Negative experience: My partner was looking at an apartment to rent for a long term. When they contacted them to inquire about the booking conditions, they were informed that they had to pay the reservation and the monthly rent. Once they visited the apartment and were about to make the reservation, they were told that they also had to pay the mediation fees of the real estate agency for the first year, which is equivalent to another monthly rent. This expense, when it comes to long-term rentals, should not fall on the tenant since last year, when the law was updated. This was not reflected in writing in the contract, of course. A disaster.
Negative experience: I was interested in a long-term rental in Jerez de la Frontera. During the first call, I asked about the requirements to reserve the apartment, and I was told that a one-month deposit and the first month's rent should be paid, meaning two months, nothing more. Later, we scheduled a visit, and everything was perfect. The treatment was very good, and they mentioned the pros and cons of the area. Carmen told me that they provide a service during the first year and that any issues should be directed to the real estate agency for mediation. I visited the apartment and said I would like to reserve it. When she confirmed that I could rent it, she mentioned that I had to make a reservation for one month's rent for 'the first year's services,' services that should be paid for by the owner, and in this way, they masked it by offering an 'external service' in the contract. I found out the price of this service the day I went to make the reservation, which I find incredible, and according to her, it wasn't clear to me when I visited the apartment (I repeat, this expense was never mentioned, so I have to pay for three months' rent, one of which is for the real estate agency). I have seen in previous comments that another person was also charged the real estate management fees, which the law states should be paid by the owner. I find it inconsiderate that they hold back this service until the end, after having previously asked what was necessary to rent the apartment.
Negative experience: DREADFUL experience. We trusted their service to rent a property for which the real estate agency was responsible for all management related to the lease: key delivery, contract signing, response to damages caused by the normal use of the property, etc. In short, they would be the reference point since the owner agreed with them and made it clear that she did not want any contact with the tenants. Well, when the lease contract ended and the key check and delivery took place, both parties (the real estate agency and us) signed that everything was correct. After a few months of not receiving the deposit, we contacted them, and they told us that it was impossible to reach the owner. After more than a year and a half, during which we filed the appropriate claims with consumer protection (which, by the way, this agency REFUSED to receive, I understand they were unaware of their obligation); and after the trial, we recovered our money. I want to emphasize that at all times they evaded the responsibility assumed in managing the rental. Their explanation was that they did not have the deposit money, which we understand as logical, but what we demand as their RESPONSIBILITY is to provide us with a response as tenants: if they do not return the deposit, we must know the reasons, and they must be in writing and noted at the time of key delivery. In addition to all this, when we moved in, the inside of all the closets was filled with furniture as if it were a storage room, making them completely unusable. We had to pay for the rent of a storage room to keep all these belongings and thus be able to use the closets. Of course, the agency did not inform us of this beforehand nor did they offer a solution other than to say that the owner did not want to know anything about the tenants or the apartment. There was also a tall piece of furniture that was completely broken which we had to disassemble and throw away, a fact that Carmen informed us about on the day we moved in, but she did not do this beforehand, nor did they. Therefore, the apartment was not FIT to move in, hiding all this information.

Instead of asking us what they can offer us instead and what we are searching for, they only said: "the house is sold. Good bye." Strange. Not enterprising.

Negative experience: They advertise long-term rentals on Idealista stating that the fees must be paid by the client according to the obsolete regulations of Decree 218/2005, when in 2023 a new regulation has just come out that states the opposite, that the owner must cover the costs. It is bad practice as a real estate agency; in order to profit, they do not require what they should from the owner and harm you as a tenant by making you pay an abusive amount of money.
Negative experience: I find a promotion for semi-detached houses under construction on Idealista for about €65,000. I contact them and in the email, that price is confirmed again, which seems very low to me. We call by phone and in conclusion: they lie. They explain that that price corresponds to what has been constructed so far (40%), and that the total price is around €150,000, which is for a project that was left unfinished and for which they need to find 8 buyers to resume. It smells fishy. If they start by lying or hiding information in the ad and in the first informative email, what else will they lie about later? What do they intend? I don’t understand why they waste people’s time like this.

Negative experience: Porque no os puedo evaluar sin estrellas, pero no sois nada profesionales. Fui a ver un inmueble y cual es mi sorpresa que cuando llego había más de 4 parejas, aquello parecía una jornada de puertas abiertas, no me explicaron nada, simplemente entra y empieza a verla. Atención cero patatero y trato nefasto y luego sin apenas hablar te hace firmar el típico documento de visita en el que se llevan el 3% por no hacer nada, bueno si, abrirte la puerta. Y encima cuando le dices que no es normal que te atiendan así te contestan en plan borde que no será normal para mi. Luego cuando hablas para dar una señal te dice que no, que primero vayas al banco a ver si te Dan la hipoteca y en caso de que te la den hablamos de señal para reservar. Otra cosa, tenéis que tener el 20% del valor de la casa, si no no molestarlos porque.no te la van a enseñar. Si queréis que os hagan sentir mal, que os traten como a borregos y con la punta del pie, esta es vuestra inmobiliaria más adecuada para ello.

Negative experience: Llame para visitar un piso de alquiler. Me dicen que un tal "rafael" se pondra en contacto conmigo por que es quien lleva la zona de interes. Le digo que me corre bastabte prisa. No recibo llamada en dos dias. Vuelvo a llamar, me repiten lo mismo. La llamada nunca llego. Finalmente deduzco que el piso ya esta alquilado por que se elimina labpublicacion en la web. Creo que no estaria de mas que devolvieseis la llamada aunque sea para decir que no esta disponible.
Buenos días Elena! en primer lugar comunicarle que creemos que se ha podido confundir de agencia. En nuestro equipo no hay nadie que se llame "Rafael". Si te pusiste en contacto con nosotros en algún momento, no es normal que no recibas la llamada de nuestra parte para informarle si un piso está alquilado o no, ya que normalmente recogemos el encargo de lo que estás buscando por si entra en algún momento un inmueble con las características que nos indique. Le rogaría verifique donde llamó, nuestro teléfono de contacto es el 856 059 305.
Negative experience: CUIDADO! Te hacen firmar la hoja de visita y no te avisan con claridad de que te van a cobrar el 3% del PRECIO DE LA VIVIENDA que vas a comprar. En mi caso, lo firmé porque el vendedor los había contratado y el comercial de la inmobiliaria me insistía en que si no lo firmaba no podía justificar el trabajo de esa tarde ante su jefe. Al final, accedí, por hacerle el favor, y después de más de un año, un juez les ha dado la razón y nos ha salido la broma más de 10000€. Así que piensa bien si necesitas los servicios de esta gente, antes de firmar la HOJA DE VISITA!
Hola Oscar! Nuestro trabajo consiste en poner en contacto y de acuerdo una vez visto el inmueble a comprador y a vendedor y por eso cobramos un 6% a dividir entre ambas partes. Es costumbre de la zona repartir los honorarios entre comprador y vendedor. Hay otras agencias que cargan la totalidad de los honorarios al vendedor es decir el 6%, pero no es nuestro caso. Lo que igualmente le hubiera repercutido en el precio de compra. Ambas partes firman documentos con los que nos aseguramos el cobro en caso de que el cliente finalmente no page los honorarios de la agencia. ¿Trabajarías para alguna empresa sin saber si finalmente vas a cobrar? Siempre que alguien contacta con nosotros lo primero que se le informa a los clientes es de cual serán los honorarios a percibir por la agencia. Por otro lado nadie está obligado a firmar ningún documento sin antes aclarar cualquier duda con respecto a lo que va firmar, aunque no suele ser un problema por la sencillez de los documentos que se firman ya que no hay letra pequeña y no hay lugar a interpretación.
