Experiencia negativa: WARNING: REAL ESTATE INVESTORS! DO NOT HIRE EVERNEST This is a terrible property management company! As an out of state investor, I was assured their national presence enabled them to be efficient and effective with property management. I hired and fired them within 3 months. In that time, I had three different property managers, some were not responsive to emails or calls, another was based in a different country had just started with the company and would not answer even after I would call over 20 times in one day, leave voicemails and follow up with emails. Under the last property manager (Cabrin Mills), my property was broken into by squatters and they stole the HVAC coil ($1,600 expense). Evernest agreed to pay but never did. The property was broken into because the last PM did not secure the property properly and left the home open over the weekend. I had to hire HOUSE GUYS USA (HIGHLY RECOMMENDED) to secure the property and turn it around where it is now under a contract with a tenant. SAVE YOUR TIME, MONEY AND MENTAL HEALH and DO NOT WORK WITH EVERNEST.

Experiencia negativa: I am trying to get a home. I filled out one application and that one was approved. Yet, a day later was told the landlord don’t accept housing vouchers. So I told them I can go to another unit and they told me my application was transferred to another property. So I waited! I told them I have to be out by the end of this month. I had to literally beg him to tell me the truth on my now SECOND so called application transfer. He said he is not a section 8 coordinator. Some guy named Fernando is. I asked to talk to him and I did. I was told it was already an applicant getting processed. So I asked to get another transfer. Guess what?!! It so called got transferred!!! Two days later!! It’s no longer available!! Ben getting the run arounds with them since August 8th! I am now working with my local bono lawyer.

Experiencia negativa: I will agree with all these recent reviews. I was trying to rent a property and it wasnt kept up. But im handy and was more than willing to do the work myself cause I wanted the address. They had issues with my documents saying they are not in pdf format when they were. Its as if they wanted that house to go to someone else. The lack of communication was crazy with them. I paid 65 for the application to be told that they cant have my documents read. Place is a scam.

Experiencia negativa: Very unprofessional property management company. Save your sanity and your wallet, and find someone else. I'm an out of state investor who lives 1,000 miles away. I entrusted my property to these people. When the Tennant moved out, they apparently left a dead animal in a bin in the basement. Everest did nothing about it during their "move out inspection". I hired a Realtor to sell the property.... the Realtor discovered it, said the house reeks like dead animal. Evenest's response was "It is not our responsibility" Had they called me right after, explained the situation and told me I needed to hire someone to remove the dead animal...fine. But they didn't even do that. They left it for a week, which will cost me a lot of money to get rid of the smell. I'm considering a lawsuit against them. Again, DO NOT entrust these people with your property. It will make your life worse.

Experiencia negativa: We are a retired couple with just one rental property and had good experience with Evernest until this year. Our renters are way behind in rent. I had to contact the company about this and had 3 calls set up with Cabrin Mills which he set the day and time for but he never made any of them. When I asked for his managers' contact information, Jason Arnold never responded to my request, either. When I called the office number, the contact center person, Trina Tizon refused to transfer me to the corporate office. I still do not know the status of our eviction despite paying for eviction protection. Cabrin Mills states they are understaffed. IF YOU HAVE JUST ONE OR A FEW RENTAL PROPERTIES, THINK TWICE ABOUT USING EVERNEST.

Experiencia negativa: I signed up with Evernest as my property management company. From the very beginning I had horrible communication issues. I went through multiple different reps who all lacked communication and would not respond to questions regarding the monthly accounting statements. There was always a issue that could not be fixed. It also took me over 2 months to see my first statement. I canceled with them and my new property management company has monthly statements that were accurate showing all rent received. They also return phone calls. With Evernest you have to call a dozen times to get a phone call returned.

Experiencia negativa: ️️️I am extremely disappointed with my experience renting from Everest Property Management. From the very beginning, it was clear that the property was not properly maintained or prepared for a new tenant. The unit was dirty upon move-in, and I had to clean it myself just to make it livable. Since moving in, I have dealt with ongoing maintenance issues—including pest infestations, leaks, HVAC failures & etc that were either ignored or temporarily patched. Requests for repairs are often delayed or completely disregarded, showing a clear lack of responsibility from management. Despite the poor living conditions, Everest has raised the rent, which feels both unfair and unacceptable given the declining condition of the property. I’ve kept documentation of every issue, every ignored request, and every attempt I made to work things out professionally. Unfortunately, I’ve had to escalate matters to the local housing authorities due to the ongoing neglect. No tenant should have to deal with unsafe or unclean living conditions while paying full rent. I do not recommend Everest Property Management to anyone looking for a safe, well-maintained, and professionally managed home. Tenants deserve better—and Everest has failed to meet even the most basic standards of care and accountability. Here are some of the pictures on my move in day . The house was trashed . Window busted . Carpet had dog poop everywhere . No ac , water was broken . No an appliances . Do NOT RENT ‼️‼️‼️‼️‼️

Experiencia negativa: This has been the worst company I have ever dealt with. When it’s time for rent to be due they are available without a doubt but any other time it’s like pulling teeth. In the winter I went weeks without heat due to the furnace being faulty and shortage in the wires. I was told to “turn on your oven” instead of them coming to fix the problem. Now that it’s hot out I now have to deal with no ac due to the ac unit being faulty to the point where the unit cuts off and has now flooded my upstairs someway some how and its now coming into the dining room downstairs. It’s a matter of time before the floor comes through the ceiling. I have contacted both maintenance as well as corporate and have yet to get a response solving the issue but yet I’m expected to have rent in full every month on time. I have wires hanging randomly throughout the house. For this to be a brand new house there are cracks all throughout the home as if I been staying here for decades. I feel as if I am living under a slumlord. I am in the process of contacting an attorney to handle the matter because I am at my last straw!!

Experiencia fantástica: Our experience with Everest has been great so far. The onboarding process was quick, easy, and communication was good. After moving in, the house we moved into had quite a few small issues with it that they worked with us every step of the way on to get resolved. Then we discovered that the house had a plumbing leak under the house that was leaking sewage into the crawlspace. While it was a bad situation, Evernest made sure to help us get it fixed and now we are very happy with our home, all the maintenance that we go done, and the customer service from Evernest. We can only speak from our experience, but they've done right by us and we would recommend.

Experiencia negativa: I’m a professional real estate agent in WA and also managing 20+ properties. I knew this wasn’t the right decision right after I made a contract with them. The sales representative was too nice until they got the business opportunity, then rest of the process was horrible. They NEVER toured the property nor making any efforts to identified the tenants, but they enforced me to grab the tenant whoever submit the application first time(which I rejected), also they made modifications my property WITHOUT owner’s permission and charged me unknown fees and expenses. I ended up to contact my tenant directly to notify the vacate notice, make sure the final walkthrough, and now we are having a problem with key exchange because they changed the house key without my permission, our copy didn’t work to enter the house now. I regret to work with them even I knew this will be in trouble. I thought I could handle most of the things without having them because I didn’t want to get involved with but I ended up to sell my house. It’s a tough to manage from out of states and I picked out the wrong company. I’m glad to see other zero star review, I was not the only one who had the same experience. Avoid this company.

Experiencia negativa: They took over management, were notified of rental inspections required, told me they completed said inspections/repairs (which I paid for), placed a tenant. Then city notified me inspection failed, tenants had to vacate. Having to back-pay 4 months rent.

Experiencia negativa: 0 stars in communication. This company don’t care about anything but making sure you pay your rent. My refrigerator have been at 65° for going on 3 weeks, they have been terrible at taking care of anything. So we have to pay for a new refrigerator and pay rent. With no help or communication from this terrible company. Everybody needs to be retrained in their role or even a training on how to communicate and work with a sense of urgency.

Experiencia negativa: I would give 0stars if I could! Terrible! My family and I have been at our property for 3 years now and never had such an awful experience with a property management. We didn’t get notified of a rent increase of $100 would be added to our renewal paperwork until a month before our current lease would be expired (which our current lease requires a 60day notice). Not to mention I had to call every day for weeks to even get a renewal agreement even sent to us. We are on our 4th consultant/leasing agent and they never answer, or call first, they promise things will be fixed but never do anything to fix the issues. We had emails stating the 39.99 benefit package would be taken off of our renewal agreement as long as their third-party approved our renters insurance which we’ve had at the property the whole time being here. we got approval and have everything in email and they are trying to still charge us for the benefit package after having written proof they stated we couldn’t be charged in our renewal lease. They don’t work at the office so don’t even try to go there. They also had us waiting to get our heat fixed for days with a newborn in the winter when it was below freezing. We love our Property , but Evernest needs to be reported we are looking to get fair housing involved as I work in property management and my fiancée is a realtor we know this is not right.

Experiencia negativa: Absolute worst property management company I’ve had to work with. They took over a property we’ve lived in for over 10 years recently and added a bunch of fees without notifying us. After speaking with my rep, they apologized and said it would be rectified immediately. 4 months later, charges are still there with late fees added in. I’ve had 3 local reps in 4 months all saying it would be “escalated” and handled. Still nothing.

They want you to pay a deposit and wait 10-15 days after you pay to be able to move in . Only for them to call and say the property isn’t available anymore on the day you’re supposed to move in !

Experiencia negativa: One of the worst experiences I have had in a long time. Everything was very “smooth” while they were collecting over 2k in move in costs. Then move in day, Julian “suddenly” discovered there was a leak on the property and emailed me at 8 am to tell me I could move in but there was no running water. When I called at 12 pm to get an update he was incredibly rude, told me there was no ETA and when I brought up other concerns (the property being dirty, moldy, having urine in the toilet and on the floor, there being a huge hole in the drywall- the list goes on) Julian told me it was my responsibility to complete a move in clean on the property, refused to connect me to a supervisor, refused to give appropriate contact information and hung up. My lease, deposit and everything on my part was signed and delivered at least a month in advance to Evernest and they waited til the morning I was supposed to move to tell me via email there were issues. Today is “day 2” of my lease and I still haven't begun to move in as the property is uninhabitable and there are zero solutions being offered. I was told yesterday they wanted me to wait at the house between 8-5 today for a water meter to be installed on the property! This message came from someone I haven’t dealt with at all and also makes no sense as to why a property connected to city water wouldn’t have a water meter on it? I am genuinely hoping my experience improves but this doesn’t show promise in the way this has been handled. Save yourself the trouble. Don’t rent from them. -- Editing to add further experience after living here for a year. I definitely will not be renewing my lease. Throughout my tenancy, management and maintenance has been terrible. A long list of maintenance concerns has been listed and reported through various channels and they have gone unfixed. I had to incur the cost of a new fridge, fixing the fence, hiring a private plumber, and several handymen to fix things Evernest either wouldn't respond to or "fixed". An example of this is not having working water for a week from my shower or sinks. The vendor they sent out not only complained about coming out, but then broke off a plastic snake in my tub drain and left it without mention to me. The issue continued, and I had to hire a plumber due to no response from management at a $540 out-of-pocket expense. This plumber fixed the issue and found the broken off snake in my tub drain from Evernest's "vendor". Overall, in basic maintenance costs that have fallen to me and are the responsibility of the management, I have spent around $1800 out of pocket during my tenancy. Their resident benefits program is a joke. It does nothing to help you and they won't waive additional charges. They kept sending me the wrong HVAC filter sizes and continued to give me the run around as numerous attempts to contact them resulted in not a single person knowing how to change the requested filter size that gets sent as a "part" of the resident benefits charges. Additionally they will not prorate you on rent without a fight, reimburse out of pocket costs for non response, and even went so far as to "lose" my notice to vacate that I turned in 2 months before my lease end. My advice is don't rent from them, and if you do, keep copies of EVERYTHING. They are slumlords 100% Stay away.

Kansas City, Missouri's new source-of-income discrimination ordinance, Ordinance No. 231019, prohibits landlords from denying housing to tenants based on their source of income, including Section 8 housing vouchers. The ordinance went into effect in August 2024 yet they do not follow the law at all

Experiencia negativa: I am three months into my lease and I cannot find one good thing to say about this company. Everyone we have dealt with has been awful, and then all the sudden "no longer works there". The house was gross when we moved in, it has had plumbing issues the entire time that they refuse to fix, and the way we pay rent is confusing and leaves us nervous about being charged (our account constantly says we have passed due bills, but our account balance is $0). Easily the worst property management experience I have ever had

Experiencia negativa: AWFUL EXPERIENCE, if you are a tenant or property owner looking for a management company STEER CLEAR. Companies like Evernest represent everything wrong with the housing system. I'm writing this here since you all refuse to respond to me yet CONTINUALLY ask me to pay an additional $800 for made up damages despite the $200 reimbursement you already issued from my security deposit. The threats of reporting this made up debt to the credit bureaus are quite laughable. At this point I would be more than happy to spend my energy and resources in a court setting, purely to prove a point. I am highly disappointed by Evernest’s overall communication, action throughout my stay, and more specifically my move out. Evernest began managing the home I stayed in during my lease with another company. The first red flag I should have seen was with the new lease that stated there was no mold in the home. *They knew* I paid for mold testing and confirmed there was black mold which I did because my brand-new dressers were quite literally cracking & COVERED in mold earlier that year. The lack of a sump pump in the basement ran me hundreds of dollars. And of course black mold was found again. I worked for a roofing company at the time and they let a lady move in the unit upstairs while there was an actual hole in her bathroom ceiling which they contracted my company out to fix AFTER her move in. Upon move out, I was charged for outrageous things that were never stated in the lease such as tree trimming...(there is one tree in the front yard). Grass growth and lawn care (even though the upstairs unit was still occupied, only patches of grass grow, and I spent 2 hours removing random leaves/stones/trash that had been there since my initial move-in). A ceiling repair (caused by the upstair tenants shower leaking into my room for OVER A MONTH despite my numerous attempts to get their help and them saying they will fix the ceiling while I still stayed there). Rescreening windows (I never touched the screens on the windows). And a bunch of other things that were not general wear and tear caused by my stay. Additionally, I paid $400 for cleaning per the move out check-list (yet they charged me a cleaning fee) despite spending an entire day deep cleaning a unit that wasn’t dirty to begin with. My unit was so clean you could have ATE off the ground. Not only did their breakdown go against tenant laws and my tenant responsibilities based on the lease I signed, it shows Evernest’s morals which prove to be purely money based. Aside from that, I would like to note how disappointed I am. The lack of follow up on maintenance requests. Not providing proof of said damages or having record of my security deposit when it came time for deductions even after I sent proof of the deposit directly from the previous property management. The sheer lack of knowledge across the entire Evernest team. The lack of communication within their OWN team, tenants, the homeowner, & realtor (who was directly in contact with me after not hearing back from Evernest. I had to leave work on multiple occasions and schedule showings with random people because the owner wanted to sell his home). Moving forward, I would highly advise against acquiring a property if it’s currently occupied by tenants seeing as there was no thorough initial inspection. ESPECIALLY not homes that you know are quick flips and will have problems. I provided photos of the home considering it wasn’t in good condition upon move in 2 years ago which you ignored. Save yourself the headache and find a management company that values integrity and customer satisfaction. 9/5/24: I decided not to post this when I originally moved out of 520 Sandusky Ave in KCK back in April because they sent me a $200 check for the original $1000 security deposit. They’ve emailed me again asking me to pay the made up $800 that was already paid. & now another $800 bill over dated over month past I moved out? & I’m just now getting it? What is your guys deal?

Experiencia negativa: I would give zero stars if I could. Don’t expect to ever get a response from management in a timely manner and if you’re planning to rent somewhere for a few years, you can expect them to add a ton of bogus fees at lease renewal under the guise of providing “benefits”. I would not recommend renting from a property under Evernest’s management.

Experiencia negativa: I made an appointment to view a property. Got the info to access the lock box and did a self tour. We liked the property so I called Evernest to tell them I wanted to submit an application. The person that I spoke with said it was no longer available. I got several messages telling me it was available but nothing to say it was no longer available. I wasted over an hour and 2 gallons of gas. And now we’re back to square one but I won’t tour anything listed by Evernest.

I can only speak for myself and from the experience I've had and I can honestly say that Amanda Lizana from Evernest has been exactly who I needed when I was in need. Experiencia negativa: I had an awful experience with Evernest. Their communication is abysmal. They took ages to respond to my inquiries, and when they did, it was clear they could not help with my issue. The only thing they seemed prompt about was taking my application fee. Despite numerous follow-ups, I never received a clear answer about the status of my application. It feels like they're just after the fees without any intention of providing actual service. Save your time and money and look elsewhere!

Experiencia negativa: PLEASE READ THE ONE STAR REVIEWS BEFORE APPLYING, sadly I did not read the review before applying, I WISH I HAD!! theres something to be said when most of the poor review have happened within the last 12 months and all are listing the same complaints. The company claims its equal housing opportunity (LIE) Im a single mother and college student with housing vouchers (that covered the entire amount of what would have been my rent) I met all of the qualifications listed and verified with a lady on the phone BEFORE submitting my application and paying the 65 dollars for the application. Money I clearly don’t have to just give away, less than 24 hrs later I get a notification from (findig) the third party application site they use saying it declined my application and it would not be refunded. An hour later I get an automated text saying you can go look and apply for some of our other properties. Me being Me, I responded saying why the hell would I pay you more money to be denied without merit because of my voucher. surprisingly a human responded saying the accept vouchers and I should try another property.... uh NO since your a person can you call me? He says yes but doesn’t , so I call him (the property’s agent/ handler)whatever he was no help. Couldn't tell me why I was denied when I come with guaranteed on time rent. all he could say was I should receive another email from evernest not findig saying why I was declined. Before application I've never had an issue or been denied on a housing application EVER.

Experiencia negativa: Wouldn't do business with them. They take multiple peoples application fees that are not refundable when they already have people. That's the wrong way to do business. If the current people fall through then move to the next. Taking non refundable app fees from everyone is ridiculous when you already have applications.

Experiencia negativa: Update 4/17/24 FYI The reason they even have any kind of five star reviews is Julian the person you'll be in contact with with the apartment will beg you for a five-star review every single day before you actually move into the property so they're not actually earned the man bothers you and fishes for those reviews.The mold situation Inverness and the homeowner we're trying to do it as cheaply as possible so we literally had four different companies come out to investigate the mold. Here's the hilarious thing they found more so now the job became even bigger so instead of just having to do the whole bathroom they had to do the entire floor of the whole house because it had active mold spores all over it. So they finally paid to get all that done and to replace the shower wall that was taken out to get to the mold. But of course the owner was so cheap she was trying to reuse the wall with the mold on it and put it back in lmao . She literally message us "can't we just clean it or something?" Since she couldn't find a single contractor that would do something that stupid she finally agreed with evernest to purchase a new shower wall but when I say cheap I literally don't think there is a cheaper shower wall available in the entire world market. If you touch any part of the shower walls they flex back and forth because they're so flimsy. And when they put the shower back of course they didn't put any new insulation in there so there's just no insulation in the walls. A matter of fact I don't think there's any insulation in the house that weekend January where it was below freezing the pipes froze and we had a $700 electric bill. Also added to the fun we've caught five mice and are mice trap since we've been here. And we're literally eating pre-packaged food and drinks because we're afraid to cook in this terrible place. The doors are so cheap in this place because of the cold weather all of the doors are physically splitting apart because the wood I don't even know if I can call it wood it's almost like a wood sliver is coming apart from the doors. The subfloor is all messed up and there's random holes and dips in it because they've had termites at one point and didn't repair the subfloor. The yard was so filthy since we've been here we filled five leaf bags filled with broken glass. And the bathroom window broke while I was doing laundry and for some reason that's your responsibility. Oh and the random shootings totally worth 1450 a month and the great thing is it's written in your lease that it actually goes up every year no matter what so they want you to fix everything and then charge you more next year. So if you're looking at 4110 Flora Ave or any evernest property I can truly recommend being homeless is better. At least their neighborhood cats there they also poop on the side of the house.

Experiencia negativa: I would give 0 if I could. Do not use these people. Fraud!!!! The stole my daughter's money and day of walk through told her there was no water turned on, a hole in the wall and urine in filthy toilet. They will not answer her calls or our family calls. She has been lied to and they stole the deposit money before she moved in. Not even a water meter on property the day that she was supposed to move! They need to be investigated and legal action taken against them.

Experiencia negativa: **Update** There's a "benefit package" that originally included renter's insurance. However, now that it's renewal time, things have changed such that the "benefit package 2.0" no longer includes renter's insurance but remains the same cost. Then there's the added "benefit" of a newly required "building protection plan" cost. Neither of these are negotiable per Evernest customer service. Star rating dramatically dropped in my eyes. My experience with Evernest has a good one so far. Julián, my leasing coordinator, has done a great job answering any questions I have had as well as provided good information to make the rental process painless.

The next day he called me in regards to the locations I was interested in. I told him the problem I was having from the night before w their site. He worked his magic fixed the problem.
