Experiencia negativa: If I could put zero stars I would . I had a terrible experience with 5 Star Property Management. The home was dirty upon arrival, which was already a bad start. Throughout my stay, I reported multiple issues that were either broken or not working properly, and nothing ever got fixed. Despite that, I was still charged for things that were never addressed, which is completely unacceptable. Communication was also very poor. It was difficult to get clear responses or any real help when problems came up. On top of that, it seems like the property owners still do whatever they want, even though this company is supposed to be managing everything. Overall, my experience was trash. I would not recommend them to anyone.

Experiencia negativa: I am done dealing with this company after no complaints for 5 years. Jessica Zamarripa is very hostile and disrespectful on her ways. I highly disapprove and I’m very disappointed with her ways and will not recommend anyone from rent f from five star properties if she is involved in any matter. I’ve been a happy tenant for 4-5 years until she was involved in giving me the hardest of times to approve my much needed service animal and is threatening and unpleasant to deal with even when it comes to a simple service request to change an air filter. I will be leaving the leasing company as an option for me and all my friends and relatives as soon as my contract lease is due . Carl Santos & the previous maintenance guys were great. Diego in maintenance is very unhelpful compared to Albert their previous maintenance guy.
Experiencia negativa: This is not a company I would recommend doing business with. Throughout my experience with Five Property Management, communication has been consistently poor, unreliable, and extremely untimely. Important matters were met with long delays or no response at all, even after repeated attempts to reach out. Most recently, I have been waiting over two weeks and still have not gained access to my property, with little to no communication or resolution. In addition, their phone lines frequently go straight to voicemail, and it is very difficult to get anyone to return calls. This lack of reliability is very concerning for anyone trusting a company to manage their home or partnership professionally. I also find it important to note that the positive reviews displayed on their website do not reflect the level of professionalism, responsiveness, or timeliness I personally experienced. It raises concerns about how accurately those reviews represent the actual service provided. I especially urge members of the military community to seek alternative companies when leasing a property or doing business. Our time is valuable, and delays caused by poor communication can impact missions, movements, deployments, and even result in unnecessary reprimands. If you are out of town, deployed, or need timely updates, you should be aware that responses can take two to three weeks, if they come at all. Doing business with a company that does not prioritize its customers or partners creates stress and delays that are completely avoidable. Based on my experience, I would strongly encourage others to look elsewhere.
Hello Mr. Armstrong, I know you are not happy that we could not help you with your rental property. You asked us to help you just rent your home, and we agreed to just market your home and find you a tenant. However we still needed to do a new account inspection, and we still have to abide by Texas Property Code, and anything that could potentially be a safety issue needs to be addressed. In your home you have a six foot hole in your backyard that has the dimensions of a large in ground swimming pool. We told you that is a huge safety issue, and we would need the hole filled in. You told us that someday you were going to build a pool and had it pre dug for that purpose. If someone was to be playing in the backyard, and fall into the dirt pool they could injure themselves and hold you liable and myself. There were also many items inside the home that needed to be fixed as well to meet Texas Property Code. I don't mind you leaving a review if you were truthful, but you are not being truthful. I don't know of any decent property management company that would take on your home with that unfinished swimming pool in your backyard. If you would like to take another look at the items we recommend to get your home up to code, I will be happy to help you.

Experiencia negativa: Charged for Cleaning of house before tenants moved in. The house was not clean and the stuff they "fixed" was not done right and some stuff was just not fixed at all. Won't be doing another contract with them.

I am glad we were able to talk regarding this. The house sat vacant for a few months and the El Paso dust storms will do a number on the homes if they are not looked at on a regular basis. We implemented periodic checks on our vacant homes, especially after a El Paso dust storm. I confirmed with the tenants that aside from the home being dirty, all the work we did prior to them moving in was done correctly. We did fix a few other things that was not on our original quote and I re cleaned the carpet for the tenants on my dime. We appreciate the opportunity to make this right
Experiencia negativa: This team is great on getting you into a rental unit but not very responsive on maintenance needs. Definitely need to improve on servicing the tenants on maintenance.

This is unfortunate that you had this experience. We strive to exceed our tenants expectation, but sometimes we are not able to accomodate same day service on work orders that are not emergencies. We manage over 400 properties and our service technicians are scheduled out 3-4 days in advance. We are glad we were able to fix the issue at the house. I am also glad we were able to get your pet violation resolved.

Experiencia negativa: Please be very AWARE when dealing with this company. They don't like to lose. MAKE ABSOLUTE SURE you take a pic of every single inch of your rental .. I invested a lot of my own money to improve the home and they still returned ZERO of my deposit. I only used their products they told me to use such as the paint type etc. and they still kept my entire deposit. HORRIBLE BUSINESS PRACTICE!!

We make ourselves available throughout the move out process so that we can get you all your security deposit back. It actually makes our job much easier to give back your security deposit when everything is done as stated I the lease agreement. We offered to take a deeper look into your account, but we never heard back from you. Let us know if you would still like to talk, we are always willing to help.

Experiencia negativa: Communication via telephone absolutely horrible. I called multiple times and only recieved an email from the senior leasing specialist never recieved a call back. Many maintenance issues haven't been fixed. I would not recommend.

Experiencia positiva: Catherine was great and very responsive to our emails. The leasing process was simple. The application is a little extensive but I do understand the necessity of it. We tried scheduling a viewing but kept getting referred to the visual tour and couldn't get an in-person tour scheduled which would have been nice.

Our apologies for not being able to get you a live tour. In order to facilitate a live tour, in the State of Texas you have to be a licensed realtor. Most realtors don't like to show rental houses because the commissions are not that attractive. We have just transitioned over to self showing lockboxes which would have allowed you to see the home in person. This home must have not have been set up yet. Experiencia negativa: Person that came about the water softener did not specify on how to use it. Was in a rush to leave, dumped 2 entire new salt bags that were in the garage and left. I was told in an email it was 1 bag of salt a month!? But he but 2 large bags at once?! Didn’t explain why or how.

Experiencia positiva: I love the way the whole thing is setup for the protection of both the landlord and tenant but I don’t appreciate the fact that I had to basically know Real Estate for me to even be able to go through the process of it all because there wasn’t a proper Realtor or someone guiding us through the whole Lease Agreement and even for viewing the property I had issues until you recommended me someone who could show me the property Its very important to note these factors because if you guys call yourself 5 star property management then Im sure this is great feedback on how to improve for future residents. Im in the real estate business myself and that is why I was able to understand most of the wording used etc but when talking to the customer service line it was also brought to my attention that the messages used to explain to tenants something they quite didn’t understand are too professional for a regular person who doesn’t quite understand basic real estate vocab. But thats my reason to why I only put 4 stars instead of 5. Thank you!

I appreciate your feed back, we have done a few improvements to our leases. We boldened the link in the special provisions that has a video from the Texas Realtor Associations that goes over the lease in detail.
Most of the staff are not Realtors so they are limited on what they can and can not say with information on the lease agreement. On the first page of the signing documents there is a form called Information about Brokerage Services. this document has my direct phone number. I also advised the staff any questions regarding the lease they can call me directly.

Experiencia negativa: 5 Star Property Management has been one of the worst management companies for the El Paso area. They have all automated responses to messages that require a payment to a third-party website that allows you to view their homes on your own. I feel they rely heavily upon this and is why many of their agents do not work weekends, do not respond to voice mails, or emails in a prompt manner. When they do respond it is much later and the professionalism is a defensive and curt. The properties they manage are not kept up on the outside and looked terrible. When viewing the 20+ properties, I would see the "5 Star" signs posted at other homes that looked terrible and displayed a common theme. There was no missing the "5 Star" signs and the unkept properties. Perhaps they have too many properties to manage and are under staffed. But I would not hire, buy, or rent any property they manage.

All of our homes are professionally cleaned and carpet are professionally steam cleaned. Also all of our homes have access between 8am - 8pm everyday. If this is a real account you are welcome to call me to discuss at 915-205-0055. If there is no phone call, I will assume this is just a SPAM account. Its unfortunate Google allows people to hide behind an alias name.

Experiencia negativa: Long story short. If you need to choose between multiple properties to sign a lease, choose the property not managed by “5 star” You will thank me later. Stay away from them and check all the negative reviews before making business with them. I made the mistake not to pay attention to the bad reviews and a lot of people had the same bad experience I had with this company.
Hello Mr. Martinez, it is unfortunate that you feel this way. We are not in the business of letting a tenant like you, take advantage of an owner who provided you a newly renovated apartment at an amazing price, only to have you leave it in the condition that you left it. In your lease is states you need to have home professionally cleaned and any tenant damages needed to be fixed. Since you left without doing these things, we had these issue corrected as per you lease agreement. I have given you multiple opportunities to call me on my personal cell to resolve your issues, but you continue to hide behind your keyboard and claim how bad your experience was the full 12 months you rented the owners apartment. The only time we heard from you was when your mover could not get the keys out of the lockbox at 6am in the morning because the lockbox has a time lock of after 8am. Even then I refunded you the extra cost the movers charged you for that inconvenience. Now your lease is over, and you have left, all these issue magically appear. I am still willing to work with you, but I will need to talk to you in person.

Although they are friendly, good at collecting, reporting; there are hidden fees charged to the tenants which cuts into your rent potential. Concerning their maintenance vendors; the work completed is never reviewed by staff; 5 Star lacks quality control. Many times I had to go back and repair poor work expensed that included upcharges. Yes, we did unfortunately have to end our relationship with you. We did allow you to do repairs yourself at times, and other times we had to do the repairs, because the tenants would complain the work was not getting done. As the property management company, we cannot allow tenants to go without Air Conditioning or other work orders related to the safety. The buildings were very old and had a lot of deferred maintenance that need to be fixed. The items that did need fixing needed to be done correctly, and we were not willing to put band aids on issues that could cause harm to people. When one of your buildings caught fire and burned down because of your handyman turning on the old heaters, we had to decide, if it was worth the liability to continue managing your properties and allowing you to do the work. We did help you out a little bit longer and gave you some references to other companies that could help you out. We maintain a very high standard of work and we agree, we may not be a great fit for every landlord, but our maintenance is best in class.

Experiencia positiva: Responsive, respectful, courteous team. They were understanding and accommodating and professional at every step. I viewed several properties to rent and the 5 Star property was BY FAR the cleanest and in the best shape out of all of them. 5 Star installed safety measures at the rental that are not electronic that give me additional peace of mind about living in a 5 Star property. Edit: The office staff is still great, but the maintenance team not so much. I had so many issues getting minor repairs than I ended up doing the majority of the repairs I requested. The maintenance team was not prepared when arriving and had to make multiple trips for simple things, causing me extra time waiting for them to show up. On one occasion, they never did after I waited several hours. I texted, they said they were on their way, and never showed up. I hope 5 Star has contracted with a more reliable, consistent maintenance team. My landlords have taken over the management of their home and no longer employ 5 Star so I can't say for sure if they have.

Experiencia positiva: The management company is ok. My change of rating is due to the constant lease breaking of tenants, which then triggers a very hefty marketing fee that others have told me is too high. Recently there’s been an issue with accounting reporting inaccurate balances and charges.
Hello Mr. Johnson, Thank you for making me aware of this, I did a little research and see there was a mistake on your account. There were two tenants this year that broke their lease. The first one paid all the termination charges including the marketing fee, however the second one had military orders and they are able to break lease legally with deployment orders. The lease with the military orders should not have charged you a marketing, so I will refund that back to you. Sorry for the inconvenience this caused you.

Experiencia positiva: They managed a property for 4 years. Based on the exterior appearance of the property throughout the 2 leases and us not being kept in the loop of events regarding it (inspection reports and such), we didn’t expect the home to be in great condition but to our pleasant surprise the exterior was not indicative of the interior condition. Aside from landscaping issues, there was no major damage to the property other than expected wear and tear. There were a few repairs throughout the leases, mainly requested by the first tenant and they all were resolved by 5 Star with only major expenses needing our approval to be completed, which was very convenient. Communication could have been greatly improved, but they got the job done and turned in the property in pretty decent shape. Overall, their service did beat having to deal with the whole landlord duties ourselves!
