is still in business.

Experiencia negativa: So much has happened. I don’t even want to waste my energy. All of these one star reviews are legit. If you can, avoid Aspen ridge like the plague!!!!! I felt the need to clarify after Hilary’s response. I’m not even upset about the fee/toilet situation. While I think that was unfair…it’s nothing compared to what I dealt with earlier in my contract. We had a thief in our apartment and it was HELL to try and get Aspen ridge to take action per their contract. After $400 had been stolen between all of my roommates and getting the police involved with a written confession, Aspen ridge still claimed we didn’t know who was stealing in our apartment. I had to call Kara multiple times before anything happened. I don’t believe anyone ACTUALLY read my emails because when I spoke to Kara she seemed clueless on how involved the situation was. She claimed trying to evict my roommate would need to have lawful standing in court. I asked her, “what about my police report and (roommate) confessing to stealing isn’t enough to stand in court.” She then asked for the screenshots I had ALREADY sent to her again. Lo and behold when they weren’t getting paid…they sent an eviction notice which has done nothing for them since said roommate is gone and they can’t get ahold of her. They don’t care about the tenants. I leave this review not as someone who is upset, but in hopes that YOU will not sign with them. They are the worst and have monopolized Provo. Don’t be like me and get caught up in their ridiculous business.

You or your roommates clogged the toilet in your unit - this is something that is more than normal wear and tear in a rental unit (when we have to come and auger/plunge the toilet to clear the line). Because no one claimed responsibility we had to charge each roommate equally.
