Negative experience: Pongo una estrella, porque no puedo poner cero. Realmente una inmobiliaria poco etica y seria. En el mes de Noviembre, realizamos una reserva de un piso en la calle Americo Castro, Madrid, y a dos dias de firmar el contrato (un Viernes a las 17:30 de la tarde) nos llaman para comunicarnos que le dueña se arrepintio de alquilar el piso, porque supuestamente estaba muy enferma. Enfantizando que no era nuestro perfil de inquilinos el problema, sino la propietaria. Por supuesto, esto nos causo un monton de problemas economicos y emocionales, ya que tuvimos que salir a buscar un piso de emergencia y como si fuera poco durante un fin de semana. Luego de unos dias vemos el piso nuevamente publicado en el idealista, con el unico fin de hacerle lo mismo nuevamente a otros posibles inquilinos ya que ellos no estan seguros de que la propietaria siga queriendo alquilarlo. Realmente esto habla de una muy poca seriedad como inmobiliaria ya que no les importa que vuelva a suceder los mismo con otra familia. Tengan mucho cuidado!

Desde vivienda2, siempre trabajamos con la máxima profesionalidad y transparencia, pero en este caso, la decisión final de no alquilar el inmueble fue exclusiva de la propietaria, algo completamente fuera de nuestro control. Nuestro equipo actuó con la mayor rapidez posible para informarte de la situación tan pronto como tuvimos conocimiento de ella, entendiendo el impacto que esto pudo causarte. Negative experience: Be very careful. We paid a deposit which stated that if the purchase didn't go through, they would refund us double... the purchase didn't go through on the sellers' side and then they tell us they won't refund the double... they ask us to pay cash to pay less taxes... the owner of the apartment who coincidentally works in a bank and is a trusted client of the real estate agency does not sign the deposit... instead, it is signed by a worker of the agency... we applied for a loan to buy the premises and then they don’t sell it to us because they want to sell it to a neighbor... I go to the real estate agency and tell them that until they return the double as stated in the contract, I will not leave the agency, and the owner calls the police and accuses me of threatening them and being violent, WHICH IS FALSE (thank goodness I recorded everything or I would have been arrested). This lady tells me she will not waste her time with me since it is a cheap place and that she only manages high-value assets, not a storage unit.... her own words... I HAVE NEVER FELT SO SCAMMED AND HUMILIATED. BE VERY CAREFUL WITH THESE PEOPLE!!
Our legal area had to take the never-desirable action of calling the police due to their threats. Our business managers tried unsuccessfully to make them understand that the earnest money contract exclusively binds buyers and sellers, never Vivienda2. Our role as intermediaries prevents us from signing contracts on behalf of the owners, so if you believe you have the right to claim double the earnest money, you must file a lawsuit against the allegedly defaulting sellers, never against our company. We must add that Vivienda2 has been serving its clients with the same care, delicacy, and professionalism for 40 years, regardless of the nature of the property or its price. What we are not accustomed to is handling situations of verbal violence that stray far from the standards of courtesy to which we are used.

(Good slogan for an ad). She found an apartment that defies all the laws of Madrid physics. It's huge! The living room is so big that I could organize a camel parade and there would still be space for a dance floor. I even have a chocolate fountain in the corner of the living room! Negative experience: Hello, I want to alert potential customers against the real estate agency VIViENDA 2, regarding the scam committed against my son of no less than €6000 in 24 hours and due to ignorance that by law there are 15 days to withdraw from the purchase of a flat. We have felt manipulated and psychologically coerced; they hid unfavorable characteristics of the property from us at the very beginning (the apartment was under official protection, they said the ceilings were false and could be raised, but that is not the case, it has a lower height than normal, etc.). The reservation, which in the document states that it is both a reservation and a deposit, something meaningless, was made on Saturday at 2:30 PM, and the very next Monday at 10 AM we went to cancel it and they told us no, that they would keep the money regardless. That is why I want my disapproval of the actions of VIVIENDA 2 to be recorded. !!! BE CAREFUL with them !!!

The truth is that the official protection scheme has expired, and vivienda2 does not market VPO without disqualification or with the regime in force; we have never done so. Additionally, we act as intermediaries between owners and buyers, so we cannot make decisions about the deposit without the consent of the legitimate holders. We have reviewed the file and spoken with the team leaders, and they confirm that you had all the necessary information; the contracts and simple note from the registry are signed, several visits to the property were made, and negotiations and counteroffers with the owners were finalized. We regret your discomfort.

We felt very comfortable with their professionalism. We were trying to sell with other real estate agencies that made us waste time; they didn’t give us information about the visits, nor did they advise us. Negative experience: They charge a rental commission to the tenants. Be careful! Landlord, then you wonder why it takes so long to rent your property. You will lose one or two months of rent because they charge the tenant. This is illegal. They disguise it as agency management of dubious legality.

Brokerage or real estate intermediation fees are always paid by the property owners, never by the buyers or tenants. There is an exception for leases not subject to the LAU (commercial premises, offices, and seasonal housing) where, as you know, the fees may be borne by the tenant. First with Gervi — super dedicated and interested in providing services, we finally sold an apartment that we wanted only and only because Gervi and her team put a lot of love into it. Then last year 2022 they found a tenant for my apartment in Quintana - Alejandro was very kind and professional until the very end, up until I signed the rental contract in January 2023. Now, I am in the process of selling this apartment and all the people have been very professional, starting with Gervi again and then with the others, Borja, Anna, Beatriz, and Ana (the latter - provides the customer with the peace of mind we wish to have) so if I had another matter like this I would not hesitate to contact them again! Negative experience: I have had my property for sale with vivienda2 for 45 days. During that time, the first 10 days or so they attended to me, two phone conversations, but after that my manager did not answer the phone nor return calls, occasionally some messages alerting that they would call me, something that never happened. They call me to schedule a visit, but they neither show up for the visit nor notify me of the cancellation. I notified them of the cancellation of the contract within the agreed time and requested that they remove the published ads once the contract is finished. Not only did they not remove them on the agreed date, but they renewed them when they hadn't done so for weeks. My experience has been dreadful. I do not recommend working with this agency.
