Experiencia negativa: Based on my personal experience. In my experience as a tenant, communication and maintenance handling were very poor. The property was not move-in ready, and several maintenance requests were closed without any follow-up or explanation. Essential repairs took a long time to address, and responses were often delayed or absent. This experience felt one-sided, with strong enforcement when it benefited the owner, but little responsiveness when tenant concerns were raised. Overall, it lacked balance and professionalism. I recommend future tenants document everything carefully and inspect thoroughly before signing.

At the time of your move-in, the property was confirmed to be in move-in ready condition and maintained in accordance with Florida landlord-tenant requirements. You also had the opportunity to tour the property prior to signing the lease. While Google does not allow businesses to attach photos to review responses, we do have dated move-in photos documenting the condition of the home at that time.

After reviewing the written communication between you and your property manager, we found that your messages and concerns were responded to consistently and in a timely manner. Some of the work orders submitted were related to minor cosmetic items. In accordance with the lease agreement, which specifies that the property is accepted in its “as is” condition, those cosmetic items were not classified as required repairs. Your property manager communicated this to you when those requests were closed.

Any essential maintenance issues that arose during your tenancy were addressed and completed within a reasonable timeframe.

We understand that expectations can differ, and we are always working to improve our processes and communication. We wish you the very best moving forward.

Experiencia negativa: After being wrongfully charged $350, Florida Realty Investments later posted a three day eviction notice on my door, forcing me to pay for something I did not do. Now, I have to come out of pocket of $400 in total when it comes to the bogus fees that were added to my ledger. Although, their Chief of Staff, Milena Rosario, agreed to what I have been saying when it comes to resurfacing the tub, that a lot may factor into the process of it curing, such as ventilation, type of paint, and etc. But yet, I was still wrongfully charged for the incompetence of their technician, who told me to wait 72 hours, as opposed to him telling me to wait a lot longer than 72 hours. I read on here how they try to steal people’s deposits, and so many other unethical practices that they engage in when it comes to swindling money from their tenants. Florida Realty Investments, you have wrongfully stolen my hard earned money.

Experiencia negativa: Florida Realty Investments, had Simple Solutions come out to do resurfacing work of my tub, and they told me that I could start using it in 72 hours. I actually waited 76 hours, and I cut my hair in the tub and automatically noticed there was hair embedded in the paint after I was done cutting my hair. Furthermore, when I touched where the water drains, the paint was still soft. I sent them an email after these situations occurred. Now, they have placed a $350 charge on my ledger for them having to come back for resurfacing work of the tub. This company strives to build bad customer relationships with their tenants, because there’s always tension in the air when it comes to dealing with them. They will hang up on you, avoid all of your phone calls, and force you to only email them whenever I call them. This explains why their ratings are so low on here. Simple Solution Services on the other hand, came and performed the work, and left my whole house dusty, and Florida Realty Investments emailed me, stating that they’re not responsible for the dust simple Solution Services left. I will be leaving a feedback for Simple Solution Services, as well.

We have reviewed your concerns thoroughly, including speaking with the maintenance technician and examining the condition of the tub after the service.

Based on our findings, it is very likely that the tub was used before the recommended curing time had fully passed. The resurfacing technician provided a 72-hour minimum curing period, and the hair embedded in the surface indicates that the coating was still wet when the tub was used. This caused the damage that required a return visit from the vendor.

Because the issue resulted from the tub being used prior to the required curing time, the vendor charged for the repair, and that charge was passed through to your ledger.

Regarding the dust, resurfacing work does produce fine residue. Although we understand it can be inconvenient, cleanup is part of the normal post-service process.

Experiencia negativa: I paid these people an application fee, went through the hoops and they did not even have the decency to return my calls or emails. $95 down the drain not even is single solitary response. Mind you I’ve actually worked for the sister company doing maintenance for them. Spoke to Valencia Rodriguez who insulted me and hung up on me. They basically STOLE my $95. I should have read the reviews first. This company is completely unprofessional.

Please know that the denial of your rental application is not related to the professional image of our company. We follow standard rental qualifications and criteria, which your application did not meet for the property you applied for.

We understand the frustration of paying an application fee and then being denied; however, the fee was not collected by our company as profit. It is paid directly to a third-party screening company to cover the cost of the background and credit checks.

It is standard for property management companies to communicate the status of rental applications via email, which is what our team did.

Experiencia negativa: TDLR: zero help from property management, stuck with busted closet doors, ants, and other issues as I am being ignored. I moved in to one of their properties 8/15/25, looking for a little bit cheaper rent around Daytona Beach (still >$1000/mon, 1bd/1bath). I had been promised during my walkthrough that the busted bedroom closet door would be replaced prior to move in by the realty agent. I opened multiple maintenance/issue tickets via their online portal within 3 days of receiving keys, from closet door sitting next to the bedroom closet as the bottom is totally busted, the bathroom closet doesn’t close correctly as it too is busted, a random 5 inch hole in the living room closet ceiling, a warped/bent window screen, the light switches in the living and bed rooms don’t work, wasp nests in the stairway… a week goes by and I receive no response. I get told to contact the asset manager by the office. It is now early October, and I still have yet to have most of these issues resolved. When I finally DO receive a response from said asset manager, it is to send a maintenance tech from a third party company, and only do one thing at a time as they’re not made aware of the other issues. I get told by said tech there has to be approval for the closet doors, an electrician for the switches, don’t have the tools or items necessary for the screen, etc etc… At this point my emails and voicemails are going ignored. The property itself is dirty. There’s trash everywhere. The same mattresses, couch, boxes and trash next to the dumpster when I moved in are still there. I’ve been trying to contend with an ant problem in the kitchen on my own due to no help from property management, but I am at my wits end. There is zero care, zero help. I’m begging for help and getting no where. Definitely cannot recommend a property owned by this company because if you have any issues, good luck trying to have anything fixed.

Experiencia negativa: I recently was going to purchase a house from Mourad ElBanna in Titusville,Fl. I had an inspection done and it was shocking ! I can’t begin to tell the problems with this house. The most shocking was the wiring was so bad you could get electrocuted and the house could burn down. This is the second offer that has fallen through that I know of. This guy is not a professional and does shotty half ast work. This guy is a scammer ! He does not care about the buyers welfare just lining his pockets. I don’t see how he could possibly be a realtor. If you should cross paths with this guy run as fast as you can. Do not do business with this guy. I’m so glad I had an inspection done. It saved us from a horrible cheaply renovated house.

Experiencia negativa: I'm honestly shocked at the number of positive reviews they have on Google. I suspect they are gaming the review system. I tried to view a house at 3002 Illingworth Ave Orlando, FL with code 6589 and we couldn't get in. While we waited, the property manager had the nerve to tell use a maintenance guy had come by and confirmed the code was correct and the lock box was working but we had been there from the time we reported and issue until after the alleged time that their tech came by. After speaking with the property manager, who made no attempt to hide the fact that she thought the three of us onsite must be complete idiots, she just just said "sorry" instead of trying to resolve the issue. All I can say is I'm glad to not have to deal with such an incompetent management company. I can't imagine what we would have had to deal with if we needed help with the property....! Dodged a bullet! UPDATE: This company responded to my review from JULY OF 2020 because I corrected some typos from the original post confirming that they were indeed the property management company at the time of the original post. BEWARE!!!

Experiencia negativa: I want to share my recent experience with Florida Realty Investments, specifically regarding a rental application my family and I submitted on 07/01. I was assisting my parents and brother in applying for a townhome, which we were shown the next day, 07/02, by realtor Maria Martinez at around 11:30 AM. Maria was wonderful, professional, helpful, and supportive throughout the entire process. I truly appreciate her efforts. Unfortunately, our experience with the application processing side, particularly with a woman named Catherine Stevens, was frustrating and disappointing. On the morning of 07/02 at 8:49 AM, Catherine emailed us requesting verification of my brother’s hire date. This was unnecessary, as his manager’s full contact details had already been provided for employment verification. She also asked for a full tenant ledger from the landlord and information that could have been verified by her team, especially since we paid $95 per application (a total of $285 for three people). When I called to follow up, I politely asked her to contact my brother’s employer directly using the information we provided. Instead of being helpful, Catherine responded dismissively, saying, “Oh, that will just take longer,” in a rude tone that gave the impression she was unwilling to assist us. I even asked her directly if there was anything else we needed to submit to support the application, and she said no. Then, on 07/03, we received a denial notice. This felt incredibly unfair, we were transparent, responsive, and submitted everything asked of us without delay. What made the situation even more upsetting was Catherine’s overall attitude. She was unprofessional, irritated, and seemed unwilling to communicate or assist effectively. Sadly, I can’t help but feel that our treatment may have been influenced by bias or discrimination, as we are a Hispanic family. If I could give zero stars, I would. This experience was completely unacceptable and left us feeling dismissed and disrespected. If you’re considering renting through Florida Realty Investments, I strongly recommend you read reviews carefully and proceed with caution before submitting an application. 07/08/2025 Follow-Up Regarding Google Review and Inappropriate Contact: Today at 11:55 AM, Milena Rosario called my elderly mother, Victoria, asking her to please tell me to remove our Google review. During that call, she explained everything that happened, and you apologized. Despite that, you repeatedly asked her to have the review taken down because it reflects poorly on your company. I also included a screenshot showing the call you made to my mother, along with the time of the call, as additional proof. It is extremely unprofessional of you to lie in your public response and claim that your employee reached out to my brother directly when in fact, she sent the same generic email to both of us. It’s disappointing that instead of taking accountability, you’re choosing to cover for your employee just to make your company look better on Google. You also mentioned that your staff is Hispanic, but that doesn't include Catherine Stevens, and bringing that up as some kind of defense was unnecessary and irrelevant to the issue at hand. It was inappropriate for you to pressure my mother multiple times to remove the review. My father and I were present and heard the entire conversation. Your company charged $285 and failed to do the job, and based on other reviews, it’s clear this isn’t the first time your company takes money from people. The fact that you’re so eager to have this review removed only confirms that what I wrote is true. I will not be deleting or editing my review. Let the public read not just my review but the others as well, and form their own opinions based on the pattern that’s clearly visible.

Experiencia negativa: If I could give less stars I would. The WORST rental/investment company I have ever worked with. Nickel and dime for everything, withheld deposit, promised a move in date then wouldn't allow entry for 10 additional days with no refund on days not able to be in the unit. It takes MONTHS to get even minor repairs completed by their in-house maintenance team. I have nothing good to day about them at all. I had rented two units at the same time, this theme was consistent the entire two years. Terrible, save yourself the guaranteed trouble and do not do business with this company.

Experiencia negativa: NEVER RENT HERE BAD FOR BUSINESS!! I lived in one of there property for over 3 years Chelsea Williams communication is horrible they charge for everything to be fixed the lease was transferred to me and they never did an inspection or walk through the apartment before I got keys they charged me double a deposit and out of the 2500 I spent over a month later trying to take nearly my whole deposit leaving me 317 and claiming I have over 2100 in damages! They are horrible and only became attentive when I decided to move out not to mention they wanted me to be available at 630 am to show an apartment while I was on my way out to work and I had to give the tour for them because the real estate agent knew nothing about the property! I repeat do not do business with them save your self the hassle and go to a regular apartment complex!

Experiencia negativa: Good afternoon, my experience was disappointing. I am going to tell it so that people are aware of how this company operates. The only attentive, educated, and sincere person was Valentina. Of the people involved in my process, either they do not care about the client or they are simply there to be there and earn a salary. I contacted the company to see a property to rent. On Thursday, April 17, Valentina attended to me. She showed me the property and we talked. Valentina is a very professional and helpful person. After the conversation, which was very good, and she understood my point of view and my urgency, we decided to apply, trusting that the rest of the team would be as good and special as Valentina. First red flag: I sent the documents on April 17, everything was done carefully, and I received telephone support from Valentina. Surprise: Ashley Delgado wrote to me that she did not have the documents. I proceed to send them. Then, a few days later, Catherine Stevens writes to me asking for information. I sent it to her and explained my family's income step by step. , or surprise I do not meet the minimum requirements for approval according to her it was below 2 if that is true why do they send an application, after my explanation of the financial data that I had sent they realized that my income is 3.2 that is, above the required, but they still did not correct it and sent them like that, I have no criminal record or evictions and there are the letters along with the questionnaires from my two landlords that in 5 years I have not been late in a payment everything has been excellent apart from that I have taken care of their properties, but it was still useless, then the macabre game begins knowing of my urgency to move Eva Donaldson writes to me saying that we do not know the answer, I have already complied, the owner is on vacation and cannot be bothered, he is in a place that does not have accessibility to communicate, the owner gets involved in the decision which seems excellent to me but if you as the owner are involved in the decision making you must be willing to collaborate and respond as quickly as possible valuing everyone's time, both you and the advisory team and myself, I imagine the owner was in a cave in the Himalayas, anyway, days passed in that game, then after 8 days of not receiving a response, I write again and they tell me that Jasayra Archila is going to give me the answer and it was negative, I imagined that and I mentioned it several times to Valentina but she told me you are the only one and you have the numbers, calm down, well they played with my time and money, surprise, on Saturday the 26th I see a property that REMAX is offering, I visit it, apply and in 3 hours they give me an answer, incredible the difference, my income is above the required amount, without problems, everything flowed in an excellent way, helpful without going around with diatribes and stories, in short, the only person who deserves my consideration is Valentina and she is invited to my radio show because she is truly an excellent professional, very human and knew the entire medical process that my family is going through, I finish with a thank you very much, I wish you the best

Experiencia negativa: I would honestly leave no stars if that were an option.I live in a duplex managed by these people (FRI) and it's been nothing but problems. My neighbor and I are on a shared meter for water and FRI forgot to pay the bill so we are currently without water. No telling how long they're gonna make us wait for it to get turned back. Please do yourself a favor and don't give these people any of your money. Don't rent from them.Keep on with your search because at this point I wish I had.

Not only will they rent you a slum saying that they will fix things before you move in then dont leaving roach infestation and hazardous conditions. Then they will steal your deposit on pre existing issues and give you the run around. Extra fees monthly just to pay your bills as well.

Experiencia negativa: LITERALLY THE WORST! Lived in one of their properties for two years and it was hell. Had to deal with a broken AC the entire time and at one point we told them "hey, its 95* inside the apt can someone pls come fix it" and we were told: "florida gets hot in july maybe open a window". Needless to say we moved out, BUT never and I mean NEVER received our security deposit, we got the letter stating how much we were supposed to get back, and no matter how many times I went into the office to complain and ask for the money, they kept saying "oh we'll mail it" and two years later, WE STILL haven't received the money. Do not rent with these people, they will gaslight you and cheat you as much as possible.

Experiencia negativa: Bathroom and house were flooding due to showers, kitchen sink and toilets not draining. Upstairs neighbors also had same issue even when we limited water use. Called emergency maintenance. They told me it was not an emergency because the house had one bathroom that was working. He refused to let me explain the situation in the house, and continued to talk over me. Had to fight flooding all weekend, with requests going ignored. Just don’t even bother with this company/ property management. EDIT: now our house has been infected by a family of raccoons and rodents. Property management refuses to acknowledge or act on issue. Experiencia negativa: Insisted on 95$Per person fee to apply. Approved us but apparently did a 15 year background check. And credit check . But only 5 months rental history . Then wanted a double deposit and argued about it . If they had other people interested the wouldn't have approved me . Also over priced skip this mess. Yes and my further question is why do you not understand that you have 17 one-star reviews in a row. I somehow don't think it's all of us.

Experiencia negativa: My recent correspondence with Chelsea Williams was not a great one. If you’re looking for someone to manage your property Chelsea Williams wouldn’t be a great pick for you. She doesn’t communicate well. She gets times and dates mixed up and then she lies about it to fit her standard. She will not answer her phone before 9am because that is when her work time starts. I understand that everyone has a life but when it comes to others she really just doesn’t care about anyone but herself. She will make up accusations that just aren’t true to fit her narrative. If your looking for someone to help manage your property do yourself a favor and go to someone who is truthful and has integrity because this girl is as far from being honest as anyone I’ve ever done business with. I can not speak for Florida realtors as a company but I can speak for Chelsea Williams.

My recommendation to people looking to rent through Zillow would be to skip this realtor and real estate company altogether. Go with someone else!

Experiencia negativa: They love making documents disappear such as ESA/Service animals, deleting work orders, not maintaining their appliances to the point where they cause damage, blaming you for it, charging you for it and then not coming back to finish it to charge you again. Now I'm being required to replace the floor, they will do it to you too. I have to replace the wood floor after these events: Leaking ceiling- damage was still there when I moved out they only fixed the roof. Leaking fridge at the end of its life cycle- took them 2+ months to replace, while my kitchen door was blocked due to structural concerns because the tile decentigrated. Leaking AC- NO ONE flushed the line or cleaned the coils until year 3, I paid twice for the same repair because they didn't come back the first time. Now they're blaming my ESA. I was frequently targeted by the property management team, I don't know why. Instead of letters of reminder sent to the the entire building, I was texted/called directly and threatened with evictions and fines for things that never happened or proven to be not me. I constantly recieved noise complaints on days/ evenings I wasn't even home, it got to the point where I couldn't listen to music on my alexa speaker during the day or open my back door without getting a call/ text. I don't even vaccuum after 10pm or even 8 with a child under 5 in the building. They raised the rent by almost $400 in the 3 years I occupied the unit. They're all about money and will destroy your rental history of you don't have it to pay for their remodeling, even when you didn't cause the damage. It's like they expect you to behave like the owner without the privilege. Steer clear, avoid them at all cost. I wouldn't wish this experience on my worst enemy.

Experiencia negativa: Our unit has a broken door, window, dryer, and dishwasher. Back when they actually cared to respond they sent out a contractor who’s google reviews describe as aggressive and a chronic no-show (complaints he more than lived up to after failing to show up on 3 separate occasions). Since then it’s been 2 months of us messaging them and being ignored. You’re going to respond to this telling me how much you care about our feedback and that you do in fact take it seriously. Save your breath. I had to scroll until my thumb started hurting to see anything higher that a 1 star review. You have proven time and time again that you don’t care.

Experiencia negativa: ***If you look at the most recent reviews, they are mostly negative and offer a generic uniform apologies.*** Property management in general nationwide DO NOT care about their tenants. All they want is to give you substandard property and lock you in a lease. Their lease is 40 pages long in small barely legible print. I am in an apartment in the hood with NO clause for early termination 2Xs rent penalty like most places offer. Because they know the state of my current rental unit with the location and no one will take over my lease. Beware. Stay with a private owner. They're more likely to treat you like a human being. Not just a number. I have the same problem with no responses and maintenance not being done. I put in a request when my AC unit went Aug 1st. It is still not replaced and it's extremely hot in August. It has been 20 days so far. They offered no temporary unit or immediate resolution. When I rented before my apartment complex came with an industrial temporary unit. FL reality contract a handyman and hope for the best. Never following up with any delays. They don't care if you're suffering from heat exhaustion. Never again. I will be dealing with private landlords from now on.

Experiencia negativa: If I could give a zero star review I WOULD! By far the worst realty company I have ever encountered! Never want to deal with these people ever again! They do not care for your well-being, they just want your money. The house was not cleaned prior to move in. I moved into a house that had the sink clogged, disgusting dishwasher, broken washing machine, dryer that smelled horrible, roach-infested refrigerator, broken garage motor, and most importantly, an air conditioner that broke TWICE and took them weeks to fix. The owner left a van parked in the driveway during our move-in, which we were told it would be gone before then. There was a horrible infestation including ants, cockroaches, and even lizards. The house had mold, which they did not seem to care about. Our property manager lived in a different CONTINENT, the Philippines. The property manager, Krista, had the worst customer service out of everyone I had to speak to. Took her weeks to respond and or give any updates on service requests. Good luck if you have any emergencies because no one will respond to your phone call and there is no one you can speak to in person. If you have the choice to walk away PLEASE DO, I highly advise everyone to stay away from this company. THEY WILL TREAT YOU LIKE GARBAGE.

Experiencia negativa: These people are horrible. Valentina Rodriguez is a very rude and unprofessional person. They also sent me an automated text at 6:57 am but they open at 9 am. Don’t contact people before 9 am. Valentina is a very rude person with no manners. She treats potential tenants badly like if her company is making tenants a favor. Please…….this company wouldn’t exist if it wasn’t for tenants. After experiencing this, I am actually grateful that this happened so I don’t ever consider this company again. My experience during this interaction was highly disappointing and distressing, and I believe it warrants immediate attention and resolution. On 05/16/2024 , I received a call from Priscilla in response to an inquiry I made regarding the acceptance of funding from Eckerd Connects, a Homeless Outreach and Housing Services organization. As a current Domestic Violence Survivor seeking assistance with relocation away from my abuser, I reached out to inquire if Florida Realtor Investments could facilitate the receipt of funding from Eckerd Connects for housing purposes. During our conversation, Priscilla displayed a shocking lack of understanding about housing assistance programs such as Eckerd Connects and the Section 8 voucher program. Despite my clear explanation of my situation and the assistance I was seeking, she expressed disgust and disbelief, stating that she did not know what I was talking about. Furthermore, she inaccurately asserted that the company does not accept "Section 8" vouchers, despite my not mentioning any government assistance programs. Priscilla's dismissive attitude towards my inquiry was deeply disrespectful. As a client in need of assistance, I expected to be treated with respect and courtesy. Instead, her response was not only unprofessional but also derogatory, as she expressed disdain for my inquiry and background as a Domestic Violence Survivor seeking assistance. Additionally, Priscilla failed to address my specific question about the acceptance of funds from Eckerd Connects. Instead, she focused on irrelevant matters such as income verification, background checks, and eviction history, which were not the primary concern of my inquiry. This interaction with Priscilla left me feeling belittled, frustrated, and unsupported in my search for safe and secure housing. As a representative of Florida Realtor Investments, Priscilla's conduct was unacceptable and fell far short of the professionalism and sensitivity expected in her role. In light of this experience, I urge Florida Realtor Investments to take immediate action to address this matter. Specifically, I request: A formal apology from Priscilla for her unprofessional conduct and disrespectful attitude during our interaction. Additional training for Priscilla and other staff members to ensure they are adequately knowledgeable about various housing assistance programs and sensitive to the needs of clients, particularly those in vulnerable situations like survivors of domestic violence seeking housing assistance. Experiencia negativa: This is by far the worst company to rent from and we’ve only been in our rental for 7 days!! The move in coordinator Jas and I had constant communication prior to our move in and she informed me that 17 repairs have been noted and should be repaired prior to our move in date which was march 25th. I paid the prorated and expected everything to be done because she assured me I wouldn’t have to do an inspection prior to move in because I did a showing and I have 7 days after move in to report anything that needs repair. The rental is 51 mins away from their office by UCF. I drove straight to the rental after our move in appointment and wow when I walked in. Those 17 things. Maybe 1-2 were done. The carpets look terrible, the laundry closet doors weren’t even on their hinges. They were resting on the washer. The dryer had an odor that filled the house among a ton of other issues. I reported it instantly. I was told by Jas and the receptionist to contact Eva as she’s our property manager. I called, left voicemails, sent emails. I got two replies that day with no solutions! Then! I email Jas she said Eva would get back to me. Nothing! Still today this day I haven’t heard back from Eva !! 7 days later! On 3/25 right before close we drove back the 51 mins to the office to find Jas isn’t in, Eva doesn’t even work in the office so we spoke with Chelsea who told me the apartment was walked through that morning and was cleaned professionally. She told me Eva can send me the videos of before and after and that Eva is very attentive (lol!) Chelsea also told me that the unit is AS IS regardless of the list they sent me of the repairs being done prior and they wouldn’t refund me my prorate and that if it were her she would clean it herself and do what needs to be done to where she would be comfortable moving in but she suggests we move in that day as planned. Chelsea said Eva will contact me tomorrow but probably after 12pm because they have a meeting from 9am-12pm. Again, nothing. I’ve tried contacting them throughout the week. No response. I’ve tried contacting Robert with HOA for our community. No response. We had to ask our neighbors when trash day was because we have no information provided to us. It is beyond ridiculous! Worst company ever! The best part is we were told we wouldn’t have to pay rent until May 1st, luckily I tried to report the our issues through the app for maintenance to come out because I noticed this company is soooo sly they charged me $1 due today. I work a double lol I have to now find time to bring over a money order or cashiers check for $1 because if I pay through the portal I’m charged $9.99 and $2.49 and if I don’t pay it today I’m charged 5% of our rent. I tried calling again because Jas sent me an email verifying the amount due on our move in date and yet this $1 appeared out of nowhere. No communication and they’re trying to screw us over again. Terrible!

Experiencia negativa: I have been dealing with Florida Realty Investments for quite a while now, and my gripe with them is, they like to nickel-and-dime their tenants. I’ve been observing how they have gradually been charging petty fees for no apparent reason. First of all, they charge a $10.00 convenience fee when you are making a monthly payment on your rent using your checking account, regardless, if you are making a one time payment or an automatic monthly payment. I also noticed a $2.49 fee, which they labeled as a transaction fee. But just recently, I had an appointment with their partner company, All Stars Heating and Cooling of Central Florida, and they charged me a $75 fee for missing the appointment. I’ve been having issues with my AC ever since I moved into this unit, and never have they been able to permanently resolve this issue. Now, I missed an appointment, because I overslept, and they want to slap me with a $75 fee, stating that All Stars is the one, who charges the fee, and there is nothing they can do, although this only happened to me once. This is all nonsense, because companies work with each other, so this is just a facade. They are purposely charging people bogus fees. I've been dealing with this AC issue for a while now. Literally, every single time All-Stars goes out to my unit to repair the AC, it's always been for the same reasons. It's purposely being done in my opinion, so All-Stars and Florida Realty Investments can continue sucking the life out of the owner’s pockets.

It's understandable that the $9.99 and $2.49 transaction fees may appear burdensome, however, these are processing fees imposed by AppFolio, the software that we use to process rent payments, not by us. Unfortunately, we do not have the option to eliminate these fees.

We understand that avoiding unnecessary charges is important to most people, for this reason, we offer our tenants multiple alternatives to pay their rent including with a check or money order at one of our office locations, mailing the payment, and via electronic cash at stores such as CVS, Walgreens, Walmart, and 7-Eleven.

Experiencia negativa: Eventually they will show their colors. They milk you for every penny they can. They raised our rent $400/month in just two years. Then they charged us $475 plumbing fee for flushing "flushable" wipes. Their lease agreement is 68 pages long so eventually they will charge you for something. They have no shame.

Experiencia negativa: From my experience of viewing a property thats on the market for rent was good, I was told by Nikita to only put myself on the application if I have good everything.... even though I have a partner. If the owner needed something else he'll have my partner do an application himself, so I went on to do my application for the 3/2 the same day I viewed the condo without my partner on my application because of what Nikita told me, but the next day she text me stating I have great credit and due to the difference of rent I paid at my old apartment that the owner declined, lso I texted her back my partner has his own income in was going to do the application also. She wrote back also my occupancy is over limits. From my understanding 6 people can live in a 3 bedroom apartment. 2 people per room. . I truly feel this owner didn't give me a chance , because they didn't even wait for my partner to submit an application just quickly declined mines.. but anyways may the good Lord be with these people. They got my $38 its all good.

Experiencia negativa: I contacted the listing agent Xieur Zhou within an hour of the listing being posted. We spoke by phone and I emphasized that I was extremely interested in the property and wanted to see it at the earliest convenience. I was asked about my move-in date and said potentially October, but that we were flexible as we very much wished to move into that particular neighborhood. I was told I could see the property the next day at 5 PM. The following morning I was told the current tenants would not allow a showing that day, and that I could see it that weekend. I then was told they didn't want to do any showings and the lease ended on 9/20/23 which I said was "no problem" and I would see it as soon as it was available. Ms. Zhou continued to be vague and unresponsive- except for offering to show me another property that I had never inquired about nor was anything like the property I was interested in. When I finally explicitly asked on Saturday about the status I was told "there are some people interested in leasing without seeing it but nothing for sure yet- I will keep you posted." I asked her if I been the first person to contact to her and I was told yes I was. I again emphasized I wanted to see the property as soon as it was available on the 20th. Today, 9/18 I am told by Ms. Zhou that it has been rented by "a tenant who could start lease in September." Ms. Zhou never ONCE asked me what my latest move in date was, and on the contrary I told her that it was fine if the prior lease ended on the 20th. It is incredibly unprofessional and unethical to effectively lease a property out from underneath someone despite them having been the first to contact you, and having followed up with you every single day about the property- there was absolutely no grounds to not consider an application and more so to continue to lie about why you were not showing the property. I have every single text message saved, so don't even attempt to disregard this review with some response. This property manager and company practices highly unethical leasing practices and I cannot discourage renting from them enough.

We strongly believe in giving everyone who applies the opportunity to be considered and then choosing the “best” candidate based off of the criteria posted on the listing. Work orders are apparently done by order of importance and I’ve had 2 waiting for months and nothing. Now AC is out and I have to wait until they feel like calling someone for my work order. It’s over 100 degrees in here.

Unfortunately since the Air Conditioning is not considered an emergency repair per the FL statutes, we cannot require the owner to make any repairs as quickly as we would like. Experiencia negativa: The two stars are for the maintenance bc they deserve 5 stars but FRI itself does not. An almost 20% increase on rent while units stay empty in the building is insane. There should be a state mandated vacancy fee for landlords that horde and price gouge horrible outdated and roach infected units.

Experiencia negativa: If you can go through another realty company please do they are VERY nasty people. The company had took my payment for rent and deposit a month before me moving in. Then when it was time for me to get out of my old place into the new place they made me wait talking about the company had to inspect the place before I moved into the home. They made me wait 4 days to move in so I had to pay for more days for my uhaul and find somewhere for me and my kids to go. NO ONE in that office cared even a little bit. When they did inspect the home I had to pay them $100. just to get my keys and lease for my unit. Times are hard and this company is ALL about the money. I moved into my unit in January but I'm just now writing a review to see if there would be anymore problems with them and there was. I had to pay my rent on the 1st and I got paid on the first so I called them ahead of time to let them know I would come to there office to pay my rent once I got off work I was 2 minutes late and got charged a late fee and I was calling them while in traffic. They also told me that they had to come out to inspect the unit after 6 months to make sure the property was not being damaged. No problem. What they never told me was that they would have to take a picture of every room in the home. No privacy.!! They are rude unprofessional and don't play about there money. I still have to see what's going to happen when it's time for them to give me my deposit back I will update. JUST RUN!!!!!

Experiencia negativa: Go to a company of RESPONSIBLE realtors, before renting with this company read the reviews. 1- Before renting a house, take an inspector to check everything, the pipes, that there is no broken pipe (like the one in this house and we have lived here for just 7 days) very sorry we are, that there is no mold, AC ducts, sinks, doors, windows, the garage door, that they leave the house clean before giving you the key. This has been a nightmare for me and my family and we are going to take action. I hope they come to fix everything or I will just report them. We are so disappointing. One of the rooms is flooded and the carpet smells so disgusting. We afraid maybe the house has mold . The inspector is gonna tell us. Don't go to this "company " you will be regretted. They put you to pay a fee of $50 if the maintenance comes and you are not in the house. Seek to rent a house with the property owner and not with these "companies". STAY AWAY. They charge you $ 80 late fee if you don't pay the rent the day agreed and only less than 24 hours have passed. Stay away... When you rent a house with this "company" FRI ... READ THE PAPERS OF THE LEASE IN FRONT OF THEM AND BEFORE PAYING. STAY AWAY ! 1- $ 75 deposit for each person who will live in the house. 2- When the rent is approved, they charge you $ 2,775 DEPOSIT. 3- The day you are going to move they charge you $ 1,975 from "MOVE IN" 4- The rent after 30 days of living in a house that they rented damaged $ 1,850 5-THEY ARE IRRESPONSIBLE.. It's absurd. They rent a house completely damaged. STAY AWAY.

Experiencia negativa: This has to be hands down the worse property management company to do business with. My Realtor Valentina Rodriquez was great very communicative and helpful however their in house processing and communication is downright unprofessional and insulting. I received an email with my approval and required deposit that needed to be paid only by cashiers check or money order for an agreed $1900 and needed to be delivered to the office within 48hrs of the approval email. I drove over an hour and a half away with the check in hand I am informed that they increased the required deposit to $2400 due to DTI which they do not tell you, all that was stated is that I’m required to pass a background check (which is clean) a credit check (above 750 CS) and make 3 times the income which I check all boxes for I have never had a collection account never missed a payment and have always been responsible with all my obligations. I was rejected from leaving my check because they cannot accept partial deposits after being communicated via email literally 10 minutes before arriving to the office that I didn’t even know came thru because I was driving to deliver the $1900 check. Avoid doing business with this company at all costs they are completely unprofessional and lack the basic level of customer service and I feel downright insulted. I rather lose my $95 application fee than do business with this company. Thank you Valentina for all you did to help me but I cannot do business with a company this inconsiderate and unprofessional.

Experiencia negativa: If I could leave 0 stars I would. My experience with FRI started off with the property manager giving me the WRONG key to my rented apartment. She gave me someone else’s key… they were unorganized and unprofessional from the start. The day after I signed my lease, the next door neighbor advised that the unit directly under me was covered in dangerous black mold which had crawled up the walls likely into my unit. When I brought it to Florida Realty Investments attention that I wanted a test for mold done in my unit and that I felt unsafe living in such an environment they told me that they would NOT pay to get a test done and that I could not break my lease without paying an absurd amount. Icing on the cake is the whole year that I lived there… my A/C didn’t work properly!!!!!! My electricity bill was over $300 a month for a 2 bedroom apartment all due to the unit running continuously. Florida Realty Investments was not in the slightest bit concerned.. not even enough to email me back. I had to get a lawyer involved to get a single email response from them. Lastly, when I moved out at the end of my lease- Florida Realty Investments refused to give me a large lump of my security deposit back for a lie that they created on their end. Overall, Florida Realty Investments is an unprofessional, inconsistent, lying, scam of a company. Save yourself the time and legal fees and do NOT rent or buy from Florida Realty Investments!!! I am open to anyone who has any questions or would like further information on why NOT to associate with this company.

Experiencia negativa: After reading the reviews (which I should have done prior), I really think we dodged a bullet. I feel like this company is posting properties that are already accounted for just to get the application fee and sink you into getting another property from them. I responded to a location within 2 minutes of it being posted on Zillow. The following morning I spoke with Victoria in regards to this property, she immediately sent me the link to apply. I helped my father apply (he’s not up to par with technology lol), I explained to two employees that I was helping my dad and that I would have everything they were asking for turned in by the end of the next day, which they were completely fine with. My dad was also willing to pay 6 months of rent up front to secure the unit, so the woman made him go to the bank and get a copy of his bank statement to prove that he had the money to pay the 6 months of rent. We scheduled to view the property with Victoria for that Saturday, I was told that the property was getting cleaned Friday. Since it’s a 2 hour drive from where we live, I messaged Victoria to verify that we were still on for our 5pm appointment to view the property. She told me that the “tenant” was going out of town, so she couldn’t show the property until Monday. When I questioned “tenant”, as I was told the day before that the property was being cleaned, she then told me that the property was approved to another application. She sent me a link to view other properties they had available. It comes across as very scammy and shady. My question is, if the property my dad applied to was given to another applicant, what property were you going to show him Monday? She also said that Catherine didn’t receive proofs yet, when I had it sent to her that morning, not my problem if she doesn’t check her emails. I have all my receipts. FYI, if you have any questions as to if you should rent from this company or not, read the responses on the bad reviews, I wish I had, whoever responds to these reviews is very condescending, unprofessional, and argumentative…it’s not a way to conduct business. From what I see, you’re reviews are everything, instead of arguing or talking down to the tenants that keep your business alive, you should probably listen to them more and fix the problems, there are way too many rental companies out there for you to be treating people the way you do.

Experiencia negativa: WARNING: This was my experience with possibly the worst human being walking this Earth. I arrived on Saturday to conduct a walkthrough of a condo (poorly) managed by John Basile. Upon walking into the unit we were greeted by John Basile who was in the process of "cleaning" the condo 2 days prior to my move in date. We began some small talk and I started walking as my intention was to take pictures/videos of the superficial things (scuffed paint, chipped molding, etc.) just so I wasn't held accountable at a later date. John proceeded to follow my friend and I around as we were trying to just document things (not angry or disagreeable with any of the small paint scuffs and such at all) and stating how much of a financial and time burden the owners and himself had been experiencing in order to prepare the apartment for my move-in and how all the furniture being removed was having to be "wasted in the dumpster" as I did not need it. This made myself and my friend VERY uncomfortable (ladies we call this the "Ick") as we were not able to speak freely with each other at this time. We then discovered the AC unit to be in a horrendous state, and I will try and attach photos below. This was one of the few requests we had prior to move-in as it appears the vents have not been cleaned within a sufficient amount of time nor up to sanitization standards. We mentioned this to John who became VERY defensive. We then discovered that a significant amount of the previously placed furniture was stored in the outside storage area, where we were originally promised that only 2 ladders were stored. Again, we brought up this with John who was STILL following us and were pretty much guilt-tripped and told "well storage costs too much these days". We continued the discussion to conclude that multiple outlets, baseboards, and floor areas still housed dirt and cobwebs from the previous owner. We attempted to talk to John about suggesting that the condo receive a deep cleaning (especially as the filth in the AC unit is a potential health risk) and that the storage unit should be emptied as promised. John became VERY unprofessional using demeaning, defensive, and borderline misogynistic language towards my friend and I leading to a VERY unsafe and volatile environment. We were so uncomfortable to the point where we had to leave his presence for fear of further harassment. Ladies this is a man you would NOT want the keys to your living space!!! If you have to use this company STAY AWAY from him at all costs. I'm breaking my lease and everything because I am scared of ever communicating with him again. Also, any response from FRI defending his behavior would be a red flag as well. Anyone who thinks is ok should seriously reconsider their personal values.

Experiencia negativa: the Property Manager was awful and provided misleading information the ended up causing us to pay for something that is was broken when we moved in. also even if you leave the house spot clean they will charge you the cleaning fee ($250 in my case) and will find any excuse to make you pay. owner was a good person at the beginning of the lease but then after hurricane Ian she became the worst person and along the the property manger make our stay uncomfortable. and even invented that we used the grill in the Garage. anyway ended up paying $450 from my deposit due to the property manger incompetence.

The charges made to your security deposit were based solely on move in and out photos, and invoices received for repairs made. Based on that, approximately 75% of your security deposit was returned to you. The amount that we kept was for damages caused during your tenancy. We have compared these items with all the work orders you submitted and see that these issues were neither present when you moved in, nor reported while you were in the home. Regarding the window, you advised the owner that you cracked the window, and denied them the opportunity to board up the window before the storm. Instead you taped over the crack resulting in further damages after the severe weather. Had you let the owner make the preventative repairs, the owner would not be passing on the bill to you. The cleaning fee was $200 not $250 and included deep cleaning of the garage where there was heavy discoloration that appeared to be damage from smoke. Again, something that was not present at the time of you moving in. I can see that you have already acknowledged these charges and the check was already cut and mailed out to the forwarding address you provided.

Experiencia negativa: If a zero-star option were available, that would be an accurate rating of this company. Florida Realty Investments assumed management of a property I rented for almost nine years in August 2016, and the problems began shortly after that. From repairs to "lost payments," I experienced it all while living under that roof. Due to no fault, the home was without power, water, and a/c on several occasions for over 24 hours, each time with blame set on not being able to have maintenance available or the owner's refusal to pay out of pocket for timely repairs. Florida Realty Investments offered no credits or suggestions during the inconvenience and displacement despite listing their lease terms suggesting otherwise. The home experienced hurricane damage that was repaired by an unlicensed family member rather than the property management company as the owner refused to pay for repairs, per the property manager. Unfortunately, those repairs did not resolve the issue; the windows continued to leak, allowing mold to grow. The home's exterior is deteriorating due to the lack of maintenance, which the property manager was well aware of, yet again the owner refused to repair it. In 2021, a pipe broke in an interior wall, which resulted in water damage that was never professionally handled, and as a result, more mold grew within the home. While residing in the house, my entire family experienced ongoing respiratory issues that we assumed were allergy related but were, in fact, due to the mold growing within the home. I broke my lease according to my rights as a tenant per Florida law due to the excessive mold and health issues resulting from their negligence. As a result, Florida Realty Investments has elected to retaliate and withhold my deposit against Florida Statutes, along with sending claims to attempt to charge me for items that were my own or returned to them as they were provided to me when the lease began in 2013. Additionally, they have ignored well-documented emails and pictures and a more than reasonable attempt to resolve amicably. Their behavior directly reflects their lack of professionalism, and they should be ashamed of how they operate. In response for transparency: The statement "regarding the owner not adhering to our professional opinion to use licensed vendors instead of making repairs themselves" is once again passing the blame. Conveniently, most of the work orders were entered by the PM, who was always aware via calls & text to every issue that occurred - she always knew what was going on. I am not responsible for the fact she failed to do her job in an honest manner. The mold growth in the closet was not discovered until we began packing the day before the email. Why? Because we used the closet for its purpose. Considering the fact your office was notified of mold & water damage 2/22/2021 & it was still present on 7/30/2022 exceeds the statute requirement allowing my right to terminate. Cat did not advise they would attempt repairs nor did she offer any apology for the matter in her response. Large items left at the curb is a false claim. I know for a fact those were no longer at the curb because I drove by the house on 8/19/2022 while visiting my neighbor. The smoke alarm was on the counter by the front door since I replaced the battery before I left and did not have a ladder. The the hall unit was in place. The closet doors were in both the garage and attic - if anyone bothered to look they would clearly see them. I received 1 key and 1 garage door opener 9/21/2013 from Coldwell Banker and returned the same 8/5/2022. The W&D were mine. The blinds in the home were replaced out of pocket in 2013 as the provided receipt clearly shows. Why would I bother to purchase blinds for the sliders when the owner would not even pay me for those? The condition of the stove, and overall cleanliness of the entire home, far exceeded the condition it was when I moved in after it remained vacant from being a grow house and uncared for.

I really appreciate you bringing this issue to our attention. Upon further research of the 8 years worth of work orders we have received from you, I do not see any regarding mold. Regarding your security deposit, all procedures are being followed in accordance with state statutes and our lease. Your “reasonable attempt to resolve amicably” was an 8 day notice that you were leaving on the 5th of August and did not want to be held responsible for the full month of rent, missing light bulbs, replacing the stove drip pans, and cleaning the carpets; items that are clearly listed in the lease for you to ensure the receipt of your full deposit.

We documented all charges including missing closet doors, smoke alarms, and large items left on the curb that were still there as of last week. A letter was presented to you outlining claims we were intending to make to your security deposit, and we have since received your dispute. At this point, the deposit has not been released to either party until an agreement is reached. I have confirmed with the bookkeeping department that the Security Deposit Disposition is being revised based on your letter, photos from move out, and the discretion of the owner. You should be receiving an email from our bookkeeping specialist shortly with further instructions.

In the meantime, thank you for taking the time to share this review so that we may expedite a resolution to this issue.

Experiencia negativa: We have recently had a very bad experience with FRI. The unit's AC stopped working 12 days ago. We are still waiting to get it fixed by them in this scorching summer heat of Florida. When a tenant request for a maintenance, the property manager will contact with a third party maintenance company and send the owner a quote. Now, if the owner agrees on that quote, the property manager will assign the third party to fix the issue. There is a number of steps above that can take time. The property manager has to act as the bridge between the tenant, owner and third party vendor. If the property manager is not prompt enough in the communications, the whole task may take an enormous amount of time. Our issue with FRI is, the property manager, they assigned us, is careless, irresponsible and often delays to reply our emails. We have also complained to the director of the property management about this, but never got a reply either. Overall this is the worst experience we have had as tenants so far.

From the very first inspection of the AC unit we presented to the owner to have the entire system replaced. After providing different estimates and much back and forth, he only approved part of the system to be replaced. I have confirmed with your Property Manager that the only obstacle we face to having additional repairs completed is the final approval from the owner. It was our professional recommendation to have the whole system changed and avoid further discomfort for you, however, it is the owner’s final decision as to how they would like to proceed with their property and how urgently they choose to reply to us.

I am sorry that you have had an unfortunate experience with this recent AC repair, but I hope that does not overshadow the 2 years you have been a tenant with us.

Experiencia negativa: If you’re a tenant and see this company as your property manager run away as fast as you can. They made me pay 2 application fees and a security deposit and first months rent and withheld the keys from me for 12 days because I needed to be approved by the HOA. It wasn’t until I asked for all my money back that they immediately found a magical way to approve me. I got the keys (7/12) moved in this weekend (7/16) to a unit with a non-functioning AC unit, broken kitchen counters and drawers, kitchen sink and bathtub will not properly drain. I call maintenance and evidently, in Florida - arguably the hottest state in the Union, it is not considered an emergency when your AC doesn’t work and it’s 84° inside your house. So they don’t have to send someone out until Monday. FRI are American Slum Lords and now I’m locked in a contract where they will extract $18,300 of my wealth over the next 12 months for a place not worth ½ of that.

I will never recommend anyone to these guys and feel bad for their clients after reading these reviews

Experiencia negativa: From the start their partner realtor Valentina Rodriguez was a mess, rude, and aligned things to where I ended up moving into a townhome I hadn't seen. The place was dirty upon move in and even though the prior tenant supposedly paid to have the place cleaned; I needed to sweep and mop the floors and clean the kitchen and bathrooms myself. There were still toenails in the carpet in the rooms. More than half the lightbulbs all went out or were flickering and stopped working within my first month here. Communication is horrendous with the property managers. I got a new one towards the end of the lease and she never answers her phone or returns my voicemails. Call the office and no one ever picks up. I wouldn't waste your time here. The company is greedy as well. Other townhomes in the Coronado community off Goldenrod and Bates are listed for $1,899 on Zillow and they want $2,250 dollars for a renewal rate. Completely ridiculous and absurd. Of course they'll say the market is the reason for the increase, but that's not justified as other renters are paying less in the community. Let's not mention when you need a work order. They take forever to get someone to fix anything. Then the random technician starts walking around taking photos of the entire place without saying he was directed to do so. I had to stop the guy and question why he just started taking pictures of the entire unit when he's there to fix the front door knob. Apparently they're advised by the company to take photos of the entire unit for any work order. Not looking forward to the various fees they'll possibly make up just to keep as much of the deposit. I'll update this review to further relay that experience. I wouldn't recommend this company to anyone. In response you Brandy, those are falsified records on your behalf, because Priscilla sent out a cleaning lady to clean the kitchen and solely the kitchen. No one ever cleaned the carpet again. That's a lie. I had to sweep and mop the floors as they were beyond filthy both downstairs and upstairs. You're correct it's the tenants responsibility to replace the bulbs but given that the previous tenant didn't and no one checked them prior to ensure this unit was in proper condition; more actions needs to be taken on FRI's behalf. As for Valentina, I spoke to Priscilla about her conduct. I asked to see this unit prior to move in multiple times and she didn't follow through with showing me the unit prior to move in. She rushed moving in different tenants into the unit I initially saw. You have the ability to call me to clarify these matters but instead respond solely to what is discussed with others from the company besides a tenant. Proving that there is always miscommunication or no communication with majority of the staff at FRI.

We are sorry to hear you have not had a satisfactory experience during your tenancy, but I do not understand why you are just bringing light to these issues 9 months after your October 2021 move in. I just spoke with Valentina, and she explained that you were insistent on having one of the townhomes in this community and when the other one was no longer available you agreed to the one you moved into. We have record of the property being cleaned, but had it(and the carpet) cleaned again upon your request stating that it was not clean enough. As for lightbulbs, they can go out at any time. It is standard practice for tenants to be responsible for replacing them in a rental property, I’m not clear why this is an issue.

In the case of the communication issue, you were never issued a new property manager. We work as a team and your property manager simply gained a new administrative assistant. However, I was told you were responded to first thing Monday morning as not all team members are available around the clock. We do have a maintenance emergency phone line for any after hours emergencies.

Regarding the renewal rate, these are beautiful recently renovated townhomes, and as you probably agree, highly desirable. It is unfortunate that you do not agree with the renewal rate increase(and could this be the main cause of your disgruntled review?) but that is out of our control as it is up to the owner of each property to dictate what price they would like to market or renew their property at. Those prices are formulated by the current rental market, and the current rental market in Florida is skyrocketing.

Yes, when a technician comes to your home to complete a work order that you submitted, they are instructed to notify the property manager of the condition of the property,etc. As the property management company, we are responsible for the upkeep of the property. If you were the owner of a property you would want to be kept up to date of the condition of your investment, would you not?

Again, I want to express my apologies for your dissatisfaction, please know that we are here to assist in any way we can to make your stay in your rental home as pleasant as possible. I hope you are able to enjoy the remainder of your lease issue free. I do recommend checking with your lease and your property manager to confirm everything that needs to be taken care of prior to moving out so there is no confusion regarding charges upon move out, as this seemed to be a noted concern of yours as well.

Experiencia negativa: This was the most HORRIBLE EXPERIENCE I have EVER had with a realty company!!! If I could rate it a ZERO I would! I rented a place through them for only one year and it was horrible from the start!! I had 4 different accounts managers assigned to the property I was renting in one year, and none of them knew how to respond to emails or voicemails! I was charged $85 for a knob that was missing in the 1/2 bathroom, which wasn’t even there to begin with! I was non renewed after being there for less then a year, my rental payments were NEVER LATE! I was told that the owner was selling, but the property never went up for sale and it’s now posted as a rental property! I had to spend so much money to move out unexpectedly! Absolutely horrible customer service!! One day I went in person to speak to my property manager, I waited for 45 minutes on my day off and she NEVER came out to speak to me! I don’t do bad reviews on anything, because I know we all have bad days, but this was bad ALWAYS with multiple employees!!

Experiencia negativa: Yikes. Reached out about a potential rental. Got bad vibes while communicating with Valentina (she literally said "okay apply then" when I informed her I wanted to submit an application for the apartment ) and decided not to proceed. I guess she had scheduled a viewing in the system because today I got an automated email (from her!) saying "thanks for viewing such and such apartment..." Yeah...red flags all around.

Experiencia negativa: Just reached out to inquire about a rental property I was interested in and Valentina Rodriguez was completely rude and unprofessional on email. Why would I want to rent from someone who acts condescending like that on first impression? I can only see the issues that can arise from working with them. I would avoid at all costs. After reading their most recent reviews, I can see that this is a frequent occurrence for them to meet prospective tenants with hostility.

Experiencia negativa: There was no response on our broken AC and dryer, so we called the office to fast track this process. The property manager acted extremely childish and yelled at one of the tenants on the phone, saying that “90 degrees is tolerable living conditions.” However, this PM felt uncomfortable when they inspected the apartment before move in and it was 82 with a broken AC. Clearly if you’re uncomfortable with 82, then 90 would be intolerable. It is impossible to retain a conversation with a hypocritical and childlike PM. It is obvious you have little regard for your tenants and the quality of the home you are supposed to be managing. You are clearly only operating on the limits of legality and your quality promise has not been kept.

Experiencia negativa: Poor REP for properties‼️‼️‼️ DO NOT GO THROUGH THEM THEY DONT WANT TO FIX ANYTHING. When they are paid MONTHS IN ADVANCE FOR RENT! When I first moved in carpet was filthy walls weren't painted correctly blinds were missing. Roof was open doors mispainted smudges on them my oven wouldn't turn off even though it was off my door look like someone kicked in and still is the same way. my dryer shocks me multiple times my washer doesn't work on certain settings. My AC went out put a work order in before 3:00pm no one came my three-year-old has asthma and no one came to fix it. I'm over this apartment complex I'm OVER IT the POOR and lack of care for humans.Property manager never picked up the phone to the point now the manager doesn't pick up the phone.

Experiencia negativa: Wish I could give 0 star's. This has been the most horrible experience!! After repotting a electrical problem to my property manager back in November of 2020 now it is June 2021 and this has not been fixed. We have had multiple other problem in the house. We are told things are going to be fixed and it never happens. After multiple times reaching out to my property manager, with no response . I was told I no longer have one because she quit. What in the world is going on with this company?

Experiencia negativa: So I rented with Florida realty investments for 2 years finally decided to move out and buy my own because this company people are super stressful If I start from when I first moved in I understand they take out a $117 from your deposit for cleaning but the day I moved in I remember sweeping under the refrigerator and finding dog food , FIRST DAY THERE they can’t charge people so much money to clean when they don’t clean !! Then any other time I had a maintenance request I’ll get told they coming at a certain time they never arrive , I end always taking my tool bag out and doing it myself ! I just recently got the paper for my deposit fee and they charged me $160 for a key replacement when I gave them the same exact amount of keys they gave me !!! These people are ridiculous and thieves !! Happy Father’s Day thieves !

Experiencia negativa: If you are going to apply for this website don’t even try , they will only try to get your fees and move on and deny you. Our family has no eviction, pay rent on time, had the income they needed which was 3* the rent monthly income( we had way more than 3* the income),we don’t smoke or anything , we have more than 7 years of rental history, and no criminal record.We applied when nobody even applied , therefore, we were the first ones, had a perfect application and they decided to approve someone else that applied way after us. Besides that I gave them all the papers they needed right when I received the email of the things they needed and they still had the audacity of telling me someone else got approved when I was on time with everything they asked me for and didn’t even hesitate to give them anything they asked me for. To be honest if you are trying to apply for a house here don’t do it you are going to lose the application money which is $74 per adult just go to a bigger company like Invitation Homes or Progress Residential that when someone else apply nobody else can and they are pretty fast with the application process, in this company they are super slow and not fair with people. Besides that I just spoke to Catherine in regards to my application and why someone else got approved first than myself which her reason was because the other applicant has had 20 years in a company and better score history. For your information my father cannot have 20 years in the same company because he immigrated to this country exactly 20 years ago not everyone has the same situation and you are discriminating against my family status and history. I am not buying a house you guys should not be concern about my credit history (which is pretty high) you guys should be concern about my income and my criminal record not my credit score history nor how many years we have in a company because it would not be fair for people who go through the same as my family. Besides that my father in his 20 years he has been living in this country he has ALWAYS been employed he has never been unemployed and completed your requirements which is 3 or more years of employment history which btw (he has). I want my money back since you guys did not complete your job as it was supposed to and didn’t even care about my application nor the information I gave you . It took so long to process my application which TODAY is when you decided to process my application that was sent Wednesday and I had to do your job of calling my references to receive proof of rental history.

Experiencia negativa: They not only rented a property with illegal problems but also stole my deposit. I have before and after pictures, videos and witnesses. Lawyer said I would not be able t collect the deposit if I sued them as they are scammers. The house had loose floor boards (illegal to rent, I had to get the City housing officer after them to fix it for months), falling front porch, never gave me all keys, mold, leaks, roaches, broken washer, they came for inspection many times - and although I worked 48 h a week I always made time for them - and left my bathroom COVERED in blood (I called the police), broke items, washer would just run on one setting and ruined many of my clothes, wow I could go on forever. STAY AWAY

Good day Silvia, Although we appreciate you taking the time to give us a review, it is not understood why now, after we see that you moved out in 2016. In researching the issues you mention, we have found that your deposit is still here and waiting for you to claim. There were only minor claims made per your lease that were caused during your tenancy, but your total return is over $1200. In addition, after further review, it can be seen that on multiple occasions we tried to address certain maintenance issues only to be denied access by you. Cooperation is key in actively completing maintenance requests.

Please also note, that when you sign a lease, you sign for that property in "as is" condition. This is standard with most legal rental agreements. Further, as we are just the property management company, repair costs and approvals still have to go through the owner. We do everything we can within the authority we are given.

Experiencia negativa: Had falsely advertised the price of a rental property, (perhaps even in error, and admitted on phone by Katherine that it was an error and needed to be corrected). My fiance promptly asked for the 75 dollar application fee back due to the fact that we would never have applied for a home that expensive to rent, and they admitted to not yet processing the application. They told her 3-7 business days it would be refunded...called her back the next day saying she needed proof of the error and no refund would be issued on an application that was never processed to begin with and which was filed under false pretenses due to misprinting or perhaps even predatory practices by this business. I will be looking in to pursing this matter more thoroughly with the BBB and other local consumer protection agencies.

Experiencia negativa: If I could leave negative 100 stars I would. We moved into a unit managed by FRI in August. There were dirty stained floors, dog hair everywhere, dirty toilets and showers, hair clogging both shower drains, dog hair clogging the bathroom sink, a non-working bathroom fan, broken light switches, a broken shower and closet door, a broken garbage disposal, a broken ice maker, and a faulty light in the kitchen and stairway. I immediately reported all of the issues to our property manager and in the portal. After almost a month with no kitchen light and not being able to use the kitchen sink someone came out and fixed absolutely NOTHING! He claimed that he had to submit tickets to get approval to come back and fix everything. Well, a month later, we are still waiting on everything to be fixed. The stagnant water from the garbage disposal now fills the entire downstairs with a smell that is almost unbearable and NO ONE at FRI seems to care. We’ve called and emailed and refused to pay rent until something is done. Still not one response. They were quick to charge us a $60 late fee and have been charging $10 a day since day one of nonpayment though. We’ve contacted a lawyer at this point and are moving forward with a lawsuit. These slumlords want you to pay $2400 in deposits and $1200 a month to live in a home that you can barely stand to be in because of the smell and can’t even perform basic functions like cooking and washing dishes. If you want to live somewhere that no one gives a damn about you except that you pay them money, go ahead and rent from this company. If you want to get the home that you’re paying to live in, I suggest you look some place else. I’ve never been late with rent in my life and have never had a landlord have any problems from my family. We’ve stated multiple times that if someone would just take care of things that should’ve been taken care of before we moved in, they’d never hear from us again unless something broke and would have rent on time every time. Still nothing. So suing them it is I guess. Maybe a call from a lawyer will get them to actually do their job. Whomever owns this company should be very ashamed of how their employees treat people!

Experiencia negativa: Florida Realty Investments actively works to defraud tenants by providing a false sample lease to get your security deposit. Once they have received it, the real lease they want you to sign says something entirely different. They try to have you sign away your rights. If you sign the lease, then The lease also makes it so that getting back your deposit is so complicated and you’ll spend tons of $$$ in order to get it back. I spoke with Jennifer Ramos tries to con you into signing against your best interests. Telling you that the wording doesn’t actually mean what it says.

I want to assure you that in no way is Florida Realty Investments out to “con” or “defraud” anyone. Our lease is a standard rental lease, before and after signing. Upon researching your application and discussing this with our Leasing Department, I see that being able to smoke in the residence was an issue for you. We understand that you feel as though you “should” be able to smoke inside the residence, but most owners do not allow this due to the damage it causes to the interior of the property. We are sorry things did not work out, but I see that we returned your security deposit promptly. We wish you all the best in your search for your new home.

Quick and timely in their responses and on top of their job. I am excited to be working with them/ dealing with them as a new tenant under their management.

Experiencia negativa: We are completely dissapointed with their management methods. Previous tenant messed up our property and they did not show any intention to solve, and when explained, tried to get the cost from us. Later rented our property to a tenant (we would not approve if asked) without our approval with an explanation of policy change rather than an apology of their asset manager’s mistake. Very poor service, not worth to spend your money and if you want to keep your property safe, I would suggest to stay away from them.

Experiencia fantástica: I submitted a work order to my property manager and with the help of Alyson in the maintenance department, my sink was fixed within 2 days. She cares about the tenants and makes sure things get done. I look forward to working with her again.

Experiencia fantástica: I am fairly new with all this and I had a lot of questions when I looked into Florida Realty Investments. But honestly, the HIGHLIGHT, was Nya. We’re about the same age and it felt so easy to talk to her. She answered all my questions and guided me through the instructions on how to find a rental. You guys have a great company and your employees know their stuff!

Experiencia fantástica: Great customer service from this company, especially Lorena. Highly recommend this business as they treat you as if you were family. Lorena took care of me and my family’s needs and she was aware of every single detailed we wanted. She is also bilingual which is a huge help to be able to communicate with her.

Experiencia positiva: I moved out of my house a month ago after living there for 2 years and for the most part I can't complain. I found a house that I was interested in on Zillow and within a couple days I was contacted by an agent who helped me throughout the entire process. I was forced to move quickly from my previous place and once approved my property manager, Cat, worked hard to ensure I moved in quickly. Within a couple weeks I was residing in my new place. There were a few minor issues along the road but they always communicated with me and that is what I appreciated. The only reason I didn't give them 5 stars is that there was quite a bit of turnaround with the staff during the first half of my lease. I had a few different property managers which was quite frustrating at first even though I was introduced to the new property managers and provided with contact information and such. In more recent months my newest property manager Ray was amazing. He was very helpful in responding to my emails and phone calls quickly and when I was ready to move he assisted me during and after the whole move out process. Overall a great experience

Experiencia fantástica: Last week I had a really bad leak under my sink. Alyson from Simple Solutions answered my calls right away and was able to schedule for a technician to come out the same day. During this crazy time she even ensured the technicians took precautious measures so I was not at risk. Thank you to the maintenance department for their hard work.
