Experiencia fantástica: In my apartment I had a broken dishwasher. When asking staff to look at it they responded with genuine concern. It is especially nice that I can trust they are not snooping around my house while I’m not present. They always have maintenance staff present for outside vendors who work on the project. In a world that seems to be selfish it is a breath of fresh air when kindness of this level is experienced, thank you!

Experiencia negativa: I wrote a review about the “Number One Property Management” in Rochester (filter for one star). I moved here alone for work without any family/friends. When I first found the property online, I fell in love with it after touring it in person. Unfortunately, moving in was a complete disappointment. It felt as though no one took the time to do a proper walkthrough or intentionally address cleanliness and maintenance issues BEFORE I moved in. During my tour, the leasing agent informed me that I did not “qualify” for the special being offered at the time (two months free if you signed a two year lease). I in fact did sign a two-year lease, yet that promotion was never honored. Despite everything, I tried to make it work, but living here became increasingly difficult. I had multiple packages stolen, my trash bin stolen twice, and kids kicking the HVAC unit (video sent to management). On top of that, my neighbor caused frequent noise disturbances and allowed their dog to poop in my yard without cleaning it up (something I also provided video proof of). What was most frustrating is that management never addressed these concerns. The “Number One Property Management” have previously sent out general emails regarding missing trash bins and residents not cleaning up after their dogs, yet when I reported my concerns not a single general notice or follow-up was sent. The final straw was when I returned home after being away for about two weeks. I went to work the next day and came back to my entire unit smelling strongly of sewage. I immediately submitted a maintenance request, but the earliest availability wasn’t until Monday. During those three days my place reeked of sewage. I tried opening windows, but this was during the winter storm when temps were -30 degrees, so that wasn’t doable for long. I even bought an air purifier and still the smell was potent. Instead of maintenance coming out to assess why the property they’re supposed to manage smelled like sewage I received a text asking if it still smelled like sewage. When they texted me, I was asleep after working three consecutive 12-hour shifts. When I finally saw the message I was irritated. Thankfully, my coworker family member who is a plumber came to check it out for free. The maintenance response here is simply lazy. I rarely submit maintenance requests, but when I do, nothing is truly maintained. For months, my smoke detector would go off anytime I used the toaster or lit a candle and would randomly beep late at night with no cause. After repeatedly reporting the noise issues and the neighbor’s dog I requested to terminate my lease. I will acknowledge that the property manager offered the option to break my lease early without penalty earlier in my lease, but the timing didn’t work. I didn’t have the help to move and I was traveling back home frequently to care for a family member who had recently passed away. After continued issues, I emailed the property manager and another employee regarding lease termination and received no response. That lack of professionalism speaks for itself. I understand everyone’s experience may be different and I don’t believe this is the worst place to live. However, if I had the choice again I would not have moved here or signed a two year lease.

Experiencia negativa: Update: Officially lowering to a 1. I called on 12/17 as requested. I have yet to get a call back (today is 1/7). I paid my rent (the full amount as I didnt get a discount even though my stove didnt work for an entire month) I have once again been blown off. And it makes it worse on this review they asked me to call to make it right and they still ignored me. I asked for the early termination policy, was still ignored. It was fast and easy to get in. But I've had problems ever since. I'm on my third year. My house has been infested with ants every summer, maintenence comes out and gives me RAID to spray instead of hiring an exterminatior, my dryer went out and it took a month to get it repaired (I was only offered 150 off rent once I mentioned i paid for an appliance that hasn't worked), and currently I am on week 3 of waiting to get my stove repaired. I went through Thanksging with my stove. In the 3 weeks I have been waiting, I've had two people come out saying completely different things, and Lauren the maintenence coordinator has only messaged me one time....in three weeks. Renters beware.

Experiencia negativa: If I could give them zero stars, I absolutely would. Black Swan initially sold me on the idea that because they own the properties that they manage, they wanted to take care of them long into the future. They have managed to convince many potential renters and investors in this same philosophy, but after living with them for nearly two years, I have to say that is so far from the truth. While I've had many issues with them, Black Swan's business model has been to acquire as much property as physically possible, to both enrich themselves and their investors. With a portfolio of well over 1,200 properties, repairs go unresolved, tenants experience a tiresome lack of communication, and at times, experience life threatening issues due to Black Swan's gross negligence. Whether it's residents having non-functional refrigerators, installing carbon monoxide sensors the day before an inspection, ignoring emergency maintenance phone calls, or minimizing life threatening incidents (like filling my entire building with carbon monoxide and doing absolutely nothing to rectify or make sure it doesn't happen again), Black Swan has shown that they value money over life, and continue to ruin the housing market, both rentals and purchasing, in Rochester and the surrounding area. I would steer as far away as possible from Black Swan as humanly possible, which I recognize is becoming very difficult as they acquire more property. If you would like to reach out to get involved passing housing reform legislation, feel free! I'm more than happy to have additional people support moving housing towards being housing, and not an asset that wealthy people hoard!

Experiencia fantástica: We moved-in in August. Since move-in we have had a great experience. We just had our first real maintenance issue and we were treated with care and professionalism. They responded the same day we put in the request and fully resolved our issue. We receive regular communication from management and early notice any time they need access to our unit. Perfect place to call home!

Experiencia positiva: my experience with Black Swan has been fair. my agent, Mike, was incredible throughout the leasing process. maintenance is decent but seems to be stretched thin across Black Swan’s numerous properties. they will meet your needs if you advocate for yourself and push them to do better. unfortunately, the staff who take calls are both hard to understand and don’t understand very well, making basic inquiries frustrating and lengthy. additionally, management refuses to get a recycling dumpster, instead opting for three household sized bins, aside from three garbage dumpsters. this leads to the recycling bins constantly overflowing and the dumpsters never coming close to full.

Experiencia positiva: Pretty decent experience overall. My realtor, Jordan Kohn, was very helpful in assisting me in finding an apartment that suited my needs within my budget. The move-in team was kind and helpful. I have two complaints: One minor, one major. The minor being that they gave me the wrong password to the router in my unit, and when I contacted management, they didn't have it on file. The ISP directed me to reset it and set my own password. Simple fix, but annoying that I have to deal with it. The major complaint: my door did not latch upon move-in. My apartment was unsecured for my first week of living there. It took an entire week for management to schedule a maintenance team to fix the lock on my front door. There were no incidents luckily, and the community seems to be quite safe, but having a locking door is still important. Once the maintenance team was scheduled by management and came out, they were friendly and resolved the issue quickly, but the fact that it took that long to get them scheduled is frankly frightening. Apartments: Good 4.5/5 Realtors: Fantastic 5/5 Move-in team: Helpful 4/5 Maintenance team: Great 5/5 Management: Terrible 2/5 Pricing: better than most...

Experiencia fantástica: I‘ve been living here for about 7 months now and so far it‘s been incredibly smooth with no problems. Paying rent is super easy with the app. When applying, my leasing agent, Jordan Kohn, was very responsive to all my questions and was quick to correct a mistake in the lease and send it back to me. Overall, I‘m very happy with my apartment! UPDATE: I am so happy to be back with Black Swan!! I moved out because I needed a bigger space and rented with another property management company in Rochester and omg I did not know how good I had it with Black Swan. The professionalism and transparency is a breath of fresh air and a relief! Unlike the other company, everything is spelled out for you in the lease, expectations about who is paying what utility is clearly defined and indicated in the lease! No surprise gas or water bills posted immediately to your portal as “past due” without giving you a chance to pay it. The application process was, again, super smooth. My leasing agent was the same as before, Jordan Kohn. He was very responsive and kept in touch with us when we expressed interest in one of the apartments. He was also knowledgeable about the different apartment buildings and answered all my questions. Again, I am truly so grateful to be back with this company. Yay for competent and professional people! Yall are fantastic!

Experiencia negativa: We are very disappointed with our experiences so far with Black Swan, specifically regarding a maintenance ticket that is still unresolved after 2 weeks with no foreseeable end in sight. Our washer went out suddenly. We went through the proper channels as detailed by Black Swan and heard nothing. When we checked the ticket on the rental platform it wasn’t even assigned for several days. We attempted to call the management office and of course only got a response when we did not leave a message. Finally we got an explanation that the maintenance managers were out of town at a conference and to please be patient. Finally at the end of the week, a general maintenance tech was able to come, but they did not do anything besides confirm that it was indeed not working and that they would try to order a new part. Fast forward to the second week of it being broken and the same general maintenance tech attempted to fix the issue, clearly watching a YouTube video or getting help on a video call to do it. He was unsuccessful. It was not until this second attempt and two weeks into us not having a washer that an actual, trained washer technician was called for scheduling. So of course, more waiting. As it stands, we will be into 3 weeks without a functioning washer— but of course we are still paying full rent. Zero urgency. No call to follow up from management. No explanation of the dodged phone calls. No guarantee that we will be reimbursed in any way for the extra money we are spending to get our laundry washed. It is very clear— Black Swan is great until you are locked into a lease. I am very concerned for the winter ahead if our water heater or furnace go out in the -10 degree weather, and all the extra money we will surly need to spend on alternative accommodations while maintenance fumbles around.

Your initial ticket was submitted outside of business hours, and our team responded the following business day. After receiving the model and serial number, a technician was promptly assigned and dispatched to assess the issue later that same week. When it was determined that a part was required, our team ordered it immediately and kept you informed throughout the process.
In an effort to resolve the issue as quickly as possible, a member of our team returned for a second visit and attempted the repair using every resource available. While their intent was to save time and avoid further inconvenience, it became clear that the repair required an appliance repair specialist. Once this was determined, we scheduled a technician as soon as possible.
It is worth noting that industry-wide, appliance repair appointments often take 2-3 weeks to complete depending on part availability and technician scheduling. While we recognize this inconvenience, this timeline is not unique to Black Swan.
Throughout the process, our team remained in communication with you and provided consistent updates. Regarding your request for reimbursement, we invited you to submit laundry receipts, which our leadership team has reviewed. At no point were your messages ignored or left unanswered.
While we understand that delays are frustrating, especially with essential appliances, it is simply untrue that this request was not prioritized or that our team failed to follow up. We take pride in our maintenance response times, which rank in the top 2% nationally according to industry analytics.
We take your feedback seriously and remain committed to addressing your concerns. We will continue to serve you to the best of our ability, and would love the opportunity to earn your five star review.

Experiencia negativa: SLUM LORDS! Refuse to fix things when maintenance requests have been put in. Very difficult to contact by phone, they never answer. When they did contact you it was always someone new that had to be told what was wrong again, felt like running in circles. Had to threaten the property with a lawsuit for anything to get done. They mowed the lawns maybe twice during my 2 year stay with them. Security deposit took about 7 months to get back from the (at least I got that in full) overall a terrible experience! Your money is better spent elsewhere. I’ve lived in many properties since then and all were LEVELS ahead of this horrendous company

Experiencia positiva: The response to our maintenance request was very prompt, the actual repair was done in a reasonable amount of time and it seems like they did a good job. However, the service technician made no attempt to clean up any of the mess he made and I spent a good half hour cleaning it up. Not only did he leave a mess in the kitchen, but he tracked snow/mud from the front door, up the stairs and into the kitchen. In my previous experiences in Ohio the service tech cleaned up their mess and wore booties over their boots - that is what I expected, not a mess to clean up.

Experiencia negativa: This place sucks. Ever since Black swan took over new ownership it's only gone downhill. They violate every tenant lease agreement, one specifically entering without proper notification. They are making big $ bc they r renting so many units as section 8 housing yet treating everyone else as if we're all in section 8. Terrible terrible terrible place. All the tenants complain all the time. DO NOT RENT HERE THEY WILL TREAT U AS ALL WELFARE RECIPIENTS WITH NO RIGHTS

Experiencia negativa: This was the worst experience I have ever had with any reality/leasing service. First, they hooked us with a contract that "guaranteed" us first pick on available housing. After months of waiting on the promise that properties would become available, we were provided with one option. I mistakenly trusted more would come up as we were assured. This was not the case and I actually had to look at their properties myself to realize there was one our leasing agent hadn't even sent us. If we had an experienced agent maybe things wouldn't have been so infuriating, and we wouldn't have been strung along, but it became obvious the leasing agent assigned to us must have been newer and wasn't putting much effort into the search. With just a couple month before the move, we viewed the property I had to find myself. Upon arrival you could immediately tell this business doesn't take care of their properties. There were thistle plants covering the yard and there was a pool of water sitting in the basement. Our leasing agent didn't even know who he was showing the house to as he got our information mixed up with someone elses. We canceled the contract with them and got our money back, but that doesn't make up for the months of our time that was wasted. They left us in a desperate situation to find housing and then the leasing agent, without asking why we cancelled, had the audacity to ask us to refer him. I felt completely used and urge those reading this not to waste your time and emotions too.

As was communicated to you at the time you signed the reservation, there is not a guarantee that the type of home you're looking for will become available by your move-in date.
Upon reviewing our records, we see your leasing agent provided you with availability updates on a monthly cadence, if not more frequently, for six months. We are surprised to hear you felt your options were limited, as our records show your leasing agent shared properties with you as they became available in the months leading up to your target move-in date, including multiple townhomes and single-family homes that matched your criteria.

Experiencia positiva: I was so excited to move in to these townhomes. They have beautiful countertops, slow close drawers and cabinets, appliances, fireplace, porch and patio. It has large bedrooms and bathrooms, fireplace for cold winter days. Good size garage. I have really enjoyed living here for the past year and have decided to sign another 12 month lease. Very nice modern townhomes!

We are responding publicly to this review in addition to the communication you’ve had with our leadership team.
We are glad you agree that these townhomes are beautiful! With that in mind, we do understand that new construction has a break-in period and we are disappointed that your unit does not reflect our exceptional standard for quality and cleanliness. As cautioned during your move-in period, one downside of new construction is that there is a large amount of dust that will settle over the first 4-6 weeks that does require repetitive cleaning. In addition to post-construction cleaning, you are absolutely right that we did a final top-to-bottom cleaning the day before you moved in. We have tried to prioritize response time as much as possible–to match our top 2% in the industry maintenance response speed–though many new construction requests have to go through our builder rather than our own maintenance department. We believe we have addressed each of your outstanding maintenance requests in a timely manner.
We are proud to provide lawn care services for our residents. This year’s persistent rainy weather has presented a substantial challenge in our lawn care efforts, as it accelerates the growth of the grass and is impossible to mow safely & effectively in wet conditions. Despite these difficulties, our team has made our best effort to provide lawn care services in a safe and timely manner. We can also say definitively that grass or weeds was never “knees to waist” high, though we do agree that the condition was not optimal this year.
As outlined in your lease, yes, you do have to pay to mount a semi-permanent structure to the wall, as that exceeds normal wear and tear of a unit. Shower rods are often chosen based on design aesthetics including color and curvature, and residents are free to choose the style that best suits their taste in order to make the townhome feel even more like home.
In response to your mention of bugs–we have already investigated this report and found it to not be an issue. The bugs in mention are called “foreign grain beetles” and can be common in newly constructed units. These bugs are often confused with gnats, and we never did independently verify that these bugs are indeed foreign grain beetles and not simple gnats. We will note that these beetles do live in grains and rices as well and we’ve only had one report from one single unit, so we cannot confirm that the beetles are present specifically due to the new construction. According to the University of Minnesota, these are common in Minnesota, go away after about a month, are harmless, and do not require pesticides to remove. The best removal is to sweep them away. It’s unfortunate that the neighbor who experienced this issue seems to have been wrongly educated about these beetles and was sold unnecessary pesticide services. (which we did reimburse, despite the fact that the treatment is not necessary). Given that the pesticide service provider provided an entirely unnecessary treatment, that does call into question if the bugs were ever identified correctly in the first place. Nevertheless, even if they are foreign grain beetles, they are entirely harmless and the “treatment” is to sweep them away.
