Experiencia negativa: My review from two days ago has yet to show up. Melissia our property manager has been slow and unresponsive since we moved in a year ago. Biggest problem is massive overrun of rats inside our home. Our first problem was a slow draining kitchen sink. It took months to have a plumber out to snake it which only took about 15 minutes. Since October, over 50 days we have been overrun with large rats. She has gotten estimates from thre companies to repair all the huge openings in the crawl space. They chewed through the floor and enter kitchen nightly. The fireplace often has five at a time coming down and inside the house. They have chewed thru the attic access lid and enter their too. Nothing. Absolutely no help.

I had a few issues that were pressing since my move-in date was within 24 hrs., and I was concerned about getting last minute things completed. Jeremiah was calm, courteous and patient throughout the entire process. He demonstrated excellent customer service! All of my questions were answered and he restored my peace about my move. He is a "gem" that needs to be kept on the team!

Experiencia negativa: If Google would allow me for Negative stars will be the better for this Management. I movedin 4 months back. It us hell of complication to reach to this guys. Email has been replied 8in weeks. Number from the google search on their profile goes to some lady, she doesnt even know. Not up to date people. SinceI rented this place all the sinks were smelled like sewer water. Took them 3 months to fix it. WOOOOW. My kid got sick because of it. And she had to move back to Canada on a urgent medical condition. Terrible servicea.

Experiencia negativa: After our lease ended, Home River was supposed to have their people clean the townhome. However, when I inspected the cleaning it was terrible. There was dirt and cockroaches on the floor, the stove was greasy inside and out and there was mold in one of the bathroom showers among many other issues. I took detailed video and sent it to Home River and asked them to come out so they could see it personally. They refused, saying that it was clean. I told them it was not and I had to pay another cleaning company $500 to come and do the job correctly.

Experiencia negativa: Not sure how to word my experience with this company as not able to find the right words for this company. Horrible, bad, pathetic are not enough. They did everything they could to frustrate the homeowner in every possible way. Holding on to the rent, not picking up calls or responding in a timely manner, finding service providers or vendors to fix the issue, ensuring that the property is maintained properly by the tenants to name a few. They did NOT visit the property even once. The AC filters were not changed by the tenants even once for both ACs and once the property is vacated, I looked at the filters placed by me a year back on both ACs and those were extremely dirty. They were not magic filters provided by them. This led to frequent AC issues - I called the repair company 6 times precisely after the tenant vacated for various issues led by not replacing AC filters. After tenants moved out, we were on our own as tenants broke things in the house, did not do move out cleaning so the home river did not help in finding any service providers or cleaners in getting the home ready. They held on to funds for 60 days including last months rent without having them mentioning it anywhere in the contract. In short, I would rate them the lowest. Never go with them or I am 100% sure you will have nothing but the frustration to gain. Ann Barrasso, Genesis Rivero, Patricia Rudski are the worth property managers and service providers. It was so frustrating that we gave up even talking to them as we knew that it would be a waste of our time and effort.

Experiencia negativa: RUN! Do not rent through this company! If I could give 0 stars I would. I am 30 days from my lease ending and still haven’t received a renewal offer. I’ve called and emailed and customer service just continues to say they are working on it. Worst custom service and can never understand what they are saying. Also maintenance doesn’t ever get taken care of in a timely manner.

Experiencia negativa: Don't apply, stay away! Our family fell in love with a property, and it is advertised as having free application and free first month rent. After we were approved, we found out the security deposit is $5,000 which is equal to 2 months rent. So we've asked a lawyer to review the lease and our lawyer said to not go any further with this company. Also, the application is only free after you move in, so we've lost $150. The application was extremely intensive, they have every piece of information we possibly could have given. I was weary during that process because it only seems correct if you give all your information after you've been approved, not before. But we continued on because the property was perfect for our family. Don't apply!

Experiencia negativa: It's a living true nightmare. I wish there lease was more clear on how it is you pay rent. Then there is add on that they do not tell you about. Not only that they told us we were paid up till August 2nd after we had paid what they asked for and moved in June 25. They never told us we owed more money. Until After we had paid what we did. They just said, we owe no more money. Their answer was well we forgot to add this in your amount. So not only do you pay rent but they want you to pay all these added fees they don't tell you about. It's not added into the rent as if you believe it is to be. It's faulty miss leading. I have have real bad nightmares over all this . Do NOT RENT FROM THEM. Plus, they will refuse your rent if it's not exact. Also all you ever speak to is people who don't speak clear English. It's broken English. They are from another country who answers there phones. Horrible!!! We live in America and can't get a true English speaking American. Wow what a pitty!

There is no way possible that you’d believe a group of adults could possibly set such a low bar of competence. Florida is known for its bad landlords. Experiencia negativa: This company is a scam. Our house was not ready to move in when we got the keys. The air was broke and the house was dirty. I have been dealing with them for a month now on utility charges that I paid directly to the county and they’re trying to charge me for their billing service on top of it. I do not get email responses back and have to resubmit things through email to them constantly. I do not recommend renting from them. We’ve only lived here for two months and have had nothing but problems.

Experiencia negativa: Very disappointing experience. Apartment reeked of cigarette smell on move in day, told property manager various times. Company never addressed issue, told me I was lying, never could even move in. Had a 2 month long battle before anyone agreed to finally go to apartment and smell it. Very subpar managing and very bad costumer service. Poor quality control in appartments.

Experiencia negativa: They are the management company for Connerton West in Land O Lakes, and I've been trying to get them to address the yard next to me for over 6 months. It is a rental home that is managed by Invitation Homes, and has zero curb appeal. All I get from them is the auto e-mails with zero help. I've asked to have a call with them or an in person meeting to voice my concerns, and I still get auto e-mails. No customer service if you are managed by them. I've never had a management company like this in over 20 years of living in HOA communities.

Experiencia negativa: If you’re considering renting from this company, you better hope you never have a maintenance issue. We recently had a leak from the tub that affected both the bathroom and dining room wall—and couldn’t use the main shower. Despite notifying them immediately, their vendor no-showed twice, wasting our time and showing a complete lack of professionalism. And this isn’t a one-off. The last maintenance issue we had was also a leak—and it took six months to resolve. The pattern here is clear: poor communication, zero urgency, and no respect for tenants' time or comfort. Totally unacceptable. Rent at your own risk. ****Edited**** Called the number provided and they couldn't help me. Funny that someone can immediately respond to google reviews but no one can contact me to fix the issue. Received this incoherent message this morning from the THIRD vendor to not show up: "Good morning i hope you had a great night im really sorry but i wont mKe it today for the appointment we thought everything was good but there was a leak of water and hospital make us stay for the baby to come out when i get a update in would let you know im really sorry"

Experiencia positiva: The tech Chris was great. He clarified the facts that the brand new unit. Was actually installed in 2013. However. He did recommend that my unit be replaced. Because it was not new as they stated. And it was actually 12 years old. And the owner refused. Even though I wake up every night sweating. Which also recommended that they moved the thermostat for a more accurate reading. The owner are charging extra for some so call benefits package. But won’t keep the ac up to date. And working well. You respond that we can discuss it. But I was with the tech when you told him that you won’t replace it. And meanwhile I keep my thermostat at 68 degrees. And wake up every night wet from sweat. This place is the worst. Between sweating and the small little bugs. I beginning to think there something dead in the walls.
