Experiencia negativa: The ad on Craigslist is miss leading and they don't care if people will be homeless. The felony thing is total lies even if I didn't stay there I couldn't pay for a little girl and her mom to be in a home. Over something that happened 17 years ago. What business turns that down. Full cash to pay for everything. Bravo ladies. The only kind person was Lisa. But she's not the one who makes the decisions. But however I will say Lisa is very kind and understanding person. The apartments were not all bad. One had old food in refrigerator. Other than that I'm angry with being mislead

Experiencia negativa: I reported a leakage from my ceiling on January 1st early in the morning. The maintenance guy came to my unit and informed me that he had told to the tenants in the apartment above mine to not use their sink because it was broke. Three day later the ceiling is still leaking. For three days the ceiling has been leaking non stop without being fixed. I am afraid the ceiling will fall down due to water damage. Unbelievable but true.

Experiencia positiva: The apartments where I am are pretty affordable, considering what I've heard other people are paying. I'm comfortable. Everything isn't perfect, but the place works for me. The main things that I appreciate are maintenance and property management personnel. Whenever I've called about something that needs repairing or replacing, they show up. There's only been a few times in the 8 years in my residence when they've delayed or not shown up when I've called. I called them today about a faulty outlet in my kitchen, and they showed up in about 90 minutes to replace it. It's not always that fast, but it's usually the same day. If not, someone usually calls to alert me of the delay. The other thing is when I've had a problem with paying rent, I've been able to have a conversation with the accounts person, who let me know the scope and duration for possible eviction, and were willing to work with me so I can get back on track. No place I've lived has been perfect, but I'm pleased with Broadway Management's service.

Experiencia negativa: These guys are a total joke. Below was the original review. Moved in with a partner to another building several years later. Leaked the whole time, rampant mold throughout the walls and ceilings, a horribly installed shower (also very moldy) and even after multiple cases with city code enforcement, nothing has been fixed more than some patches. We've had a wall in our kitchen replastered multiple times in three years and the decay returns promptly. Don't know how these people are allowed to operate. Wish I could give zero stars (Original review) I have been renting from BMG for one year and my hot water has already gone out 5 or 6 times, most of those occurrences lasting multiple days. Maintanance is slow to respond, if at all, and it seems like plumbing issues never actually get fixed. In the midst of a pandemic, when it is ESPECIALLY important to have hot water to clean, Broadway has shut mine off for a "water heater change." This has gone on for four days now. Yesterday when I checked the tap to see if the heater was working again, the water started to run piss-yellow. Another thing: During this coronavirus pandemic, I lost my job and had to postpone moving because I had no money and no way to even go look at apartments. I had to extend my lease for 2 months. Broadway raised my rent about 60 dollars for the first month over my lease and supposedly raising again for the second month. EVEN UNDER UNPRECEDENTED CIRCUMSTANCES WHEN A GOOD PERCENTAGE OF PEOPLE LOST THEIR JOBS THEY ARE STILL RAISING RENT AND NOT KEEPING UP WITH BASIC UTILITIES. In short, it seems that BMG cares only about money and dont care about your living situation whatsoever. Please do yourself a favor and look elsewhere.

Experiencia fantástica: Updated review: Much respect to everybody involved in maintenance! All friendly and keep you updated Thanks to Doug our plumber! I recently sent an email about small issues in my apt, even more recently its all handled very professionally now from start to finish, kitchen & bathroom!! First review: Every time I visited or called, Misty & Lisa helped me with every step, from touring apartments, to understanding every detail, all while being friendly and professional. They helped me all throughout winter and all while I had upcoming court dates, which I felt open to talking with them about, and I was still approved for my first and only application!! They have very reliable business hours, even being open Saturdays and later till 7pm on Wednesdays! Keep in mind if people do a review; they are more likely the select few that have had issues; don't let that deter you from renting with these people! Bless Broadway Management Group; they've been in business since 1992. They're not going anywhere! I'm typing this from my apartment that I genuinely love everything about. Big thank you to everyone involved.

Experiencia negativa: **Buyer beware *** ILLEGAL ACTIVITY Was given an apartment that wasn’t legally inspected, took a whole extra month to get in because of illegal renting. I had to threaten the owner of the company with criminal charges in order to get them to do what they need to do. As far as compensating the time, I didn’t have a place to say because of their mistake. The emergency line is a lie. It is 92° outside and I don’t have an air conditioner in my home and my windows. Don’t even open. My toilet was broken. It took a whole month to get it fixed. Holes all over the apartment and my door literally had no weatherstripping and there was a 2 inch gap underneath where ants kept coming in.

Experiencia negativa: Renting a place in Newport and the management company refuses to help fix the ac unit during a heat wave. Company is MIA 90% of times an issue arises. If you ever do get a hold of someone they are usually going to have an attitude and act unprofessional. Unhelpful and terrible management.

Experiencia fantástica: BMG has been wonderful to work with. Anytime we have any maintenance problems, they are quick to get them resolved. Our fence was leaning pretty bad and BGM sent out Bert and Cody to replace a post. They were able to get the job done as quickly and professional as possible. They also put in a work order for our a/c that has been acting up and got a technician scheduled to come out the next day. I would recommend BMG, they have truly been one of the best management companies we have worked with. Update: We woke up Monday morning (9-9-24) to our toilet not flushing. I called BMG as soon as they opened. Bert came out within the hour to come resolve the issue. Not only did he fix the toilet but he also replaced the bathroom faucet for us. Bert always goes above and beyond and we really appreciate him. He is always professional, courteous, and cleans up whatever mess is made in the process. I would recommend BMG. They are still one of the best management companies we have worked with.

Experiencia negativa: When we moved out the inspector said that there were no issues or damages but we never received our deposit back. We blew it off but now I'm learning that they sent us to collections for damages that we were never told about. Plus we left a forwarding address and they never sent us any paperwork about it. When I called to dispute this the accountant was extremely rude and acted as if she couldn't do anything about it. DO NOT RENT FROM THEM.

Experiencia negativa: Sent me to collections months after I moved out claiming I didn’t pay the last 3 months of my rent. Never called me nor emailed or sent letters before letting it be bought by an agency and putting it on my credit. No paperwork or proof given to the collection agency either. If I was truly 3 months late on rent how was I not evicted after 1? That makes no sense. Now claiming I owe them $2500. Where are you even getting this number from? Will not explain anything to me on the phone and lady on the phone told me they don’t own those apartments anymore. Ok, then why did I drive by to see your sign posted at the beginning of Francis Avenue? If you don’t own them why is your sign there? Liars and thieves. To anyone reading rent any other apartments these apartments on Francis Avenue are filled with roaches. We had to get rid of everything we own and rebuy everything. Thank god we had a hefty savings.

Experiencia negativa: The plumber did a good job fixing My maintenance request I'm thankful & I appreciate His manners as well. I was homeless when I moved into this apartment in freezing December & I honestly regret it. I would have been better off staying homeless dees ppl robbed Me for $1800 . Just kept My deposit and the insects mold in the walls mildew. & they do a shake down every year to see if You have receipts of payment if You do not You will have to back pay or get evicted. One way or another You will regret doing business with them financially or with your roof falling in or getting sick from insect bite or the mold in the walls

Experiencia fantástica: I am currently looking for an apartment. I came by and got the keys to 3 properties. The girl who works in the office is courteous and takes her job very seriously. I loved the apartments in old louisville. Another great thing about Broadway Management is they actually answer the phone. You don't have to leave a bunch of messages and hope they get back to you.

Experiencia fantástica: After so many months of waiting Vernon came in and got me together. He was so polite and very apologetic for my fall and tardiness of she work. He didn’t complain just jumped in and went to work. Before leaving he went over everything he could do and get done. I truly appreciate the kindness and quick response and action after waiting so long. If you want Courtesy and politeness and a very on the spot maintenance tell them you want him to make you feel satisfied. Thank you Mr Vernon for your quickness and patience even when I had to leave for my doctors appointment you stayed right in there.

Experiencia negativa: Don’t listen to the new reviews with good ratings, they are incentivized reviews to try to boost themselves back up. Plus a lot of them are from the office employees pretending to be tenants. Broadway has a couple decades long track record of being slumlords. Just look on reddit, yelp, or the taglines on google being “roaches” and “mold.” They never once tried to help us or any of the other tenants on our street. They don’t deserve to be in business and will be reported to the BBB. If you ever have issues with holes in walls, appliances breaking, roaches from disgusting neighbors, or anything of that nature they will not help. We never even signed a lease with them and when they decided to sue us they attached a copy of someone else’s lease with their payment information and SSN. They claim I never paid rent for months I did and have receipts saying received by leasing office. I am now disputing it with the collection agency they sent it to because they were too cowardly to contact me first before putting this on my credit. You know why? Because they know they were wrong. Good luck getting your money from me you’ll never get it.

Experiencia positiva: Many can relate in having enough worries on our minds. However, there is one less thing I no long have to worry about. Which is repairs needing to be made in my apartment. Brings me at ease. Knowing I can always count on the task at hand to get attended to within a timely fashion. With that said, Shot out to Mr. Burk. Like to give him praise. I’m aware of the difficulties the maintenance job can be. Yet, he stays with a friendly demeanor, professional, very knowledgeable and goes above and beyond. Most recently I had a problem with my oven. Not only he was in and out in no time. The mess is always cleaned up after, made you aware of how the problem was fixed and checked with you to see if there were any other problems that could be resolved before he leaves. That’s good caring service if you ask me. I’m very grateful for the maintenance staff. Thank you and keep up the good work.

Experiencia fantástica: Bert and Trey from maintenance came over to fix some siding that fell off in a wind storm. Not only did they fix that, but they spotted another issue with the concrete on our porch and also fixed that. Both issues were fixed within two hours and they both did a wonderful job! Thank you!

Experiencia negativa: DO NOT GO HERE❗️ After completing a 2 year lease, they are charging me $2300. Never got my security deposit back, and they never itemized what the $2300 was for. We had to call someone because a bathroom pipe busted in the basement, we called Broadway first. When they wouldn’t fix it, we called someone over Health. I feel as though the $2300 is revenge for that. Now it’s in the public.

Experiencia negativa: Where do I start, lots of properties, and you have to pay $40 (refunded if keys returned same day) to view 3 of them before you apply to live there, at that time, the apartments still need all repairs from last tenant, so your paying $100 to submit your application and then waiting for it to be ready to move in. If they don't move quick enough you have to submit more applications with fees. While in the office I heard the lady tell this man $100 application fee per adult over 18. So your going to want to not mention you and your spouse have 4 adult children living with u still, I liked the fact that there was a nice variety of apartments that are in old houses instead of complexes, but you really don't know what your end result will be when applying, they also have no pictures online, that's the minimum they could take them after they fix it up from the last tenant. That makes too much sense to provide a sense of what you're going to be paying $100 for a chance to be living in when they are ready? A month? 5 months who knows

Experiencia negativa: The account manager Sharon Lampkin was very very unprofessional and rude, they never call u back unless u contact Hr( who is nice), I WAS CHEATED OUT OF MY DEPOSITE by these terrible workers JADE, SHARON ( Account Manager) and whoever SUSZI Hutson lady is, they we all very rude and lazy as well, you can tell there home life must suck bc they are completely miserable .. Experiencia negativa: They just give a key to look at rentals they have not seen themselves. All of them are filthy with mold and dirt. One I went to look at had feces in the toilet, dirty, dusty, and smelly.

Experiencia negativa: The building at 215 West Lee Street hasnt had working boiler heat since February of 2023. They have worked on it a few times in the Spring but failed until April when they gave up. Since fall/winter is setting in again, Ive made it clear several times the heat is still not working but those work requests go unresolved. The cockroach infestation is out of control. I watched 500 tiny cockroaches crawl out of an electric outlet while plugging in an electric heater. I am furious. My lease is up December 1st. After living at this location for 5 years now, I will not be renewing my lease. As affordable as these apartments are, they are not safe for anyone to live in.

Experiencia negativa: Wow wow WOW… it is an absolute sheer SCAM! They have another sister website called rentcafé. They tell you to go apply on there and then when you follow up nothing happens for months and then they tell you price is different than what is quoted online!!! It took me months to get my application fee back! Such a headache.

Experiencia negativa: Why have I not received my deposit I moved out almost a year ago ,when I moved to another apartment with broadway management I got my deposit within a week, I moved elsewhere due to personal reasons & everyone in the office has gave me a runaround saying they don’t handle deposits so they gave me the woman’s number who supposedly does the deposits phone number I spoke with her once she told me she was going mail me the check NEVER did ,if I go in they give me the same woman’s number & she doesn’t answer .I believe the name of the woman is Susan . Not to mention my apartment was for sure move in ready we worked very hard cleaning my walk out paper got wrote up the day we did the walk out I signed & everything STILL NO DEPOSIT! Caution when moving here they also have a rat & roach problem very old property

Experiencia negativa: It's hard to get any information about any apartment i don't like the fact we do walk the through by ourselves because I rather have the property manager with me just in case I have questions or anything that needs to be fixed then I don't like that they don't update their website because I've applied to different apartments and they will say oh that's been rented out or they say we can't fill out an application until we view the apartment if I give you $20 for the keys doesn't mean I'm leaving to go see your apartment I've been having my gut feeling about renting from them and today I just decided to go through their yelp reviews and Google reviews and me having a major phobia of mice I couldn't stay in nun of their apartments being that's a big complaint sorry you lost a potential renter I suggest you guys start to fix your units before trying to rent and provide more photos on your website being most of the pics show only the outside sorry I would love to see the inside before I drive to a place

Experiencia negativa: If I could give a negative star rating I would. Me and my wife were on a month to month leases. With another company when the house we lived in. Was purchased by Broadway management group. They tried to force us into another lease. We definitely refused to do so especially with their track record. Then we gave a notice had to cancel it. Then gave another 30 day notice. They claim we never did so now that I'm trying to move. I have a collections from them. The crazy thing is we never even signed anything with this company. If this happened to us without even signing a lease. I can only imagine what what they do to their actual tenants.

Experiencia negativa: Make sure my rent is paid a month ahead and so far received 2 pay to vacant notices . The accounting dept sucks and definitely not a good place to rent from ! I can’t wait until I can afford a house . Been a tenant of Broadway management group for 4 months now and I’m already ready to move out!!!

Experiencia negativa: We are renting an apartment from them just called to say some thing about no dumpsters on the property and was informed that the property was sold and hung up on. I’m just gonna let this sit right here that means my banking information and everything has been going elsewhere for 2 to 3 months and nobody informed us now we’re sitting here with no trash, cans and rats running around. You guys are the worst and I’m not even from here, visiting teaching from Paducah Kentucky.

Experiencia fantástica: I visited the office this past Saturday to look for a new apartment. My experience with the Move-In Coordinator Jade was fabulous. She explained everything concisely in a way that was easy to understand, allowed me the space to ask as many questions as I wanted, and made everything incredibly smooth. The company lets you rent keys to multiple properties at once ($20 deposit, refundable when you get back to the office), and you do it by yourself, which I honestly prefer, so I don’t have some agent breathing down my neck during the process. When I came back, a few people were already in the office, and a few followed behind me. Nonetheless, Jade greeted me and was one of the most to-the-point yet friendly leasing staff I’ve interacted with before. If you’re looking for a solid and easy application process, visit this location in-person.

Experiencia negativa: Everything is great except for maintenance. And I guess I really mean head of maintenance. The guys are super great and hard working but the higher uos don't want to deeply fix a major issue and that means my boys gotta keep running to my place to band aid more and more. Its not safe to have kids living in a place where the bathroom is falling apart, backing up with sewage, mold growing behind walls etc.! And this has been almost every month for almost 2 yrs. And they know my building apparently has had this issue for way over a decade, plus! I won't leave till this is fixed!!! I want to stay where I'm at. Its spacious and quiet! And the rent is the best in the whole county! Close to my work, my kids schools etc! I'm happy, but this isn't keeping us happy, its making us sick!

Experiencia negativa: My mother and my sister's 3 month old baby is left with no electricity and it's suppose to be 37° tonight. I have a written record of calling them since 9:24 with either no answer or little help. Gwen Francis mocked My mother when she called at 3:36pm stating there is still time. I was left to call a private electrical company who couldn't help me because they needed verbal consent. I finally called LG&E to go out and see what they could do and they gentleman told my mother it was a bad main breaker. My mother lost all her good in her fridge. I have a written document, KRS383.595 - Landlords maintenance obligations and agreements and recorded phone calls ready. I'll be contacting my attorney in the morning and they'll be hearing from them as this is ABSOLUTELY UNACCEPTABLE. Don't waste your time.

Experiencia negativa: Are you looking to be ignored? Enjoy having all your calls to maintenance go to voicemail? Well look no further then BMG. Here you'll find that no one will ever return a phone call, common decency out the window. Better be persistent about being on top of calling maintenance because they will NEVER call you back. Customer service is dead here, and that's just how it is I guess. Lack of answers, no replies to requests, and they will allow the building drainage to back up and now your stuck with the consequences. Obviously I wish I could give less stars but I guess Google doesn't want to hurt a soulless companies feelings by letting me rate it 0/5 but yeah its that bad 0/5.

Experiencia negativa: Maintenance service sucks. I hardly call on maintenance but when I do need them they never come. I guess there is a big difference between people actually paying rent and other’s who have government help. To live in one of their houses On sort of the decedent part of town you would think they would make sure the up keep of the property is maintained but that’s a joke. I wouldn’t rent another house from them again nor would I recommend anyone to them. I really wonder if they keep the apartments they have up.

Experiencia negativa: Stonebridge Landing (Broadway Management Group is a Corporate) is the worst complex to live in, their management is nasty. When something is damaged in the apt dont really fix it. In a way the administration likes to put a band aid over the problem instead of fixing the issue.Lets say the bathroom has rust on the walls they will simply paint over it. They never fix it properly. When a situation arises, the administration never investigates the situation, it only assumes what they think without any evidence, they make a decision without any type of investigation.

Experiencia negativa: I was renting from broadway management mainly their property on 209 York street.The maintenance staff doesn’t maintain the property, there are homeless people who sleep in the hallway near your door as well as urinate in the stairwells, the elevator doesn’t have a inspection certificate from the department of housing, construction and code enforcement which is a major violation, stairwells aren’t cleaned which is a health issues,etc. Also I currently work in property management so these are things I look for on a daily basis. Also understand that as tenants you have rights under Kentucky Landlord-Tenant Law.

Experiencia negativa: Edit 05/03/22: Received a response to my email and then spoke with John from maintenance on the phone. Owner of property does not know who owns fence. I will be hiring a surveyor to determine who owns the fence or whether it follows the property line. I will update once we move forward with a resolution. I would give them zero stars if I could. I live beside a property owned Broadway Property Management and have seen firsthand how little they take care of their properties. The fence, which they advertise on their website as a selling point when I've seen the property listed, is in complete disrepair. It's collapsing into our property. I've contacted them multiple times by phone and I'm transferred to maintenance or to the owner. It always goes to voicemail and no one ever calls back. All emails go unanswered. They have no respect for their tenants or neighborhoods where they own property and should be avoided at all costs.

Experiencia negativa: The maintenance guy Paul is probably the single competent employee with this company. With that said, I lived in a third floor unit that was falling apart with pretty much no consideration. Let’s get it straight, they are a management company, but counter to what intuition might tell you, their sole purpose is to collect rent from you and try to keep your security deposit. Renter beware! Lived here for two years because of school. The whole first year I didn’t have ANY heat or air because even though they had just installed brand new furnace and water heater (incorrectly), they failed to create an access to the sub ceiling in order to run ductwork so the air would actually flow, because due to a lack of upkeep or care on the outside of the building I had squirrels and birds in my ceiling regularly. I had a window spontaneously crack in half, most windows needed to be replaced in general because the were ether rotted or warped causing a draft. Ambulances and sirens all night every night, inconsiderate neighbors, I mean the list goes on. The real slap in the face is when I was having trouble with my bank account and I was 7 days late in rent. Keep in mind, up until that point approximately 18 months into living here I had ALWAYS paid my rent in full and on time without fail. 7 days late I get a pre-eviction notice saying that if my rent was not paid within the next 7 days that they would be beginning eviction processes. One late payment! T The absolute worst living experience ive ever had in my life. Do NOT rent with these people they don’t care about you.

Experiencia negativa: My child rented from them. Mold, mildew, roaches, non working locks or windows. Stated central ac. Unit does not work. Over 110° in the apartment. Definitely not a care in the world for Tennants. Neighbors children steal from the mailboxes and deliveries. Smells of urine and trash EVERYWHERE. SLUM LORDS would be a compliment. Roaches, spiders, silverfish. Thriving child neighbors. Indeterminate smell in the foyer.

Experiencia negativa: This company does not care about its tenants. I’ve had an unusable kitchen sink for 4 days now (water pours into the cabinets underneath). I’ve not heard back from them. This is also not the first time I’ve had this issue. Had they fixed it correctly the first time, there wouldn’t be an issue now! And no, maintenance is very professional, but they are also not taken care of by the company. There are too few workers, and Broadway refuses to actually replace broken parts, leaving maintenance to rig everything. SLUM LORDS!

Experiencia negativa: Unprofessional, unorganized, don't reply in a timely manner or just don't reply at all. Some of the staff I've encountered have been friendly and try their best, but things never seem to get taken care of the way they're supposed to. I've never rented from a company that was this bad. Im already regretting it. It seems that most of the issues come from upper management. Some lady by the name Jonnell Young was always rude and disrespectful. Other than her the other employees who work for this company tyr their best and can only do so much. You can tell their over work and tired. Im pretty sure the company treats them badly. Broadway management only cares about the dollar. Their tenants and employees mean nothing to them.

Experiencia negativa: While living at one of their properties I was routinely harassed and threatened by their maintenance man who was sent to do repairs in my home. He would often enter without permission or me in the apartment. He also had unrestricted access to the key to my home. Not to mention the building had no heat, water, or electric mid December. As well as that my door was not properly secured making it easy to target for burglary/a compromise of my safety. They attempted to charge me two months rent after my home was burglarized by what seemed to have been one of their own staff. They wrote it off and gave me my deposit back. I reccomend NEVER living on one of their properties. I also had mold under my heater that barely worked. I filed several police reports because the man was targeting mentally ill people in the building. DO NOT LIVE WITH THIS COMPANY TERRORIZING YOU.

Experiencia negativa: They never answer our calls when we need maintenance or even to just speak with someone there. The staff have been rude towards me and my roommates and the apartments are poor quality, holes leading to the outside which let bugs inside (mosquitoes especially)and it makes us turn our heat up in the winter season. It's also mice infested. We've asked for maintenance on any issue we've had, including issues from before we moved in (which we informed them of prior to), and they still haven't fixed it. We've recorded ourselves calling them and them not answering us, as they probably learned our phone numbers and stopped answering (we had a friend call almost immediately after we all tried and they answered theirs). Go to literally any other leasing company. I wish I could give negative or even zero stars to this joke of a leasing company.

Experiencia negativa: We have lived at our BMG apartment for a little over 5 years. The rents are very reasonable where I am. My main issue that pops up over and over is how slow they are to fix issues. This time around we have had trouble with a leak from the upstairs apartment. Slow leaked for the last 4 years. Cooking required an umbrella and rain coat. It was ridiculous. We asked them to fix it repeatedly. Finally, a large portion of the ceiling fell in. Such a gross mess. We’re still waiting for the work to be finished. The ceiling fell in three months ago. It can be a nice place to live, but it’s stressful because of the maintenance issues. I’d proceed with caution.

Experiencia negativa: These are probably the worst people to rent from ever. They don’t come fix your maintenance issues and if they do you’ve already waited weeks, if you call the office you get transferred all over the place to voicemails and nobody ever returns your calls, the people in the office are rude and unprofessional, the list goes on. The minute I signed the lease the nice and caring facade faded away. Do yourself a favor and find another leasing agency that actually cares about their reputation and tenants.

Experiencia negativa: Broadway Management in Louisville is trash! Our organization attempted to assist a tenant of BM by providing 500.00 toward his balance. The young man at the front desk was very professional the entire time. However, the Black lady he called on speaker phone was very rude, unprofessional and screamed out the tenants balances all over the building so everyone could hear. She also refused to take the payment toward the individuals balance. She made the entire BM in Louisville look bad they are located at 1220 Broadway.

Our kitchen sink pipes exploded with built up rust and our kitchen has been outta commission for two days. We have a 7 month old. We need running water. Please respond.

Experiencia positiva: Moved in to a new unit in old Louisville one week ago. It was frustrating at first because there seemed to be a lot of confusion and miscommunication about move in dates and what needed to be done to make the unit "move in ready". The house I moved into is old so of course it is to be expected that it would come with a few thing that needed a bit of attention, and seeing that BMG has a large catalog of properties to be maintained sometimes it takes a little while to get things figured out. Nevertheless, Jonnel from the broadway office was very kind and professional helping me find a place that I would work best for me and getting any issues resloved; I felt that my concerns were heard and promptly addressed. The maintenance technician Paul has also been very very kind and extraordinarily eliable with getting my unit up to par, they need to give that man a raise for the world he does even coming out when hes sick to accomplish his work. Now that I am settled and things are starting to get sorted I'm glad to know that if I ever have any issues I know who to call and that I will be taken care of.

Experiencia negativa: My husband and I were living in 2 different cities at the time when I decided to move back to Louisville; he were living in one of their apts and we tried to stay with them. We looked at every rental within our price that they had available over a 3 month period. It became tireing due to the fact that they had no pictures of the inside of the homes online. Going off the descriptions alone, you think you are getting something good. One house was so bad, there were maggots in a pot on the stove, all over the stove and the countertops. The smell made you want to gag. A lot of their properties are like this, but they won't clean anything until you put down money. Most of what they have listed on their website is not even available anymore. I got to the point where we'd drive 6 miles to the house and see the outside and just drive away because it looks nothing like the house listed. Now to the move out process. We found a house with another rental company and gave broadway 30 days notice as stated. We cleaned everything in full, back to how we rented it. During our walkthrough they said they'll take $20 out of our $850 deposit for paint. Well a month later we received our deposit for $425. On the paper it said $300 in damages. They couldn't tell us what damages they were fixing either. They also charged us $75 for 4 days of rent after telling us we didn't owe them anything. From my understanding it was a yearly lease, which means Sept 4th, 2018 to Sept 4th, 2019. We moved out Aug 30th giving us like 5 days to spare. But they charged us for the 4 days in Sept that we weren't even there.

Experiencia negativa: The employees here park on our street, which is fine, but they are very rude about it and don't try to parallel park properly,. They will space out so much that you won't be able to fit in between their cars - so we are not able to make the most of valuable parallel parking spots. It's very disrespectful to the people that live near their office and have to share the street with them. When I politely confronted a woman about it she got very aggressive with her words towards me - I was absolutely shocked that someone could be so rude when I'm trying to explain and ask her to park nicely so everyone can share the street (I wonder how she treats actual tenants that rent property from them). This would be enough to NEVER recommend this company even if my review has nothing to do with their actual property management business. (Although I have a friend who rented from them and did not have great things to say about their management and responsiveness).

Experiencia negativa: My experience with this company is extremely limited. I toured one property of theirs, a house on the West End they had for rent. My first issue: the photos online of the house's interior completely failed to reflect the pitiable state of the property. Several shelves were broken, the walls were covered in brown stains, and the air was suffused with odor of human excrement. Several hours and one shower later, my hair still smells like a sewer. There were cockroaches galore, and more spider eggs than I have ever seen. The exterior was no better: the fence was in a state of disrepair and piles of branches were everywhere. I reported all this to one of the employees when returning the key, and to my surprise, was informed that this group does NO cleaning on any property until AFTER someone applies to live there. I would have had to agree to live in what amounts to a garbage dump before any cleaning would be done. I can only imagine the state of their other properties. This is not good business practice. I will not ever rent from this company, and do not recommend it to anyone else.

Experiencia negativa: I looked at two of their properties. To say that you get what you pay for is a joke. Their $450 all Bill's paid studios are trash. In one building, I didn't even get into the elevator. It opened and it smelled like rotten meat. I turned around and walked out on the spot. In the second building, I got into the elevator and thought it was going to fall. When I got out, the floor was creaking under my feet. I'm not a small guy, but 280 pounds shouldn't have that effect on a sturdy building.

Experiencia negativa: Under no circumstances should you trust this company to manage your property. I paid approximately ten thousand dollars for improvements to my rental home over two years with almost nothing to show for it. Now I have to pay about six thousand dollars on repairs to property they were supposed to be managing. Several months after ending my contract with BMG, I received a fraudulent invoice from them for over two thousand dollars.

Ive been here about 3 years an I've had mold all around my tub, all under my kitchen sink an hasn't been fixed even though I've requested it countless times. Since I've been here. I've had other things in the apartment that needed to be fixed an they do patch jobs. I wouldn't reccomend anyone to Rent here. The main lady Jessica is very rude an disrespectful. An they are very money hungry. They also force your hand, in many different ways. So please do not rent w these people

Experiencia fantástica: I had issues with my HVAC for over a year. Had conflict with old property managers. But they have new staffing, that have been reasonable, and they've worked very hard to make things right and to make me a happy tenant. Very fast response especially from jonnel. She's very personable and hard working. Made sure that my needs were heard and she willing to make things work out. Miracle worker! Thank you

Experiencia negativa: I normally don't post bad reviews, but my experience with Broadway Management was awful and I would like to save anyone else from having a bad experience with them. I lived in an apartment managed by them for a few months. Everything was fine until winter came around. It was FREEZING (my shampoo froze one morning and I could see my breath in the apartment) and I called maintenance several times. They came out and said that the filter on the furnace was bad and that I "should have chosen an apartment to live in that didn't have such high ceilings". To top that off, during that freezing week someone tried to break into my back window. Well, they threw a rock through the window (it landed on my bed where I would have been sleeping, but it was Christmas Eve so I was out of town). Glass was everywhere and it looked like someone had attempted to pry the back door open as well (thankfully there were double bolts on it). They also wrote threats on the back of the house. I believe this threat or break-in was definitely intended for someone else, still I called the police and they started a case on it. I complained to maintenance several times about the back window being busted in. It took them TWO weeks to repair it and even when they did "repair" it, they nailed a flimsy piece of plywood overtop of the window. A week later, someone threw another rock into the front window. The rock was huge and it shattered the entire window. This time I went into the office to complain (after I called the police again) because it was still 20ish degrees outside and there was no way I could stand living there with how long it took them to fix the other window. I spoke to Melissa Hublar and Jill Austin. Melissa didn't seem concerned at all when I told her about the busted windows and gave her the police records. She actually laughed and said "Well, welcome to city life, honey." I ignored her rude comments and simply repeated myself that I wanted to have the window fixed. At this point I brought up that I was considering ending my lease agreement with them. Melissa did nothing to try and help my situation. They agreed to fix the window and a week later, another flimsy piece of tiny plywood appeared on the 2nd window. At this point, more sketchy and dodgy things were happening around the apartment with the upstairs neighbor, it was freezing cold and the water was shut off for a WHOLE WEEK. And the basement flooded. I wanted out of my lease. I talked to Melissa Hubler again about getting out of it and she wanted me to pay the rest of the months rent and lose my deposit. I had done nothing. I actually ended up getting off the hook because when I went into the office to speak to Melissa again, she wasn't there, but another girl who worked there was looking for my file and didn't see my last name anywhere. Apparently they'd never processed the papers I'd sent in months ago when I took over the lease so they didn't even have a lease agreement in my name or any paperwork with my name on it. I'd been living there for months, so who knows what happened there. Because of their mistake, I moved out of that apartment without having to legally owe them anything. The rent was cheap and the place was cute and I still love Old Louisville, but unless you want to deal with rude, unprofessional and lazy behavior and if you want to wait forever to receive maintenance help OR be in an unsafe living situation, don't go with Broadway Management.

Experiencia fantástica: We haven't moved into our place yet but so far our experience has been very satisfying . Our credit isn't great but they only asked for the first months rent plus equal deposit .Most would ask for first AND last AND equal deposit. The application approval process was quick and easy and they gave us plenty of time to prepare to move in after we paid the deposit. We went to the Broadway office and the agent there, Reece, was extremely helpful and pleasant. We anticipate no problems . We move in tomorrow so we'll see . Look for an update within the next 6 months or so.

Experiencia positiva: A few years ago we looked at some apartments this company had for rent. They were all trashed and dirty. Stained and burnt carpets, walls that needed repairs and paint etc. I never thought I'd encounter them again until now. I take numerous deliveries to an apartment complex during the week. The place makes you feel unsafe and unclean even though it's in the states wealthiest county. Its literally the ghetto of the town. The parking lot looks like the streets of Baghdad with potholes the size of mortar shells, trash everywhere, bikes in the way and abandoned cars. The units are poorly addressed and the property has low visibility at night. I was not at all surprised when I saw the sign for Broadway Management Group on one of the doors.

Experiencia negativa: The company is very unresponsive to any requests for maintenance/corrections that should be made at their expense. They replaced a rusted out water heater, because of course they'd be held liable if I was without hot water whilst having paid for it. I requested the furnace air filter be changed. It never was. Not a single item I listed as inadequate on my move-in inspection was addressed, even after several phone calls. I moved out of state, which of course makes me break the lease. Fine, I know I'm going to get bent over here, I'll pay your petty fees. However, the gentleman performing the moveout inspection had the audacity to insist I left certain items in poor repair. Those same deficiencies existed almost word for word on my move-in report. Seems "someone" was supposed to fix/repair/clean the place before I moved in, but they simply neglected to do so. Written in bold on the company website is a proclamation to OPTIMIZE CASH FLOW, meaning be cheap, steal through deceptive contracts, lie about services rendered, and put all onus of the tenant to prove the company wrong. A thoroughly despicable company. Good Riddance.

Experiencia negativa: DO NOT DO BUSINESS WITH THIS COMPANY. I have lived in my apartment for 3 years; we always pay rent on time, keep the property clean and never cause any problems. When we need something from them nothing is ever done. Every work order we submit is ignored, every time we try to contact someone at the office it is ignored. We are trying to move out and our walk out inspection has been ignored! A scheduled appointment with the BMG and we have been waiting well over 2 hours past the scheduled time. Unprofessional and very bad customer service. UPDATE: A few months after moving out and new tenants moved in, we discover the entire apartment burnt down due to an electrical fire! The lights in our home never worked and we called multiple times for this to be fixed and all they did was change the light bulbs (clearly not the problem). We lived in the same apartment for THREE years and we move out just weeks before it burns down. This company’s neglect for their buildings is truly deadly.

Experiencia negativa: My apartment was broken into, the door was kicked down. BMG replaced the door with the same kind of door. I spoke to them about it and they didn’t seem to care at all that I was broken into. The back stairwell was falling apart, steps were damp and someone could easily fall through. I complained about this twice and nothing was ever done. Every time we put in a maintenance issue, I would call numerous time because they never answer their phones and they would act like I never submitted a maintenance request and then would take weeks sometimes months to fix the issue. Their office staff acts cold and has no empathy. I’ve asked to speak to the manager on several occasions and they won’t let me and have even responded to my requests with “I am the manager”. I have rented from them for 5 years and never had issues until the last 6 months when I had to talk to the office about being robbed and they treated me like dirt. I’ve had numerous bug problems such as roaches and bed bugs. Unfortunately this has been the only apt I’ve been able to afford. These apts are trash. Jessica Carpenter is the account manager and talks over me on The phone and has hung up on me when I ask to speak to her manager. She has no empathy whatsoever. I had a conversation with her about what I’m supposed to do when my lease is up and she advised me nothing and that my rent and everything will be covered by my deposit. And then I get my deposit back with $200 in damages and a late fee for not paying my rent the last month even though she told me it would be covered and then she tells me that I am lying and she didn’t say that because she’s worked there for 14 years. I called back and spoke to someone else and they talked to me like I must have made up what she said. I will never rent from them and I strongly recommend going anywhere else.

Katelyn Mensing had been a tenant of Broadway Management Group for the past 5 years and we had never had a problem until her apartment was broken into. We fixed the problem and had not had an issue since then. A couple of months after the repair, Katelyn did not pay her rent on time. We had already previously waived a late fee for her in which everyone gets a courtesy one-time waive late fee. She was upset that we would not waive another late fee therefore she visited our office. During this visit, she yelled at several of our employees and management, acted aggressively, and was so close to an employee while yelling that she spit on them, which ultimately resulted in that employee resigning immediately. In our leases, it states that if you conduct yourself in a threatening way toward maintenance or office staff, you will be asked to vacate. Therefore we in turn sent her a letter stating we will not renew her lease due to her behavior. She came into the office in December to ask if we would reconsider letting her stay in the unit because it would be hard for her to pick up and move. Jessica was the only person in the office that would talk to her about the situation as she had spoken inappropriately to everyone else in the office. Jessica simply told her that she had to abide by the letter and move out. Nothing was discussed concerning rent. Now that Katelyn has moved out since 1/16/19, she is very upset that we would not return a late fee in her damage deposit because she chose not to pay her January rent. She called the office and stated that Jessica told her that her last months rent would come out of her security deposit but as her lease states, the damage deposit is for damages only and Jessica, who has been the accounting manager for several years, did not and would never tell a tenant that their last months rent would come out of their “damage” deposit. BMG has provided rental homes/apartments for thousands of people for over 20 years and we are sure that Katelyn would have continued to stay with us if she was not asked to leave for her improper actions toward our staff. We are sorry this relationship did not work out and we wish Katelyn the best of luck.

Experiencia negativa: Worst experience of my life. Called for months about a leak in my roof and they allowed it to collapse. My ceiling fan collapsed on me in my sleep one ever calls you back and they only care about their money. They refused to fix their leak and black mold formed in my room. Tried to fight them legally but once you sign the lease there is basically nothing you can do except break your lease or get an eviction on your record. Worst company I have ever dealt with and the maintenance issues no matter how large or small never get resolved. They paid for none of my damages to my property and I ended up having to pay them at the end of it all of it. They are slum lords and anyone ive ever spoken with has had similar horror stories.
