Crazy how five months ago I wrote how they were sweet and helpful, WRONGGGG, after five months into living into this place, the first TWO MONTHS DIDNT HAVE A WORKING STOVE, THEY HAVE BUGS IN ALL THEIR PROPERTIES, ASK THEM TO DO SOMETHING ABOUT IT SEVERAL TIMES, NOTHING, YOU ASK FOR THEM TO DO ANYTHING THAT IS THEIR JOB, They talk to you like you don’t know what you’re talking about and then never get back to you, constantly phone hopping when I’m supposed to have a “set move in coordinator” my advice is (because I wish I knew before signing a year long lease) DONT GO THROUGH THEM THEY ONLY CARE ABOUT YOUR MONEY, DONT CARE ABOUT THEIR TENANTS!!!!

Experiencia negativa: Don’t take money orders to this address I called and talked to a representative from this company and they told me this was the correct address! Come to find out it’s not the right address and I dropped off a money order a week ago! The new address is 19 Clifford Street, #800 Detroit, MI 48226 and I wish I was told this a week ago! But whatever I just wanna save people from going out the way for no reason !!!

As out of town investors it has been very difficult finding trustworthy property managers and contractors (we have had to fire several of them). Nest is a trustworthy Property Management company and we have been very satisfied with their service; our only regret was not using them initially when starting to invest in Detroit.

Experiencia negativa: If I could give Evernest negative stars I would. Things started off okay, I was able to rent off my home in a really competative market. My tenant seemed really nice and it seemed like the screening process was good. After my tenant renewed, every thing went to Hell in a Handbasket. First the tenant stopped paying rent timely. I advised I had eviction protection and that the tenant should probably be evicted or work out a payment plan if times were too hard. The PM I was working with, Steve, never answered me. Sometime in July I was informed that the state of the outside looked like a jungle was attracting rats because of the tall grass and tenant leaving out food and trash. When I confronted them about letting the property go, I was told that unless a tenant has an issue that Evernest does not check on it. I had to go back and forth for weeks to get anything done. Steve was somehow fired or reassigned without my notice so I heard nothing back for two weeks. After calling and emailing I eventually got to speak with Holly. After playing catch up with Holly, I expected things to go smoother, but things got worse. t. The tenant refused to leave and lived in the property for two extra weeks. I was charged when the tenant was sent to collections and had to pay for the damages to the property out of pocket in hopes it would be recovered in collections. I ws given an outdated inspection report and had to ask several times to get it inspected to prepare it for another tenant. I went to the property to recover mail and do some minor repairs myself because the repair estimates were EXTREMELY over inflated (example, $15 to tighten a toilet seat cover and $10 each ($40 total) to replace smoke detector batteries that the tenant removed). Someone either accidentally or purposefully placed SEVERAL properties DTE bills onto my property's account. Monies was taken out of my account to cover these other properties shut offs AND the security deposits required to get the services turned back on. So a bill that should have been around $100 ballooned into over $600 FOR SERVICES THAT WERE NOT EVEN MINE. Additionally there were several bills that the PM agreed were improperly on my account but they have not been taken off. When I brought this to the PMs attention I was told it would be resolved before my offboarding was complete. I have asked to escalate this several times but was never given any names or contact information. I would never trust this company with a property that you care about. I wouldn't trust this company with a property you did not care about.

Experiencia negativa: I would not recommend Evernest to anyone; property owner and tenant alike. They are absolutely terrible with communication. Sure, when you are first going through the process of submitting a tenant application they are super responsive because they want you to sign ASAP. All of that goes out the window as soon as you sign a lease. Getting any sort of maintenance request handled is a nightmare. No one seems to work on the weekend and they refuse to allow you to contact their maintenance department directly. After first moving in, water was coming up in a pipe in the basement of my rental property and it took them over 2 months to get it resolved. It was only fixed because the owner of the house had to step in to coordinate and hire a plumber. I recently had another maintenance request where they gave me three different excuses as to why it wasn't fixed. First, they put the blame on the owner for not approving, then they claimed the vendor tried coming out but had the wrong address, and then went back to saying they were still waiting for approval. No one seems to know what is happening, and no one can take accountability for their continued mistakes. I've rented in the metro Detroit area for over 8 years, and I've rented from several rental companies. I can honestly say Evernest is the most mismanaged and disorganized rental management company I've ever had the displeasure of renting from.

Experiencia fantástica: I've only been with Evernest for about 2 months now, but I've been very impressed with their work. I previously worked with a smaller management company and had a pretty frustrating experience. Natalie and her team were very proactive in helping with the transition and I barely had to lift a finger! Once transitioned over, Amina has been amazing with staying on top of day to day communication and proactive with all open items. I'm very happy with their services so far, and hope to continue working with them for a long time!

As a tenant of a rental home that his property management company (Everest) oversees, Mr King has always been readily accessible, speedy in returning communications, and helpful in navigating tenants like me through setbacks as they pertain to rent payments. In sum, Mr King's knowledge, skill, and creativity helped me to find a way to keep my rental in spite of my personal bankruptcy. I was fortunate to have someone like Mr King in my corner. More than this, Evernest is fortunate to retain such a gifted and highly qualified team member.

Experiencia negativa: FOR LANDLORDS - I've been with Evernest for the past three years and have had them manage 2 of my properties. They have one of the cheapest management rates in Metro Detroit and you get what you pay for. There is little to no effort put into place when a vacancy is expected and it takes roughly 3 weeks for the rental listing to go back up on the market and another couple of weeks to find a tenant. So if you're leaving it up to Evernest to find new tenants after current ones vacate, expect about 1-2 months of vacancy. I've had three different PMs in my time with the company so turnover within Evernest seems to be quite high which is not reassuring for consistency of service. Response rate is hit or miss depending on who the PM is. Response time can vary between 1-3 business days. All in all, once tenants are secured Evernest does an okay job with maintenance requests and sending documentation of the repairs that were done.

Experiencia fantástica: I viewed a few homes the company had to offer, and with ease of mind I was able to come up with two options. Huge shout out to Mari. I’ve been looking for a new home for a few months, and all my questions I had Mari was right on top of it. I asked multiple questions about the process, and the landlord. The property I finally chosen needs a few updates, and I was willing to wait. So far I’m very pleased with the communication even with the onboarding team. I’m always on the go due to work so I’m not always able to answer my phone, but to receive emails with text messages made it very easy to communicate. High-five to you, Mari!!!

Experiencia fantástica: I initially had issues with gaining access to one of their properties to tour but once I called they were on top of it and very helpful. Mari was amazing with getting my viewing rescheduled and even followed up with me until the very end. The home was beautiful as well and very clean which was very appreciated because I’ve viewed a lot of homes in Detroit and they are rarely in well kept condition. I can tell they care about their properties and tenants.

Experiencia negativa: We have now been in this house for three weeks and the repairs have not been made. This company falsely advertises their space. Most of their reviews are from their vendors, and not renters. We have a broken water heater, our downstairs shower/bath is unusable, there are holes in our upstairs floor under the carpet, the blinds are all broken, there was "fire hazard" electrical issues in our kitchen, and the list goes on! This company is completely unethical, their communication skills are extremely poor, and they do not follow through on repairs. I do not recommend working with this company at all. As a business owner myself, I am completely shocked by their lack of ethics, understanding of landlord/tenant laws, and their unprofessional "vendors." We have had vendors bring random family members and strangers into our home, we have had vendors show up at 9PM at night, we have had vendors that have shown up who don't knock/ring our door bell and then leave. On top of this, our garage is completely unusable even though it was advertised as a working space. This company has not remedied the situation at all including reducing our rent or agreeing to take care of lawn care since we cannot safely keep any equipment in our garage. My recommendation, stay away. Don't waste endless hours of your time and energy. Protect your mental and physical health by not working with this company. _________ Move in day: we were lied to about our house. Major flooding. Garage is complete condemned due to flooding. Lied about cleaning the house and replacing all broken blinds prior to move in. We were “warned” by the neighbors about the house as we were moving in. Not sure why they didn’t disclose problems in their listing. …………..prior to move in: Working with Piero was great! He was kind, accommodating and always quick to respond and help. He deserves 5 stars here. It was nice to be able to do everything online and through text. The reason for 4 starts is because the application process was very time consuming and difficult as a business owner verifying income. The documents they wanted didn’t make sense compared to other applications I have had to fill out (for renting or for other loans etc). They might want to update what documents they accept such as being able to submit tax returns, etc. instead of bank statements. I also thought some of their policies are out dated and discriminatory in regards to dogs allowed—not that it was an issue for us personally, but something I’d like to mention. —— Update: after we moved out they tried to sue us for $18k, which was a total joke. Obviously, that didn’t work out for them. All these people care about is money.

Experiencia positiva: Pretty solid leasing agency as far as my experience went. My only note would be looking into some of the landlords they sign with as mine was kind of a nightmare to deal with but in regards to my experience with the agency directly I had solid communication start to finish. Shout out to my guy Rich for making the move-out process easy. Would rent with them again, especially if I’m looking for multiple affordable options to choose from.

Experiencia negativa: If you're considering working with this property management company, I suggest instead walking into the sea. Or a cornfield. Or literally anywhere else. They made us wait until after we moved out to even schedule an inspection—causing a longer vacancy—then hit us with a $3,000 "maintenance" bill full of wildly inflated and clearly unnecessary charges (our new company only needed $500 to get it ready for renters). After we switched companies, THEY LOST BOTH OUR KEYS AND GARAGE FOB (!!!), then returned what turned out to be someone else’s fob entirely. Ridiculously unsafe. Communication? Nonexistent. The office was often empty during posted hours, and getting a real human on the phone felt like winning the lottery. It took over three months—and endless emails and calls—to get our deposit back, and even then they tried to charge us for replacing the locks they lost. That refund took weeks more. Avoid at all costs. You deserve better.

Experiencia negativa: I am here to change my review because after signing my lease I received my keys to the new place & have YET to live or sleep there. The water is not on. Nor is there a functioning water meter or hot water heater on the premises. I have FOUR children one being a newborn. I received my keys one week ago & have been living in hotels for a week becuase of this company. Which, they are making ME responsible for the incentive deposits at every hotel. They are making me responsible for sitting at the property all day waiting on 100 diff techs including the water company which I shouldn’t have to do considering that the water should have been on before even giving a single mom of 4 keys. This company is a literal nightmare. After all of the bs they have the audacity to already have next months rent posted to the portal as if I’m paying Aprils rent when I haven’t even been able to stay at the property longer than an hour bc if my kids have to use the restroom we can’t even flush!!!!!!! Nor shower! I don’t even want to live in the house anymore I want every dime of my money back. Worst management company in history! I am out of THOUSANDS & still have yet to spend one full day on the premises! What a joke

Experiencia negativa: I’m currently renting right now terrible service. They want their money, but they refuse to fix any of the problems. I’m having in the house. My basement was flooded for damn near three weeks before they even came out here to drain it. I lost so much of my personal belongings, I had to pay somebody an I had to pay somebody a few times to come out here and pump the water out of the basement before they even came out here including furniture And appliance. The furnace went out due to the water damage. It was out for three days. I had to pay somebody to come out here to get the water out of the furnace and reloaded. The hot water tank went out didn’t have no hot water for two weeks. All this was going on while I was still paying the money. All they wanna do is up the rent and refuse to Resolve any problems very poor management. I wish I didn’t have this lease. I cannot wait to this up.

Experiencia negativa: OK me and the manager talked about this apartment that was for rent I liked it so I went for it,he told me I was the only person who looked at it and liked it. Now we talked 2 days before I was supposed to pay him,then boom it's rented out and he never answered the phone for me kept pushing me to voice mail. This company ain't doing nothing but scamming people out of there money for application fees. I even call the company phone they telling me he's available but he couldn't even answer and say hey I have other units do you wanna look at them. He did all this after he told me to give my landlord my 30 days. I'm not gonna say his name but their very unprofessional.

Experiencia negativa: Terrible company just terrible, I have the income more then what they are asking for the good renting history and background of payments they wanted proof of they don't care how long a house sits on the market house I looked at has been on the market since the beginning on December was denied because of a credit score , I was told with a low credit score I would have to pay a higher security deposit and not to worry we'll guess what they lied

Experiencia negativa: A scam! I do not recommend. They will onboard you and charge fees and maintenance that was never completed. They lack proper communication with their clients. The turnover rate was high so you never knew who to talk to. This was the worst property management experience ever. After upwards of $4k in fees and no tenant to cushion the bill I’m leaving this poorly ran company.

Experiencia negativa: This is the worst property management company ever! It’s a total scam! I do not recommend. After signing up, they took $500 from me for onboarding fees just to refund it for an unknown reason, then they started to add finance charges upwards of $4,100. Not one account manager reavhed out to Contact me or notify me of the charges they just continue to let it build. They never found any tenants for my property, therefore I never made any more. This is the worse property management company experience I have ever endured! I do Not recommend

Experiencia negativa: If you're considering renting out your property, proceed with caution. I contracted with this company, and three months later, my property still hadn’t been listed for rent. They charged me for repairs and claimed the work was completed, but upon inspection, the property was still in disarray. Tools, a ladder, and even a half-eaten sandwich were left behind. Their response time is incredibly slow, and they appear uninterested in providing timely or professional service. In particular, Trey, the employee who initially convinced me and sealed the contract, later dismissed my email inquiries about the delays. I cannot recommend them based on my experience.

Experiencia negativa: Evernest was the first and will be the last property management I work with. Upon my initial start with them everything seemed great but that didn’t last long. They were significantly overpriced on work orders which I’m not really so mad about because everybody is after extra money now. However when your giving me work orders that your telling me you perform on a house of mines that’s been sold, we have an issue. Not just on me house but two. They continued not only giving me a service charge for these properties that were no longer even in my name but had to never to still be charging for supposed work being done even though the houses were sold by me to other purchasers. In so many words they were lying about work being done on properties I had no longer owned. When I finally realized what was going on to have the invoices corrected, they were able to deduct some of the falsified work but supposedly couldn’t deduct the service fee even though I didn’t any longer own the houses. Prior to this happening I have been given nearly four different reps in just over a year time. Reps were terrible about answering calls and very rarely replied to emails. If your looking for a property management, the only thing I can say for sure is don’t go with Evernest Birmingham. Maybe some of their other branch’s are better but not them. Also be sure to do your homework if you decide on them.
