Experiencia negativa: Very rude and do not care about their tenants. Worst apartment management I have ever dealt with. Update 10/23/25. I was parking in the business lot on a Saturday night when the business was closed. This has been common practice by multiple tenants for a long time. I asked for proof that I was not allowed and was given only a message to move cars for snow removal. I called multiple times to speak to a PMA manager and was told they would call me back and never got a call back. I also have a PMA parking pass and my vehicle in the system. A simple communication stating to move your car is an easy solution instead of towing my car on a Saturday night. I was so concerned waking up Sunday morning I had to call 911 to confirm my car wasn’t stolen. I was also not the only one this happened to. Their reply to this review is misleading and proves that they don’t have the best interest of their tenants.

Experiencia negativa: As a property owner I would not reccomend PMA. Very unorganized. I was shocked to see the ways they "fixed" things on the property.... Not acceptable and I am shocked my tenants had to live with some of those fixes and I didnt realize it was that way until after moveout. Here's just one sample. Its a hole they plugged with insulation foam, steel wool and a literal bathplug to help tenants with a bee issue... I have since moved to a different company. Response to review reply: This is clearly my nickname as my google name. Be weary of a business who says they don't recognize the person. PMA also slapped over a coat of paint on broken, rotten wood stairs instead of repairing the step with new wood as requested and then fixing the paint.

From the very beginning, the management team has been incredibly responsive, professional, and efficient. Ashlynn, has been especially amazing, she’s always quick to respond, super helpful, and made the whole move-in process so smooth and stress-free. I noticed some reviews claiming slow response times or lack of care, but I’ve had the exact opposite experience. I had a minor issue with a bathroom leak, and maintenance took care of it IMMEDIATELY. The building itself is new, clean, secure, and well-maintained. Overall, I’m very happy with my decision to move here!

Experiencia fantástica: I live at “The M” building in downtown Utica. Great place to live. Close to restaurants and bars. The apartment is great, newly renovated building with great amenities. The building is quiet from floor to floor, a couple live above us and we have not heard them walking around. Building is very secure and area around the building is well lit. Property Management Alliance has been great. Very easy to get ahold of for any issues or questions.

Experiencia negativa: . This historic building exudes the charm and character of a bygone era-lofty ceilings, original details, and craftsmanship rarely seen today. It had the potential to be a truly special place to call home & it was my home until recently. Sadly, that potential has been undermined by the current, non-local management company named Property Management Alliance. Since their arrival, the building's once-welcoming and warm atmosphere has faded. Disorganization, poor communication, and a lack of basic professionalism have replaced the sense of community that once defined the space. Residents’ concerns are dismissed, management is unapproachable, and the response time for large maintenance issues such as the building not having an air conditioner are unacceptable. As a result, turnover has noticeably increased. Management’s ongoing indifference has transformed what was once a beautiful building into a deeply frustrating place to live — especially during extreme weather. In the hotter months, non-functioning air conditioning and windows that barely open make the heat unbearable. In the winter, the poorly maintained parking lot becomes a safety hazard. They've also taken on other historic properties in the area, so l urge prospective renters to be cautious. A restored exterior means little if the day-to-day experience is defined by mismanagement. I, like many others, had hoped to stay long-term, but I had had enough and eventually moved out. No amount of architectural charm can outweigh the stress caused by leadership that simply doesn't care. Utica needs better.

Experiencia negativa: Trash organization. I called to request an appointment to look at one of their apartments, and there was no follow up for over 2 days. I find that unacceptable. I understand that things happen, but making a phone call to follow up on the status takes about 30 seconds. I would not recommend a management company that is this disorganized. UPDATE: It has been over a week, and no follow up from this management company. Stay away from these types of companies.

Experiencia negativa: I lived in the lofts above the Brooklyn Pickle, we put several maintenance requests due to peeling of the paint in our bedrooms/Living rooms. Maintenance showed up once and stated they couldn’t do anything, so basically just let the paint chips fall on us. We had several issues with the floor nails always popping up and having to hit them down so they wouldn’t cause injury, the outside windows we asked several times if they could be cleaned never came to clean them and requests were made. The elevator! don’t get me started stopped working several times… mind you we had my terminally ill father with me and was unable to use stairs. He had an issue and needed medical attention right away and the fire department had to lift him down the stairs! To hear my Dads screams due to an issue that could’ve been resolved by PMA! My father unfortunately passed away due to his condition of sickness. We asked PMA if they could work with us due to having to pay all of his funeral cost. PMA didn’t budge! We asked to move to a smaller unit at first it was a yes and then automatically it went to we need all of this money when we were never late on payments and were great tenants! It’s a sad heartless place to live and I do not recommend.

Called me back 7 hours later blaming the no call no show on employees calling out. Set up another meeting later in the week. Took time off a second time to meet and walk property. Didn’t show up again. Multiple other company’s in the area with better services and pricing.

Experiencia negativa: Hello! I’m so disappointed in this place. At one point there bats at this place. When that problem ended I got woken up to noises being made under my apartment because they are building a restaurant. After that I put in multiple maintenance requests and it takes a few weeks before you get an answer. After all that they want to increase my rent.

Upon review of my text thread with Marlynda, I arrived at 12:43 and asked if I should wait or if it was possible for me to enter early. I reached out again at 1:07 and ended up waiting at the property until 1:20 with no reply. As confirmed with Marlynda when I sent in my photo ID, the background check wasn’t necessary as my information was only needed for property entry documentation and my girlfriend and I were prepared to submit after the tour. As for the Zillow, I had confirmed in the same text that we were all set to fill out the extra applications and pay the $40 in fees but were inquiring if it would be easier for both parties to use the applications that were already filled out, as we had reached out on Zillow. I am more than happy to include screenshots of these conversations. While I was prepared to change my review due to how professionally Marlynda had apologized several days later for not receiving your system’s automated confirmation and not responding to my texts, I no longer feel the need to. I wish you well!

Experiencia negativa: live in one of their residences and I've complained multiple times about being harassed by my neighbors and the management does nothing plus I ask them to come fix things and they take a long time to fix things My roof is damaged because my neighbor above me intentionally let his water overflow damaging my roof and property management just said they can't do anything about it. My neighbor above me is following me in his own apartment and is harassing me and my mother while we told PMA they tell us to call the cops yet no one does anything. We are to ourselves friendly people who are living on pma Premises and they don't do anything about the harassment Wouldn't recommend

Experiencia negativa: As i sit locked outside of my apartment on friday 1/21 as the property management changed the locks without letting anyone know as i did not find out they were there until i received a call at work letting me know they had changed them and where i would like the key left. I told them the mail box was fine only to get home to find the keys not inside. When reaching out to the answering service i was informed they cannot contact anyone for this types of situations after the office closes and to contact a locksmith in which all are closed. After calling back to update them on the situation they stated they could not contact the property manager. I check my email to find the direct cell number she sent me after the last issue i had with the apartment being serviced only to find out it was in fact just a different line to the answering service. Currently locked out for 2 hours and called back for the 4th time and now they were able to contact a supervisor who states they can only give us an email and can not contact Danielle bittel the owner(the one who lied about the direct cell). Travis and mark supervisors of the answering service refuse to call anyone and are directing me to. Put a service ticket in after we just received an email that all services are backed up due to covid.

When we moved into the house, it was an absolute mess and we were charged for them having to clean the bathroom (which we did). Very unfriendly when we questioned the charge

Experiencia negativa: First of all, don't trust the good reviews: they pay tenants to leave 5-star reviews. I lived in one of their properties for a year. The staff was unprofessional and rude, the quality of the apartment bordered on unlivable, and the maintenance was slow and shoddy--and the management staff was rude and uncaring rather than caring about serving their tenants. On one occasion, poor maintenance upstairs caused water to flow from my ceiling into my bedroom for three days, and instead of being apologetic and correcting the problem Danielle was incredibly rude and dismissive, just as she was in all of our other interactions. I have no idea how a person like her is able to keep a job. I would never live in one of their properties again.

Experiencia negativa: PMA is one of the worst landlords to ever have. They take there time fixing things. We went 3 months when we first moved in at winter time with 3 windows missing. Keith promised they would be fixed before we moved in and lied, he also told us the drawer missing in the kitchen was going to get replaced. We've called numerous times on that issue and never got fixed and now they are keeping our security deposit due to it. Our kids ceiling was falling down and they only screwed it in, when having a bad wind storm a window got broke and never got fixed upon move out. We repainted the whole house made it better then when we first moved in, we were out of a toilet for 3 days because their 24 hour emergency maintenance line isn't a thing, they take the call and send PMA a email and they are closed on the weekends. Very bad company to rent from ..

They are very kind to their elderly residents, and keep the sidewalks salted and free of ice. The parking lots are kept plowed, as well. The washers and dryers are very cheap, compared to nearby Laundromats. The Neighbors are clean and quiet, and you hardly ever see them. They are all about their business--working to pay their bills.

Experiencia negativa: *BEWARE* They do not maintain their properties appropriately. So many problems with so many different buildings with very little effort on their end in trying to fix whatever needs fixing. Not only does a simple work order take days maybe weeks to fulfill, but most of the time they Jerry rig the problem so it's only a temporary fix or they will replace whatever needs replacing with something old and used. For example, a dishwasher's motor blew and it took PMA 2 days to come and they came and replaced the broken dishwasher with one from the apartment which was vacant across the hallway in the same building. Now this dishwasher they brought was used, not to mention.. so dirty and disgusting I almost puked. Old food and what looked like mold in the dishwasher. They never even tried to clean it for me or take off the stickers from the previous owner's children. This is just one.. I repeat.. just ONE of the many terrible experiences with PMA.

Experiencia fantástica: Rented a house in Syracuse from PMA for 3 years. They were always prompt with maintenance support, and never bothersome as a landlord. They willingly incorporated a military clause in our lease agreement, and were gracious enough to provide a lease extension when I needed it. Paying rent was extremely easy with online payments. My family and I were extremely fortunate to rent from PMA.

Code is the only thing to make them actually do their job it seems when you are renting through them. Excellent repair service with the worker they sent with Alex, great guy and efficient.
