Experiencia fantástica: I have been with Hoffman Realty for a few years now and if I am being completely honest I had decided a few months ago to start shopping around for another property management company and had actually found one until I came across Nina. Nina has stepped out of her "title" within the company, time and time again, to go above and beyond to care from my property that I had built from the ground up. I had many unfortunate issues on my 12 years young house that should not have taken place with the proper care and maintenance which led me to get hit hard financially and all at once. Nina not only took the lead on everything that needed to be done to nurture my house back to a brand new state but she cared enough to make sure that everything was done correctly. She made phone calls, shopped around, sent me photos etc. It was as if I was there with her physically when I could not be. I even trusted her to make final decisions on the careful selection of our new tenants because I knew that she had our best interest at heart. She continues to step outside of her title (though she probably has no choice now ha!) because we trust her and only her to make the right decisions on our behalf as opposed to just any decision for the sake of making money. She really cares and for us living out of state that peace of mind means the world to us.

Experiencia negativa: UPDATE: Haven't had water all day due to the property owner not paying the water bill (his responsibility, per lease). A notice from the City of Tampa was hanging on the door. I've contacted Hoffman multiple times today and have not heard one word back from the office (I imagine it's in retaliation for this 1-star review, as all repairs and communication have taken even longer since I shared it). Absolutely ridiculous to be dealing with this as a tenant. At least this situation is covered under Florida statutes. *** Repeated incidents of subpar maintenance that take far too long to address. To be clear, this was a pattern of behavior long before the recent hurricanes and is due, in part, to vendor performance but also results from Hoffman policy. As a renter, I'm not used to having to "prove" that something is broken before issues are addressed. I'm also taken aback that I've been asked to attempt to repair an issue myself, before the issue would be addressed. The point of renting, especially of renting a home with a higher price point, is that issues of maintenance are readily handled. This makes it easier for the renter and, of course, maintains the beauty and rentability of the home for the property owner.

I only asked to tour a property, not even apply, and after answering their questions, they denied me based on credit scores — fine. But then the agent sent a condescending follow-up, repeating unnecessary info and suggesting I look elsewhere. Unprofessional and dismissive. Look elsewhere if you expect basic respect !

Experiencia fantástica: The best property manager that I've worked with from a renter's perspective. Professional, respectful, easy to work with, and fair to all sides. I worked with MaryAnn and Jeanette primarily, who were both excellent. Rent payments and service orders are all done through easy to use web portals. Service orders for repairs and such were acted upon almost immediately and done highly efficiently. Move-out process was very transparent and fair, as well, which I was pleased with. If I could work with Hoffman again, I definitely would.

Experiencia negativa: This is a terrible company to rent from. It will take them months to make repairs and once they finally do, they will never be done properly. The house we rented was moldy and the air conditioner broke every couple of months. My entire family was sick on and off from the day we moved into one of their houses. Be extremely cautious!

Experiencia fantástica: I can’t say enough good things about Maryann and Hoffman Realty. She was my realtor 23 years ago when I bought my house and she is my realtor again selling it. She’s kind, dependable and I wouldn’t use anyone else but her. They are the best!

Experiencia negativa: They do not accept 1099 as proof of income or bank statements, even when you make 4x the rent. We even offered to pay more than the advertised monthly rent and they immediately denied the idea, doing the owner of the property a disservice by not notifying him of the offer! Nina barely answered the phone before applying, if she would have answered my calls beforehand, we never would have wasted each others time. Spoke with Maryann, one of the brokers, and she was very rude and hung up on me because she was in the middle of a panic due to her car not starting and was late to a meeting. They did refund our $200 application fee, which I appreciate and is the reason they're getting 2 stars and not 1. Still weird though, since their website says the app fee is non-refundable. Makes me feel like they were being shady with denying my 1099 proof of income & bank statements.
