Experiencia fantástica: It's a great place to live... the only downfall I have come across so far is the dumpster area is very small.. and some of the tenants don't believe that they have to obey by their rules. For example, people are parking between the handicapped stalls.Where people like myself?Can I get into our vehicles.. people pulling up into a walkway area that has gas manes.They've already been hit multiple times. But other than that, it's the best place in the world...
Experiencia negativa: Unprofessional. Please make sure to do your research before you rent any property connected to this company. The property I lived in that is managed by this company was okay but management was a nightmare we had new management every week and nothing was constant. My management would beat around the bush saying no they couldn’t do anything because of “upper management” and when I would try to contact I would hear crickets. I have never once received an email back or call back. I lived there for 12 months and moved back to my home town. My whole experience living in Nashville was ruined by this company and the townhomes I lived in. I’m genuinely traumatized and don’t think I’ll ever rent anywhere again.

Experiencia negativa: ZERO stars. Hooper Pointe Baton Rouge, LA. Still living with the effects of storm damage from Hurricane Ida (8/29/2021). Local, regional & corporate (& owner) will not do the appropriate repairs, but manager will offer another unit... I need somewhere healthy to live. UPDATE: The place likely has a new corporate entity & is now named Square One (and I pray to God I never ever have to return after having to strictly live in the 2nd bedroom prior to moving out eight months after Hurricane Ida).

Experiencia fantástica: Recently i had a problem with my water heater not staying warm. The same day of putting in a service request Devon, Kip, and Quin found and resolved the issue. We are so thankful for the hard work they did and continue to do our apartment has never been better!

Experiencia negativa: I just found out that Elmington Properties Management owns Southcrest Reserve Brentwood Tn. A couple of days ago, I left a review regarding the mold and water coming from the elevator in building 1016, in my girlfriend's apartment. I saw a review about their storage unit that had a water leak and mold. Just today, I found that my review on Southcrest Reserve was read and they took action, but this negligence has gone too far. They know about the issue and they only painted over it. Not only that, they painted so badly that you can still see the mold! Wow.
Experiencia negativa: I have been trying to reach out to corporate to discuss an issue at one of their newest Arizona locations regarding the facility not being able to generate my lease after being approved 10 days ago. I had the electric turned on and was planning to move in later that day when I was informed that their was some issue with their system and that they couldn't generate my lease and that maybe by the end of the day ( which was a Friday. Oct 10th) that it would be fixed; if not, I would have to wait until Monday ( Oct 13th ) The 13th of October has come and gone. Today is Monday October 20th, and I am STILL NOT in my apartment and the electricity has been on now for 10 days there. When I put in my application I was told, " it would be a week, " and it's been a month already and I had to put my belongings into a storage unit. I have one week left on the storage rental to get my things moved out of there or I'll be charged $250 that I do NOT have. I requested that a manual Lease be written until they get their issue with their system resolved. An automated message stated that I would be contacted within 2 days from someone at corporate and no one still has not reached out to me. I cannot express how inconvenient this whole situation has been on me and I can't even get the courtesy of somebody to return my calls. I'm sorry but that's not very professional to me.

One of the most unprofessional, unreliable, and cheaply made apartment complex’s all through the Nashville and surrounding areas. Their actual properties are just as terrible as the property group themselves. Truly could pass as being scammers at this point with how much their charge for their apartments and how cheaply they at made.

The new management has overstepped I lost my job because four times they have said that they were coming into my apartment and they never show up on the day they're supposed to I'm going to include a photo of the letter that they sent and I was home that day I just started a new job and asking for 4 days for them to come into my apartment because I have a ESP emotional support animal and someone has to be here and then not showing up and then showing up the next day to take pictures of my cluttered closet. The office is constantly locked we can't use any of the amenities that you guys claim that are so great about this apartment complex. Something needs to be done and you people don't answer anybody you don't reach out to anybody all you do is posture and give vague messages on Facebook and on anything else. There's no place to call. And why is she taking pictures of my cluttered closet? What does my cluttered closet have anything to do with this place. My apartment is clean. The office has been locked this whole week while she's going around being nosy and other people's places. No one can get in their apartments they can't get keys they can't make complaints because they're wandering around here and we can't do laundry. She tried telling me that it says that I don't have to be here but yes I do. And it also says what day it didn't say that it was going to continue all week.
Experiencia negativa: I just Wana know how a manager can abuse there power and you fear for your life and they keep denying your transfer with VAWA even though you brought all your paperwork. They come in the units without permission in fix and cover up stuff my little girl had a bullet that came from the top floor and the people still there I'm trying to leave the apartments and they want let me I have gave 30days 60days 90days and all my stuff is paid up I'm being harassed by the manager. Then when you catch them in a lie the assistant manager and the head manager have side conversation. Very unprofessional. May I add she has lost plenty of money orders not only that she lies on all paperwork she is in violation with HUD. Somebody needs to stop this ASAP. I wouldn't even left a star but you have to leave one to leave a comment. It is favoritism nepotism in fraternizing going on on this property and it needs to be fixed. We trying to reach your lawyer, the phone provided by then is a "collection company" this is not professional to resolve this issue, anyway this is the link of the video showing the negligence and water leak and moisture, video NAME : - Water leaking between the walls on the elevator, storage units, including mine inside - Update! We visited your office yesterday at 1030 16th Ave S #430, Nashville, TN 37212, based on Google review response. During our visit, we were informed that an appointment is required to speak with the person responsible for the Southcrest Reserve complex located at 1015 Gant Hill Drive, Brentwood, TN. Although my information was taken with the assurance of a call back, this commitment feels unreliable given the ongoing lack of interest and repeated delays we have experienced from management Tish Bates. To date, we have only received repetitive responses without meaningful action regarding our concerns. We are therefore demanding an immediate response and a clear resolution regarding reimbursement for our damaged belongings, which were ruined as a direct result of the building’s negligence. I am formally requesting full reimbursement for the damages to our belongings On August 7th, I file a claim regarding water damage and mold growth in a storage at Southcrest Reserve on Brentwood located on 1015 Gant Hill drive. Brentwood tn 37027, which monthly payments are made. The contents of the unit have reportedly sustained damage. A local inspection identified water filtration, moisture near the elevator, moisture on the walls, and inadequate ventilation, leading to mold and damaging all the belongings($4100). Despite repeated assurances of a prompt response, no action has been taken. Furthermore, attempts to contact the corporate office have been unsuccessful. We follow the contract "residents agree to immediately notify the landlord office using the water damage, or any moisture concern" Wich we did on time Your behavior as a Company does not reflect professional standards.

Your voicemail states that calls will be returned within two business days; however, it has now been 17 days, and I have yet to receive a response. The issue remains unresolved, and the lack of communication is extremely concerning. I kindly request an immediate follow-up to address this matter without further delay.

Experiencia negativa: I went to tour their new highline apartments that they just took over in Little Rock on Napa valley. You would think with it being their new apartments they would do everything they can to make sure their staff is efficient and responsible. After touring I filled in an application and submitted. Never did anyone try to contact me back though I paid $50 for the application. When I went up there a week later Kaitlyn told me I was approved and have apartment 210! I was excited and told all they had to do is clean it and that it should be ready the beginning of the next week. I called back the next week to be told it would be the end of the week. Called back at the end of the week and was told she would call me back after lunch. She NEVERR called back nor has she still yet to. So I never got a move in date, never got one phone call from this place, I had to call everytime to figure out any information. She had me thinking not only that I had an apartment but that I would be moved in in a week!! Now I have my whole house packed, my lease is up in a week AND now have to find another place because they refuse to contact me! I should’ve listened to these reviews and I’m warning you don’t waste your time or money! I couldn’t imagine what it would be like if I had something wrong in my apartment and no one to help, so thank you Kaitlyn for failing!

Experiencia negativa: Discrimination!! Retaliation!! Violation of tenant rights!! I have been ILLEGALLY released from my lease after making complaints of safety, health and hazardous conditions at Ridge Road Flats in Tallahassee Florida. My complaints of MOLD, WATER DAMAGE, BURST IRRIGATION PIPES in close proximity of Transformer and AC Compressor System, which occurred directly at my unit, presented an IMMEDIATE emergency. I reported to maintenance and property management but they only turned off the pipes. I was diagnosed with an upper respiratory infection after experiencing severe chest pain, dizziness, headaches, skin rashes, joint pain. My request for ADA Reasonable Accommodation to transfer to a safe unit was denied in spite treating physician requests as my symptoms were DIRECTLY related to my severe allergies to mold. Instead, management Ms. Debbie Potter, Regional Vice President, who was extremely rude and unprofessional, retaliated against me for exercising my tenant rights and TERMINATED MY LEASE at the request of Tallahassee Housing Authority. I received an IMMEDIATE RELEASE after Code Enforcement cc'd management regarding my complaint. I am being threatened eviction if not out by 9/30/25. This will place my family in a position of homelessness as a PBV tenant. This is a violation of HUD guidel24 CFR § 983.257, which limits PBV terminations to specific HUD-approved grounds. No valid cause has been provided. Ridge Road Flats has refused to engage in the interactive process, refused mold testing and repairs, and denied reasonable accommodations; Giebeler v. M&B Associates (9th Cir. 2003); HUD v. Twinbrook Village Apartments (HUD ALJ 2001). Additionally, under Florida Statutes § 83.64, landlords are prohibited from retaliating against tenants who exercise legal rights, including complaints regarding unsafe housing or requests for ADA accommodations Due to this, I have been displaced for over two weeks and incurred undue expenses for lodging. I request Ridge Road Flats grant the requested reasonable accommodation without further delay in compliance with HUD PBV regulations. If Ridge Road Flats fails to comply, I will pursue enforcement through HUD FHEO, the Florida Commission on Human Relations, and state or federal court for injunctive relief, damages, and attorneys’ fees.

Experiencia negativa: Please DO NOT be fooled by the beautiful pictures of this property. I’ve been here two months and it’s been nothing but a LIVING NIGHTMARE! I moved here after loosing all of my personal belongings and some of my health to black mold. I paid my deposit and was told I could move in on 6/22/25. Well on 6/20/26 I got a text stating “due to a miscommunication, your unit will not be ready until 7/7/25.” At that point I had already told my current landlord I would be out on the 23rd. I also already paid my deposit at Factory 101 (which is non refundable) so it’s not like I could afford to go find a different complex. So for 2 1/2 weeks I was forced to rent hotels rooms do to their “miscommunication.” (Costing me $1300) During those two weeks, I kept receiving emails from them demanding me to sign my lease online. Why would I sign a lease on a unit I haven’t even gotten the chance to inspect? Makes no sense. After all the loss due to mold, I will never sign a lease on a property I haven’t toured and inspected myself. Finally 7/7/25 comes and I loaded up a rental truck with what few items I had saved from the mold, showed up to sign my lease, and was told my unit still wasn’t ready. It would be ready on 7/8/25. Forcing me to pay for another night in a hotel room and an extra day for the truck rental (about $300) First night I was here I took a hot bath, got out the tub and had a 1/2 inch of water all over the floor. Come to find out my bathtub had numerous cracks in the side of it, causing water to leak out underneath the tub through the baseboards. I immediately reported it to the office. Maintenance came and put DUCK TAPE ON IT AND TOLD ME IT WAS FIXED. Tried taking a hot bath again after a long work day, flooded the bathroom again. Reported it yet again, 7 weeks later, they sent a professional to fix it. God only knows how much mold has been growing under the tub and the dry wall beneath. (Which I mentioned to them, they couldn’t care less) What confuses me the most is why the hell would you knowingly rent a unit with an inoperable bathtub, and expect me to pay you $1433 a month. I went 7 weeks without being able to take a bath, only showers and you don’t care to compensate me for this headache? That’s the absolute least you could do after all the chaos I’ve already had to deal with here. I’m a flight attendant so I started noticing everytime I would come home from a work trip, I get very congested, bad headaches and a terrible smell and taste in my mouth. The smell and taste of LITERAL GARBAGE!!!!!! Well, that’s caused by the dumpers directly outside my unit. Odor so terrible all of my outdoor plants have died. (God only knows what type of bacteria and fungus is in the air) Can’t spend any time on my balcony because of this disturbing smell. The nastiest complex I have ever rented at. Management does not give a crap about its residents nor the sanitation of this place. They will close the office during normal business hours, any time they don’t feel like working. Don’t bother wasting your time to reach out to Elmington Property Management, I sent emails and left numerous voicemails… no response. It’s only a year old and the complex looks this way. Oh, and don’t order anything to be delivered, people will open your packages, steal everything inside of them and leave the box behind for you to find in the mailroom. There’s security cameras, but I was told they’re FAKE security cameras. What a joke. All the doors on the outside of the buildings are supposed to be locked and only accessible by a key fob, but unfortunately none of the doors close completely so anyone can enter the buildings at anytime. As a 31 yr old single female I do not feel safe here whatsoever. All of this bullshit and they expect me to pay them $1433 plus $50 for internet a month. Whatever you do, please do not give these people your hard earned money. You DO NOT get what you pay for, there are way nicer complex’s in Nashville for the same price with better amenities (like a bigger better gym with equipment that actually works, a pool, club house, etc)
Experiencia negativa: On the morning of August 26, 2025, I discovered that my vehicle had been broken into while parked in the garage at Hillside Flats Apartments, located at 500 Hillside Ct. When I entered the garage, I noticed my back driver’s side window had been shattered. Upon unlocking my vehicle, I saw that the steering column had been completely destroyed. The apartment complex advertises having a secure garage with key fob–only access and an on-site security guard. However, the garage gates are often left open, allowing unrestricted access to anyone. Management has been unresponsive and unwilling to address these safety concerns, despite multiple vehicles being targeted. As residents, it is extremely concerning that we do not feel safe in our own homes or have any sense of security for our vehicles and personal property. Sent this to every news station
Experiencia negativa: You answer by saying to call Ellington property Management. Maybe you missed the main part of my review. I have called called so many times and left messages everywhere and Nobody calls me back. Never anyone here to answer the phone. Even if you call the emegency line no one calls back. I have had to spend money out of my own pocket to take care of emergecy issues because nobody answers. If you leave a message nobody ever returns the call. We have had 4 managers in less than 2 years. The last one we had was really good. She helped us with getting things done. They fired her because they said she was incompetent. 3 days later there were 2 regional managers in the office that shredded documents for 3 days. The lack of communication skills is causing residents to get irritated. We have been through so many maintinence men I lost count. The new one that they just fired after a month of working here and actually knew what he was doing. They also said he was incompetent. It seems everytime we get someone that knows what they are doing they fire them and say they are incompetent to do the job. He was in the middle of fixing a huge hole in my wall above the sink in the kitchen after a water line pipe was augared in between multiple apartments in our building. The wall needs to be sanded and painted which he couldn't finish because they fired him. If the drywall gets wet because its at sink level. It will crumble and they will have to start over. Management said it is cosmetic. Would you want that kind of mess in your house. I will not sign anything that says it is completed until is done correctly to my satisfaction. In closing my opinion is they don't want to spend the extra money to get things fixed correctly so they hire people to bandage the problem instead of doing it correctly. I have even called the higher up and left messages nobody returns those either Every resident here wants to talk to somebody!!! WE FEEL LIKE YOU DON'T CARE ABOUT US AS LONG AS YOU GET THE RENT. GET IT TOGETHER
Experiencia negativa: Elmington property in Lexington Ky The Callaway has become an over priced ses pool. Maintenance request take forever. Ceilings and walls have cracks in them let's not mention how nasty it has become. Trash and cigarette butts everywhere, breezeways cracked and in need of repair. There's no order whatsoever. Lease says no grills on patios but drive through and see everyone grilling on the weekend. Groups gather in the parking lots blaring music download it rattles the windows. This goes on all night long every day . Squatters in vacant apartments the list goes on. It's definitely not worth what you pay when comparing other properties in the area. Such a shame as this could have been a really nice place to live...

Experiencia negativa: I currently live at the flats on fifth and the management team here cannot get their stuff together. None of the buildings are secure as promised, the pool is NEVER open because they don't want to pay the maintenence man what he deserves to do it. We don't have access to gym or mailroom as promised. They don't even pay the water company they wouldn't pick up our trash for over a week it was so unsanitary. They also can't get their books right telling people they owe rent when they don't. I have receipts for every single month. So go ahead take me to court make yourself look stupid. And the first apartment i.moved I to had so much mold in it was deemed uninhabitable. So they painted over it amd moved in somebody else.

Experiencia negativa: This is horrible I live in Archdale flats in Charlotte 60 something units no AC since March we keep being told no maintained but paying rent monthly being treated to get kicked out if we don’t pay rent I been emailing and calling the office and get nothing in return it’s been in the 90s for two months now I have 3 kids and Inhad a kidney transplant a year ago and my medication are now starting to g to dissolve this is a medical emergency my next stop is the news station I been asked for a 3 bedroom before renewing my lease and still won’t give me one I’m stuck in this unit the pool never opened I just got a key fob after 3 years living here and soon as I got one management took the doorknob’s off the gym my next stop is the new station because no one should be living like this and up my rent with no AC and sink has been clogged for a month my sink fell in and the don’t seal which caused a hole in wall were bugs came out I had to do my own pest control because once again the complex did nothing but send someone here that used the same stuff I bought

I have read all these complaints about Elmington property and its sad to say that all their property are run by poor management they are rude and don"t have a care in the world about their tenants nor their living conditions because they don"t have to live in this filth our trash chute hasn't worked in month we got to take our trash out back and i feel that is unfair to the ones that not able to go downstairs and the condition that we living in is so unfair just because it's a low income property doesn't mean we have to be treated like were nothing we have bed bugs in our hallways some apartment are infested hallways are nasty laundry room washer and dryer halfway don't work some these apartment has air and some don't we have to a ply our on air L can write a paragraph on this place on the condition and management it's SAD

I have been out of air conditioning FOR WEEKS and keeps getting lied to. Apparently if you’re not on section 8 they don’t care about fixing anything. I am on meds and cannot be in this severe heat. I have taken the next steps. They keep lying. And I’m over it !!!

Experiencia negativa: If I could leave 0 stars, I would. It's been over 3 months since I have moved out of one their properties (Meridian Park Apartments). I received confirmation I would be getting my security deposit back along with unnecessary charges. The leasing managers have not replied to any of my emails or calls. This was the worst living experience. It was poorly built - water damage along my windows. Zero care for safety for the residents. Every weekend was a car break in, someone had their apartment broken into, homeless people all over the property. I am a young woman living alone, I had 2 homeless men demand to go through my car parking one evening and it was truly a terrifying experience. The 2 woman that run this complex showed 0 empathy or concern when I told them about this. I have done some digging and come to find out their is several other previous residents they are doing this to. They are withholding people's security deposits and charging them whatever they please with no reasoning behind it. I have tried calling and emailing the company with no response. I will be contacting a lawyer to file a small claims court for 3x the amount of what they owe me and will be providing others with the education and resources to do so.

Elmington Property Management is completely unprofessional, unresponsive, and shady. They impose unauthorized charges that are NOT in the lease agreement and refuse to address serious concerns when confronted. Communication is nonexistent, and the staff on-site—especially Nicole and Kristine—either ignore you or give you the runaround. I’ve had to escalate my complaints to the BBB because they simply don’t care about tenants’ rights or well-being. If you value your sanity, do not move anywhere that utilizes this company.

She called me regarding my issues with Porchlight East Hill and just kept making excuses for the property instead of helping me. Spoke to her on Wednesday and she said she would call me back before noon on Thursday and it’s now Monday and I have not heard from her. We reported a leak and water damage 11/2/2024 - less than a month after moving into our new place and still have not had anyone come fix it. The handyman Alan (no fault to him) told my fiancé that the contractor said to “just put a rug down to soak up the water.” Not only that but even after they’ve neglected our issues they now want us to pay over $11,000 to break our lease. (You’d think since our issues have not been resolved in a timely manner they’d AT THE VERY LEAST waive SOME of the early lease termination fees). I even emailed their property support email with all my concerns and never received a response.

Experiencia positiva: I live at Ivy Point Cinco Ranch Katy, Texas. I’m on the first floor, facing the courtyard. There is an ant problem in the courtyard. There is a very large mound of fire ants on the perimeter of the pickleball court. I advised the office manager on Monday March 31, 2025 that this issue needs to be addressed. Today, April 1, 2025 I was told by maintenance that the manager had told him to pour gasoline on the ant mound. Maintenance advised against this as it poses a hazard, yet management ordered the gasoline to be poured. I spoke to the manager and informed her that this is not a safe practice and if I see gasoline being poured anywhere on the property again I will contact the Fire Department, the Health Department and EPA. (Another reason why this method is toxic: * Pour gasoline on the mound. You might think this makes more sense than hot water, especially if you ignite it after you pour. Chance this works: 1 in 10. Why: Again, you will do a good job of killing any insect the gas comes in contact with, along with the grass and plants around where the gas was applied. You might even get rid of the mound, but again, it will likely appear somewhere else. Plus it’s bad for the environment. And the desire to ignite will great.

I had complained so many times with no solution that it resulted in me finding a new place to reside. My water and sewer bills were through the roof! Now that I have moved out, what little they agreed to pay they are keeping along side my deposit. They say for any “damage” that may be done since move out. My deposit is more than enough to cover this. On top of that, my last water bill is 465$ and I have not heard any info on this. I rent, that water leak is not my responsibility. Richwood North Estates is a trash community now that it has been bought by this property management. The property manager on site is NEVER in the office or answers the phone. They are trying to screw me out of 3k. They said I have a balance when I have emails stating when the money orders were posted to my account. I should not have to pay out of pocket everything caused by the water leak, nor should I have a balance!! No one in corporate will answer, nor district manager, nor property manager, nor that email they responded to this review with!!!

Fought for weeks to get my refund back on my deposit but since it finally came I wanted to update my review. This company is difficult at times to work with. The office staff tries but it seems that their hands are often tied. They are a tremendous improvement from previous management and I have to give them credit for trying. I lived here over five years. It's not the best it's not the worst. The location is great but the traffic is rough.

We were never updated about the status of the roof and what the next steps would be. We had another roof leak in early January and it’s almost been a month since we notified them and it STILL has not been fixed.

Experiencia negativa: My car got stolen at 11:30 am at your Antioch location in broad day light !!!! Tried to call the front office no answer and went up there and no was in the office!!! Had to wait an hour to speak to some one and then another hour for them to roll “cameras” cameras are the most inconvenient spots of the building and not over the stair well. Management told me that they installed a MNPD TOWER but it’s been shot out so many times they took it off the property. Smh there is never any parking anywhere to begin with and I parked my car right by the steps security is too laxed holiday or not it’s ridiculous! The property manager told me and I quote “ crime has no zipcode” I don’t care we are always getting nice nasty messages and they seem to catch everything but peoples cars getting broken into morning noon or night is beyond me do better !!! I emailed corporate and they had the property manager email me with no empathy be serious! Sad to be paying rent and I can’t even leave my car by the steps with out my window being on the parking lot space! I want someone to call me from corporate immediately !!!

Experiencia negativa: I recently moved out of Mission Matthews Place Apartments in Charlotte NC. I received a refund check for 1085 dollars last week from Elmington Property Management Company. The next day the check cleared in my account and I paid my rent with it at my new apartment. A few days later the bank sent a charge back notice saying the check did not go through and they took the money back out causing my acount to be negative 1085 dollars. I have called and left so many voicemails with them. I have also sent emails and no one will answer me. DO NOT give these people your business. When you owe them money they will file for eviction in a heart beat. But when they owe you money this is how you're treated. These people are heartless.

Experiencia negativa: If I could give zero stars, I would. My experience with 101 Factory Apartments and Elmington Property Management has been nothing short of infuriating. I signed a lease on October 24, paid my security deposit of $1,329, an application fee, and even my prorated rent for the month. Despite all this, I still haven’t received the key fob necessary to access my own apartment and community amenities. It’s been over a week, and every attempt to get answers has been met with empty promises and blatant disregard from management. I have not even moved a single item in my apartment. The regional property manager, DeDe, assured me on October 28th that they would leave the access door unlocked as a temporary solution until the key fobs arrived . This was a lie. Instead I returned to find the doors still locked. DeDe also promised to adjust my rent for the days I couldn’t access the apartment—another lie, as nothing has been adjusted. I’ve called, emailed, visited the leasing office, and even sent two formal demand letters. Management has been completely unresponsive and unwilling to provide a timeline or compensation. I've been forced to stay in a hotel, adding unnecessary expenses on top of everything I’ve already paid. It’s shocking to be treated with such unprofessionalism and deception, especially when I’m paying for an apartment I can’t even reliably access. If you value honesty, accountability, and basic access to your apartment, I highly recommend avoiding 101 Factory Apartments and Elmington Property Management at all costs. This has been a nightmare from day one, and they show zero regard for their tenants.

Looks nice from the outside but it's a classic situation of beautiful on the outside ugly on the inside. - They charge you $25 for a ‘trash fee’ if you don’t take your trash inside at the right time but there are no set hours for when the trash will come lol they will come inconsistently and you will still be charged - I had a man follow me to my car one night, trying to flirt with me and he wouldn’t let me close my car door until I gave him my number.... - Management will either a.) never get back to you or b.) gaslight you about the problem THEN never get back to you - One time, there were a few months they incorrectly billed us for water so we had to pay extra for water to make up for their mistake. When I asked for a breakdown of how they were coming up with these numbers they never got back to me and then when they did said 'we don't have one.' ? Elmington does not care about this- obvious by their horrible rating. They purposely make the front desk people take the fall and not give out their personal contacts in an effort to avoid having to deal with anything. Amazing what you can get away with just by ignoring your people.....

I have recently been bit by my neighbors pitbull and they still have the dog next door even though it’s a “service dog.” The fact that they still let them have the dog on the property is REALLY crazy to me. This is also not the first time I’ve had to complain because they are constantly slamming doors at 2am and fighting as well knocking each other up against my bedroom wall. Aside from that situation, the property is constantly losing managers because of the run down community but yet they still increase the rent every time. Maintenance does cheap fixes and the roach problem is bad from people leaving their garbage bags in the hallway. All around a bad property management company. I cannot wait to be able to leave here.

Experiencia positiva: I have one maybe two complaints. I have children with Disabilities and yes it is getting cooler outside at night, but it's continues to be decently hot in the day. My two complaints are my A/C keeps going out , the batteries were replaced today at around 11 am, and it's hot as ever in our apartment. Why is there no after hours in call certified maintenance worker that can perform not only the basic functions of the position but pertinent issues such as the cooling system going out. We are very hot even with the windows open and ceiling fans on.

Experiencia negativa: RUN!!!! Seriously, RUN!!! RUN AS FAST AS YOU CAN!! There’s a reason they can’t keep residents here, well the ones who are paying “Market Rate” which is raised every year at minimum about $100!!!!! Items that are securely locked and in view of security and cameras are quickly stolen, packages stolen from door and mail room, pet urine/feces in hallways, the caliber of people living here is mainly Section 8 without any regard for “community.” They don’t market this place as Section 8 but trust me, it’s treated and managed by “the Projects” management! There is no real security, no storage and honestly, one of my neighbors has BLACK MOLD! Everything is cheaply fixed if fixed at all! For a brand new building, the way it looks now, it could be thirty years old! This doesn’t include the infestation of bugs and lack of pest control or the lack of communication about it. If you come visit you’ll see that NONE of the doors actually lock, the garage doors always open because someone crashed into it and “management” doesn’t bother fixing, fake security cameras everywhere bc when requested they can’t provide any actual evidence when things are stolen! The only visually appealing part of entire building is the managers office…everywhere else looks like a PRISON. No decor, no furniture NOTHING! Can’t let kids walk around anywhere on property because of the drug paraphernalia you’ll find, or broken glass everywhere. Poorly built so everything is loud, I can literally hear the conversations of people above me and at one point was told it was normal apartment sounds….mmmmmmkIt used to have decent view, but next door is ALWAYS under construction so the view is now obstructed, ive had to have my brand new tires replaced bc of the screws in both the driveway and street from construction companies always working next door! 4 new tires and 10 plugs!!! Don’t bother calling office, ain’t nobody coming to answer questions or take accountability for any of the issues..but this “new” manager(9th one probably)likes to send mass emails that threaten everyone, HOPING they comply, but that’s the extent of their role here. I WOULDN’T RECOMMEND THIS PLACE TO MY WORST ENEMY…come visit without getting formal tour…you’ll be able to see for yourself because all of the doors are broken…so come on in! Then you can form your own opinions of this place and you’ll see I haven’t even verbalized the half of it!

The manager claim for several months that she's said something to them n even claim that she'll evict them. I have not seen any results. She even stop taking my calls. I asked to move into another apartment n she agreed still no response from her. She's had several complaints from different families who also stay here. The noise is ridiculous. I even have to beat on the ceiling for them to calm down but the daughter start stomping and even had the courage to come knock on my door. Nothings been done about that. I even had to leave my house to get some peace. I'm just really frustrated with the whole situation. I won't be signing another lease.

Experiencia negativa: Update For those who have loved ones in the First Seventh Day Adventist Apartments, between what your loved ones pay and what HUD pays they are getting $1300 a month for a one bedroom roach infested run down apartment. Based on the number of units they are generating approximately $100k a month in gross revenue. That's everyone's tax dollars paying for our elderly and disabled to live in horrific conditions. Contact your elected officials at the State and federal levels if you think this should change. We just moved my elderly and disabled mother from one of their apartment complexes for limited income tenants in Huntsville. Let's start with the building itself, which was renovated two years ago after they left residents in a hotel for months on end. Aside from some paint in the common areas and new flooring in the apartments, I don't think they did much renovating. When we entered the building, we couldn't help but notice the bugs EVERYWHERE. In common areas even and the elevator. My mother has not been able to use her bar cabinets and drawers for months because of the roach infestation. Instead she was forced to keep her pots and pans in a plastic tote. Now, my mother cannot move into her housing in Tennessee because the "staff" didn't like the fact that we were upset they would not provide the required documents for my mother to move into her new housing. We were treated like hot garbage and when we reacted Cherry and the other person said they will NOT provide the required HUD documentation to my mother, so she was not able to move into her new residence. So people who are getting paid by our TAX DOLLARS to serve are going out of their way to be nasty, hateful, and uncooperative. Anyone associated with this company should be ASHAMED of how their staff act, and moreso the horrid conditions they are forcing our elderly and disabled to live.

Experiencia negativa: I live at a apartment complex they managed and they are the worst management company ever. I wouldn't give them any stars. They are greedy and don't want to fix anything. They don't like paying the bills. They didn't pay the water bill here for 5 months and the water got disconnected for the whole apartment complex. We haven't had pest control for over a year. They owe money to every business that comes here so they won't come anymore. Over 20 people have moved out because of them. I would recommend that you should never move to any property they manage!!!

Experiencia negativa: This management company is a mess. Staying in one of their properties, Monrovia Flats, in Huntsville, AL. The apartment has mold in it. One of the kids in the unit is severely allergic to mold. We asked that whenever it was fixed that documentation be provided to ensure that the issue was resolved and to allow the doctor give the green light because of the allergy. They finally told us that it would be rectified but could not provide documentation, after agreeing to do so, to have our doctor review to ensure the kid would not have a medical emergency. They wouldn’t even give the name of the company that did the work. Would not help accommodate a mother with three kids because it had been “resolved on their end” but now a mother and three kids are displaced because she asked for an inspection which was not done because property managers walked through and said it was “okay”. For a property that is supposed to be providing a service to the community, this is a poor way of doing it. We’ve spoken to Penelope, Nafira Harris and Linda Anderson. Nafira was at least pleasant but that Anderson lady, beyond rude, even hung up on the tenant. We’ve gone back to the property that they say is “resolved” - floor is still coming up and in some places it still looks like there is mold. Either way, extremely disappointed and embarrassed for them because this is not how you treat people who are already in a vulnerable situation.

Each time I was told they would be to my home and no o n e showed up. I called again and was told that they had just gave my keys to the maintenance man and he was on his way. NO ONE HAS SHOWN AS OF YET!!! I called this morning and still no one has shown up. I've emailed the property mger several times no answer. They don't have after hours number to call. Google says they're open on Saturday 10-2 pm. No one is coming in the office on the weekend at no point. This is the worst apartment complex in Memphis Tennessee
Experiencia negativa: Tillman Cove Review: 4/8/24 Greetings, Corporate Office of Elmington Properties. I am a 3-year, disabled resident of Forum Flats in Memphis, TN. I have been a loyal and faithful paying resident (never late) and have had the best service thus far. Over the years, the staff has been professional and friendly. But as I have inquired about a larger space, there has not been anything available that is suitable for me. Today, I visited the TILLMAN COVE Properties at 2998 Tillman Cove, Memphis, TN. The service was not in excellent standing. The manager at this location was very rude and lacked friendly professionalism. I walked in and went to her office, where she stood beside her desk, and I told her that I wanted to get information and for her to explain to me the different units that are offered, as well as the Senior unit, in which I would qualify for (I am 58 yrs old). She was short and told me that nothing was available... I went on to ask additional questions and never asked if I would like to have a seat. So, I asked... "is it ok for me to sit down"?" she nodded yes. She was not friendly and was very short in answering my questions. I felt she didn't want to assist me, and she also pointed out that the prices were $1100 for the townhomes as if I couldn't afford them. She also told me she couldn't give any special treatment just because I was an assisting resident, and I never asked her to do that. She said, "If I do it for you, I would have to do it for everybody. I was offended. She only asked if I would like to be added to the list after I asked if I could be added. Then I inquired about the Senior units available; she assumed that I was young enough when I told her my age; then she wrote down my name and phone number on paper. She did not add me to her computer system. Then I asked where the Senior building would be located, and she said, "It is straight down this street, the last building on the right.... but you cannot go down there because they are still working, and people have been complaining that they have gotten nails in their tires. She also said that there are signs that forbid entrance. At this point, I was upset because I didn't ask for that reason. I said I was not ghetto and would not break the law to see a unit. I apologize for using that word. She treated me like I was illiterate or lower than in my understanding. I left out feeling unwelcomed and belittled. And I did not get all my questions asked because of her attitude. Mind you, when this lady worked at the Forum Flats, she was in my home with Linda (now deceased), and they wanted corporate to come in and see how beautiful my house was. I take pride in where I live and care for my space like the owner. Status and class should remain the same in how everyone is treated in this business setting. If any slots are available for a 3/4-bedroom 2-story townhome with a balcony or a 3-bedroom Senior unit, I would appreciate it if I, a long-standing tenant, could be added to the list. Experiencia negativa: I've called twice and was told I get a call back in 2 days, I've yet to get a call back from the regional manager for Monrovia Flats in Huntsville, Alabama. My next call is to HUD. It's been 6 weeks and I still haven't received my deposit back. No one answers the phone at the office in Nashville. The property manager at Monrovia Flats here in Huntsville, Alabama is crooked. They charged me 25.00 to run my credit. Told me my credit score needed to be a 550 but said it was a 508, I checked my credit score it was a 568. I screen shot my score and sent it to her and she ignored my phone calls and texts. Come to find out I checked my hard inquiry and they never ran my credit. It was lie after lie. She lease apartments out to who she wanted. I'm disabled and can barely walk and have to have surgery but if I have to make that drive to Nashville I will. I think it's pretty pathetic and unprofessional to have a business and you people don't answer the phone. So basically u stealing my money. I shouldn't have to do a four hour round trip drive to Nashville. I plan on contacting HUD and filing a complaint for discrimination. I have never seen such unprofessional ism. I want to be contacted by the regional manager for this property. She said the regional manager said they couldn't rent to me. I've never have had an eviction or owed any landlord any money. I'm not the only person here in Huntsville that has an issue with Monrovia Flats property manager. I hope I don't have to obtain legal counsel to sue to get my money back. It's sad how these companies prey on the unfortunate. That bogus email address is not working. I'm done trying to resolve the issue with u unprofessional people. I'm getting legal counsel and contacting HUD and filing a discrimination suit

Experiencia negativa: Monrovia Flats In Huntsville Alabama is the worse. They are intentionally picking and choosing who they lease too. Every single time you get assigned a unit a few days later it shows back up on the website or 3rd party websites. Many families and including me have had 3-5 unit chances and none of us still have not had the opportunity to move. Many of us are waiting on updates and call backs but no one is calling or shows an ounce of concern. This staff has caused so many to end up homeless because of the poor communication. You would think this was a newly essablished company have bad they are running things. They blame literally everything on compliance just to be caught in a lie that your file has never been sent off. Many reason why I believe they are picking and choosing to they lease too. Discrimination for sure. No background, no eviction, income within requirements and credit within range but someone like me file has been in compliance for over a month never heard any foolishness like this before. How are you telling people that it take 3 weeks for your paper work to come back but no updates going on two months. You check with your HR or previous rentals to verify if Monrovia Flats has even reached out and guess what they never did. Picking and choosing once again. It’s many major red flags so be careful and make sure you get renter insurance. The place is already falling apart were maintenance has to already do major repairs. This staff is unprofessional and always has an attitude.

Experiencia negativa: It amazes me the type of people that they let control property bc I have never experienced a more painful company to work with. Ever since they took over my apartment, the office service went from okay to abysmal. They’ll randomly close on weekdays, never answer the phone, and if I ever ask a question, I get five different equally clueless answers. They also make random passive aggressive rules for the complex with no specifications, they refuse to fix our mailboxes that are falling apart or missing doors so I (and I’m sure plenty of other tenants) have had mail stolen, they have an inconsistent trash pick up service and only one dumpster for the whole complex that always has piles of trash and furniture around it, but they claim that they’re “trying to turn the property around”. I actually like my apartment so I want to stay where I am but dealing with the office is worse that dealing with the IRS.

Brand new apartments and if we have any problems or concerns they are usually the same day and the gilr in the office who sold us this apartment is super chill. I've never felt dismissed, I've always felt like priority. Even down to the man that comes and fixes/adjust things is super nice , chill, and good at what he does. Experiencia negativa: I reside at one of Elmington Properties in North Carolina. I am so unhappy with the treatment we all are receiving here. When we bring issues to staff including Regional Manager, they disregard your concern and very unprofessional. They are very dishonest and rude at all times. They constantly yell and scream at tenants as well as talk about the tenants in front of walk-ins. We are not safe at this property. Many areas on the property that Elmington is responsible for are without lights due to billing issues and communication issues with duke energy. They allow homeless people to stay in vacant apartments. They deny us of mold testing, which majority of the apartments have and many people are having breathing and health issues due to it. They are constantly changing rules whenever they choose. When asked to speak with someone higher, Regional Manager refused to give contact information and stated it will be a waste of time because they will send the issues to her. She than said to go google the information. This property is getting worst by the day. Most of their staff is not caring of the tenants. They are only here for a title and a check and it’s heartbreaking to know these are the type of people who are over our living situation. If I can please receive the head person over the Regional Manager or an email address to express my concern, that will be great!

My matter is very emergent , I’ve written emails, letters, left voicemails and even went down to the office where I was turned away and not even allowed up the elevators because I didn’t have an appointment. How am I to make an appointment when no one answers the phone? What I am going thru with my current apartments no human should go thru and for me to not be able to reach the head office to make them aware is absurd.

Experiencia negativa: Legacy at Beach Club is a JOKE. The property manager Lyndsay is NEVER in the office and is rude as can be. The construction company working on site damaged over $500 worth of items and I have not been compensated. Maintenance is terrible and the turnover rate is ridiculous. Also, no one in the main Elmington Property Management returns phone calls. I've called and left message after message to get a resolution.

Experiencia negativa: I have lived in Magnolia Pointe apartments for going on three years and every year starting in May my light bill jumps to $300+ dollars well now it’s $378 for a two bedroom and every time I brought it up they’d brush it off and even had the nerve to ask me for proof of my health issues because the air went out . They keep switching management and maintenance but nothing ever gets done I pay $1300 when it’s not even worth $700 everything is out dated the door is dry rotted I have water stains from the ceiling down the walls it smells molded which my doctor says is bringing my health down due to me having Lupus, Sickle cell and Fibromyalgia. Xfinity came to do my Internet and they said oh no we can’t do anything these walls molded and the electricial is bad like really. They had a snake in the bushes by my back door and I told them I put poison down but can y’all cut the bushes I have a small child they told me no like seriously I’d rather live in my car before I renew this lease in December. I’m definitely calling fair housing because I shouldn’t have to show proof I’m disabled! 10/30/23–> Update A/C still freezing light went up to $402 and they still haven’t came to fix anything .
Experiencia negativa: Elmington Property Management is one of the most unprofessional leasing agents in Nashville, Antioch, and LaVergne TN. They do not respond to residents concerns or issues, maintenance requests do not get filled or take months or years to complete after constant work orders being put in. They constantly change property managers due to most of them having quit. I've literally had one of the many property managers tell me that, I've reported All of the tenants'problems with the property not being taken care of and they won't let me do anything about it. So it's a money issue with a conglomerate? Avoid their properties at all costs. Their properties are run down, fences falling apart, water damage, trash overflow all around the property, safety lights have been out for months and a few laying on the ground with no signs of repairs. Not to mention, they are now allowing illegal activities to be conducted on the property and several tenants are violating clear rules that are set forth in the lease agreement. I will Absolutely Not be renewing my lease agreement and at this point considering Legal Action.

It’s always new staff that doesn’t know what they’re doing. I have lived here for two years and I can’t wait to move out May. There are always random little bugs running around my apartment. I never know what to expect When I come home from work. I used to ask for pest control to come out but now I don’t even ask for that because nothing works. I don’t know where they’re coming from. It’s a little cracks all over this apartment. I have tried several bug sprays and nothing works .This week I lost my mail box key I had to call three times back to back to get someone to answer when someone found the answer tell me a new mail key was $10 and I need to bring a money order. I bought a money order in yesterday and he said he will put the work order in it and it should be ready by tomorrow. I came in today to pick up my key. The lady told me it was $25 for a room key and that’s why they didn’t process my work order . First off why would I pay for two separate money orders it’s always something with disappointment. Nothing can never go right. I would not recommend this place there anybody in if I could I would give them zero stars . UPDATE: I have still yet to receive my refund from when I moved out in May. First it was suppose. To be mailed to my new place and then they finally called and said it will be sent to the leasing office for me to pick up. I have called and the manager is never in and I left multiple messages when the lady and she keep saying it’s best to email her . I have emailed her 3 times and still haven’t received a call. I still not have received my check and it’s September 1st

At first these new apartments where nice but the office manager stays with an attitude when you go ask about anything. Then to have the corporate office to never answer their phone is crazy as hell for how much they are charging. I'd rather live in government housing that treat you better than paying them 1200 a month for nothing.

And they refused to pay late fees, even though they are 60, 90 and 120 days behind on payment. Not to mention, all of the apartments are disgusting loaded with cockroaches. They constantly blame ownership for lack of funding, but I’m trying to understand. How is that my problem I expect to get paid for my services. Unfortunately I am going to have to take legal action but they really don’t seem to care about anyone or anything and I can back all of this up with photographic evidence, text messages and emails.

Management has changed about 10 times, and each time fees are added to my rent. We pay on time. We usually get an itemized statement of charges, but they have a new servicer for paying rent. The property manager says the third-party providers the details, and you email the 3-party, and they tell you the charges are coming from the office on the property. It’s a shame we are told each company will be better, but it has not been the case once again. Each time the property changes hands, the fees are being added. All this outrageous rent, no pool, and other amenities listed on your website are lies. The pool have y been open in 2 years. Got senior citizens pulling knives on children, and they continue to stay on the property. Kids can’t play at the park because of being bullied by older kids. I need to speak to someone e asap. This is ridiculous that you can’t even speak to corporate if you have a problem. You call to leave messages, and send emails, and no one responds.

You need to solve a problem…well too bad!!!! Nobody will be responding to you. There’s nobody to be held accountable for this mess of property. I’ve been a tenant for six years (first four was decent) but these last two years have been hell. The rent has increased recently but it’s not worth it. The only reason tenants stay is because it’s more expensive to move. If you could avoid the move to any of these properties, you most definitely should.

I had been waiting to move in August of 2021 when the door was kicked off the frame. So many problems from August 2021 to November 21,2021 when I finally got to move in. Experiencia negativa: This management company constructs new buildings, in areas where the environment doesn’t match the esthetic, and neglect the properties that need renovation and better management to properly address the concerns of its inhabitants. Meadowcreek Apartments On Dickerson Road, Goodlettsville, TN, is the worst!!!! The last incident that happened showed me just how much this company cares. My neighbor at the time, her son was shot outside my front door, with me feet away watching television on my couch. This complaint had been one of many, from children turning off my main electric outside, improper water flow, and don’t get me started about on how long the water stayed hot, 5 mins tops; to neglecting to provide weather strips, decaying water heater, to bed bugs and roaches! So you can imagine watching someone bleed out was the straw that broke my back. (Oh I forgot to mention, a young couple were in a domestic dispute and he armed himself with a pistol and a machine gun to threaten the new guy sitting in her car) I worked from home so I saw everything and is part of the reason I was so frustrated!! I tried bringing this first to the property, then to the management company, Elmington Properties, and didn’t get a response, so I filed BBB complaint. It was out of the scope so I took it further. The remedy from EP was to not renew my lease while letting others who clearly violated the lease, and who receives Social Security benefits and/or the housing voucher, were the ones violating the lease by disturbing others, with violent acts. I the office aware of several disturbances, but they were allowed to stay because the company is interested in making money than providing the environment advertise through pamphlets or as stated in the leasing agreement!! I mean the pool never open and when it was it was it cleaned or had trash floating in the water or scattered about the area. I would not give them a star but I have to give them one to leave a comment!!! Do not be fooled by the various properties constructed and managed by this company. They care more about keeping the units occupied, generating money, than the safety of all people. Take note the low rent is directly equivalent to the attention of care, regard and customer service you’ll receive: low, moderate and close to none! Save your money and time and go elsewhere!

I have been repeatedly trying to contact someone in regards to receiving my deposit after moving out and have yet to have any of my calls returned. I also sent a numerous amount of emails that have and have had no response. I am very disappointed in the customer service provided and will proceed with seeking legal help!
Experiencia negativa: We inspected the fire hydrants and fire extinguishers at Park Place Apartments managed by Elmington Property Management in August of last year. We invoiced this service on September 15th 2022. Here it is March 22nd, 2023 and we have still yet to receive payment. It's almost impossible to get someone on the phone especially if you're a contractor looking to receive payment for services you provided. I have tried to contact Antasia Jenkins nearly once a week for 4 months now and have not heard a single word. This is the second time in two years that this has happened. Antasia contacts me saying she needs us to help her out so she's in compliance with the city and then after the inspection she ghosts us. Took over 8 months for Elmington to pay us in 2022 for a 2021 inspection lets see how long they will hold out in 2023. Very unprofessional company.
Experiencia negativa: I’m sad to report an unsatisfactory review since Elmington Property Management has taken over Summer Chase Apartments. Rent increases are outrageous - mine personally raised 50% over the past 2 years. I have lived at Summer Chase 6 years and am sad to be leaving. Updates were promised and never spoken of again, yet rent still increases. Trash overflows, dog poop fills the muddy yards, broken mailboxes lay on the ground. The management style is passive and cold. Maintenance is unhappy and uncomfortably frank. Our new neighbors have become increasingly unsafe and loud - the screening process lacking in various way. Our neighborhood smells of drugs. I have witnessed police called and have seen domestic violence outside my windows in the neighborhood. People who I believed to have should been evicted have remained. And I, a good standing resident, has had to make the decision to move. I pay rent on time and am respectful of the property and my neighbors, yet I experience the consequences of poor management.
Experiencia negativa: I have never seen such a unorganized company in my life. They don't pay contractors on time at all .we have had to fight tooth and nail for our money to the point that we're now having to file leins on them and the properties they manage .do not do business with these people they are horrible to deal with I have placed a lein on the properties they manage are currently filling charges for theft of services and several other lawsuits will follow. If your a contractor stay away from this property management company, you will not get paid without a fight And knelson@elmington does not resolve nothing at all. So dont email that email thinking your gonna get resolution cause they never check it. Again elmington properties is a huge joke. They even took their website down and changed the name of it when they opend a new one. .you cant even leave a review on the new site lol.

Experiencia negativa: My husband and I started renting at the Monroe apartment complex in New Albany, IN March of 2022. We tried several times to contact the office about issues inside the apartment including bed bugs that were present at move in, mold, leaking pipes, a hole in the upstairs floor that my child almost fell through, a faulty rail that caused my child a hospital trip and a broken stair that caused several falls. We also tried to contact the office to renew our lease several times by phone and email with no response. We had gone out of town to attend the funeral of my baby brother and came back to the locks changed with all our belongings and both animals locked inside, including my service dog in training. We again tried several times to contact the office multiple times a day to find out why with no response or answer. We went to check the key again and all of our belongings had been removed. These items included family heirlooms from deceased relatives, my service dog in training, my ESA cat and above everything my father-in-law's ashes. No notices were given in any form about the locks being changed or the removal of our belongings. As well as we were not told where our animals were taken to.they made no attempt to get anything back to us. There was never any attempt by phone, email or in writing given that they were coming into the apartment for any reason, that the locks were being changed or that our belongings were being removed. There was also zero reason for any of this to happen.
