Negative experience: These people only want your money. I was there for 3 years and they never showed up to fix anything. Once, I had messaged about my a/c and it turned out to have mold, but maintenance denied it. Then, I was being sexually harassed by neighbors and made complaints. There was even a time when he showed his genitals to my 15 year old sister. Somehow it was never written down in their reports. Now, a year after I have moved out due to my safety they want to say that I needed to complete my contract no matter what. And that they could do nothing about the harassment. They do not care about their tenants. Only money, they are past the point of greedy.
We take resident concerns very seriously and are disappointed to hear you feel this way about your experience. Our records indicate that maintenance requests submitted during your residency were addressed and responded to by our team and vendors.
Regarding your concerns about interactions with neighbors, we encouraged all residents to contact local law enforcement regarding any criminal or threatening behavior, as property management does not have the legal authority to investigate or prosecute alleged criminal acts. Resident safety is important to us, and we documented and addressed matters brought to our attention in accordance with our policies and lease obligations.
Lease agreements remain legally binding unless terminated in accordance with the lease terms or applicable law. We understand not every situation ends the way residents hope, but we reject the characterization that we do not care about our residents. We wish you the best moving forward.
Negative experience: Not Military friendly. If you work for the USAF look somewhere else.

Negative experience: I applied and when I asked questions for updates. Was met with an attitude. Being denied housing I feel like I dodged a bullet as well. Moved here for the data center , I feel like I'll find better though. Don't waste your time here, unless you like rude people.

Fantastic experience: Nice place quite the people. Are really nice
Negative experience: This is the worsts company ever! I was discriminated against because I’m disabled and have HCV. They held on to my application and ran my credit within a week but my application wasn’t processed for a month. Then all the apartments were gone and wanted to put me in a crappy apartment that doesn’t have central a/c on the second floor. Yet the one they claim is gone is still posted on their website weeks later. Then had me pay a deposit to “hold an apartment place” then everything has to be processed by a manager who is magically never in the office and can’t return phone calls. These people are pretending to accept HCV to fill up their lesser apartments or wait you out until your voucher expires! DO NOT GO HERE IF YOU HAVE A VOUCHER! They will discriminate and are not helpful in any way!
Negative experience: Property manager is great! Very quick to help when needed and gets to issues without a problem. The billing on the other hand is never correct, and you have to argue it with someone who does not pay attention to what they are looking at, but is quick to just say "that's what it is".

Negative experience: The absolute WORST company to rent from. We spent 2 years in our home and it was endless problems. When we first moved in we couldn’t even live there because the ac wouldn’t go below 85. Our electricity bill was never less than $400 a month because the house was so poorly insulated. We tried countless times to work with them and the owner to get something resolved but they are so cheap and just want rent that they weren’t willing to fix things correctly or in a timely manner. We spent a month with no shower or working toilet. All of our sewage was going into our backyard. We ended up having to call the CITY so they could help us finally get the situation fixed. The amount of stress these people have caused my family is ridiculous. Augusta will not take care of you they help slum lords rent out their shitty poorly maintained homes. It’s sad how they take advantage of hard working families. If you see a for rent on Marshall st AVOID AT ALL COST! Do not rent for Augusta unless you want slum lord treatment. After everything they did to us and countless issues they’re returning $140 of our $800 deposit back. We left the at house in soooo much better shape then when we moved in. These people literally make me sick. The only positive about Augusta is the maintenance men. They were always very kind but definitely over worked.
Negative experience: Good luck getting any answers from these people as a potential/ current renter. They seem to do well and right by the owners, but they don’t care one bit about the people trying to rent. A simple yes, you were approved, or no you were not, would suffice. Instead, you get the run around and waste $90 on applications while trying to relocate your life. I highly recommend Dalzell. They ran our apps and had an answer within 24 hours. I’d also like to add, that we applied and gave them all necessary info needed on the 9th and have yet to hear back (currently the 18th) even after calling every single day for a week.

Negative experience: Don’t rent through them, as per usual with renting through a company, don’t expect your security deposit back. Lease just ended, the house I moved into had jacked up carpet walls, etc. asked me if I wanted it replaced before signing, nope, I didn’t care about the carpet because I needed a place asap. Summing it all up, they put the carpet blame of the previous tenant on me, etc. was wondering if they were going to do it then even when I asked at the time and told me no.. low and behold. Here we are, I despise companies like this

Fantastic experience: Working with Cheyenne Toliver, REALTOR on a recent real estate transaction was a great experience. She represented the sellers and made the process smooth and professional. Negative experience: The shear amount of cleaning that I am having to do is atrocious. I moved in to a unit at 36 weeks pregnant and almost went into labor scrubbing on my hands and knees. Yellow and black gunk was coating the floor under the fridge and all the kitchen cabinets had a yellow film on them. I cut my finger on a broken acrylic nail lodged in the broken counter tile. All of the floors had not been cleaned and all the walls were dirty as well. All the bedroom closet doors were broken off the tracks and most were chipping paint, as well as chipped walls in one of the bedrooms. I was so surprised to see that we had a fenced off back area- until I saw the state of it. Every side of it has broken fence boards and there is just garbage everywhere along with broken glass. The only reason I can justify living here is because i absolutely HAVE to and can’t afford to waste anymore time apartment searching with a baby on the way.

Fantastic experience: I just wanted to say I completely miss judged this place last year after I left. I'm realizing they was the best place I ever rented from. Negative experience: Dont rent from these people, they don't care about your issues you have with their properties and wont be of much help to get anything fixed. We've been without a shower for over a week and just keep getting the same excuse, only when we reach out, since they wont keep you updated, ever. Id recommend everyone to steer clear of Augusta like 90% of their reviews also say.

Unfortunately, it has been determined that we need to replace your entire sewer line. The Owner requested multiple bids for this work. We received all bids on Friday and have already sent them to the Owner for review.

Positive experience: My 2nd time renting an apartment with them. They are willing to work with you. Hard to get through by phone. Their office always smells amazing.

Negative experience: Do not rent from Augusta realtors they are a literal joke. First of all, the yard is INFESTED with fleas, we have sprayed it multiple times, vacuum daily and keep up with keeping the yard short and they will not go away. Our dogs never had fleas before we came here. Also there is a roach infestation, we’ve had an exterminator come out but they are still just as bad even with traps set out and everything, and keeping the kitchen/house clean does nothing to keep them away. The list continues with the appliances, so far, during our ONE YEAR here, the fridge broke, the oven broke (and still two weeks later nobody has come back to fix it, even after I’ve called and told the lady in the office about it) the AC went completely out, they had to replace the whole unit during the hottest week, and brought us two tiny ac window units and that was only because the Maintenance man had to beg them to get two, he said we’d be lucky to get two. Halfway into our lease the floor in the hallway fell through while I was walking through 8 months pregnant, it was a four foot drop straight to the dirt under the house. Just recently, we went to take off our water hose, and it busted off completely spraying water everywhere. We had to have the city come turn off our water for 24 hours, just for our cold water nozzle to break as soon as the maintenance men left!!!! We’ve been in the office many times hearing other people complain about not having water for 21 days, or no ac, etc. people begging the owner to come back to town to fix the issues. The only good thing about Augusta is the maintenance men, they try to work as fast as they can to fix the problems. The man who owns Augusta should be ashamed of himself and maybe instead of taking so many vacations to India, come and fix up your houses. (They’re also upping the rent here too, believe it or not) don’t waste your money or time renting from here. Thank goodness our lease is up in a few days and we can get out of this house.

Fantastic experience: This is the absolute best place I have ever lived. Shelby, in the office, as well as the rest of the staff are caring and responsive. It’s very quiet, and drama free. Everyone gets along and is respectful towards each other. Staff and tenants are respectful towards each other as well You should seriously consider living here. You won’t regret it. I’m very lucky, Augusta doesn’t know this but I work for a company that rents from them as well. I get to live in a great property, they own and manage. I get to work at a place they own and manage as well. It’s the best of both worlds. I’m handicapped and they take that into consideration. I explained to them that I’m getting an adaptive aid for my handicap. They congratulated me. They are supportive of their residents as well

Positive experience: We had issues with the home we are renting out, but Augusta’s maintenance helped as best as they could. During the Summer, our A/C went out, and they worked hard to get it fixed. All Summer we had issues with it, and we were frustrated cause we had a newborn at home. During the beginning of cold weather, our heater stopped working. It was a pain, but again, maintenance fixed it. The home just needs a new A/C unit. Thank you Augusta for trying to make us as comfortable as possible.

Negative experience: Maintenance is horrible and they don’t do anything about neighbor complaints. They are super unprofessional about the way they handle their contracts and customers service. Don’t go with Augusta if you have any other choice in who you rent with. I’m talking to a lawyer.

We have steps and laws we have to go by in order to remove the issue. If you would like to review the Texas Property Code you will see why it takes time. We have been taking the necessary steps which we updated you on via text. Fantastic experience: We love living in our home an Augusta usually fixes an probly quickly, the people are easy to work with an always answer my calls, if I had to say something I was kind of in the grey about, it was the addition of pet rent after I paid a pet deposit per pet when I moved in, everything else has been excellent!!!!

Positive experience: I have the pleasure of having some major events happen to me in these apartments. Way back when they where the boyers. It happen to be my first apartments ever, where I brought my twins home to and now my husband and I have lived here for over 7yrs. We love the staff, they are always willing to work with you, as best as they can. They are friendly, knowledgeable and quick to try to fix any problems that arise. They keep the grounds clean and safe for children. The only negative that is not enough parking, if there are guest. But we work it out. Rent is reasonable and affordable. I recommend living here.

Positive experience: I know some things aren't their fault so I can't fault them for everything. They're usually pretty fast about work orders and the people seem pretty nice at least. The apartment itself it okay. Neighbors brought roaches and spent months battling them and it was a nightmare. Random 'potential buyers' are being let in my apartment constantly for almost a year now with very short notice and almost feels like an invasion of privacy. I hate it here. Edit: since I can't reply, that's understandable. I'll give one extra star.

Negative experience: Cashed a money order without it being signed, took over 100$ from my mom out of the deposit WHILE forging money order as a deposit to hold a home which rent raised from 600 to 800 after pet deposits. Awful communication, never signed lease and still lost over 100$. Crooks.
We are unable to look into your concern since there is not enough information on names/properties. Questions Did she bring it as a payment for a security deposit? If so, why wouldn't she sign it. If we accepted it in good faith and didn't notice it was unsigned, we apologize but she would still owe it. She would have also likely signed an application agreement. When someone brings a deposit and signs an application agreement, they agree that the deposit is non-refundable if they change their mind. It is their guarantee that they are taking the unit which allows us to take it off the market. Feel free to reach out to a member of management to discuss.
Negative experience: So far, working with them has been very frustrating. When we received our keys, we already had a notice from the city about our grass. I’m not sure why they’ve let it get this bad. Plus, we were given the wrong keys at first. They never return calls. I’m always told “We’ll call you back once we figure it out.” Then I have to call two more times because of no response. Our window unit was supposed to replaced on our move in day, but still no unit as promised.

Negative experience: Poor execution of property management. Slow or no response to calls and no one in the office.
Mr. Rodriquez we apologize for any lack of response you have experienced. The property that you live at has their own management team and sometimes they are out of the office walking units or off sick. They work very diligently to return all calls and text messages the same day but there are times they are not able too. Negative experience: Would not recommend! First want to start off by saying since day one the experience with this company has been horrible. The staff is extremely rude and unhelpful. Upon arrival the ac in the front living room was torn out to the wall and sitting on the floor. Took two weeks to fix. Secondly we had no fridge and no running hot water. Fridge was replaced with a small substitute that wasn’t the same size as a neighbor apt. Had broken handle and cracks on the side. Holes on almost every wall inside the apt that haven’t been fully fixed. I assume they’ll use my deposit to slowly repair the damage OTHER tenant before my arrive was responsible for. Not to mention the hoards of roach infestation I had to insure the first couple of months because of large cracks in the baseboards. The brick wall outside the actual apartment has rather large vertical crack that seems to be w safety hazard. Along with not fire extinguisher in sight or around the main building or buildings very skeptical if it’s even legal. Would not recommend this company seems to not care about their tenants and only profits. They also threaten to take away online payment options if you’re late on rent even by a couple days for issues with the App on their end! I payed my rent couple days before due date but because of issues with the app I was charge a multi of fees. for a review from the company would be just like every other. Blaming either the contractor they hired of the tendant for not informing them about the issue when that was done before this review was written.
As I explained on Brooke's review, you have lived in your unit for 2 years. When you moved in there were issues that you should not have had to experience but we did take care of them in a timely manner to your satisfaction. The fee you are referring too was charged to you because your rent was returned by your bank. This does not have anything to do with our app. We do shut off online payments when a payment is returned because that is what is it in your lease. It also protects the Owners. I understand you are frustrated for being charged that fee which is what has lead to 2 one star reviews. My staff has done everything they can at this time and I apologize if you feel they have been rude. All fees are charged to you are stated in your lease. We have to treat all tenants equal which is why we abide by the contract.
Negative experience: Apartment was horrible when first moved in roach infestation, no refrigerator, no hot water, oven was broken, only two of the 3 acs were installed, walls were previous stabbed and poorly repaired. Augusta twice charged us for incorrect late fees due to issues on there part. I will be reporting to the TREC
Ms. Zeman you moved into your home 2 years ago and any issues you had were taken care of promptly and at the time you were satifised. I understand that you are frustrated for being charged the fee however we have to abide your lease contract. This is how we are sure to treat each tenant fairly and equally. We did remove one fee to help you but that is all we can do at this time. Thank you for being a valued resident!
Negative experience: Even though I had money in hand to make deposit and rent on the property, they required me to see it, then accepted another renter. Twice. I am now waiting for an apartment I don't want but must have. I have been jumping through hoops for over a week and cannot even say I've been approved. Would not recommend.
Good morning Lori. Unfortunately rentals are on a first come basis. When you inquired about that home we already an applicants on it with a deposit. We can't accept another deposit unless the other applicants change their mind. We offered you a list of homes that your application could be transferred too. The staff at the apartments you chose have been in communications with you daily. If you are not happy with that apartment you have the right to get your deposit and find another home that fits what you are looking for. The Augusta staff did everything they could to help you find your new home.
Negative experience: They are slum lards the fix noting in apartment, no fire extinguisher in apartment, the office girls are rude , especially when you’ve called for 2 months to fix stove that catches afire when turned on, owner doesn’t care as long as she get the rent, can’t find one good thing about this company
It’s unfortunate that you feel compelled to leave such a harsh review. It’s clear that you are angry for unrelated reasons since you have never been a tenant with us. Your daughter worked for us for 15+ years and the circumstances in which she left were very disappointing to us. We wish you all the best.
Negative experience: Absolutely horrible people. They charge hidden fees and don't fix anything. I was charged an extra 100 dollars a month for pets with out being told it cost money before I signed the lease. It was a surprise. I had no access to my back door and repeatedly called about it. No one ever came to fix it. Found a hole where the hot water heater was. Would not fix the hole that lead outside! So I fixed it. They wouldn't reimburse me. I also had the doors fix cause there was huge gaps. Also would not reimburse me. Then the took my entire security deposit for general wear and tear. Like patching holes and cleaning. The house was left as it was found. Oh and the place didn't come with a shower head for the shower. Absolutely DO NOT RECOMMEND!!!! You will regret it. The place was disgusting when I moved in! I cleaned it myself for 3 days before bringing any of my things in.
Amanda as I stated on the phone I am sorry you feel that way. All of our fees are in the lease and addendums that you sign prior to moving in. Also the Owner lowered your pet fees 50% because you were not aware of what you signed. We would never mislead or hide fees. That would not help you, us, or the Owners that we represent. Until yesterday I was not aware of any of the issues that were not taken care of. All work orders for the year you lived there were completed in a timely manner. You were only charged for items outside of normal wear and tear that the Owner had to pay for. I understand you being frustrated about not receiving your full security deposit back but you were only charged for what the Owner had to pay for. Thank you.
Negative experience: Before we moved here into this house I informed them that we needed a ramp installed so my spouse can get in and out of the house easily. I was rather up front with them about our requirements. The foundation of the house is wonky and they state that this 100 year old house is still settling. We had to turn to someone in our small town community to get help getting a ramp but that is too steep to go in and out of the house on. There is a mold smell when it rains or if we use our shower. We smell gas in the pantry with the hot water tank that is electric so where is the gas smell coming from and why is my gas bill sky rocketing. We turned in a list of things wrong with this house and they fixed three things. they said everything else they will not touch. They think that we took over the previous tenants lease and we did not. They don't call people back when you leave messages. I used to be a property manager in another state and if I was doing this I would be fired. I used to fight landlords for my tenants and directed them to their landlord tenant act for all this. I have found out that texas has certain rights specifically for someone that is disabled. Interesting. I am reading and learning.

Negative experience: For over 2 weeks I've waited for the AC to be fixed correctly. Now the acoustic ceilings are wet from the ac leaking management said they'd be out to fix it again. After 3 calls I'm still waiting! Loads of complaints ! People get violations for lies yet others who habitually violate their lease get nothing! Worst place I've ever lived!

Fantastic experience: I was struggling with my phone service in the beginning. Jessica suggested I communicated via text message and everything went flawlessly. I called originally when looking for a place to live and Kevin sent me information to several properties based on my circumstances. Again, everything went flawlessly. Ashley showed me the property and helped me get the lease signed in less than 30 minutes. I would like to point out how I was helped by several people and there was no problems or confusion. Everyone is on one cord which makes Augusta Realator really easy to trust. I am truly grateful from my first contact to the day I received my keys.

Negative experience: Very disorganized and it’s frustrating. The leasing agents are either new, don’t know the business or are bending and stretching the truth to get your business. I was told since I didn’t move in and my dog never made it to the house I would be able to apply my expensive dog fees to my reletting fee. When I called back 2 weeks later to see why that hadn’t happened I was told, “the owner wouldn’t approve of that” (mind you she didn’t even ask, just told me no). She sarcastically said she would listen to the recorded voicemail and educate the person who originally told me that. I saw the bad reviews and figured I would be fine since I’ve never had issues in the past leasing. Lesson learned. It’s been a nightmare dealing with this company. Do yourself a favor and rent from someone else.

Positive experience: Having already paid for my rent, an inspiration that didn't come from the quick notice to vacate if not, I called and put in a maintenance order for the electrical malfunctioning that posed a great deal of concern for me and my neighbors, as it is a safety and fire hazard. Reassured that maintenance would make this a top priority for the following morning and their now 1st order of business, I'm still waiting for their arrival or any type of response for that matter.

Negative experience: Im having a real hard time believing that these people give a care about their tenants. I have only been renting from them since August and it’s been a nightmare trying to get things fixed that have been neglected by the previous tenant. Anthony their supposed maintenance supervisor had completely disregarded my work order that was placed on November 1. Bradley came in and made a huge mess with no attempt to clean it up. Not to mention I have to PAY for their neglect!! Jessica promises call backs and never will call back. So disgusted. Cannot wait to move!!

Negative experience: Not recommended! Going into second winter without heat! I never lost electric during the winter storm last year, however, the heater did not work! They finally replaced the older than dirt unit this summer but didn’t connect the heat portion. I’ve put in maintenance request, the technician came out and stated an electrician will have to come out because it keeps tripping the breaker. I’ve called four times left messages without a call back from the Abilene, Tx office. It’s been over a month and no update from them! Now, we are expecting single digit temps. I have firewood, but still should not have these issues for the amount of rent that I am paying!

Negative experience: Horrible management, clearly has no communication with her team. These other reviews about maintenance are correct. Since move in, nothing was fixed. AC units are horrible, my neighbor went an entire month without one. We were lucky to skirt by the summer at 82 degrees with a few box fans. At a certain point, someone came to fix the guest shower from leaking, but instead made it worse and never came back to fix it. Sounds like water torture in there.

Negative experience: Would never suggest renting from this company. We have had nothing but problems from the get go. Constant maintenance issues that the landlords try to push off on the owner. When we first moved in our master bathroom had a plumbing issue and wasn't resolved for 4 months. The final product looks like something my 9 year old son could have done better on. Fast forward a year and we are in week 3 of no air conditioning during one of the hottest summers we have had in three years and all they can tell us is that they can't get ahold of the owner. I know we haven't always been on time with rent, but we have always paid when it comes down to it. Unfortunately the housing market right now is in the pipes or we definitely would NOT be living here. Wouldn't suggest looking at any of there houses as they are all in the same condition or worse. Those words were from their own maintenance when they came to fix my plumbing. Father of 4.

Negative experience: Personally I've had nothing but problems with Augusta Realtor's, I've been in this apartment two years now and maintenance has had to come to my place twice for repairs and both times they weren't able to fix either issue.This apartment complex is literally unstable ! Just like the apartment building in Florida, this building could collapse at any given moment.This building is actually separating! There's deep crack's everywhere!!The foundation,the exterior brick,the concrete walkways leading to each apartment, the majority of the 4x4's that support the overhead roof are waterlogged and rotten. As God as my witness, this apartment complex should be condemned.And that's the honest to God truth. Doug Martin.

Negative experience: What constitutes as an emergency to the state of Texas in Tenant rights does not apparently apply to this company. The first issue was the hot water heater after several phone calls and text msgs I was finally able to have a maintenance guy over, now my drain is stopped up and the toilet is leaking and the sink spits water up from the drain and I cant get a response, oh and I had an electrical breaker pop off and spark and a day later another sparked its been over 48nhrs since that was reported and absolutely nothing has been done about anything other than the water heater. My 8 month old is not able to take a bath bc of the plumbing issue.....will never rent from these people again.

Negative experience: So I have a pending felony I talked to a female a couple weeks ago about it she said it shouldn’t effect my application at all… just to find out they lied… I called today to find out my application was denied I make over 2,000 a month and the house I was wanting to rent was 725 a month I made double if not more than that amount in just a month and the girl Shelby I just talked to told me she has been working there for 4 years and That “All the years I’ve been here I have not seen them approve anybody with pending or non pending felony’s and not only that but the owner of the houses wouldn’t even approve.” So how’s that if I called a couple weeks ago sounds like a discrimination to me? Ontop of that the lady at the front desk heather said she emailed her boss and said she would call me in a hour to see if the boss is even going to let me get the house… I have excellent credit history and excellent rental history and obviously if Shelby is going to decline me surely the boss will too and obviously this exposing post is going to be sitting here until something gets fixed it’s sad to read previous posts on here and see some of them don’t even get a response what makes me more mad is to know I lost 45$ on a rental application and to know I had got lied to so anybody who see’s this go to remax or go to a different real estate agency because apparently it’s a runaround and it’s funny to them to take peoples money. Negative experience: Augusta Realtors was tough to work mainly because of the process of getting the house. So when I moved into the house or should I say was trying to during the summer. No one would come meet us there to even let us in so we had to look in the window just to see inside. Guess everyone must have been busy that day. There was no central AC except a very old window unit in the bedroom (no one mentioned that during the leasing process) Repairs would go months without being fixed, I think I had a broken window in the bedroom from August till Christmas. Once again it appears everyone was busy that day and every day for 4 months. Every time I went to the office to report things everyone except for a lady named Krysta was impeccably rude and acted like I competely wasted their time. PS the heater didn’t work either so I had to buy space heaters because the maintenance must have been swamped for 3 months... during the winter. Guess it’s hard to get a break out here. I would avoid these people if you can.

I reviewed your account and do not see a request from you regarding the heater at all. It would have been great to know that you were disatisfied with customer service at the time. It would have been addressed immediately. We do handle over 700 homes, but each of our tenants are very important to us. I am sorry to hear that you received unsatifactory service from our team. Through feedback such as yours from that time frame, we have added team members to help us improve our service. Negative experience: They get a star for having a couple cheap rentals. I was a tenant for years. The service was never great, but they got the job done eventually. Representatives were mainly rude except for one lady. Do not expect your deposit back despite your best efforts to meet their checkout standards, they want new blind and bulbs and have extreme clean standards. I still have the video from when I moved in, it was not spic and span. Their cleaner does not do a good job, or their crew may have left a mess after he or she went because there was sticky stuff all over the bathroom door (I know the new tenant). No contact was made regarding the charges mailed to us, just a bill.

Negative experience: Those apartments are a real mess,nothing works,the AC always has problems,every day they cut the water.The roof falls down,nobody pays attention,you go and complain in the office and they never have workers who know to fix the problem, but if they charge you too much rent, its ridiculous, I think the owner should pay attention to that and with so much income they receive every month fix things and not just take the money in the bag. I thing you have to make a complaint whit some one other than the owner or manager because it is seen that they do nothing to solve it. My mother lives in the apartment 253 and since last year she told them that the ceiling of the bathroom and the kitchen was falling down and until now they have not fixed it because they do not have anyone to do it that. STUPID ANSWER ...

Courtney Jenkins is the property manager of Augusta, and is exceptionally great with not only ensuring your quality of receiving the right home you're looking for -- but even had a beautiful heart-of-gold by assisting my family and I, during the entirety of our lease in 2019 during an epic financial crisis. Tasha, also, is a new realtor who just recently joined the Augusta Realtors family, and is abundantly patient and helpful with everything she does with her work in the front office! I've been with Augusta for over a year and never even spoken with Tasha before her transition of employment with another property management company. But she handled my questions and concerns with care, and exceeded beyond my expectations of what customer service should look like, as far as being on the receiving end of it! Yet, she's only been with Augusta for merely a month, and went above and beyond when it wasn't even asked of her! As well as Jamie, who made it her mission to tend to all my maintenance service requests; by checking in with me constantly throughout the day via email, to ensure I received the best quality of service as efficiently as possible! You won't be disappointed if you decide to lease or rent-to-own a home with this company. Augusta Realtors only continues to only add to their level of greatness and professionalism by becoming more and more adamant for their passion of working in property management. Negative experience: I Moved into Wind chase Village wich is an Augusta Realtors complex. To start they had more than a month to prepare my apartment, i want a 1st floor due to having minors and seizures disorder, but No!! They made me take one in a second floor with Balcony, that it is falling apart!! Cause you cant use it, due to all the planks being rotten, and metal rods missing out of the little balcony, to this day the whole apartment it is still incomplete, they didn't cleaned it. I had to do it( wich resulted on me getting bronchitis) ceiling fans that are throwing sparks cause they are wrongly wired! So i cant used them, Gabinets that are supposedly fix with silicon and staples and other stuff anything but fixed or replaced, a stove that over heats, closet with no closet door at all!!! a rug that was never cleaned, and im still waiting for them to supposedly come clean, Gabinet's full dust, mold, broken blinds!!! And for this!!! They charged me a $650.00 deposit, than a month of rent another $650.00 on top of that my first month was supposed to be $450.00 due to a move in special, that they didn't want to honor!! They have many hidden fees and are not upright about what they should be doing or charging!!!! This as been a huge disappointment!! I ask to be changed and they wouldn't even be able to do that cause now for them i have to out live my lease!!! This is some major BS

Negative experience: Better clean the whole place with a toothbrush if you want to see any of your deposit! Charged me $65 to replace blinds that were broken before I even moved in, charges $125 to clean the unit when a quick sweep would’ve sufficed! Might as well throw the deposit into a trash can because you won’t get it back. Guess they need the money that desperately, treat your deposit as a donation!

Therefore, I requested a refund and was told I would receive one. Well due to miscommunication within this office, along with improper training, and simply being disorganized I am now being denied a refund! Which is completely unprofessional. Negative experience: During our 1 year renting from Augusta we decided never again. We moved from far away so we had to pick a place without seeing it first. When we moved in the place was a disaster. There was a good millimeter of dust on the walls, grease splatter on the kitchen wall, urine in the toilet, mold on the toilet seat. There were hundreds of bugs in the house. When we moved in in July, the AC was broken and the hot water heater wasn't working. We put in a work order to get it fixed and it took 1 week to get it fixed. Later in the year, mice somehow got into the house and walls. We started finding mouse poop IN the drawers of our kitchen, so we put in a work order for that. We made sure there was no food left out or in the pantry, but still in the 3 weeks it took someone to come help, we killed 50 mice. The next summer came around and the AC wasn't working again. We put in a work order for that. It took 3 weeks for it to get fixed. We left that town house in better shape than it had been in years, and we got less than 10% of our deposit back. Needless to say I would say STAY AWAY! They were annoyed every time we followed up on a work order that had been in for weeks, and were difficult to deal with.
I would like to start by apologizing for any inconveniences you had while renting from Augusta. Hearing each review only helps our company get better. I do wish you would have expressed your concerns sooner because I would have been able to look into these issues for you. It has been almost a year since you have rented from our company and even in that short amount of time we have made many changes to be able to better assist our tenants. Negative experience: I have lived at wind chase village for 4 years now and it is ridiculous the amount of negligent maintenance issue that have not been completed . Me My husband and my four children have no other option but to endure our circumstances. The first year my 9 year old son was attacked by another tenants child they did nothing in my contract it states that any violence apon residence is immediate eviction but nothing happened. I have been waiting 4 years for my sink upstairs off my daughter's room to drain. I have been waiting 3 years for my 2 cupboard doors 3 drawers that fell to pieces to be repaired. I have been told for 1 year now that the shower upstairs would be fixed when used it pours brown water through my kitchen ceiling and cupboards and floods my kitchen and the wall in my daughter's room is buckling in they told me that a contractor would be by and never heard anything else for a 1 year now. 6 months ago someone kicked in my front door stole me car keys and car I reported it and filled with police APD was disgusted and disappointed that the door was not safe at all ... so 3 months living with a smashed door no lock they put a door in told me they would be back with a peep hole and lock for the door still have no framing and no protection. the lack of effort to maintain my apartment on the Augusta realtors and wind chase village is so disappointing and rigorous on my family I have never broke my lease never been late a day on my 4 year residency payments and wish that they could hold up to their end of the lease or agreement what am I paying for if not the safety and well being of my family.

Negative experience: I would have given no stars if I was allowed to. As far as managing the apartment complex I was at, if you will view the pictures I posted then you will see how well they did that. It was trashed out in the back (where me and my company and whoever else lived on that side had to park) all the time. I had company over WHO ENDED UP GETTING STABBED WALKING TO THEIR CAR IN THE FRONT OF THE COMPLEX...Augusta didn’t do anything about it nor did they care. I had been in my “new apartment” about four days, the downstairs women had come banging on my door at 2:30AM and started throwing rocks at my window. (Yes for no reason) I called the apartments the next day and reported her, nothing happened. We had multiple other horrible encounters, which I called to report. I was told at one point “oh she was drunk and apologizes”...again nothing was done. I had locked myself out of my apartment one day and was told they couldn’t do anything...and wasn’t contacted back UNTILL I WROTE A BAD REVIEW...(3days later) I took pictures when I moved in as well as when I moved out. I put up a $500 security deposit...and at the end of my lease I gave a good 50 day notice that I would not be renting through them again. And requested to schedule a walk-through of my apartment and she declined and told me to “just take pictures” this was about 2 weeks prior to me actually moving out. I moved out the 17 and cleaned on the days I could, turning in the keys the 28, and was mailed $130 of my $500. I later learned that SOMEONE WHO WASNT EVEN ON MY LEASE got $130 (total of $260). I had also cleaned the apartment down to wiping out the fridge and cabinets...and was charged a $200 cleaning fee....Tammys excuse for the cleaning fee was “dust on the ceiling fan and walls etc” I CANT MAKE THIS STUFF UP! I HAVE EMAILS. I asked for a detailed list of what exactly they cleaned and was sent a BLANK list of what they charge for....along with pictures. Some of the pictures not even being MY APARTMENT! Tammy told me she would check on that and never got back to me till I brought it up with the BBB. I then was told I’d be refunded for the $130 sent to someone not on my lease (when I brought her the checks) and she would refund the blinds...THAT I HAD PURCHASED AND WAS CHARGED FOR BY AUGUSTA. At this point I’m tired of spending ever day I have off trying to print stuff out and make copies, waisting my gas and time. So I gave into $295 out of $500. I reached out to Tammy to “set up an appointment to ‘exchange’ checks” and was told to “just drop them in the drop box and she will take care of it” WITH HOW SHADY THEY HAVE BEEN I WAS NOT ABOUT TO DO THAT. I then told her no mam I need to schedule an appointment, I work full time but my manager is willing to work with me...she told me Monday at 10am....which was great. I get there and she wants the checks and “will give me a call when the person who signs the checks comes in” UMMM LOL NO MAM. I suggested she get with the person who signs the checks and come up with a decent date and time to where I AGAIN...could come up there and exchange checks. Tammy said that if I didn’t give them to her now she doesn’t know when or how long it would be...I DONT CARE. I needed an appointment. Tammy then rolled her eyes. And told me to have a nice day. I wrote an email putting a time stamp and info and tagged Tammy as well as Judy (her boss) and received a text within 10 minutes saying I could come and get my check signed. AUGUSTA REALTORS IS A LIVING HELL! I advise you take pics before and after and DO NOT TAKE NO AS AN ANSWER IF YOU WANT TO SCHEDULE A WALK THROUGH. I am now done with my whole year lease and it is definitely a breath of fresh air. There was only one women who worked there, Krista, she was extremely sweet, very helpful and actually concerned with my problems. She is no longer there. I wish you the best of luck if your already living there and I ADVISE CAUTION IF YOUR THINKING OF RENTING OR BUYING THROUGH THEM. And god forbid you have to talk with Tammy. She is NO HELP, VERY RUDE, and GRIMY.
Kailey, I am sorry to hear you were unhappy with our service. Our team works hard to satisfy our residents but it sounds like in this case they were unsuccessful. Please contact our office to discuss your experience so that we can look further into these allegations. This is definitely not the way we conduct business. A supervisor will be happy to look into your claims. Also, most of these pictures are from a nearby alley that is city owned. They are not controlled by Augusta.
Negative experience: I've had my apartment building managed by Augusta Realtors for about a year and have had a roller coaster relationship with them. To their credit, they helped me to turn it around to a degree but unfortunately I only had 2 cashflow positive months during their 11 months of management. However, the most significant problems that I've experienced with them have been related to poor communication and slow responsiveness. I'm an out of town owner and when I reported know issues with the property that required rapid attention it would take multiple conversations and weeks to get a response. They were decent during the sale of the property however once the property sold and they continued to manage it I've gotten very poor response concerning settling our account, and now it's been more than a month since the sale, and they have withheld my $1700 reserve without explanation and won't currently respond to multiple phone, email or text. That's just not acceptable.
Philip, We really appreciated the opportunity that you gave us to manage your apartment community. We worked very hard to overcome so many of the challenges that we inherited from the time prior to our management. We felt that we contributed to taking it from a property in distress with negative cash flow and a low occupupancy to an attractive investment that was at a high occupancy level and a satisfactory cash flow which met your goals of being able to sell. We love the challenge of doing that and hoped that it would be a very positive thing for you. It did take time for the final accounting to ensure that all items had cleared prior to final disbursement of funds but we did send the bulk of the funds within a couple of weeks after closing. I apologize for any poor communication from our team in the process. We strive to keep our owners informed and to be responsive but sometimes the challenges of this busy field keep us from performing as well as we should. We have added more team members to help provide better service in an effort to continue improving our service. Again, I sincerely apologize for all of our deficiencies and we wish you the best. Fantastic experience: Judy, Courtney and the rest of the Augusta Team does an AMAZING job taking care of both tenants and property owners. Working with Augusta for over 6 years we have seen them go above and beyond to get work done promptly. They really care about the tenants and take great care with their people and properties. I would HIGHLY recommend Judy and her team for finding a place to live and property management!

Negative experience: The house we we're renting had issues with mouses and roach infestation, please be careful when renting the houses, tried numerous times to get issues fixed and was denied getting it done.
We are so sorry that you have were dissatisfied with our company. Typically on a rental home and as per the lease contract, the tenant is responsible for extermination and keeping the home clean during the one year lease. Negative experience: Wind Chase Village sucks, the management and maintenance is very unprofessional. The apartments are infested with roaches, water leaks, no heating or cooling system, roof leaks, mold growing. Don't your waste time or money!
