Experiencia fantástica: I've been with Krystle Properties for a few months now and everything has gone great - from quickly finding good tenants for my three available properties to taking care of minor maintenance items. Also it was a pleasant surprise that they auto deposited all the July rents into my bank account on July 1. I have another rental coming available soon and plan to turn it over to Krystle. Update - now I've been with Krystle for over a year, they are managing six of my properties, and everything is running smoothly. Update - It's been 1-1/2 years now, and everything is going well with Krystle. I continue to turn rentals over to them as they become vacant. It's nice dealing with less day-to-day property management. Update - It's been almost 2 years now, and everything is going well as I continue to turn rentals over to Krystle. Stephanie is doing a great job getting my places rented quickly! Update - It's been over 2 years, all is going well, I have added more properties to Krystle management, and plan to add more in the near future. All is good! Update - All is going well. I keep adding properties to Krystle as they become vacant and will be adding more in the near future. Nice to have help with the management! Update - Everything is rolling along nicely. My phone calls are not returned in a timely manner. I have often had to call several times before speaking with someone who is able to provide me with information.

Experiencia negativa: This company boasts that it is Creating a pleasant rental experience for tenants and a profitable investment experience for rental property owners in Vallejo, CA. I believe Krystle Properties is creating a profitable investment experience for owners, but it's at the expense of the communities they serve. I reached out to Krystle Properties about renters that they and their client, Marilyn Manfredi, placed in a unit. When I was finally able to reach someone at Krystle Properties, they very politely explained that they just handle the money (credit checks etc.), and don't vouch for the character of the renters that they usher into communities. Plainly stated, this company doesn't really have a policy to regulate or respond to renter behavior once a rental contract has been finalized. Krystle Properties has a slick website, and representatives that seemed genuinely empathetic. However, unfortunately, this company has a weak business model and is failing to lead ethically by refusing to perform due diligence in their business transactions. This practice is hurting hard working people in the communities they serve and likely to position this company as a co-defendant in future legal proceedings.
Experiencia negativa: Alright, so I moved into a home in Benicia owned privately and managed through Krystle properties. I had zero issues, aside from a gardener who was absent-minded with his leaf blower, often causing things to fall, and sometimes break (one of the things that broke was a trap door on the patio that appeared to be held together with hot glue, which I was later blamed for when Krystle properties replied to my text 8+ months later, after they tried to kick us out.) Approximately 2-3 months before the end of our lease, I was asked if "Kathy" had contacted me about renewing our lease, which she had not. The rent was being raised. My partner and I asked if we could take a couple months to decide if we wanted to find a new place to live and go month to month-they said yes, and offered us rent $100 cheaper per month. When I asked them for written proof/ confirmation in regards to the situation, I never received an answer. Weeks later when expressing my opinions about the gardener, I got a text that said "... and your lease will go month to month automatically," (this, immediately after they sent me a text doubting any plausibility that their gardener could have caused any of the damage that I had reported). While this was all happening, my partner and I had already signed a lease addendum to allow us to install a car charger, which, per the addendum, would remain a part of the property when we moved out. Then, when our lease had 15 days remaining, at 5 pm on a Friday, Krystle posted a 15 day notice to vacate (legally, having lived there for 2 years, they are required to provide 60 days notice). When we made it into their office on MONDAY (we had to call to even be let into the locked door 25 minutes after they opened), we were told that the homeowner was retaking possession of the property and that the best that they could do was another 30 days. In fact, legally, they had to give us 60 days notice, which we knew. Despite asking multiple times over the course of the next month, we were never once provided with any legitimate reason for which they are continuing to kick us out, but for which they are so sorry. The day after we made our main move, a sign showed up in our yard from Krystle properties saying "Coming soon." When I called and expressed interest in the property as an anonymous individual, I was told it was being offered at the exact same price which we were paying. Then, when I contacted Krystle to ask what that meant in regards to their claim that the homeowner was repossessing the property, I was met with intense hostility. When I informed them that, due to their inability to address the situation with me as a professional adult would, I would be putting this online on every review forum legally allowable, I was then told that they would call the police if I did so. So here's my review. Call the police, Im waiting. Update- 6 months later. After breaking several housing laws in kicking us out of our home- which we never once missed or even had a late payment for (see above primary review)- Krystal Karimian never made one single attempt to contact us about frivolous repair fees, but instead sent us straight to a collections agency. Another violation of the law. Potential clients- you've been warned. "Enterprise Mommy"- we'll see you in court. Enjoy dealing with the fair housing authority and the BBB.

They’ve been completely unprofessional and unreliable when it comes to scheduling and showing rental properties. We’ve now had two separate appointments where no one showed up—despite receiving confirmations and having direct communication with their agents. There was zero follow-up or accountability, just silence. We’re coming from San Francisco and going out of our way to view property (12 Elna Dr Vallejo CA) only to be stood up twice without explanation. This isn’t just inconvenient—it’s a blatant display of how little they value prospective tenants’ time. If this is how they treat people during the rental process, I can only imagine how poor the service would be once you’re locked into a lease. Based on this experience, I would not trust them to manage anything responsibly.

We have received two estimates, $10k+, and wanted to visually match the repair and the correction. Unfortunately there are no weekend hours available to meet anyone at the property This is inconvenient for people who work and don't live in town.

Experiencia negativa: I was very disappointed with the results. Only 1 showing in 3 months, no offers or incentives to potential clients advertised. And stated he would list on Toro and never did. Mike just kept saying it’s a unique property. No more unique than other properties, just shared water. He definitely was not invested in getting it rented for us, or showed initiative . I was very disappointed in the customer service.
Experiencia negativa: Unfortunately, my experience with Krystle Properties was less than desirable. We contracted with them to find a renter for a duplex 3bd 2 ba. They showed the property 1x in 3 months. We had to constantly check in to see if there were things we could change or if lowering the price would make the property more appealing. We finally gave up hounding and found a creative way to get the property rented. I would not recommend.

They don't care about maintainence things, they give problem to resident with their so called maintainenece charge and all and won't even solve the issues. They just care about money, money and money. No Satisfaction ! Idk what the hell is wrong with all these peoples. They need deposit before renting, they need extra maintainence charge, they even need extra payment charge but for the work they don't care at all. Neither their maintainence team, nor vendor team nor property management team.

The main method of commuication is thru email I wish I could just pick up the phone and have a conversation without the email and wait concept it's a bit frustrating at times.

Experiencia negativa: Lived in one of their apartments for two years. The staff are beyond rude and act like they can't be bothered with any of your concerns. I read all the negative reviews prior to moving in and did my due diligence to ensure that I received my security deposit back. I took numerous photos and videos upon move in and move out and had the pre-inspection move out completed. However, this was a total waste of time as they charged me for a $400 cleaning fee and $200 for the garbage disposal which was not even broken. These people just want to take your money and run with it. Totally unethical group and I would recommend living anywhere that they do not manage.

Experiencia negativa: this company is so unprofessional or at least the lady that "helped" me out with my payments. I moved out of one of their properties, I agreed to paid the fee for breaking my lease early, because their service when it comes to maintenance sucks. I made sure I was not going to be charge for remainder of contract before letting them know I was moving out. A week later, I received a bill for almost 5k; I called them a millions times and when I finally was able to get in touch with someone, they told me the bill of 5k was an error. they fix it. made payments arrangements, but when I asked the lady what amount I could pay monthly she reply with "any amount just make a payment" I made a payment in January, and called them back today to pay the balance off and they just replied with "your account was send to collection due to non payment" I have emails, and luckily I always called from my work line so all calls are recorded. so I have PROOF of conversations through phone and email. worst experience ever. their lack of communication is terrible. I wish I could give them zero stars

Experiencia negativa: We kept getting the run around during the application process. We had to chase down Abdul to even get the application started. Abdul would leave incorrect information about next steps and when we called to clarify only then would he tell us that he gave us the wrong information. Abdul was EXTREMELY rude anytime we called. We ultimately ended up being qualified to rent the property we were interested in, but decided to go elsewhere because of the poor customer service we received. We did not feel comfortable with the thought of having to have to deal with this company every month or if we needed anything as tenants.

Derrick has been really helpful, when the tenants move out, he will give us great advise on what repairs to do to prepare for the next tenant. Experiencia negativa: I have had to ask 2 years in a row for a yearly inspection, or I would'nt have gotten one, and the last time I had to ask twice. Also, repairs were needed on my rental, and for a simple task of toilet replacement, Krystle proffered an estimate of $950 for the service. My friend performed the service for a grand total of $400. Does it not reflect poorly on your company if you have contractors who charge usurious gouging costs for the work? You aren't Home Depot, but that is exactly the knock on them, and I fear if we have to have another repair that I will have to have someone else do it? Perhaps I might consider your service as no longer necessary?

My only problem is that after her and I did a walk through and I moved in there were things that I found that needs to be fixed. That I wished were fixed before I moved in.

My instructions to them has always been to find quality tenants that will treat the property as their own and hopefully stay for a long time. Although sometimes it was a little frustrating ( thought my house was perfect!) she carried me through the process. She arranged for the most money and informed me whenever there was a problem. I'm back home now and I would use Krystal in the future without hesitation. THANK YOU!
Experiencia negativa: Unfortunately, the house my husband and I are very interested in, is with company. They are extremely unprofessional. I had Kathy Gillin get an attitude and hang up on me when I asked if she can send documents to my husband work email , after she sent them to his personal email, so they can get signed faster. Stephanie Morrow showed us a house and was extremely rude and snobby.

Experiencia negativa: Krystle Properties has an abundance of employees, all of which can barely do their job. Communication with them is like pulling teeth and they have a great setup in which to take your deposit, so beware! Take pictures and document EVERY CORNER AND CREVICE OF THE RENTAL as they will find anything to take as much if not all of your security deposit. I was charged a grand total of 700 dollars alone on supposed “landscaping” and 300 dollars for a couple faint wear and tear marks on a beige carpet. Not to mention a cleaning fee of around the same price, because of window sills and small amounts of dust on the ceiling fans and ash inside a furnace we never even touched once. I spent a good 2 to 3 days cleaning every single corner of that place and cleaned up the yard as well. We were supposed to stay at this rental for about 3 years and we ended up being told we had to leave 10 months into our lease. The entire landscaping situation was also a mess - as the property owner had unrealistic expectations with an upkeep on a large property with a broken and outdated irrigation system to add to the fun. This was all a very disappointing experience and in the end to be manipulated out of a thousand dollars has been very unsettling. But, you live and you learn! There are plenty of other reasonable rental companies out there - don’t let Krystle Properties steal your hard earned money!
Experiencia negativa: Very predatory property management company. First they kick me and my family out my house 3 years ago to make upgrades on the house. Then they took my whole deposit, and charged me extra, based on false fixes they had to do. And belive me this wasn't a small amount. Then almost 4 years later I get a water bill that was my final bill the substantially higher then any other period I was with the water company. You do the math. Stay away from them if possible

Experiencia negativa: Drove all the way out to Benicia to see a rental, only to find out Renee cancelled once we arrived. We looked around the property a little. This house looked like it should be condemned. Kept expecting g to see some squatters inside. Place looked like it had been abandoned for years. How could you possibly expect to rent this place. Thanks for nothing Renee.
Experiencia fantástica: I have used their property management services with multiple properties since 2012 and can say without reservations this is one of the best firms. They are professional and run a tight ship. Highly recommended.
