Negative experience: Advertencia a quien piense alquilar o contratar servicios con KM2 Servicios Inmobiliarios S.L (B62016035) ó Elix Servicios Inmobiliarios S.L (B63205892) ó Elix Gestiones Inmobiliarias S.L (B87995189): investiguen bien antes de firmar: Estas empresas de capitales de inversión inmobiliarias se aprovechan de la crisis inmobiliaria en España para comprar y alquilar edificios enteros con una gestión pésima y denigrante. Los contratos de alquiler que ofrecen son abusivos, con cuotas iniciales que parecen atractivas, pero que luego se incrementan año tras año por gastos adicionales sistemáticos: Gastos de Comunidad, Gastos de IBI, Seguros de Impago y otros cargos ocultos, como por ejemplo como cuando sales del piso de alquiler no te devuelven la fianza con cualquier excusa sin argumentos válidos. Esto deja a los inquilinos prácticamente sin opciones y, en muchos casos, obligados a abandonar sus hogares. La atención al cliente y la gestión de incidencias es prácticamente inexistente, dejando a los inquilinos desamparados frente a problemas serios. Lo que se presenta como una “oportunidad de alquiler” termina convirtiéndose en una carga financiera y emocional. Si estás pensando en alquilar en alguna de sus propiedades, investiga muy bien, lee la letra pequeña y evalúa otras opciones. No recomiendo bajo ningún concepto enfrentarse a contratos que son engañosos y a una gestión que no respeta a los inquilinos ni al consumidor.

Negative experience: 3 months without air conditioning. and that's the third year in a row. If anything happens in your flat during the months of July or August don't even try to call them they won't do anything. Every summer My air conditioning unit breaks, it seems there is a leak in the pipe. Instead of fixing the leak they add gas each time which result in the gas to escaped slowly over time and the problem comes back. Not to mention that this happened 3 summer in a row and I have two young children. This year I complained in June and I am still waiting for someone to come and fix it. On another end they never forget to pull up the rent of 50 euros every month which happens... during the summer.

Negative experience: horrible company absolutely not worth spending your time, unprofessional employees with 0 willingness to help or assist

Negative experience: I am a tenant and I am on the verge of madness. I am not leaving because it is already too late. They do not take care of the facade repairs; a wall fell in September 2023, and it has not been repaired to this date. The AC system from 2006, they don't take care of replacing it, nor do they send you the technical service, and they don't even know how to distinguish the exterior panels of each floor. There are ceiling damp issues that have not been repaired. There is no tenant support; to 'assist you' there is neither phone nor emails, you will be stuck with an app managed by AI. They will destroy your apartment, put it up for rent, take advantage of the tenant and charge you for that. Then they wonder where so many squatters come from in Spain.

Negative experience: It is a shame the treatment they have with the tenants of the parking on Aragó Street, 130. Months without cleaning it, when it rains there are waterfalls instead of leaks and if you complain they tell you to do it through the app. No emails or calls...

Negative experience: Disappointing is putting it mildly. Pay attention to the negative comments, my mistake was that. We made a reservation and fulfilled all the requirements that were asked of us. Two weeks after paying the reservation and waiting, they reject us for no reason even though we met all the criteria. They play with people's time and hopes.

Negative experience: A totally dishonest real estate agency!!! Run away! This agency will never return your deposit! Vanessa, who managed our apartment, never returned our deposit! We had completely repainted the accommodation before our departure. Lluis from the agency made us do the 'key handover'. He wrote that everything was OK and that the entire deposit would be returned to us. According to article 36.4 of LAU, the deposit should have been returned to us within 30 days. After 80 days, neither Vanessa nor Lluis answered the phone or very vaguely by email. Then, after 80 days of waiting they explained to us that the owner was going to keep 1300€ from our deposit to ... repaint the accommodation...! This is on one hand illegal, and on the other hand during the key handover Lluis stated that the paint was NEW! After hiring lawyers and starting legal proceedings for several months, we finally received part of that 1300€.

Negative experience: We arranged to see a flat with Josepe but he did not give us any contact number and we have been left hanging like a cigarette butt.

Negative experience: Terrible service from Raquel. Very bad attention, communication, and service provided. The apartments look very nice and refurbished but they are pure 'painted cardboard'. Beware of any apartment from them because after two weeks of negotiations and paying €500 there was no communication at all. Really very unprofessional. A disappointment.

Negative experience: The treatment is horrible, for this real estate agency people are just garbage, I do not recommend it at all. I simply tell you draw your own conclusions. I have already drawn mine.

Negative experience: Stay away from these guys. - Extremely unprofessional - horrible service - taking you for fools - not respectful We have rats in our flat, they don’t care and let the situation last for weeks. One of the door to our flat has been broken by thieves -> no security measures taken by them. But worst, they dont even reply to our emails anymore. Even if you go to their office to express the gravity of what going on, they’ll tell you to send an email… and here we go again… Genuinely disappointed by these guys.

Negative experience: They don't return the deposit. Beware, scammers. They have been over ten days late in returning the deposit and we have no response from them.

Negative experience: Terrible service and very unprofessional. They do not comply with the terms of security deposit and warranty return of THEIR OWN CONTRACT. When you make the claim, the only response is that the return is delayed due to 'internal processes'. If I could, I wouldn't give them a single star, it's an embarrassment. I DO NOT RECOMMEND KM2. Meanwhile, I am still waiting for the return of the security deposit and warranty, which the deadline expired over 10 days ago.

Negative experience: We have been scammed with the deposit money. We signed the acceptance and everything was fine. By contract, they should have returned the deposit and guarantee more than ten days ago, and they have not returned it. They respond to emails saying that it is their internal management problems. Terrible management. I recommend being very careful because despite having a signed contract, they do not comply.

Negative experience: The worst experience I have ever had with a real estate agency. They were my agency for about a year and a bit, and I have never faced a company so incompetent, so unempathetic and inhuman, and less transparent. For a time, both us and many other neighbors gave them negative reviews, which they later deleted and started over with a new page because their rating dropped significantly (normal, considering the sum of ineptitude they have). They reach that level of 'sleaze' and money laundering. The entire time with them was an absolute hell with hundreds of emails, calls, they didn’t answer anything, they abstained, ignored, lied... and a long etcetera. PLEASE, if you are reading this and are thinking of starting any kind of procedure with them: DO NOT DO IT. There are hundreds of wonderful real estate agencies that will be willing to help you and provide good service. KM2, without a doubt, is NOT one of them.

Negative experience: Do not hire this real estate agency. Terrible customer service. They don't respond, they give you the runaround with urgent matters, they completely disengage when there's something important to resolve. It has been more than two weeks since they should have refunded our deposit AND THEY STILL HAVEN'T, even though we left the apartment in impeccable condition and our stay there was always respectful. They have no consideration, disastrous.

Negative experience: They don't return the deposit! It's a scam, more than 10 days have passed since the maximum return period specified in the contract. We have contacted them several times but to this day we still don't have the deposit and guarantee. They do not fulfill the contract. Not recommended!

Negative experience: Una empresa nefasta. Luego de 1 año me demandan por un dinero que yo no debo.

Negative experience: Cambias de gestión de pisos sin hacernos la notificación , llamo por una avería de agua tardan en localizar el piso hablo con un trabajador que supuestamente viene en camino pierdo mi tiempo esperando ; vuelvo a llamar y me decís que no lleváis el piso , q lo lleva otra central . La verdad sois muy pocos serios y profesionales .

Negative experience: Horrible servicio al cliente! Me puse en contacto por teléfono para concertar una visita en un piso en alquiler, me trataron con irrespeto, descortesía y xenofobia. Al día siguiente, media hora antes de la hora prevista para la visita, la persona empezó a mandarme mensajes y llamarme, ya que estaba en camino, no pude contestar con prontitud y luego, una vez más, la mala educación: "No cuesta nada avisar que in vienes. Que tengas un buen dia", recibí el siguiente mensaje exactamente 21 minutos antes de la hora programada.

Negative experience: Falta de profesionalismo es poco. Ladrones de guante blanco. Nos han hecho un contrato de alquiler que no cumplía con la ley vigente de alquileres. Abusivo el pedido de fianza por parte de ellos, hemos demostrado suficientes ingresos para que se haga parte de la devolución de la misma y no quieren. 30 correos electrónicos durante un año para que arreglen la condensación de la caldera. No contestan los correos. Chapuzaros es poco. Lamentablemente nos vemos obligados a denunciarles en Habitatge Barcelona para que respondan. Ojo! Son un fondo buitre
