Experiencia negativa: Please do not rent from this company. They are so unprofessional. Since I moved in, it has been unprofessional. They have an office here in Montgomery, but if your payment is late, you have to mail it to Blue Springs, Missouri. I asked how much my payment was with late fees, and they told me. I sent what I was told. I was still charged late fees until the payment posted after I sent a screenshot of the receipt and tracking number. The owners act like they care, but they don't. It’s a very horrible company to rent from. I will not rent from them again. They will just take your money.
Hi Aundrea! I just checked our system and noticed that your lease agreement is not with our company. We are hired by the company that your lease is signed with to market and show their properties as their company is located in Missouri. I certainly understand your concerns and you should absolutely reach out to your property management company which is whom you signed the lease with!
Experiencia negativa: The self-tour option was great. The lady that answers the phone was very helpful when I called. However the application process was a quick money grab. The application fee was $69 and is handled by a third party company Findigs. During the application process I learned I had to submit a separate application and pay another $69 for my son who recently turned 18 and just graduated high school. I explained to Findigs that did not make sense because he has no credit history nor is he employed considering he just graduated. I was told technically he's legal since he is 18 so you have to pay an application fee for him. After waiting 4 days for a response I was denied. I called Casey to see if he could tell me was my son's application the reason I was denied and to see if he could look at my application. His response was they use Findigs and it's either a pass or fail with them and there is nothing he can do. He had no concern for my application.

Experiencia negativa: I’m kind of saddened to leave this review but I want to help others avoid the level of professional DISHONESTY I experienced..I rented from this company for 2 years..My experience with the home itself was good I only had minor repairs that needed attention. It did take a couple days to be addressed though.. I’ve only had experiences with 3 of the office workers and all of them have a nice nasty vibe. I don’t hold that against them because I get it in this type of business you have to have tough skin and there are A LOT of renters that make renting hard. I never gave this company ANY problems and they NEVER even heard from me until late last year and that was only because I started having safety concerns about the neighborhood (it’s bad when you have law enforcement telling you to move).. I paid my rent ON TIME and was NEVER late not even once! & I honestly probably would’ve still been renting from them for another year if these events never happened. Now I know it’s not their responsibility to keep me and my kids safe BUT I was very open and honest about things. Against my better judgement I trusted them and the verbal promises made to me. Although they did help me some, I found myself still in a lose-lose predicament and they couldn’t careless.. I could go on a rant and say all sorts of negative things but I won’t.. I will say If you want an honest and empathetic rental experience THEY ARE NOT IT!!!! They will legally get over on you and not bat an eye. But if you do so happen to take a chance with this company make sure you get EVERYTHING IN WRITING and that there’s no loopholes they can get through to spin things in their favor if life gets to lifeing on you.. Do not make the mistake I made of that. My experience with them in the end was an eye opener. I don’t recommend renting from them but everyone has different preferences and experiences so take into consideration of all the low ratings there’s a lot of truth there. No matter how great of a tenant you are, YOU ARE STILL JUST A NUMBER! ** Poor Customer Service Very Dishonest**
Ms. Mack we are so disappointed to read your review. We hate that you feel as though there was dishonest communication. As soon as you and your family came into the office to let us know you could no longer remain in the home we worked with you to accommodate your situation. Our office allowed you to break your lease agreement before its expiration date of July 2025 and we did not charge you an early termination fee in an attempt to offer you the highest level of customer service. We would be glad to speak with you to further understand your grievances and to discuss the tenant damages that were left behind following your move out inspection.

Experiencia negativa: Expecting tenants to have a 620 is ridiculous. There are reasons people need to rent before buying. Mortgage companies require a 620. Having a 620 does not automatically mean someone has great payment history. It’s all about your income to debt ratio. Denying people to view a home without even pulling a report is A “legal way” for your company to discriminate against a certain group of people. News Flash !! Everyone is having a hard time making ends meet!!!! FYI, I just sold my home and yes my credit fell over the years from little utilization not me not making on time payments. DO BETTER !! I will take my money elsewhere !!

Experiencia negativa: Small company with totally no customer service. Will not give a deposit back for up to 60 days, but it literally would take her 20 seconds to do. They aren’t that big. Came from the general manager herself.
Hi Lisa! We certainly appreciate your feedback. Per Alabama/Landlord Tenant law we have up to 60 Days to return the security deposits to residents once they move out of a property. Per your move out inspection report, your move out was conducted last Thursday, August 1st, 2024(2 business days ago). Our office manager was trying to explain the background information surrounding the 60 Day deadline but unfortunately she was hung up on before she could finish explaining. Although we always disburse the security deposits well before the deadline, we have certain accounting and move out processes that need to be executed in order to properly disburse security deposits. We appreciate your understanding!

Experiencia negativa: My experience with 334 started well enough. I bought 4 properties managed by them and as time went on the communication became sub par to say the least. They did handle repairs as needed so my complaint is not there. My complaint is with management and communication. As this was my first investment in Montgomery, I was specific in asking to be consulted on the lease renewals and rates which never happened, so I started moving properties to another PM. I made the decision to move the rest of the properties when I was charged for tenant damage that was not brought to my attention. When that units rent came up short it took 10-12 emails to get a straight answer which was, 334 allowed the tenant to short the rent to pay the repair, so I was still shorted monies due. Upon delivering news that I wanted to move the properties 334 promptly transferred the leases and deposits, and only then did they decide to charge a gouge/cancellation fee of roughly 1.5 times the mortgage of these properties because I had not given 30 days notice. This was part of our agreement, however a simple email back stating that would have avoided this review. I was happy to give the 30 day notice instead they did it in a way that could not be undone. They did reduce the fee, however it was still ridiculous and they held the properties hostage until paid. Bad business practice to say the least and my current property manager was shocked they would act this way. If you're an investor looking for a Montgomery PM I 100% do not recommend 334.

As stated in your review, our property management agreement clearly outlines the requirements for management termination with a 30 day notice, along with all associated cancellation fees that we did kindly reduce for you. Nonetheless, we are so glad you found a management company that best suits the needs for your portfolio!

Experiencia negativa: If you’re looking to rent, find a company you can trust! BMB property management is the definition of slum lords. I have been renting from them for almost two years. When my family and I first moved, we encountered nothing but problems. BMB Property management stated that the police emailed them for a noise complaint, but NEVER forwarded said email to me. When I asked the neighbor about the complaint, she stated, and I quote, “The Office Manager told me to call the police so they could have grounds to evict.” When confronted, the manager stated that the neighbor was “emotional” and everything was good. Fast forward to July 2021, the property I’m renting was listed as for sale, but the company never told me, I found out by seeing the listing on Zillow myself. When I called the office to ask about it, they stated, “You will not have to move, they’re just looking!” That ended up being a lie. There was a lockbox placed on my door that was never removed. The realtor would often let themselves in and would allow different people in our home WITHOUT MASKS. They would put notices on the door saying it was maintenance, when it reality it was a showing. They illegally broke our list and gave my family and I “Notice to vacate” without any prior warning. BMB property management is the ABSOLUTE worst company to rent from. I have NEVER been late on rent, but now they don’t care to put my family and I out after continuously lying. On top of everything, they had the audacity to ask for rent after giving us exactly 1 month to move two months into a renewed lease. This company also communicates via text. They were texting important information that should have been handled verbally.

Experiencia negativa: This place is sorry as hell, they NEVER CALL YOU BACK!! We put in many requests for them to come out and check problems we have been having..for example when we wash clothes the water comes up the sink and all out the back of the washing machine as well as in the bathroom, leaving disgusting water behind.. on the floor, in the sink and in the bathrooms for us to have to clean!! It’s like a sewer!!!!Our air has not worked right since we moved in! The heat works in half the house!!! The house is old and the pipes are all jacked up!! They tell us they are coming and NEVER DO!!! We have NEVER been late on our rent but we can’t get them to come out and do the bare minimum!!! This is the worst company I have EVER seen in my life!! I don’t recommend ANYONE to this place!!! If I could give them 0 Stars I would the Only reason they get one start is because that’s the only way I could write this review!!! If you can deal with no call no show and all the run around this place is for u!!! They are rude and unprofessional!!!! The owner of this place is the worst he has his own personal workers to come out and fix things that they are not qualified to fix!!! It’s the same person for each job (maintenance man)!!!! I NEVER LEAVE REVIEWS BUT THIS WAS MUCH NEEDED!!! I FEEL EVERYONE SHOULD KNOW ABOUT THIS HELL HOLE!!! once you sign a lease with them YOU ARE STUCK BEWARE!!! This place is NOT LIVABLE!!!!

Experiencia negativa: Update: I did eventually get something worked out to where maintenance will come out but it took entirely too much time and effort for this to happen. Also I was given a bottle of mildew remover.. didn’t work and the cabinets still look like this. So far I’ve been renting from them for almost 2 months and since day one there has been a maintenance request in and no one has reached out on the phone to address my issues, one of which includes mold I discovered in my kitchen after move in. These pictures are cabinets in my kitchen that I have yet to put anything in since moving in. I’ve only been told someone has been assigned to my request but not a response as to who or when anyone can come out to help fix. Some understanding and better communication isn’t asking for much here.

Experiencia negativa: Man this company is very unprofessional. I been with them for 5 years. Went from my a/c broke, had to stay in a hotel for a week. They acted like they didn’t want to reimburse me for my hotel stay and for all my food that spoiled in the refrigerator. Then this year they started putting rental insurance added on to the rent. So one day I put in a work order and since I have rental insurance, the insurance should’ve been applied right? WRONG!!! Man they added the damages to my rent making me pay $200 more. Not to mention they didn’t even notify me about the charges I found out when my fiancé went to pay the rent. Now mind you the house ain’t worth what I’m paying rent for and they have the audacity to add more money to it. So I goes to the office to talk to the owner about why the damages are added to my rent and he acted like he didn’t wanna help or talk. I pay my rent on time and don’t miss any payments since I been here so if you just want some where to stay please look somewhere else before them.
Mr. Jackson, I am sorry you are frustrated with our processes but when residents' cause damage to our properties we have to charge the resident for the materials and labor it took to fix those damages as was the case with your most recent work order. As always we are more than happy to address any and all issues with the property which was exactly the outcome in this instance. However, we are always more than happy to discuss further issues to better suit our clients.
