They came out to fix my refrigerator and light my gas heater, and the entire process was smooth from start to finish. Sha stood out with exceptional professionalism and efficiency. Her quickly assessed the issues, explained what needed to be done, and handled the repairs with confidence and skill. Her attention to detail and respectful attitude made the experience very comfortable and reassuring. Terrance was also very helpful and worked alongside Sha to make sure everything was completed properly. Together, they made a great team and ensured both my refrigerator and gas heater were working perfectly before leaving. Experiencia positiva: Read your paperwork VERY CAREFULLY, and you better not have dyscalculia! If there's an error and you reach out with questions about corrections, they will let a discrepancy continue to exist without bringing it up or mentioning what's wrong with your account. If you ask too many times, they go unresponsive, so the discrepancy just continues. Also, don't let the yard go too long without a mow. They may send you a maintenance violation warning and charge you for it a full week after you've already done the maintenance. Other than that, I have no further complaints. The online interface for the resident portal is very intuitive and easy to navigate.

Experiencia negativa: This company is trash!!! I have love ones that rent a home from them and this company does nothing. ANTS AND MOLD EVERYWHERE!!! The house is clean but because this company covered up old problems and rent to new people everything started coming to the surface about a year after my family moved in. Water in the wall that caused mold! Ants because the house is old and they didn’t take care of the problem when it was made by the last tenants. Mold everywhere. My family has reached out to them telling them about their problems and the company says that it’s not their responsibility. No windows in the house open. They’ve been painted shut! This is not a bought home and my family not in the process of buying the home. It seems that Brandywine homes doesn’t know that if people RENT then it’s the LANDLORD responsibility to take care of their home when it comes to MAJOR FIXINGS! I DO NOT RECOMMEND THIS COMPANY TO ANYONE!! You guys are terrible! I wish I could give 0 STARS!

Experiencia negativa: This company is completely unprofessional, they don’t notify you if maintenance does not show up for appointments they just don’t come, they don’t send appropriate paperwork when needed as far as work orders, I would never recommend them to anyone. Not even my worst enemy.

As to your concern about paperwork, again our vendor was delayed with their invoicing and we could not move forward in assisting you with your utility billing challenge until this was received. At this time, we believe this has been rectified and we hope you are satisfied with the resolution.

Experiencia negativa: I am extremely disappointed with Brandywine Homes. Since renting this house, I have dealt with constant problems that should never be the tenant’s responsibility. The house has multiple issues, including repairs and serious septic problems, yet the company told me it was my responsibility to pay for them, even though I have only been living in the home for two years. These are major property issues that should clearly be handled by the landlord, not the tenant. Communication is very poor, especially with the manager Jorge Oviedo. It is extremely difficult to reach him, and when I do report issues, nothing is addressed on time. Calls and texts go unanswered, and problems are ignored until they get worse. On top of that, extra charges are added to my account every month without clear explanation. These added amounts make it difficult to pay the balance correctly, and then they turn around and charge late fees, even though the confusion and delays are caused by their own billing practices and lack of communication. This entire experience has been stressful, unfair, and unprofessional. Tenants should not be blamed or financially punished for management’s failure to communicate or maintain their properties. I do not recommend Brandywine Homes to anyone looking for honest and responsible property management.

Experiencia negativa: Property manger is non existent. Constant “out of office” replies. The company fails to pay their obligations to the HOA, trash service and taxes. Any requests for help takes weeks. Maybe with a property manager other than Nicholette Douglas this would be better.

As to your allegation that Brandywine Homes doesn't pay it's bills, including HOA, trash and taxes, there certainly have been times when these types of bills have been misdirected and didn't get paid on time, but this is not an intentional failure to pay a bill. In addition, we understand that there was a miscommunication about trash service billing on your property, but that has now been clarified, consistent with the terms of the lease. This had nothing to do with Brandywine paying an obligation.

Experiencia negativa: After being a long time resident of Brandywine properties, they stole almost half of my security deposit and provided NO valid reasoning as to why. After reaching out multiple times requesting inspection report, photos, signed agreement they provided none. I received poor information from Nicole. It was not transparent or clear. Sherita was very cold, rude and unhelpful during this process and only provided copy and paste answers. She also refused to provide any helpful information or answer any questions. Left the property with no damages and had it professionally cleaned. Unfortunately the only way to rectify issues like this is court, which this company is aware of. I did not receive any information after moving out until almost 1 month later when they advised me that they would be stealing almost half of my security deposit. (this was a sunday email) — You’re supposed to have 15 days to dispute and they cut a check and mailed it the next day, assuming because they already knew they were in the wrong.

Experiencia fantástica: This review is for the work orders I opened only. I had plumbing issues in two of my bathrooms, and Marvin was sent out to assess and fix them. He was outstanding from start to finish. He texted ahead to let me know he was on the way, arrived on time, and was professional and courteous throughout the visit. He wore shoe covers and protected my floors, which I truly appreciated. He explained what he was doing, kept me informed at every step, and worked efficiently. Experiencia negativa: “Move-in ready”? Lies. First week: AC dead, dishwasher broken, fridge water dispenser useless. In 7 months we had 16 maintenance issues including repeated maggot infestations from an unsealed foundation crack (they claimed it was “our responsibility” to take care of) and a living-room ceiling leak from a clogged plumbing exhausted vent that ruined the ceiling drywall. 23 days later — still no repairs, barely any replies that actually answered my questions, no urgency. It’s like they totally forgot that this even happened. We decided to terminate our lease and sent the letter to their customer service team, senior managers, even the COO — total silence. They are ignoring that too. For sky-high rent you get pretty walls hiding garbage construction and the most unresponsive, uncaring management imaginable. Run away. Zero stars.

Experiencia negativa: Im very disappointed, I just moved in about 10 days ago and there is already a host of issues including sewage backup , debris left in backyard , poor door installation and when the orientation was done the man is just like they aren't going to do anything about most of the stuff..I will be making complaints to the BBB because this is not how u treat a new tenant..I received an email that someome was coming out 12/4 no one showed up or even attempted to call to advise of delays. Experiencia negativa: Johnathan James says having 1 smart lock on 1 of 4 doors satisfies not having keys. Even though the lease says I was suppose to get keys. This company is horrible! I moved in sept and they are trying to get me to pay for HOA violations from the july! . The house wasn’t cleaned at all. Cat shit under the fridge, bugs, shit all on the blinds. Not to mention the roof shingles coming off, the siding that’s broken and cracked, siding two different colors. There were no keys at all, they told me they don’t give out keys. I had to pay for mailbox keys since the last tenant didn’t turn them in. I’m scared the last tenant still has the keys to the house. This company will blame everything on you. My ac didn’t work when I moved in and they were trying to make me pay 100 for a service call when everything was suppose to be in working order when I moved in. Unprofessional! Just stay away from this rental company. They say this is a smart home and that no keys are suppose to be provided. I looked at my lease again and bam what does it say; 1.10 KEYS & LOCKS All deadlocks, keys, window latches, doorknobs and any additional device required by local government ordinance will be in working order when Resident moves in. Resident shall not change the locks or add a deadbolt lock without Landlord’s prior written consent. All keys must be returned to Landlord when Resident vacates the unit. Resident will be charged for the cost of new locks and keys that are not returned. They want you to pay the first $100 of the work order but the email says they don’t perform work over $150 unless it goes up the chain. This company just tried to get everything they can out of you. I told them all of this when I first moved in on the move in inspection sheet but they don’t care. Do not rent from these people!

We are sorry to know of your disappointment. We try to provide a comprehensive lease that covers all potentially applicable scenarios, but not everything applies to everyone. In your particular home, there are no keys only a smart lock on the front door and other locks to be managed exclusively from the interior. As to mailbox keys, some HOAs have keys, but where that isn't the case, the local post office is the provider. As to charges for maintenance, the lease makes clear that residents are responsible for items cost less than $100 to repair and if maintenance is called out and there's nothing wrong, depending on the issue/circumstance, there may be a trip charge. We do not charge the first $100 or a work order and the reference to going up from there is not accurate. In addition, please note that we never charge up front for a maintenance call unless it's a resident responsibility issue and we have been asked to do the repair anyway. If your home required maintenance upon move in, please make that clear. We will address all safety, habitability and functional issues at no cost. Again, we're sorry for any confusion, are here to help, and hope we can have a respectful and productive relationship and that you enjoy your home.

Experiencia negativa: Moved into a home that stated "READY TO RENT JULY 2025" we moved in September 2025 and the HVAC system has not worked since. Took 1 month for them to finally quit sending their "techs" and send a real company to fix that issue. Then 1 week after AC repair- the heat does not come on. Again sent a "tech" to repair and still not working- have a THIRD appointment scheduled today and I have no confidence it will be fixed. Can not get a useful answer when calling in besides I have sent them the message (you wont receive a call back) or the run around "they were caught up at another job before yours they will be there in the next 2 hours as states in your confirmation email, this could happen" - mind you this is after a 5 hour window they give you at scheduling. Then you ask to speak to your property manager hoping she has some help/pull... you get no where besides "I apologize I understand it can be frustrating". Getting her on the phone also took about 5 unanswered emails and about 5 unanswered calls with "left messages" and we are less than 8 weeks into our lease. Spend your money with a different rental group that has REAL technicians that don't show up reeking of weed, making calls to other people for repair advise while in your home and STILL DONT CORRECT the issue.

Experiencia negativa: My move in experience has been extremely disappointing. When I moved in, the grass wasn’t cut, trash was left in the yard, the dishwasher was dirty with food left in it, and the window panels, screens, and blinds were very dirty. 19 light bulbs had to be replaced, one window was missing a handle, the garage had a terrible odor which started to linger in my car and the house, and a freezer shelf was missing. The refrigerator water filter was expired, and I was told the company doesn’t replace filters or clean window screens before move-in which is unacceptable since those are basic hygiene and maintenance necessities. I’m also charged a mandatory monthly fee for a doorbell system, but I was never given a charger and the chime doesn’t work. The home includes a fireplace that I’m not even allowed to use due to company policy, which feels misleading. On top of that, communication has been a major issue. The main 800 number rings without answer multiple times before anyone picks up, and emails to property management and maintenance often go unanswered for nearly a week if I do receive a response. While most items have now been fixed or scheduled for repair, the initial move-in condition and lack of communication were unacceptable. I hope management improves both property preparation and responsiveness moving forward.

We should not have to call multiple times throughout the day , receive no reply and repeat the process daily . Bring back the old workers . The new staff has no customer service , doesn’t provide any valuable information on work orders especially in emergencies… yet so readily to send an eviction notice when rent is held out because the services we pay for are not being provided .

Experiencia negativa: Unfortunately, this company has proven to be highly unprofessional, showing that their only concern is attracting clients — in this case, tenants. To rent one of their properties, you are required to pay a deposit that exceeds one and a half months’ rent. It has now been nearly two months since I moved out, and I have yet to receive a portion of my deposit back. According to their policies, tenants are expected to cover the cost of painting the house upon move-out, have the carpets professionally cleaned, and return the property in good condition. Any small hole in the wall — even for hanging a picture — results in a deduction from the deposit. They claim Georgia law allows them up to 30 days to return the deposit. However, as I mentioned, I’m approaching two months since moving out and have received nothing. Initially, they sent me documentation with someone else’s personal information. We called and first spoke with Sherita, then with Nicolette. Nicolette assured us the refund had already been issued. However, today — September 15th — we called again and were told that nothing had been sent because, according to them, the address on file was incorrect, even though we had already sent the correct address via email twice. In my experience, both individuals showed a lack of professionalism and commitment — not only to their responsibilities but also to the company they represent, which they are reflecting very poorly on. I’m simply sharing what I’ve experienced firsthand.” No Recomiendo Alquilar sus propiedades.

Experiencia negativa: The Atlanta property management team is unprofessional, rude, and have horrible communication skills. After leaving 2 messages and making three phone calls to reach someone to discuss a possible lease renewal, I get an agent on the phone with an attitude. After the first year and a half of renting, I finally recieved the air filters that are a mandatory payment with rent. An agent will come up with any excuse they can for not returning a phone call. If I would have known that the property management team was this horrible, I would have never rented the home in the first place.

As stated, we escalated your complaint. First, we want to thank you for taking the time to share your feedback. Second, to your concern about having difficulty reaching us, we reviewed our call records from the last 30 days and show your first call was on 9/8, though no voicemail was left at that time. On 9/9 you were able to speak with our call center. And, later on 9/9, you left a voice message. On 9/11, you spoke directly with your Property Manager regarding your renewal offer. The PM advised that it would be sent the week of 9/14. We do strive to return calls within 24 hours and regret that we missed this timeframe in this situation.

Finally, as to your allegation that our PM team is "unprofessional, rude and have horrible communication skills," we take this very seriously. We record all of our customer calls and were able to listen to the call referenced with the PM and did not detect this at all. We heard the PM affirm when you would receive your renewal information. That being said, we take resident communication very seriously and apologize that you did not receive a return call within 24 hours. We hope you received the renewal letter and accept our apology for not replying sooner.

We value your residency and will continue to work on improving communication for all residents.

I sent in proof as well as paid up rent til June 1st. They kept the 4700$ and I have been getting the run around. These ppl steal your money!!! Whomever their accountant is they need to do a thorough check and investigation. Will put you out with an 7 day vacate letter and keep your money and say that you owe them. I was given this notice off of hearsay that my childrens friend beat up another girl in the community. My children wasn’t involved but the notice says they were. Word of advice NEVER pay your rent up!! Sherita Thomas that calls n emails for everything else is full of it and she is not in position to help the client only to help the company steal ppl money. RUN AWAY FROM THIS COMPANY NO MATTER HOW EASY IT IS TO GET APPROVED !! My application fee was $5 and I was approved in less than 24hrs. This company is full of THIEVES AND LIARS!!!!

Experiencia negativa: I am absolutely disgusted with these people. My refrigerator went out and they have absolutely NO sense of urgency to replace it. I was even told that I was not an emergency, although I have 3 small children in my home. All my food has spoiled and I can’t afford to keep buying food out or bags of ice to keep what I could salvage cold. I have been calling back to back and now all of sudden no one answers the phone. The work order says that a replacement is coming between the 12th and 15th when I reported this issue on 9/7. That’s unacceptable, especially when our rent is paid on time every month & sometimes early! They are so disorganized I’m sure I won’t get any follow up regarding this situation, I’m sure I won’t get any heads up before the new unit comes and I’m positive they have no cares for all my money that’s been wasted due to them simply being negligent. Even the home inspector that came by yesterday was flabbergasted at the state of our home, it’s falling apart. RUN AWAY! Do not rent from them!

Experiencia negativa: Had a leak on 8/6/2025 they sent a contractor out the next day to fix it. We found black mold and I couldn’t stay in the house do to my disability I’ve used my own money to pay friends to stay a couple nights at there home. When it’s a health emergency or something that is a danger to your health the landlord is responsible for your safety and relocation to a safe environment until the problem is resolved. They also keep sending out the same contractor that has now been out here at least 6 times and still hasn’t cleaned the black mold just covered it up. The contractor also damaged my property and I’ve asked brandywine to please send out a new contractor but they will not and now I’m being forced to let someone come in my house I’m uncomfortable with.Today is 9/5/2025 and all they have did was came out and lied and covered up the mold instead of fixing the problem. So I have a appointment with HVAC on 9/8/2025 to pull everything out and fix the problem

As part of the resolution, you were moved to a hotel while the vendors determined whether the leak caused anything of concern behind the walls, etc. After this, repairs were determined to be extensive and so you were relocated to a new home. Our VP of Operations will discuss with you a concession for the inconveniences. We appreciate your residing with us and are happy to have you continue to stay in a Brandywine home.

Experiencia fantástica: I’m extremely satisfied with the service provided by the maintenance team. Jeremy did an outstanding job repairing my kitchen drawer and addressing other maintenance concerns. He was professional, attentive, and took the time to listen to my needs. I really appreciated how he customized the drawers and cabinets on-site to ensure everything fit perfectly. Thanks to his expertise, my kitchen is fully functional again, and I couldn’t be happier with the results.

Experiencia fantástica: I just recently had maintenance done on pipes on my kitchen. Marvin completely fixed it with new piping Before, it was jimmyrigged and leaking. And he ALWAYS cleaned up after himself. Very grateful especially since he had tu come back twice. I've been in my house for 3 years. No plans to leave anytime soon.

Experiencia fantástica: I put in an electrical maintenance request to Brandywine on Thursday evening. I was pleasantly surprised to be contacted the very next day! By Monday morning I had a technician at my door. Tremaine Foster [Brandywine tech], came in, assessed the situation and immediately "understood the assignment". Within 20 minutes he was able to cut the wiring, fix what needed to be fixed/ updated and he installed a new electrical plate, all while engaging in nice conversation. Mr. Foster was very professional, personable and he even asked for a broom to be able to clean up behind himself once the job was completed (no need at all). I was very satisfied with his work. I've been a Brandywine resident for approximately 3 months and so far, so good! Completely contrary to our previous management company experience, ALL of our maintenance requests have been tended to in perfect timing, and all of our concerns and calls to the office (for different reasons) have been returned, heard and issues resolved without hassle. Thank you Brandywine!

Experiencia negativa: RUN AS FAR AS YOU CAN FROM THIS MANAGEMENT COMPANY. My loved one lives in one of their properties. And has had sooo many maintenance issues with the house, a whole septic tank had to be fixed, now she is dealing with a leaking sink that no techs can seem to fix. This sink has been worked on more than 3 times and still is leaking. This is unacceptable.

Experiencia negativa: They very obviously pad the reviews by having people rate the maintenance crew. My roommates and I moved into one of their properties last week, and there have already been numerous communication issues. We weren’t given the opportunity to do a proper inspection before signing the lease, which led to several problems becoming apparent only after we moved in. On top of that, no trash bins were provided, and when we asked how to get them, we were given no assistance and told to figure it out ourselves. Communicating with the leasing team has also been incredibly frustrating—emails are often met with unhelpful responses, or only part of our concerns are addressed. Overall, the experience has been far from smooth, and I would not recommend this property group to others. The home is nice, but coupled with the issues that were left unattended, it has made this moving process harder than it should be. UPDATE: Since my first review, nothing has improved. No one from the escalations team ever contacted me, and most of the maintenance requests I submitted over four months ago are still unresolved. When we first moved in, we reported a leak. Instead of fixing it, maintenance patched over the problem. Four months later, the ceiling collapsed because the bathtub above was never sealed. The leak was ignored until it caused the worst possible damage. This company is completely disorganized and unhelpful. Strangers—always men—have shown up late, outside the promised window, and even unannounced in a home of all women. That is unacceptable and unsafe. It’s obvious Brandywine does not care about its tenants or their wellbeing. This has been a nightmare experience. Avoid this company at all costs.

Experiencia negativa: I leave this review with all honesty in the hopes that someone else can avoid it renting from Brandywine homes. Every single maintenance request save THREE— that’s 3 out of 15 we had to submit because the property was not inspected— that we have put in has yet to be fulfilled and we have been living here for four months. They coerced us into signing a lease without doing an inspection, then didn’t do that inspection after we asked them to repeatedly. Now after a series of things falling apart and not working, our ceiling has caved in under our tub, which we put in a request about, and we can’t even get someone on the phone. Anytime there has been an emergency or anything you cannot contact anybody and it takes weeks for someone to reach out to you. If you can avoid renting from Brandywine, please save yourself the trouble.

Thank you for taking the time to provide feedback to us. Our records show that you have placed multiple work orders and that some were duplicates and canceled and others were consolidated for your convenience as well as the vendor's. Nevertheless, we understand how disruptive maintenance issues can be and regret the stress and rrustration you felt. Please know that we have reviewed all of your work orders in detail and believe that some of your complaints in this review were not provided to us in the work order. For example we only have a work order for a failed ice maker having nothing to do with a cooling problem with the freezer; and, the work order for the upstairs cooling concern was taken care of in June, with no further work orders on this matter. So, if you are in need of additional repairs, please place new work orders and we will attempt to promptly resolve the issues for you. In addition, you note that the tub issue from months ago caused a ceiling collapse more recently. However, the tub repair was for a crack in the tub, primarily. The ceiling damage of late was caused by a valve stem failure. Again, we are not denying that the house has been in need of a fair amount of repair, however, our records show that we are addressing each issue that you report to us in a timely manner. We're sorry for the inconveniences that arise with placing work orders and having repairs made.

Experiencia negativa: Do not rent from Brandywine; we rented due to needing a home last minute (our previous rental fell through). The homes are extremely overpriced, they have no customer service skills. Still had to pay rent last summer with no a/c in the hottest months of the year (June and July) when the home was 90 degrees daily and non inhabitable. They do not care about maintenance requests and close them even when the requests are not completed. Such a headache, spend your money elsewhere with a rental company who will truly appreciate your business w them. Any and everything with them is a hassle! They’re nice to you until they have the security deposit & first month’s rent, afterwards everything turns to hell. Specifically for 1178 Dunaway Dr 30253: Neighborhood is a disappointment, exp for Henry county. Strays everywhere. Loud train directly behind the neighborhood. Rude neighbors. Teenagers and kids that lack home training and access to the so called “amenities”. The pool is never open. Trash is everywhere. The playground needs a complete remodel. Not the place to settle and raise a family. An extremely non diverse neighborhood. A racist “HOA” who continued to contact Brandywine and excessively fined me over my trash can locations (I couldn’t have them in the front or side yards), yet when I asked for some bylaws and proof of accurate HOA information they could never provide it to me. Pretty sure HOA “violations” went to the president and her pockets instead of the community. The HOA is also associated with a neighborhood known sex offender. Just a mess. Overpriced homes. Homes not cared for, exterior. Lawn care came out of my pockets. The local elementary school is . 10/10 do not recommend. I could go on and on. Don’t do it. RUN!

After reviewing the entirety of your concerns, we want you to know that we understand some of your frustrations and attempted to address what we could. We did experience some delay in addressing your A//c unit and as a result provided you with portable A/C units and a rent credit for the inconvenience. Our records show that we did address a number of work orders at your request, but that some fell under "resident responsibility" while others were closed due to our inability to reach you to schedule. As to your frustration with the HOA for repeated HOA trash can violations, we are sorry that you found it difficult to comply with the HOA requirement for keeping the cans out of sight and that the HOA fined you repeatedly for this. Finally, as to lawn care, for single family homes this is generally the responsibility of the resident. We truly care about our residents, provide notification in the lease and CC &Rs about their responsibilities, and attempt to address maintenance matters in a timely manner and/or compensate residents for any unusual delays resulting in significant inconvenience. We are sorry that we didn't meet your expectations and wish you the best in your future housing experiences.
