Experiencia negativa: At first my experience with Mikee was okay. She remained communicative and was available when I had questions. However, the day that our application was denied prior to that she reached out for more information and I responded in a timely manner stating that I could get that information over to her . Within the next 20 minutes the application was denied before I could even send the documents she requested. It seems to be sketchy because now when I call to speak with Spruce Quality Rentals I am sent straight to voicemail and when I schedule a call back I don’t receive one. So I am deeming this company to be a scam , due to the failure of response or follow up, but when they want you to fill out an application they make sure to answer , call back, and even text. Ridiculous .

Experiencia negativa: I applied for a property that had been available for over a month. The communication is awful and you can hardly speak with a property manager. I was finally able to speak with someone named Moffet that assured me the property was still available. I went through the process of applying and giving vital information. A day later I received a notification saying the property is no longer available. I find the timing to be odd. I have terrific credit and rental/buyers history. I wanted to take a chance even though there were red flags from the start bc my fiancé loved the home. I believe this rental property are professional scammers collecting application fees and potentially other vital information. I would strongly recommend people to stay away from this property management company at all costs. Do not waste your time or effort trying to secure a rental from them. There needs to be legal action against this property group from anyone who has been taken advantage of in any capacity. If anyone is interested in a class action civil lawsuit I would be interested in either initiating this or being a part of it. Updated: I was refunded my application fee after being told someone else had taken the home. I still find it odd there are no signs of move in. I live down the road from this house and never saw anyone even looking at the house. I’m thankful to have received my application fee back, but I’ve heard more from this property after I left the negative review than any time during the initial process. My impression is they were more worried about the google review than actual customer service to me. Perhaps they really have rented this place out legitimately. I’ll give them positive credit about refunding me, but I’d still urge to proceed with caution due to the low BBB rating. There is a reason for the negative reviews and low BBB score. My final rating is 2 stars with the extra star for being considerate enough to refund my application fee after fee even if it took a google review to get them to take action.

Experiencia fantástica: Renting can be scary! You never know how tentative management companies will be. When we moved in, there were several things that needed attention. Spruce Quality Rentals have been amazing in quickly responding to concerns and addressing them, especially Berna! She has been incredible and so quick to reply and provide support. Really appreciate her. Spruce has a cool app that allows you to submit maintenance requests. Every contractor and staff member have been so kind. It has only been a few months, but I am truly enjoying my new home and feel good knowing that if something does go wrong, the Spruce Quality team will be there to handle the situation.

Experiencia negativa: Horrible place to try and rent from. My husband and I did an application this Friday, and paid the application fees. We received an email this morning from “Berna” denying the application. The application was denied because the credit score was a 587. I was completely confused because I knew my credit score is well over 700. I pulled up my TransUnion and called TransUnion directly and come to find out they never even ran my credit in the first place however they took my money. The house has been on the market since June. It’s a very nice house and the listed price is a steal. It’s not way this property has not been rented. I’ve reached out to SQR and I continue to get agents and “Berna” is never available. I’ve emailed her and she never responds. They told me she’d give me a call back and I have yet to receive a call back. I would definitely say be careful and cautious when applying with them. UPDATE: Berna is extremely unprofessional. As you can see with the response please save yourselves the headache. I also attached proof that my score is definitely NOT a 587 it’s indeed a 723 to be exact. The company is stealing your money for application fees! Apply at your own risk.

Experiencia negativa: DO NOT APPLY before speaking with someone, me and 3 friends recently applied to a property listing and ended up being denied. My friend on the application was having issues getting his application on the same one as ours, same day me and my sibling are denied then told there is no one to talk to and that we can not be getting refunded for the error the application did in not allowing a third income source to be thrown on our application. The 24/7 customer support guy was not helpful and just patched me through to another number to receive help, which didn’t answer. I’ve had good tenant history and never missed a payment so has the other guy who couldn’t get on our application we all created together.

our records show that all of the applicants’ credit score reported by TransUnion was below 650 which does not meet with our minimum standards and we provided you denial letter with explanation. We follow consistent screening criteria for all applicants, including minimum credit score requirements.

As stated in our application disclosure, applicants may contact the credit bureau directly if they believe any information is inaccurate or wish to dispute their report. Every application is evaluated fairly based on the same objective standards to ensure equal treatment for all applicants.

Experiencia negativa: I recently applied to rent a property Spruce Quality Rentals as a legal immigrant who just arrived in the US. Despite having a strong credit history in my home country, a US-based company, and more than sufficient income to cover the rent, I was denied solely because I haven’t yet established a US credit score. This policy feels unfair and discriminatory, as it creates an impossible barrier for newcomers trying to build a life here. How are we supposed to rent and establish credit if no one gives us a chance? I hope they reconsider their rigid requirements to be more inclusive of legal immigrants with verifiable financial stability, otherwise I do not recommend applying for any of their properties, they don’t seem willing to help to find you any other property or find another way to make it work, plus they take so long to get back to you, you have to call many times to get a hold of someone.

Experiencia negativa: Tenants Beware – Unfair Move-Out Charges Despite Good Faith Effort Our experience with Spruce Quality Rentals was deeply disappointing when it came time to move out. Despite returning the property at 1132 Sweet Cream Ct in better condition than we received it, we were hit with over $600 in move-out charges. The yard was already full of weeds when we moved in—like many in the neighborhood. Yet we were charged $85 for weed removal, even though the community has consistently overgrown lawns and ours was no exception. We were charged $275 for carpet cleaning, even though the house wasn’t professionally cleaned when we got it. We had it cleaned ourselves and noted the dirty carpets at move-in via email. They initially charged us $165 for cleaning, even though we paid $350 to have the home professionally cleaned. They later waived this after we sent proof—so why was it charged in the first place? We were enrolled in their air filter program, and filters were delivered and changed quarterly as required. Still, they tried to charge us for replacements and a dishwasher dent that was already there. Only after we sent screenshots and followed up multiple times did they waive part of that. We submitted all required dispute forms and supporting documentation. Thankfully, they eventually agreed to remove some charges, but only after a drawn-out back-and-forth that required us to prove what should’ve been obvious. We've always had great rental history and treated the property with care. What we didn’t appreciate was being nickel-and-dimed over items that were clearly documented or should have been considered normal wear and tear. If you rent from Spruce, document everything with photos, emails, and receipts—and be ready to fight for your deposit.

Experiencia positiva: I have rented a single family home from Spruce Quality Rentals for the past year. Their response to maintenance requests was always timely and satisfactorily resolved. Their resident portal is very good. They did charge a "resident amenity" fee, which I found to be a money grab, although it did provide for automatic air filters to be delivered to the home. This is why I dont rate them 5-star, but all things considered, we would have renewed our lease had the school met our daughter's needs. Unfortunately, they did not have another home available for us that met our criteria. I would absolutely rent from them again if I was looking for a home and they were the landlord.

Experiencia negativa: I find it very important for me to share this review as a recent tenant of one of Spruce Quality Rental's properties. I really wished I had come to read the reviews before we rented from this company. We would have saved ourselves time, money and frustration. We relocated to N.C from out of state We viewed the pictures of the property & had a family member complete the walk through prior to submitting an application & signing a lease. Everything looked good from a video distance, but little did we know that the rental experience would be the worse experience that we've had to date. 1. this company contracts out all the repairs that are requested to be done. You have to submit your repair requests through a maintenance portal & wait for a response for the job to be accepted. We had several repairs needed over the course of our 16month renting period. There were shelves missing in our fridge & had to wait 3months for some of them th be replaced. Another issue was the lawn... it became a muddy mess because of large patches of grass missing. I inquired to have some minor lawn care done (seeding in the spring). I made the request at the end of winter (February) hoping to get things taken care of by Mid April/May... the manage company went back and forth about getting things scheduled. I had to be proactive about following up and finally got some seeding done by September. I would have taken care of it myself but all work has to be approved and done through the maintenance company. 2. The financial nitpicking & gouging that occurs with this company is ridiculous. Everything they want to charge you for as a tenant. From the extra application fee per adult who is going to be in the household to charging you if you don't cut your lawn on their schedule. We experienced being threatened with having to pay a lawn violation fee when we hadn't cut the lawn as quickly as the company/HOA had wanted. We received a letter saying we would be charged $50 fee if we didn't cut our lawn.. But the letter was received after we had already taken care of the lawn but had a picture of our lawn uncut from the Thursday prior to us cutting it on the Friday. We usually cut the lawn on weekends since we work fulltime during the week. Additional little nitpicking activity continued to occur throughout our rental time. It is because of these experiences and feeling financially gauged that we decided to not renew our lease. (our lease was 16 months because the company said they normally have their yearly rent period start only between the months of April-august, they were in a unique situation that the property we were looking at was available for December). I take it the previous tenant may have broken the lease early. Per my lease that meant they had to pay an early termination fee plus 2months rent to leave early. (another example of money gauging)! We could only get the place if we agreed to at least a 16 month lease with the understanding that our rent would go up after the 12th month. (yes you read that! We had an increase in our rent during our 1st lease contract). I know our rent would have gone up again at the end of the 16th month. We were not happy with this rental experience therefore we submitted our notice to not renew our lease. Making sure to submit it well in advance (60+days) to avoid any late notice fees! Now the salt in the tenant wound! 3. I cleaned the rental property throughly prior to move out and we were still dinged and had some of our security deposit withheld for concerns that were present when we moved in and other things which would normally be considered "normal wear & tear" for a rental. I am thankful to be done with this company. We are tenants with excellent rental & credit history. We would have considered extending our lease if our experience had been different. Homeowners: You may lose good tenants at renewal due to tenants having negative experiences with this company. Tenants: Rent with Spruce Quality at your own risk.

Experiencia negativa: My experience with them has been absolutely awful and unforgettable. Do not apply for any of their homes. They’re only seeking application fees, and only seeking to take your money. Their houses are on the market for a while. Me and my husband make more than three times the rent and we have good credit! We turned in everything they asked for and met all the requirements, but then to get a email saying that we don’t meet the income qualifications and some other stuff based on credit, which cannot be true because our credit is good and all of our payments are always on time and we make more than three times the rent and to have to tell my kids that we will not be getting the house that they were so happy and excited about is really heartbreaking because this was a home that perfectly fit us and they were so excited and loved the home so much they can’t stop talking about it. This company has no sympathy for anyone they are greedy. I also had set an appointment when I starting the application process, and they were aware that it was an hour drive from my home. I told them I would come in office to handle the issue because I was having issues online when I first started applying so I arrived to the address that’s on their website via Google to learn when I arrived they were no longer at that location They moved somewhere else but won’t provide me the address or new address online. You can not find where this company office is but their mailbox address thats resides at the FedEx. You cannot get in touch with anyone at the office you’re always routed to a third-party and they claim they have sent several messages to the office . They never call me on the phone, but they replied to a chat whenever they feel like it we have never been disapproved or disqualified by any rental home because of our income and credit scores. This company is Ripping people off and racking up.

Experiencia negativa: This has been by far the most frustrating and disappointing experience I’ve ever had with a company. I had a showing scheduled, but when I arrived, she was unable to get inside because they had provided us with the wrong access code. Trying to resolve the issue, I called the company for assistance, only to find out that I was being routed to a third-party call center in India. The person I spoke to reassured me they would urgently contact someone locally to help, as I was stuck outside in freezing temperatures with a baby in tow. I was told it would be resolved quickly, but now, three days later, I’ve heard absolutely nothing from anyone—no follow-up, no apology, no resolution. The lack of communication, accountability, and basic customer service is beyond frustrating. This company’s incompetence is truly astonishing, and the fact that they couldn’t manage a simple showing with basic access details is frankly inexcusable.

Experiencia positiva: UPDATE: After my initial review, the maintinance manager reached out and made sure my concerns were addressed. I appreciate the diligence in understanding the issue. ORIGINAL: This is my review as someone who currently rents a property managed by this company. I can agree with a lot of other reviews that the move in process was very easy and seamless. However, shortly after moving in, I noticed flaws this company has when dealing with tenants. The unit was not ready for move in. I reached out to the landlord prior to my move in date to get the damages fixed before I moved in, but didn't hear back from them until after I moved in. And when I say it wasn't move in ready... I mean light fixtures were coming out the ceiling. I have only been a tenant for a few months, but so far Im not the happiest tenant with this company. I will update my review in a few months to see if anything changes.

Recently I needed a letter of consent to instal an ev charger in the property and after a couple of emails exchanged we had the signed letter from the landlord. Experiencia negativa: I was like looking to rent a home which happened to be managed by this company. The website said there was a waitlist for viewing the home. I called the number listed on advertisement for the rental and it was the wrong number. The lady directed me to the leasing number. I called the leasing number and it sounded like the same lady answered the phone. I asked about the home and when I could view it. She needed information which I was happy to provide. The lady was extremely rude, so rude that it has made me not want to deal with this property management company- even if the home seems perfect.

Experiencia negativa: Literally the worst leasing company I have ever had the displeasure of dealing with. Repairs were always completed in the cheapest and usually least effective manner. Our refrigerator broke and they took their sweet time getting it fixed, even after we informed them our frozen breast milk was at risk of spoiling. We ended up splitting the cost of a replacement fridge in order to get it sooner, and they had the gall to nickel and dime us on move out inspection. The kicker was that the issues they cited on inspection (that weren't wear and tear) were pre-existing when we moved in but they had no idea. They actually performed an inspection while having no idea what state the house was in prior to move in. The most comical part was that the representative performing the inspection actually dinged us for "fireplace not turning off when switch flipped" -- they literally didn't understand what a gas appliance pilot light looks like... It would be funnier if they hadn't ripped us off by taking most of our security deposit. All this is to say, avoid Spruce at all costs. I'd rather live in my car or under a bridge than in one of their properties.

Experiencia negativa: I requested a home but was declined because they stated I do not make enough, which is inaccurate. I submitted my LES/ military pay stub and asked for a call to explain how to read it. I bring home over 4x of the rental cost, which I have proof of. I called and emailed multiple times and have not received a callback. They do not care to call for clarification. Then, after I paid, they stated they have a policy where they do not accept military personnel. There isn't a policy on the website stating this. I would have never applied for the rental if there was a policy in place. I would not recommend this rental place because they are liars and try to take your money!

Experiencia negativa: Spruce Quality Rental company chose to not return our security deposit by making us responsible for all existing issues or damages. We have pictures to prove the damages were existing and we also have videos of the dirty conditions the house was in when we moved in. We did have a move-in inspection which proves all these issues, but they are withholding the move-in report from us. When we moved in the property was very dirty, the previous tenant left behind children's, toys, and fixtures that were glued to doors and ceilings. There were Crayons/markers on some walls. (we do not have young children) There were damaged walls and doorways that we asked them to repair, which they said they would but never did. We repaired some of the issues on our own while living there. We left the house spotless when we moved out and we paid $500.00 to have the carpets cleaned. They know most people will not waste the money on an attorney to sue them so they get away with it every time. Please be careful if you rent from this company. They will not address or repair any issues and they will take your money. Scammers and it is sad and disgusting, to say the least.

Experiencia negativa: Our original review has to change after a terrible moving out experience. One of the issues we noted in our original review below was that the house was not painted when we moved in. It seemed there was miscommunication on their end and their maintenance man showed up the day after we moved in to paint. He said he could not paint since we were already moved in. Despite a lot of marks on the walls (mostly scuff marks) we weren’t too worried as long as the mistake was noted (with furniture in place the walls were not too noticeable except in the stairwell). We took tons of pictures of the marks on the wall and made notes about the issue using the move in inspection app. We also spoke with office staff who assured us it would not be an issue in the future. As such, we weren’t too worried that it would be an issue as they communicated clearly about it. Fast forward to now and of course they took most of our deposit for painting. I explained the situation to them but no one has responded directly about it. Despite being great tenants and enjoying the home, it seems we are going to have to consult outside help because of their lack of communication. I am so disappointed in this ending experience and don’t recommend renting with them based on this experience. Original review: Berna has been an absolute pleasure to work with during our entire rental process. There were some unexpected events, as happen with moving, and she worked to ensure the issues were resolved efficiently and to our satisfaction. Thank you.

Experiencia negativa: Impossible to schedule a tour or get a hold of anyone for more information about their listings. Appears that some of their google reviews are failing AI generated review checks. No accountability, and their zillow responses keep linking to a dead outdated webpage on their site. In response to owner: Their "24x7 leasing line cannot do anything leasing related. Cannot even send an email to their own teammates let alone a customer and certainly cannot book tours for you. They simply tell you they cannot get a hold of the property manager right now, and that they'll leave a message for you. But when you'll hear back? No ability to know, sometimes it is weeks. The property in question is 116 Velden, available July 10, and even now just one week before availability, it is untourable and inquiries are ignored.
