Experiencia fantástica: Steve Brown has hands down been the friendliest and most accommodating property managers yet. It is very common in Madison to get into disputes and have a hard time with your property management, but Steve Brown has came short of nothing. They make you feel valued. Every maintenance request I have put in has been resolved super efficiently and quickly. If they every make a mistake, they make sure to make it right. Parking lots are monitored frequently, which is very nice for parking in Madison. Going from a terrible experience the previous year in Madison with a different property manager, to not having that additional stress is so nice. Shoutout to Kassia, and all other staff for being exceptional and friendly. I could not recommend Steve Brown enough and if you are new to the area I would highly recommend choosing them as a student or anyone looking for apartments in the Madison area. 10/10
Experiencia negativa: Only conducts tours during the day on weekdays which makes zero sense when everyone works during these hours. I had to get special permission to schedule a tour at 4 p.m. On the day of the tour, I show up at the address posted on the apartment listing and the address is completely wrong by like 5 blocks. I call SBA and they said that there is no tour scheduled. What makes it worse is I'm 95% sure the girl who says there wasn't a tour scheduled is the same girl that scheduled the tour days prior and sought special permission for this time slot. Yikes.
Experiencia fantástica: My Steve Brown apartments experience has been amazing. The customer service is excellent and the building is clean and modern. When I requested maintenance service, the issue was resolved the same day by a friendly technician. I can’t recommend Steve Brown enough!

Experiencia fantástica: I highly recommend Steve Brown’s Brownridge Terrace Apartments. I filled out a worker on Sunday and Tito from maintenance already stopped by my apartment before noon today. He took care of replacing my carbon monoxide detector and hanging my smoke detectors. Now replacing both screens in my living room windows. Great work, friendly and professional. So happy with Tito and Steve Brown apartments. My fifth year living here!
Experiencia negativa: Like many other recent reviews, I would leave no stars for this company. My apartment was not cleaned and repainted for move-in, the issues there prior to move in (also on the inspection sheet) have not been fixed in months, any issues we have foumd have not been fixed even when constantly trying to get answers. The company is not worth it to lease with and will not fix anything or give you money back.
Experiencia negativa: Horrible management. They don’t take care of the buildings. Takes a very long time for a response or anything to get done. Also they will send a your security deposit check to the place you moved out of and not take responsibility when someone takes it. Their prices are predatory for what you get. Be careful because there is no security on building and your mail will be left in the open for anyone to easily take. They don’t take accountability for anything.
Experiencia fantástica: We've spent 4 summers at The Lucky and now have an annual lease there. Recently, I made a maintenance request regarding the balky thermostat. Kyle showed up promptly and not only fixed it, but also changed the filter. The Lucky is a great place to live.
Experiencia negativa: If I could leave no stars I would I am LIVID. We have had issues since move in which was in August. We have MOLD IN OUR APARTMENT which was supposed to be taken care of before we moved in once we moved in we found more. There was no sense of urgency to get it fixed and cleaned properly so now almost a month later it has been somewhat mediated, there is still mold in the laundry room which they won’t do anything about because no one lives in the laundry room. My boyfriend and I were supposed to live here with my friend who had to move out due to health concerns related to the mold. We were supposed to get a document to sign that would remove the very high double occupancy fee. The first document that was sent over had the incorrect umber to be removed. It took over a week to get a new document with what was supposed to be the correct amount. The new amount was still incorrect! Steve Brown apartments will try to swindle every dollar they can out of you DO NOT LIVE HERE OR RENT FROM THEM THEY DO NOT CARE ABOUT THEIR TENANTS.

I was granted all of the rent abatement I requested, shockingly. Glad to see SBA take ownership of their mistakes, even if extremely belated. ——— I wish I could write a fun, glowing review about my time at Brownstone—the building itself is very nice—but instead I’m here writing about my 25-day “summer vacation” from my own apartment. From July 26–August 19, my AC was broken. I live in a studio with no windows (only a sliding patio door I can’t leave open unless I also want to invite raccoons and burglars in for a sleepover). Needless to say, I couldn’t stay there—it was like trying to live inside a greenhouse sauna. The worst part wasn’t even the heat—it was the silence. My work order kept getting marked “closed” while nothing was fixed. I called. I emailed. I drove back multiple times just to check if cold air had magically appeared. It hadn’t. I paid a fair, adjusted rent for the time I couldn’t live there. I could have asked for housing reimbursement or piano repairs (humidity wrecks instruments, FYI), but I didn’t. I chose the reasonable route. Unfortunately, reasonableness has been met with the silent treatment. Management still hasn’t responded to my emails or voicemail, but my account happily shows a big “balance due” as if none of this happened. And I know it’s not just me—recent reviews from Teddy and Chris describe nearly identical experiences. This seems to be a pattern, not a one-off mistake. So here’s my quirky, slightly sweaty love letter to future tenants: if you like playing “maintenance roulette” or pretending your apartment is inside of a volcano, this might be the place for you. If not, I encourage you to look elsewhere—or at least pack a fan, a tent, and some patience.

Experiencia negativa: Don't expect maintenance to be responsive, even to high priority requests. They've let me live with a leaky AC unit for two weeks and mold in my apartment (caused by the aforementioned leak) for a week. After multiple calls, maintenance tickets, emails, to basically anyone I can find, I don't know what else I can do at this point to get this addressed. I'm sleeping in the living room, I can't even walk into my bedroom without a mask on, and I'm developing a persistent cough and sore throat because of their complete lack of action. Something that should've gotten solved in a few days at the absolute most has become an issue that's affecting my health and quality of life.
Experiencia negativa: I didn’t want to write a review, but my phone calls and messages on the tenant portal have gone ignored for a month. I have found Steve Brown Apartments to be negligent of my concerns regarding the unit I moved into at the beginning of July. My air conditioner was not functional for over 2 weeks upon move in, which should have been caught during the move-out inspection or at least on July 1st as they were late getting me my keys. I developed heat rash as it was consistently 86+ degrees in my unit and have a medical bill as a result. When the AC was finally fixed, I was not notified that they planned to enter my unit, nor did I give authorization or receive a note that they had entered. If this constituted an emergency, it would not have taken over 2 weeks to attend to. Otherwise, this entry appears to be a lease and legal violation. I discovered multiple pieces of broken glass in my bedroom carpet that I had to remove from my feet over the first few days of living in the unit. The patio door of my ground floor unit does not lock properly and opens directly onto the parking lot. I do not have access to the storage unit or underground parking stall that I pay for. Multiple of my kitchen drawers do not work. My shower does not drain properly. My laundry closet doors do not close. The list goes on. Steve Brown knows about these issues. They were responsible for filing service tickets for them upon completion of my move-in inspection, but it has been more than a month. They have continued to take full rent but have not rendered any services to rectify these issues. I am disappointed in their lack of response to their tenants’ concerns and would not recommend pursuing housing with them.

I worked with the staff at the Regent Street office to continue the lease until our family was able to remove the boat he had stored there. Experiencia negativa: They're building an apartment across the street from me. It's been a nightmare. Constant shaking of my whole apartment building to the point of things falling down and off walls. I can't even relax after work or on my days off because it's like I'm in a combat zone. *edit* i haven't been able to shower after working in a hot deli and sweating all day for 2 days because of you. take your reply and shove it.

Following a technical error which caused the auto-pay feature to not withdraw my rent payment, the blemish showed up on a rental reference at another apartment complex following the conclusion of my lease with Steve Brown. Ryan worked to right the record, contacting the other rental company and having the erroneous record removed. This was the difference in a full-month's rent security deposit vs. a half-month's deposit. He did not need to take the time to help but was so appreciated. Thanks Ryan!
Experiencia fantástica: I stayed with Steve Brown Apartments during my first year in Madison. The staff were responsive and kind. Compared to some of the notorious management companies I've heard about in the campus area, I’m generally happy with my experience.
Experiencia fantástica: I got a car in the late fall 2023 and with the semester underway, didn't know if I would be able to find a parking place. I had thought the building I am in (not with SBA) would be able to provide a parking spot but they were full. After contacting several companies, I stopped in the office of Steve Brown Apartments and they told me they had a parking spot open at the Henry Gilman and I could start parking there immediately! I chose to stay in the surface lot (which is gated) and they always had the lot cleared promptly after snowstorms in the winter. If anyone has a car and is looking for a place to park near Langdon Street, I would highly recommend renting a parking place from Steve Brown Apartments. The only reason I didn't renew the parking lease was because I was able to get into the parking lot of my own building.
Experiencia positiva: We’ve called and scheduled a “tour” twice. Told us we would receive an email the day before our tour, never received one. Called again and they told us we never scheduled so we rescheduled. Same thing happened again. Same lady on the phone doing the scheduling, doesn’t seem like she’s confident in what she’s doing.
Experiencia positiva: It is a nice place to live. It's next to a 24-hour Kwik Trip. It is across the street from the High School and Epic. It has easy access to 18-151. It has a court yard for dogs, kids and family. There is also a area for grilling out. If you sit outside during Hometown Days you can see the fireworks .

Experiencia fantástica: Rented from this company for 3 years at the King & Main apartments, best rental company ever. I’ve had nightmare apartments in the past, and this was probably the best company I’ve ever rented from! Maintenance comes within a reasonable time & they’re respectful about your personal items and animals, if I emailed them about something that broke, they replaced it in a heartbeat, the people that work for this company are incredibly nice, on top of that, they always spray for bugs so I’ve never had any issues! My neighbors were just so friendly, the neighborhood was good, and overall I’ve always had a good & comfortable time living there. Halfway through my lease, I had an incident where I ended up living on my own, I was a little nervous since I just started being self employed, I explained & showed them that I made enough to be on my own, and they were incredibly understanding and let me be the only person on my lease! I always felt safe living there by myself for a good 2 years. I’m going to miss this place a lot.

Experiencia positiva: I have a newly renovated apartment and it is fabulous. I like the location and my neighbors are respectful. I am happy with my time here at Meadowbrook Apartments. I would say that may only concern is the speed of maintenance repairs and clear communication. They are not the fastest at repairing and some information was not communicated very well.
Experiencia fantástica: Both Nick and Mike were wonderful helping me find an apartment with Steve Brown, and did a wonderful job guiding me through. When I lived at my apartment, maintenance was prompt and wonderfully helpful, and I enjoyed my time renting from them. Eventually, I ran into some large personal issues and had to move away early. In this scenario, Steve Brown offered to list my apartment for re-rent for a fee- these folks turned around and had my apartment re-rented within the month, saving me untold stress and money. The money was well worth it, and their assistance during a challenging portion of my life was much appreciated. Due to their professionalism, kindness, and genuine nature, I can’t help but be extremely positive about this company.

Experiencia negativa: These apartments are very much over priced and not worth it. Specifically the ones off West End Circle, these are not luxury places but yet to charge as if they were. The building entrance always stinks, marks and dirtiness through the building. The garbage area is always disgusting, garbage and cat litter everywhere. These washer and dryer in the units are very outdated and small. It would be nice for the owners to step up and recalculate how much these places are actually worth and stop ripping off people. With having to pay extra for Underground parking and not even receive one parking space with your apartment is ridiculous. Trying to get out of this nightmare lease is even worse. One good thing throughout this whole process has been the staff, they help out in anyway possible but are also limited on what they can do.

I made a payment for parking that I thought was for two months but it turns out it was just one month and a security deposit. Rather than notify me about an outstanding balance during the second month, they waited until I was gone and late fees had accrued to notify me about the charge.

Experiencia fantástica: Keystone apartment at 1815 University Avenue is a high quality (unfurnished) apartment. Following review is about my recent experience of apartment transfer inside this Keystone complex. This summer I had to move out of the old apartment and into the new one (both in Keystone) while being out of town. Brandon and his team were super helpful during the whole process. In the end the move worked out perfectly without a glitch. The apartment transfer isn’t as straightforward as it sounds because the old lease typically ends a few days early before the new lease starts. The renter may have to move stuffs out to a temporary place then move back in when the new apartment is ready. For me being out of town and trying to arrange the move (with a local mover) remotely that would have added much uncertainty. And there were lots of furniture and packed boxes to be moved (unfinished apartment). After knowing my situation Brandon was willing to make extra effort to accommodate the request of aligning the start/end dates of the two leases and leaving time for moving between the apartments. While he couldn’t guarantee anything before everything was final, Brandon replied to my countless emails and calls in timely manner to keep me updated on the progress. And he called me right away once date and time were determined. On the moving day Bradon went onsite to supervise – it was a big relief to know that the person I’d been talking to was right there when actions happening – less chance of misunderstanding or for things mess-up. Brandon was flexible to let my mover do the work, not letting bureaucracy getting in the way. The move from old to new apartment completed in the afternoon as planned.
Experiencia fantástica: July 2024 update: Another example of superlative customer service from Serenity and Carrie: I needed help with a task for which I would normally ask a staff member in the 2nd floor business office, but it’s Saturday & they’re not open. I went to the concierge desk on the off chance they could help, and indeed, Serenity and Carrie went out of their way helping me problem solve. They are always welcoming and friendly whenever I run into them at the concierge desk, and this time they were also very helpful. Update-example of top notch maintenance service from Mike and Jim(February 2023): At close to 4:30 on a recent day, I suddenly discovered I had no hot water. When I notified the business office, they contacted Mike (maintenance technician) right away. He was preparing to end his work day and head home, but he turned around and came up to my apartment to investigate, and he stayed around to work with the plumbing contractor to fix the problem. A few days later, the water was too hot-a problem promptly resolved by Jim. They really went above and beyond to help me! The following previous comments still hold true: I am very happy with my experience living at Lucky for a number of years, number one reason being the staff, who are always available, very friendly, knowledgeable, and helpful, providing top notch customer service. Austin comes immediately to mind, always greeting me as if he’s glad to see me; he seems to know how to help with whatever problem I bring to him (example - when I had a dead car battery this past winter, he quickly located a portable battery charger and called upon Jim to charge my battery for me.) Whenever I have had maintenance issues or questions, my requests are always promptly addressed, and I feel confident when Jim and/or Mike is on the case; they often go above and beyond. Early weekday mornings when I come down for my newspaper, I look forward to seeing Sharon, who greets me like a friend and has a great sense of humor. Night concierges R J and Peter are always available and helpful on rare occasions when I ask for assistance with a noise issue. Housekeeping staff members Evilia and Claudia go about their cleaning duties in a friendly, thorough, efficient manner. Andrew, Juan, and Megan on 2nd floor are welcoming and helpful with operational issues (e.g., mail deliveries, router outages). Mitch and Megan work with me each year when it is lease renewal time, resulting in a simple, satisfactory experience. So, I feel that Lucky has a lot to offer (e.g., location, apartment quality, proximity to grocery, drugstore, fitness club, on-site staffing 24/7), but the primary factor that has me renew my lease each year has undoubtedly been the staff members.

Experiencia fantástica: Loved my time in Henry Gillman apartments over these past 3 years. Sad to leave the place but ended up having to move states - I’m sure the next person will love it! But more importantly, the woman who works the front desk at the Steve Brown headquarters deserves a raise! Larrisa is possibly her name (sorry if I botched that) - She has always been so kind and light hearted whenever I have had an interaction with her over these past years and it does not go unnoticed. First impressions of a company is crucial for longevity, and she is at the forefront and one of the reasons as of why I kept resigning. Cheers :)
Experiencia negativa: Updated review: IMO, your rent money would be better spent elsewhere. For the first couple of years, I loved this place enough to post a 5 star review. Over the last year, the situation went so far downhill that I moved out. The rental office folks seem to be trying, but there's only so much they can do. The buildings are getting older, maintenance is not super responsive (and outright ignored me regarding a serious issue which left me with a nonfunctional, non-closing window during the entire winter), and repeat issues are common. (The elevator was out no fewer than three times over the last year, for several days each time, for example.) If SBA invested some time and money into basic maintenance for their buildings and lit a fire under their in-house maintenance department, this could be a really nice place to live again. As is, not so much.

Experiencia negativa: STAY AWAY FROM THIS COMPANY In the spring time every year I check my ac to see if it works the first hot day of the year. every single year they have had to send someone out to check it because it doesn't work. this year I put a request in to have it checked out in April 14th of 2024 it took them 10 days to come out. then may 05th comes around I put in another request because nothing has been done which is also ignored. I put in a 3rd request on May 14th. then all 3 requests are all canceled. I send a message to the property management to call me. no response. it is now may 18th and it was 87 degrees today and my house is at 85 degrees at 10pm and I cannot sleep which is why I am currently writing this review while I should be sleeping. I cannot sit by and pay 1260 a month for a company that will not respond to my normal maintenance requests. this is rediculous and I am hoping someone high up sees this review and I can finally get my ac fixed. If I could give them 0 stars I would. The maintenance team is absolutely a joke. I had to send atleast 10 maintenance requests for a simple I have no hot water complaint. Well after 4 visits I had to request an outside company to come take a look at it. Took them all of 30 seconds to say it needed a new hot water heater and softeners. I had to make 2 more requests after to get them to replace it. Then the company spilt water all over the carpet and broke the doors for the closet the softener was in. Which was in my 5 year old sons bedroom. The maintenance department decides a shower curtain is acceptable as a closet and didn’t clean up the spilt water softener salt In there that they spilt. Be prepared to spend over 1200 a month in rent and if you have any problems with the apartment good luck getting them solved and without being super ghetto repairs. Sincerely, Very unhappy renter

Have been an excellent experience overall, especially timely maintenance, and kind and clear communication on part of the staff. To name a few, Larissa, Matt, Ryan, Brandon, and Dan all have been very helpful throughout my stay here!

Experiencia fantástica: I'm living at the Brownstone for nearly five years. I appreciate the style of apartment, updates to kitchen in unit (granite, etc), and general updates currently being done in common areas. They respond quickly to maintenence requests, its quiet, and walkable.
Experiencia fantástica: Steve Brown is very good on keeping the grounds mowed and clean. When we have something that needs to be fixed right away, and if there is a delay they keep in touch so we are not hanging. If there is an immediate need for repair, they are right there. With other issues that need attention such as rent, parking paperwork, the office staff is there and willing to help take care of it at that time. They are also very good with having the snow/ice removed in a timely manner. I have been with Steve Brown for about 28 years, and that in itself says something. Elizabeth Weier

Experiencia negativa: I live across the street from Steve Brown apts on Coronado Court. Your residents do NOT ADHERE to alternate side of the street parking - especially after a snowstorm. Coronado Court is one of the last streets to get plowed since it is a side street. Your residents need to respect there are other houses on the street and adhere to alternate side of the street parking rules.
Experiencia negativa: Waited for more than 20 days but still no one works on my maintainance ticket when the broken appliance is quite essential to my life. Called and emailed many times, and each time they would tell you you have to wait without giving you a timeline when the repair will take place.
Experiencia negativa: As far as the actual apartments go, while slightly overpriced, they are quite nice. The way in which the company handles business however, is abysmal. On several occasions management was at my apartment needing to come inside with hardly an hour of notice, let alone 24 hours. The real issue was when I left. It took 3 months and 4 emails/phone calls to get my security deposit back. Both of their explanations were the fault of the company and neither time was there any communication with me. Not only did they mess up, they charged me for their mistake. If you are a young, single woman this is a company that will take advantage of you.

The apartments are spacious, clean, modern, and is staffed with the most useful, genuine team such as Matt, Brandon, and Kyle. I am truly going to miss living here. Experiencia positiva: I want to give an extremely positive review to some of the employees at SBA. I actually live in the Meadowbrook Apartments in Waterloo, and have been here for 15 months. Hannah Shadle was great with helping line up maintenance staff to take care of a few items that needed attention. Hannah did a great job communicating with maintenance staff in order to meet my needs as a tenant. Hannah is always positive to work with. I have been working closely with Andrea Arts as I was trying to sublet my apartment. She has gone ABOVE AND BEYOND to work with me on a daily basis! There are so many changes with subletting an apartment, and she has been on top of everything.....keeping me informed along with keeping the sub-leaser informed. Her upbeat personality makes communicating with her very successful. Both Andrea & Hannah have outgoing personalities and put their tenants first! Their customer service is top notch. I also want to give kuddos to the maintenance staff as they also go above and beyond to meet needs of tenants. Dan, Erik, Mike, and Bob have all been great....showing up to fix maintenance issues as soon as they can and as many times as needed to get the job done right. Finally, I want to give credit to Larissa, the receptionist who answers every call. She is always pleasant....even on a Monday morning! ...very good at her job.... All of the above employees put the Meadowbrook Apartments in Waterloo as a top priority to them. This review I am giving is on these employees alone. The employees named above are outstanding!!!
Experiencia positiva: After me and my girlfriend moved in we encountered some issues with the apartment, mild things for the most part except for the shower which weren’t fully resolved during the first maintenance request. Which was admittedly annoying, however thanks to the help of Jon, one of the employees at Steve brown apartments, things were sorted out in just a phone call. He was incredibly helpful, communicative and kind.
Experiencia positiva: When we moved in, there were some issues with our apartment that didn’t get resolved for a while. However, when we called about them, Jon was incredibly helpful! He was understanding and apologetic, and got everything taken care of incredibly quickly while keeping us in the loop. It was such a relief that we were taken seriously and kept updated on the status of our maintenance requests. Thank you Jon for being so helpful, it was very reassuring!

I just moved May 1, plenty of unpleasant situations, deaf ears. last night the refrigerator stopped working, sent a maintenance ticket and also called early morning. when I came from work, no note and still not working. Called the office and was told that Maintainance is busy getting ready the apartments for new tenants!! Now I have a broken fridge, spoiled food and nothing to eat!! So…. What do you think! The priorities are very obvious.

Experiencia fantástica: I lived here for 2 years, and I never had a problem with it. The rooms are nice. The view of the trees are nice from the south rooms, though the road by the south is loud if you're on a low floor. I like the Greenbush Bakery built into the building.

Experiencia fantástica: I have been living here for 2.5 years and i love this apartment! I recently submitted 2 work requests to fix something in my apartment and both of them are fixed super fast. The second request takes less than half hour to get fixed since I submitted the request! Really appreciate the fast turn around:)

Experiencia negativa: Lived at one of their locations for 2 years. They have so many properties that they just downright don't care about you. Maintenance was never done timely and when it was, it was fast and poor. Just moved out and they charged me for stuff that was dirty or damaged when I moved in. One thing they charged me for was damage from a storm that I put a maintenance ticket in for, and they fixed it in under 2 minutes and didn't clean up anything afterwards. Would not recommend if you're looking for a good management team.

The studio is nice so are the staff. I got some patio furniture for the deck, and it got stolen. Unexpectedly they ordered new furniture and Kyle W put it together for me. Matt, Hunter, Larissa, and Cassie have always been willing to help and seam happy to see me. I can truly say that Steve Brown Apartments is a good company to rent from. I currently work for and live with Steve Brown Apartments.
Experiencia fantástica: Overall I enjoyed my experience living in a Steve Brown Apartment! The apartment building itself was underwhelming, but my apartment had a lot of character. The best part about living there was the staff, though. Larissa was always friendly and sympathetic to any complaints I had and made sure they were addressed right away. The maintenance workers were super friendly to me and my dog any time they came by. And on move-out day when I was super frazzled, Hunter was really kind to let me check out later and even worked it out to come back and go through the apartment and take my keys from me even though other people had scheduled check-outs at the same time. I really appreciated how nice everyone working for Steve Brown was and will miss that!
Experiencia fantástica: Steve Brown Apartments is definitely one of the best housing companies in Madison, especially for college students. Management was always quick answering any questions, fulfilling maintenance orders, and helping my roommates and I along the way. I especially want to praise the work of employee Hunter Patchin. Hunter helped move some of my belongings out of my house when I was unable to, and during the process he was nothing but kind and understanding. Definitely portraying the values of the company through his excellent work.

Before his lease expired in August, he planned to return to Madison to retrieve his personal belongings. Unfortunately, he was in an accident and unable to fly. We contacted his leasing agent, Hunter Patchin. We cannot express enough how kind and professional Hunter was. He was always prompt in returning our calls and he went above and beyond to help us retrieve our son's property. Thank you Hunter.

He is multi-faceted (and talented) and can handle everything from plumbing to electrical issues…and everything in-between. I am always happy to see him respond to my requests as he also cheerful and friendly.

Experiencia negativa: My apartment experience was terrible. We had horrible mold on my ceiling that caused constant allergies. Every maintenance request I put in regarding the mold was ignored and once we moved out we were charged 90$ out of our security deposit for “painting” fees on a “dark stain” next to the window. Also they double charged me for my electric for over half of my stay in the apartment. Genuinely terrible

Experiencia fantástica: From scheduling a time to see apartments, paperwork, application, and lease signing, it was all smooth and the communication was great. We have been very happy here for going on a year. The maintenance people are always here quickly if needed, the staff are responsive, they like to get the residents engaged as a community - if they want, and the use of the community room (which is beautiful and well equipped) is free. It is a real treat to live here!
