Negative experience: I’m honestly surprised by how high the Google reviews are for this property manager. Prospective clients and property owners should also check Yelp, because that experience is much closer to what I encountered. In my experience, the team was rude, unprofessional, and not genuinely willing to work collaboratively with property owners. Communication felt dismissive rather than solution-oriented, which made an already important business relationship frustrating and disappointing.

Fantastic experience: ⭐⭐⭐⭐⭐ I had an exceptional experience with East Bay Property Management and Consulting! Their team is professional, responsive, and incredibly knowledgeable. From the very beginning, they made the entire process smooth and stress-free, handling everything with efficiency and attention to detail. Communication was always prompt and clear, and they consistently went above and beyond to ensure all of my questions and concerns were addressed. It’s clear they truly care about both property owners and tenants, creating a positive experience for everyone involved.

Negative experience: Used to be decent, but changed management. Our experience was not good: emergency repairs for what seemed like minor issues for inflated prices, repairs for multiples of the price compared to when the repair service was called by us, denying obvious claims against tenants and threatening legal action when challenged, did not perform a clean handover from clients. It was always really difficult to reach someone in the office, had to use a different phone number to get through. This was not a good property management experience.

Negative experience: I lived in one of their properties for many years. Rarely answered maintenance requests, or if they did, they came and said, "yea, it's broken, too bad for you" basically. They fixed maybe 'half' of the things that a landlord is responsible for. The worst was that they charged me for something they DIDN'T FIX! They never removed this from my account, and they ended up taking it out of my deposit. DO. NOT. RENT. FROM. EBPM. You've been warned. Read less

Negative experience: I usually do not write reviews of bad experiences but this one must not go unnoticed. We applied for a property to lease. First,they took days to respond to our emails. Then ,I paid a visit to their office and I was told I have a high chance of getting the house. Later I was told an Agent would call me . Gentleman didn’t call on the specified day. Later,I was informed he will call 2 days later. That didn’t happen either. So,I went to their office again just to be informed the house has been allocated to someone else. Highly unprofessional & unreliable. INHUMAN !!

Negative experience: Very unprofessional group! I have called and left messages on many different phone numbers provided. I have emailed and requested to see a property for rent on their website! Crickets is what i have received in return! No one follows up on anything. Especially messages! Very rude and unprofessional. I would not recommend this company!

Positive experience: Just changed over to EB Property Mgr. They seemed interested in my situation and worked with me and my case worker to make my living situation better. The truth will show when I request a 1 yr. Lease. Lol

Negative experience: I can't reach anyone to discuss our yard care and I have left messages with everyone and no one answers none of the phones when I call.

Negative experience: Do not trust this company, they are fraud. took my money and doesn't bother answer the phone and not refunding money either.

Negative experience: The lease agent was so rude. At first she asked for your credit score before you even spoke, then I asked her to wait for me to find that information, she hanged up on me without giving me any chance to say a word. Such a disgusting attitude. Not sure what gives her confidence that she thought herself was better than others. There are so many better companies and communities to live. Never seen a lease agent like her. She should not do this type of job. She destroyed business.

Negative experience: I’m very disappointed, as we applied for credit check and it has been 5 days I’m trying to contact them but they don’t respond not by phone or email . They should let us know if we got approved or not … they have the worst customer service I ever seen

Negative experience: They charge the tenant $40 per month over the listed rent on Zillow. Feels like hidden fee. On move-out, unnecessary charges are added. They took away 80% of my security deposit after I stayed just a year. I wouldn’t work with them again.

With so many buyers moving up here from the bay area, many of them don't have to sell but are afraid of working with a property management company that might not manage their asset properly. Mike has done a stellar job being such a hands on, knowledgeable, and trusted advisor when it comes to managing their property. I hear over and over what great customer service and communication they get when working with him. He is top notch and I trust him enough to manage my own son's rental in Fremont. They promised that they will refund the rental application fee if we don’t get picked but despite following up 5+ times, we haven’t received the application amounts in full. It is very hard to reach them for any information as well. Please think twice before doing business with these folks.

Negative experience: I don’t write reviews, so anyone reading this should not take this lightly. As a prospective tenant, this is one of the worst interactions I’ve ever had with a property management company. I’m in the middle of a TX to CA move, attempting to find a place without physically stepping foot inside. Perhaps common to the Bay Area, I was unaware that you would not even be considered if you were not able to physically view the property. To be clear, the specific listing and property that I was applying for does not say that it is necessary. My co-applicant and I requested applications within hours of their listing hitting Zillow. We made it clear from our message that we were in TX and moving to CA within a few weeks. They sent us the application link, and we applied. This was the only time we ever received a “response” in a timely fashion (automated?). As I was also applying to other properties, I noticed that some of them wanted us to physically be there, or have someone local act on our behalf (some were nice enough to accommodate virtual with us). I called Mike and Naomi a handful of times across several times, never receiving a response. I was finally able to get through to Naomi a few days later via phone call and mentioned we had applied several days ago, explained our situation, and asked for a status update. She said that we wouldn’t even be considered because we were out of state. Note that we have already paid the application fee and waited for several days at this point. She then informs me that we needed to attend the open house on Thursday (the call was on Tuesday) between 430-5p. Only applicants that show up will be considered. I asked if we could have someone local do it for us and she said sure. The following day, Wednesday, my co-applicant received a text response to her inquiry about a status update that indicates there is an open house the following day from 430-5p. Of course she already knew because I had told her. I attempted to call Naomi again (several times across many hours) to follow up and indicate that we would have someone there - no answer and no response. I sent her a text - no response. We have our local family member drive an hour away to make this open house so that we could be considered. He said he informed them that he was there on our behalf. The following day, I attempted to call Mike to thank him for the opportunity and ask if there was anything else we could do - no response, across several attempts. I decided to text him a thank you note because I’m sure he’s busy - no response. Please be aware the his voicemail literally states to send him a text message if he doesn’t answer. This was over 48 hours ago at the time of writing this. Let’s summarize - I have placed dozens of phone calls, multiple emails, multiple text messages (via text and Zillow), and only ONE time did I actually get a response. My co-applicant and I applied the day of property listing with a very strong application, followed all of the necessary steps to be considered applicants, and had zero response through the entire process. For reference, we have applied to three other homes and accepted to all three, all of which were at higher price points in a similar area.

Negative experience: I had requested and applied for a home that was listed on their site, and billed me for the application fee. I contacted them many times about a status update or for a viewing some the homes we wanted to view. However, we never heard back from them in regards to the application. Seems like a bait and switch scheme to me.
