Negative experience: Never rent an apartment with them. Working with them is really unpleasant. When everything goes well, it’s great and all smiles, but at the first issue, you remember the day you signed the contract with them. They kidnap your money (they charge the tenant and then pay you, withholding the amounts they consider appropriate along with their commission). In my case, they took care of renting my apartment, offering to handle repairs supposedly without taking a commission. They also tell you that their lawyers help you with whatever you need. Supposedly, they charge you a monthly percentage to ensure the collection of rents, but they even take from your deposit. There were problems on three occasions: - The first time they destroyed the apartment and told us they were very sorry and that it was our problem, that their lawyers did not support us in claiming the damages legally. And since there were defaults, they keep the deposit to cover the defaults and damages... nothing at all. - Then we had a repair at a cost far above the market (they must take a significant commission with the repair companies, I imagine). When I complained, they said they needed to work with technicians they trusted and that this was their rate (a new installation was cheaper than that repair, but like at half price, brutal). Of course, they don’t give you a quote beforehand; they just do it. - Then we had to claim a repair that they had done and had left improperly repaired! AND they also charged us for the second visit to fix the repair at a much higher price than the original repair! (When the plumbing has a 3-month warranty and we notified that the problem continued in less than 15 days) They claimed it was a different breakdown and after deducting it from the monthly payment (since they are intermediaries), they referred us to claim from the technician, but stating that they would pay any invoice issued because it was their agreement. The technician never responded, neither calls nor in writing. (And you lose your money, of course, forget it, because they withhold it from the rent) But it doesn’t stop there: they also tried to charge for services at prices different from the quoted ones (although they backed down and corrected when presenting a complaint form). They tried to deny me access to my own tenants' contact details, telling me that it was not possible until I asked them to indicate where in the contract it said so, and then magically they provided the details. I have all of this in emails/whatsapp in writing (although they always try to call you so you don’t have proof and watch out for the outrageous things they say to you on voice calls...), so they can save themselves trying to treat me like a crazy person as they do with any negative feedback they receive. Be very careful with what you sign with them; they are not reasonable at all and put all the obstacles they can so you keep working with them (even by contract, you cannot stop working with them while you have the tenant they found for you). With any other traditional real estate agency, everything is much more transparent and without hidden charges. Never again.

Negative experience: They are quite annoying and rude, knocking on doors to ask if you know of any neighbors who want to sell, and whether you are a tenant or an owner. They have come to my staircase twice in one week. Stop bothering so much; anyone who wants to sell will look for you or not.

Negative experience: Deceived by Javier, Nil, and Juan. From the very first moment, we made it clear that our main condition for buying a house was that it had to have the ITE up to date and its corresponding fitness certificate. To ensure they understood and considered our requirement, during each visit to the different properties, we reiterated how important this unmovable condition was for us. Once we decided on a property, we emphasized the same issue to Javier again, who affirmed repeatedly that the ITE was current, both in person, during subsequent visits, via WhatsApp, and on the day of signing the deposit contract, which, by the way, we communicated did not specify anything about the ITE, but his reasoning was that since it was a standard contract for everyone, they couldn’t add it, despite there being attachments (you will understand why later); however, he never showed us any document to corroborate his words (we acted in good faith). The day before signing the deed, we asked Javier again and stressed it, as we began to observe some behaviors not typical of an honest person, but he assured us yet again that the ITE and the fitness certificate were up to date and that he could possibly give us the signed document, once at the notary he told us we had to ask for it when we became owners. What happened? The day after signing the deed... SURPRISE!!! They deceived us! We found an informational note in the staircase indicating that a meeting was being organized to discuss various topics, especially the ITE, as they were considerably delayed and it was urgent because you can be fined by the public administration with amounts ranging from €9,000 to €90,000, or if there is a very serious structural fault we must immediately leave the building. How satisfying!! Right? I decided to contact Javier to explain what happened and he told me he would find out and communicate something to me, but... I never received a response on this matter, how curious! Right? As a consequence of everything mentioned, I understood the conspiracy they had carried out, as with perspective and linking each of the practices that could seem absurd and illogical, but that had a common purpose. Especially when I asked Nil if the notary would mention anything about the ITE, to which he succinctly expressed: 'They don’t always read everything, as that’s how they get paid.' Days later I asked the notary about Nil's conclusion; the surprise was that they argued the exact opposite to me; I could ask the notary whatever I deemed appropriate, and just because I read or asked more it wouldn’t change the amount. —I was stunned— Without considering the numerous times I had been warned about Grocasa's bad reputation (against their positive reviews), we decided to give them a vote of confidence, which, by the way, has not been deserved. After the signing, I also understood why these reflect favorable opinions, and it is because, once the signing is completed, they send you a link to leave them a good comment (they make sure to point this out) and where Juan also argues it on Grocasa’s IG, meaning they encourage you to give a rating. https://www.instagram.com/p/Cq8Pp4nMCmD/?igshid=MzRlODBiNWFlZA== In short, as the office director and the main responsible for their employees, he is involved in this inappropriate behavior where they show that sales precede VALUES, therefore, it is even more incomprehensible and gives me more reason not to receive even one call from this manager. CONCLUSION: A complete disaster, they do not deliver what they offer, we had to go to the notary three times to try to sign because they were missing a document, incidents to make a simple name change for supplies... It is noteworthy because some attend with their respective lawyer to Grocasa.

Positive experience: An excellent team! Thanks to Silvia, Juan, Jesús, Nil, and the whole team for advising and helping us at all times. Personal and close treatment, something you don't find everywhere. As soon as we decided to go for the apartment we liked, we had everything ready in less than two months, a management of 10! We didn't have any problems. Thank you very much for everything! Edit: the Grocasa team is fine but I've lowered a star because we are finding things in the apartment that need repair or replacement, such as the electrical installation which is not up to code, the repair/replacement of the water heater that is not working, the replacement of all the window doors because the lock is broken, or the repair of the balcony blinds that are broken and all this forces us to spend a large amount of money that we had not planned for. The seller did not warn us about all this, neither us nor the Grocasa team. Feeling of disappointment.
