Experiencia negativa: A friend and I both paid the $55. I got my background check but friend did not. Ive emailed and called several times over about 2 monthes and haven't herd back. These people are complete scammers. Do not trust or rent from them ever.

Experiencia fantástica: I've been with Red Rock as an owner for nearly five years now and I must say they have treated my property very well, especially in this latest instance. On the day of a move in for my tenant my manager discovered a water leak near my water heater. Not an ideal situation, but by the end of the day not only was the leak issue solved but the water heater was replaced as well. The tenants were able to move in with minimal delay. Very good service with extremely nice people. Couldn't recommend highly enough.

Experiencia fantástica: The tour of the property was a delightful experience. I personally was toured by Jase (not sure I spelled the right, haha) and he was so engaging and thorough in giving information I needed. The application process was a breeze (their online platform makes the process streamlined and hassle-free). Move-in day had zero issues, and opening a work order via their app makes the task a breeze. Samantha Jones is a lovely help for when I have questions and concerns. I'm a first-time Red Rock renter and am enjoying my experience so far!

Experiencia negativa: I was looking at one of their properties and after a month waiting they told me I was 2nd in.line. A month after that they told me the other deal fell through, would I like to proceed with my application. Great. A month after THAT, when I didn't hear anything and the end of the month was approaching, they questioned my credit score, which was at their minimum of 600, and derogatory marks, which were years old. They said they were waiting for a record from my current landlord showing my on-time payments in the 11 years of residence, and then they had to submit an RFTA to Housing. It was now the end of the year, and so they wouldn't be able to get the inspection done until January. TODAY, January 22, after me calling and leaving messages all week with no response, I called and was told my application was "deferred". What does that mean?, I asked. I'm put on hold and when they came back on the line, I was told my application was declined because 1) my credit score was at the bare minimum, and 2) I had some derogatory marks. But nobody bothered to call and tell me they declined my application, and no one, including the property manager, Loren, responded to any of the messages I left this week. This company is extremely irresponsible, and if you deal with them, especially if you are on housing, expect a royal run-around!

Experiencia negativa: I rented from them for over a year, was never late on rent, completely landscaped the yard, requested a move literally five feet to the unit Nextdoor when a neighbor moved & thought I got approved from their employee but then they had me arrested for residential burglary & kept my belongings over a month. I’m traumatized by these slumlords & suggest running fast & far if your a renter. And shame on you Donald Wong you complicit coward.

Experiencia negativa: Decided to try and rent from this company until our home was built. My application was placed and I was denied due to my credit. After just being approved for a construction loan and fully underwritten and approved with apartments I was denied with them. First red flag! They had this company called the guarantors to go through . I wasn't understanding the process and asked a lot of questions, bc I never heard of this process. The 2 properties I was interested in have been on the market for over 3 months, so I asked about a special. One owner was willing to give one and the other was not. After the EXTREME disconnect but also DISRESPECT from this company, which saddens me, they rented to other people. Gave me a deadline and I met it. I had a better experience with the leasing agent who gave me the tour, but these property managers, not at all. Asking a question and them telling me in my email, to let them know Monday, which I let them know Sunday, and then calling to confirm Monday, no answer, no email. But when calling in today they were happy to answer to tell me they've moved my application and allowed for other applicants to move in due to my lack of response. I thought Sunday came before Monday and Monday was Monday but Meriah & Lauren were very dismissive. No regard or accountability in their communication. No email to clarify. No phone call, to make sure. No nothing. If anyone thought I decided to move my application to another property, wouldn't you call or email to confirm I'm ok with it? Wouldn't you think, hmmm she just left a VM stating that she wants this townhome, but I thought her email stated this, let me call to clarify? No. Let's just tell her what she meant and that she's wrong! I truly dislike arrogance, feeling rushed off the phone and then transferred because she didn't want to talk. Still, I wasn't rude, I wasn't dismissive and even said there's a disconnect, but no one heard me. Luis is the only person I spoke to who is still intact with his humanity and held up his word. But I know who not to rent from. And definitely will not give my homes to be managed by.

Experiencia fantástica: I moved into my place a year ago. The folks at Red Rock have been very patient, kind, Communicative, and staying on top of helping me with my situation. They also help me navigate the Red Rock rental app as well, which in turn made it easy for me to keep track of rent and other things needed for me to be a responsible renter. I appreciate every thing they have done w me and I couldn’t be more grateful to be renting my first home with them. Having a house (not an apartment) has been different, but it’s in the neighborhood I raised my daughter in for a time being. If I ever need anything, and I mean anything ( I’m disabled with learning disabilities) they are just a email, phone call or text away and very prompt on getting back to me in a timely fashion. I don’t plan on moving anytime soon, I like it here, and so does my service dog, and my other three pets. Thank you Red Rock!

Experiencia negativa: As a landlord, Red Rock is simply terrible at communicating and property management. My properties were not maintained nor was there yearly walk thrus (as promised) . The result was when tenants moved out, there were never enough deposits to cover the damages that I had to absorb. Communication is horrible. You can call and email and sometimes after a week you might receive some communication. I would avoid doing business with Red Rock Property Management.

Experiencia negativa: This one is interesting because Red Rocks was referred to us by a friend as being a highly capable property management company. From both ends of the spectrum, tenants or property owners, they continuously dropped the ball over and over. Failure to sign leases, ignoring both property owners and tenants requests, having absolutely no communication to the point of having to physically drive into their office.....it was insane. I have no idea if this is just how they operate in general but right now we are wasting our precious free time having to talk to a real estate attorney with the amount of ignorance they operated with. It's a complete nightmare for everyone involved-except them, of course.

Experiencia fantástica: for the most part if we have an issue, it is taken care of quickly. there are times that it takes a long as a couple of weeks. But honestly, that's to be expected. There are only so many hours in the day and the most pressing situations are taken care of first, as it should be. I like that I can pay rent online. It can be difficult to get in touch with the person overseeing the property which is more than frustrating. There seems to be a high employee turnover. Getting a lease renewal notice is also frustrating. I'm a planner. To me it is unacceptable to get a lease renewal after the current lease is done. I DO NOT like to live in limbo. To me communication is very important. We have been in our current home for 15 years and hope to stay a couple of more or as long as I can manage the stairs. They offer decent places to live with rent being comparable to other properties the same size.

Experiencia negativa: I rented from Red Rock for 3 years and they periodically offer for you to be entered to win gift cards for leaving 5 star reviews. Please take the 5 start reviews with a grain of salt because of this. I rented a duplex from Red Rock and the property itself was great to start. Unfortunately, shortly after move in, the hardwood floors began to warp in areas of the home. After several communications with the company, they sent someone out to re-glue the already warped floorboards back down (red flag that they only wanted to put a band-aid solution on the problem). Shortly after the floorboards were re-glued, those and other boards began to re-pop where they were no longer attached to the floor and we were slipping on them, causing fall and injury risks. After two years of dealing with this, they finally got approval from the property owner to replace the flooring. This put us out of our home for ~1week as all appliances and toilets had to be removed. The person they had redoing the floors had left evidence that he brought his child to the site as there were miniature dinosaur figures left in the home, chewless tobacco pouches left dried in the sink, and the contractor left tools that he had to collect following the floor replacement. Their lease states that you cannot operate a business out of the rental property but the other side of the house that we were connected to, as well as just across the lane way in another rental hosted by this company, adult family homes for clinically mentally disabled adults were being hosted out of these locations. For the 3 years we lived in this property, we CONSTANTLY dealt with staff from the businesses parking in our driveway, blocking our driveway, or parking all surrounding our home (street parking was "not allowed" due to it being a fire laneway incase of emergency). Red Rock Property Management instructed us to handle the issue with the owner of the business at one point, which the owner of the business was never on site. Additionally, the patients at these surrounding units were disruptive to our peaceful way of living with the staff calling the cops on their own patients, cops walking through our backyard and property spaces, and their patients yelling/screaming/banging during various hours of the day/night due to their mental condition as well as the patients trying to enter our home. Though, maintenance was responsive to our maintenence issue concerns otherwise to the aforementioned issues. Rent included a $100 monthly charge for lawn care/water/snow removal though the lawn services company REGULARLY missed mowing areas of the lawn; and bushes were only trimmed once per year. During the spring and summers, I regularly had to trim the thorny rose bush at the end of the driveway myself just so the thorns weren't scratching up my car as the bush would become so overgrown. If snow didn't occur during the winter and therefore no snow removal services were utilized, I was still charged this fee. Upon move out, a walkthrough inspection was completed. I was advised that charges would occur for additional cleaning of the blinds beyond what was already performed and that touch up painting would be required for the 6 holes that were repaired. Red Rock Property Management proceeded to charge $500 for "Fill holes and repaint walls and color match paint". $500 for holes that were already repaired and paint that already was present from the build in the garage! With how the home was presented upon move-in, it is highly unlikely that these areas of repaired holes were actually repainted, as there was evidence upon move in that they had not completed this from the previous tenant. They also continued to raise our rent despite other vacant units - the same units as they were model houses on the same lane way - being advertised for the same price that we started renting at. Overall, Red Rock Property Management is just the same as every other property management or rental company, looking to collect money from their renters wherever possible.

Experiencia fantástica: My family and I rented from Red Rock a few years ago. It was nothing but a great experience. They offer nothin but beautiful homes that stand out amongst the rest. We had a fall spider infestation and they had it mitigated right away. We had to break our lease early and they were very understanding and accommodating. We left our rental home in perfect move out condition and received 100% of our deposit back. Very professional company and easy to work with. Even though we are now home owners, I frequently look at what rentals they have available because they always offer nothing but the best.

Experiencia negativa: Stay far far away from this property management group. They have super nice places but trying to get ahold of anybody, I mean anybody you have to visit in person. They work behind a locked door and you have knock to just visit them. That says a lot about them. They will not and I repeat will not return a phone call no matter how many times you call. They push you to use there online services but they don’t check the request. We request to move out 30 days prior. We had to physically go to their location in liberty lake to tell them we were moving out in less than 10 days. Not my fault you push us to use electronic means and don’t do anything about it. We had to force them to do a move out walk through. Now they won’t answer or return a phone call. They didn’t put in with Avista the move out day and I was charged for two extra months of power. Avista told me the only way to get it corrected was to have the property management group call, yet I can’t get someone on the phone. So Red Rock enjoy me paying for the two months you couldn’t get a tenant. You are welcome. Lack luster management group, not even the property groups they represent want to work with them.

Experiencia negativa: Lauren was rude from the beginning we rented an old home so issues where kind of expected and we tried to bring attention to them so that they would know what was going on with there property and we had to wait for weeks for a response and some times completely ignored and when she finally got back to us it was met with unprofessional and rude responses on top of that red rock rejected our lease renewal even though the actual owner of the house would/wanted us to continue renting his property on top of this we had to reach out to them to let them know our lease was up this is bar far a 0 star company

Experiencia negativa: I'm going to start this off by saying it is a super rare occasion that I take the time to write a review. On a time crunch, I submitted an application for an available property the beginning of August. Luis was responsive until I had everything submitted. Then nothing. Followed by more nothing. He was aware of how time sensitive my situation was, or should have been, had he read my messages. I called and left him 4 voicemails and texted him 6-7 times over the course of 3 weeks with ZERO response. I even called and asked to speak with someone else, and whoever answered the phone told me "well, it's Luis that takes the calls about applications... I'll send you to his VM." I explained why I didn't want to talk to Luis but was ignored and transferred to his line to leave another voicemail. Because of this and his lack of response, we ended up having to stay in a hotel for almost a month because I was waiting on this application. I still don't know the outcome of our applications, AN ENTIRE MONTH LATER. Absolutely AWFUL customer service. The kicker? The house we applied for is still on the market. So, in essence, they took $110 from me and my son and never responded again.

Experiencia negativa: We moved into our current home rented through this business in September 2024. The listing advertised laundry included, a fireplace, and radiant heat at an estimated propane cost of around $1,000 for the year. Upon moving in, the washer and dryer did not both work for the first month. The fireplace could not be used because it needed maintenance that was never completed. The propane cost for radiant heat ended up being much higher than what was discussed, and during negative-degree weather we were left without heat. There were many other issues with the property from the day we moved in (all documented with photos). Our lease ended in June 2025, but we were not informed before or when it expired. When I reached out thinking the lease ended in July, I was told renewal was not possible and that leases could not end in December, even though we're technically already month to month— a policy I could not find in writing. Communication during this time was inconsistent, with undetailed responses coming every few days. This made the situation extremely stressful and eventually we had to secure an apartment on short notice, which was a significant financial burden. I provided a 20-day move-out notice, paid a prorated amount for the remainder of our time, plus the water bill. However, the company claims we owe for the entire month’s rent even though we won't be here. The home is now relisted online with the same photos from before we moved in, which do not completely and accurately reflect the home. In my experience, the property was not well-maintained prior to our move-in, and communication from the company was poor. I would recommend that anyone considering renting from this business tour the property in person, confirm all appliances and features are functional, and get all cost estimates and policies in writing. This has been an unnecessary nightmare.

Experiencia negativa: We were only in our lease for 4 months and it was a nightmare from start to finish. Our upstairs neighbors were awful — opening our packages, carelessly throwing trash and food into our yard, and yelling at all hours of the night. Might I add, the dryer had no vent to the outside.. you had to turn on all the fans and open the windows otherwise it was hotter than hell. I’m not sure that’s even legal as it’s a HUGE fire hazard..? Property management did nothing until we called the cops and asked to break our lease (which we do appreciate being allowed to do). The only kind and responsive person we dealt with was Jase — he deserves all the good credit and always went above his job title. The company is lucky to have him. When we moved in, the place was disgusting: razors, thick dust, leaves, cobwebs. Was not “professionally cleaned” after the last tenants. That was clear. We literally mopped the walls, took a toothbrush to the baseboards and everything in between. Upon moving out. Still got hit with a $300 cleaning fee . We definitely left it better than we found it as taught by our parents. We even fixed the “landlord special” patching job over the anchors from previous tenants or the last 5 tenants considering how many there was.. filled every tiny hole (went through the place three times), but still got charged $390 for ‘repatching’ Getting ahold of management is like trying finding a parking spot at Costco on a Saturday. They came highly recommended, which blows my mind — I wouldn’t recommend or rent from them again .

Now that we are moved in and signed a lease, we are having to supply our own washer and dryer with no A/C. Different property manager, same problem (Samantha). Experiencia negativa: Meriah has been our property manager for 1 year. She lacks customer services skills and has great difficulty in effective communication. Communication via phone is nearly impossible with her preference to be email or text, however, that is delayed for weeks before receiving information or answers. Not until a supervisor is contacted does Meriah respond. Quite frustrating.
