Fantastic experience: Rainey Realty is a great company that I was lucky enough to hired on my 1st time go. A real estate agent told me this is the best company around here and the agent didn't lie at all. Everybody has their own role to play in the company and they are very good at it too. For example: Ms.Stacy send emails on her weekends off if there are any issues with the property to get it resolved asap or give you information that you need to make a decision with when they open back up on Monday unless it's a holiday then Tuesday. I don't know many people that work on their day off, but many at this company do. If Ms. Stacy don't hear from you then she will definitely call you. Any issues with payment than Jazmine will email you options asap to resolve it. If you never hear from Jazmine than I would say thank God for that, lol. They seem to have specialists in each department for everything. It's like this company took all aspects of keeping a home running properly and condensed it into specific departments. I enjoy when whoever answers the phone ask how may I help you or gives you options if the person you are trying to call isn't available at that moment due to already on the phone mainly. Melissa, Sara, Becky, Tina, and Vicki all stay working hard rather it's the application, renewal, utility, issue, or maintenance department. I noticed the lady at the receptionist desk up front of the office. She stays moving her feet walking around even when she is sitting down with her headset on and on the computer, lol.
Fantastic experience: This is only the second rental company I have dealt with. Like the first one they are very good in responding to my needs. My contact Stacy is an angel in responding to my needs here!

Fantastic experience: Raney Real Estate Management has been babysitting my property for **over 10 years**, and honestly, they’ve done a **super job**. Owning a property is like owning a living creature — things **wear out**, appliances get moody, and AC/HVAC units choose the hottest day of the year to quit without notice. But every time something sneezed, coughed, or completely broke down, the **Raney team was already on it**. Big problem? Small problem? “What is this strange noise?” problem? No worries. Each staff member knew exactly what to do. They kept me **in the loop immediately** — no mysteries, no surprises, no “by the way” bills. They sent me **two or three estimates**, gave me their honest recommendation, and let me decide like a responsible adult (or at least pretend to). Their subcontractors? **Top quality**, fair prices, and no funny business. Because of Raney, I could sleep peacefully at night knowing my property was in **good hands**. And let me be clear — it’s **not Allstate**, but with Raney, *I really am in good hands* . Highly recommended!

Negative experience: Rainey Realty is an okay company to rent from. They didn’t bother us during our lease and only came out for yearly inspections, which was fine. The biggest issue is their move-out process. They expect tenants to clean the property like a professional service would. While I agree with leaving a rental clean, their requirements go overboard. They wanted us to paint, replace A/C filters, change out light bulbs, and even have the carpets professionally cleaned. I’ve rented from several other companies, and none have required that level of work from tenants just to move out. It felt excessive and unreasonable, and that was the only part of the experience that left a bad taste.

They have good systems in place that put you at ease as a home owner. Special mention of Stacy McKenzie for always being on top of any maintenance issues, Denise Chudy for being on top of the turnover process, and Becky Adams for handling the applications. Good systems, always very responsive, very professional, very knowledgeable, and very helpful. Not much more that a property owner could ask for. I recommend the Rainey team.

Negative experience: They are slum landlords, they don’t want to fix anything. When you move into there properties they are not deep cleaned. Negative experience: I did everything i needed to do and i waited and waited. I also followed up yesterday June 11th i got an email that my application was received after a week of already applying but Sara told me thats a message that she sends out once the credit report comes back and all she has to do is start the rental history. So the very next day she called and said someone else got approved and it’s nolonger available. She said she left voicemails to my landlord and the never replied. Now im thinking she never even reached out because if you had trouble contacting them why not let me know when i spoke to you the day before. That was the most enthusiasm she had since dealing with her. She was happy to break the news. I work closely with my landlords they are not hard to reach at all. These companies don’t care, im not just looking for a safe home because its fun we are looking because we need it and we shouldn’t be discriminated against. These businesses have unethical practices. It just does not make sense but anything for a dollar i guess. They like to pick and choose

Negative experience: This property management is absolutely horrible. They asked me for a service animal badge and it does not exist! Paperwork and badges are the reason there are so many fakes out there. Anyone can buy a badge offline. A service dogs training should show they are real service animals. Not only did they ILLEGALLY ask me for a badge on my service dog in training but they also claimed my service dog in training isn't allowed on the property until a pet fee is paid. THIS IS ILLEGAL TO ASK FOR MONEY ON MY SERVICE DOG IN TRAINING. HE IS TASK TRAINED IN MANY TASKS TO HELP ME WITH MY DISIBILITY AND IS CONSIDERED A SERVICE DOG UNDER THE ADA AND ARKANSAS LAW. You may not ask me to demonstrate his task or ask for papers or a badge on him. The next time I have an issue with this property management or they try to evict, I will have police involved and file a lawsuit. Service dogs in training who are task trained are service dogs under ADA and Arkansas law. It is ILLEGAL to do any of the things I have specified. My service dog in training is the reason I'm able to stay safe in any area. I WILL NOT get rid of him for the businesses benefit. If any of you have service animals or one's in training who are task trained, DO NOT GO HERE!!! You have been warned! THEY ARE VERY INCONSIDERATE OF PEOPLES NEEDS! They have shamed and made my family feel like they have to pay money because they are afraid. However, I did my ADA and Arkansas research. They have made me feel ashamed to have a service dog and I will NOT tolerate this type of behavior from anyone. LETS STATE: MY SERVICE DOG HAS NOT CAUSED PROBLEMS, DAMAGED ANYTHING, CHEWED ANYTHING, NOR IS HE AGGRESSIVE! From now on, this realty place NEEDS TO DO THEIR ADA RESEARCH AND ARKANSAS RESEARCH!! They have completely made me upset. REMINDER!! IF I HAVE ANY MORE PROBLEMS, A LAWSUIT AND POLICE WILL BE IN PLACE! FOR YOUR INFORMATION: SERVICE ANIMALS IN TRAINING WHO ARE TASK TRAINED ARE NOT PETS! Fantastic experience: Rainey Realty Property Management has great since the start of the process. We had a maintenance issue on the move in date, and Melissa who is the manager for the property was quick to respond and got everything handled in a timely manner considering it was the weekend. She’s really nice and pleasant to work with. She knows her job and does it well. I want to also point out some other names that I’ve been in contact with, and they have also been great. Starting with Sara, she’s always quick to respond and communicates well, she’s nice and pleasant on the phone and via email. She knows her stuff too! The front desk receptionist Athana is really nice and pleasant as well. Becky, Stacy and Brook, all whom I’ve personally spoken to regarding the process and the property have been nice and pleasant as well. They have a great staff at Rainey Realty Property Management. Looking forward to a longer relationship with them.

During such a rough time in all our lives, I’m sure I’m not just the only person who has experienced so much hatred from others since Covid! I refuse to show hate and bring love back to this world, and Rainey Realty has exhibited the same in return. They are patient, they answer any question about there company policies, return emails, text; they communicate with you through the whole process like they need you, not the other way around. I rate them the #1 Realty company in Arkansas!
Negative experience: Horrible! The harassment over rent on unlivable properties. Mold and electrical repairs the never get to (6 Months before they even sent someone out). DON'T USE RAINEY REALTY.
Fantastic experience: I have been a customer of Rainey Property management for over 4 years now. They have helped to keep my home on the market and rented which greatly helped my aging mother before she passed away. We have not always seen eye to eye initially, but they are patient and really have the tenant and owners' best interest in mind. We always come to an amicable agreement in the end. Stacy is very persistent which is great because I work a job that has 24/7 hours at times, so I am not often available to look at emails. If they don't hear from me in a day or two, that means they need to call me, which they will do. Thanks for everything and being, most of all, patient with my schedule.
Fantastic experience: Rainey Realty by far is the best rental management property I have ever been with. The staff there are some amazing women all of them. The property that they managed was from a landlord from hell; there were electrical issues, had no stove through Thanksgiving or Christmas, no heat as well. My younger son almost froze to death. Rainey was so helpful and hired a contractor to come out and try to fix it to get heat going during Christmas out of there own pocket, after we sent a picture of how cold it was in our home. After so many more issues they finally agreed to let us out of the lease and returned our full deposit. Thank you guys for always being so helpful and caring and standing up for me when I had no idea what else to do. Tina, Stacy, Vicky, Denise, and Rachael; the list goes on but all of you ladies are amazing, and I pray God continues to bless you all as yall continue to bless others

Anytime I have had any concerns or issues with tenant or maintenance issues , Stacy McKenzie the account manager over the maintenance department has been a tremendous support and help. Negative experience: This is the worst property management company i have ever encountered. They treat property owners with no respect. When things go wrong, they become unavailable and never replied to my emails/calls. The tenant owes me rent for months with zero penalty? Again when I called, the office staff is nowhere to be found...The tenant still owes me rent from June and it's November now... Received citation from the city asking the property to remain clean and tidy because of the excessive garbage threw by the tenant. Speechless. No one did anything.

Negative experience: TERRIBLE SERVICE!!!! My husband and I are selling our home in Lonoke and looked at the 30 Erwin property in Austin AR. We found the home clean and very well kept. We were excited to lease this home which seemed to professional people. Sara was horribly rude. We submitted all required applications,bank docs, and app fees and got approved very quickly. After all we have a credit score of 810 and monthly income of 11K. Then came the security deposit which I was sent multi emails. I was sent one from Zego which I paid 1400 online to Zego instead of going to a different location “cash pay” I asked Sara what I needed to do to get my money back and how to pay my security deposit. I was told extremely rudely that an email was sent out with instructions. I asked for clarity and was told very rudely with a sigh. I work with the public never ever would I speak to clients this way….ever!
Negative experience: Today I called about touring a home. The staff member I initially spoke with was very knowledgeable and friendly. The house I wanted to tour required me to be accompanied by an agent. She transferred me to an agent who was very rude and unpleasant. I am a school teacher so M-F I get off work at 3:30. She insisted they couldn't show the home past 2:00. We ended the call with her telling me I just won't be able to view the home.
Negative experience: DO NOT EVER rent from Rainey realty. These people tried to charge us $800 on top of not returning our deposit for absolutely nothing. We had some very minimum damage to the home, nothing beyond normal wear and tear. When speaking to the manager, he even told me that some of the charges shouldn’t have been in there but he for some reason put them on there anyway. When we reminded them they still owed us our pro rated rent, then and only then did they find out they had a “clerical error” and that we owed them more money. These people are crooks and criminals. They don’t operate on competence, but on the ability to scam people out of their money without a second thought. Will never rent from Rainey again
Fantastic experience: I've been working with the Rainey Team in managing one of my properties in the Little Rock area and their services are stellar. Melissa is our main point of contact, she gets things done quick. In terms repairs, scheduling things, etc. She'll get it done quick. Her responseness is very fast and makes overall managing very pleasant to work with.

Negative experience: Sarah needs to find a new profession. We were in the process of applying for a rental home and were in communication every single day. We got approved, turned all the paperwork in and were waiting to hear back from the homeowners to pay the deposit, only to get a phone call that someone else paid the deposit and got the house. Sarah was discriminating and very rude. Honestly, it felt like she didn’t like us so she decided to make up a story so we couldn’t get the house. Very unprofessional and it seems they don’t have a good system in place if someone can just come in and do this. It’s not ethically right to allow several people to believe they are getting a home. And when we call to ask questions because we are confused, Sarah got attitude. Very unprofessional and no one deserves to be treated this way.
Negative experience: I had a terrible experience as an owner. No one communicates with each other. You are constantly dealing with different people based on what part of the process you are in. No one takes responsibility when the ball is dropped. I had to ask them to do things in the contract. They consistently under quoted fees and there was no acknowledgment when the charges were much higher. I emailed the owner telling him about my experience and he never responded. I would never use this company!
Negative experience: although the team is fast and helpful sometimes, I would like to say do not apply to 3419 w 7th as i’m almost 100% sure that this house is a scam to get applicants to apply. This house has been empty for months And when I didn’t get approved for it, all they could say is owner didn’t say why. I have good credit I make enough. I was wondering why I didn’t get approved. When I applied according to Zillow, this house has been on the market for over 100 days that I’m seeing it they keep changing it so that it’s been on there for 20 days or less as the summer months are the months when most people move. I was gonna wait before leaving a review (Because I thought if somebody had moved in within two weeks to a month from when I got rejected it’s probably not a scam and I’m just being crazy), but I think it’s appropriate not to because it seems that they have changed the Zillow dates again. This is speculation, though, whether it be the owners or the company who is Managing it this is unprofessional and I’m pretty sure illegal.
Fantastic experience: I have been in business with Rainey since 2022. I literally stay with the company because of Melissa Dawson. She is hands down one of the best people I have ever worked with in any capacity. Having an all star like her on the team is a must. Her communication is grade A. Being out of state trying to have a property managed is hard enough, but doing it from being overseas often is even worse. Melissa ensures that I am aware of everything at all times even if that means she responses nights or weekends to accommodate the time difference.

Fantastic experience: From a tenant perspective; I have no complaints about Rainey Realty. They were fair and treated us well. Work orders were done promptly, and questions were answered right away. I just recently relocated to another state and the move-out process was seamless. I got my full deposit back..... I was a little worried when I read reviews a couple of years ago about move-outs. Reviews said they were picky and you won't get anything back. I'm not here to dismiss anyone's experience. I can only speak for my household. We had no issues. When you move in, it's super important to fill out that move-in inspection, take pics, read your lease, and simply take care of the home as best as you can. When you're moving out, do the same thing. Read everything, follow instructions, and communicate if you have any questions. Good luck!

Negative experience: Horrible from a tenant perspective. It took them months to perform repairs needed after recent storms, and when they did, it was abysmal. The neighbors all made disparaging comments about the state of the home and expressed sadness that Rainey let it fall into disrepair. I should also note that when I called and reported them to city code enforcement, the person on the phone knew who Rainey was just from their phone number. That's how notoriously bad they are. Stay away if you can.

Negative experience: Please be very cautious and protective of your tenant leasing rights before you sign a lease with this property management… I completed a lease in March 25- 31, 2023 for a home that was in horrible condition upon my move-in on March 25, 2022. The property was not completely cleaned, not completely repainted, countless damages present, and not completely repaired, not viewable until the evening before my move-in date, Trapped into signing a lease and paying a deposit for a house we weren’t allowed to see until the evening before our move-in; maintenance team and owner of the property were still painting the property the evening before our move-in date; sewer line issues immediately noticed the night of our move-in date; sewer line issues progressed during our leasing term, resulting in backed up toilets and water leaks throughout the house and spewing outside into our flowerbeds and flowing down our driveway back toward the house; standing feces in toilets; became a biohazard concern, standing water in shower and tub; quickly became an inhabitable dwelling; different plumbing companies gave different reasons or excuses as to why we were dealing with such horrid sewer line issues; issues were resolved only temporary but ultimately, the sewer line needed to be completely replaced; this resulted in a hiked up water bill; I had to involve the Bryant Water Dept, the Saline County health department, and the Director of the Bryant city public works in order to FINALLY get this issue successfully rectified; now I’m having to fight for a $1912 security deposit for “deep cleaning” and “re-painting” of the home that was needed but not completed prior to our move-in date; countless holes, marks, scrapes, chipped paint, and uneven painting, make-up stains, nail polish stains, different color streaking, or markings on doors, walls, cabinets, shelving and flooring; visibly filthy fireplace, visibly filthy popcorn ceiling that was cracked, stained and covered in soot; living room ceiling fan was filthy, covered in black soot from fireplace; sliding glass door was filthy, it’s screen was not installed and door itself got stuck or jammed when sliding; there was trash in the backyard; items left in the garage; paint splatter on the door of the garage; scratches, dents, markings, holes and nails present on front entrance door and door leading to garage, hallway closet door was missing paint, walls of the garage needed repair and repainting; cobwebs present; bathroom tub was old and needed updating or replacing, stand-up shower was dirty and trapped moisture- even with a bathroom fan; both toilets were old and needed replacing; water leaked from toilet seals; a broken mirror in master bathroom upon move in; brown stains on the other bathroom mirror; shelving was dirty, discolored, needed repainting; closet doors off their tracks, missing door knob, hole in one closet door; holes and missing doorstops behind bedroom and bathroom door; hardwood laminate floors were covered in stains or paint and other markings; the house overall was old and worn down and our security deposit is being hidden in costs for things, such as deep cleaning and re-painting that should have been taken care of prior to our move-in. This is simply unethical and not fair to give us a house that wasn’t ready for us and yet hold us at fault for all the damages that were already present. I had 4 kids to fight for, protect and keep safe from the biohazard issues the sewer line had caused. The house REAKED of sewage! Made our stomachs hurt and gave us headaches! Oh and almost forgot to mention the poor wiring of the house, that we encountered electrical issues in the kitchen and dining area upon our move-in! Lastly, they took the $1400 deposit from the new tenant while keeping our $1912. Basically ripping both previous and current tenants. I have videos and picture documentation of all damages present to the Home upon our move-in. Please make sure you take video and pictures of every single damage present. Should you ever lease or rent a home from Rainey Realty Inc!!
Positive experience: Every property I have viewed with this company has been nice. I personally do not like the uncertainty of if we will be approved or not. It is solely up to the owners, so it is up to them if they want you to live in their home.. which is understandable. But simple questions can't be asked to the landlords prior to completing the application. It is always recommended to complete the application and basically wait for the outcome. I don't like wasting money, so I don't complete the applications.. no matter how much I like the house and know we can afford it. But they all seem very nice, attentive, and helpful. I have not come across a rude or unprofessional employee there yet. They stay in contact when you are interested in a house. Unfortunately, my husband and I have never rented from them.

Fantastic experience: I rent from Rainey Realty..My account manager is Mrs. Denise and she is the best manager that they could have hired. She went above and beyond for me and my family. I was having some issues and she was there to take care of our family needs. Mrs. Denise always has a very professional attitude. As long as she there I think me and my family will be with the company because she makes everything okay. I just to Thank you for all that you do. If you looking for a company to rent from I recommend that everyone goes threw Rainey. I don’t think 5 stars is enough she deserves a hundred stars.
Negative experience: The rainey team are a group of liars. They said they will contact me when the property is ready. But they never did. Following the online protocol they setup does not work for everyone. All of the four and five star reviews are just their friends and relative giving them ratings. Stay clear of this company. Very, very, very unprofessional.
