Fantastic experience: Concerning my stay here at Orleans Square Apartments. I consider it a great reward. I've lived here for about ten years. I've never experienced a better place of response to my needs as I have here at Orleans Square.They have always caused me to feel that it matters to them, that I am a tenant here. The management department and all employees involved have always been an excellent group of people to communicate with. Their demeanor, their personality, their responses to my concerns and request have always been taken with great attention and prompt response. I commend them with great reverence, for their excellency of professionalism as they represent their company.

Fantastic experience: Orleans Square is definitely a nice, quiet & reasonable place to live. Had a few issues in the beginning, but everything was resolved and up to par. Lived here years ago and loved it, so I came back lol!! Definitely recommend if you’re looking for a place to stay in SE Shreveport

Negative experience: TAKE PICTURES OF YOUR CLEANED OUT APARTMENT BEFORE YOU LEAVE. THEY WILL CHARGE YOU FOR YOUR APARTMENT NOT BEING CLEAN ENOUGH. They will not notify you of the fee in a way that gets to you either, but will send all of your information (that they could have used to contact you) to collections. I highly would recommend NOT moving here. Don't ignore the comments talking about surprise fees or lack of maintenance or lack of professionalism.

Negative experience: honestly terrible, they change managers so much and this recent manager or front desk woman is so unprofessional, she catches attitudes when she isn’t doing her job right or when i call to ask any questions that i need answered. half the maintenance are SORRY and catch attitudes as well and are very unprofessional. they keep raising the rent yet they arnt making any new adjustments to these apartments as they look old and outdated almost ghetto to be on youree drive. trash falls out of the dumpsters as well and they claimed they were gonna power wash the apartments, never happened. the pools are broke down and dirty as well and they occasionally have bugs. idk what they are doing up here but for them to be raising the rent like this is criminal, don’t move here.

Fantastic experience: I have lived at Orleans Square for 2 years, and I absolutely love living here. The complex is in a wonderful neighborhood in South Broadmoor, very close to the LSUS campus. The staff are always friendly and helpful, and every maintenance request I have had has been taken care of promptly. Would definitely recommend!

Fantastic experience: My girlfriend use to stay there and unlike what some of these reviews are saying it’s is very nice. I never seen any bugs and they do offer pest control. The move in and move out process was made very easy by the office staff. My girlfriend wouldn’t have moved if we weren’t getting married and buying a house together. It’s in a great location and if a maintenance issue came up they would fix the problem in. Timely manner. I would definitely recommend Orleans Square to friends and family

Positive experience: Orleans Square is probably one of the most underrated apartment complexes in Shreveport! My boyfriend has lived here for 6 months and it’s been great. The first few weeks we had a few maintenance issues we had to get fixed and every time we called, they showed up either the same day or first thing the next morning. The maintenance guys are always so friendly as well. Also, you can’t beat the rent prices here!!!! If you are looking for an apartment complex in a safe area, that isn’t completely run down, and is reasonably priced, seriously consider Orleans Square! UPDATE: Needing to take this down to 4 stars… I posted this review a week ago but had multiple issues since then. They are doing their best to try and get some spring cleaning done. They are power washing stairwells, painting them, and so on. They told us they were power washing and painting the stair wells on a specific date, but didn’t inform us they would also be doing the balcony. So I walked into the living room one day and was startled by a stranger using a ladder to climb up onto the balcony trying to take care of the power washing and painting. Today, they are fixing a portion of the roof near the front door of the apartment. Not an issue, if we were told about it in advance. They guys have been LOUDLY banging on the roof for 3 hours now and they put a hole in the bedroom ceiling!! I had to go outside and tell them and thankfully they were nice and have been doing their best to fix it. I do understand these contract employees are just trying to do their job, so it isn’t their fault, but we should have been told in advance about having this kind of work done.

Fantastic experience: I and my girlfriend will be moving here in April. When I first applied I was denied, through no fault of Orleans square or myself. The current complex we are in lied to the management at Orleans about supposed violations and the length of time I've lived there. Once I provided proof to the contrary of what the current place has said, Orleans approved me. Shame people nowadays are crooked and such. Thank you Orleans for accepting me. Can't wait to get to know you'll better!

Fantastic experience: Very nice staff - very helpful. Property and apartments are great and grounds are well kept. And the location is great - most anything you may need is just around the corner. Just renewed my lease for a year and highly recommend Orleans Square to anyone needing an apartment.

Negative experience: It is horrible the front desk lady was rude, They didn’t have the apartment ready, right when I was supposed to move in after I transferred everything I got the keys walk in it wasn’t like the pics or what they showed me the floor was dirty, it was out of date no central air. I didn’t even move in and they kept my deposit horrible

Fantastic experience: I have lived here for a year and a half now, will be two years in another sic months since I just signed another lease. Rachel in the office is a so kind and nice, I'm not sure who the other women I speak to sometimes that is also nice. There is one person in the office that's different from the others but it's not a big deal. Some cops live here, so that's nice to have them close by. I only have two small minor issues, I wish the laundromat had better equipment. I have to dry my clothes twice no matter how little of a load, and sometimes the machines take your quarters. My second issue would be the fact that I've lived in my apartment for this long and they haven't sprayed once since I've been here BUT I have also never seen any bugs in my apartment so I don't really mind much. Anytime I needed them to fix something they did it right away. They replaced my A/C with a brand new one, and cleaned my carpet when the old one leaked. I also like my neighbors I live by, we all speak to each other when passing. The pricing is affordable too in my opinion, so I am a happy camper.

Negative experience: Once you move In, people in the office change their tone. They stop being super friendly. AC unit went out yesterday. Called the emergency maintenance. No call backs. It's goimg to be 106 with the heat index today. Might as well move into a hotel since all the unit has is a refurbished motel window unit

Negative experience: The apartment complex is very unprofessional if I could give zero stars I would. The apartment complex has roaches and the roaches was in apartment before I moved in. They do not have the apartment sprayed monthly like apartment complexes suppose to. If something like rental insurance is showing expired on their end they will wait 2 months to send you a notice and say you have 24 hours to resolve the issue or face a 50 dollar charge. Like very unprofessional I would not recommend this apartment to anyone.

Positive experience: Update: I'm bringing the star rating down. I don’t know the name of the lady who works in the office now, but I know she is someone new. She is extremely rude. It is making me rethink living here. I don't even feel comfortable calling the office because I’m always afraid I'm going to get her. I have been living here for 2 years and I haven't had any problems. Maintenance is not only kind but they get the job done quickly, then the office calls to verify that everything has fixed. Very quiet neighborhood, and the office staff is really nice! Planning to stay here for as long as possible, until I move to a different state!

Negative experience: Don't move here. I have a huge hole in my ceiling and Everytime the neighbors upstairs take a shower, my ceiling leaks.

Negative experience: Please read all the comments that people have left that urge anyone not to even WASTE YOUR MONEY for a rental application and administration fee. We spent weeks of calling, filling out all forms and deposits made to only hear more deposit money needed! The money they want does not add up to what is agreed on and signed! I been given the run around with fees and deposits and approvals from a manager that is NEVER there or available. Front office workers are not trained and didnt even know what apartments were available and had no training to answer any questions. Red flags all over ! Dont waste your hard earned money with this complex! And please dont give me that automated text that says to call a # and blah blah blah. I should send you a bill to reimburse ME for my wasted time and effort and hopefully this will help others to NOT give Orleans Square their valuable time! Negavite stars are needed for Dawn .

Positive experience: Low crime on the end near E Kings Hwy. Located close to everything you might need including some great eateries. Rent is affordable and we like our apartment (1 bedroom). Pool(s), playground, tennis court, clubhouse, laundromat(s) all on the grounds and available for use.

Positive experience: My friend and kids live here. It's a cute place and there is a pool really close my friends place. The pool was dirty and smelled moldy, also the sides of the pool were slimy. I think the pool needs to be better maintained.

Fantastic experience: Every place has its flaws but amazing staff, very professional, location is great . Been here for over a year and staff calls to check if maintenance was able to help me when I put in my service request in every time, not only that but maintenance is polite and gets the job done . Staff never misses a beat. Understanding and compassionate. Would recommend to anyone.

Negative experience: I used to love this place. Was actually excited to move back. I have lived here for 3 years now and over the last year these apartments have gone downhill drastically. My bedroom window was busted by someone trying to break in, my boyfriends car window was busted by someone trying to break in, and this morning my car window was busted by someone trying to break in. My neighbors cars have been broken into as well. We have installed security cameras but that doesn’t save the windows. There’s onsite security but it does no good if there is no nightly patrol. If you don’t want your stuff broken into I would highly suggest not moving here.

Negative experience: Dirty and poorly maintained. Incompassionate staff who refused to let my Mother out of her lease when she had to go to a nursing home. Wanted to be paid penalty fee for breaking the lease even though they were paid an extra months rent and given 30 days notice. Other tenants have pit bulls and walk them and there is dog poop all over including on the sidewalks.

Fantastic experience: Orleans Square Apts. has been my home for 14 years. I like everything about it. The management staff are wonderful. If I have a maintenance problem it gets taken care of usually in the same day. The maintaince crew are always helpful and courteous. Great place to live.

So I called this place on a Friday to get information come to the apartment complex to only get turned around saying they need a deposit fee why would you need the deposit fee off top so I asked to speak to Mrs dawn because that's who I had been doing business with they where so rude because I asked for Mrs dawn if Mrs dawn not there just walk away because the woman in the front an the middle lady is rude... Anyway when i had everything but my deposit she Say oh we already lease that apartment I was well confused but long story short if you don't want the run around take your business elsewhere... I will take my business else where...

Positive experience: Large complex w/ 3 pools, several laundromats, wheelchair ramps in parking lots, & many entrances (2 directly from E. Kings Hwy.) Pet "deposit" is actually a $500 non-refundable FEE.

Negative experience: Lots of problems with these apartments . Fights . Police called alot . Could not walk down or up stairs without people sitting on stairs and talking on phones .All of the aparment on kings is too close to road constant traffic noise. These use to be decent now low income .

Negative experience: After picking up all my required paperwork on Monday, I returned on that Wednesday to turn everything in. Evidently, me walking in during the manager's smoke break was not acceptable to her. I asked to see the apartment I was moving into and she said it wasn't ready. With a confused look on my face, I asked if it would be ready on Saturday, as she said it would be. She said, no, because I took too long to turn in the paper work. She was very condescending and acting like I should beg her for an apartment. I quickly took my paper work, thanked her for her time, and she returned to her cigarette outside. I went down the street, I pay $300 more a month, but worth every penny! Do the same! If that's what they're like when you're a potential customer. Imagine what they're like when you live there!
