Negative experience: Rented from this group years ago right out of high school. Realized i never left a review back then. This is an absolutely terrible company, with bottom of the barrel places for rent. Just find a different place if you can
Negative experience: I rented a house on glenwood for 2 years. The property seemed great at first but over time the more we noticed the worse and worse it got. The place has no ac, and when we moved in we didn’t notice there were no screens. It took us 3 months of continuously emailing pro-town just to get screens put in the windows so that we could open them. The screens they put in don’t actually fit so when you open the windows bugs will get into the house upstairs. The door on the side of the house doesn’t stay locked. We had to buy a door stop and try wedging it under the door to get it to stop popping open but it occasionally still opened. It even happened while we were on vacation and I had to call someone to go close it. Pro-town put a chain on the top of the door to keep the door from just being completely unsecured. The place has a bad mouse and snake problem. If you plan on using the garage the snakes are there all summer right at the entrance leading to the house. In the winter mice run around the kitchen. The mice loved the insulation in our oven sadly and ruined a $900 oven. We couldn’t bake anything in it without the house smelling like hot urine. We had to pay Orkin to help us keep the mice away and even then they had to come every week to clean the traps. The ceiling in two of the rooms upstairs and the front patio started leaking. It was so bad we had to put towels all around the front door so that it didn’t get to much into the house. Pro-towns response time for anything you contact them to get fixed in that house is about a month. The response time for them to try and force into your rented space if you don’t respond to their emails within 2 days is actually really fast so that they can charge you a $70 emergency inconvenience fee. Overall it wasn’t the worst in history but it will teach you what to look for next time you rent.
Fantastic experience: Great people to rent from, 10/10 recommended
Negative experience: STOP allowing applicants to waste their hard earned money/time going to see your properties (when you’ve already offered them elsewhere). A lot of y’all properties are ran down/shabby. Thank God it was a “no” and I was approved elsewhere for a BIGGER and NEWER home. Just take the listings off the website on time and stop wasting everyone else’s.

Negative experience: Worst experience renting an apartment, there was a lot of damage in the place and they ended up charging us for it from our security deposit. The maintenance man was charging my mom $50 because the power went out in the apartment for no reason, and he said he couldn't do anything if we didn't pay him. We had been waiting for months for them to repair one of the bedroom doors, and they never fixed it. AVOID THIS COMPANY AT ALL COSTS.
Andres, We have no record of you renting from us. Our maintenance staff never handles money and we also do not charge for maintenance. We would never charge a tenant for the power going out. What you are saying is not correct. When tenants move out, we do deduct from the security deposit for any damages done to the property.
Negative experience: Worse place you can rent from make up damages and keep your deposit. They said I Change the lock to one of the bedrooms. No one ever used to upstairs bedroom to begin with. We never change locks. House are so old falling apart. The basement was dirty and every time it rain water would go in this has was on Madeline st. I had a lot of item downstairs and then one day it rain and most of mi items got diamanté including my dryer and washer. Paint peeling I left 2 months prior but kept on paying the rent and bills. A pipe busted right before our lease was over I left items outside because insurance was going to pick them up and refund us our damage items and they took. Them and charge us a fee for it. So my claim had to be closed because the items were not available for them to pick up I sent them an email and they just stop responding. I hope we can all come together and take legal action against this company. STAY AWAY FROM THEM ALL THEIR HOUSE LOOK LOKE THEY ARE FALLING APART !!

Negative experience: Avoid this company at all costs. My experience with them was one of the worst rental experiences I’ve ever had. I applied for a home through Zillow and paid over $100 just for them to “review” my application. After that, they kept delaying the process for almost two months, constantly telling me, “you will get an answer tomorrow.” No real updates, no transparency. After three weeks of waiting, they simply denied my application without any explanation. The most shocking part? I checked the listing months later — the same house was still on Zillow and had been shown to people for over six months with no real intention to rent it out. It feels like they just collect applications, take people’s money, and never actually rent to anyone except maybe people they personally know. Every phone conversation with their managers was extremely unprofessional. They were rude, laughed on the phone, talked over me, and treated me with zero respect. I’ve also spoken to several other renters, especially immigrants, who had almost the exact same experience. Many say this company rejects most immigrant applicants and only rents to certain people. It feels discriminatory, unorganized, and completely unprofessional. Because of their delays and empty promises, I almost ended up without a place to live. I do NOT recommend this company to anyone. Be careful.

We do not have any applications through Zillow. You filled out an application on our website and paid $35 for the application. We spoke to you numerous times throughout the application. The delays are not the reason that you ended up without a place to live. Your application was actually denied which is why you did not end up renting the property. The property did unfortunately take about 8 weeks to rent, but our goal is to rent property to qualified tenants. We did not take 3 weeks to process the application. The application was denied within 7 days of applying for the property. You then added a 2nd applicant and it was subsequently denied for a 2nd time a few days after that.
Negative experience: Do not get involved with the company in any shape or form. They been impossible to work with. They have done some pretty shady things as well. Steer clear of them!
Fantastic experience: I have been living here since 2020. When I tell you this is the best management company. And the best maintenance staff I have ever experienced hands down. Every time I have a problem they come out when I am working from home. They respect that I want to be there when maintenance is completed. I normally work with Trey he is very professional and calls me Ms and I really appreciate that. Even. After hours if I ever have a problem, they will resolve it no matter how many times they come out.
Negative experience: WARNING: due your research and read reviews, communication is lacking, professionalism is poor, and charging tenants fees after leaving. I am withdrawing any future interest and application with them. Low reviews speak a lot. 2.5 stars!??!
Fantastic experience: I am renting with protown properties and recently we had an issue with the furnace. They promptly sent Louis out who had everything working within minutes. Very professional and courteous. Shout out to Louis!

Negative experience: Have you seen the movie Fight Club? Thats basically the house I rented; totally falling apart. After moving out, I left the place in great condition (in fact I actually fixed a lot of stuff myself in the time i lives there), yet they tried to bill me for THOUSANDS AND THOUSANDS OF DOLLARS IN "DAMAGES". I offered to happily go to court to defend myself, but they responded by immediately putting me to collections on it already. Now I have to take time out of my busy life to gather evidence & go to court just becuase these people are comic book villains smh. - EDIT: Your response to my review was deeply dishonest & I think anyone who looks at your hundreds of Google Reviews (Averaging below 2.4/5.0) will be able to see that this company lacks a shred of integrity or basic human decency. Now you have also told a blatent, provable lie: I didn't break any lease or fail to pay; I vacated a month early and FULLY PAID FOR IT. They claim I "broke lease" by not signing a document that they only mailed, and mailed to the wrong address to boot. I'd rather rent a cardboard box under a bridge than from Protown Properties. Be advised readers...
August- You did not follow your move out instructions and the pictures you attached to your review are NOT from when you moved out in JULY, there would not have been snow and your personal belongings would not be in the house. You did NOT leave the house clean at all- it was filthy, Google does not allow us to respond with pictures but we sent them to you with an email about your dispute. You did not pay your last months rent or late fee, you broke your lease and this was all explained to you when you came into the office to sign your intent to vacate. Your lease ended 8/31/2025 and you vacated on 07/14/2025. We are not responsible for reminding you that you needed to pay for the last month of your lease term. This was also stated in your lease. We provided you with your move out instructions and you did not sweep/mop floors, wipe down walls, clean baseboards, etc., the house was filthy and covered in animal hair. On the move out instructions and in your lease, it stated in single family homes you are responsible for cutting grass and pull/trim weeds- you did not do this. As far as the other damages (broken storm windows, clogged drains, etc.) you were charged for we sent you pictures and proof of all those as well- none of these were reported to our office before move out. We are sorry that you're upset by the consequences of breaking your lease and not following written detailed move out instructions but that does not fall on us, we provided you with all of the information you needed to get your security deposit back but you chose not to comply. You can lead a horse to water, but you can't make it drink.
Negative experience: Worst experience ever having dealt with this company. They have no express interest in making you happy just taking your money. Do not work with them. They do not communicate and take very little effort to respond and will just waste your time. They’re rude and literally will sell whatever listings you’re interested in without telling you. They won’t even give you the chance to outbid. One other thing is that when they showed us another listing, it was ten feet from a river with no rails. My fiancé and I have a six year old who’s not that strong at swimming. There were also dead hornets on the ground. My fiancé will be writing a strongly worded review for your company as well I hope you people are exposed as the frauds you are.

Negative experience: DO NOT WASTE YOUR TIME NOR $35 application fee . I was denied because they want a 2 household income ,I should of figured that out when the person showed me the house told me I had a better chance if I had someone moving with me and also said I don't make enough money I make 4 times the rent and they so worried about if you tax exempt or not.No communication no replies I had to call myself for a status update .They will choose a tenant once they rack up at least the rental amount in application fees ,this house been on the market since July .I wonder how much money in application fees they have collected so far .
Negative experience: If I could do -10 I would. This place is horrible! Tiffany was giving our reference a VERY hard time when our reference HAD to call her. We asked about our application status and she told us she was waiting for our references to respond back, but she never called them in the first place. Little to no communication was given. When I walked the open house, the person at the open house didn't tell anyone to sign in.. so when we went to apply, we called the company said that we needed to go to an open house for that house to be able to apply once the application was already done.When I spoke to a supervisor about Tiffany, the company just stopped reaching out to both my fiancé and myself all together. we only received a message A few weeks later saying that the house we applied for was rented out. Stay away from this company. It is not a good one at all.. do not waste any money filling out any applications or anything for this company
Negative experience: In the winter of 2022 we were looking to move. And we paid for the application and put a holding fee down. The particular house me husband and I wanted to rent was given away. It was because my husband couldn't come to see it with me. Then we looked at another place and we tried the process for that place and still nothing. I was towards the end of my pregnancy and we were towards the end if our lease! They kept giving the houses to more Hispanic cultured people and we expressed this to them. My husband by chance found a place for us ( our 11 yr old and the little bun that was still growing). The process started in November with this company and my husband found something through another rental company and we moved to that new place in Feb. This company is horrible with communication and misleading of there preferences to races of people that apply.
Negative experience: I rented a house from them for 2 years. When I moved in everything seemed great. It was something I could work with. Then a ground hog started digging under the back door. It dug so far you could hear it moving around under the kitchen floor. They set a trap but when they couldn’t catch it left it up to me. I did all I could to get rid of the problem but never caught it. Then winter time came and I had a huge rodent problem. I called professional out who told me this was a pre existing problem. I notified them and they said they did not do pest control for single family homes. I literally had holes in the wall from rodents. When pest control came out they showed me a huge hole in the roof which lead to the attic. When they came to do the inspection to renew the lease I mentioned it and they never came out to fix it. Pest control also pointed out where the rodents where eating threw the paneling on the outside of the house. Pro town came out to “fix” the problem by putting calk in the holes as if a rodent couldn’t chew through that. Upon moving out they kept my security deposit which was fine. I was just happy to be moving. But then charged me for pest control, carpet cleaning, and a bill dated for April but the lease ended in March.Also charged me for lawn care. It was March. Surely in Illinois it was not time to cut grass. I also did a lot of work to that house to try and make it better. I noticed that when they rented it out they charged 3x more then what I paid and kept everything I replaced with my own money in the house…. The audacity. They also stuffed a fire alarm to where the dryer vents from the outside to seal the hole. Very clever lol. The list goes on with all the problems I came across. Eventually I stopped calling them. Cus it was never a problem that had to do with them. I don’t even understand how they get away with this. The only upside to living there was I had really nice neighbors and the neighborhood was always quiet.
Negative experience: This was a much better business when Len Libersher and manager Dianne was in charge of this company, since Scott took over it's turned into a slumlord company. , do yourself a favor and don't rent from pro town properties..
Negative experience: we have been looking for a house for 4 years now and have applied to endless pro town properties ($35 per applicant) giving them well enough money hoping and praying we get a house so my family and i are not homeless any more and we get denied time and time again despite making well over 3 times the rent and meeting all requirements. they make low quality homes with affordable prices but want billionaires who can afford mansions living in their crap homes they don’t give chances to people who need homes and that’s not a company who should be making money and getting business they are horrible people.

Sorry it did not work out with your application. We do have rental requirements and without knowing which application was yours, it is hard to say what happened. I can tell you without a doubt if you met our requirements, the application would not have been denied. Sorry your application did not meet our requirements.
Negative experience: Do not rent from protown because they are a bad people who prejudge people off of things it look like they don't really about you they don't care to get your side of the story if they are concerns they are not good people to work with we make plenty of money and got great reports but one place we don't have the best reportis tri star and people who are currently there don't like it and want to leave and have left as well from there. They lied talking about they didn't want to sell house because the condition but when we moved out they sold it to other people they lied to us the house was in bad condition it was a lot problems they didn't want to fix and they wanted me to fix their problems so I left like they wanted for example they had a water leak from under the house they were suppose to fix but they claim they didn't we didn't cause the problem but we were left with high sky water bill because of it then when we left from tri star they talking we owe all this money no we do not they lied and tried to scam me and my family so I'm not paying them nothing and since protown properties don't care to get my side of story and prejudge is we can afford to stay at pretty much any of their properties forget protown we are God fearing people you made a mistake watch your business go down the toilet Mark my words. They are also difficult to work with they have had attitudes overlook people and apartments are not the greatest or in greatest position and they have the nerve to try to currently sell a 3bdrm in Joliet for $1500 on Moore Ave without a refrigerator and stove talking about you have to provide that smh.
Negative experience: This you gotta make 3 times the rent is a joke you got real hard-working people out here that go to work and make enough to pay the rent to pay the lights and anything else that need to paid but Y’all make it hard with these ridiculous qualifications. It’s sad. It’s pathetic. We can’t never come up in this world because we run into stuff like this all the time.
Negative experience: These clowns had the audacity to keep our deposit other than 20 dollars because they had to do some light painting. We patched all the holes, moved everything out and then thoroughly cleaned the apartment. But no, just keep the deposit and slap us in the face with a 20 dollar return.

Positive experience: Been living here for the past two years. I might be giving them more stars than they deserve but a couple bad employees are not the only thing they offer. The process of getting in was not difficult. They make you pay for the application even if you might not get approved, but that’s not even a big deal. They were super weird about me seeing the apartment once more before signing papers and even got weird about my boyfriend at the time being there with me for my own safety as I never been in the area or rented before. Their online payment form is very finicky but maybe that was just me. The apartments and houses they offer are not the greatest condition, but if you take care of your home you will be okay! The walls came punctured with nail holes or patched badly and scratches on the doors. The floors are very ugly but it’s real wood so they were never properly taken care of. My bathroom does not have ventilation so mold is something you may have to worry about if you don’t have that. I never had issues with my plumbing or anything like that as I make sure to be mindful of the others in the building and never put anything down there that you should not. They are super helpful about sending out people when you have issues. My heater was malfunctioning my first year there during one of the coldest winters we have had and they helped me out that same day. I was so grateful. I do have an annoyingly loud neighbor next door but the rest of the building was so nice to one another and helpful. As much as I will miss my first apartment because I am a fan of vintage and historic buildings, I am grateful I no longer have to deal with the rude employees. The way they talk to you makes you feel like you’re the one whose done something wrong. I have given notice that I am leaving and they are trying to get me to go in to the office to sign off. I asked for the paperwork to be emailed to me and I could sign using Docusign. This is something they have done when renewing my lease so I figured it’s fine. Nope. They don’t want to do it. I can’t understand how they’re okay with me renewing a lease with my signature given online but not when I’m trying to vacate. It makes no sense. Not only was I told no to this request, I was told I have to “figure it out” when I explained I cannot come into the office because of work. I work long hours throughout the week. I can’t make their in office times and I won’t jeopardize my work or my attendance at work to sign a couple things they could email me. Avoid speaking with Taylor and Tyler. The only ones who spoke to me respectfully on prior matters was Tiffany and Ashley. I wish they were more helpful in trying to accommodate me and my situation as I do work in an ER. I don’t have people who can take my shift and I cannot come in late or leave early.

Negative experience: Very unsafe for anyone handicapped and limited mobility with the steep mount to step in and out with a walker or cane. Deborah was very knowledgeable however be careful outside pavement isn't stable. There isn't a handicap button to push the door open/closed either.
Fantastic experience: I really don't understand all the bad reviews. I've been a tenant about a year and a half, really never had any issues with them, maintenance is quick to come out, besides the online portal being temperamental, but you can just call and they will handle everything no problem, a special thanks for that to Trayton, Taylor, Ashley and Deborah that's off of memory do forgive me. And just for anybody trying to scope it out before you get a place, I was skeptical of all the bad reviews at first too. Reality is these guys deal with a lot of affordable/cheap housing, their cheap because their older homes, really nothing wrong with that. I've toured a few of their places. But I mean really Jesus guys cleaning is not hard people, really they do sell gloves and rent cleaners at Walmart, vacuums aren't expensive. The rest of the bad reviews? I do have something to say on that too, if you're gonna be late call them, they work with me within reason every time! If you can't afford renting a place, forgive me, that's kind of a you problem. Not something wrong with the individual company you rent the place from??? Hope this helps anyone that was confused like I was about the reviews. Thank you Protown!

Negative experience: For the places to be so out dated they want so much from you and still don’t approve you!! Old carpet, house stink, and old white appliances if they even offer any most places want you to get your own when your just renting their property

We do not randomly come out to our tenants properties. The only reason that we would come out to our tenants properties is if we have to do city repairs, tenant originated work orders or a lease renewal inspection all of which we provide notice for.

Not paying your rent, not abiding by an agreed court order will in fact mess your credit up. You were aware of what would happen considering you had legal representation, was present in court and agreed to the court order. Regarding maintenance, we went out and repaired anything you called in, all of your work orders were closed and dealt with. The condition in which you left the house was rough, you left it unclean, left garbage and had multiple damages which added additional money owed upon move out. Feel free to contact the collection agency if you want to make payments and start working on fixing your credit.

Fantastic experience: I had such an amazing lease signing experience with a young man named Trey. He made the process so smooth and was very detailed. I definitely recommend him to work with anyone.

Positive experience: Have had a smooth application, lease signing, and move in process. They do ask for more info than some places in regards to the application and there’s a fee which sucks bc obviously you’re not guaranteed to be approved. I luckily was approved and since then have had positive experiences with the people that work there they have been easy to contact and have answered all of my many questions. Only complaint would be their office hours as I had to adjust my work schedule a few times to be able to bring the security deposit and sign the lease, would be more convenient I’m sure for most people if they had some later hours. Overall, they have made the experience pretty easy and were very forthcoming with all the necessary information.
Fantastic experience: Huge shoutout to Daniel, Alex, Jason, Pedro and Brenda for getting us in on an emergency move in situation. Their team worked hard to get us in a spot we liked and made sure we got what we wanted. Price is very reasonably for size and everything in the apartment is brand new.

Negative experience: Horrible experience rented twice from them don't know why they have an inspection sheet cause every problem that you find they will take forever to fix or not fix at all. The screens were missing from all windows i replaced them my self out of pocket really cheap ones and they had the nerve to charge me for the screens that I didnt finish replacing I re painted the entire home professionally shampoo all carpets no trash left guess what no deposit back claim that they have to hire their own crew to make sure it was done what went back in after they rented it out and low and behold my marks are still there 613 Elmwood PLEASE DO NOT RENT FROM THEM worst experience ever

Negative experience: I would give them 0 stars if I could. I saw 4 properties the days they were posted, mind you you have to view the property first before you can even apply. I kept traveling back and forth hundreds of miles. Each time I called to check on my application, they would say “it’s still processing etc” after the 5 business day mark. It happened twice with the last two properties I switched my application to. When I would call to check on my application, I would get snobby attitude from one of the girls. Don’t waste your time. Just keep on looking.

Fantastic experience: Seeing all the bad reviews I was skeptical. But I took the leap of faith. I been renting for almost two years and every issue I’ve had they handled. Cheap rent and always communicated! I’ve had no issues when calling/emailing. They always responded and took care my issues. Applying was super easy for me! I wouldn’t mind renting again if I can find something bigger that isn’t going to break the bank.
Negative experience: To be clear I did not submit an application due to their process and the quality of the house I viewed (the basement was flooded) . Anyhow, I have a graduate degree and make good money etc etc I did not like that each person has to go view the house and a fee has to be paid for each. It does seem like they make a good chunk of money on application fees. In my experience I have never had a company contact a job to verify job stability, this is embarrassing personally paychecks are usually enough but to each their own
Negative experience: Application process takes way too long. Their services are terrible. Would not recommend them at all. It takes them forever to answer the damn phone, and they sound miserable over the phone like they don’t want to help at all. Like people are trying to find a place to live and they make that such a long and difficult process.

Negative experience: I would leave 0 if I could. Theyre TERRIBLE with communication. The "3-5 business days" is a LIE. we waited a month exactly before they told us The one we applied for was rented to someone else. Mean while they were showing the house the WHOLE month even though I was told they already had to many applications to process and that's why it was taking so long to process our apps. Obviously to get more money like everyone else says. The reviews are true so don't waste your time. We've gone to 4 houses now. They're all packed with a bunch of people. They don't tell you why you don't get it they just have you re apply and pay again. Which we did and will never do again. Don't waste your time.
Negative experience: Doesn't keep in contact, application takes way too long, I had asked to speak to a supervisor and the guy i was speaking to had said my applications were good for 30 days but yet tried to apply to another place and yet it wants me to pay again, and have lost 2 rentals due to the waiting process, what a waste of time and money.
Fantastic experience: We rented for 4yrs. The basement flooded every year, the roof leaking made the drop ceiling panels leak ,in my dining room. It was a mess. Protown showed up and out for us Every time. After 4yrs. My one and only complaint is Tre or Tray. Protown, His customer service skills requires him to go back to the basics. Negative experience: Difficult, due to need for all people 18 and older have to fill out application and pay $35 each. In our situation would be 5 different applications and charges $175 every month that we are looking.
Positive experience: We’re quiet renters , stick to ourselves, no complaints as neighbors. But random thinks that go wrong or need fixing they take forever to get it done. Stuff that needs done they refuse even though it says nothing about it in the lease. The way I see it is I’d rather fix it myself then if it’s easy and free then to bother them.

Negative experience: Rented house on summit st in Joliet house out dated by the way they took the whole deposit for stuff that they supposed take care stood a year n took every penny worst place to rent from. After reading these comments I can now see that these people are slumlords, doesn’t surprise me. If you do business with them, expect them not to show up for any needs that you might have! Sorry that you think we are horrible and disgusting people. Last night the person that was supposed to be hosting the open house had car problems and missed the open house. We understand the lengths people go to in order to get to our open houses. In this rare situation we were not able to be present at our scheduled open house time. Again our apologies and if you would like to call our office to set up a time to view the property, we would be more than happy to set something up. Sorry you feel that this makes us a slumlord that treats people like dirt. Unfortunately emergencies do happen.

Negative experience: I was declined for a rental that was LESS than what I'm paying now. Most places take gross pay. They decided to take net pay and I was declined, 3 years + of on-time rent payments. Now I'm looking at apartments for $1200 rent instead of their $1125 rent. Smh, very disappointing. Thank you for your feedback. When a prospective tenant applies for a property on our website, they are certifying that they have read and agree to the terms listed. The applicant has to click a checkbox stating they agree to all terms listed. One of the above terms that you agreed to when you checked that box is "We also require that your net income is 3 times the monthly rent & that you provide your last 3 pay stubs (requirement may very depending on lawful source of income)." Since you did check that box stating "I understand and agree to all terms listed", we are a little shocked by your response.
Negative experience: I have tried several times pay for the application fee.. even went down there the lady's there are so rude and I was in a bind to find a place nope nothing sent them all paper work everything.. this is the worst place to try and get a house threw. Fantastic experience: Haven’t rented from them yet. However, every question I’ve had they have answered. Maintenance worker who operates the open house tours is very kind and helpful. Will be renting from them soon when more properties are posted!! Website is straight forward must go to open house before applying, must make 3x monthly rent, etc.

Negative experience: We have been trying to rent from Protown, due to the fact my daughters landlord prior to where she lives now moved out of town and they can't contact them they consider our app incomplete, and i get there are policies. Problem is when you deal with Private parties and they move out of state I mean who keeps in contact with their landlord from previous rentals. Anyway I make 75K a year and I have lived in the same place for 9 years never missing a rent payment . but that is not good enough. and instead of trying to work with us there is absolutely no communications from them. We went to a National rental company that has franchises in many states FIRSTKEY, we were approved in 2 days. Protown just left such a bad taste for me. I never worked with a company that works hard at not renting a place. House is still up for rent now over 30 days and just think they could have had rent coming in already. Though they do keep taking applications at 35$ a pop person. I read some reviews at first and thought " they can't be that bad, these are just angry people" But yep they are that bad, use FirstKey if you can
We are sorry that you did not like our application process, however our process is clearly outlined on our website. We did let you know that we have requirements in order for us to reach a decision on your application. We spoke with Christie on multiple occasions and explained that we have not been able to get a hold of their pervious landlord. She did provide us with a number and also an email but unfortunately we were not able to get in communication with them. We let her know each time that she called and asked for an update that we had not spoken with their landlord and that is what we needed in order for the application to be complete and passed on to the rental committee for them to review. We also let her know that we did our own research and tried to locate a different email and phone number and were trying to get a hold of them through the numbers that we had found. We called them every day and tried to reach out to them but we were not able to communicate with them. We also emailed you about the status on your application. Our requirements are listed on our website and it does state that we reach out to the current and previous landlords. Unfortunately we are not able to control how quickly we get things returned back to us and we continuously contact the person/company that we need information on. We have been in communication with everyone on your application. We were actively processing your application and attempting to obtain the missing information until we were informed you were no longer interested and found a different property to rent. We do continue to take applications for the property until a qualified applicant has been approved and a deposit has been placed which is why the property is still on the market for rent. There was also a discrepancy with a social security number that was provided to us which required additional documentation.
Negative experience: Complete waste of time they will just take your application fee and make up an excuse for why you don’t qualify income submitted well over their basic qualifications told due to spouse being a 1099 worker needed 1099 submitted for the year the 1099 was submitted and lady who does verification still was very curt and stated it doesn’t prove income for 2022 how does that make any sense we are not even through the year to file for 2022 taxes yet. Pay statements and business bank account submitted and they refused to verify income or even verify with the employer due to recent start of employment their website is not clear it’s misleading and they will string you along knowing they are going to give an excuse for denial. The way they treated my husband seemed off asking him curt questions as if they were trying to say he wasn’t making the income presented to them sounded pretty bias and racist. Unbelievable that she (verification lady) didn’t verify with the employer pay statements that were presented to her just because he was not W2 and still she refused to verify the income presented even from a business bank account just because there were no taxes being taken out nothing on the website mentions any of the verbiage they will try to present to you when denying your application. I trully hope justice comes to this property for scamming potential applicants that they never plan to work with the website states 3 statements of income speaks nothing of 1099 workers or about how long you have to be on your job. If you’re a 1099 worker and a minority please don’t waste your time these unprofessional women will go toe to toe with you in the most unprofessional way and they make absolutely no sense when asked to speak with a manager or owner she , they will tell you she’s the manager or like I was told my husband already spoke with the manager so they refused to allow me to speak with the the office manager. Unbelievable way to scam people by wasting their time and racking up on application fees. Believe the reviews. !!!
Fantastic experience: I have been renting threw protown for about 6 1/2 years i have nothing bad to say they work with you if you tell them you situation anything I've ever needed as far as help or needs to my apartment they make it happen quickly i love the staff in the office i truly appreciate the company Ive paid rent early 3months plus before never had bad issues with the owner or their workers i would refer anyone to them in a heartbeat I have a great rep-or with the company why would i rent from a company 6 plus years if i wasnt treated right think about it yall be safe and have a blessed day ❤️
Negative experience: They are so scamming. They show house’s even after they approved someone for a house and still show it til they move in and collect all the application fee’s. Til the people move in.. U can have a1 credit no back ground and they will Pass u right by u.. They don’t fix stuff they pick and choose what houses they wanna fix stuff.. U can call realtors or other homeowners and they will tell u they are the worst place that has ever bought house’s and rented them out. They will tell u a different story everytime u call them. We do require for everyone to view the property first before we can start the application process and it looks like 2 out the 3 applicants on your application did not attend an open house showing before submitting your application. Patricia attended a showing on 6/11/22 and we spoke on 6/13/22, the day that we received your application, and explained that all parties need to attend an open house first before proceeding. Yourself and Destinee attended the open house on 6/14/22 and we reviewed the application that day. We let you know that we would be able to start the application process as long as we received all the correct income documentation. We requested that on multiple occasions and you guys did not provide us with your paycheck stubs. The day that you guys were all able to provide us with the correct income documentation was the day that the property was rented out. We did not string you along, we tried to work with you and request documents, but you did not provide them in a timely manner. We never reached a decision on your application, so the application was never denied. Regardless of the outcome of your application, we call you and let you know the outcome. We do not continue to show that property if an applicant was approved and they placed a security deposit with us.

We Love Veterans. I have no idea why you, your co applicant Brandon Mitchell, and his friends all feel the need to leave us bad reviews. I will just post the same response that we posted on your co applicants review.
Since you would like to do this on a public forum, we will go ahead and respond in the same fashion so the public can be aware of our side of the story. Your original application that you submitted on 6/20/22 was denied on 6/22/22 for income not qualifying and short time on the job, we did count your taxes that you provided but your application did not meet our requirements. We provided you an answer in a very timely fashion and we did not “string you along”. You chose to continue looking at other properties that we had available after you knew your application was denied. You then left us this review while looking at other properties we had and wanted to apply for a different unit which is when we confronted you about this review. We found it odd that anyone that feels such a strong dislike for a company would still want to do business with them which is why we reached out to you to question your review. After receiving this review and reviews from your friends who never applied with our company, we took a little closer look at why you may be so enraged about the decision that was made. Turns out, you rented from us previously and left owing us quite a bit of money from your previous tenancy back in 2014. Additionally, public record also shows that you and your co-applicant have a current open eviction case. This definitely helps us understand why you are so upset at your denial and felt the need to lash out at our company because of your current predicament with your current landlord. Had we made it past the income part of your application, this all would have come to light and your application would have been denied. All of our qualifications are listed on our website and you chose to apply even though you knew you would not qualify based on all of the above information. We are sorry that you are “desperate” but we did not “prey on you” and wish you luck in your search as we will not be doing business with you now or in the future.
Negative experience: LISTEN TO THE REVIEWS! Calling this company a scam would practically be a compliment. I attempted to rent a house through them as a last ditch effort, regardless of the bad reviews, and it was probably the worst mistake I could have possibly made. They will do everything they can to string you along hopefully, until you stop listening to their generic responses that do not answer your question in the slightest. Then you'll get declined for credit score, even though they did the credit check over a week ago. you'd think if credit was the problem, they would've just stopped then? especially since the "rental committee" has to foresee everything during, and after. oh, but there's no way to contact said rental committee with any questions that the receptionists seemingly can't answer. They'll claim to have tried reaching out to landlord references when they haven't, and cannot provide evidence of doing so other than a random date in close proximity to the application, causing further issues and tension. I've provided them with a landlords contact information not once, but twice, and they even made claims about emailing him but then turned around and changed their story TWICE by saying they didn't have his email, and then saying they needed to confirm it before they'd contact via email. Bottom line, they're horribly untrustworthy, unorganized, and you won't end up getting a rental. Save your time, money, and sanity and look somewhere else.

We are not scammers.. you are posting false information. We clearly state on our website the applications can take up to 3-5 business days. We did not exceed this time frame on your application. We were not simply stinging you along, however we were making every effort to look past your all negative credit and find a redeeming aspect of your application to try to find you a place to live. After calling and harassing our staff regarding the times they made phone calls to your rental references, we decided this was not going to work out. At that time on the 5th business day, a decision was made to deny your application. Sorry for not denying your application sooner and attempting to get your rental references back.
Negative experience: Please read the comments, they are not wrong. Slum lords renting out horrible properties for cheap. Several houses we went to smelled like urine, they clearly just slap a fresh coat of paint on and call it one. The employees in their office are extremely rude if you try speaking with them. All the positive comments are clearly fake from their employees.

Thank you for sharing your opinion with us. If our properties are so "horrible" why were you so upset that your income did not meet our requirements? You demanded to speak with a manager to get the same information that our hard working staff told you. After hanging up on that manager, you called back and were given a little bit more information about the application process. At this point you had a man in the background yelling profanities at said manager and hung up on us a second time. I guess its better we went our separate ways so our staff did not have to endure a year of verbal abuse.

Negative experience: They held our application till the house was rented and then told us it was our fault. Even though we had everything. Including the money.
Fantastic experience: We found our apartment for super cheap, we have been here for a year now and we love it. The property isn’t updated, but it keeps warm in the winter and cool in the summer. It’s our first apartment and all of the other tenants have been there for years. They’re very quick when we need something fixed, and I haven’t had a complaint since moving in.

Fantastic experience: Just signed a lease for a place thru Protown. The open house aspect is a little intimidating but what do you expect? Look at the amount of people looking at places. First come first serve and in my eyes it works. Did the move in inspection and within a week everything was fixed. So far no complaints. And when I do have an issue and I call the office the girls are absolutely amazing. They’re so nice. Specifically Tiffany I belive her name is.
Fantastic experience: So far I have had no issues with this company. The rental process and application was a breeze. After you move in they have you do a walk through of your home and state everything you believe needs fixed and my repairs are already scheduled. Everyone in the office is polite and they are very prompt with their responses. Looking forward to leasing my home for a long time!

Negative experience: This company is absolutely horrible. They find every reason to screw you with your security deposit. They never fix anything they’re supposed to. They try to put the repairs on you at the end. Don’t think that cleaning or painting or following their guidelines will let you get you security deposit back. Oh and after they will send you to collections without a warning! The one time that the did send someone out for a repair, we came hone to a kicked in door and a stolen rifle with a scared to death puppy in his cage. Negative experience: They lie when the truth will do. I kept getting passed up rental properties and my husband and I met the basic requirements. I was honest about my past landlord and I guess he didn't give me a great review. But when I asked what was the reason I kept getting passed on properties I kept getting different stories until I asked to speak to a manager. I'm not mad you don't want to rent to me I'm mad that you continued to lie and waste my time when the truth would do. Then you reply that you let me know that I had a bad rental reference again lying I had to pull it out of you and you didn't tell me it wasn't going to work out I pulled our applications and decided to put the money I would have been paying YOU PEOPLE into what's already mine. Update Talked to my old landlord because we attend the same church and he said he never spoke with anyone from Protown.

Fantastic experience: We have been treated with the utmost respect from Protown Properties!!!!! We have had friends who have been kicked out by protown… but the truth is , they broke the laws of the lease agreement. Truth is , we have been tenants for about 4 years . Protown treats us fair and just . We have been through a lot with protown . But they have never let us down . When it comes to protown , be honest , tell the truth and they have ur backs.
Negative experience: They approve multiple people for each property and it becomes a race as to who can get the security deposit there first. We were literally on our way to bring them the check and we're called tandbtold someone beat us there. Very frustrating to be dealt with in this manner.
Sorry for the misunderstanding. We only do this if an application is approved and the applicant can not make it in right away. We still continue to process all of the other applications for the property until it is rented. If you were approved, we schedule deposit appointments. We do not make deposit appointments for the same property in the same day to create a race. It is also explained at the time of the approval process that we do continue to process all other applications unless a deposit is put down.
Positive experience: I have been renting with them for about 6 months. No, complaints outside of their repair process being a little slow at times. Otherwise, they are always friendly and responsive.

Negative experience: I have never worked with a business so poorly ran in my entire life. They prey on people with poor credit and when you leave to find better they try to RUIN you! Run fast!!! You will find something better. I rented from Protown for 5 years, within that 5 years maintenance broke things, and they took their time fixing stuff. I had no water or heat in the winter for a week, while having a small child. Then when you move you get slapped with a huge bill to make the apartment brand new, which it wasn't brand new to begin with. If you don't pay they throw it on your credit and do not settle, they actually want you to pay and let your credit suffer until you pay them. I was being nice with one star but they don't deserve any. Save yourself the headache, try Facebook even driving around, Craigslist, the newpaper, there will be someone else!!! BEWARE ☠️
