Experiencia positiva: There are quite a few reasons to avoid this management company like the plague. 1) Maintenance requests are often delayed, done poorly, or outright ignored. I've had my garage flooded multiple times and they are unable to "get fixes approved" in a timely manner. Negligence like this causes damage to tenant property AND owner property. 2) Very difficult to talk to anyone on the phone to resolve issues. Hours say open at 9 yet I call at 930 and theyre closed. I call corporate to request operating hours and they say "call back in 2 hours". What?? 3) MULTIPLE times have I had charges mistakenly posted to my account. 600$ there, 150$ there. Once i pull enough teeth out to get ahold of someone, they fix it. But i can't help but think they're trying to rip people off. Comcast pulls the same shenanigans when they "accidentally" double charge people's credit cards. I keep a close eye on things like this, but I know some people trust companies to do things correctly, and are likely taken advantage of as a result. Sadly, we live in a time where choosing a rental company to work with is hardly an option. So if you find yourself in the position where you are forced to use this company to have a stable home, just treat this review as advice on things to watch out for. Edit: Riley definitely did a good job helping me out with my issues. Definitely deserves a bump up in rating.

I thought back to other properties I had been involved with and none were handled as expertly as this one. I wish he was portable, what a treat that would have been. I would liked to have posted images, but walls and floors are not very appealing. Give me a week and there will be a major difference!. Dinner somewhere in the future, of course my treat!

Experiencia negativa: Worst experience ever! House we moved into in July 2024 was dirty, unkempt and had many repairs needed that were not done for months. When we moved out they tried to bill me an additional $6000 even though I paid all rent and the early termination fees! Sent them proof of all payments and they claim a clerical error and are still trying to bill me for utilities I already paid. Cant ever get anyone in the office. Leave messages and no respnses. Would not ever recommend this property management group. If the place your are looking to rent from is managed by Home River run! Find a different place! EDIT- they have asked for a 5 star review just because they fixed the account error and are sending my security deposit 2 months after move out. Still 1 star or less since multiple repairs weren't completed even though asked for....fridge had white mold in it and they refused to replace it....septic issues every 2 weeks and wasn't fixed for months and I had to hound them to fix it....still don't trust this management company!

Experiencia positiva: The property manager (Christina Scott) was very patient when needed. Communication wasn’t the greatest but that’s a common thing now that everyone is so busy trying to survive . When things needs fixed, never had to wait too long before someone was out to fix it.
Experiencia negativa: Most unprofessional and rude! The Chattanooga office never answers the phone or returns messages. They never respond to emails either. IF you do happen to get someone on the phone, Christina Scott is one of the most rude, ill-manered, viscous people you will ever encounter. The rental property we rented was built in 1969 with very little upkeep. It is listed in public records as "sub par" yet when we turned in a maintenance request due to black mold, rot around the bathtub and subflooring, we waited months for repair. Then when the repair was completed, we were billed 4k for a shotty tub replacement that did not address the subflooring or black mold. Personal medical examination reveals mold in our blood work. Filed a complaint with the Better Business Bureau, Attorney General and Chattanooga Housing Authority. Christina hung up on us when we were attempting to communicate. I advise you DO NOT RENT or list any properties with this highly unprofessional company. Research reveals HomeRiver Group has been involved in many lawsuits that are available in public records.

Experiencia fantástica: Recently, my AC went out. My property manager, Christina Scott, contacted me and arranged for a tech to come out to repair it. She made contact with the tech and let me know when he would arrive, and she followed up to make sure the work was done. She is an example of excellent customer service! The techs cane out at 9:30 that night and worked until my air was working again! I very much appreciate all of them!

Experiencia negativa: Switch utilitilities out of my name without any notifications and charged me late fees and said I would have had to pay them anyway so I couldn't be reimbursed. Just bad business. Maintenance sucks they just do patch work half fix things or ignore what you asked to be fixed. Just lack of communication and a bunch of other irritating things. Just like any other slum Lord property managements that go up on rent. I definitely wouldn't recommend no one to rent or ever consider renting from them. They took over the property I stayed in over 5 years and it's been hell ever since.
Dear Brian, I am sorry to hear of your disappointment and am hopeful we can discuss your situation. I have requested the late fee be refunded. Regarding your maintenance request, I see that you entered 3 request and they were completed in a timely matter. I am happy to discuss the request further if you feel they were not addressed to your satisfaction. With the rent increase, I see that you were given a $10 per month increase in 2020, no increase for 3 years and this month the owner of property is asking for an increase. With the requested monthly rent increase your rental rate is still very much below market rent rates.

Experiencia negativa: HomeRiver Group has fallen off the rails. As an owner with 65 rentals, including 38 doors in Chattanooga, I was forced to leave HomeRiver after a mountain of errors cost me a small fortune. My property manager's neglect to submit Section 8 Requests for Increases on time, on correct forms, or submit updated leases cost me months (and in one case 2 years) worth of increases across multiple properties. Their countless errors from their Accounting department has exhausted my bookkeeper. There were multiple incidents where they failed to charge correct rent rates, and in one case, did not charge rent at all. They overpaid a contractor by ~$2K. Thankfully, the contractor had integrity and reached out to me directly after 6 weeks of getting no response from HomeRiver. They switched utilities into their name for 2 tenants going through an eviction and billed me for it...I'm trying to get rid of these bad tenants and now I'm paying for their utilities?? They are withholding ~$25K that is owed to me for an indefinite amount of time until they get around to closing out my books. The manager at this location is overwhelmed and claims to have no authority to do anything regarding accounting questions or errors. I waited 2 months to get responses regarding accounting errors. When they finally paid out security deposits, they paid them into another business entity's account. They moved a property that belongs to another business into my portfolio resulting in another business' expenses being taken out of my rents. My contract ended with them weeks ago and I'm still waiting for tenant ledgers, final payout and owner statements. Even the VP of Operations who oversees Chattanooga and other locations has been slow to respond. One of my properties sat vacant for 5 month including peak renting season. My new property management company rented it within a month for MORE than HomeRiver had it listed. They have experienced a huge staffing turnover. I think Property Manager, Heather Robinson is about the only competent person remaining. Their other great employee (Bryanna Burns) resigned. I had written a positive review mentioning her several months back when employees were soliciting 5 star reviews because the company was having a contest to financially incentivize employees with the most 5 star reviews that mentioned them by name. If you see a lot of 5 star reviews from spring 2022 that mention employees by name, it's likely because they were being solicited. I strongly advise owners to avoid doing business with this company. They do not have their act together!

Experiencia fantástica: I have worked with two amazing people here, Heather and Jamie. Jamie assisted me in the very beginning even when she didn't have to, she took my call and got me right where I needed to be. Heather has been very responsive and accommodating. She's still working to make sure everything is right and tight. Great customer service is hard to find. We have stumbled upon a blessing here. Thanks to you both!

Experiencia negativa: Locked us out before our lease was up. We were in process of moving. When we got back in items were gone, and there was no forced entry. Call and reported but try they brushed me off. So only option is to call police.
Ms. Brown, we are always willing to work with the police and provide any information requested by them.
Experiencia fantástica: Riley was very helpful in our search for a rental in Chattanooga. In the end we went a different direction but we saw some nice properties and service was great.
