Fantastic experience: I currently live in a house that was bought by them after I moved in. We don’t have a working toilet as of last night. This started a month ago when our showers pipes burst after they froze. None of the radiators through out most of the house work so everything is at the highest 64 degrees. The back of the place is the coldest which is where our pipes bursts. We still have no shower. No heat. I keep making requests and maintenance has come out 2-3 times and have done nothing but say “oh yeah pipes just need to be replaced”. It’s the middle of winter. They’re still charging us for water. And the important parts of our house is inhabitable. Their payment system is garbage, and if you keep messaging them, they do not reply. Im paying $900 a month for a property that most of the features don’t work. They’ve added NSF fee on a payment even though there were funds in the account. Theres parts of the flooring that is concaving in and is a hazard, and all my tickets keep getting closed even though nothing has been fixed. I’d give a 0 but 5 star reviews actually get viewed more. Avoid anything with this companies name on it.

Fantastic experience: I will admit I work here however there is something I know because I work here that I think is pretty cool. Every review that comes in, the owner of Gebrael reads and responds to everything that comes in. Good or bad. If it's bad he figures out who the person is, looks into what they are talking about and immediately corrects it IF it's something we did. Although I've never seen a legitimate bad review that didn't get resolved.

Fantastic experience: Great company to move with been with them since 2015 ! Never had any issues . Maintenance comes quick , works fast. Moving process was a breeze . 23-48 for approval. I’d recommend them any day !

Fantastic experience: I rented from Gebrial mgmt and had to buy out my lease, losing deposit. Within the first day of move in I've had nothing but issues, they moved me in when window in the back room was busted out and glass everywhere, house was not clean, paint drops slung everywhere, food still in cabinets, never was cleaned before move in. Within the first week of living there the basement flooded with sewage and ruined everything I had set up for a play area for kids. I had 22 maintenance requests Within the months I was there, from heating, to vents, snaking bath tub, replacing pipes, roaches, thermostat issues, kitchen sink draining and creating black mold.they only provided me a 400 credit for damaged clothes/shoes,rugs, misc. Because of the water damage black mold grew i lost everything in the basement. Pipes in basement would break and flood. I never had roaches before moving, moving in the house had roaches, they refused to bomb. Maintenance issues would take days, weeks and even a month to complete. Overall experience was HORRIBLE, I will never rent from them again, and would not recommend to anyone

Negative experience: I’ve only lived in one of these people house for three months going on four my basement already flooded with sewer water they took four hours to send someone to help me by that time we had to deflood our whole basement with a bucket because my bf has welding equipment down there and by chance the last hour of us doing this my neighbor seen us taking buckets off shitty sewer water out of our house and he lent us his sub pump and he doesn’t even live next door just owns the houses and it helped us a lot then the sewer guy they sent came in flip flops so if I didn’t do what I did it would of took all day then the next day we realized the hot water heater wasn’t on called Monday when they opened back up proceeded to send the same idiot from the day before to deflood my basement when I didn’t call for that then the sewer people called the management people they told him to not turn my hot water on and then never sent someone else lucky enough sewer guy was nice and did it for us then we call so we can talk to a supervisor about this cause we rent for the reason that shit isn’t my job to handle and have been playing chicken for about a week so here’s the review these people suck my boss has lived through these people for years and has the same issues with these people.

Fantastic experience: We live in a beautiful historic Victorian house that is now four beautiful apartments. We had a problem with a fellow housemate not using the provided trash receptacles properly. I contacted Gebreal Management about the issue, and within two days the garbage issue was solved. The maintenance crew came by and cleaned the entire mess up. I am more than grateful for their prompt attention and solution. Thank you Gebreal Management. We are more than grateful.

Negative experience: Whoever answers the phones is very rude and very unprofessional. Her snarky comments are very uncalled for. Previously I spoke to someone in the office who was very kind and helpful. Also very understanding. I don’t know if she is no longer there but she is missed. This other person needs to learn how to work with people and actually listen.

Negative experience: Poor response time, cannot keep up with accounting in a timely manner. Home has had MANY issues (no working toilet for 3 days when we moved in), no furnace for two weeks, then find out multiple outlets have no electricity and badge yet to receive solution. Don’t let them fool you, they’re very responsive until you’re locked in a lease, then no one will answer the phone or your questions.

Negative experience: I mean NEVER EVER rent from them. Unless you want a home that’s going to fall apart and never be fixed. Black mold, faulty wiring, bad roof, bad foundation!!! PLEASE AVOID AT ALL COST‼️‼️‼️‼️‼️‼️‼️ I wish I would've known this before continuing to live here when they purchased it because they won’t fix anything. If you google “slum lord” that’s the definition of this management group here. STAY AWAY. I was in my home 4 years before they purchased it ‼️ never had any issues on getting anything fixed until they purchased it. Almost a years worth of maintenance orders and issues and nothing is fixed ……. Will be contacting a lawyer and putting everything into escrow. Thanks for nothing Gebrael

Fantastic experience: This is a good starting place for younger people around the age of 20 for their first apartment. The apartments are nice and just the right size not too big but not too small. I definitely would recommend renting from Gebrael Management.

Negative experience: AVOID at ALL cost. They found a tenant that used my house as a grow house for marijuana. Never sent me the deposit back and stopped messaging or replying my messages and calls after I managed to get the tenant out of the house. Tons of thousands of dollars used to fix the house that was supposed to have been in their care. For a tenant to have done that confidently, it means they never bothered to check on the house for years. The same tenant was not paying his rent and I had to get an eviction from the court. Bad for your business!!!! AVOID

Missy, We are always open to reviews the good and the bad. The bad help us better our business if we can. We are not sure who you are and what property you are speaking of. I assure you growing weed was not on their application. If they moved into one of our properties they would have passed all the correct checks. Now there are risks in real estate. I tell investors all the time. If you are not prepped for the risk of a bad tenant you should not be in real estate. These things unfortunately happen. Good luck in your future endeavors. Hopefully you have the perfect tenants moving forward!

Negative experience: Horrible, awful, experience. I still don’t know if I got scammed, or if they are just really bad at their jobs. Lost big money working with these clowns. Stay away… self manage… don’t invest in Michigan if you’re going to use these guys, unless you want a part time job following up and wondering why nobody is managing your properties. Also, never buy anything from them and don’t believe anything they say.

Fantastic experience: I applied and was approved but the home i applied for was already taken. The leasing agent was so sweet and helped me find another home. I felt really bad because like others who lost out on this same home I didn't get the one I originally wanted but I understand not everyone can get the home. I'm glad they worked with me until I found a home i liked.

Negative experience: These people are scammers literally applied for a property they still marked as available within 1 day of my application they took the money out of my account and listed the property as off market on every site. When I called they said they hadn’t received my background check and said nothing about the home being pending or someone else was approved for it. 2nd day I called once I realized it was off market she told me that they were still waiting on my screening. And once I notified her that I knew they had taken the home off the website within 2 seconds she said oh we just got your screening back after me telling her not to go through with it anymore and that I wanted a refund . Horrible company would not recommend 0 stars if I could

We use a system and we are at its mercy. The properties we have are first come first serve. We have hundreds of applications we are fielding weekly. Unfortunately that is the only way we can keep it fair for everyone. We are sorry that you did not receive the house you wanted. When we do a background check and approve an applicant they are able to use that towards any of our properties. We understand that it did not work in your favor and we wish you the best of luck searching for a property out there. Hopefully you will find what you are looking for. Negative experience: I would never recommend going through this property management company to rent a house OR to rent your house. They sent us an approval email saying we were approved after applying and then when I called so we could place the deposit on the house they took a week to get back to actually answer our phone call and then said that they didn’t have an approval for us as I’m looking at the email they sent saying we were approved for a house that was $1450/month. Then they said “oh well we did approve you but only for $975/month” I explained to them that doesn’t make any sense because our approval shows that you approved us for $1450/month which is the exact cost of that house for the application we filled out and our income is more than enough to afford that. So they made me send them again more income verification the same documents I already sent them in the first place. Another week goes by of us calling and leaving a message every day and we finally get someone on the phone, they tell us we are actually approved for the $1450/month and I said “great we would like to place the deposit to hold it now” and they said well in order to place the deposit you have to view the house in person at least once. So we set up a showing for that Monday, we viewed the house that Monday, it smelled like roadkill, I walked through the house with my arm over my nose and waited for the guy showing it to explain, he said nothing. So I finally walked outside and asked the guy showing it why it smelled like that and he said he showed it 3 or 4 times in the winter and it never smelled like that (it was 65 degrees this day) and a family just moved out a month ago, there’s probably a dead animal in the crawlspace or something. So we told him despite the smell we really liked the house and we would be willing to place the deposit which is non refundable to hold it but only if and when they can take care of that smell first and that it’s not something in the walls or pipes leaking sewage or something. The guy said he would call maintenance and have them come out and take care of it and that we could not place the deposit until they did that. He said their office was right down the road so they should be able to come out that day. We called their office that Monday evening before they closed. Nobody answered, we left a message. Called Tuesday and left a message, called Wednesday and left a message, called Thursday and finally got somebody on the phone. We explained “hey we just wanted to see if you guys got that smell taken care of or found out what the smell was because we’re ready to place the deposit for the house today.” They told me that somebody just went there that morning and found a dead cat in the crawlspace and yes, they took care of it. I said “great we would like to check it out tomorrow again and place the deposit.” To which they told me “we don’t see an approval application for you.” I had to explain again the entire approval process we’ve already been through. They then put me on hold for 10 minutes. They come back to tell me “we have found your approval here we have it.” I said “great we would like to place the deposit now.” The lady then tells me sorry that somebody placed a deposit to hold it last night so it’s not available anymore. The fact that they showed this house to someone else while it had an atrocious smell they were supposed to be looking into and taking care of, they already had us pre approved with all of the paperwork ready to go, and they allowed someone else to place a deposit. This has to be the worst business I’ve ever dealt with. The receptionist did offer to send us a list of other available properties but we had to decline. After the horrible run around experience we just had with them and knowing they don’t even check their properties before showing them and they obviously aren’t maintaining them. Just don’t bother with this company. They ran my credit more than once because of their mistake in not being able to find our initial approval and there were multiple hard hits to my credit.

Negative experience: Moved in 2 weeks ago, basement has flooded twice now downstairs with TP, pee, and poop. Tub knobs were inside wall, no overflow valve connected to tub. Kitchen pipes were leaking on both sides. Kitchen pipes still clogging up. Kitchen floor has to be approved and nothing about that in 2 weeks ( floor is mushy and getting worse ), backdoor doorknob wasn't even screwed in, it just fell off one night. One bedroom doorknob is broke and doesn't lock, closet doorknob is broke and now barely opens. Caulked the bathtub wrong, painted over caulk, let paint dry on toilet, inside tub. Now the surfaces have paint bumps on them. Vent light switch for vent was gone. Endless on going problems.

Negative experience: I been living in there house since 2017 and never had problems with them until now!! They have NO communication skills at all!! I'm on section 8, GEBRAEL Management sat back and watched the money that I owed stack up instead of calling me with this problem!! Mind you I've been paying my bill FAITHFULLY every month!! Flint housing never sent me a recertification to raise my pay but yet I suppose to do what they say when it comes to rent! GEBRAEL sent me to court for $2000 when it was FH fault, GEBRAEL is threatening to throw the bill on me. They claim I didn't pay rent in January, I brought receipts. And now they are saying I owe $500 or so for the month of February OMG!!!! Once again NO COMMUNICATION, NO CALLS, NOTHING!! If you need to move, I literally don't recommend them at all. They'll talk their way around a sink hole when you call them.

Hey Miurun, We have appreciated having you as a resident for so long at this property. However you have been informed throughout the whole process of everything going on. Unfortunately expenses go up every year and we have to do slight increases in rent to cover those. We have tried to reach out to get increases to no avail. As the resident it is your responsibility whether being on section 8 or not. We need your assistance in getting more assistance so you do not have to cover a higher portion yourself. We have many other residents that call their caseworker daily to try and get them on it. On our end if the rent is raised either you will have to cover it or section 8. We would love for them to cover the portion so you do not have to and that is why we need your help. We are saddened to hear that you would not recommend us if someone is looking for a home. You have been at the property for over 7 years. I am baffled as to why you stayed so long if we are so horrible. I reviewed your account. We always handled your issues when they came up and we have been in communication throughout this whole process. We have told you we needed to increase rent for the past 2 years. Hopefully we can get this resolved now that you have provided us your caseworkers information and we can work with them to get you caught up and you can continue to enjoy your home. I just wanted to make sure the whole story was painted here for our viewers to see. Sometimes it's always one sided. Have a wonderful day!

Negative experience: This Management Company is absolutely terrible I’ve been dealing with issues every since i moved in and when they took over it got worse the maintenance man doesn’t complete jobs but they report the issue are completed with no receipts at all on the repairs my shelf in my refrigerator falls down when you put stuff on it the maintenance guy put some liquid glue on in and propped it up with my milk and told me he fixed it all of my doors let air into my house the guy tried putting a piece of foam around my front door and it was sticking out everywhere whenever the door open, my toilet is broken,the wall in my entryway is crumbling and looks terrible there’s wholes in every room it’s been terrible dealing with them too the staff is rude and there’s a guy name Robert he came and looked at my apartment then the maintenance guy comes without a list he can’t fix this why do you even have this job I have a window in my bedroom that’s broken and needs attention ASAP my bedroom is cold I have pictures and videos of these issues

Positive experience: I had posted a one star review of this company based on my experiences but realized it wasn't fair and just, so i deleted it. I had stated that Deliah was rude and truth is she had one bad day. Deliah overall is very helpful and professional and we all have bad days myself included. Because I've had strokes I have no filter and usually say what I'm thinking or feeling. I don't care to comment on Chris Gabriel response to my negative review.

Negative experience: **** UPDATE -- Furnace repaired 9/5/24....some cold nights before that. Since then I've received 4 text stating the land lord wants to know when you will get caught up???. Just disregard the inconvenience of the last 5 months. The "management company" did,nt charge for rent in May 2024. I even went in and spoke with a representative thinking they waved it r/t the home not being move in ready when they rented it. They have since gone back...added that amount and want to know when payment is coming. My answer... In the same time frame repairs were completed. Again if you can avoid doing absolutely ANY business with this company (from a client stand point they do no take care of the properties) STAY AWAY!!!! *** UPDATE-- Furnace remains out of service. I have not received any updates. I do continue to receive full rent request. **UPDATE-- Furnace remains out of service. There have been a number of days since May, when it went out that I would have loved to have turned on the. heat! "because it's not winter..." is no relief to me the tenant. Rent from someone else! The current property I live in has no functioning furnace! For over 30 days! No one can say when it will be fixed, but rent is expected on time. The company took 67 days to resolve raw sewage in the basement and still rent was expected on time. Not a tenant friendly management company.

Hey Sandra, We appreciate the review. Good or bad we will take them all. We take the bad reviews to see what happened and how we can better our services. Because we do actually care about our residents and want to get their issues taken care of. It looks like with your specific property the owner has warranties on the mechanicals. Unfortunately based on our experiences with warranty programs there are always delays and it takes forever. As it is not winter currently the owner wanted to continue through the warranty process to get that resolved. Had it been winter. We would not have given him the option as we cannot leave anyone in a home without heat. In regards to the water issue that was also related to his home warranty that he has on the property and them having to send the companies they want out to the property. Again we apologize for the delays due to the warranty programs on this property. Hopefully all your issues are resolved now and you can enjoy the home! We do notice that you are behind on rent. Hopefully that is taken care of as well. Have a great day!

Negative experience: I have had a horrible experience with Gabriel I moved into a house November 1st of 2014 and I was supposed to own it 5 years later which would have been you know November 2019 well it didn't happen The landlord sold all his houses in a group thing a week before we're supposed to be mine I probably could have sued but my husband was very ill and didn't want to do it well Gabriel took over my house sometime I think in 21 and when my husband died in 22 they just started throwing all kinds of payments at me long story short they threw I paid my rent I came up with I over 5 grand in December and then I came up with almost two grand in April and I still don't know what I owed all the money for Long story short they came to my house Monday the 12th of August and threw me out no court paper saying be out by a certain date and time or they're going to do it and then after the guy took out the top floor I left to take my dogs to a friend's house because they were outside for all the time you know in the heat and when I left he locked me out of my house My whole basement my whole garage my whole yard all my dead son's things in my dead husband's things went into a dumpster and it was an illegal eviction

Hey Darlene,

As always we welcome all kinds of reviews, the good and the bad to help us better our services. However this story is not being told correctly. If you are going to tell the whole story for our viewers, tell it the right way and to its full truth. To start we are not sure what agreement you had with the previous owner prior to our client taking it over. So we will start when we took the property over. I believe you are correct in stating you came over to us as a tenant in 2021 when our client purchased the house. In regards to "throwing payments" your way, those payments were what we call monthly rent payments that are needing to be paid monthly in order to stay in the house. The reason you had to come up with that amount of money is due to the fact that you were carrying a balance for over a year. When that payment did come in it was not from you but an agency paid it on your behalf. While the landlord should have given us the green light to kick you out sooner he wanted to help you out. So the balance carried along over 2 years with sporadic small payments made here and there. At the same time your water was shut off because you were not making those payments either. The owner turned them back on for you in his name because he did not want you to go without water. Even though you owed him a lot of money. Now he was not getting paid the rent and paying the water for you. As a few more months passed and by a few months I mean the whole year of 2024 up until this month you had only paid 4 payments in total that would not even cover the water reimbursement let alone the rent balance. The owner decided it was time to part ways and take possession of his property back. You were served the proper paperwork which included the signed writ from the court. If you need another copy of that we can definitely provide it for you. After you were served this. We made it clear we had to get this balance paid up and gave you multiple opportunities to pay however just like in the past the balance was not paid. So we let you know we were doing the physical eviction as we are allowed to do by law making it very real and legal. As we tried telling you on multiple occasions it finally came down to moving you out. To depict us in a way that is so horrible after years of working with you and letting you live for free is a shame. But here we are today and we have parted ways. Hopefully now that the full story is out it is a little more helpful for people reading your review. We wish you nothing but the best. Have a great day!

Negative experience: My experience with Gebrael Management has been horrible. I would not recommend this place to no one. No one can never give you any answers to your questions. I have experienced rudeness from some of the staff. I have never had such a bad experience when moving in a house. Don’t even get me started with the made up water bills. I was told the water could go in my name in 3 months yet I’m still waiting. Tell me how your water bill stop and start on the same day. This place is horrible with bad business period. I only gave one star because I had to give a star to comment.

We are sorry you experienced rudeness within our staffing. We will have a chat with everyone and make sure they work on politeness. In regards to the water. The water bills are what we are given from the city and they are passed along to you. There are no fake bills. You are also able to view your water bills on the city site if you would like anytime. It will show you the usage and the amount you owe for each month.

When we moved you in we did let you know that the water would eventually go into your name once the city passes the house. This was not the case up until earlier this year. In the past we were able to turn water in tenants names while awaiting final approval on the license. We want you to know the process in case you do not know how the city works. If we do not go the route we did with you the house would sit empty for 5-8 months until they finished their process which we simply cannot have happen. So we had to adjust and this is the workaround.

Negative experience: They left my family high and dry! They took every last dollar we had and said we would be ok until next month. If we had to go, They should of just told us and not accepted that last payment. Wasn't like I was months behind or anything..

Unfortunately sometimes the owners of these properties have to sell them or need their properties back. You were on a month to month lease. The owner did sell the property and the new owner wanted to gain possession of it. You did nothing wrong as a resident. We appreciated you while the property was under our management. However we were given notice that the properties were sold the same time you were unfortunately.

Fantastic experience: I just moved into my home, and I seen a few things that needed to be fixed and I called the office and they sent over a maintenance guy the same day. Positive experience: The office looks very nice lol They do answer maintenance requests in a very timely manner and they handled a very difficult situation well. They were so accommodating. The only drawbacks are it is very hard to get someone on the phone and they aren't too sensitive to the fact that some tenants don't live in Flint, Grand Blanc or even Genesee County.

Negative experience: If I could rate them a 0 star I would . NOTHING BUT SCAMMERS AND SLUMLORD . Applied for a house got approved had to pay deposit, had an inspector go in home to inspect , inspection FAILED due to bad wiring in basement which will cause a house fire , they didn’t want to give me my deposit back because I decided not to move forward with them , nothing but SCAMMERS . Run far away from them. I keep hearing nothing but BAD reviews about them anyway. The home was back on the market the same week after I didn’t want it . Hopefully whoever rents it don’t have a house fire.

Fantastic experience: Nadeem and his team at Gebrael Management have been absolutely phenomenal, to say the least! My buyer had purchased her first investment property and decided to use them as the management company. They made the transition go as smoothly as possible, offering great online access to her owner portal where she has access to everything, even with being of state. Not only are they extremely knowledgeable about property management, but they are very responsive as well. She needed a few items fixed after purchasing the property, and they worked diligently to meet her expectations. Their team has been doing such an outstanding job, she made the decision to purchase another investment property! Coming from a realtor who has worked in property management for 8 years, I would highly recommend them to renters and owners who need a trustworthy company to manage their assets.

Negative experience: I can NOT believe this company has a 4 star review! Where do I start?! My cousin was in an apartment fire and lost everything a couple of weeks ago and got approved by these people and was told a place on Ridgecliff last Friday was available and so today she went out there with the landlord and he couldn't get in and they looked in the windows and there are a few clothes and a lawn chair in the house! It's occupied! So then we go to the one on Lavelle rd oh my God the pics look NOTHING I mean NOTHING like on their website! The kitchen floor was sinking in, the whole house was so disgusting in general! FYI last week I drove by the one they have available on Knapp, Augusta, and Johnson. Now If u wanna risk your life and be around a bunch of druggies that's the perfect area for u. The landlord admitted he was about done he doesn't know what's wrong with the owner and why he doesn't take care of these house's! The one on Johnson had mold on the front of the house and garage door was broken and glass everywhere in the driveway. Also infested with cats and kittens everywhere in the yard by that tree next to the garage! The house on Augusta the window was popping out, it also desperately needed a new back door. Also on Hughes, the neighbors tree was so low coming into the driveway I couldn't even park my car all the way. So I figured they probably won't trim or cut this tree they will say it's not our property it's the neighbors. So, I never got out. Sadly my cousin who is homeless in a hotel was told this place was available and paid 80 dollars for the application for her and her boyfriend and wasted the money! It's not her fault she was told wrong information! It's not her fault Also when she looks at the other house the floor was sinking in! Don't go here people!!!!

Kari, We appreciate your concerns. We are sorry your cousin was involved in a tragic event at a property she was previously living in it outside of our company. We felt really bad and jumped through hoops taking her around to many properties to try and get her into something that would fit her needs because she was in fact living in a hotel as you stated. You have to keep in mind we are a management company. We manage properties for owners. The particular property you mentioned on Ridgecliff the owner rented out and had not let us know. We do our best to get properties up and ready for rent as much as the owner will allow us to in certain situations. We make sure all the homes are safe before anyone moves into them. We appreciate your take on the areas and homes in the neighborhoods you mentioned. However nobody was forcing your cousin to live in any house she did not want to live in. We were simply taking her to everything she qualified for. The "landlord" as you stated was not a landlord. He was the showing agent. In which he did not say anything like that. Getting your facts straight before posting a review is helpful. We are happy that you are blessed enough to live in an area that is not as you described. However many people call these neighborhoods home and they love living there. Goodluck to you and your cousin in your home search. We wish you guys nothing but the best.

Negative experience: So I have been in this house for about 2.5 years.. have had the hot water heater go out.. racoons in the attic. They cut holes in the roof still waiting for them to fix the holes.. have found black mold in the house.. sent pics two months ago.. now water coming up f om basement floor and threw the foundation..

Negative experience: I had a A horrible experience I should’ve know when they try to hustle me out of a five star review on Google that everything was going to be terribly wrong. as soon as I sign my lease they offered me a gift card for a five star review.. when I got into My new house the windows had not been replaced the basement flooded the first night I tryed to stay there and then the hot water stopped working The house was not ready to be rented whatsoever and I gave him money so weeks in advance before the month started. so I moved out after moving all my belongings into the home I would never recommend anyone to do any type of business with them. 0 out of 10 Do not recommend
