Fantastic experience: I've been my unit a little more than two years; I am pleased with the complex and appreciate how it's managed by Ms. Lonnie Wilson. There are no rowdy tenants, the grounds are well-kept and interior maintenance emergencies are dealt with immediately -- day, night, or weekend. Lonnie is responsive and keeps on top of other issues (tech and/or accounts), freezing weather instructions for pipes, etc. She is accommodating (I keep my handicap mobility scooter out front next to my patio). Kudos to Lonnie Wilson and SPM Management.

Fantastic experience: We rented a 3-bedroom home through SPM Residential Services for 4 years and truly loved the house. Unfortunately, the owner decided to sell, and since we were also ready to downsize, it was the right time for us to move on. Throughout our entire lease, maintenance requests were handled promptly and professionally. Every issue was addressed quickly, and communication was always clear. When it came time to move out, I carefully reviewed every detail of the contract and made sure everything was completed as required. As a result, we received our full security deposit back with no issues. Hahle, our property manager, was especially easy to work with and always helpful. I would absolutely rent with SPM again and highly recommend them to anyone looking for a well-managed rental experience.

Fantastic experience: We have worked with SPM, specifically Hahle Kirkland, for approximately 20 years. SPM has earned its strong reputation among both homeowners and renters for good reason. As a military family, we have relocated frequently due to PCS orders. Fortunately, we have been able to retain the homes we purchased and lived in at several duty stations. These properties are not simply “investments” to us—they are homes we have personally lived in and continue to care deeply about. Hahle currently manages two long-term rental properties for us in Wilmington and provides a level of care and attention to detail that mirrors that of a dedicated homeowner. Hahle is the consummate professional—highly responsive, knowledgeable, and proactive. Her guidance is consistently timely and well-informed. Through SPM’s professional marketing and screening process, she has secured reliable, trustworthy tenants for our properties time and again. SPM maintains a structured, preventative approach to property management. They conduct regularly scheduled walk-through inspections and provide detailed reports that keep us informed of any emerging concerns, allowing us to address issues before they escalate. Negative experience: Horrible management and communication between property manager, owners, and tenant (me). Didn't tell me they were going to charge me for maintenance requests that literally should have been fixed before I even moved into my place. They are charging me $365.57 for window screens installation even though one window never had a screen and the contractors that installed new windows, broke the one original screen. I was never informed that I was going to be charged to get new screens which is ridiculous, it seemed that the owner would pay for it since it is their property, not mine. I obviously would not have requested/wanted to pay $365.57 for new windows screens to a unit that I do not even own and am just renting out.

While the owner will cover issues that fall under normal wear and tear, damage or missing items outside of that scope are the tenant’s responsibility, which is why the window screen replacement was assessed. That said, you should have been informed about any charges in advance, and we apologize that this wasn’t communicated clearly.

Negative experience: As a tenant, they are unprofessional. They've sent a contractor to the place without notice. Their communicationa are always too informal. For a lease renewal, they set a due date, changed their mind, terminated the renewal, and reinstated when I called. Its always hard to get ahold of them. Not fun dealing with them as tenants. I moved into a Tribute property recently. They are a better company to rent with.

Fantastic experience: I live at The pearl downtown and Nicole Sommensel is the property manager here. Since she has taken over for this building and the one across the way, I cannot say enough wonderful things of what she has accomplished in a short period of time. She is extremely responsive and in a year and a half that I have lived in this building she has made the most progress so a huge kudos to her for really getting things done!!!!

Negative experience: We were renting at the Mini-Pearl for 1 year and did not have A/C for 12 days IN THE MIDDLE OF A HEAT WAVE and we didn’t get any refund for that month. No discount and we were moving out during this time. There are no windows in the master bedroom so if you don’t have A/C it’s total hell. We cleaned the apt to get our security back in 88 degrees. Trash is a nightmare. Always spilling out into driveway and no one in management cares. They sent a guy to clean it up once and it was a LOT OF TRASH. Loose items, food scattered about and of course, poop from dogs! Fun! Also in 1 year they vacuumed the carpet ONCE. Being a building that has so many dogs you would think they would schedule it more often but nope(!) There were pee and stains everywhere. I’m sorry I had to leave this review as it came up in conversation. They are also hard to get a hold of, plan to cycle through people that get fired and new people that have no idea what’s going on.

Fantastic experience: I began searching for a property manager in early September and reached out to several in the Wilmington area. Charlotte Yow responded quickly and immediately scheduled a call to discuss my situation. Over that month she continued to answer my questions and concerns and followed up frequently. Once I decided to use SPM Residential Services, she worked through the contract signing and then passed me on to Randall Sessoms for the Onboarding Process. Randall continued to deliver professional communication and we worked together to ensure all repairs were completed and the unit was rent-ready. My interactions with both Charlotte and Randall were key in my five-star review. I am now working with Michelle Mcdermott and Shane Scollins on getting a renter in place. They have provided me with Traffic Reports on the unit, as well as given me needed information on the rental market and recommendations on next steps. I have been very satisfied so far. Although the unit is still not rented, I understand the reasons, and I feel once it is rented, the experience I have had so far indicates that the service and relationship will continue to be professional and high quality.

Negative experience: If I could give this company negative stars, I would. Renting from SPM (Sweyer Property Management) has been a non-stop nightmare for my daughter’s business from DAY ONE — and somehow, they’ve managed to get worse with time. Let’s start with utilities: Her water is supposed to be INCLUDED in rent, yet Cape Fear Water came into her business in front of clients threatening to SHUT IT OFF because previous rental company failed to pay the bill. Humiliating and completely unacceptable. Fast forward a year, and now she’s mysteriously getting monthly water bills — not from Cape Fear — but a completely different company. No explanation, no usage logs, just bills for a space that barely uses water other than for washing hands and tools. Sketchy? Absolutely. Oh, and the Wi-Fi? Cut off without warning. — yet somehow tried to make HER call the company to resolve their mess. And while she had clients in her space, one of their own employees had the audacity to walk in, act passive-aggressively, and trash-talk their own company. Totally unprofessional, made everyone uncomfortable, and further showed the chaos behind the scenes. It gets better: They didn’t even have a KEY to her unit. Let that sink in — the management company had to ask her for a key to the business they’re supposed to be managing. Let’s talk emergencies — a blaring siren in a closet she doesn’t even have access to has gone off for days at a time on weekends, with no one responding. Apparently, that’s not an emergency in their eyes. Now for the most infuriating part: She has two designated parking spots for her business. One of the signs broke (either due to weather or someone backing into it), and she reported it immediately. Two weeks later, still not replaced. In that time, a RESIDENT parked in her spot — so her client parked elsewhere in the same lot, and got towed for $180. Not only did my daughter have to cover that bill, but her client also missed a flight to her best friend’s wedding. All because SPM couldn’t be bothered to replace a damn sign. She’s been calling their "emergency" line all night. No one answers. She’s reached out to the property manager (Nicole) repeatedly. Crickets. To say this company is unprofessional would be the understatement of the year. They are disorganized, negligent, completely unresponsive, and absolutely should NOT be managing properties — residential, commercial, or otherwise. If your business or livelihood matters to you at all, stay far away from SPM. SPM — do better. Or better yet, get out of the property management business altogether. You are actively hurting the people who rely on you.

To clarify, we are SPM Residential Services, not Southern Property Management. When we acquired this property from the previous management company, there were unfortunately some miscommunications and management problems between their team and your daughter, like having no keys for the unit or the issue with responsibility of water, that SPM has been working to resolve.
We understand how frustrating these experiences have been for your daughter, and we sincerely apologize for the inconvenience caused- especially regarding the towing incident. Unfortunately, towing enforcement is handled by a third-party and is not something we can directly control, but we recognize the disruption it caused.

Fantastic experience: I have a truly unique perspective in working with Sweyer Property Management (SPM) for the past 10+ years. I have been a landlord for two different properties that SPM has managed for me and in addition, I was also a tenant with SPM for 4 or those years. (I also once purchased a property from their portfolio that they alerted me about.) I have interfaced with many members of SPM's staff including Michelle McDermott, Charlotte Yow, and Hahle Kirkland, as well as their CEO, Dave Sweyer. Every one of these aforementioned people have been extremely professional in every situation that I have had and this also includes SPM's various office personnel, their property field inspectors, and their maintenance subcontractors. My current property manager, Hahle Kirkland is outstanding. She is very knowledgeable, detailed, responsive, and so easy to deal with. I have worked with Hahle when I was a renter for one property and then later on as a landlord for a different property. What really impresses me about Hahle is how even-handed she is in handling whatever problem arises. She is completely fair when addressing any situation and treats both the tenant and landlord with respect. She has vast experience and her decisions and guidance make both a tenant feel that the manager is truly listening and addressing their problem while at the same time shepherding the landlord through a tenant request and providing sound recommendations for a reasonable solution. Making decisions on what to do for a leaky faucet are easy, but how to handle the real life situations that inevitably arise like a tenant needing ADA accommodations, a landlord needing to retake a property for personal use in the middle of a lease, or a tenant finding a new job which requires a move - these life events all happen and having an experienced manager such as Hahle to walk everyone through the options is a godsend. I highly recommend SPM as a property manager for any potential renter or landlord. They are the epitome of a five star business.

Negative experience: They add extra charges without warning… which isn’t legal. Did not repair our HVAC system during the heat wave until I brought NC law to their attention. They didn’t even bring us a portable. Do not rent from these crooks. I wish I could give zero stars.

To clarify, all charges were outlined in your lease agreement, and we did have HVAC vendors out multiple times to address the concerns at your home. That said, we recognize that better communication and follow-up on our part could have made the process smoother.

Negative experience: Be careful of pushy property managers/leasing agents that just want to fill vacant locations ASAP. Right after I got married me and my wife wanted a bigger place, I was approved for a location only to be told that it would not be available for me on my move-in date 3 months later after my current lease was up. They said the property would already be leased within 10 days of it being vacated. 3 months later the property was still available and had not been rented yet. The price even had to be reduced on the rental to get it rented. So now the owner of the property is receiving $1'200 less per year vs when I was approved for the property. When I moved into a different property managed by them, it had a strong pet odor in it. Even though I had already mentioned this to them before I sign the lease they refuse to provide any more cleanings for the property or carpet. The carpet was also torn and worn but I did not get any attempts to remedy the situation. I have allergies and this was not acceptable! My experience was not client centric but SPM centric. I did not feel that they have my best interest ior the property owners in mind but only theirs. Be careful of these tactics when working with them!

Negative experience: SPM is hands-down the most incompetent rental company I’ve ever dealt with. In just one year, I’ve seen at least four different property managers—none of them know what they’re doing. They didn’t even have a key to my unit and had to borrow mine just to make one. They let my Wi-Fi get shut off because they never paid the bill from the start. The turnover is constant, the communication is nonexistent, and they can’t manage the rentals they already have. Absolute disaster of a company.

Negative experience: If I could give Sweyer Property 0 stars, I would. If you are looking to rent a house, save your time and money and go elsewhere. To start, the property management staff are rude. Mary Faye was dismissive in every email I received from her and made it feel like my questions were a burden. I have never dealt with a property manger as rude as her. Every time there was an issue with the house, they would find the cheapest company that would do poor work and leave my house worse off. The workers would track dirt all over my house, staining my carpets. They would make my house smell of smoke, knocked a ceiling light globe off, and instead of replacing it, they pulled one off from the closet to cover their mistake. They put a new fence in the backyard and in a couple of days, it was already tipping over. They attempted to clean my vents out, but then my drain still backfilled everywhere. These are just a few of the issues I dealt with. When it came to getting my security deposit back, they “didn’t have proof of their service team errors” but in reality, it was all documented in previous work orders that they deleted when they switched over to a new online portal. They also stopped prorating the Resident Benefit Package without informing me. Mary Faye initially promised to fix this error and credit my account for the months I paid for double renters insurance. However, she later informed me that there was nothing she could do. As a manager, she should be aware of these updates and notify all tenants in writing about any changes like this. Sweyer is a scam and will do anything to take your money. Please please do yourself a favor and go elsewhere to rent so you don’t have to deal with these rude staff or careless maintenance team.

Negative experience: they withheld over $600 from my security deposit for painting. the wall had NORMAL wear and tear. they seem like they’re notorious for nickel and diming every single one of their renters upon move out. i have lived in countless townhomes/apartments and have never not received my full deposit back.

Negative experience: WORST PROPERTY MANAGEMENT COMPANY IN WILMINGTON. I wouldn’t recommend my worst enemy to this property group, there is so much lack in communication it is baffling, the tenants are the very least of their priority unless it’s to pay your fees, or rent. Do yourself a favor and steer clear of this company. From cleanliness, maintenance request, basic communication about issues, or calling for a simple question you will get no response, the unprofessionalism and disrespect for an on time paying tenant is not only disheartening but disgusting behavior as a business.

Negative experience: I usually don’t do reviews of places, even if I have a small issue with them, but these people are complete scammers and con artists. I submitted an application for a rental unit I wanted, immediately after viewing the property, and was charged $75. I got an email shortly after saying the rental was already spoken for and had been spoken for since the week before! I asked how to get my refund, as why in the world would they have allowed me to do an application for that specific address (let alone let me view it???) knowing it had already been spoken for, and the lady said that it was non refundable and they always take backup and alternate applications for properties even after they have been spoken for. The craziest thing is, the property that I viewed is STILL UP AS AVAILABLE on their website and on Zillow! These people are low down dirty disgusting thieves and I will never EVER even think about doing business with them again in the future! Also I will be calling my credit card company to dispute this application charge and will be reaching out to the BBB to report this unprofessional and unethical joke of company. I’m sure they will probably have some lying BS response to my review also.

I’m sorry for the frustration this caused. Our application fee is non-refundable, as stated on our website before applying. Applications are processed on a first-come, first-served basis, and properties remain advertised until a lease is signed and deposit received.
We understand it can be disappointing to apply for a property that’s no longer available, which is why applications are transferrable for 30 days to be used on another property. We appreciate your feedback and take situations like this seriously.
Negative experience: They will rent you a place that needs work. and when you do whatever you can to make it nice, when you move out they will still try to add multiple of fees to take most of your Security Deposit. I got charged 35$ for 2 missing light bulbs that were missing when I moved in. I sent them multiple of photos of how bad the property was, then I still got charged the same issues when I moved out. Such a waste and a SCAM

Negative experience: Do not recommend, charged for paint at the end of 2 year lease, which was just regular wear and tear. I’ve never been charged for paint in all of my renting.. that’s something the rental company should have just taken care of after each occupancy… they also do 2 inspections a year which I understand to a certain extent.. if the first one was good why keep coming back.. the only reason why they got a 2 star is bc if the house needed anything maintenance they took care of it right away!!! Stay away if you want to not get your full security deposit back bc you have to pay for them to paint it with cheap paint nonetheless..

Negative experience: I'd never recommend sewer property management to anyone. I've publicly announced how awful of a company it is to friends and family. Rude staff, extreme amount random fees, long response times, all contribute to their horribleness. It really feels like you don't own the property you pay to live in. They are money hungry rental company that only value the dollar amount they can scam out of you. Don't bother hanging any pictures or wall decor. Upon moving out I was billed over $1500 for problems that existed before my move in. The "paint" was peeling off the walls in the bathrooms prior to my arrival. Of course, I had to cover that along with nails that were in the wall from the previous tenants. Outlet covers that were broken upon my arrive, I was billed for. The list goes on for miles on reasons to never engage with this company. Others share my opinion as they hold a 1.8-star rating on Yelp. Worthless company with disrespectful staff.
Fantastic experience: I loved renting from SPM. I applied for a property and it was no longer available. The team made it very easy to find a new place to live quickly. They always handled any maintenance quickly and even had someone come out to fix my AC over the weekend during summer months.

Negative experience: I should have noticed the red flags with this company upon receiving a call the day before moving in stating my floors were not down in the unit. They offered money off my next month’s rent if I wanted to move in and wait for the flooring to be installed. If properly notified, I could’ve stayed in the rental I was moving out of a little longer. Then the flooring didn’t come when they said it would and the contractor they used to put it down was a fluke. It took them two weeks the place flooring for a 2 bed/1bath. They took more smoke breaks than getting the job done. The person assigning the job chucked it up to my busy schedule which was crap as I tried to be available as much as possible between working and being in nursing school at the time. Tenants are also unaware of changes made to things they are paying for. The package for the filter service was initially a voluntary service but turned mandatory. It stated you are to receive filters monthly under this service. Filters changed to being delivered every other month without notice. Then when inquired about, only then was I made aware that I was still paying for a monthly service but would only be receiving the filters every other month. Then upon inspection, when these two month old filters are in and filthy you get charged for a dirty filter all because you haven’t received the new one yet. Some of the early move-out requests of were a little ridiculous as I’ve never rented from anywhere that charges a tenant so grossly for services they should provide upon exiting a unit as standard for preparation for the next tenant. I would NOT recommend this rental company to anyone which is sad because it’s one of the largest in this county and surrounding counties for rental properties.

Negative experience: I’m going to echo what some of the other reviews have already stated. I rented with Sweyer a few years ago and each time we would try to address a situation with them, like needing assistance with repairs around the house, it was met with “do you think it’s cost effective for us to help you or can you figure it out yourself. Check out Home Depot”. They made you feel like an inconvenience and that renting from them was a privilege. Sweyer is one of the reasons people have trouble trusting property management companies. There is no oversight and support and I will reiterate, they make already vulnerable people feel like an inconvenience. I hope they learn from these reviews and situations like the one I am in with my old roommates but history shows that they never will. There are better management companies out there! Unfortunately Sweyer does have a pretty wide range in Wilmington!

Negative experience: RENTER BEWARE! I’ve been living in this house for four years, and I’m really not happy with how things are being handled as I prepare to leave. It’s frustrating to have people coming in for viewings while I’m in the process of packing up. I’ve tried to communicate with the property manager, Rodney, about my concerns. I told him that the house wasn’t ready for showings and that I wasn’t comfortable with people coming in while I’m still trying to pack. He assured me that the viewings would be managed with an agent, but when I asked for the agent’s contact information, he told me the agent could change the schedule at any time. On Saturday, there were two scheduled viewings, and I once again told the agent that the house wasn’t ready. I tried to follow up with Rodney, but the agent informed me that only two agents were available and they could block showings up to a certain point. Now, Rodney isn’t responding to my concerns, and I’ve noticed that more viewings have been booked. Between managing my work, kids, and packing, I’m already overwhelmed, and now I have to worry about preparing for additional showings on top of everything else. Another issue I’m facing is that they asked me to re-sign my lease with a significant rent increase. However, I recently found out that they are listing the house for rent at a lower price than they wanted to charge me. I’ve lived in this home for four years, raised my children here, and now they’re making my departure much more difficult than it needs to be.

Negative experience: Our experience was horrible with SPM. When we applied for the house that we wanted to get we were told to put in an application. My husband and I both put in the application ($75 each)and as soon as we were approved we were told that the house was already under contract. We continued to try to work with them on other possible properties for rent and the next one that we wanted had a clause in it saying that we needed to pass the pet screening process (this was not on the original house or on some of the others that SPM has). Our pets were not acceptable (which is fine and totally understandable). At this point we asked for a refund for the application fee since the house that we originally wanted was unavailable when we applied for it. We were told, and I quote, "Hi, We are not going to refund the application fee as it had pending application on the ad. Plus it states nonrefundable." (it also did not say pending application or required pet screen approval) The other companies that we worked with always told us the conditions for pets and when a house was either under contract or had pending applications so that we would not waste our time or money. I will never work with company again and will also encourage any friends and family looking to rent or buy to explore different options.

Negative experience: Unfortunately, our experience with Sweyer Property Management was a nightmare. We moved into the 3956 Echo Farms property that they had and still have available. The day that we moved in, contractors were in the house painting over the ceiling. Painting over what you might ask? Well, we found out later on that they were wet spots. That same day, we were also told that a few of the ducts were sweating. Three weeks later, and our ceiling begins to sag in a straight line from the kitchen to the living room. Turns out, the entire unit was un-insulated and water was condensing on the exposed duct work. Our first question was when could this be fixed? We had a back and forth with our property manager that basically amounted to a “we don’t know”. Okay, how long will it take? At first, the answer was 2-3 weeks AND we couldn’t be in the property while they were making repairs. Okay, will you provide accommodations for this massive inconvenience? “No”. Okay, will you at least prorate our rent for the time that we will be gone? “It depends”. They also put in a huge dehumidifier which ultimately did nothing but increase our electric bill by $100 (which we were NEVER compensated for). ADDITIONALLY, the dishwasher had been unknowingly leaking onto the floor for who knows how long, ruining the LVP and requiring another repair that they were unsure of when could be done. The dryer duct leaked constantly for no apparent reason (probably an insulation issue as well), the uneven flooring in the laundry room also caused our personal washer’s belt to come misaligned multiple times, the electrical outlets and switches were hit or miss on whether they wanted to work or not, and once the ceiling was ripped out there were galvanized pipes still in place (which are no longer used because of safety concerns, there was a lawsuit many years ago that now prohibit their use). So here we are, moved in at the end of July and it is now October. They start telling us repairs may be more like 4-5 weeks. They still cannot give us a start date but we start looking at places to stay while they do the repairs. When we finally do get a start date, they tell us they actually have no idea how long they will take and that the lease should probably just be terminated. Granted, they gave us this option a few weeks prior, but I’m a full time nursing student and my partner is a full time teacher. We shouldn’t have even been in this situation in the first place if they would have done a better inspection prior to moving us in and taking our money. So, we moved. We got incredibly lucky and found a great place in the knick of time. The landlord did NOT want to prorate our rent, which isn’t Sweyer’s fault necessarily but was still worrying as it seemed Sweyer would have been unwilling to eat this expense themselves and instead would have let it fall onto us. Which is unfair, as we wouldn’t even have been in the property and shouldn’t have to pay a whole month’s worth of rent. They also attempted to withhold $300 from our security deposit to repaint some walls we had pictures and tvs mounted to. After pushing back against what would have been highway robbery (if this entire experience hadn’t been that already) they decided to give us the whole deposit, the first logical decision throughout this entire ordeal. There’s a lot more to it, but this is the gist. I cannot recommend this company or property to anyone, stay clear of them both.

Fantastic experience: I bought a home from out of state. Just got on board with SPM and so far very pleased with the service. They seem to check all the boxes for landlords like myself. They have a team of people that seem passionate about what they do. I've been mostly working with Michelle during the process and feel confident in her service. I've also just met Cassy as she is the specialist in our area. She's definitely very knowledgeable and hopefully this relationship will lead us into more investments in the future.

Negative experience: Save yourself the headache and trouble and stay clear of renting from this company. Their communication is TERRIBLE, anytime you have a problem they treat it like the biggest inconvenience. From the moment we moved in until we moved out (10 months) I had reoccurring issues. Be prepared for them to rip you off for your security deposit! We left our place spotless, I followed their move out cleaning requests, cleaned the place top to bottom and they still withheld almost $500 for a cleaning fee from us. We probably left the place nicer than when we moved in. They are shady, if you have an alternative I highly recommend staying away from this company. I would never rent through them again.

Fantastic experience: I am a landlord living 5 hours away with a rental property being managed by SPM. Since the very first moment when I reached out to them to get a quote, the process has been very smooth. Charlotte was my initial contact to answer my questions and get me setup with my onboarding specialist Michelle. I worked with Michelle for a few weeks getting the house ready and she was fantastic. She answered all my questions quickly and thoroughly. She helped me setup contractors to come in and do the work that I couldn't be there to do myself. She put out a great listing and got my house rented in less than a month from the first contact with the company. I would highly recommend this company and these people. They are great at what they do.

Negative experience: Ok to rent with, but be prepared for when you try to move out, they will try to take everything possible from your security deposit. They are notorious for it and it is borderline criminal, take this as a word of warning: document absolutely everything when you move in and move out or they will use it against you. They initially charged me and my fellow tenants 715$ for the items listed below, and then reduced it to 475$ after we contested it. They will probably reply to this and say “we don’t have a record of you” or “we evaluate all move out inspections fairly” but trust me, they are crooks. Again, take this as a warning. DO NOT rent from SPM Residential unless you want to lose your security deposit.
Negative experience: Do not rent with sweyer. You can leave the property in pristine condition and they will still find any BS reason to keep your security deposit. I just can’t wrap my head around the fact that this property management company keeps everyones security deposit but everyone still complains that they are moving into damaged homes. Where is the money that you’re keeping actually going if you’re charging everyone and not actually up keeping the property. Read the reviews this is a very common experience!!!!

In accordance with North Carolina law, we will send a full account statement to all leaseholders within 30 days of the contract ending date. We compare move in photos to move out photos and we also encourage tenants to return a move in inspection form which allows the tenant to document the condition of the property upon move in. In addition, we utilize a dispute team within our organization which provides an unbiased review of any tenant dispute in order to come to a fair resolution.
Negative experience: Don’t rent with sweyer unless you DONT WANT TO RECEIVE YOUR SECURITY DEPOSIT BACK- FOR NO REASON. I rented with sweyer for a year and upon move out the house was immaculate and EMPTY. I patched the few holes we had made from mounting 2 televisions with spackle and sanded them down so they were ready for paint. 20 days had passed and no word about a security deposit and when I emailed them they sent a breakdown stating we weren’t getting our money back. They charged $1,117 for “dry wall repairs and paint” for a couple small holes that were already spackled and sanded. They also charged for a broken cabinet that was BROKEN WHEN WE MOVED IN. (I have a picture of that with a date and time stamp from the day we moved in) they charged us for “burnt out lightbulbs” which is just not true considering the video we took the day we moved out every single light is on. They also charged us for “trash removal inside and outside of property” when every piece of trash was removed from the house. They really are just scammers. 2k of a security deposit im not getting back because of made up damage. I was expecting them to keep some of the deposit to paint over the patched holes and there were also broken blinds in the living room but $2,000 for the MINIMAL damage that was in the house is INSANE. Don’t bother renting with these money hungry scam artists I’m honestly disgusted! Disregard the owners response below of jumbled nonsense Just don’t fall victim to this like I did! These people are not honest and they are not fair- it’s that simple.

Fantastic experience: SPM and their vendors rushed to make arrangements to maneuver awkward appliance positioning and replace a broken water heater on short notice before a holiday weekend. Negative experience: I had to move cross country and needed a property manager to handle my home in NC. After our initial meeting I detailed that I had a specific family I wanted to rent to as well as a small list of things I needed done to the house before any showings (items like cleaning). Sweyer not only immediately disregarded my requests, but also were extremely rude and disrespectful to the family I wanted to rent out my property. Before I knew it Sweyer almost had my home rented out to someone completely different and my home was still not even cleaned or ready to be moved in. They obviously have their own agenda and do not take the homeowners requests seriously. STAY AWAY! Edit: The owners response down below is actually all lies. None of that happened. Be smart people!

When we have owners who would like to rent their properties to friends or people they know, we are happy to work with those specific people but we always strongly encourage owners to still have their friends go through our standard application process and meet all of our qualifications as it is our job to protect our owners' investments. However, if the friends or acquaintances in question never reach out to us regarding the property and we are not given their contact information or any further instruction regarding reaching out to them, there is no way for us to go about beginning the rental process with them. In doing our due diligence and upholding our end of the contract to advertise and secure a qualified tenant for the property, we were obligated to advertise it and attempt to secure renters. We regret if there was any miscommunication on our end and wish you the best going forward.

Fantastic experience: I recently relocated from Raleigh, NC to Wilmington, NC for a new job opportunity at one of their branches. Upon my arrival, I urgently needed to find an apartment. Despite the chaos of the situation, one person truly stood out during my search - Ashley Valenzuela. Negative experience: Please DO NOT rent from SPM unless you don’t mind loosing your security deposit. I was charged $825 to repaint minor spots on the walls at time of move out (pictures attached). This was from normal wear and hanging things on the walls. They will find ANYTHING wrong with the house to keep your security deposit even if it was from the tenant before. Thankfully I took pictures of the damages the day of move in, which I had to send to the property manager in order to prove it was not me. If I had not taken those pictures they would have gotten away with multiple extra charges that were not from me. Also mind you, I’ve rented multiple apartments and have ALWAYS received my security deposit back in full.

Positive experience: The management company staff are professional and responsive. However, as a tenant, renters needs and privacy will be neglected. As the business loyalty is to the landlord not the renter. If an applicance needs to be replaced you are at the will of the landlord and are not guaranteed a like for like replacement. You have semi annual home inspections throughout the term of your lease. And at the end of the lease you will have daily viewings of the property for the last 60 days while you still inhabit the property.

Fantastic experience: We recently got the keys to our first shared space together and it could not have been more efficient and convenient. I have never gone through a realtor to rent, and have always been a little apprehensive to do so, but am so glad we did! We walked in to an immaculate house ready to start living. With twins on the way it was such a relief to not have to scrub, and clean, and chase down a landlord, everything was perfect and they respond within the day if you have an issue or need anything! Any forms or paperwork we had to fill out were well worth the time to get the experience we received.

What I found great is that they reported even the smallest items that needed to be addressed prior to renting the property. To me that shows that they care about the owner as much as the tenant! Highly recommended to list your property as well as to rent from them.

Fantastic experience: I was so apprehensive about using a property manager when I decided to rent my home out, but Sweyer has made this such a breeze. Charlotte came over initially and made us feel at ease about renting. Michele came to make sure the property was top notch for renting (and was wonderful to work with) and Liz has been AMAZING whenever issues arise. Just recently my homeowner's insurance was threatening to cancel our insurance unless the gutters were cleaned, and Liz handled the issue immediately and had it addressed within 24 hours! I was so impressed. This isn't the first time she has come through for us in a pinch, so we super appreciate her! If you are feeling apprehensive (like I was) don't hesitate to let these amazing people manage your property. I have no regrets whatsoever and rest peacefully at night knowing my home is in good hands!

Fantastic experience: My family and I are new to renting and new to the area. We've heard both the good and the bad (mostly bad unfortunately ) with regards to rentals and property management companies. Needless to say, we were a bit worried. However, we were unBELIEVably fortunate to have Sweyer Property Mgmt. as our very first experience!! Virtually seamless and swift experiences from beginning to end on most, if not all, of our dealings so far! I can't express enough how appreciative we truly are. I would leave a 10-Star review if I could and attribute this 5-Star review to the over-the top positive interactions I had with both Marcy Jensen, who assisted me at move-in and was always helpful and extremely knowledgeable and pleasant to deal with, AND Laura Wyte, Sweyer's Director of Single Family Property Management. Laura was so fantastic to work with during my tenancy and especially at move-out, where she exceeded my expectations for a positive move-out experience, making it truly stress-free and pleasant. I was so grateful for Laura's kindness and assistance and found her very easy to work with. She operates with an extremely high level of professionalism and integrity; is super courteous and was always willing to go the extra mile to assist. Laura's a great communicator, which helped to make my move-out completely stress-free. She was extremely helpful and supportive in all ways and it was an absolute pleasure to work with her! My overall experience with Sweyer during my tenancy was that this is a company that employs very nice people who are knowledgeable and competent. They do what they say they will do with genuine kindness and caring and terrific follow-through. Repairs are made in a very timely fashion and they are done right the first time. Positive experience: The front desk (Veronica) was amazing. No complaints there. The reason for 3 stars is that the property manager I was dealing with (Evangeline) was not very informative or forthcoming with information throughout the process such as not informing me that the electric had to be setup prior to move in. I found out from Veronica at 4pm the day before move in. I had also asked to move in 1 day early (as there were no tenants currently in the house) because my move out date was currently the same as my move in date. I had to have my keys turned in and everything out of my place at Redpoint by 12 noon. Evangeline was saying I could not pick up the keys for the new property until 9 am. Obviously, 3 hours is not much time at all to move everything you own from one place to another. In the name of simply understanding you would think that they would offer so sort of help given my stressful and time limited situation. Evangeline offered none. She even tried to change my move in time to a later date and then to a later time. Luckily, through my insistence we were able to stick with the 9am move in time. It was a very stressful day as you could imagine and it seemed as if I was completely on my own through this despite just giving them almost 4k to move in to this new place. I also had an issue with the fact that when I brought in my half of the security deposit, Veronica was unsure if they would process it as half, so she went to the back to ask and I heard a lady in the back room start laughing and saying, "Nope we ain't taking that. It's all or nothin around here, send him home," and laughing the whole time at the fact that I would now have to redo everything. It was highly unprofessional at best. Not a great first impression with this company. Hope that changes over the course of my lease.

We do regret the other challenges and concerns you mention and appreciate the opportunity to address them with you. First, our goal is to provide the earliest possible move in date for tenants and we provided the absolute earliest date available to you. We could not accommodate an earlier move in because final repairs were still being completed on the day you requested. We provide information on our security deposit and utility requirements in several areas. First, it is listed in the lease, and then we also include it in most of the information that is sent after the lease is signed. As a courtesy, if we had not already received the needed information, we reach out to tenants the day before in hopes to ensure a smooth move in. Most importantly, we wholeheartedly apologize for any comments you overheard. We agree that behavior is not acceptable and have used this as a training opportunity for our staff. We are looking forward to working with you during your lease term and hope you will reach out to us directly if you have any future concerns
Negative experience: Viewed a property yesterday and although it was significantly dirty, smelled horrible, outdated and needed a ton of work (water damage on the ceilings and bathroom floors, no light fixtures in bedrooms or living room, & dirty walls) we decided to apply. Not even a full 10 hours later we got an email saying we were denied due to credit. We asked if a co-signer was possible and we were told a co-signer was only for income related issues. I have never heard of being denied a co-signer for credit. That’s what a co-signer is for. Co-signers don’t pay rent so why is one only allowed if you don’t meet the income requirements? The application agreements are VERY misleading as it says credit must not be under 589 to be considered, which mine was over that. We spoke to Evangeline through email and she was blunt and rude to us. Our income is well over 3x the amount and we were told a co-signer was absolutely not negotiable because of credit. It never stated that co-signers weren’t allowed for credit related issues. Wasted $75 on an application and wasted my time viewing a property for this relator to automatically deny us for credit and a co-signer without reviewing anything else on the application. Very mislead and disappointed.

She had a great personality and encouraged me look at other properties after suggesting different properties which matched my requirements. Negative experience: Unfortunately, my experience with Sweyer was not great. I have several rental properties. When I contracted with Sweyer, I was clear that I did not want to rent to a tenant with pets. In part, this is because I am allergic to cats and dogs. Also my property was recently renovated with new hardwood floors, renovated bathrooms and all new appliances. After I contracted with Sweyer, they continuously pressured me to accept pets. Sweyer charged me to replace my “new” garbage disposal with another “new” disposal. Sweyer changed the lock on the front door. After several months, I ended up canceling my contract with Sweyer. I recently went to the empty property to find that the front door lock fell out and the water to kitchen sink was disconnected. I contacted Sweyer and requested that they stand by the work they did and they responded no. It has been an expensive experience with Sweyer.

We understand that you have an allergy to pets and respect your decision to not allow them into your property. We try to provide new owners all the information to help ensure their property is rented as quickly as possible. Since rental industry sources have shown that 85% of renters are pet owners, we shared this information with you so that you were fully aware of the limitations that can result from restricting pets. We regret if that caused you to feel you were being pressured. Our records show that the garbage disposal was replaced and understand the frustration caused when a fairly new appliance requires replacement. Garbage disposals can be challenging because if the right item gets jammed into them, they will need to be replaced. When our contract ended in January we were not aware of any remaining maintenance issues at the property and hope you can understand why we would not be able to address issues after it has been under your control for four months when we have not been involved or associated with the property during that time.

Negative experience: They were responsive fixing things. But when it came down to returning my deposit Laura chose to use my $3,490 to fix things around the house that had nothing to do with me. There was a hole in the door when I moved in… but now it’s my problem because I didn’t say anything when I moved in. The house wasn’t professionally cleaned before I moved in and I payed to have it professionally cleaned when I moved out, but Laura still charged my deposit for a cleaning. There was wood in the garage when I moved in and it was there when I moved out, but I get a charge to get it removed… I had left 2-3 vent filters for the next owner and was charged for a removal fee! I left no trash and apparently the paint job to fix the house was over $800? There was so much interior paint damage to the walls when I moved in, but because I didn’t speak up on it, it now became my problem at my expense. Overall the house was in better condition from when I moved in to when I moved out. Do not rent from this property management company. Believe what you read in the reviews. A multi million dollar company screwing over its tenants. They do not care. Big scam going on here.

All security deposits are processed in accordance with the NC Tenant Security Deposit Act. Once you receive this final statement, you will have the opportunity to dispute any charges against your deposit within ten days of receipt. Please contact your property manager directly once you receive this final statement.
Fantastic experience: This is my first time ever renting at 50 yrs old due to the quick sell of my home and it’s my first time renting through a property management company, the application process to me was very very difficult however if it wasn’t for Miss Veronica who helped me through the process, with multiple phone calls always patient, always polite, and eagerly and willing to help. I almost gave up on the process but she held my hand through it all. We need more customer service people like her !

Negative experience: Absolutely will never rent from a property managed by this company ever again, nor would I trust them to manage a property I owned. Mary Faye Lindsay was the property manager for my rental and she was rude, unresponsive, and pitted owner and tenant against each other to avoid doing her job. They offer a service to set up utilities for you. That service created accounts in my name but were never actually activated, even after I called to verify they were active. The owner got the first months utility bills and Sweyer called me, angry with me that their service failed. I had a washing machine leak and the emergency service that is supposedly 24 hours never responded and nobody ever came out to help. Any maintenance that needed to be performed, from the washing machine, to the dishwasher, to light fixtures that stopped working, I either never got a response, or was told to coordinate repairs on my own. Sweyer would tell the owner the shortcoming for maintenance was on my end, and tell me that it was the owner’s preferences in the way of timely repairs. In reality, it was simply that Sweyer never followed through on anything without having to be bothered multiple times. Sweyer at no point showed any care or concern for the owner, the tenant, or the property. Edit: Response to Sweyer. I submitted the original maintenance request on 6/2/2022. Did not receive a response until 6/9/2022, a maintenance worker was sent to my house with no heads up given to me so I was unavailable to meet him on 6/16/2022, and the issue was not actually resolved until 6/23/2022. If thats timely in your book then..sure I guess. For light fixtures, during my initial move in inspection I noted 2 light fixtures in the living room and entry way that, even after bulb changes, were not functioning properly. Those never received any maintenance, let alone an evaluation. And the washing machine not being installed by one of your maintenance specialists should not have disqualified me from receiving emergency assistance after hours that I paid monthly for. Even if I was the “at fault” party, the maintenance request was never even given a response and no one ever came out to evaluate until months later when I mentioned to the guy that came for the dishwasher. Your response reinforces every negative experience I had with your company. A rampant lack of professionalism, consistent denial of any responsibility for your own shortcomings, and constant shifting of the blame onto the tenant.

As for the leak from the washing machine, it looks as if it was installed incorrectly without the help of our maintenance team which lead to the leak.

Fantastic experience: I chose Sweyer Property Management to list and manage my home when I decided to rent it. My choice was based on a recommendation from a friend who had also used them. From the very beginning everyone I spoke to was friendly and knowledgeable. I had never been involved with renting before so I wanted a company that had experience and who I was confident could handle my most valuable asset. Sweyer met those requirements. I want to give a special shout out to Michelle Earl who did everything she could to make me feel comfortable with Sweyer’s process and who did a wonderful job capturing my home in the photos she took. I was concerned with finding a renter because of the time of year but was actually amazed at how quickly Sweyer found a tenant, screened them and got a signed contract. So far it’s been a great experience working with Sweyer Property Management and I would definitely recommend them if you’re considering renting your home.

Fantastic experience: I have been a paying customer to this business for many years. During this time, Sweyer Property Management forcefully signed me up for a “resident benefit package” with my new lease back in March, upping my rent $50. One of the benefits supposedly included in this program, was so-called credit reporting for on time payments. Sound great right, no! These benefits should have began back in March or at least April, it is now August and I have not seen one report reflected on my credit. When I called to speak with someone they gave me the absolute run around, while the front desk help was also rude when I questioned where my money was going. Now they will not answer the phone, when all I am asking is where is my money going. I am a paying customer, on time, every single month for years. Very unprofessional Update: It is now September and the problem has been rectified, thankfully. That being said, other than this issue, I have had no other issues with Sweyer Property Management. Typically they handle any issues that have come up during my lease agreement with care and are very quickly. Cassy handled this issue promptly, once, it was brought to her attention and I am very thankful for that and her professionalism while handling this issue. I have changed my rating to reflect my current views.

Negative experience: I wish I had read more reviews before using this company. Unfortunately I’m a single mother and was desperate. The actual property I rent was fine, the people I had to deal with in order to rent were not. Then on top of that when I go to end my lease and move out I’m informed that I still owe money on top of my security deposit. Over all a very unpleasant experience and I hope this review saves someone else in a similar situation. Do not rent with them unless you absolutely have to or have some sort of degree in the legal field.
We appreciate you sharing your concerns, Brittany. Sweyer Property Management strictly follows all North Carolina laws regarding tenant security deposits. Per NC law, all tenants are provided a detailed statement of charges to their security deposit within 30 days of lease end. However, if a tenant does not vacate a property and legally turn over possession of a property by their lease end date, rent must be charged for each additional day a tenant has possession of the property. These charges are separate from and unrelated to the security deposit or any damages that occur to a property during tenancy. We strive to provide our customers with a high level of service and regret that you feel we've missed the mark in your case. Negative experience: If you are looking to rent a home in Wilmington, avoid Sweyer Property Management at ALL COSTS! We rented a house managed by Sweyer, and from day one, we had issues. We moved in, and the home was dirty. Bugs and cockroaches were everywhere in the kitchen & the refrigerator was infested. I called Sweyer dozens of times, and they never answered the phone. After emailing and calling some more, I finally got in touch with someone that told me point blank they would try to see if they could get a bug technician over but that we would have to pay for it. The house was not painted before moving in. There were marks and HOLES on most of the walls and doors. During our time living at the home, if we ever had a maintenance request, we would have to call or email, and it would take weeks for anyone to respond. Eventually, Sweyer rolled out an online maintenance portal that was an improvement but still took forever for a response. Fast forward to moving out, I received a Security Deposit Statement from our Property Manager, Megan, with three charges for a repaint job, lawn maintenance, and trash removal. The total amount Sweyer told us they were going to deduct from our security deposit was $400. However, once they mailed us the security deposit check, we found out that they actually deducted $800 for other misc items not included on the Security Deposit Statement. I reached out to Megan about the other $400+ worth of charges, and she was useless. I disputed the misc fees ($80 for two blinds, $387 to repaint the entire house, and $40 stove pans). I got an email back saying that we were responsible for all charges with absolutely no explanation. Sweyer will just make up the numbers to avoid giving back your full security deposit amount. Do not rent from this company.
We appreciate you sharing your concerns Ashley. Prior to tenants moving in to a home, we take detailed photos and a video to document the condition of the home. This information is then used when tenants move out to compare the condition of the home to its pre-tenancy condition. Additionally, tenants are strongly encouraged to document any preexisting conditions when they move in, whether they be cosmetic issues or needed repairs. Any issues tenants notice and provide us with documentation of are then kept on file to be considered at move out to ensure that tenants do not get penalized for damages they did not cause.
In reviewing the condition of the home pre- and post-tenancy, it was determined that you were responsible for certain items that occurred during your tenancy and those were the items deducted from your deposit. Please know that when repairs are made and deducted from your deposit, tenants are only charged the amount that the service provider charges us to complete the repair. Further, this money is only used to make repairs to the home. We hope this helps clarify things and we will use this situation as a learning experience to improve communication in the future. Negative experience: Sweyer property management did not represent us well as owners. Our tenant ripped our carpet out without permission and sweyer never held them accountable even tho we provided them proof. I am unsatisfied. They will come up with excuses or why they didn't fulfill there end as a property management company.Value BEWARE of using Sweyer Property Management Between their poor customer service, inability to communicate and unresponsiveness it impossible to protect your property as an Owner. They will make every effort to make excuses, deny responsibility and attempt to alleviate upholding their end of the agreement to both Owners and Renters. When terminating your agreement with Sweyer, good luck getting your rent, reserve funds and tenant security deposit without a fight. And not hold a tenant responsible for the damage that they caused. May I mention we are also military. And to the person that responded to me. This whole company is cowards. I gave you an expectation of what should have been done. And it got dismissed. However I see people being charged for less than what Toni D Anna did toy home and I get offer a slap in the face. Do not use this company. Please.

It is always our goal to return properties to owners in the same condition that they were prior to a tenant taking possession; however, due to the pandemic, physically entering properties to do routine inspections became a health and safety issue over the past 18 months, and, in many instances, they had to be postponed.
Per North Carolina law, tenants are afforded the opportunity to correct any damages made to rental homes prior to lease end. Once their lease ends, damages may then be deducted from their security deposit and property management companies must adhere to NC law in charging security deposits. Additionally, the lifetime of carpeting in rental homes is assumed to be approximately 7 years and, since the carpeting that the tenant removed from your home was not brand new, we were only legally allowed to charge the outgoing tenant a prorated amount for the carpet and offered to do this.
Since you found this unacceptable and did not authorize repairs to be completed, we proceeded to move forward with her security deposit disposition and close out her file so it could be done within the 30 days required. We have no record of a request to not return funds to the tenant and all such demands were made after the tenant had already been issued the refund.
We regret that you've found the additional offers we've made to you unacceptable but, just as any professional property management company or private landlord, we are bound by NC laws surrounding landlord/tenant relationships and security deposits and have acted in accordance with such. We will use this situation as a learning experience to better improve our services and wish you the best going forward. Thank you.

Negative experience: I recently moved out of a property managed by Laura. I lived there for two years and was nothing but respectful and compliant with her throughout my lease. After I moved out, I expected most of the deposit to be kept due to damages around the house from over the two years. There was also a futon that I "sold" for free on marketplace but the "buyer" never showed to pick it up. I was unable to find someone to cut my grass and expected to pay for Sweyer to cut it. These are things I knew I would be charged for but the deposit should've easily covered this. Laura sent me charges a month after we moved out. It showed that they would keep all of my deposit (~$1200) and charge me for another ~$500. I responded within a few hours to her requesting that we speak on some of the charges. She responded and said that I had to submit a written document disputing the claims on the charges. I spent about two hours working on a spreadsheet detailing every charge, disputing some and accepting others. I emailed the spreadsheet to Laura that night. She responded in 5-6 days saying "I forwarded your dispute to another Senior Property Manager, by the name of Hahle Kirkland. She reviewed all tenant damage items and agrees that all charges were appropriate." (My biggest complaints in regards to charges were painting, "broken" toilet seats, and a "broken" gate latch ($50???)) After working on that spreadsheet all I received is a one line response? And someone who had nothing to do with the managing property decided the charges were appropriate... I feel as if I was completely disrespected and disregarded. I will never rent or associate with Sweyer again. I gave them two stars because they did help with a plumbing emergency quickly during my lease.
We appreciate you sharing your concerns, Nixon. When security deposit charges are disputed, it is our policy to have a senior staff member look over them in addition to the property manager. When a tenant vacates a property, we review the documented condition of the property from when they moved in and compare it to the condition of the property when they moved out to determine what items were preexisting and what items have been damaged past the threshold of normal wear-and-tear during tenancy. When calculating charges, normal wear-and-tear is always expected and taken into consideration; however, there were some needed repairs that went beyond what is considered normal wear-and-tear. We never upcharge tenants for these repairs - they are only charged what we are charged by the service provider. Further, requiring that security deposit disputes be submitted in writing is a standard practice in the property management industry. It was determined by our team that the charges you incurred were justified based on review of the condition of the home both pre- and post-tenancy. We regret that you feel you didn't receive the level of service you deserve and will use this as a learning experience going forward.
