Experiencia negativa: Applied to live here, the ladies in the office said they would get back to me the next day. Next day come I didn’t hear back so I call the following day and no updates, said they would call back before 5pm that day and never called. I went in person the next day so three days after they were supposed to get back to me and of course they had no updates. They call me 5 days later to say they never started processing the application. Don’t waste your time here.
Experiencia negativa: they look run down and like nobody lives there saw they were really cheap i understand why now. There are these really annoying and invasive types of birds in their complex wouldn’t recommend

Experiencia positiva: Devin, Jake and Pablo did some maintenance work at my apartment. I was very pleased with their work and how respectful they were! Staff is friendly overall. Rosalinda is also a HUGE help and has played a huge role in assisting me since before my move in.

Experiencia negativa: We were moving to Corpus Christi, we came saw an apartment and signed a lease. A couple of weeks later we drove 10 hours and when we arrived it was after hours but they had left a key for us. When we got into the apartment , the apartment was not the same they had shown us. We called the person in charge and she told us that the manager would talk to us the next day. We left our stuff in the moving trailer until the manager arrived midday the next day. The manager told us that she was not the leasing agent, and therefore she didn’t know what had happened. She said that there wasn’t another apartment like the one we had originally leased. We asked to see if there was anything they could do, but she said no there was nothing else they could do. They said the option was for us to take it or for us to leave. We then said we had a lease, they said the lease was erased, therefore , there was no lease. When we asked for a copy of the termination they would not give us one. We then said that we were gonna take legal action, at this point they said they wouldn’t not rent to us and to leave. This was Saturday at 5 o’clock, we had a loaded trailer, and extreme cold weather and no other option. We asked to talk to someone else, She said there was no one else. We then offered to pay and that we had to leave and she called the police. We waited for the police to make sure that there was a record of what had happened. I could not believe that they had taken that course of action, never in my life have I dealt with anything like this, I wish I would’ve read the reviews prior to renting this place, but after reading the reviews, I now see why their reviews are the way they are, I would think twice before renting from them.

Experiencia fantástica: I was not only looking for a place just to live but a place that feels like home. I visited several complexes and took many tours. Of all the places I toured, Caspian was the one that stood out as the place I wanted to be. The entire office crew, Priscilla, Jessica, Monica and all the others, were so helpful in ensuring that I was assisted in every step of the process. They went above and beyond what I would expect from anyone to make sure that I was able to get approved and become part of the Caspian family. The maintenance crew that did the rehab on my unit did a great job in making sure it was not only up to par, but made it feel welcoming. I am so appreciative of all the assistance I was given. The entire staff has been nothing but gracious, friendly, caring and helpful. I am so thankful that I found a place to call home.

Experiencia fantástica: Today the New Year started with me waking up to the kitchen sink being clogged up in my apartment. I was frustrated because I wanted to make breakfast. I called the office and left a detailed message and within 5 mins I received call stating maintenance was on their way. Within 30 minutes Jake and Devin with maintenance arrived and tackled the issue as if it was their own home. They assured the issue was fixed and cleaned up after they finished the job . They got the job done in prompt time. Thank you guys!

Experiencia fantástica: I had some issues with my shower and contacted the apartment complex for maintenance. The team responded promptly and did an amazing job. They were professional, knowledgeable, and made sure everything was working perfectly before leaving. It’s reassuring to live somewhere that takes maintenance concerns seriously. Experiencia fantástica: Great experience so far. Jessica and Monica from the leasing team were incredibly helpful throughout my application and move-in process. They assisted with submitting my application, stayed past office hours to make sure everything was completed, and followed up until around 7 PM to get things done. They were also very responsive to emails and explained everything clearly, which made the entire process smooth and stress free. I truly appreciate their dedication, professionalism, and support. Highly recommended.

Experiencia negativa: I wish I could give negative stars!!! This place and especially the people that run it are not worth your time, effort, money, or patience. Nothing but issue after issue- month after month. I have never been spoken to so rudely by anyone let alone a “professional” property manager. They were not only rude to me but my son and my mother. I can’t say enough about how horrible this place is!!!!!!!

Experiencia negativa: I wish I can say anything good about Caspian Apartment management. They are liars and cheaters. This is my son’s first apartment lease, and I am his co-signer. We signed the lease on February 16, 2025 for the Studio. My son had 3 open heart surgeries and low lungs compacity. He also has limited physical mobility and is in the process of getting his disability parking tag. He can’t have 2nd floor, so we signed the lease on February 16, 2025 for the Studio on the first floor. They showed us a freshly painted, good condition apartment without any visible damage. At that point we had no idea that they painted apartment to conceal the mold that started showing through the paint a few weeks later. Soon there was an AC leak behind the wall that was fixed but there was a lot of water coming out from behind the wall and under the floor. Whoever was assigned to deal with the repair, open the walls that were soaked with water, and you can see mold everywhere behind the walls. It was never dried properly, and it was never treated to eliminate the mold. They put a piece of new sheetrock and painted molded walls again. On April 18, 2025, my son submitted a work request stating that there is mold in his apartment. The management closed his request without any repairs or treatments. Seeing that nothing is changing, we requested to move him to a different unit. They stated that nothing is available and every two weeks telling him that he will be moved soon. Now it is December 2005, 9 months later and he is still living in molded apartment and breathing the deadly air. The moldy stench is so strong that his cloth, hair and body stinks mold. I talked to Brenda and Victoria since April several times explaining the situation about the mold, my son was checking with Victoria every 2 weeks, his dad a couple weeks ago talked about mold issues, and two days ago Victoria during our phone conversation lied to me by saying that she heard about the mold issue the first time. And nothing is going to be done because there is no work order about the mold in my son’s apartment. My guess is that they can’t move my son to a different unit during these 9 months period because simply all units in this apartment complex have mold. You will realize it when you read other residents’ reviews. MOLD, MOLD, MOLD everywhere! If you care about your sanity and health, stay away from Caspian Apartment, because after you signed the contract, they don’t care about anything but your money.
We're sorry to hear your feedback. We have guest parking at the front of the community near the Leasing Office that is first come, first serve. Our permit only spots are clearly marked and identified, however, we're happy to speak to any of our residents that would be willing to discuss additional ways to make our parking policy clearer. Do you hate your possessions? At Caspian Living, you can look forward to: • Surprise guests who remain at large. • Strangers permanently collecting your mail. • Experience with police reports. • PTSD • Attitude from management. **WATER NOT INCLUDED** There ARE better alternatives in Corpus Christi, as well as in Iraq. If you love her, Don’t let her live here.

Experiencia positiva: They have done a great job at remodeling this complex. Yes it is an old establishment, but you can't beat the price for the south side . It is close to shopping, bus access, restaurant etc.

Experiencia negativa: The management sucks here. They do nothing except for try to get you in. Water can be out for up to 8 hours with no updates. In fact water will go out with no warning at all most times. The only time you can catch someone to talk to is if you go in person.

Experiencia negativa: This place is an absolute joke. The “gym” they’ve been advertising for over a year has NEVER been open. The pools are green half of the time. Don’t bother trying to call the office because no one who can actually solve your issue is ever actually in the office. On top of that, the rent payment system is a mess. I was charged with a $100 “month-to-month” fee even though I renewed my lease weeks earlier, and when they finally fixed it, I suddenly had a $35 credit, so I was probably overcharged for something else without realizing it. I will definitely be moving out at the end of this lease.

Experiencia negativa: The new managers and staff are rude and talk down to you been without ac for 18 days and their options to fix the problem is me paying for stuff to be reinbersed they are worried about rent in 5 days but wont offer any type of accomodations without a receipt that i pay for not them they cant get corporate approval to spend money to fix issues but yet will get that same appoval to accomodate off of rent makes no sense at all to anyone in the future that wants to sign please think twice the price is cheap but they dont care about you as a person they only care about them getting their rent which they made very clear to me cause they kept asking me about it when i explained i was sent home from work due to heat exhaustion cause ive been sleeping in 100+ and now they wanna offer a temp unit but i have to pay my rent still and any damages that my dogs might cause in the temp unit shows they only care about money and future money they can con out tenents by signing a contracted lease stay away at all cost for your life health and stress and sanity

Experiencia negativa: I’m just done with my quick appointment. One lady greeted me at the door and asked the other lady did she want to show me the vacancies. I sit down and introduce myself. She said there is nothing available and is not up to par to show me. the last lady at the door said she been showing all day I’m giving her a chance to show. And now nothing to show me. So I asked why on line it states 10 units available now and 1 unit available on 8/8 2 bath 2 bed. She stated that they don’t update the website someone else does. So it’s incorrect. She told me to look into other locations around their location but nothing here as of today. I wonder if I’m too dark for this location♀️. I just wrote this in your parking lot outside your leading office. Follow Up, I did call on Monday and twice on Tuesday and no luck with speaking to the owner/manager of the property to talk as they requested.

Experiencia negativa: Only leaving a 2 star because of rent payment convenience(Which is probably everywhere now tbh) and bc the employees here have been decent to me over my 5 year stay here. But besides that I’m tired of paying soooo much for a 1 bedroom, the washers and dryers not working, the pool not being cleaned for months, the gates don’t work either so there’s a few homeless people that show up from time to time, the gym I never open now. It’s like I pay so much for soooooo little idk I’m just ready to go when I finally get the chance too.

Experiencia negativa: I have been living here for 8 months now. At first it was okay, the pools looked great, the gates worked, and shady encounters were a minimum. I have had 3 maintenance requests since february, (5 months) and none have been attempted to be fixed. They charge me 18$/mo for pest control and when I ask them to spray my apt because the roaches are bad, nothing. Although they advertise cheap rent, the additional changing fees each month make it so ridiculous to live here for the quality of living. I strongly recommend choosing a different apt. Now Im scared to leave at night because of the strange people walking around. The apt below me is vacant and keeps getting broken into, the door left open. Half the vacant apts here are trashed, the gates havent worked in months, and our “brand new pool” is green. I could go on for days, but I dont think I need to say more.

Experiencia negativa: My sink has been clogged for almost a week and every time I call sometimes they answer the phone and give me the runaround and they will be here today but nothing, they did come and drain but didn't finish because they were supposed to go on the roof and that didn't happen so I am so frustrated to figure out what to do next.

Experiencia negativa: The air conditioning in my grandson’s apartment has been out for over a month and they keep saying 2 weeks, then 2 more weeks. They put in cardboard where his sliding door is (have the door opened) and put in a window air conditioner on his table and taped the cardboard to the door. That is NOT safe. Anyone could easily break in to the apartment and now the cardboard and carpeting is all wet. I would NOT recommend these apartments to anyone!!

Experiencia negativa: TERRIBLE complex to live at. HORRENDOUS management. DO! NOT! LIVE! HERE! Don’t let the low prices reel you in. Constant squatters and every building is FILTHY and smell absolutely DISGUSTING!!! Management is RUDE and do NOT care about their residents. Not to mention maintenance never handles anything and seem sketchy like they’re on something. Management always seems to cover for them too….sketchy apartments, sketchy management and sketchy employees. DO NOT MOVE IN!!!

Experiencia negativa: Small to medium sized roaches, flying termites, sewage backing up, rude neighbors, lack of accountability staff even though it's a new batch of staff members every 6months for years now, pools & parking lots always dirty from messy residents, Painted over mold & rotted walls for future residence to move into that they won't tell you bout at move-in day, since they won't be here long enough for the lawsuits to be completed. At times you are you're own maintenance & you're always your own security since people steal mail, occasionally homeless kick in doors or steal from vehicles at night♂️♂️♂️ would only reccomend for someone trying to get back on their feet for 3-6months, since people constantly abandon their apartments here for various reasons..

Experiencia fantástica: I was blown away by the transformation this community has made. The property was spotless, looks like a fresh paint job, very nice signage and a refreshing feel. I don't know how they did it, but this place has the most improvement of any property I have ever seen in Corpus. The friendly staff immediately stands up to greet you at the door and everyone who works there has a warm and genuine smile. You need to see for yourself to appreciate how nice it is now, with still affordable rates.

Experiencia negativa: Everytime I go in the office I get attitude from the girls in the front or when we need something fix get told they will put in a order then doesn’t get done til months later been getting charged hidden fees like pest control and pest control has not came once since I lived here I always catch people who aren’t supposed to be here digging in the trash wanted to upgrade my apartment to a two bedroom for a while got told I couldn’t bc my lease is not almost up but got told by someone else who’s only been here for 2 to 3 months they had no problem upgrading

Experiencia negativa: I would put 0 stars if I could!!!!! My ac had been broken for 2 weeks it’s 81 degrees in my apartment and legitimately I can’t live here any more I have never been more miserable in my life. The maintenance never fix anything and it takes them literal months to respond on top of the infestation of German roaches this place is an actually prison. I’ve called and left messages for the emergency maintenance line and have received literal no response or help. Sent from my iPhone

Experiencia positiva: I give this place four stars because I was able to pretty much make the best of it myself. I was never that impressed with any of the changes or improvements they made because they all felt superficial to me. I lived here for the last two years and if they could do anything better it would mainly be the ventilation inside the apartments. Also getting their computer system and emails and maintenance organized better. I also feel is is not very affordable but is okay. I think there are other apartments that are more affordable with better systems in place. If you live here, it's worth getting a separate AC unit and/or dehumidifier as well as to cover your vents using Velcro and a filter fabric as so much dirt and dust fly in. Any issues with they way apartments are being remodelled, they do not take responsibility for... they love to blame the contractors when they are supposed to be the ones in charge. Whoever do you call in a crises or negative instance? Wholly cow.....

Experiencia negativa: Seemed nice. Never got a call back about the application I put and when I call nobody answers. I did get a call asking if I was still interested in applying and I told the lady that I already applied and she asked who I talked with and I told her I forgot. Nothing since then.. too late, I had to move somewhere else.

Experiencia fantástica: Been here for going on two years and have nothing bad to say about the place I have live in two different apartments. One by myself and one with my son. Would highly recommend living here. They often have community events, food trucks, and many more out of their way ways to show appreciation to their tenants.

Experiencia fantástica: We just moved in about 2 months ago . I’ve never met nicer people in my life , for starters our leasing agent was Claudia and she was amazing not only did she get us into our homes quick she gave up everything we asked for and more , and still continues to help us with any issue we are having . Another amazing member of the team has to be Joyce she is caring soul and you definitely can tell she is there for all of her residents , she is understand and respectful and truly can help you with any issue or situations going on . For an example we needed pest control badly but the times slot was already done last month she immediately put us on the list for tomorrow . Not only do we feel loved and at home we truly appreciate the team and everything they do for us . We added the national night out with corn , snow cone and , pizza and it was truly a great experience! If I had to recommend a first time place I’d recommend Caspian not only for amazing hospitality but their prices as well during this inflation having a place to call home and doesn't break the bank with so many added fees is a plus for us !

Experiencia fantástica: Been here for a few years now and I haven’t had any serious issues. Even the smaller issues I have had, the maintenance crew is great. They really work hard to make sure we live comfortably. Front office ladies are really sweet. Belinda is very helpful and attentive. They frequently host parties here to bring our little community together which also provides food and music. I have a dog and she loves it here. She enjoys the dog park and playing with other dogs. Keeping my fingers crossed for the new gym to open soon. - G.C.

Experiencia negativa: They are horrible at management! They do nothing to fix anything broken or damaged! They never reply to your messages ! They charge extra for everything but yet will not repair any damage . Lawn guys broke my driver side window while weed eating the grass that hasn’t been cut in months and now they say it’s not their problem I need to get with lawn guys ! I will never suggest this trash place to anyone ! Find a better place , I’ve been here 6 months and they are the worst apartments I’ve ever seen !

Experiencia fantástica: I've watched the Caspian Apartments for a while now, and I've seen a huge transformation in the last two years! The management has done an incredible job renovating the units, making them modern and comfortable while keeping the prices affordable. The location is perfect - just a short walk to H-E-B and other amenities. But what really stands out is the improved security. The gates are always functional, and the overall feeling of safety has increased significantly. I'm so impressed with the changes and would definitely recommend the Caspian Apartments to anyone looking for a great place to live in Corpus Christi. Keep up the fantastic work!

Experiencia fantástica: I have known Belinda (Salas) Lichtenberger since our time we were in middle and high school, and she has always been a remarkable, hardworking person. Even during our time in school, she balanced various (2/3) jobs with dedication and a positive attitude while also voted and chosen as one of our class cheerleaders and as our Spanish Club president. Experiencia negativa: IF THERE WAS A WAY TO GIVE WAY LESS STARS, LIKE NEGATIVE, I would. For starters, ALL OF THEIR APARTMENTS HAVE MOLD PAINTED OVER IT. Found mold inside the ac units. Like HOW?? Literally had times were we went DAYS without, not only hot water, but NO WATER AT ALL. We went through the cold front with no heating source to be fixed until the cold front passed. Literally bundled in blankets feeling like we were sleeping on the streets literally seeing our breath indoors from how freezing it was. Kept having issues with the billing because it “fluctuates based off of personal usage” & random charges for things I do not have on my billing/lease agreement. Not only that but the office messed up on OUR leasing contract NUMEROUS TIMES. They even attempted and tried to triple charge us on our rent. We ended up paying way over the amount for our final month and told us “not to worry because it’ll go towards the move out expenses and additional fees” only to charge us an additional fee and not tell us about it and immediately report it on our credit that we now owe them more money. I’m sick and tired and haunted by these HORRENDOUS and atrocious apartments. Maybe instead of fixing their office so much and focused on their property they’d have less bad reviews and be profiting more. -99999/10 Not worth it
Experiencia negativa: I couldn’t even stay throughout the entirety of my lease. There were plumbing issues more than twice a month. Homeless people digging in the trash every night. Flea and roach infestations constantly, regardless of pest control (I wasn’t even able to live there my entire last month due to fleas bitting me and my four month old baby even after TWO bug bombs and pest control supposedly spraying as well.) Victoria was very rude on the phone and in person, she’s very argumentative and speaks over you while trying to talk. Honestly very disappointing.

Belinda L has been in the industry for a great number of years. Her dedication to each property she oversees is evident in the improved visible appearance. Experiencia negativa: I called to ask questions about the efficiencies available. I just need basic information to see if the complex is a good fit for a client. The woman who answered the phone was very nice until she put me on hold with no notice. There was another woman in the background who was directing her answers and I got the impression they did not want to consider my client for living there simply because he is on fixed income and needs an accessible apartment. I expected some courtesy like, "I am going to put you on hold for a moment," or "I am sorry, we do not have accessbile apartments." I am very disappointed.

Experiencia negativa: Do nooooot move here. Moving out was the best decision i’ve made. They are extremely outdated, and OVERPRICED. Once i found out they were the old marbella apartments I instantly regretted moving there. They just painted over everything and called it a “renovation”. Everyone is moving out because of how bad it is… Check out the breakers apartments, thank me later.

Anythime we had questions or concerns the office was always available through email or via office hours and very cooperative with any of our problems or concerns. Experiencia negativa: These apartments are lacking just about everything to live here suitably, they want your money butt do not care about your needs. Roaches in the apartment just about every night, I requested an air filter and it took a month so I just provided my own, I would give it half a star if I could. P.s I was told living here is like a boot camp… I advise looking else where.

Experiencia negativa: Worst place ever don't think about moving here the maintenance sucks Been making work orders and all they do is show up and say there's nothing they can do about it they know nothing..... so unprofessional plus there always cops here because of people stealing and the fighting when I first got here they made it seem all nice but in reality it's all messed up the office don't got there stuff together there is nothing but bad reviews these apartments ain't worth the money they honestly need to close these apartments down.... there infested with roaches and fleas they even have empty units with open doors that’s kids can just walk up into that’s a safety hazard and pIus if your think about moving in here this is what your gonna be living in nothing but mold they have nothing but leaks here at these apartments I have all the pics to prove everything!!! Plus there’s always homeless people going thru the trash everyday these apartments are trashy so please look at what your living in…Caspian Apartment Homes
Experiencia negativa: Day three and still no Hot water, I’ve tried calling management numerous times no one picks up, I call later on phones are turned off I try the “On call” maintenance and no shows up this is ridiculous at this point anyone else experiencing this issue? I can’t use the maintenance app because nothing has been transferred over yet that’s because we moved in last year in November.

Experiencia fantástica: Ms. Alice is an awesome lady. She helped me through the application process and Ms. Barbie found the perfect home for my family. I admire Belinda Litchenberger for somehow always getting a strong team together. I know that lady since I was 10, she was my dad’s landlord at Costa Tarragona and had the best parties I remember as a kid for all of us in the complex. Keep up the good work! I love my home.

Experiencia fantástica: Before I moved in I saw the reviews and was almost deterred from renting here but I went ahead signed the lease after hearing about the plans of the property being revamped. I must say that I’m glad I moved in and I love my apt. The property is still being worked on but they have come a long way and the new office is fantastic. A few things that I really dig about this place is that it’s centrally located,it has a badass pickle ball court, the updated fixtures in the apt and anytime I have an issue it’s easily solved by making a short trip to the leasing office.

These are the worst apartments I've ever lived in we have had a flea infestation for over a month already no pets or nothing and they have not came to fix the problem my daughter 4yo has bites all over her stomach and head ..... the lady in the front office "veda" does nothing but give attitude!!! DONT BE DUMB LIKE ME AND IGNORE THESE REVIEWS
Experiencia negativa: I don’t know where to begin. I moved in during June, amazed by the deal I had for a studio. My rent was just above $900 and when July came, I was told I owe $1030. At first I was like okay maybe utilities. However that was not the case, I have been charged. I told them for several months that I was only supposed to pay the $$$ but was being charged for late fees. The money I was over charged for was ZERO OUT. I told them I should have credit and they continue to tell me they don’t do credit or refunds. So not only did they take my money, they clearly don’t know how to do accounting. I was smart to keep receipts and hand notes of what each person told me. This place is highly unorganized, steal money, and think zeroing you due amounts to make you happy. Don’t move here!!!

Experiencia negativa: Where do I start I moved in January 2023, the first issues I had were the dirty dishwasher and toilet I had to clean due to there being yellow grime and old piss, and the fridge that stunk and would only work if you had it pushed all the way against the wall. Then, my ac was leaking and making my carpet SOAKED, they did a temporary fix which resulted in it leaking again around July. I put in multiple orders, they came and left within 30 minutes and it was STILL leaking causing my carpet to still be wet. I went in person to talk to them & finally spent all day working on it and fixed the issue. They said they would send me someone to blow out the carpet since it was so wet for so long, nobody ever came. The apartment was always humid, at one point there was rats in my apartment that they didn’t come address until A MONTH LATER! Turned out there was a hole behind my oven that they were getting through which luckily my cat was on top of. Management got switched out in the middle of my lease, which they seem to be ok but as far as urgency goes they don’t give a damn. it’s definitely not worth the $1,100 I was paying a month for a 1 bed room.

Experiencia fantástica: First I wanna say I'm very impressed with the new updated look of the apartments. The pool is amazing, and the tennis courts are a plus for me! walked in for some information on the apartments and I was greeted by the office ladies Alice and Belinda, they were very professional and helpful. These apartments have really come a long way! I definitely hope to see a good future for these apartments, we definitely need to make Corpus Christi look good.
