Experiencia negativa: Never apply with this place they took my money charging an application fee only to tell me that I needed a co signer which I do not. On top of that it took them 3 weeks to get back in contact with me as I had to keep reaching out to them the communication is terrible this is why I’m skeptical about applying with certain rental places I have never experienced this type of process they were constantly searching for information that was years old and it seems like they use the littlest situation to find a way to not approve your application. I never do reviews but this one I had to I’m telling ya’ll DO NOT waste your hard earned money on applying me & my son have lost $100 applying with Homeworks I was already hearing bad things about this place before I applied omg I wish that I would have listened but I took a chance and I now see why no one had anything good to say about this place .

Experiencia negativa: Took a friend in to fill out an application, the receptionist took forever to even come to the front desk, was visibly stoned and smelled like weed. When we went back to see one of the units available the property manager Dawn was speaking extremely rude about a tenant with another person in the office. Very unprofessional behavior from a company that wants you to pay rent in one of their units.

Experiencia positiva: We were interested in short term rental 6-12 months as I an a travel nurse, but couldn’t get a solid answer. The rep on the phone said that they typically don’t. I asked what that meant like is it a yes or no. The rep responded saying well it depends on what our owners want. I asked how we can find it and was told, well we typically don’t. I feel bad because we were interested in a home but will not be able to bring this company business as the rep didn’t seem to want to help. In addition this same rep is the only person to talk about when you call in and hit option 1 I had been leaving messages days before and no call back. Glad I got through today, and it just seems like this is not a very organized business, in addition it doesn’t seem like they know what they are trying to sell. Be weary.

Experiencia fantástica: Put in an application. Then they will contact you back. From there the process was very easy and smooth. Anytime there is an issue someone comes straight out and fix it as long as you pay your rent there is no issues one of the easiest and professional rental properties to go through. If you don’t mind paying your rent on time.

Experiencia negativa: Rental agency sucks, I miss my private landlord, all type of hidden fees , & rent steady going up , & then your paying 12 dollars for a filter monthly , which is Bazar to me , if you on a month to month open lease you paying extra, & then if you sign a lease & have to break it for whatever reason, I'm sure these ppl. Are going to take you too court & get the remaining money . You gotta really love the company , they give you 30 days 2 move out and still be looking for some rent..

Experiencia negativa: I wish I could give no stars. I'm absolutely disappointed. This not the first time that they gave our property to a different management during our lease. This time around we were almost approved for rental assistance and they neglected to tell us the property management was changing. They prolonged communication with the rental assistant agency. They informed us March 27th that active March 31st our property was under new management. They failed to let us know who but told the rental assistance that they were no longer managing us and couldn't give a heads up or anything. They obviously have no idea what they are doing. I 1000000000000% do not recommend going through homeworks for ANYTHING. Don't even get me started on their "maintenence"

While we understand the impact this can have, it's important to note that we do not own the home you rented. When a management change occurs, it typically stems from the property owner's decision to switch management companies, a decision over which we unfortunately have no control.

As for the processing time for IHCDA rental assistance, it's important to clarify that this is a service provided by the State of Indiana, not by HomeWorks. While we promptly relay any information requests to the appropriate channels, the processing timeline is determined by the state. For any account-specific inquiries or assistance, reaching out to the IHCDA directly may yield more fruitful results, as they have access to the necessary account details.

Upon reviewing your account, I couldn't locate any work orders in our system pertaining to your home. Without a reported issue, it's challenging for us to provide the necessary assistance. However, we're more than willing to assist you further if you'd like to reach out to our office directly.

Experiencia fantástica: A fantastic company to rent a home from. The property manager is fantastic, and the office staff is always willing to help. I have been in my rental home for 6 months, and I love renting after being a homeowner for a decade. Whenever I have something break, I just put in a ticket on the website, and in no time, some of the HomeWorks friends staff are at my place to fix it.

Experiencia negativa: I heard such good news about this company, Front desk lady is amazing and very kind. We were told to apply for a house, and if we were the first ones to get approved/Apply for it then we would be good to go on seeing it first! So I paid $100 for it after being told nobody else put in an application YET.. A week goes by and I did not get one Phone calls, so I called again and again.. At this point, they just weren’t returning my phone calls. I showed up time after time for the third time to get paperwork to sign so they can get a hold of My landlord.. Then the house that I literally paid for an application for and wanted.. They waited a few days to tell me that it was no longer available! Would love to be shown proof that I was not the first person to apply.. So there was 100 bucks down the drain. I made it very clear to the front desk that I did not want to apply if somebody else was ahead of me, I think it’s more than obvious. It was all about getting the money. I was showing a couple houses that I would never recommend anyone living in, When I was showing the house available, I said “I’ll pass” and the guy said “already?”. I need a house for my father, who is disabled in for my two kids. If I’m paying no matter the price, It better pass inspections!

Experiencia positiva: I have been renting from homeworks for awhile I am going on 4 years in my current house and rented before for a year or so in one house then moved to another and before the owner switched rental companies I had no problems .they were definitely a better management company than summit group management. I left because of this and went back to homeworks not long after . My only complaint is how difficult it is to get ahold of someone . I don’t know my managers ext and have no way to ask when I start a conversation on the portal it seems to take days if not weeks for a response . Currently I am trying to contact someone about my rent because I just resigned a lease and they said 799 and I was charged 899 so I can’t pay until I talk to someone about fixing it and no one has responded . Also about a year ago a wind storm took off the whole siding on one side of my house . I made a couple requests and nothing has been done . But there is no siding or insulation on the side of the house and my heat bill is through the roof in the winter . Would be nice to get that resolved and not have to deal with it again this winter . Other than the communication I really like homeworks

Experiencia negativa: I have been renting from you for 6 years. In those 6 years I have made very few maintenance requests. SOME that I have made were responded to quickly. Others I had to request several time or threaten to withhold rent to get it fixed. The last few years you have put in a new deck. That's great, although I was not notified about the work being done. The foundation posts for the deck were not replaced and are rotting at ground level. The ones that were rotted so bad that they couldn't be saved were cut off and screwed to a new 4x4. They also built and hung two wood gates for the privacy fence because there wasnt any when we moved in. The gates started to sag and drag the ground within two weeks. The latches lasted a few days before the wood split and they fell off. Shotty and cheap work at best. We actually run a fencing buisness so we built new gates ourselves. Then you replaced the roof, fantastic. I also was not notified about this work. The roofers showed up between 6 and 7 am and stayed well past 9 - 10 pm for almost a week. I was told that someone was going to come through and clean the overgrowth on the other side of the property that is used by the neighbor and has been since before we moved in. They came and cleaned the over growth but also cut down the only tree that blocked looking directly into the neighbor's kitchen from my bathroom along with the beautiful fruit tree and only source of shade in the center of the back yard. I have complained about the communication but aside from that I think we have been pretty quiet, clean tenants. We maintain the house and the property. We take care of small issues ourselves. We always pay rent and utilities. We have complied with every inspection, routine maintenance visit and the appraisal walk through. We don't cause any problems so I am not really sure what we have done to warrant such disrespect. I received a call last week stating that they would be driving by to look at any overgrown trees. I informed her that we didn't have any, that you had already been through and cut down all of the trees. The only ones I had are 3 trees in the back of the back yard that are no where near the house and I did not want them cut. I came home today and the first thing I see is the ONLY shade tree I had left was COMPLETELY gone. The only thing left was a foot tall stump. My house is in the middle of downtown, my back yard butts up to the back parking lot of a taco restaurant where they keep thier dumpsters. That tree was the sole source of shade to be able to enjoy the deck and back yard without being cooked by the sun as well as the only privacy between us, the dumpsters and the meth heads down the alley. They knocked down my lights and trampled all over my hostas. Now everyone and thier cousin can see into my yard. My plants that I paid for and planted, that require partial shade are now going to fry in the sun. You also cut the tree that was planted and grown by my neighbors grandmother many many years ago. It didn't even belong to you! Between us and them, we maintain and trim it. There was no need for that! I just don't understand. The fence is falling over, posts shifted out of the concrete plugs, pickets falling off, you can sneeze and knock the whole thing down, front chain link gate is rusted through, electrical and windows need updated, there zero insulation in the back of the house, and yet you would rather spend the money on doing EXACTLY what I asked you NOT to do. Our back yard isn't much but that is where we have family gatherings, play soccer with the kids, play cornhole with friends, go for some peace at the end of a long 14 hr day just to gather our thoughts and unwind, have family movie nights, do yoga, and you completely ruined it after I specifically told you not to. We have over looked alot, looked past and let go of other instances of blatant disrespect, even the last time you came and cut the trees, but this is too much. You have no respect or consideration for your tenants. We are extremely pissed about this one.

Experiencia negativa: My ceiling caved in during the last couple weeks of me living there. They didn’t rush to come check it out and there was mold up in the attic where the water came from. When I called the city, they were buddy buddy with the city code person that come to check it out. He literally looked at the hole and was like “well they have a month to fix it” (which was less than my lease so they didn’t do anything) And to add to that, they didn’t want to give me ANY of my security deposit back! I had to fight for it. When I moved in at the beginning of my lease, there was BLACK mold in the basement that I had to get rid of my myself at 21 years old. I was sick the whole time I lived there due to this (I went and stayed elsewhere most nights) I will not recommend homework’s unless I really dislike that person.

Experiencia negativa: I hate them.. they're scam artists.. Good houses lots of hidden fees and quick to try to sue hoping you won't come to court so they can put wrongful fees on you.. I hate them! I hate them! They hate me too because they could never get me although they've tried at least 3 times.. they even brought the house I was living in, tried to get me to sign over and when I didn't and completed my original lease.. they still tried to take me to court.. I wouldn't recommend them to an enemy!

The previous owner of the property you occupied under our management is who filed the paperwork to sue you, not HomeWorks. Anthony Rose is the attorney who filed and he was not hired by HomeWorks, we had nothing to do with this recent filing. We show that you attended that hearing - as you would have seen on the paperwork, HomeWorks was not a part of that proceeding. We do know that there were multiple filings submitted in error by the law firm. We are sure this is a frustrating situation, but your frustrations are being taken out on the wrong company.

Experiencia negativa: I’ve lived in a homework’s house for 4.5 years. Every year they steadily increase the rent and it’s absolutely ridiculous. This house isn’t worth what I’m paying. They also added a mandatory “filter fee” and ship me a new air filter every month. Which is laughable, because my home does not have central air and I only need filters 4 to 5 months a year for when I use heat. So I’m paying $80-90 more per year for absolutely no reason. Homework’s also loves to nickel and dime for every fee they can think up. Yard not done every week? Fee. Not home for an inspection? Fee. Any other reason they can imagine? Fee. They subcontract repairs with the cheapest people they can find, who do shoddy work on their best days and downright sloppy on every other day. They were great when we moved in, and when I was in a really rough spot. But the value continues to decline the longer I lived there. Then they canceled my lease when it was up and issued a notice to vacate for no reason at all. Don’t rent from them.

Experiencia fantástica: I have no complaints about HomeWorks. They come in a timely manner ALWAYS when you have a maintenance issue, which I don't have many, just the normal here and there. I have had a BIG issue once and they handled it very professionally and timely. All in all, they're a great company to rent from. The staff has always been courteous and responsive. I notice they are doing things to make things easier and better all the time as well.

Experiencia fantástica: About six months ago Homeworks purchased the property that I have been renting from a different management group. The transition was pleasantly smooth and they kept true to the original lease. Everything was handled in an open and professional manner and they have been a pleasure to work with since the transition. I would recommend them they seem to take care of their properties at least the one I am in! They seem to have all the processes very streamlined and easy to maintain. They do keep a personal touch so you don’t feel as though you’re just a number. Seems more that they value you as a customer and as a renter!

Experiencia negativa: Where to start? This is my first ever experience with a slum lord so settle in! Let’s start by saying, I paid every month’s rent in full payment and on time. None of these issues were a result of not paying what was owed. First, the basement of the rental home had standing water after every rainfall. I let the company know and their response? Well, we never said it wouldn’t be a wet basement. I proceeded to test for mold and there was active mold present in the basement. HomeWorks response when I told them? Well, nothing. They did nothing when there was mold in the home. Next, the dead tree in the front yard. There was a large, looming tree over the house. The front limb came off completely (NOT during a storm) and they did bring in someone to inspect the tree. I asked the inspector what he thought and he said, “this tree is definitely dead and needs to be removed. It’s a hazard.” HomeWorks response? Nothing again! I terminated the lease because of these hazards. HomeWorks did not charge me the termination fee (I mean, how could they when they didn’t respond to hazards not caused by the tenant?). We signed the lease termination agreement and I would be gone by the next month -great news! One day I came home to a notice on my front door, saying I was under new property management starting the NEXT DAY. I called HomeWorks. “Oh yeah,” they said, “you have a new property management company.” I was not notified in any way-until I realized an email from them days later after I called. I asked questions like, “who would be responsible to return my deposit”?, “who would conduct my move out?” HomeWorks response, “We don’t know.” In the end, HomeWorks returned my deposit in full (…how could they not?). My warning to you is, don’t work with HomeWorks unless you want to live with potential hazards. This company could care less about the health and safety of their tenants. The staff will be kind and responsive, so long as you allow the company to take advantage of you. Once you start to ask questions and now allow them to take advantage, in. my experience they become non-communicative and snippy. The good news is they did not force me to pay a termination fee (see "mold issue" and "dead tree issue") and did return by deposit in full. That's about the only positive attribute I can give.

Dan - you have spoken to several staff members on several occasions over the last few years regarding your water bills. When you entered into the land contract the water company was not permitting water to be transferred into any other name than the owner's name. This policy changed 2 years ago and you are now able to put the water service in your name. We have notified you of this on several occasions. As always, we can provide copies of the bills and the ledger to as we have in the past.

Experiencia fantástica: I have had several landlords before and renting from an actual rental company makes such a huge difference we will never go to a person renting again! HomeWorks responds right away no matter if its a maintenance issue or rent or anything. I deal with Becky most of the time and she is so understanding and nice and I love that she is so easy to deal with . I love that if your furnace goes out in the middle of winter you get immediate response and they fixed it the same day you don't always get that with private landlords. There may be a slightly higher cost to renting with a company such as HomeWorks but it is so worth it and they always have so many available places and they have standards so everything is very well managed and maintained

Experiencia fantástica: Living in rental properties can be a hassle, especially if you aren't renting from a good company. For the last few years, I have been renting from HomeWorks and have only good things to say about my experiences with staff. Amber is my property manager, and she has always been prompt and professional while dealing with any concerns. She's the best! She is kind and understanding, and is always willing to work with me to find the best solution for whatever the issue may be. The maintenance staff is pretty awesome too, they've always been timely, efficient and kind.

Experiencia positiva: So far I am pleased with the service Homeworks has provided my family in the search for our new home. Their customer service has been excellent. They have returned phone calls promptly, set up appointments for showing's that were convenient for my husband & I and they have made the process of finding a home to rent simple and easy. The only thing I was disappointed in was not receiving a call that they had already rented the house we were initially interested in before I took time out of my work day to drop off payments and paperwork to their office BUT in the end it worked out in our favor because we ended up getting a beautiful house that we feel will be a perfect fit for our family. . . We move in this weekend so we will see how the next year goes :D -M. Lewis Update 1/2/2020 We have been here for quite some time now and so far no issues. We have had to call maintenance for two separate issues and they have been very prompt on getting them fixed. They did raise our rent last year but it wasnt by much. The staff is great at returning phone calls in a timely manner and very understanding when you have to be late for rent. Overall we are still satisfied and love the house. Update 7/27/21 Things are still going okay here BUT we got charged for preventive maintenance from April with absolutely zero notice. We have no problem paying but better communication when charges are applied outside of rent would be nice.

This time it went through the window in the back of the house. Still not cleaned up a week later. The last time I complained you stated you could not help because you didn't know the property I was talking about yet the address is in the post. Thank goodness no one got hurt again this time

Trees are often a dispute with neighbors and as a property management company we can only perform work that the owner approves. If you feel this issue has not been addressed feel free to contact the code enforcement office in your city.

Experiencia fantástica: I was super impressed by HomeWorks response rate. They scheduled an estimate and were in contact with me. Just having someone answer the phone was a nice change of pace! John was very thorough and upfront with his estimate for our very large project. It turns out it was significantly more than we had expected and so we decided to wait on it but we were impressed with the beginning stages of scheduling a project with HomeWorks.

Experiencia negativa: My daughter moved into her first apt with homework. When she first moved, mice were running everywhere. She emailed every day. It took like four or five months for an exterminator to come out of the kitchen; it still isn't decent enough to cook in. The stove full of mice poop the back of the stove is nasty. The toilet got clogged, took them a day to come out to unclog it after a few months they put in a new toilet. But when the white neighbors complain, they come out right away.

Experiencia positiva: I wanted to wait about approximately a year to give HomeWorks Property Management a review and it brings me great joy to be able to review them and share about my own experiences given some other weary reviews. Last year in May, my boyfriend and I decided to move forward in moving in together. However, we knew at the time we preferred to rent a house versus own one. Being new to the South Bend area, friends had notified us of renting through HomeWorks. After contacting about our interest, we were notified of the quick and easy app that allows you to go visit the houses in person without a relator. Not only was this extremely beneficial and a very user-friendly app, my boyfriend and I were able to explore a variety of options before making a decision of what we now call home. We had first originally started working with Becky who would contact us after we visited a property to note if we were interested or not. Then we were transitioned under Amber Coppler. I wish words could suffice for the abundance of joy and relief Amber has brought to both my boyfriend and I's lives. Upon finding the rental home property we wanted to move forward with, Amber was in consistent communication with us in completing our applications, submitting the down deposit, and finally getting the keys to the property! This is when things get a little rocky, unfortunately, which were none at fault of Amber. Which in turn, lead to my rating a four out of five stars versus five out of five. Upon receiving our keys and moving into our rental property, we were informed the house was to be cleaned for the new tenants (my boyfriend and I) PRIOR to us moving in. Upon arrival, it was obvious that no cleaning whatsoever had taken place. There were dirt-tracings throughout the house from those who worked within the home, the walls were covered with a yellow-tint residue, there was animal (what I assumed were from dogs) hair everywhere, and unfortunately that was not the worst of it all. Our first week of moving in consisted of my boyfriend on our hands and knees deep cleaning the house from the previous tenants and workers that had left a horrifying mess for us. In addition, we were greeted by a HomeWorks employee that had come the day we moved in who stated, "We were not aware anyone was moving in today. Can we still do your yardwork?" Though this was very generous, and we truly appreciate it, it was very surprising that even he had not be notified that we were moving in. Furthermore, though the cleaning was a frustrating aspect to moving in, we were able to fix and handle this ourselves. However, once moving in the rental property's fridge did not work. We notified Amber as soon as possible and within two weeks we received a brand new one. This was very nice, but at the same time it was frustrating when we had to wait a week for a repairman to come out who was very blunt with us that, "This fridge isn't even turned on. You'll have to reschedule." However, although my boyfriend and I never had touched it because we just moved in, even after notifying Amber of the circumstance she quickly met our needs with a new one being delivered. Nonetheless, the worst experience that we had was our entire rental property was infested with fleas. Unfortunately, these awful insects could not be managed by us trying our own remedies, but upon notifying Amber we had a Terminix representative out in no time. Although this was very helpful to rid our rental property of the fleas, it took two entire full-blown sessions of spray and pesticides to completely rid the house. The other not so great occurrence is the rental property's bathroom. The workers who re-painted used a paint that peels in the bathroom after showering (even with the door to the bathroom open and the fan on). We notified Amber of this, who quickly again had painters come to fix the problem. However, unfortunately, they only made it worse. They re-painted over the spots that were peeling rather than fixing the problem.

Experiencia negativa: The lady that answered the phone was unprofessional. Sarcastically rude and unbecoming of a lady who works in customer service! Also, 1600 for a 4 bedroom in a neighborhood that has low school ratings, during a pandemic and not even in the best neighborhood! Terribly high priced rental houses.

Experiencia fantástica: HomeWorks made me cry... in the best way! I was buying my first home with my fiance and I had the worst 4 months of getting the runaround from the Bank. It was the most stressful thing I've ever done. However, Suzy from HomeWorks completely empathized with us and we were able to stay as long as we needed until the house was officially ours. Even though we weren't staying with them we were still treated professionally. Which confirmed to me that they did actually care us. She ALWAYS returned phone calls, and was consistently super nice. It was nice to do business with them and I'd recommend HW to anyone. Thanks again you guys rock!

Experiencia fantástica: I was wary due to some of the reviews and some things I saw on Facebook about the company. But I've been here with my family over a year, they've promptly responded to any emails or phone calls I've made, my maintenance request was responded to almost immediately. They worked with me when I was out of work due to coronavirus and while I was behind on rent. I've personally not had any problems!

Experiencia negativa: I filled out a application lastweek sent all the info in. i was denied for my credit. But your telling me one credit score and i see another credit score. which would approved me for a house. I call back and left a message to talk to.sombody but nobody returned my call. We use Transunion to pull all of our reports. We are a business, therefore our credit pulls are based on a different set of guidelines then a consumer credit pull. We are also a "hard" credit pull which can lower your score. Your situation is not uncommon and if you did not receive a call back from our staff explaining the difference in credit pulls we will be happy to make that happen, our apologies for the oversite. We would encourage you to some research on credit inquiries and how to increase your score so you better understand this process.

Homework’s worked with my EVERY move and responded instantly every day, making sure I was taken care of and my questions were answered. Seen one of their homes and the process was super easy and the help along the way from Amber C was more than appreciated. Experiencia fantástica: I have lived in an apartment with Homeworks for six years now, and I have had a very positive experience with them. Amber is always very responsive and always professional when reaching out. I must add that they clean the halls every weekend, and clean carpets like once a month- with my building at least. Personally, I have seen horrible customer service and communication with other companies in the area- not to mention any names, but it rhymes with Bessy & Treverett ( extremely unorganized and horrible communication, not to mention they never take care of their buildings- like at all)

Experiencia fantástica: My boyfriend and myself began renting from this company about 9 months ago. We were in a terrible bind and it was right when Covid hit. Homeworks went out of their way to not only accommodate us but do it in a very timely matter. So far we are very pleased with our house and Homeworks. Experiencia fantástica: I have been renting from Homeworks for the past 5 and a half years! The VERY SMALL issues I have had have been taken seriously and fixed within a very reasonable amount of time! Every house is going to have issues of some kind, but the way they are handled are beyond AMAZING-- my property manager is Becky and she is always kind and polite and answers any and all questions in a timely professional manner... I have also dealt with Dena from maintenance and when I say she goes above and beyond I truly mean it. When the maintenance men have had to come out to either property I have rented in the last 5 years they are SUPER RESPECTFUL and SUPER POLITE. I waited 2 years just to be able to move from one property to the other just so I could stay with the Homeworks team-- I wouldn't go with anyone else in the area!

Experiencia fantástica: I cannot be happier to give this company it's due gratitude and marks. We (my partner and I) were leasing with Pear Tree Properties to start our first home rental journey. Our landlord Suzy let us know that they were being taken care of by HomeWorks Property Management and that Pear Tree Properties was going to make sure they had all of our information and leasing details. She and the team at HomeWorks made sure we had all of the appropriate contact information for any questions or concerns we might have. We as new renters couldn't have been more confused or inexperienced with this sort of thing, but the seamless transition, the open communication, and the online leasing/tenant platform they use for anything you may need as a tenant is easy-to-use and helpful. They have made this entire renting experience painless, enjoyable and comforting. Definitely worth a shout if you are looking for affordable rental properties and just want to feel like you're home at the end of the day and that someone has your back in the entire process.
