Negative experience: EDIT 2026: Do not move here!!! The bad reviews are spot on. You will have to pay a super large non refundable “security deposit”. The walls are paper thin. If you are a light sleeper like me, you won’t be able to sleep. You can hear everything your neighbors do and say, whether it’s the neighbors above you, below you, or next to your apartment. You will get emails stating your rent is late even though you paid it on time or early. This will be a monthly thing where you have to send them your payment receipts. These apartments are over priced as I originally stated. There are also pest issues. The apartments look beautiful but I am warning you to save your money and sanity and go find somewhere else to rent from. It is a predatory company. Seamless process on acquiring apartment with them. I think the apartments are overpriced but due to my past credit issues, I had no other options. Apartments look amazing and there is an elevator. Also, there is a parking garage for $200 more a month. My main complaint so far, is what I am assuming is a lack of insulation between the apartments. You will hear your neighbors and the tenants above you. You can even hear people walking in the hallways. It almost sounds like they are in the apartment with you. Besides the noise and the general area in which the apartments are located. It could be worse. Also the QR code they gave me when I moved in still doesn’t work. Tried calling management to pay rent and they don’t answer the phone. Lovely.

Negative experience: Honest review. Negatives: Lived here for 1 year and 6 months. At 216 Spring st. First month I gave $6,900 for deposit and my monthly rent was $1,400 + $200 of parking. When I renewed my lease at 12 months I had to put $4K down to make my rent AT LEAST $1,975 + $200 parking monthly if not my rent would’ve gone up to $2,400. The girl that rented the appt to me (Yisbeth) NEVER reply back to my text ever again after I went and pay that deposit. I Agree with other reviews as the walls being very thing you can hear everything your neighbors is doing, I could even hear my neighbors phone when she was talking on speaker smh so crazy. I had very respectful neighbors thank god, My packages were ALWAYS stolen and when I claim about it the answer was always “we checked the cameras and it was a bumb”, every time it rained, it would leak by the elevators, my car was MOST OF THE TIME blocked by some random ppls car that decided to just park there and they wouldn’t do anything about it. Trash was next to the door to go inside the building and it was always scary to open the door and that some rat would jump on me. Positives: Repairs were always fast and on point although I only submitted 3 tickets while I lived there. Exterminators will go every month so I never had an insects problem. Cleaning crew 10/10 I loved them ladies. Laundry was always clean and machines always worked properly. Portal 10/10 easy to make payments. But would never rent here again. I don’t understand how a landlord prefers to risk losing a good tenant and give them a decent price that could stay for years he rather have people move in every week for that deposit which they call “promotion that’s going on right now”

Negative experience: Manager “Kathy” definitely don’t know how to be professional, you don’t get the deposit back that’s how they get you it’s in the contract if you take the discount for the rent, roaches like crazy even if you keep your apartment clean no matter what you do, central heat doesn’t work only throws cold air on winter time then hot air on summer time, they take hours to answer one phone call with the nastiest attitude ever the “luxury” it’s just for pictures once you get to see the real deal in person windows are cracking in the corners, floor lifting like crazy, there’s mold on the walls they just paint over it like nothing, they will “fix” your bathroom but they just going to mess it up even more & the homeless people on the stairs it’s a regular thing just call them your neighbors because ania management will not do anything about it but put a sign up.

Positive experience: I would give five stars if the hot water heater were consistently reliable. Overall, my experience has been very good. The apartment at 188 Lafayette Street in Paterson, NJ 07501 is located in the Riverside/Downtown area of Paterson, a neighborhood with a very walkable environment and convenient access to shops, restaurants, parks, and transit options. It’s also within a reasonable commuting distance to New York City. The car parking and in‑building laundry facilities are excellent, saving us time and making life easier—especially in winter since the parking lot is well cleared of snow. The online application system for parking permits is efficient, with prompt responses and service the next day. The only thing I would suggest for improvement is the hot water system in my apartment, which can be unpredictable at times. I recognize that this issue can occur in many apartments in New Jersey, but resolving it would make the living experience even better.

Negative experience: ANIA Management (Charles Florio, Matthew Florio, Mike Powell) destroyed my ground and property while working on the house next door. They are classic Paterson slumlords who refuse to answer calls, acknowledge the damage, or compensate me for the destruction they caused. They have zero respect for the community or their neighbors. Avoid doing business with these people at all costs.

Negative experience: The staff in the office is extremely rude and unprofessional. They tend to not Answer the phone until the fifth time you call and we’ll place you on hold for an unreasonable amount of time Without hesitation.

Negative experience: WORST PLACE EVER PLEASE DONT RENT FROM THIS A WAST OF TIME & $$$$$

Negative experience: RUN AND DO NOT LOOK BACK!!! Absolutely disgusting and unacceptable behavior from this management. They will not help or rectify the issues. Rat and EXTREME ROACH infested apartments. You will come out of those apartments and have a cancer diagnosis from all the extermination. They do not care and all they want is MONEY. They must be getting paid by the Paterson council for not fining and shutting down this management and their owners. Which by the way are ghosts. Meaning you can never ever know who the real owner is. Thankfully I was able to sue rather quickly and get the deposit and help terminate my clients lease 3 weeks in and escape the horror with her two young children.

Positive experience: Using my son's phone , Gail Montone, I have not had any issues with ANIA. When issues come up, maintenance comes same day or the next. Exterminator comes 1st Thurs of each month. I make sure I take all dishes/, utensils out of cabinets even though they say spray is safe, just in case. Rent prices are outrageous I agree with all, especially for living in Paterson. (the hood), yes I said that!! Cleaning crew comes I believe every week to clean up entrance area. Problem with people ringing my doorbell to get in though, I now just don't answer, either they live here & should have a key or get on phone with who you are coming to see. Had issues with kids coming in to hang out in entrance way, but they weren't drinking or using drugs, cause I watch out my peephole, just get loud sometimes but kids are kids.... have left a table out as I go through my storage boxes with items I no longer will use for others to take for free & believe they appreciate it. We all just need to help our neighbors & get to know each other to make a good, kind community for each other.

Negative experience: Giving them one star cause that’s the least you can give them. Anything they do is not for your benefit. They don’t help at all. My package was stolen they have cameras can’t even pinpoint who did it. I asked what can I do since I can’t get a refund she goes I don’t know. I then tell her if everyone stealing packages I might as well do the same since it’s not the first time this has happened or that I have to call to see who took my package. She proceeded to tell me she can’t stop me and that she can not do anything further for me. Aside from that the building itself and the management I don’t even want to begin on them. You want to live stress don’t move into any of their building can not wait till my lease is up

Negative experience: I do not recommend renting from this company. Their customer service is extremely poor, and their properties are overpriced without justification. When we moved in, we paid the first month’s rent along with a security deposit that was never returned. The management is rude and unresponsive, and they neglect serious safety issues — including allowing individuals who appear to be using drugs to sleep outside apartment doors, putting residents at risk. They also take an unreasonably long time to complete repairs, and dealing with the office staff is frustrating and unprofessional. Save yourself the stress and look elsewhere.

Negative experience: apartment is literally inhabitable!! there’s mold in the walls. pipes are leaking rocks and dirt is falling from the ceilings the walls are literally caving in and maintenance been doing patchy terrible jobs this is the 3rd time in a month with these problems. Relocation is needed IMMEDIATELY! please check EVERYTHING when looking at these apartments because the safety and health hazards could definitely b there!!!! My son is autistic and non verbal the walls did cave in on him once before and the same problem is occurring! Highly disappointed. I’ve been without electricity for 12 hours and helpless. I really hope this apartment gets closed off and reconstructed properly because the whole unit needs to get demolished. Didn’t get any resolution. :(

Negative experience: Worst place I have ever rented from. The security deposit was the highest I’ve ever paid. There is a roach infestation throughout the building, and when the exterminator comes, they do the bare minimum. Management is extremely quick to file eviction notices, even before a full month of rent is past. The apartments are small and highly overpriced. Living conditions feel unsafe, with neighbors fighting in the hallways and doors being kicked in. Overall, this place is horrible. I am beyond relieved that my lease is coming to an end so I can finally move far away from here. This place feels like a scam that takes advantage of people. I strongly advise against renting here unless you are desperate and have no other options.

Fantastic experience: This management company really did right by me. I never felt unsafe living in my building—security (including armed security) patrolled regularly, which gave me peace of mind. Will made the application process smooth and seamless; he explained everything clearly, and they even worked with me on pricing. When I first moved in, I noticed the fridge wasn’t cooling properly. After I submitted a ticket, someone came the same day to check it, and by the next morning a brand-new fridge was installed. I have zero complaints. If I had to suggest anything, I’d recommend adding more gym equipment, improving the landscaping, keeping the front of the buildings clean more consistently, and upgrading the cleaning supplies for the staff—those old mops tend to leave little strings behind. After living here, I understand the mission this company is trying to accomplish. It’s not an easy one, and some people may not appreciate it, but I support it. I’m excited to see what Paterson becomes in the next few years.

Fantastic experience: Will helped me and my bf to get an apartment. He showed us options in case we didn’t like one. He helped us and guide us through everything also he answered every single one of our questions. He was very friendly. We are very exited to move into our new place.

Negative experience: Ania Management is by far one of the worst property management companies I’ve ever dealt with — and that’s saying a lot. They rebranded from Florio Management, but the service is just as bad, if not worse. Same people, same behavior, same garbage management style. I’ve been dealing with a parking issue for over a full year, and the way Ania Management — especially their manager Nick — has handled it is unbelievable. My original lease guaranteed me a parking space(part of my rent payment). When they took the parking away to build something else, they never provided a replacement, never adjusted the rent, and never gave proper notice. They just stripped away something I was contractually paying for. Trying to get answers from Nick has been a nightmare. He has given me nothing but excuses, false promises, and constant runaround, always blaming “the owner” instead of taking responsibility. I have called and texted Nick over 100 times and most of the time he either ignores me completely or responds with another empty promise that leads nowhere. On the rare occasions I take off work and try to stop by the office in person, I’m met with rude, dismissive, and disgruntled customer service. Nobody wants to help, nobody follows up, and nobody cares about long-term tenants who have been here for years. Legal professionals have already told me I have a valid case, but the value of the claim isn’t high enough for lawyers to take on — not because Ania is right, but because their behavior is exactly the kind of shady, low-accountability management most attorneys don’t bother fighting over. If you’re considering renting any property managed by Ania Management, save yourself the stress. They ignore communication, make promises they never keep, and treat tenants with zero respect. Rebranding from Florio Management didn’t fix anything — it just put a new name on the same terrible operation. Avoid Ania Management at all costs.

Fantastic experience: Will was an amazing help I was able to find a forever home

Negative experience: If I could give zero stars, I would. If you want to pay money and be constantly uncomfortable, this is the perfect place for you. The walls are incredibly thin — you can hear your neighbors’ TVs, conversations, everything. If they play loud music, the entire building literally vibrates. When someone shuts the main entrance door, my apartment shakes. The overall quality is extremely low, and yet they charge a ridiculous amount of money. Do NOT rent here. For the same price, you can easily find a much better apartment in a nicer area. I’m moving out in 2 months and counting the days. Don’t throw your money in the trash. And on top of all that, the management is absolutely terrible. When you call them or email them, you never get a response. Zero communication, zero professionalism. Avoid this place at all costs.

Negative experience: This building is the definition of false advertising. Rent prices scream “luxury,” but the experience is straight-up discount living. No elevator, packages vanish weekly, and management pretends every issue is the first time they’ve heard it — impressive acting skills, honestly. Noise is constant and the walls are so thin you basically live with your neighbors whether you want to or not. You’ll hear arguments, conversations, and sounds no tenant should ever be forced to hear. There is zero privacy here. Security? A whole comedy show. Cameras are everywhere, but the actual security is never around. No hourly building patrols, no presence, nothing at least clear the hallways from mess and unhoused guests.. the cameras are literally props. And whenever something goes wrong, suddenly it’s “hard to find footage.” Of course it is. For the money they charge, the conditions are embarrassing. If you like paying luxury rent for budget conditions, missing packages, noise, and management that treats real problems like minor inconveniences, this is your spot. If not, run.

Negative experience: I completely regret renting with Ania. This place is a joke. The building is thrown together with the cheapest materials imaginable. Don’t be fooled by the ‘luxury’ look—it’s nothing but a dressed-up project building. The walls are so thin I can hear my neighbor having sex every single day. It’s disgusting. And the kids downstairs? They run nonstop for hours, and every step shakes my entire apartment. The people living here have zero consideration. The hallways are constantly full of people hotboxing, so my apartment always reeks of weed and cigarettes. Neighbors blast music at all hours, and the doors are so cheap I can hear people yelling from down the hall like they’re right next to me. There is absolutely NO peace in this building because the construction is that bad. And good luck trying to break your lease—doesn’t matter how many times you complain, they won’t do a damn thing. The command center is useless, rude. The fire alarm goes off randomly for no reason. The rent is insanely overpriced for this mess. Packages? Forget that - it will always be stolen - mail always gets broken into it. Folks in this building don’t work so they blast music all day, making it hard for us hard working people to get up the next morning. I can go on for WEEKS about how horrible it is living here. Don’t be fooled and be aware of every single new construction here in Paterson. It’s all a scam. They claim the walls are “state code” which is BS - I shouldn’t be able to hear my neighbor fart, having sex or having a simple conversation. NO PRIVACY AT ALL. Can’t even say my social security out loud because I feel like they can hear everything I say. PAPER THIN WALLS. I can’t wait to get the hell out of this place!! Smh. It’s a nightmare & a shame of how they builds these apartments.

Fantastic experience: I had such a great experience getting my first apartment with these guys. The application process was fast. I loved how much time and effort Aaron put in. It took him over a little over a month to find the apartment that I wanted. Such a great communicator and so much patience. Also, everyone in the rental office was so friendly and answered all of my questions. I’m truly happy I came to Ania Management.

Positive experience: As I’m writing, this only speaking of my behalf and my experience . To start off with the application process super speedy my agent was WILLIAM. I called him on a random day. I discussed what my do’s and don’ts were when renting, Stop by the office the same day and got improved within an hour , WILLIAM also took me to view two units the same day with no problem. I was able to move in a week later as per my lease details Which I was highly excited about. As for the area, it isn’t the best I mean, it’s Paterson What can you expect? I do feel like they are trying to make the community Building these new buildings and changing things up a bit in the community. But that is just my opinion as I’m not a Paterson native. As I would say to anyone living in any town anywhere, just be vigilant. This would be my second Month of living there and honestly, I don’t really have Major complaints. The apartment complex itself is usually always upkept , Garbage is always taken out Never left for more than one day. Me personally I don’t have rodents, Upon moving and I did notice that there’s a gap in between the front door and the floor, which would probably be prone to getting rodents so I just ordered something to cover the gap on Amazon and everything’s been going good. Now when it comes down to MAINTENANCE , They are usually always speedy! I did have a leak from upstairs, which you know is out of control of me and my neighbors sometimes things just happen. Nonetheless, I submitted a ticket and they came the next hour. What I can’t say is sometimes it is hard to get a hold of them on the phone. Some people may not have the luxury to get up and go walk to the office, but I definitely recommend if you can do so because sometimes it is hard to get a hold of them, but if you know and been to the office personally, you know that they’re always busy so it’s nothing personal. Also, I can mention that the walls are relatively thin, but I’m rarely home due to me working so it doesn’t really bother me because yet again I do live in an apartment complex. Something things are just out of my Control, But it doesn’t bother me to the extent where I have to constantly complain, etc. I would say Definitely go based off your own experience although it’s unfortunate. Some people may go through negative experiences with other complex complexes. Definitely do your research and don’t make a move right away. What I can say, is that ania Would help you look for places that best suits you in your needs So don’t hesitate to ask for other units when searching for them!

Negative experience: Unsafe and Mismanaged Property, Beware! I strongly advise others to look carefully before moving here. The walls are very thin, and the environment often feels unsafe — people frequently enter and exit who do not live in the building. Management has changed names several times but appears to be the same people. I was given a notice to vacate after being told I was one month behind on rent, and now, two years later, I’m being sued for that same month. When I contacted them directly, they said they had no record of the notice — even though police had been called to escort me out. Communication from management has been inconsistent and unhelpful, and I have not received proper support through their tenant platform. I’m sharing this so others can make informed decisions before renting here.

Negative experience: If I can give them 0 review I will , if you want to be finically stressed , if you want to mess up your credit even more , if you want to live in an apartment where the walls are thin as hell rent w ania .. my significant other was on labor during the time my lease was up and wasn’t able to go to the office to sign a new lease , so every month after that I was getting civil court order from ania because I missed 1 month of rent and it’s was non going thing . I was constantly getting harassed by Katherine thru emails and thru paper work . Putting our business infront of the building so that everyone else can see what was going on , very unprofessional, money hungry , and definitely not worth it . Not worth your money. They hit you w a promotion so that by next year you have to pay full amount and if you don’t they ready to kick you out because you miss one month of rent . Soo again if you want the headaches and be finically stressed and financially unstable rent w ania I couldn’t even fart w/o my next door neighbor hearing it . But then again DONT RENT W THEM !!!!! And ania I’m okay w getting my three day notices of eviction and see you in court .

Positive experience: I first want to say I had the Darwin the first time I got an apartment he was very good and helpful the house caught on fire in July of this year it took them sometime to find me another place I just hope that Madeline and find me something decent when my lease is up augs of next year with a front porch and back yard

Negative experience: I had been trying ti get my deposit back due that one of the agents that rents scam my $800 deposit filling an application that i didnt authorize. Call me back to sttaight this out

Negative experience: They went into my unit while I was out of town for an “inspection” after I called and told them that I was not home and that my dogs were not secured. They entered anyway and allowed my dog to escape. They did not notify me of the incident so I showed up at home to our family dog of 10 years gone. Now he is missing in Paterson. No one even had the decency to call and say ur dog ran out the door. They will not return my calls. Shame on Ania Management. We are very hurt by this

Negative experience: ZERO STARS. Hate this place. I live on Rosa parks blvd. I can't wait to move!!! Apartment building have extremely thin walls / floors. My downstairs neighbors have kids won't stop running and it feels like they are in my apartment. I can hear my neighbors fart, talk, have sex, laugh, I hear their tv 24/8 ... people play music and don't let you sleep. It's a nightmare in this damn building. People hotboxing the halls, my apartment always smell like weed and cigs and I don't even smoke. Can't have packages / Uber Eats delivered because folks be stealing everything, roaches in the apartment WITH extermination done every 4 weeks, building stay dirty. Can't break the lease no matter how many complaints. The command center doesn't do anything for noise complaints, the fire alarm starts blaring randomly, Save yourself the headache and DO NOT rent with ania. Absolutely the worst!!!!! Walls are thinner than paper. Walls are literally made out of cardboard! Smh.

Negative experience: These people are scammers from day 1 that moved in a studio in 2023! Thankfully, we already moved out this year. They have done nothing but make our lives miserable when it comes to a contract they know how to work things to make it sound perfect and you always end up paying more than what you used to do not move here if you don’t want to suffer with extra bills and payment and a contract that at the end of the day, they just know how to work things there’s never no promotion you still pay that

Negative experience: I am a current tenant at Ania Management. They are over priced with nothing to offer. All I have is Parking and thats NOT included with the rent. Im definitely moving in a few months....the price is outrageous. Im in a 1 bedroom apt rent was $2205 + parking $150 now its currently $2315 + parking $150 (which i recently found out about) All i see is people moving out often....now i know why! I wont recommend this company to anyone! Moving Forward

Negative experience: Very new to New Jersey and I can tell you my experience with ania has been I have found the apartments are overpriced especially considering there are no amenities offered in their thin walled poorly constructed apartments. People in the office is Rude and nonchalant. Building has roaches and they don’t take maintenance seriously. You can literally hear full blown conversations from your neighbors living room from your own. When I moved in I had multiple packages stolen and the elevator was broken for over 4 months even after calling and stopping by multiple times it didn’t feel that they were truly in any haste to have it fixed a I live on the fourth floor so just imagine having to use the stairway to move in all my stuff. My light in my bedroom was out for almost two months with multiple tickets placed for maintenance to come and nobody came. As soon as my lease was up I still considered hearing what the lease renewal price would look like simply because the process of moving is so tedious however after paying each month in full and on time my lease renewal process was less than tasteful. They have 1.one person working renewals who by the way, is extremely unprofessional, unpleasant and seemed rather nonchalant in her tone and demeanor. The price was hiked and fake promotional credit offered which still would have increased my rent by over $400. For the options available and the quality of apartments at that ania is definitely not recommended. You can do better, there is better in Paterson .

Negative experience: Y’all need to start doing inspections in these apartments. These inconsiderate tenants stay banging on ceilings and walls, I wouldn’t be surprised if there’s holes on the walls and ceilings. I can’t sleep, neighbor below me follow me to the living room, bathroom, bedroom. I’m paying $2100 only for me to be harassed.. I’ve never had a conversation or seen the person but yet they have a problem with me and won’t leave me alone. I’ve jumped out of my sleep plenty times due to aggressive banging on the ceiling in the bedroom, I even try going to my living room to sleep and of course she follows me there too. Something is wrong with that lady. I called the cops, the security line and nothing is getting done. Please do not rent from them, they do not care, they only care about the money you bring other than that they could care less if you being harassed, or getting hurt. 77 park ave

Fantastic experience: I am new to NJ & have been renting for just under a year. I appreciate that they are pet friendly. I like to keep to myself, always pay on time, and I’ve had zero issues with Ania Management as a company. I feel like I am able to reach out to them and they will work with my situation. In the building, I’ve had a few issues, like missing packages and thin walls, but they fixed the front door, changed the call box, and added a lock to the stairwell door to make the building more secure. I have not had a missing package since the front door was fixed or adjusted or something like that. No undesirable people camping inside the building. The office staff for Ania are very pleasant to work with! I’ve had no issues with them thus far. Seems best to go in person to get any issues resolved. Security can be lazy and very, very rude when trying to get help from them. Maintenance responds very quickly to requests (came out the next day every time I requested help). They also do what seems like semi-routine sprays in my building for bugs (I never see anything except for sugar ants in the parking garage). There are not constant elevator or building issues, but does happen every so often. I feel that is understandable. Jose, my leasing agent, explained VERY clearly to me that my deposit was NOT refundable because its used as a “tenant credit” to lower the monthly amount for my lease term. They then take 1-2 months rent up front as well, depending on your credit. They give a “promotional credit,” and tenants can get the same promotional credit with landlord approval for the next year so I’m not sure why people are having these rent spikes. The lease is super clear. It makes me nervous to renew with them though. After reading some reviews, I am very concerned about the renewal process and an unexpected rent spike. I am a single income household so a very large increase will not be doable. I will update this review after I speak about my renewal terms!!

But I needed to no why if the rent is 1400 y do u have to give them 6600. It didn't make sense the numbers don't add up. And then after 1 year my rent was going to go up to 2200. Pepsi do your homework before renting apartments from them. In the end you will be in a jam. Thank God I got on the phone and talked to them because if I didn't we would have been in a jam a year later. If anyone no somewhere I can do and get an apartment from and not get scam please let me no...because I'm to smart for someone to scam me I'm good with numbers I'm nobody fool. Negative experience: SOS DO NOT RENT FROM Ania Management they are a bunch of scam. They will use your deposit for the discount they give you when you first move in. Don't expect to get your deposit back and after 1 year when your lease is up they will increase the rent from 2290.90 to 2940 per month just because you can leave so they can catch the next victim. Stay away from ANIA Management.

Negative experience: DO NOT RENT!!! When we first moved in some tenants at the time had come up to us and told us we committed the worst mistake. They were not joking! We have been here less than a year and lord our packages always go missing. Crackheads always sneaking in to smoke in the staircase. Aside from that the elevator has currently been broken for two WEEKS while I have a 2 month old baby and during a heat wave. The apartments are painted with cheap paint as you can’t clean the walls because they stain and everything stains them. The garage is always broken and is being fixed every week. You pay such high rent for nothing. The only laundry mat is in the second floor and of course when we moved in they said we would have one in the third floor. Well they lied! I can’t wait for my lease to end! HORRIBLE MANAGEMENT AND BUILDING

Negative experience: DO NOT TRUST ANIA MANAGEMENT – MISLEADING AND UNETHICAL PRACTICES I had a terrible experience with Ania Management and feel it’s important to warn others. Initially, they told me the move-in cost was $2,800, including key pickup. But when it came time to get the keys, they demanded another $2,800 — doubling the amount at the last minute. This bait-and-switch tactic is both dishonest and manipulative. When I questioned the sudden price change, they refused to work with me or offer any explanation. Their communication is misleading and the prices they give are not reliable. Additionally, I recently locked myself out of my apartment. While I understand there’s a $50 lockout fee, I simply asked if it could be added to my account balance — something many other property managers allow. Their response? If I didn’t have the $50 upfront, I wouldn’t be allowed back in. That seems not only harsh, but potentially illegal. This company lacks basic decency and transparency. Tenants deserve better. In my opinion, Ania Management is the worst rental agency in Paterson. They should be held accountable for their actions and shut down for the way they treat people.

Negative experience: DO NOT MOVE HERE. I’ve been living at 229 Rosa Parks Blvd, and today the fire alarm for the entire building went off again—the second time already. Ania Management urgently needs to implement and enforce a strict NO SMOKING policy for all tenants. The alarms keep going off because tenants are either hotboxing the stairwells (especially throughout the stairway into the building) or smoking excessively inside their apartments, causing the smell to travel into other units—like mine—and triggering the alarms. Imagine being butt naked in the bathroom about to shower, and the fire alarm starts blaring—only to find out there’s no fire, just inconsiderate tenants hotboxing the halls. To make it worse, they leave their doors wide open afterward to air it out. As someone who doesn’t smoke and has children, this is beyond frustrating. Anyone with severe asthma would genuinely struggle to live here. MY KIDS SHOULDNT BE INHALING THE SMELL OF WEED EVERY SINGLE DAMN DAY A non-smoking policy needs to be put in place immediately. This situation is absolutely unacceptable

Negative experience: First and foremost I love the professional team at Ania management. My girl Carmen is amazing, she is the best hand downs. Only negative thing I will have to say is the tenants above me are very rude and disrespectful. They constantly stomping and banging noise thru out the night and it starts at 10pm. My Husband works very hard for his family and he can't have a peaceful night sleep, because the tenants above wants to drag and makes all types of noise thru the night. I tried to be respectful and knock on their door to have a decent conversation about the noise. No response won't open the door. Oh and forget security, what's the point. They don't even show up half of the time, unless you calling them consistently. I'm at the point in my life, that I should not and will not renew my lease. Breaking the lease has been on my mind. Nice building, clean building. Poor in structure and security.

They also NEVER disclosed that the apartments have a ROACH INFESTATION ! dirty hallways, dirty staircase, dirty elevator, dirty entry/common area. everything about these people and also goyburo that lease the apartment aswell are all very very very sketch people. Then they try to persuade you into thinking there’s no realtor fee by showing you a homemade under an hour PowerPoint. I wish i had Listened to my mom when she said renting from these people would be a bad idea but i guess you live and learn. People read the bad reviews yalls cause those are the real ones! i wouldn’t put it past these scammers to fake reviews cause no one in their right mind would say something good about the places under this management.

Negative experience: (UPDATE: After 1.5 years) Do not move here. The management is horrible. They run the place like a vastly overpriced slum. They barely answer the phone or give a damn if you have a concern. I still live there and my rent is in very good standing so my point of view is very objective. I'm paying $2625/month for tenants to steal my Amazon packages & management is abysmal. The "security" is a joke . It's a rotating door of constant move-ins & evictions. In the beginning when you move in they seem cool but once you settle, you realize the situation you are in. Good luck you have been educated! They really need to get it together at these prices
