She was very easy to reach , great communication skills, any work orders I put in were handled in a timely manner. she made the 2 years I lived in one of Aaims unit a wonderful experience. Experiencia negativa: I honestly cannot believe how unprofessional AIMS Property Management is. If I could leave negative stars, I absolutely would. Dealing with this company has been one of the most frustrating rental experiences imaginable, and the way they treat tenants is completely unacceptable. First of all, communication is basically nonexistent. Trying to get a straight answer from anyone in that office is like pulling teeth. Emails get ignored, phone calls go nowhere, and when you finally do reach someone, you get vague answers or attitude instead of actual help. It honestly feels like nobody there knows what they’re doing. Maintenance issues and general concerns take forever to get addressed — if they get addressed at all. You’re expected to pay rent on time every single month, but when tenants need something handled, suddenly there’s no urgency. It’s amazing how fast they are when money is due, but how slow they are when it comes to doing their actual job. And let’s talk about the move-out process, because that’s where the real nonsense starts. After leaving the property in good condition, they still tried to pile on ridiculous charges that made absolutely no sense. Random fees appeared out of nowhere, and it honestly felt like a blatant attempt to squeeze extra money out of someone on the way out. The charges were unreasonable and completely excessive. It really comes across like they assume people won’t question anything and will just pay whatever they demand. Not everyone is going to sit quietly while being overcharged. The lack of professionalism is shocking. Instead of treating tenants with basic respect, everything feels disorganized and careless. No accountability, no clear communication, and absolutely no concern for fairness. Do yourself a favor and think twice before renting through this company. There are far better options out there than dealing with a business that seems more interested in collecting fees than treating people decently. Completely unacceptable experience. Would never recommend.

Experiencia fantástica: I've been a tenant with Aaims for almost a year. Ms. Jennifer is the best. Had a clusterfudge with payment from last employer. Legal action had to be taken l, but Ms. Jen and I communicated through it all and I was able to get everything on track before major action was taken. Ms. Jennifer is very respectful and professional. A very happy tenant. Thx Ms. Jenn!!

Experiencia negativa: I’m a rental property owner who briefly contracted with AAIMS. After a mixed experience, we agreed that we weren’t a good fit and terminated the contract early. Pros: - The AAIMS team was polite and courteous throughout our interactions. - Team members were consistently on time for scheduled meetings. - My experience appears to be an outlier rather than the norm. Cons: - AAIMS temporarily lost the keys to my unit, which occurred when they were mistakenly handed to a vendor whose identity had not been verified or recorded.

I was not approved for one place and they got me in another one. They gave me multiple options. That was the best fit for me and my family. The two young ladies in the office were amazing and great. My home is wonderful. I don’t have any problems. I love the area. I love my home. Management is great. I would definitely recommend this to anyone especially if you are moving from out of state go through them. I don’t know about anybody else, but they will definitely get you into somewhere it don’t matter what area they got you

Experiencia negativa: Worst group of people I've ever had to work with. Convinced me to let their (what I know now) friends live in my home, which then completely destroyed it and never would pay rent. Let people be late on rent (then keep the late fee), break leases (and never recouped the monthly rent), break things in your home and make me pay to fix it. Aaims never kept up on the yard or trimming of bushes (it cost me several thousands of dollar to get the yard back in shape). No preventive maintenance, and if anything was done, they'd have their buddies do the work at extremely high cost. This company set me back 10-15 years. Would never recommend anyone to use them.

As a retired and disabled military veteran, I am not always able to be present for the many responsibilities that come with homeownership, but Janet, my property manager, consistently steps in and gets the job done. Experiencia negativa: I would give a zero if I could. For 5 months I expressed my concerns for 1706 Carter Baron Pl fayetteville nc and I was ignored. The AC doesn't work. The owner told Aaims they came out and fixed it. The owner lied and Aaims did absolutely nothing to fix it. I was paying to cool the underside of the house because the ac tube to the kitchen wasn't even connected. From construction they owner just covered dangerous construction materials (glass, ceramic, bricks...) with Sawgrass then when the weather started washing away the grass my yard was covered and it completely ruined my new lawn mower. The subfloor in this home is all squishy and someone will fall through it. I again told them about it before even renting it and they never fixed it. It's gotten so bad someone will fall through the floor eventually. The cigarette smell is God awful and they will not do anything about it. They didn't prime the walls before painting the house so the paint will just peel off. Also, NONE of the windows in the home even open. The fire department told me no one should have even been living in the home but Aaims and the owner didn't seem to care. Whatever you do don't rent this home or anything from them. Save yourself the money and find a more caring company.

Experiencia negativa: I have no problem with the rental process, it's the maintenance request side of this company. 90% of the request fall on deaf ears. Something as simple as replacing a co2 detector as of today has taken over a week, with nothing resolved. A tree fell in the backyard over a year ago, and people will come out take pictures and still nothing has been done. I've submitted multiple maintenance requests on the fallen tree.

At the end of it all everything is the tenant fault not the property management company that allowed and approved of it. Oh and Meredith is the worst also

Leasing Agents Kayna & Kat were able to answer my numerous questions and were very understanding and friendly. I greatly appreciate their willingness to help me through a very stressful time.

Experiencia fantástica: I've been renting from Aaimes for 9 years and I have had nothing but outstanding service from them. When repairs need to be done, my property manager Tish is on it right away. She is available when I call or she will return my call in a timely manner. Tish also keeps me up to date on what contractor will be coming out and she follows up with me to make sure that I've been contacted by the contractor and that they did the work they were contracted to do. I'm glad to have Tish as my property manager.

Experiencia negativa: I would not recommend anyone to move into any property they have. On my first day moving in I found out the refrigerator or freezer didn’t cool (all food for two children and a single father gone) Called the emergency line and got an immediate text message saying they have the work order and they had to contact the homeowner to see how to move forward. I went in the office after hours of not receiving any update and Paula told me she WOULD NOT contact the property manager or a homeowner for an update on my situation because “it was being handled”. Meanwhile, I’m left to feed myself and two children until they “handle it”. Paula (AAIMS employee/Tenant) told me to contact my renters insurance to replace the food that was lost. But what about me spending money to feed my kids take out in the meantime with no time table? She then told me a story about how she waited 30 days to get her HVAC system fixed. I don’t have 30 days worth of take out food money to feed a family of 3. This is only day 5 of a year lease. PROTECT YOURSELF

I just had a property manager change and boy is she spot on. Her name is Tish and she has already contacted me on numerous things that are beneficial to my company. It means alot to me to have someone in my corner as I am not always up to date on paperwork, contracts etc. Thank Tish!!!!

Experiencia negativa: Left AAIMS, because the they didn’t make me feel as if my property truly matter to them, just another number. First issue , a series of late payments which I had to call to collect on several occasions . Second issue, went through an eviction that I believe was handled poorly. I lost a lot of money never to be collected. Last issue when appliances broke the answer AAIMS provided was replace with new instead of contacting a repair men something I did that saved hundreds of dollars. Going with Homeowners Property management now. They have been pretty helpful so far. Appreciate AAIMS for the services you provided hopefully you will take some of these things into consideration to improve your business.

Experiencia negativa: Had what I thought was a great working relationship with my property manager- turns out not so great. Had tenants destroy garage door- only to receive their full security deposit and a surprise bill after the next tenants were allowed to move into a house with a (unknown to me) a broken garage door. Had a leak that was not addressed for over a month due to tenant negligence and aided by Aaims. Pretty sure my house is destroyed and after sending messages to my property manager and the broker not much has been done. I’m devastated that my house was treated as such a low priority and no one was interested in returning my calls or emails about what seems like it should have been an emergency. If you’re considering listing a house with them, don’t.

Experiencia negativa: DO NOT RENT FROM THIS COMPANY! If I could give them 0 stars I would . I applied for a home , signed a lease , and paid 1 month in a half security deposit of $2550 at the beginning of October 2024 . My Move in date was set for 11/8 literally a week prior got a phone call and stated the homeowner decided to stay and not move. Therefor , they are going to refund me my deposit , no compensation or no application fee back . I told them I already moved out of my apartment with the intent on moving in on 11/8. I asked are they going to find me another home they stated “NO” that it would be the same application process as if I wasn’t inconvenienced enough . They are unprofessional, money hungry , and disrespectful ESPECIALLY TAMIA . Also , spoke to the property manager Maredith before hand and told me everything was good and obviously it wasn’t. She was insensitive to the situation as well overall this company is a disgrace and don’t care they just want money . & I will be seeking lawyer to get way more than I paid for the suffering I was endured.

From day one, they’ve made everything super easy and stress-free. Sarrayyah, especially, is amazing. She treats my property like it’s her own, always making sure things get done and done right. The communication is always clear, and I know my property is in good hands. It’s such a relief knowing they’ve got everything covered. If you’re looking for a property management company that’s reliable and really cares about your property, I’d 100% recommend AAIMS They’ve got everything handled, and it’s just been a great experience working with them.

Experiencia negativa: I am extremely dissatisfied with AAMIS Property Management due to their handling of my lease termination under military orders. Despite notifying them well in advance of my move, they are attempting to charge me for the remainder of my rent, which is not only unjust but also in violation of the Servicemembers Civil Relief Act (SCRA). I have had to involve legal counsel to address these discrepancies. Additionally, AAMIS has falsely claimed that we left the apartment in a dirty condition. In reality, we dedicated weeks to cleaning the space before our departure, and I possess photographic evidence to substantiate this. I had previously discussed my Permanent Change of Station (PCS) orders with Janet, who was informed three weeks in advance of my situation. It is disheartening to see AAMIS attempting to impose charges for issues that were present when we moved in. I hope to resolve this matter civilly, but I strongly caution others considering AAMIS for property management services.

Unfortunately, the state of my house upon the recent tenants' departure was deplorable. The property was littered with trash and sustained significant damage, particularly in the kitchen. Despite entrusting AAIMS with the upkeep of my home, I incurred substantial repair costs, exceeding $10,000. I am currently undertaking extensive renovations and have since transitioned to a new property management company. I strongly advise against considering AAIMS for property management services.

Experiencia negativa: I strongly advise against renting from this company at all costs. My experience was nothing short of a nightmare. Despite returning the home in better condition than when I received it—going as far as having it professionally cleaned and leaving behind a garage door remote for the home—they still unjustly took my $1800 deposit. During the move-out inspection, the representative even expressed amazement at how clean the house was, yet they still decided to keep my deposit. I never made a late payment, and it feels like my money was outright stolen from me. Save yourself the trouble and avoid renting from this company.

Sarrayyah has completely managed all functions from budget, repairs, tenants with little involved from the owner (myself). Sarrayyah leans forward and is a self-motivated employee who is dedicated to getting the job done. I have rented through AAIMs for over 20 years without a second thought. Experiencia fantástica: Been with AAIMS since about 1998 and couldn't be happier with the service I've received on all three of my condo rentals. Hannah B. is my current property manager, and she is absolutely fantastic!!

Experiencia negativa: The house we are renting was not ready in any way shape or form to be moved into. There was broken glass in the fireplace, trash all over the overgrown yard, broken HVAC system, and a long list of other issues that should have been resolved before move in. We signed an “As Is” agreement meaning that we would sign the lease in the property’s current condition without taking a tour of the property before moving in. This was our only option due to living several states away prior to North Carolina. I would not have moved in had I seen the property, nor would I have looked at any other property that AAIMS manages. Our property manager, Meredith, loves blaming the homeowner for the litany of issues. However, she has dragged her feet getting the problems fixed. It took two weeks to get the broken glass and exposed wiring in the attic fixed. Meredith has avoided phone calls, been very standoffish, possibly lied about what has been done to the house, and overall has been unpleasant to deal with. It has been almost month, and our HVAC system is still broken. Even the issues that were fixed were done so in the cheapest way possible. There was what appeared to be a bullet hole in the kitchen tile. Instead of replacing the tile, they filled in the hole and painted it an awful shade of yellow so it doesn’t match the rest of the tile. Instead of replacing the broken glass in the fireplace, they just took the broken glass pane out. The whole point of wanting it fixed was to keep the animals from cutting themselves on it and/or climbing into the fireplace. Now they can’t cut themselves, but they could still climb in if we didn’t cover it. They fixed the broken doorbell by just putting in a cheap wireless doorbell. Other issues upon move in included the bathrooms being dirty, all of the coaxial cables for internet running to house had been physically severed or covered, several broken cabinet hinges in the kitchen, and every fire alarm in the house having dead batteries or being expired. Additionally, the house was listed as having gas for heat. This ended up not being true. All in all, please look elsewhere to rent.

Experiencia fantástica: When dealing with property managers, you never really know what you’re gonna get (trust me when I say I’ve had some past BAD experiences that could land me a TV show). However, I met Sarrayyah and she has been a CONSISTENT breath of fresh air! She is AMAZING Her caring nature and attentiveness always makes me feel like I am the only tenant. I can call her for anything (big or small) and still get the same joyful demeanor EVERY TIME! She feels more like a friend than a property manager. Keep doing GREAT work. It definitely makes a difference!
