Negative experience: DO NOT DO BUSINESS WITH THIS COMPANY. They do not care about you as a person or a renter. They only care about money. They are lazy and sloppy especially at move-in. But when you move out they hit you and your deposit for every little thing they can find regardless of whether it was there or not.
Negative experience: I would highly suggest against using renter warehouse if you plan on renting from them. Getting a hold of anybody local is near to impossible. They just will kick you to a call center who can barely understand the issue and continue to draw out the process of repairs. Waited nearly 3 weeks for a new dryer and refrigerator when they broke due to being old. They also make you wait an entire month to receive your deposit back. I’ve got multiple horror stories for my two years renting from them. Including them hiring the cheapest handyman they could off of craigslist just for them to break a waterline in kitchen and flooded the entire house. Then refuse to do any sort of clean up and use our bath towels to dry the floors. There was no reimbursement offered for any of the additional cleanup or repairs. All in all just a terrible experience.
Fantastic experience: The leasing process has been easy. And Michael Smith has been great throughout the leasing process. He’s able to answer any questions I’ve had.
Fantastic experience: Rocelyn and everyone at Renters Warehouse has been extremely helpful and understanding during a family emergency and letting us space out rent. They weren’t pushy or rude! I appreciate that when dealing with a big issue
Negative experience: The customer service people are very nice. I've talked to them at least once a week since I've moved into the rental house, less than 2 months ago. It's been problem after problem, a lot of minor issues and some major. I was not able to turn utilities on in my name because of repairs that needed to be done. I contacted the group multiple times to be told they are taking care of it only to ultimately be threatened that I would be fined and the utilities would be shut off until I got them in my name- over 2 months later the repairs were finally done and inspected. In the meantime, while that issue was going on, the basement floods, the main drain is clogged. The process for contacting and obtaining a vendor was extremely disorganized- in one day I'm trying to field calls from 4 different plumbers while I'm at work. For the next month the basement has a few inches of waste water floating around, toilet paper, human waste and all before they can figure a reliable contractor. Twice they sent a "sanitation" contractor to clean the mess, both showed up with no cleaning supplies or tools. Now I'm going on day 6 of no power in 2 rooms. I submitted the request online, then the next day when I went on to update the issue informing them that there were sparks shooting out of the light fixture, I see that my original request was closed. I call to give them the update and ask any the original request was closed and the response i received was because they are grouping issues together and they would have the vendor contact me to schedule the repairs. That was 5 days ago. Today they are telling me that they will contact a different vendor. So no, I would not recommend this property management company. Edit- I received the reply asking me to call and discuss in more detail. I just got off the phone after being transferred twice only to be looped back to the original person that has been in charge of these issues in the first place.

Negative experience: Mai Le did a great job helping me get through the rental process. She was at the viewing in person and ready to answer any questions I had, then she updated the whole way through the rental application process. We're super happy with the home! Thank you Mai! Edit: After living in this house for three years, I’m changing my review. This company does not take renters work requests seriously. We have had to ask several times for the same issues in the upstairs bathroom to be taken, have reported issues with holes being in the garage, and dishwasher issues. We were told to not report things or we would be charged $50. At the turn of the year, the company did not adjust our rent in the portal then charged us what they missed at the end of the year. They also act like you are a problem in your day. The rent is cheaper for a reason and I would advise you not go through this company. As KC renters, we really need to raise the standard for rental companies because this is ridiculous. Also notice most of the positive reviews are about agents, my first part of this review included. The company will be your best friend while you’re a prospective renter, then leave you high and dry as a renter since you’ll have to pay them either way.

Negative experience: This company has been an absolute nightmare to deal with. The house we were rented is infested with mold and at every step we have been put out to the furthest extent. Perpetually asked to take off work for vendors not to show up. When finally agreed to be let out of the lease they tried to scam us out of our security deposit as well. Will likely have to deal with this in court - highly advise you distance yourself and family from any business with this company.
Negative experience: After fully cleaning property and repairing small nail holes in walls and purchasing a set of blinds I was still not given deposit back charged me for new paint when painting was never needed I have a full walkthrough video of home upon leaving no paint job was needed at all I have not received blinds back but again was still charged for blinds I never complained of the mouse issues within home I just took care of it myself that was my mistake of not saying anything I am aware after seeing others reviews I will not get deposit back but anyone moving forward with RW please be aware of deposits not being returned even if you clean property they will charge you for anything to keep deposit when in all reality certain things should be required for home owners to do due to this still being they property when I moved in the carpet smelled I had to clean on my own and clean home..home owners do not tend to or care for properties as they should they charge you for things but still won’t tend to the home with the fees they take from you and renters are a quick scam for home owners
Negative experience: This review isn’t necessarily a direct reflection of Renters warehouse but more of a caution for one the owners they manage properties for, AH4R Management LLC Kansas. They will rob you blind from your deposit. Do not rent from them. We moved into a house that was in fair shape, however the deck was falling apart and pretty much put together with bandaids, dryer duct was clogged, there was a hole in the roof and the ceiling had a little water damage to it but we never complained. Halfway through our 2 year lease the house we rented was sold to AH4R management but was told nothing would change. They were right about nothing changing as far as the day to day went but when we moved out, we cleaned everything, patched the walls where we hung photos and curtains, your standard move out check list. We then receive a statement from the new owner who was deducting essentially our entire deposit for ridiculous amounts of money for painting the walls, fixes to the back deck which was already falling apart before we got there, and also for mulch in which the house never had mulch to begin with. We reach out to dispute the deductions we did not agree with, Lisa with renters warehouse, in which was as nice as could be, said she would share with the owners but we couldn’t speak to them directly as they are a corporation. We followed up multiple times and the owner never even acknowledged our disputes. Moral of the story, even if you do everything right, and treat the property as your own the owner they represent AH4R Management will rob you blind and then not even acknowledge you when you dispute it. DO NOT RENT any properties AH4R Management owns.

Fantastic experience: Me and my family decided we should write a review for Renter's Warehouse this weekend. Why? Because we worked with Jayme Quillano and Mayenne De Leon last week, and they did what they usually do, which is amaze us. Jayme got a plumbing issue taken care of incredibly fast. Despite the urgent rush on the work, he got everything replaced and sealed up, got us a fantastic deal, and WE got a thank you call from the tenant even though HE managed every bit of the entire process. We called Mayenne later in the week about some other properties, and she answered every question we had on a recent move-out, confirmed a roof repair on another home was done and done well, and answered several accounting questions that we couldn't figure out. Jayme, Mayenne... we hope Renter's Warehouse feels as lucky that you're there as me and my family do!

Fantastic experience: We have not rented in over 15 years and coming from out of state "sight unseen", Marlena really helped to make the process as smooth as possible for my family and I. She went out of her way to show the rental home to my family that already lives in the area and answered all of our questions. Negative experience: I really thought that this was a good company until I moved they did a walkthrough place was Clean just like when I moved in and 20 days later they put a eviction on me as if I was evicted now I’m having a hard time finding a place because of this company this is a nightmare after accusing me of not making pay all of the payments magically popped up . Went in to get the ledger 0 balance something And can’t get any to help with this ever time I call I’m on hold no one picks up smh run ..

Fantastic experience: Marlene was great to work with. Very responsive and helpful. During the move in inspection, she noticed a stain on the ceiling in the den. She told me she had reported it. Within 15 minutes, I got a call from maintenance to get pictures for the work order. The painter came the next day. After the repair, Fabian, the maintenance coordinator called to ask if I was satisfied. On day 6, the oven wouldn't preheat. Again, maintenance response time was excellent. Fabian is a pleasure to work with. The part is on order and the oven will be repaired asap. Hopefully there's no more issues, but I'm confident they'll be quickly addressed is there are other issues.

I was on a very tight timeline during a move from Colorado to Missouri and needed a place that would allow 4 pets and had the accommodations I needed for my 89-year-old mother! He was the only agent who did not take my application money prior to actually seeing if he had anything that would fit my needs! I had already spent $250 on application fees with other companies only to find out they could not help me "but would keep my application on file"! Michael was considerate and very helpful in getting us into our home in an extremely short period of time!

Fantastic experience: Michael Smith made the leasing experience a total breeze!! I applied for a home over the Christmas break and met Michael for a tour. He was very nice and let us view the home without hovering like some agents do lol. He was very knowledgeable about the property and the owner and answered all of my questions thoroughly. Within one week from me seeing the home on Zillow to touring the home to then being approved and signing a lease, the whole process was very smooth. And the ladies in the rental office were so pleasant as well when I paid my deposit. Highly recommend!

Negative experience: Property owners: please choose a different liaison. RW are not attentive to tenants. They do not respond to tenants on your behalf unless it involves renewing lease and payments. Concerns about maintenance, etc , are often ignored. Leading up to me paying all fees and rent, the associate, Michael was very helpful. As soon as I signed, a few things concerned me about the home and Michael would not reply after 3 texts. I thought he quit. I later found out, he's still there. The idea is: if we RW don't answer, tenants will give up. Michael asked me to leave a review and I told him I would, but I needed him to give me guidance on one issue. He stopped responding when I placed that condition. I wasn't part of the portal yet, and had just moved in. Even third parties have complained. They charge owners to do nothing and show up whenever the lease renews. Please do not go business with them.

Negative experience: Would not recommend this company to anyone. After switching rental company’s in the middle of my lease my creepy landlord not only harassed me my whole lease but also forged my signature. I never received my deposit back after leaving the home in good conditions and even disputing the racist things this man was saying to and about me. I asked to go to court so I could provide documentation of all the events and the conditions of the house when I left and guess what they ignored me. I understand when a company is employed by these shady homeowners it’s only so much they can do. While Michelle was understanding and helpful for the most part Heather not so much & can’t think of the lady who I disputed the move out with but she really wasn’t helpful at all. Again you’ll never get your deposit back and the owners they work with may be nut cases. BE CAREFUL

Negative experience: If I could give this conpany1 star I would!! They scammed me out of my application fee .I applied for a house a month ago and every time I call an check on my status with Michael Smith he says he will check but never asks for my name and just hangs up! or doesn't respond at all!!! That is not how business should be done!! This place is full of scammers!! and i will be writing the BBB on Michael Smith an this company! Yes, I will be reaching out to you. Fantastic experience: Michael Smith was absolutely amazing in helping me find and get my new home ! He was very responsive and helpful with any information I needed , and made the stress of moving much easier ! He was able to get all the applications filled out and was on top of any missing information we needed so I could get the process completed in a quick manner . Negative experience: Less than 1 star!!!! The house we lived in, was in worse condition upon move in, than when we moved out. We were charged for things that were broken upon move in AND we sent multiple email's for fixing over the 3 years that we lived there, and things never got fixed. Sent a dispute email to get more of the deposit back on 8/16 and was told on 8/20 that they were sending to the owners (who live out of the country). Today, 8/28, we called Renter's Warehouse and they just told us they never sent it to the owners. Go figure! Now it's more of a waiting game and I'm so glad I moved out. Lawyers will be getting involved if this continues.
Negative experience: If I could give 0 stars, I would. They do not respond to emails when they are factually in the wrong. I have now got my family attorney involved to receive my deposit back after completing a full year of my lease and left the property in better condition than I moved in it. I received the deposit disposition that I would be receiving it in the mail to the correct address and it has been weeks. I call and no one has answers. I email and they made up a lie after speaking with the owner of the property. I have emailed for days and can’t ever get someone from “corporate”. Having to sue over something that the company stated I am owed is truly horrible.

Negative experience: I would give no stars if I could, I was gonna rent a property paid the deposit and before I did I asked if something happened that prevented me from renting would I get deposit back. Michael said yes, (now mind you I was excited to move in but before I could my only transportation to and from work broke down and was going to cost four grand or more and there is no way I could afford to move and pay to fix the vehicle at the same time (mind you the lease didn't start till sep 1 and it was only 8/9. )I explained this to him and he said he would see about the deposit, then told me no they will not be giving it back.
Negative experience: Horrible experience. Wouldn't fix anything. When we moved in there was a broken window in the basement. We asked them to fix it over and over again. They never did. Sliding glass door on the rear of the home also broken. Also ask them to fix it never did. Window screens continuously fell out of the windows because the window frames were separating and coming apart. Ask them to fix it never did. Then when we went to move out we were charged to fix all the things that were already broken when we moved in. Don't rent anything from these people you will regret it.

Negative experience: We have been waiting for over a week for a maintenance issue to be resolved. Our shower doors are broken and the vendor says they're waiting on Renters Warehouse approval. Meanwhile, Renters Warehouse is saying they're waiting on the vendor. Terrible customer service, do NOT recommend.
Negative experience: I would recommend staying far far away renting from anywhere with this company. When I decided to move somewhere else they charged me a large fee to have my name taken off the lease. Customer communication is God awful, if you submit any kind of case they'll email you once but if you miss it they'll close your case and never contact you again, no follow-up email it even a phone call!!! One of the absolute worst experiences of my life was dealing with these people.

Negative experience: Horrible experience with Renters Warehouse Kansas City….Was without a fridge for over a month. When it was delivered, the guy said, “uh well I can’t install it or remove the old one” so I had a fridge in the middle of my living room (he was nice enough to bring it inside although he said he wasn’t supposed to do that either because the homeowner didn’t sign off on that). Major water leak the first week I moved in. Couldn’t regulate my thermostat for the first two weeks because the didn’t know the password to the Nest. Breakers continually flip off but no one addressed that. Storm/security door broke twice after they “repaired “ it each time. Too many issues to write all here :(

Negative experience: Michael Smith is a joke. I’ve made multiple appointments to see a home and the first excuse was he had to pickup his kids; not a big deal, asked when I could see the home. Nothing. No response. I scheduled a second appointment, and a hour before the scheduled showing I got an email saying he couldn’t show it because “something urgent just came up.” I’m frustrated at this point, but again I asked when I could see the home. Again, nothing, no response. I got another email the day after the scheduled second showing saying the exact same thing “something urgent just came up.” I don’t mind rescheduling the showing, but at least respond and tell me what time works for you or give me the option of a self showing. I’m not sure how they’re renting anything with a property manager who doesn’t respond to any inquiries.

Negative experience: UPDATE: 11/17/2023 Renter's Warehouse sent numerous emails to us regarding a leak in our property basement, even though we had communicated in writing to the company to please CALL for urgent issues. Although the tenant had renter's insurance, we were told by Renter's Warehouse to pay for a tenant's overnight HOTEL stay. We agreed to do so. Later on, we were informed that Renter's Warehouse was mistaken. That the tenant had Renter's insurance for this and should contact their insurance company. So we had to fork up yet more additional money for Renter's Warehouse's mistakes. Original Post: Renter's Warehouse Kansas City is a complete and utter disaster of a property management company. We entrusted them with the critical task of finding tenants, managing our properties, and ensuring timely rent payments, but they have failed at every turn. Their inability to properly screen tenants has resulted in significant financial losses and they have have a habit of findings tenants who have a history of evictions being placed in your properties. This is a clear indication that they are not taking their job seriously, and are putting our property and financial well-being at risk. Additionally, the fact that Renter's Warehouse failed to ensure that tenants transferred their utilities is completely unacceptable. As a landlord, we were burdened with unexpected expenses due to their negligence. The fact that Renter's Warehouse has also been consistently late in delivering tenant payments is further proof of their incompetence. They repeatedly failed to transfer timely payments so that we could pay our own bills. Renter's Warehouse's failure to deliver payments on time is unacceptable and demonstrates a complete disregard to the needs of their clients. Their lack of communication and customer service only adds to the frustration. It is clear that Renter's Warehouse is not equipped to handle the needs of their clients, and their website is a confusing mess that only adds to the frustration. In conclusion, we strongly advise anyone looking to rent or manage their property to steer clear of Renter's Warehouse Kansas City. They have proven themselves to be unreliable, incompetent, and a complete nightmare to deal with. Do not entrust your property and financial well-being to this company.

All applicants must submit verifiable information on their income to show that they can support the rent payment. We use a 3rd party company to carefully check rental history or previous home ownership. The credit report, criminal background report, rental history, and proof of income together provide the criteria to qualify or disqualify prospective applicants. We did consult with you prior to drafting the lease and you approved the tenants. We were able to successfully evict the Tenant and at no charge, Renters Warehouse found a replacement Tenant for the property.
All Renters Warehouse leases make it the tenant’s responsibility to turn on utilities they will be paying for as of the first day
of the lease. Tenants agree to this in writing and are notified of this responsibility when our team provides them with move-in
instructions. Renters Warehouse recommends that owners turn off utilities on the third business day of the lease. If the tenant is late getting them switched, most utility providers can back date the bill to the lease start date so the owner doesn’t have to pay for it. While this is the owner’s responsibility, we will attempt to help if necessary. However, some utilities companies will not allow a 3rd party to be involved and the owner is required to act.

Negative experience: So many issues. I spend way too much time out of my day dealing with this company who never seem to have an answer. Constantly having issues that never get resolved. Getting ahold of someone is almost impossible and I never get called back. Fridge has been out 5 days (and counting) and still haven’t heard anything even though we reach out daily.

Positive experience: Renters Warehouse has the potential to grow if all its agents work like my agent, Michael Smith (Kansas City, MO). In one week, he could list and get a lease signed). I can't speak much, but he is a great asset compared to the agent he replaced. My problem is how they handle service requests. I hope that's not a culture and only a rogue agent has this habit of ringing the quote. I don't think it's fair that the agent brings you a contractor who is supposed to bid for the work and then sends the quote to the agent to hand it to you. Instead, the agent changes the quotes to add extra dollars, so if you accept and pay, then the agent gets their cuts and then sends the remainder to the contractor; in some situations, also hire someone to complete the work, which means you will be quote for premium labor and end up having someone who is making 20% of the total amount completing the job, I guess you know what that will look like at the end. It is a very misleading and not ethical way of doing business. That is why I am taking one star from the 5. Michael is more than a five-star agent
Fantastic experience: It has been an easy process to move in from the start of our interaction with Micheal Smith. Every time I reach out about the property he’s responding back in a timely matter. We don’t have direct contact with our landlord and he make sure to pass messages along and get any info we need. Just have been a big help from the beginning. We have been at our property for two years now and I wouldn’t want to rent from anyone else.

Negative experience: This is the worst place to rent from. We have had nothing but problems. Sam Golden lied to us saying there was no issues in the home and things like the cracks on the floor would be fixed when we moved in but, once she got her check we never heard from her or anyone else again. It has been 5 weeks since we have had A/C. We had a cool home for 2 days and nothing after that. 2 of the weeks were during a heat warning when the home reached 85-90 degrees. They have sent someone out 4 times and each time he cannot fix it due to the process of approval. I have pets and had no choice but to go buy a window unit with my own money just so we can somewhat live in the home. I have called and spoken to someone almost everyday and still nothing has been done to fix this and we have not been compensated in any way! This home has had nothing but issues and the company has done nothing to help. If it was going to take WEEKS to get simple things fixed I would have never signed the lease. This is not the only issue or problem we’ve had with the home and renters wearhouse either. DO NOT RENT FROM THEM!!
Negative experience: Renters Warehouse deserves 0 stars because that's the amount of good business they dish out! Whatever you do RUN fast away from this company. This company has treated me and my family VERY poorly! I viewed the property, put my application in that same day (July4th), the next day went and dropped my deposit before evening hearing back from the company regarding application status. Here I am a week later still no response from Michael (realtor) regarding application status. I keep being told that he is out of town on vacation but I am receiving text messages from him regarding things on my application (no approval or denial info) when I ask Michael to pick up the phone and call me- I get no response or phone call. So I went into the office to speak to someone face to face and that was a dead end as well. The sales director James was very rude and aggressive with me and all I was wanting to do was get an update regarding my application being that I had already dropped the deposit on the place a week ago. So with being sad and with dealing all the lies and the run around I've had to deal with at Renters Warehouse I requested my money back (deposit and admin fee) and took my money and family elsewhere. Because if we where treated this way before even signing the lease, I could only imagine how things would have went during my stay (if I ever got to that point) PLEASE if you don't want to cause you or your family any stress please don't even think about renting from them!!!!!! Business is ALL BAD WITH RENTERS WAREHOUSE!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!
Negative experience: Renter’s beware!!! Day 8 of no air conditioning in our rental property during the July heat. Day 4 of Renter’s Warehouse answering my calls stating they are waiting on the home owner’s approval to move forward. Multiple times Renter’s Warehouse has stated they would escalate my concerns “to management” and call me back later that given day with an update, and each time they did not call back. Renter’s Warehouse is showing obvious preference to the homeowner’s lack of urgency and little empathy to our family of 5 (3 kids) and a pet having to just sweat it out day in and day out.

Negative experience: If I could leave zero stars I would. This is the most unprofessional company I have ever worked with. If you can even get ahold of the leasing manger you’ll be left with “I don’t knows” and “well that’s not my department”. When we first moved in a year ago we were told that cosmetics would be fixed, then that statement was later changed after we signed the lease that our house came “as is”.To be told by a young woman “she had no idea and to call the leasing company with any further questions” If you can get ahold of them. She later left the company. I don’t know about anyone else but I don’t like to live with playdough in my carpet, children’s writing in the closet, terrible calk jobs all around the house, no blinds on certain windows, and other peoples belongings still left in the home. We have tried to be reasonable and continued to live in the house for the rest of our lease, but now that we are moving there’s so much more to say about the people who work for this company. They send emails telling you to do one thing , and then contradict themselves weeks later. Then when you call to get clarity on them Marlene is as smart and rude as she can possibly be. Save yourself some trouble and do not rent from renters warehouse .
Negative experience: Sam Golden was great at supporting with the move in of the new tenants. Everything was fine until the tenants moved in. I’ve not heard from the property management side. It’s now Jan. 27th and I still haven’t been paid out even after calling and being on hold for 2 hours as they fix the problem. Today I will spend another part of my day trying to get paid out. The lack of communication from the Kansas City office is problematic. I’m not impressed so far with the actual property management side of things. If you choose to use, please use only for tenant placement.

Negative experience: I rent from them and it has been a horrible experience so far. First off the duplex I rented was filthy and over run with mice. I had to clean it and sanitize the whole place. And I had to buy the traps to get rid of them. Michael the leasing agent said I would get reimbursed and that never happened. Second I'm renting a duplex and was paying for the water and sewer for both sides. They expected me to talk to my neighbor about splitting the bill. I asked them if I was paying for the neighbors other utilities and they told me I had to contact the city to find out, that it wasn't their responsibility. It's impossible to get a straight answer from anyone and they just don't seem to have any knowledge of the property at all. I wouldn't recommend anyone rent from them.
Negative experience: The worst company to rent from. The property I rented had tons of issues from day one. The roof leaks in the kitchen onto my stove, they sent one person out to cut a hole and make a huge mess and never fixed anything for months. There is wet insulation falling out of the ceiling and mold in the ceiling and they don’t care enough about their tenants to fix it. The property manager won’t answer the phone or return calls. I would never recommend anyone doing business with them
