Experiencia negativa: I don’t know about the other property managers at Property Advantage (Carlsbad, CA), but Sara Sciannamea is the most unprofessional manager I have ever encountered. She manages an HOA in Oceanside where I own a rental unit. I have spoken with her via phone over a number of years about various issues and she has always taken a position that she knows best and can’t be wrong on anything. She in arrogant and rude. (I am a licensed California real estate broker and am familiar with the civil code as it relates to Common Interest Developments). During a recent Board of Directors meeting, I brought up the issue of whether or not the California Balcony inspection law applies to this HOA. I attempted to explain why it does not, as the law applies to condominium complexes, not single family developments, which this is. She constantly referred to other parts of the civil code which does not apply and kept interrupting and insulting me in front of the Board and other homeowners. Over the years, I have done multifamily brokerage and property management and worked with other managers. Again, I have never come across anyone so unprofessional as Sara Sciannamea. Stay Away!
Experiencia fantástica: Joe and Dmitri are the maintenance techs who keep Villa Trieste looking great! Joe and Dmitri are on our property at least once a week, repairing stucco, painting, dealing with clogged rain gutters, fixing broken stairs and everything else required to maintain and sustain the excellent appearance of our property. As Joe and Dmitri are assigned to a specific project, they don't hesitate to correct additional items they find along the way. We, as residents, are greeted with a friendly smile and wave. These 2 guys spend a full day at our property working hard even during the summer heat. We certainly value their dedication to making our beautiful community look better every week.

Experiencia negativa: Horrible management and emergency maintenance number is just for show. Would avoid if you are a tenant Had an issue with a sewage leak coming from floor and walls and it took them over 24 hours to repair the issue, we are still 3 weeks after the incident and we are still having the smell in our unit. We reached out to our property manager Veronica Ortega and she ignores our emails. Very unprofessional place

Experiencia fantástica: I want to write a positive review for my HOA Management Company, Property Advantage and our property manager. Ever since our Andy was assigned to our property 2 years ago, our community just looks a thousand times better. We had been paying dues for years, and I didn't understand why the place looked so shabby. We had a clubhouse that had not been remodeled since forever and this weekend I had the opportunity to reserve it and OMG, it looked so nice and impressed everyone who came to my event, not to mention that there was also the addition of a gym to what used to be an unused room that I think was a conference room. The landscape just looks updated and lush, the Tennis Court was completely remodeled, and it looks like a professional court. I play tennis so I'm just ecstatic. Thank you Andy.

Experiencia negativa: Terrible property manager, Nichole Villegas.. I have so much to write. She shared my medical information w my neighbors and HOA Board Members, when I explicitly told her not to, in writing. Nepotism runs wild along with discriminate enforcement of CC&R rules. Nichole has done nothing to help accommodate my disability, despite numerous requests and pleas over the years. IMO she’s a liability and a lawsuit waiting to happen.

Experiencia negativa: UPDATE: As you can see, Property Advantage finally responded to my 4 year old 1 STAR review of the Oceanside, CA office. Really, 4 years to respond? Why now? ORIGINAL POST: Property Owners should never contract with this management firm. They are not vigilant to find tenants. 1st, they ignored our showing requests for days. Then, after a long very poor communication process with Micki, she failed to show up at the property. My time is valuable! Over the past few months, we have been contemplating a move closer to the coast. I found a few interesting apartments listed by Property Advantage for rent on Zillow back in August as well as currently. Both times, when I phoned the number listed on the ad, their system sent me in circles. Impossible to ever reach a human. So I looked at their website, found a different office phone number listed. However, same result, no answer, and a system that continually brings the caller back to the original recorded message. VERY FRUSTRATING. Back in August, as well as now, I completed their website contact form, stating that we would like to view coastal rentals in the area, and I would appreciate A PHONE CALL from a rental agent. No one ever responded in August, and it took three (3) days this time around before Micki responded with a text. After several more frustrating back and forth texts, I pleaded for a PHONE CALL to arrange a showing. Micki finally called to set an appointment for the next morning. I assumed this new number was her cell since she was texting from it also, however, when she failed to show up for our meeting, I called the number only to be routed once again to the office system that won't even record a caller's message. I proceeded to text her as well, with no response. After sitting at the rental property for 40 minutes, a Prius branded with the Property Advantage advertising turned down the alley across from the building. I approached the woman thinking it would be Micki. However, it was another agent from a different office. She politely said she could reach out to Micki even though they do not work together. After sitting in my car another 10 minutes, Micki TEXTED ME a lousy excuse that she mixed up her appointments, and I should not have bothered coming since I didn't receive a confirmation. I am not a mind reader. WE HAD AN APPOINTMENT! After reading all the tenant complaints, I believe we dodged a bullet. Property Advantage is a MISMANAGEMENT COMPANY!!!

Cori displays professionalism and communication. Especially when Cori responded to my concerns when helping resolve mold issues and repairs with my unit. The best part of Property Advantage is the foresight to plan for improvements and repairs, this is a great improvement from the previous management company. Experiencia negativa: My review is not as a tenant, more I suppose as a warning for those looking for property management. I have a rental property, and so this is coming from that perspective, because based on my experience I would not use them. We were looking for a place in California, and found a place on Zillow that looked promising. I reached out via the number on Zillow, no response. I reached out via the number on their website, no response. I filled out their "Contact Us" form on their website, no response. While on their website there was another property we were interested in and I reached out regarding that one as well, again, no response. And this is for a home that had been listed for almost two months and already seen one price reduction. The only other thing I would note, and perhaps part of why the home was on the market longer, is that the photos taken of the property were awful. We walked by before reaching out and the photos didn't do the place justice at all. It was very cute, not just the sad door they chose as the main listing photo. In the end, obviously we didn't use them and so perhaps they are great once the tenants are in. However, I would not trust them to be responsive enough to find the tenant in the first place.

Experiencia negativa: As a homeowner, this company is INCREDIBLY slow to get anything done at all. They do respond to emergency requests timely, but it takes several calls and emails over weeks to get an answer or any action on anything that isn't an emergency. I'm still waiting on resolution of a sprinkler issue that was first reported 9 months ago, and that the HOA president assured me would be taken care of 2 months ago, despite multiple calls and emails to check on progress.

The landscape is always nice, it's a quite environment and the services are quick when needed. Experiencia fantástica: Property Advantage recently started managing the HOA community where I reside. Almost immediately, we noticed a difference in the community. Tree trimming, landscaping, asphalt, roof repairs and now painting have all been performed. They really care about their communities and it shows. Experiencia negativa: I would give ZERO if I could. I am incredibly disappointed with the management and handling of noise complaints by Property Advantage HOA. Since purchasing my condo over a year and a half ago, I’ve dealt with ongoing disturbances from the tenants above me (TENANTS not even owners..and the previous owners of my condo had the SAME complaints with the SAME tenants). Their children consistently run, jump, and create loud thuds during late-night hours—sometimes as late as 11 PM to 2 AM. Despite paying over $520 per month in HOA fees, I’ve received little to no support in resolving this issue. I’ve sent around 30 emails and made over 25 calls to the HOA office. While someone occasionally answers, they rarely follow through with promised actions or return calls. This level of negligence and lack of accountability is unacceptable, especially given how much owners are required to pay for “management” services. It’s infuriating to feel ignored and powerless in a situation that directly impacts my quality of life and the value of my home. If you’re considering buying in a community managed by Property Advantage HOA, think twice. Their lack of professionalism, responsiveness, and willingness to address critical issues for owners makes the excessive fees unjustifiable. Save yourself the headache and look to buy elsewhere where they are not managing the HOA
