Fantastic experience: I had a great experience with the maintenance technician Dustin Kohrherr who fixed my washing machine. He was timely, kind, reliable, and great at what he did. He made sure to explain what had gone wrong and what he was doing to fix it. He laid out a smart plan to ensure that any part we might need was available before taking it apart. Thankfully, my machine was simply eating socks, and he was able to fix it up in no time.

Fantastic experience: I just moved into a BDL property today and when I walked into the unit, it was 90 degrees (turns out, I had accidentally blasted the heat when I came in for a walkthrough 2 days prior)! I had no idea what to do, I couldn’t figure out how to turn down/off the heater. I called BDL maintenance and within the hour, Dustin arrived! He kindly showed me how to turn off the heater and when I apologized for calling him out for kind of a dumb reason, he was so kind and assured me that he didn’t mind at all and I should feel free to call anytime. Thank you so much, Dustin! This experience definitely made me feel more at peace in my new home :)

Fantastic experience: This is the first time I've rented an apartment from such a great company. They are amazing people and provide amazing service. They are very responsive. They are always available. They answer even the silliest questions and are always helpful. My manager helped me from the very beginning, when I was just preparing to rent, even helping me connect the internet because I was having trouble due to language barriers. My manager even helps me with submitting maintenance requests. They have the best customer service, they are always friendly, always ready to help and answer any questions. I will gladly recommend this company.

Negative experience: Horrible maintenance company, when you can reach them which is very difficult (they hire cheap labor from over seas to answer their phone) they don’t provide Any contact info to reach them for emergencies they “make a work order” then never follow up. And when they do show up an under qualified “technician” comes out to “fix” the issue. My unit (a townhome duplex) was privately owned up until two years ago. Everything was great and any issue I had was dealt with care and timeliness. Rent was fair, driveway and lawn maintenance included. Now that blue door “manages” this property they’ve raised the rent and do the bare minimum for their customers. The reason I am leaving this review now is because i have been out of town for a week and a half, it has snowed 3 times since I’ve been gone. my wife is home and stuck in the house because even though she put a work order for the driveway to be plowed (which is something that’s suppose to be included) they accepted the work order and then “completed” the work order without actually coming out and plowing. Now another snow storm has come and gone and she’s unable to leave the house because of it. I Called there amazing call center this morning and still have not been contacted about when they will resolve this issue.
Fantastic experience: I rented with Blue Door Living for a year and had a positive experience. Ryan was very responsive when reaching out and if there were any issues he would work to correct them immediately. I moved out of my apartment a month early before my lease ended and he worked to get it filled so I didn’t have to pay another month of rent while not living there.

Negative experience: UPDATE to address their reply below. Their offer to "make this right" was an offer of a rent credit in exchange for deleting our 1 star reviews. We have yet to hear any ideas to address the issues we have faced. Do not trust their ratings! It is horrifying to think how many times this offer has been successful for them. Blue Door only cares about their reputation, they do not care about their current tenants. If you need further proof, note how much private information they blatantly share in their replies to negative reviews from tenants. DO NOT RENT from Blue Door Living! We have never experienced worse communication and more disrespect towards tenants. Due to Blue Door’s lack of preparation we have run out of oil leading to no heat four times this winter. Blue Door changed the locks on our front door to a keypad system while we were not home locking us out of our apartment. The door code was not sent to us until three days later. Renovations on the empty units around us began with no warning, so we now live in a construction zone with all the noises and smells that come with that. When our building was purchased Blue Door Living raised our rent by nearly 70%. In response to us bringing up these issues, Tori Averill from Blue Door offered us 10% off our rent for two months. Considering the violations we have experienced we found this offer not only unacceptable, but offensive. In response to our counteroffer, Tori explained to us that our apartment is technically not uninhabitable so there would be no further discussion or negotiation. This is an excellent reflection of the high standard of care Blue Door holds for their tenants. This also means that Tori and Blue Door Living do not believe reliable heat, water, and building access are necessary to maintain habitability. We are now left with only the option to warn others never to rent from this company to avoid the disrespect and lack of care we have experienced.

I think it's fair to say that the management transition at your property was rocky to say the least. This was an unusual situation for us because our typical management take over process was not followed. This property was placed under contract to sell, and then placed under management with our company before the contract for sale closed. The contract was then extended for multiple months placing the property in a management "limbo" where it wasn't clear which parts were our responsibility, and which parts were the previous owner's responsibility. As the tenant you weren't privy to this information, but that doesn't excuse the problems you faced and the lack of communication you received. For the issues you faced during management takeover and the poor communication, we are sorry.

Fantastic experience: ⭐⭐⭐⭐⭐ I was caught off guard when a new property management company stepped in, as I had not been informed that my apartment building was being sold. Blue Door Living, in general, was very kind and helpful in making the transition more comfortable for us, the residents. I had leaks and damaged plumbing that had not been properly dealt with, and Blue Door was on top of that! I wish I had kept a log of all the names of the workers who traveled to my home to repair and install whatever was needed with a smile and a few kind words (even when I'm sure it's not easy). With that being said, I want to say thank you and give a five-star review to Zack for coming out today and replacing my carbon monoxide detector. He was very kind and helpful. I also want to mention Tori, Kevin, Justin, Laura, and Marlon and anyone else I didn’t mention, Thank you all so much for all you do!
Fantastic experience: They are an amazing company to work with. My fiance and I were under the threshold for approval, but they made and exception and got us in. They are the only company I know that understands when you have a hard time and they are happy to assist in any way they can. Hands down my favorite landlord and they are very attentive. They treat you like a person not just another number in the system and there are not a lot of companies like that. 10/10 would recommended renting from them. Fantastic experience: Andre has gone above and beyond in helping me since I moved into my apartment. One standout example was today—he followed up with me about replacing the broken, dirty blinds I had completely forgotten I’d submitted a request for. Not only did he remind me, but he also went out of his way to go to Home Depot the same day, returned with new blinds, and installed all of them in under 25 minutes. He’s incredibly professional, efficient, and reliable. Every time I’ve had an issue, he’s handled it quickly and thoroughly. Andre is a true asset to the maintenance team and a great resource for this company. I really appreciate his work ethic and the pride he takes in doing the job right.
Negative experience: So basically you have to pay for an application for each apartment, meanwhile someone else is already getting the apartment, so you're paying for an application for no reason. You can have a great credit score, hefty bank account, and still get denied, and they want you to contact the leasing department as if this isn't a headache enough. I guarantee if you're on section 8 they'll approve you instantly, but a hard working person with PROOF of everything you need to get approved, will still get denied. Let's do better.

Negative experience: This place is terrible not only do they check your credit immediately but you cannot speak with a real person they make you get co-signers and guarantors but they must make 5 x the amount of rent . Meanwhile hitting you for 40.00 each time a new person applies. And the hallways are disgusting

Negative experience: The baddest experience ever with this company. They never do their job on time most likely when it depends on Fixing stuff inside the apartment. You have to wait for at least 2 months to fix something and when they send you someone to do the job most of time he doesn’t know what to do. They never fixed anything right

Negative experience: the move in process has been pretty upsetting and difficult to get in touch with anyone willing to help… I don’t think it’s the employees that are at fault more like the the way the company handles business. It’s extremely upsetting being told you can contact if you need anything only to be left to figure everything out for your self. We moved into our new apartment on the first and apparently blue door is no longer managing our building but can’t get me in contact with who is. Nor can I contact the owners. No idea how we’re going to pay our rent from here on out or who to contact for all the damages that are in our “new” home. Extremely frustrating and disappointing. Everything is filthy and broken. So much for a security deposit. It was the most u professional experience

They had just bought the building not long ago so some stuff was a little dated but they were on top of it! Steve the technician is a great dude! Jim is also great to deal with. Negative experience: UPDATE: To address their response below the offer to “make it right” was a monetary offer to remove the negative reviews without addressing any of the concerns we had articulated. Blue Door Living is by far the worst property management company I have ever experienced. I have lived in the same apartment for several years and it was recently purchased and managed by Blue Door Living. When they purchased the building all 8 units had been occupied by existing, long-term tenants. After a nearly double rent increase, only my apartment is occupied. Here are some of the issues I have experienced since August 2024- Due to Blue Door Living’s incompetence, we have run out of heating oil leading to no heat no less than four times since November. After the third time, I was told by a maintenance worker there had been a staff meeting about our building running out of oil and it would not happen again. It happened again. Blue Door changed the locks on our front door to a keypad system while we were not home locking us out in the cold. The door code was not sent to us until 3 days later. Renovations on the empty units around us began in January with no warning, or communication from management what so ever. To date, the only communication I have received regarding any of the construction was after we reached out asking to have a discussion about the numerous issues we have experienced. When our building was purchased Blue Door Living raised our rent by nearly 70%. In response to us bringing up the issues, Tori from Blue Door offered us 10% off our rent for two months. Fantastic experience: I’ve been living here for almost 2 years and Bluedoor has been amazing they make it so easy to request maintenance. I had an issue that needed attention immediately and Robert was here within a half hour! He worked so hard and helped resolve the problem ik a timely manner I’ve met a few of the maintenance team that works for Bluedoor and each and everyone were so cool and professional not one time have I ever had anything but good experience even when I was looking for a apartment they made it a breeze which is hard to come by nowadays

Fantastic experience: I have been using this company for years and I wish there was more than 5 stars to give. Andrew and the whole team there have been an absolute pleasure to work with. Calls are always answered, voicemails are always promptly returned, staff is super professional and on time. I would highly recommend them for any and all maintenance needs. True professionals.
Negative experience: If 1 star was an option-that is what they would get. Impossible to get support for any issues, excuses, and unprofessional.

Sorry you had a poor experience with our company! Could you provide some more details so we can make it right? We currently have a 3-day average work order completion rate (from received to work done), so I'm not sure which issues you're referring to that are impossible to get support for.

Fantastic experience: I have had a positive experience with Blue Door Living. Also I wasn't a fan of our old pest control service but the new service is good. I really like the guy that came last time. He did a very good job. I live in an older building and when the heat comes on for the winter we get guests. This guy listened and hooked us up with a kid and pet safe bait for every room and was very educated.

Negative experience: Worst property management ever had to deal with!!! They are charging for Maintenance they are responsible for even after their Maintenance guy stated on a call to the manager that things were installed wrong, had to get the city involved when they refused to fix dangerous carpet, their Maintenance guy said that the reason for heat level in the summer was due to no insulation but we were told we were excessive with our account usage even though the house was reaching almost a hundred degrees and we have 2 babies, the plumbing continuously malfunctions, and Maintenance orders randomly get canceled or marked as completed even though Noone shows up Edit: we have not ever admitted to causing the damage, we did say that from this point forward we would avoid maintenence requests due to your charges, actually the city did not say it was frivolous and checked back themselves and stated yall were violating city code with it being both a choking and tripping hazard, maybe if the landlord you represent would fix the apartment properly there wouldn't be as many work orders. And y'all haven't done anything " for us" in fact when we initially looked for an apartment we avoided you like the plague we ended up with you a month into the lease, the only person who has been even remotely helpful was Marlon. And actually it wasn't at 9 pm it was in the morning and my husband literally fixed it right before your guy walked through the door.

It's clear that this relationship hasn't been a positive experience for either of us. It's disappointing that you would seek to harm our reputation after all we've done for you. We'll take this review line by line.

This is dishonest. You admitted yourself to causing the damage purposefully that lead to the required maintenance. Of course we would charge you for that. Additionally, you submit 5x the work orders of any of our other residents. You submitted a clogged toilet work order at 9 PM that we dispatched a tech for that had to drive over an hour. When he arrived you said that you were able to unclog the toilet and he was not needed.

The inspector told you to stop calling and that the complaints were frivolous.

The carpet was only dangerous because your toddlers/infants kept trying to eat it and pull on it. It's the parent's responsibility to child proof the home, not the management company.

Correct. Please stop filing bogus maintenance requests. It's an abuse of the system that we use to make repairs that are actually needed on the properties we manage.

Fantastic experience: Devin here from 342 bridge st. Just had my doorknobs changed to the key pad. Andy and Rob were the maintenance technicians and did an amazing job. Very polite, professional and fast. They even took the time to clean up some wood dusting on the floor. Thanks again!

Fantastic experience: Great Company to work with! Keeps properties very clean and responds to issues timely and with respect. Building maintenance is always respondent and timely when an issue is called in. I personally have worked with Justin Burke and he is always helpful and respectful. Fantastic experience: Taty was amazing to work with. I can be a bit OCD at times, but she was very kind and very patient the entire time. We applied for an apartment during a short holiday week, and Blue Door was a bit short staffed due to vacations, but Taty managed to get back to us and help us with whatever we needed, which was greatly appreciated.

Fantastic experience: I recently moved into property managed by Blue Door Living. There was some issues initally when I moved in and the maintenance team addressed every single issue and in a timely manner. Most recently I just had an issue with my door and I sent the maintenance request in the morning and they were there in the afternoon fixing the problem I haven't been a resident long but so far I have had great service.
