Negative experience: Please don't ever consider using this company Unresponsive, very poor interactions with community, they do not oversee the horrible work of their contractors I don't think they ever leave their office to look over the community You cannot get them on the phone and their email are all canned responses saying they are working on the issue. They had someone do work at my unit, that I did not request and they did not know who did the work additionally the contractor took my material and the Management company would not reimburse. There are better management companies out there to consider
Negative experience: Not a good place to live. The Board picks and chooses which "rules" to enforce. Definitely friends of the Board can get away with just about anything! Would not recommend purchasing a home here!

Negative experience: Try to avoid an association or HOA that uses this company. I went into work late twice to try to pay my HOA dues. Both times they were at a luncheon according to their sign on the door. After a 3rd attempt over the phone I tried to pay it but they sent it to a lawyer‘s office and they’re trying to charge me nearly $200 fee. I can’t help but be disgusted by this company’s extortionate behavior towards the people who pay their salaries.
Negative experience: Watch out for them not fixing things they're responsible for, their contractors removing items from your home, them accepting responsibility for damage/renovations, either not completing the work or replacing with items not approved by owner and then either taking most or all the insurance money set aside for the renovations
Negative experience: God this place sucks!!!!!!!!!! Cannot wait to move! This hoa is the worst I’ve ever seen they don’t fix anything they make a mistake they ignore you. You make a mistake they hound you and make you pay fines. They love taking money for absolutely nothing they have little children shovel the snow… I honestly can go on and on about this place but I’ll just say this do yourself a favor and stay away! God help you if you need to deal with Sue she’s so rude

Negative experience: They raise fees and do less then the previous management company, it’s as though they are trying to drive down our properties value, lawns are turning into weeds sprinklers don’t work half the time or most of the time at least that one of the buildings, Everything is a Band-Aid with them
Negative experience: JBC Property Management Inc Sadly, this place was hired to manage our community. Wow. Something simple like removing a 'storage' car on my street has taken over a month. Really. The car is still there. I ask them over and over again to remove the car. Nothing. It's like they are on vacation. The snow plows will not plow my street because of the damn ONE car. So far, they are doing a bad job. Very poor.

Negative experience: If you’re looking for a property management company that will ignore all forms of contact from residents and are very, very slow in getting all general and remediation maintenance requests addressed, you’ve found it in JBC Property Management!!
Negative experience: DO NOT HIRE THIS COMPANY. They are a rip off and will do anything to make a buck, including pissing off their customers. I personally hired Jeff and JBC a few years back. I had volunteer on our homeowner's board for over 20 years. When I called and wanted a compromise on a charge, he was very disrespectful and treated me like garbage. $600 for a letter stating I paid my dues. Seriously? That's a scam. This company is a scam. O'brien Association Management is a much better company. Try them instead.
Negative experience: This property management is nuts! They've been charging my 87 year old grandma for everything they can find! They have sent notices regarding weeds, pavement, porch paint, flowers etc! She rushes and panics every time over issues that really are non existent ... The weeds are only beginning to grow and barely visable! The pavers were forced to be put in by a new neighbor and not her responsibility! The paint on the porch was that color when she bought the condo ten years ago! Needless to say they've gone to far and we will be taking them to court!

Negative experience: Id give 0 stars if possible. They are absolutely horrible. I’ve lived here for 4 years, anytime I try to get anything fixed it’s nearly impossible. This place is very unresponsive and unhelpful. I’ve been trying to get issues fixed for about 2 years and whenever I follow up on it I get told “we will talk to the board” then never hear anything back. Then they work that they actually do, gets done very poorly and needs to be redone. But ironically people on the board and friends of the people on the board get their stuff handled. All in all, I would definitely never recommend anyone I know to move in the condos ran by them. Absolutely horrible.

Negative experience: The wurst property management company! All they did is Snow plow and grass cut . They charged us 2 additional separate assessments payments for renewing the parking lot and changing the carpet . they lie to us they never Change the carpet or renew the parking lot . The only thing they did consistently Is Raise the Sociation fee Every year My Sociation fee is now almost double in just 4 years .

Negative experience: If I could give zero I would. BE AWARE THEY HAVE MULTIPLE LAWSUITS AND NEWS INVESTIGATIONS AFTER THEM FOR THERE SCAMS! I went in to get a new pool card( 50$ when they’ve been pocketing the hoa fees for the pool for 2 years since it was “closed due to covid” When I told the girl at the desk I am in contact with the news to investigate her words where “the news has already been here and other cases are already filed. I would recommend not doing business with them because they are terrible.
Negative experience: The entire management team including Sue are extremely unprofessional and have no kindness whatsoever! Every few months association fees rise with a pool that is still closed. Towing cars for no reason and coming up with rules like your guests can’t park “long term”.
Negative experience: This place is by far the worst condo ever. I have lived out of state and I have been to many condos and apartments, they are by far the pettiest. My fiancé lives here and has lived here for almost 2 years now. They have given us so much trouble. I drive a porsche and of course PICK my car out of all cars and tow it because it was parked in front of my fiancés unit. No one ever gave him a tour so we never knew “visitors” parking existed which by the way consists of 3 spots in the front and back. Now that i park there it’s become an issue too again only my car got a warning and NO ONE else’s. I have asked the other visitors who park there on a daily. When you call to speak to someone they have ZERO knowledge of anything. “Sue” is there go to person except, she won’t call you… and her answer to everything in email is i’ll let our association attorney follow up with you. Who by the way never does. We would like to speak to someone who owns this company. This is a condo not an apartment my fiancé should be able to have me over and I should be able to park on the visitors lot without an issue. There should be no limitations on how many nights as long as i’m not parked in any other spot. Regardless do not move here my fiancé and I hate it. I am a travel nurse and cannot just change my address. They do not help and do not care. They work with the tow company and try to take every penny out of you. They are PETTY!!! Do not move here!!!! I would give them 0/5 starts not even one.I feel discrimated against as I am the only one who is being picked at.
Negative experience: This company illegally had my car towed from my grandparents condo building and when I talked to a women named Kelly on the phone about why she was extremely rude and unprofessional and even laughed at me at one point in the conversation then told me to figure it out myself
Negative experience: Take their sweet time on helping when you need repairs. And act like your bothering them, when you call on an update of a work order your waiting on. Only thing HOA covers here is snow removal and lawn service. Been waiting on a repair of leaking roof for 3 and a half weeks. Really? almost a month. Not satisfied with the company.
Negative experience: I would give them 0 stars. And if you read any 5 star comments on here they are probably bought or fake. The customer service at this office is absolutely trash. Don’t you dare call for any service because you will be treated like trash. The only thing they know how to say is that the owner is pretty much responsible for everything and the money you pay to keep them employed gets you nothing. And if by any chance you do get them to come out it will be a year later. Please for who ever is in charge have a conversation with your team because they have zero skill and wouldn’t last at any job if this is the way they communicate. If you are thinking of buying a condo here or rest you might want to look else where. This building is built super cheap. Doors, windows everything is the cheapest they could find and won’t do anything to help. I have called them twice and the girl that answers needs to educate her self with the Bylaws because she have not a clue what they consist of.
Negative experience: I have unfortunately had to work with this company while helping a friend sell her condo. This team is very unresponsive, unhelpful, and unsuccessful. The property that they are maintaining is in poor condition with missing sod, damage and poor work done internally and externally to the buildings. The exterior wood in disrepair from neglect. When requesting repairs no timelines are provided and their employees seem to have an overall lack of care. When working with them to gather information for selling a home they were unresponsive and rude when escalating the issues due to the time criticality of gathering information for the buyers. While going through an FHA spot certification for sale of the condo - we found that it was ineligible due to finances of the HOA. This is not surprising due to how poorly the property is managed by this company. This team clearly does not seem to care about the tenants that they support. You may be looking to save some money by selecting this property management group. If you care about the community that you are supporting look elsewhere.
Negative experience: We have been waiting since May1st, 2021 for roof, wood & flashing repair on our condo. JBC keeps claiming they have to get estimates each and every time we contact them. Its now August 11th, 2021 and still no repair. With all the rain this year we are sure there is more interior damage that we don’t know about yet… This is the worst management company we have ever had.
Negative experience: This company need to work on customer service skills for workers and they are acting like a mafia inside the building you called one they don’t transfer you to the other one because you already called two weeks ago and nothing happened they put you on hold for 10 minutes till you give up and when you ask for the last name Emily says she doesn’t give last name and when I asked for the other worker last name she said I can’t give you her last name like I’m asking for Social Security ( Emily and kelly )
Negative experience: I called and spoke with Nicole, she said to email the completed release form. I emailed the release form per Nicole's request and then was told it was unacceptable. Also I had to bring it with the completed pool form to the office personally and show my drivers license to get the key fob for the pool. I do not live there. She also said I had to bring the form the renter has to sign. They will not let him pick it up, He lives there ! He will pay the $40 dollars for the replacement. This is unreasonable. Cyndi McMillan
Positive experience: After two years, it was clear our organizations were stylistically out of synch. The structure used by JBC works for many, but not all. As we move on in 2021, Jeff and his staff deserve high praise for their professionalism and work ethic, especially during the lame duck period we are now in. Their handling of work during the pandemic was top notch.

Fantastic experience: I live in a condominium complex that uses JBC as it's management company, and couldn't be happier with their performance. I serve on the association board and have much contact with them regarding vendors, work orders, modification requests, budget reports, etc. Jeff has actually assigned an associate who handle only our complex, and her response time has been amazing. There is no lag time with payment of bills or communication with residents. I would recommend JBC to anyone looking for a company to manage your condominium complex or possibly change to someone new.
Fantastic experience: Worked with Krista D. on dealing with a dispute I had with the previous association management company. She and JBC were very prompt in their response, professional in their candor, and we were able to put to rest a dispute that had been open and unresolved for over a year. Very appreciative of their attention to my concerns and issues.

Fantastic experience: Our condo association has used JBC Property Management for many years and they have been very personable and willing to work with the board to close issues that have arisen in a timely fashion. Board reports have been clear and legible.

Fantastic experience: Our community has utilized Jeff Podolski and JBC Property Management since late 2012. Jeff’s twenty five years of experience in property management, along with his impressive industry and educational accreditation's, has given our community an exceptional knowledge base to confidently move our condominium forward in every aspect since. Jeff is one of less than a handful of property managers/owners in the entire state with his specific industry accreditation. This dedication to his personal growth has easily translated into an exceptional management company format in JBC Property Management, Inc. Having lived in condominiums for 35+ years, self-managing my first, and being a board member in every condominium I have lived in, I have been through many management companies! In my opinion JBC is a cut-above the rest. Jeff invests much time and resources in training his entire team at JBC and many of them also excel at their craft. Fantastic experience: Our experience with JBC was excellent as a residence of the complex we lived in, and as an Association Board member for 11years. We have since moved to another condo to be closer to family. We have no complaints about where we live now except for missing not only our neighbors but the working relationship with Jeff Podolski, as well as the staff at JBC. I commend them for the quick response to emergency situations and the expert advice on everyday issues. As a board member I especially appreciated, and felt comfortable with, the suggestions that we received on difficult issues.
Fantastic experience: I have “lived” under three different management companies, in three different condos, and by far this is the very best I have ever had to deal with. They are organized, knowledgeable, and very willing to help. Being on the board of the condo I live in now, I have had first hand experience, not only with most specialists in the office but Mr. Podolski too. Everyone is attentive with the best advice! Being on the board has allowed me to realize, and I wish co-owners would understand, that priorities have to be set, with not only our association but with other clients within other associations! I’m sure many of us feel our issue is the most important but that isn’t always the case or possible. Co-owners need to understand this and by-laws have to be followed. Should someone not agree with the answer on a work order, call the company and ask to speak to someone best to handle this issue. Understand though, you still may like to answer you’re given. Having lived in condos for over forty years, I pretty much have seen and heard everything. I have found that this management company will “look into every possibility” to resolve an issue. Everyone I’ve dealt with has been respectful, considerate and attentive.

Fantastic experience: For many years (beginning when the new roofs were installed), I've had a serious problem with the pilot light going out on my hot water tank (usually in the winter when it's cold and windy), leaving me with no hot water (often when I was getting ready to go to work -- what a surprise!). I was told back then by a heating & cooling professional that the problem had to do with the B-vent on the roof being placed there improperly (not high enough along the chimney line). I could never prove that to be the problem, and since my hot water tank was not new, I couldn't be sure that the problem was on the roof or the tank itself. As a result, I never mentioned it to the condo Association (Clairpointe, in St. Clair Shores). However, a brand new hot water tank was installed recently, and within 2 days, the pilot light went out. Bingo! I contacted JBC Property Management and dealt with Grace Tocco. After explaining the whole sad story, I told her I was tired of dealing with the problem and I needed it fixed. Now! She followed up quickly and competently. A heating & cooling professional was hired, and the work will be done within a week. I sincerely appreciate Grace's understanding of the problem and my frustration with dealing with it all these years. She acted on it and I couldn't be more grateful. Fantastic experience: Newburgh Park Condominium Assoc has been employing JBC Management now for well over two years and the experience is improving constantly. There were the usual hiccups in the beginning until we got to know each other, as organizations, better. We now have a wonderful and dedicated contracts manager assigned to our organization, who has all our best interests in mind. The best part is that JBC's owner's are very easy to deal with and respond quickly to solving any issues that come up in the beginning. JBC is well organized and have dedicated employee's for their primary areas of business relating to condo management. They have very good representation in their law affiliation, whom we were familiar with. Their entire staff is very attentive to the details that we, as a typical uninitiated condo board, might be unfamiliar with and offer very good advice, when asked. They are not pervasive or dictatorial in any way. Suffice it to say that they are light years ahead of our previous condo management group from Farmington Hills. They keep detailed records and don't seem to "milk" their subcontractors, leaving a bad taste in everybody's mouth. Their contractors have all been better capable of improving our site conditions over the previous managements contractors. They also had no problem with us keeping those contractors we had good relations with and had formed a mutual trust with. Fantastic experience: Prompt, responsive, fair, trustworthy, and efficient are just some words to describe my experience with JBC. My mother moved into a new condo and we have been working with JBC for a few months now. JBC is wonderful to work with compared to the other management company we had at my mothers old condo. Sue is such a pleasure to work with. She is reliable and addresses any concerns or questions within a day or less. I know I can count on JBC and Sue for anything I need. Fantastic experience: Our Board has been working closely with JBC Property Management for one year. In a very short time we realized how valuable our relationship would be. If we make a call or submit a question by email, we are consistently answered either immediately or within the hour. Stephanie Pasquantonio has been very easy to work with. She has worked closely with us in obtaining bids, creating a more effective budget and handling a variety of concerns that needed to be addressed. She is friendly, helpful and very considerate.
Fantastic experience: Our association has worked with the JBC for several years. They do a good job of communicating and have continued to improve as they have worked with our community over the past several years. Their bidding process is fair and they give us multiple options at a variety of price points. Maintenance is handled in a timely basis and inspections are done routinely. They do a good job of informing the board of conflicts and working to resolve within the community.
Fantastic experience: JBC has been the management company for our condo association of 138 condos for over 12 years. As a member of the board for 10 years, I found working with JBC a pleasant and very helpful experience as our board is very involved In the day to day operations, They were always prompt in answering our questions and guiding us in situations that would come up.

Fantastic experience: I was on our subdivision's board for 5 years and was president for 2 of those years. We have a lot of complexities with our HOA and Jeff was a wealth of information and advice on handling them. When the board decided to tackle two of our top issues in the sub, Jeff assigned Stephanie to help us with that. She was AMAZING! We could not have made the progress we did without her. The property management business is a tough one, but I would highly recommend JBC Property Management.
Fantastic experience: I have been a homeowner in two different communities with HOAs that selected JBC Property Management Inc. to manage the assets and day to day operation of the association. I have to say that I am impressed with the response and open communication with JBC as a homeowner. For the amount of the budget that was spent on their management, I feel that they went/go beyond above and beyond what is expected. Specifically, Jeffrey Podolski was/is the person that was responsible for interfacing with the homeowners and board members at both locations and he has been great to deal with. Now that I am a board member I see the full scope of his, and JBC's involvement, and I am even more impressed.

Fantastic experience: I am the treasurer of the board of our homeowner association, and we engaged JBC Property Management as our property management company just over a year ago. The board has been very pleased with the performance and responsiveness of JBC, and we are comfortable that our fellow homeowners are also very satisfied. Our subdivision is a gated community of over 180 detached homes and the HOA is primarily responsible for maintaining the common area grounds, maintaining and plowing the roads, handling trash collection, and maintaining the streetlights, gates, and mailboxes. JBC has done an excellent job of handling contracts, performance and payments with the numerous contractors our HOA uses. They are very prompt in dealing with issues with our gate system, mailbox repairs, and numerous other issues as they arise. They are prompt and courteous in dealing with calls and other requests from our homeowners. The property manager assigned to our account, Stephanie, is very responsive and on top of all matters, and is supported by a strong back office.
Positive experience: Our Condo Association is a medium sized one (175 units, Clubhouse and Pool) that had been self managed for 30+ years. We decided to transition from office staff to a Management Company to assist with Customer Service, Accounting and Financials and other back office services. We interviewed at least three companies and selected JBC to start with us in Nov 2014 and continued through Aug 2015. During this time, JBC was very helpful and responsive to both Board and Owners. When decided to move to Full Service, we interviewed several larger companies and JBC and decided to transition to a larger Company to manage our older complex and assist with management of remodeling and improving our 38 buildings and many roads.
Fantastic experience: At our condo complex. we had a major flooding situation in some backyards . When I contacted JBC Property Management, they responded very promptly to correct the problem . Whenever I have contacted the company, they have responded very helpfully.
Positive experience: Ken Diem Our condominium complex has been with JBC for approximately four years. As treasurer of the board I have enjoyed working with the other members and with the staff at JBC. Our board is very involved with our commitment to solve the issues put forth from our residents. JBC went through a learning experience with our board. We bring our plans to JBC on what we want to accomplish during a fiscal year. Jeff has been very helpful giving us advice and pointers on how to proceed. The board members are very pleased with JBC as they don’t dictate to us what is going to be done at our complex. If there is a project being considered by JBC, it is forwarded to the board for review. The board will discuss and decide whether to act or not. We make the decision which Jeff has given us his full approval. But this only works if you have a board who is willing to put in the time and energy along with the cooperation of the property management company. I have made several calls to JBC and everyone has been very professional. If Jeff was busy he always returned my calls the same day. At times we have had questions regarding an issue and Jeff’s knowledge of the HOA rules has been very helpful in resolving the issue. The one important objective of our board, is to make sure the residents are informed on a timely manner regarding any future projects. This has gotten better over the last few years and we the board and JBC agree this is a very important procedure that needs to continue. As treasurer I find it very easy to get answers regarding a financial questions from Jeff. He is willing to provide his time to make sure the questions are answered thoroughly. Fantastic experience: Our association has used JBC property management for the past nine years. They have been professional and courteous in my interactions with them. They have also provided a valuable sounding board to our association in legal matters and disputes with homeowners. I really appreciate working with Nicole Woodward. We do a lot of emailing back and forth but, at the same time she will always take my calls. It has been a pleasure working with this company for a wide range of reasons.
Fantastic experience: I have been serving on our condo board since 2007 and during this time we were managed by another company with unfavorable results. We switched to JCB a number of years ago and have been totally pleased. Mrs. A. Amey, our site manager has displayed every skill set that helps make the complex run smoothly. A strong knowledge of condo association rules/guidelines, dealing with contractors, obtaining qualified bids are just a few of the reasons she and the company are a pleasure to work with. Amber and others in the office are very professional, highly organized and responded to our residents concerns/questions. We are highly satisfied with the performance of JCB Management Company.
Positive experience: We have had JBC for almost four years. Being on the board of our complex gives me a different perspective. We left our last management company because our local manager did not get support from his corporate offices. Many things just didn't get done. While it wasn't the fault of our representative, (who we enjoyed working with) we felt forced to part ways. I would say that things got off to a bit of a rocky start. One of my main focuses was to improve communication between the board and our residents. JBC offered an online presence that we were looking for. We can submit work order requests online and our newsletters are also posted there, as well as our rules and by-laws. There are 30 day response cards that our residents are asked to fill out after a work order is complete, to insure satisfaction. That was intended but in the beginning not faithfully executed. This has been improving over time. Having said that communication is key, we (both the board and JBC) dropped the ball when informing residents regarding a major paving project. We have since stepped back and re-evaluated the project going back to the very beginning. Our relationship and communications have improved a great deal. Our board is very involved. Any residents that have an issue are encouraged to call in to JBC or notify the board. Rudeness will not be tolerated by JBC or the residents. In the past few years there have been fewer and fewer companies willing to take on small jobs. They need to be licensed and insured. Companies that take the time and trouble to fill those requirements are much more apt to take on big jobs rather than a bunch of small ones. That cripples response time on a work order as well as influences the costs. That's not an excuse, it's just a fact. Some residents are unhappy when they find that the association is not responsible to fix a problem that they don't feel they should have to pay for. That is decided by the by-laws, not the management company or even the board in most instances. Many times on review sites, one will find all complaints. The situations are often complex. Sometimes the service can be terrible. I've left negative comments on a few companies. Not because I "had an ax to grind" but because the service or product was bad. If it's resolved then the company stood behind its product. Often service after the sale is more important than the sale itself. A credible review should have unbiased detail. I feel like I've given an accurate account of where we started out and how we've progressed. It's a partnership. Anyone who's married knows that relationships can be good but still complicated.
Fantastic experience: On behalf of the Sargent's Crossing Assoc. Board, we unanimously agree that the services provided by JBC Property Management have met our expectations. Work orders, payments and requests for assistance are handled promptly. Both the staff and company owner, Jeff P. are quick to address any issues that come up.
Fantastic experience: We have had JBC Property Mgt. handling our association for 10 years and throughout this entire time, they have shown professionalism and continue to meet our needs. I have been part of the Board for years and we work with them on our annual budget, monthly P&L statements, services, and legal matters. There is also an external audit team that reviews them annually and they pass with flying colors. I would highly recommend their services to other associations and very happy Jeffrey and his team continue as our Property Management group.

I am the treasurer of our board and sometimes need information from our Property Manager to be presented at a Board Meeting. Fantastic experience: JBC has effectively managed the Association for Stonebriar subdivision for more than 10 years. They are the second company to manage our association so JBC is not the only company's services I have used. The entire staff have always been responsive. They always seek competitive bids and provide recommendations when needed. They host a web page to make paying dues electronically simple and fast for co-owners. There have been annual meetings that had sensitive topics and Jeff Podolski was able to return calm and order so the meeting could continue professionally. Complaints from residents are handled in a timely manner. I highly recommend contracting with JBC to manage your association; I look forward to many more years with JBC managing mine.
Fantastic experience: Our subdivision has used JBC for the past seven years. I have interacted personally with them on many occasions, and found them to be professional and courteous every time. They have helped us to improve compliance issues and therefor have added to our home values. JBC has also been an invaluable sounding board on legal matters and other issues with homeowners.
