In my case, they received my apartment on August 1st, and on that day, I met Jorge Martín, who was friendly and very polite. He was advising me on everything regarding the apartment with the new regulations in the area and suggesting the best action plan for it. Negative experience: When you see the price of their rentals, it is important to highlight that they do not include - Cleaning fee (abusive contract clause) - Inflated amounts of water, electricity, and gas consumption bills - Charge for repairs without proper supporting documents - And in general, any excuse that seems convenient for this company to retain from the security deposit. Obviously, all this is illegal. Moreover, you have to deal with the arrogance of their agents who play the exhaustion game when judicial proceedings are opened against them. I recommend not hiring them under any circumstances.

I want to highlight the punctuality, precise like a Swiss clock... (a fact that I value a lot, as I appreciate seriousness). Their business model is to wash their hands, not to cooperate, not even to return the deposit when they place people in your apartment who are involved in trafficking... and make the lives of the neighbors living in the same building a hell day and night. Negative experience: They are a disaster. The owners should take more care than the tenants; they put anyone in as a tenant without any kind of prior study or analysis. I have been suffering for a year because of this real estate agency and the neighbors they bring into the property, with music all day, shouting, without respect, subletting the rooms. We haven't been able to live in peace in the building for a year because of SH PROPIEDADES. Obviously, they don't care about anything.

Fantastic experience: I originally signed up with SHBarcelona in February 2021 as I was looking for a new place to move into. We were off to a bit of a tricky start as the place I had originally put a deposit down on was given to a couple who paid the deposit later, but were given priority by another agent because they had physically seen the place earlier than I had. This didn’t give me the best impression to start with, however, SHBarcelona soon made up for it when I went to visit the place I eventually moved into, and they helped me secure a discount for the first 12 months so that I could actually afford to move into the bigger place (despite 3 other visitors showing interest in the place at the same time I visited as well). Now, after almost 3 years in the apartment, I have just moved out and I can honestly say that I have generally been pretty satisfied with the service provided by SHBarcelona. My Agents were usually very easy to contact and attentive to my needs (although be aware there are things like the toilet breaking and bathroom fittings that they wouldn’t fix as they are deemed the tenants’ responsibility - not the case in all countries, so this was a bit of a surprise and I did have to pay for those fixes). When one agent left, there was a smooth transfer to my new agent Alejandro, who apart from introducing himself very nicely brought the added benefit of speaking English too - a great plus for me as a native English speaker! (As all my original interactions with the agency had also been in Spanish and I was sometimes unsure if I would be well understood) SHBarcelona also had service companies working for them, so in the case that I would have had an issue at any point and had I not known someone who could fix it then they would have been willing and able to send someone out for a fee. I found this was pretty neat to have, even though I was lucky enough to already have contacts to help me out when I needed it. Additionally, in terms of the final handover of the apartment, this also ran smoothly. I had photos from the start and end of the lease which I had sent to the agency before moving in, during the lease when the above house was renovating causing damage to my walls and and then finally when moving out I let them know I had end state photos too. They had a checklist for the final handover which they came around to tick off and also made some photos of their own. Just after 30 days later (slightly delayed due to the Christmas break) I then received an email letting me know that they were sending my deposit back in full and I should look to see it in the next 3 business days. I was told at the handover meeting that if there were to be any deductions they would be in touch to let me know what these are and reach an agreement with me on this, however, thankfully this was not necessary in my case. The other thing to note is that the payment of the final two gas, electric and water bills need to be available for the deposit to be released (which is in the contract). So all in all a good experience! I loved my place while I was there and I would not hesitate to rent or buy a new place with SHBarcelona in the future should I have the requirement. Thank you to the team for all your support in the last few years and keep up the good work moving forward too, please! 5 stars for Alejandro - best agent ever! 4.5 stars for the agency overall for sure!

Negative experience: SECOND TERRIBLE experience with the agency in less than a year. It boils down to poor customer service with a threatening attitude and being left without an apartment twice due to poor management and communication on the part of the agency. The service from the key account officer is unacceptable, not proposing solutions, not listening to their clients, and with emails in a condescending and even threatening tone. In December 2022, they canceled our paid reservation months in advance. If we hadn't asked proactively, we would have almost found out about this problem on the day of the move. That time they also did not offer a solution, passing the problem on to us and we had to bear the high costs of a new rental for a month. This time, when requesting the renewal of the apartment 2 months in advance, I am still waiting for the conditions. In the meantime, they indicate that we can stay until January 16 and less than a month now we must leave the apartment on December 31.

Negative experience: AWFUL EXPERIENCE. Two very bad experiences with this agency. The first time we had booked an apartment months in advance (everything signed and paid) and a few weeks before our move, they told us there was a mistake with the reservation and that it was canceled, and the worst part is that they passed all the problem onto us: 'sorry for the inconvenience and figure it out on your own.' After much insistence, we found another apartment with the same agency but had to spend 3 weeks in an Airbnb at a very high price, obviously paid by us. Now we asked to renew our stay in our apartment 2 months in advance, and they told us we need to make a new contract, but until today they have never sent us the new conditions. After the fourth insistence to know the renewal conditions, they finally contacted the owner and on the same day told us that the apartment has already been reserved by someone else, and that it was our fault for asking late. As if that weren't enough, they told us we have to leave on December 31 when they themselves had confirmed in 2 previous emails that we could stay until January 16. The worst part is the attitude of the agent, there was no attempt to resolve, to help, nothing. They responded to us with an aggressive, threatening attitude. It's really impressive that a person like that works with clients and with something as delicate as housing. The worst experience of my life with an agency.

Negative experience: Do not rent apartments in Raval or Born. The prices are too high and the conditions are precarious. We rented an apartment in Born and spent a few months in great fear. It had an entrance that was just an aluminum door that was later broken. We lived on the first floor and it was really hard for us. I don’t know what the conditions of other apartments are, but frankly, an apartment that has no security should not be rented, and much less for all the money they ask. At the end of the stay, the customer has to pay nearly €200 for cleaning, after €5,000 in deposit and other expenses, and with all the insecurity we experienced, you also have to cover the final cleaning... In short: a very small and very unsafe apartment (I never thought I would be afraid for my life at this point), for a lot of money.
