Negative experience: Yuliya Britva does nothing but take our money and doesn’t help at all when it comes up making our Community a better place with HOA rules. We pay all this money for them to do nothing and not enforce any rules. Don’t use this company

Negative experience: Do not use them as property management company. They lie, take forever to respond, and give you incorrect information. However, they are great at using ChatGPT to gaslight you in their email response, specifically Sarah T. I also asked for her boss, Brittany R. Kojzarek, she never responded. Please see attached screenshots of my emails.

Negative experience: Disappointed with the services that are being provided. They seem to have little care for the homeowners and are more interested in collecting a monthly payment.

Fantastic experience: Our family has lived at 20 South Main St. since 2016. I myself have many jobs, worked in management, and owned a business. So I have seen the pressures that management is given from many challenges of locations. I the last few years spoken with Tracy and Leslie from the management team. I do my best to mainly use email, which has given me a great contact with the ladies. Leslie keeps a good contact with me to help the family to keep us safe and answer any questions even after hours. I’m so glad Tracy has her on the team with both these ladies on our team. We could all solve any problem together. It’s about building Patience and knowing never to Pressure someone. Let them know you need their help and when they can get to it, you’ll be happy that you can work together. Thank you, ladies for working so hard for us.

Negative experience: im not sure if "Tracey" is even real person. if she is this company is paying her to do nothing. I have called 5 times over the past 2 months and every time i get forwarded to "Tracey" it goes to voicemail. like whats even the point of hiring these people if they are never even picking up the phone . what a joke of a management company. If you are contemplating buying or renting on a property that uses these guys i would highly suggest you look elsewhere if you want to save yourself the headache and frustration of dealing with a non existent management company that does absolutely nothing for the residents. when it comes to taking your money they have no qualms and will be quick to respond. god forbid you actually need help with something because then they go radio silent. Not to mention the Predatory and borderline illegal Parking Polices they are helping Hilldale enforce in Hoffman estates . They literally expect you to pay $30 just to be "allowed" to park in our parking lots . I have never seen a place charge for parking like this.

Negative experience: Absolutely Awful company. our HOA board started charging $30 a year just to be able to park in OUR own parking lot. KEEP IN MIND i paid extra for a DEEDED Carport spot when i bought this condo and they still expect me to pay for a spot ONLY I CAN PARK IN because its assigned to me. Make this make sense. Communications are usually delayed 2-3 days because this office is only open during the week and folks stop answering the phones before they close. the Person "In charge" of our HOA at PSI is literally NEVER in the office. always go to message machine. we are paying this management company to do pretty much nothing. If your thinking about buying or renting a property that is doing business with PSI do yourself a favor and RUN! IF i knew this HOA and management company were run by crooks i never would have bought this unit

Fantastic experience: More than just property managers but people who actually care about our satisfaction and safety. So grateful for people like Jeffrey Madigan who showed excellent customer service and a level of empathy that made me so glad I have property specialists inc managing the property. Fantastic experience: Submitted a work request and it was resolved quickly and professionally. They're also good at sending out updates regarding events that affect residents within their area.

Negative experience: They use a cookie cutter & generic HOA rules sheet. They dont really do much besides send messages about making sure your stinky trash cans are sitting in your garage, but they sure do print and mail a lot (which is part of what your assessment fees pay for). Their reserves also dont collect any interest, so either they aren't financially savvy, or the interest doesnt get invested back in the neighborhood.

Fantastic experience: We switched to our HOA to Property Specialists last fall and are very pleased. Joey and Ryen are very professional and have tremendous follow through on the many details that the transition to a new management company entails. They are available on a daily basis and seem very helpful and knowledgeable.

Fantastic experience: PSI is fantastic. Every request my wife and I have ever submitted to them for approval, has been responded to in a very timely manner. Even an inquiry is handled expeditiously. They seem to be a very well run organization.

Fantastic experience: I recently needed document from the HOA association and was having a horrible time trying to figure out what heads or tails were in this confusing process. But Thank GOD for KELLY MCDONOUGH. She is absolutely AMAZING. She helped me so much during this process and was absolutely the most professional, knowledge, kind, friendly and willing to help person that I have uncounted in a long time. In this day and age where customer service is a lost art. Kelly went above and beyond to help me with the titles of the document, the numbers for condos as opposed to townhomes and how to navigate the system to find what I needed and made the process seamless for me. I should have hired her as my attorney!!!!!!

Fantastic experience: Our Association has been working with PSI since January 2025. Our property manager, Catherine, has been wonderful to work with. She is very knowledgeable, communicative, and very quick to respond. I feel like we have a partnership that enables us to take care of our community. Overall, PSI has been a very professional company that has been very easy to work with.

Fantastic experience: I can’t say how much I appreciate the patience and care that Brandy gave me for an hour over the phone. She is the first person since my move that has genuinely understood and heard my concerns, helped me develop a plan and gave me a much more peaceful outlook on my new home.. This level of Customer service is priceless to me. I am so grateful for her time today.

Negative experience: The bern at the back of my home is completely mismanaged with no consideration for the trees or the soil quality. This area used to be mulched, but isn’t anymore for many years. There has been zero responsiveness with the promise of a “Spring Walkthrough”. Our community is an afterthought. PSI is essentially stealing my money!!! Shame on you!

Fantastic experience: I’ve had an outstanding experience with Property Specialists! Leslie B., the property manager I interacted with, was professional, responsive, and genuinely committed to providing top-notch service while assisting with my service request. Whenever I have any issues, I am treated with patience and understanding from the staff. They do a great job with planning and caring for our property. Fantastic experience: Joey Pena took over our board just when we needed it most. The manager the company assigned us prior to Joey was okay but we had our issues. Once Joey took over we were thankful. Joey is a professional and is stellar at property management. We have some important items to deal with as a board and Joey is clearly invested in assuring we get our jobs done and do the right thing. We are so grateful PSI gave us Joey as our manager!

Fantastic experience: As President of our Condo Association I have found contracting with Property Specialists Inc management has been a great experience. Joey Pena has done a wonderful job in every aspect of Board and Owner interaction. She is a delight to work with.

Fantastic experience: Clear and prompt communication is always key. Brandy helped me understand HOA requirements for the installation of our new deck. Rapid reply to my questions, with total customer focus in the responses.

Negative experience: I am so impressed with how fast my problem with the roof was taking care of. But most of it was Mike’s service, he did a wonderful job. The association is blessed to have a knowledgeable, friendly, and caring person like Mike. I want to give a special Thanks to him for such an amazing job you did at my home. If Mike wasn’t there to aid our complex, to me PSI Property Specialist will be NOTHING. I downloaded pictures of the leaves, and how they keep other places leaves less. The second set of pictures are in front of the office. They don’t want to use the association fee to have the property looking like their front. The last 2 pictures are in front of our complex. What a joke this PSI are. All our money goes to nonsense like building a new tennis, pickleball, and basketball courts so that our neighbors that brake into our place enjoy it. This company also uses our association fees to get beautiful flowers in front of the office of Wyndham, and keep an appearance that they do keep our place beautiful. Once you go tours the back there’s dead leaves , and Mitzi the secretary told me that the landscapers told her that the trees that we have back here fall, my son is a Biologist and said that is true, but not leaves that are dry. So I put a complaint, the landscapers clean it about 2 weeks ago and now it doesn’t look like when they cleaned it last. The leaves look green and not many of them, I have pictures of them and now. Another complaint that we been having since I bought the place is; snow removal, all front walkway are clean, not ours we have to buy salt and remove it ourselves. Between Mitzi and the manager of PSI make Wyndham a toxic place. They shorted our parking spaces ONLY in the back to make more parkings. Our cars are getting it when doors are open. I was told by Mitzi that the City of Palatine told them that it was fine for them the do that. I called the City and found out that they never authorized such of thing. It’s been 2 months since the City contacted them to fix the parking spaces, as of today 7/13/24 they still not fixed. I have never complained about anything here because I keep to my own business. So I planted a garden with hanging pots with beautiful flowers, and decided to also have tomatoes; also placed a fence around do to the many leaves that the landscapers blow to our entrance and leave them there for months. Well as a result of me calling the City of Palatine, they are very upset with me, and order me to remove my vegetables and fence with a fine if I don’t. So should we as owners also send them a fine for not complying with the parking lot, and all the other complaints that we have? Be very careful of PSI: They want to go by our bylaws by keeping us to obey them; when they didn’t follow them. They were going to sell our property to make us homeless, but thank God we hired an attorney who read it and they were STOPPED. I have ask for the bylaws since I bought the place in 2007 and they never given me a copy. I’ll keep you all posted on the parking.

Fantastic experience: I was so pleased with the repair of the space under my bedroom window. The fellow (Jacob I think) did it perfectly. I will always speak of the wonderful efforts that Property Specialists put forth for us in Surrey Woods. I am happy they are so helpful with any problem brought to their attention. *Lois Harvan

Fantastic experience: Just a time line to demonstrate the efficient efforts to alleviate a problem with an unexpected leak coming from my A/C air handler located inside my apartment. At 2:38PM, I called Property Management and spoke directly with you (Leslie Beltran). At 3:05PM, we spoke again, and you told me that you had initiated a work order to Mid City Plumbing and they would be out to address the A/C leakage issue today. At approximately 3:20PM, Mid City (Eric and Will) arrived and began rodding the common A/C drainage pipe in my apartment. They also went down to Unit 110 to investigate if any water leaked into that A/C closet. They found that it had. They rodded that pipe as well. After which, they continued their work in the Garage. By approximately 4:50PM, both my apartment, Unit 110, and the Garage were rodded and I was told that clean water was running from my apartment through the 1” common drainage pipe to the end of that pipe in the Garage. The young men who performed the work were professional, courteous, thorough, and patient. And, Leslie’s coordination of this project was superb because she is an excellent listener, problem solver, and she knows how to make things happen. Many thanks to you and the team from Mid City Plumbing.

Fantastic experience: It's a shame to see so many negative reviews because so far our personal experience of working with Property Specialists has been great! Brandy in particular has been a huge help in getting a few issues resolved for us. Their online platform to submit violations, questions, etc. is easy to operate. Always get an email confirmation it was received and communication afterwards has been great both via email and phone call to get our needs taken care of. I can only hope and imagine this will continue as our neighborhood continues to use Property Specialists to help oversee our HOA. Update: Joey Pena has taken over our community and I can’t say enough amazing things about her. She’s extremely responsive to any concerns or needs our board members have. In addition she gets task done in a quick and efficient matter, always staying in communication about what she is attempting to do or has done. Thank you Joey!

Fantastic experience: Our Town home Association (Bridge View Creek) is handled by Jacob at PSI Specialists Inc. Fortunately in my opinion, Jacob does a wonderful job and always responds to my any phone messages the same day. He is very knowledgeable, professional and patient in regards to any question or concern that I may have relative to my home and/or the Association in general. Furthermore, he will provide me with a logical answer or reach out to the Board and get back within a reasonable period of time with a response. I have dealt with other previous property managers both on this property as well as a past residence and had not receive anywhere near the excellent service that I receive from Jacob. Fantastic experience: Overall, PSI is very responsive and does a professional job managing our community. I especially appreciate our community association manager, Jennifer Morris. She is capable, detail-oriented, organized and willing to go the extra-mile. In addition, she runs meetings efficiently, she is a great listener, and does it all with a professional, collegial, knowledgeable, and kind demeanor. Jennifer is a "winner" in my book!

Fantastic experience: As a real estate agent for 45 years, in the past 15 years the experience of working with property management companies has been poor. Answering machines take you all over the place to located the party you need to connect with, no call backs, etc. Yesterday that didn't happen. I needed to contact my client's property management company, Property Specialists to assist me getting information for my transaction for a property in a subdivision they manage. To my amazement, when I called their office a woman by the name of Nancy Enzenbacher answered my call. I couldn't believe that an actual human being answered my call. No answering machine taking me through a maze of prompts, etc. Nancy was a delight! Pleasant & knowledgeable. She connected me with the assistant managers office. While Melissa Micari, the assistant manager, wasn't in I left a voice mail requesting she contact me asap. To my surprise, I received a call from Melissa within an hour of my message. All my concerns and request were taken care of. My thanks to both of your employees for their professional & courteous service! They could teach a master class!

Fantastic experience: PSI has been great, communication and response time is exactly what we were hoping for when we signed on… Kathryn Coconato, our manager is well informed and on top of the issues as we send them in not to mention getting proposals for vendors in a timely manner. We’re happy with our transition to PSI.

Fantastic experience: Our association switched to Property Specialists, Inc eight months ago. So far, I have been impressed with the quality of service and professionalism during my communications with them. I received responses in a reasonable amount of time. The representative I interacted with most recently, Brittany, was especially polite and responsive to our needs. While my recent concern hasn't been completely resolved yet, I am confident that it will be followed up with until it is indeed resolved. It has been refreshing to communicate with someone in a manner shows that they take pride in their work.

Fantastic experience: I have lived in a PSI managed property for over a decade, the past three years as a board member, and have not had one bad experience with them. Our property manager Melissa B is always responsive, does a fantastic job with any issues that arise from residents, and keeps our community on budget in the short term and long term. Great management company to work with.

Fantastic experience: I just read some reviews . I can't believe people had a bad experience with PSI. I can not say any one bad word about our PSI. I have been living in our community since 4 years and I didn't have any problem with our Association. I had some troubles, first in my apartment and later  in my building, but it was solved very quickly. Every time somebody from management came for inspection and in a few days everything was done.  Our Property Managers Brittany and David are very professional and very very friendly. They are AMAZING !!!!  Every month they organize meetings with homeowners which is very unusual because  other companies have their meetings 4 times a year. Thanks that they are very easy to work with.

Fantastic experience: PSI is a solid choice for a property management company. I have served on a board at a property they manage and have found them to be attentive, knowledgeable, and responsive. With all management companies there are complaints that typically stem from residents who, unfortunately, don’t follow the bylaws. This typically results in negative reviews from folks who simply don’t understand how associations work. If you are a board member or owner looking for quality service at an affordable rate give these folks a try. I typically don’t leave reviews but after seeing some of the feedback I felt it necessary to provide actual feedback from a board member who has personally worked with these folks for years. I recommend you look at reviews from board members - they typically have the most experience working directly with these guys. David is awesome!!!

Fantastic experience: I recently received assistance from Brittany at PSI regarding the approval for an improvement to our home. She was so helpful from beginning to end with the ARC application process. She was our main point of contact and her facilitation of the process was smooth, efficient, and quick. We appreciated the assistance. Our experience with PSI as our homeowners management company has been a pleasant one!
