Saber cuáles son los gastos de vender un piso en Madrid es fundamental para conocer el verdadero beneficio de la operación, aunque cada caso es distinto hay algunas cosas que generalmente rigen para la mayoría, por eso aquí te contamos todo lo que necesitas saber:
El Impuesto sobre el Incremento del Valor de los Terrenos de Naturaleza Urbana (IIVTNU), más conocido como Plusvalía Municipal, se genera al producirse cualquier tipo de transmisión, ya sea una compraventa, una donación o una herencia.
Como ya lo mencionamos la plusvalía municipal, como su propio nombre indica, depende de cada municipio. Por ejemplo, en Madrid, hay distintas bonificaciones por fallecimiento (mortis causa):
Se pueden acoger a estas bonificaciones los parientes más cercanos, véase ascendientes, descendientes, cónyuges o parejas de hecho, cuando la vivienda en cuestión era la habitual del fallecido. En cambio, si el inmueble fuera un local comercial, el sucesor tiene la obligación de mantener la actividad comercial, al menos, durante los cinco años siguientes.
Al vender una propiedad (o cualquier derecho cuantificable como un usufructo) se genera un impuesto directo, que grava el aumento de nuestra masa patrimonial. Un incremento que se verá reflejado en nuestra declaración de la renta del año siguiente, y que se paga mediante el IRPF (Impuesto sobre la Renta de las Personas Físicas).
En general, en una compraventa, el IBI suele pagarlo el vendedor ya que él figura como propietario del inmueble a fecha del 01 de enero del año en el que se realiza la transmisión del inmueble.. Aunque es posible repercutir este impuesto al comprador si se pacta previamente.
Por eso es tan importante establecer desde el principio quién debe pagar el IBI, para que después no haya sorpresas. Nuestra recomendación es dejarlo por escrito.
Este impuesto se calcula multiplicando el valor catastral de nuestra vivienda, por un porcentaje que designa cada ayuntamiento llamado tipo impositivo. En el caso de Madrid es del 0,456%
Al ser un impuesto anual como el IBI, quien está obligado a pagar es el propietario desde el 1 de enero del año en curso. Pero aquí también se puede llegar a un acuerdo.
El comprador querrá ser conocedor de si existen deudas con la Comunidad de Propietarios. Para lo cual será necesario solicitar al Administrador de la Finca un recibo que atestigüe que estamos al corriente de todos los pagos. Dependiendo de quién se encargue, puede costar entre 30€ y 60€.
Otro de los gastos para vender un piso en España es el Certificado de Eficiencia Energética, que desde 2013 es un trámite obligatorio. Cuyo coste puede estar alrededor de los 80€+IVA. En función de las dimensiones y la antigüedad de la vivienda.
Es una gestión que tiene que llevar a cabo un técnico especializado. Y si no lo presentas o intentas falsificarlo, las multas pueden oscilar desde los 300€ a los 6000€.
Normalmente, este es uno de los gastos de vender un piso que no tendremos que pagar como vendedores. Ya que, para realizar la nueva escritura de compraventa, suele haber dos opciones: se puede hacer según costumbre o según ley.
En el 98% de los casos se realiza según costumbre, lo que supone que este gasto recae sobre el comprador. Sin embargo, si las partes acuerdan que prefieren hacerlo según ley, el 60% de los gastos de escritura corresponden al vendedor.
Estos gastos sí o sí le corresponden al comprador. Aunque para cancelar el préstamo hipotecario de la vivienda y dejarlo inscrito en el Registro de la Propiedad, tendremos que pagar este trámite mediante una provisión de fondos (que nos retendrá el banco de la parte compradora).
Este es el dilema eterno de todos los vendedores: ¿qué es mejor vender como particular o con una agencia inmobiliaria? Ante una pregunta así no hay una respuesta unánime, porque depende de varios factores. Todavía no existen fórmulas mágicas para este tipo de operaciones. Pero es evidente que, cuando no conocemos el sector, ni el funcionamiento del mercado, podemos llegar a cometer graves errores que nos pueden salir muy caros.
Como que nadie pregunte por la vivienda, por no ajustar el precio a la realidad del mercado, y que al final no consigamos vender o tengamos que rebajar mucho el precio final de venta. Por eso, la mayoría de vendedores prefieren contratar los servicios de una agencia.

Para llevar a cabo este proceso, tienen que haber transcurrido 15 años y un día. Aunque, incluso una vez pasado ese tiempo, hay determinadas viviendas que no permiten su descalificación voluntaria. Por eso, lo primero que debemos averiguar es la tipología tu VPO a la que pertenece y a qué Real Decreto está acogida.
Cada una de estas tipologías tienen unas características distintas, en relación a sus dimensiones y a su precio máximo de venta. Todo esto aparece en las escrituras de la vivienda, donde aparece la Cédula de Calificación Definitiva, el número de expediente y la dirección exacta del inmueble, tres datos básicos para averiguar cuánto dura la protección de nuestro inmueble, a qué Real Decreto está acogido y si se puede realizar una descalificación voluntaria o no.
Una vez reunidos los documentos, hay que personarse en la Dirección General de Arquitectura y Vivienda de la Comunidad de Madrid y rellenar la solicitud de la descalificación.
No obstante, hay algunas excepciones, como las viviendas en las que intervino la Empresa Municipal de la Vivienda y Suelo del Ayuntamiento de Madrid (EMVS), en las que la Admistración podría ejercer su derecho de tanteo y retracto o exigir el 20% de la venta, si se vende durante los primeros diez años. O que el inmueble pertenezca al famoso Plan 18.000, y no hayamos adquirido el suelo, con las consecuencias que esto acarrea para el comprador.
Existen dos fórmulas para hacerlo: a través de la valoración gratuita de un experto en la zona o mediante una tasación hipotecaria de la vivienda.
La valoración del inmueble puede hacerla un agente inmobiliario u otro profesional de la agencia con conocimientos del sector. En cambio, la tasación sólo puede llevarla a cabo un técnico cualificado, veasé un arquitecto o un arquitecto técnico, miembro de una sociedad de tasación homologada por el Banco de España.
Otra diferencia es que la valoración suele ser gratuita y la realizan directamente los comerciales de la agencia. Este paso servirá para orientarnos sobre el precio de salida, en función de sus características y en comparación de los testigos de la zona -viviendas similares que se hayan vendido recientemente y otras que aún estén en el mercado-.
Conocemos al detalle el mercado de la vivienda en Madrid y sabemos en qué cantidades se han realizado las últimas operaciones de la zona barrio. Y eso sumado a las características de tu piso en concreto (ubicación, estado de conservación, año de construcción, número de dormitorios, dimensiones totales, si tiene zonas comunes, cómo son los alrededores, etc.), nos permitirá escoger un precio de salida competitivo.
El primero, y más importante, son las escrituras del título de propiedad. También serán necesarios el último recibo del IBI (Impuesto de Bienes e Inmuebles), un certificado donde se verifique que se está al corriente de todos los gastos de la Comunidad -expedido por el Administrador de la Finca-, el Certificado de Eficiencia Energética en regla y el Documento Nacional de Identidad (DNI) vigente. Asimismo aconsejamos presentar el último recibo de la luz, el agua, etc. para llevar a cabo el cambio de domiciliación de los suministros.
Si el vendedor es menor de edad o está impedido de alguna manera (incapacitado o en situación de dependencia) se requiere un poder notarial para actuar en su nombre.
Realizar buenas fotografías es definitivo, porque será el primer contacto que tendrá el posible comprador con nuestro inmueble. De ahí que sea tan importante publicar un anuncio donde se le saque el mayor partido a nuestro piso.
Las fotografías siempre en horizontal. Cuando sea posible, saca algo de techo y de suelo, pero evita los planos desde arriba o desde abajo. Aprovecha el momento del día en que el piso recibe mayor cantidad de luz natural, sube todas las persianas y enciede todas las luces. Si hay buenas vistas, asegúrate de que se vean en las fotografías. Intenta que en todas las habitaciones se aprecie tanto la profundidad de cada estancia, como el volumen de los muebles.
Un piso neutro, con muebles modernos y sin objetos personales, es mucho más atractivo que uno con la colcha de la abuela e imágenes religiosas en las paredes. Nuestro objetivo es que el comprador interesado se imagine vivienda allí desde el primer momento.

Lo más normal es que necesitemos vender por razones económicas, así que ajustar el precio de comercialización es indispensable para vender rápidamente. Como bien sabrrás, la búsqueda de viviendas en los portales inmobiliarios se hace a través de filtros, principalmente por precio y zona. Y si nuestro piso está por encima de esas cantidades numéricas redondeadas (200.000€, 400.000€, 600.000€, etc.) nadie nos va a contactar. Por eso, es justo aquí donde el agente inmobiliario desempeña su papel más importante como profesional.
Muchos vendedores quieren publicar con un precio muy por encima del precio real de mercado, bien por apego a la vivienda en sí (recuerdos, vivencias, etc.) o porque desconocen cómo funciona el sector inmobiliario. Pero, como acabamos de señalar, cuanto más tiempo pase un piso publicado, menos posibilidades hay de que se venda.
Por un lado, los compradores pierden el interés y desconfían. Y por otro, el inmueble va periendo valor, porque aparecen competidores y las circunstancias económicas cambian.
Asimismo, los compradores activan unas alarmas en los portales que les avisan inmediatamente de las viviendas nuevas que se publican, en función de las características que buscan y de la zona que les interesa. Por lo que, conocen las novedades en tiempo real.
Un profesional experimentado conoce cuál es la auténtica situación del mercado y sabe transmitírsela al vendedor. Es impresionante lo rápido que se vende un inmueble cuando su precio está adaptado al mercado, según su ubicación y características. Pudiendo llegar a venderse en menos de una semana.
Tampoco hay que confundir precio de publicación con precio de venta, aunque si lo ajustamos a la realidad, podremos vender muy cerca de la cantidad establecida. Por eso, es tan importante contar con la ayuda de un agente comercial que sepa negociar la propuesta de compra más elevada.
Finalmente, queremos recordar una cuestión esecial en cualquier operación de compraventa: conseguir financiación para el comprador. Según idealista, 3.665€/m2. Cogiendo este valor de septiembre de 2020 como referencia, hemos querido analizar la evolución del precio de la vivienda por barrios y distritos de la capital durante los dos últimos años. Por ejemplo, mientras el metro cuadrado en la ciudad es de 3.665€; en la provincia se sitúa en 2.779€/m2.
Entre el barrio más caro, que sigue siendo Salamanca con un valor de 5.826€; y el más económico, Villaverde en este caso -con 1.712€/m2-, hay más de 4.000€ de diferencia. Chamberí (5.374€), Chamartín(5.056€), distrito Centro(4.934€) o Retiro (4.548€) son los siguientes lugares con el precio más elevado, tanto en venta como alquiler.
Chamberí ha aumentado de precio en estos dos últimos años. Pasando primero a 5.304€ en 2019, habiendo partido de los 5.200€ de 2018. Chamartín, sin embargo, se ha mantenido en un precio semejante, entorno a los 5.000€ los tres años, 5.070€ en 2019 y 5.016€ en 2018.
Algo similar le ha sucedido al distrito Centro, con 5.096€ en 2019 y 4.975€ en 2018; o al de Retiro con 4.572€ en 2019. Aunque ha sufrido una ligera caída respecto al 2018, en que rondaba casi los 4.800€ (4.791€ exactamente).
En cambio, en Carabanchel el precio del metro cuadrado está a 2.172€. Prácticamente igual que en los dos años anteriores, 2.187€ en 2019 y 2101€ en 2018.
En Vallecas hay que distinguir el casco histórico de Villa de Vallecas, con 2.389€ en la actualidad, 2.434€ el año pasado y 2.338€ en 2018; de Puente de Vallecas, cuyo precio es inferior. En este momento, el metro cuadrado no llega a los 2000€ (1.897€). Y se movía en cantidades similares dos años atrás, 1.957€ en 2019 y 1.821€ en 2018.
Para terminar hemos querido analizar Usera, que es uno de los distritos con mayor población de origen chino de la capital. Un metro cuadrado en esta zona cuesta 1939€ de media, en comparación a los 2043€ que costaba en 2019 o los 2008€ que valía en 2018.
Desde nuestra agencia hemos podido comprobar que cualquier zona es buena si el inmueble se ajusta al precio de mercado. Aunque resulta interesante conocer qué barrios y distritos de la ciudad se están revalorizando en 2022. Concretamente hay que destacar Chamberí porque ha incrementado su precio 200€ en tan solo 24 meses.
Otros lugares que llaman nuestra atención son Tetuán, Chamartín, Fuencarral y Hortaleza -que a pesar de no haber tenido un aumento de valor inmediato- se verán beneficiados inmensamente por la Operación Chamartín, también conocida como Madrid Nuevo Norte. Este proyecto urbanístico cambiará por completo la fisionomía de la capital. Modernizando su arquitectura y movilidad para equipararla a otras ciudades europeas.
Por último, merece la pena recordar que el sector inmobiliario depende de la situación económica nacional e internacional, y que el mercado fluctúa según las circunstancias políticas, las previsiones financieras e incluso las expectativas sociales. He ahí la importancia de realizar un excelente estudio del contexto y adaptar el precio del inmueble a dicha realidad para sacar el mayor beneficio posible.

Negative experience: Bad experience, I called first to visit a housing unit under protection, they told me they charge a 3% commission + VAT and 2 hours later they told me no, that for this unit they charge 4% + VAT, so for a protected housing unit they charge the buyer €12,500, plus what they charge the seller, which I find more logical. We deeply regret having informed you with so little notice about the cancellation of the visit. From the moment the property owner communicated their decision to us, we tried to notify you as soon as possible to avoid greater inconveniences. We also want to emphasize that our way of working is not to offer the apartment to the highest bidder. If that were our approach, we would have conducted all the scheduled visits to evaluate the offers, and in this case, as you mentioned, you did not get to see the apartment. As a home buyer, I never thought I would write a review about the real estate agency that sold the property, but my experience with Templo Consulting was exceptional thanks to Fiorella. An initially complicated purchase and sale (inheritance + resident abroad) turned out to be extremely easy thanks to Fiorella's professionalism. Negative experience: Hello, let me share my experience with this company. First of all, they take photos with a mobile phone, which is unprofessional. Time passes, and I don't see my property published anywhere except on Idealista, not even a little sign in the building. After several months, I decided to change real estate companies due to incompetence, as communication has been poor. Suddenly, out of nowhere, a buyer investor appears who reduces the price by €40,000 from its initial price, which was already listed at a lower price, and from that reduced price, the offer was €20,000 less. The agent from this company, without the authorization of all the owners, claims to have received a €6,000 deposit. Well, it seems to me that they were keeping this investor hidden, whom they cared for carefully, waiting for my desperation to sell, causing losses for me and profits for the investor, who would obviously buy more properties from them in the future. And if I think even worse, I imagine that they might have brought together the employee or employees of this company. Dear Luis, we apologize for the errors and misunderstandings in the marketing process of your property. Our intention has always been to provide you and your siblings with the best possible service. Fortunately, everything has come to a good end thanks to the cooperation of all parties and the mediation capacity of Templo Consulting. However, we would like to remind you that, in your case, the circumstances were not the most favorable due to the complexity that arose in the inheritance allocation due to lack of agreement among the heirs. Therefore, we would like to mention that we started working on your property in June 2022 to finalize all the procedures for the inheritance allocation between you and your siblings, who are a total of 7 heirs. And that, until the end of September, it was not possible to put the property for sale. However, from our point of view, as we mentioned to you and your siblings at the time, it was published at a price much higher than the market reality. This led to only 12 visits in 4 months, thus reducing the chances of sale. And despite there being genuine interest, no offers were made due to the high price. Regarding the number of visits made, we are aware that one might think that a greater activity could generate more sale opportunities, but our work is precisely to seek buyers with sufficient savings and financing capabilities. We even contacted a potential buyer provided by one of the heirs, although suddenly that person disappeared after communicating the agreed amount, which led us to presume that they did not agree with the price. Likewise, to demonstrate the dedication we have had for your apartment, until December 31st at 18:00 in the afternoon, we were working to show it to a new buyer and present you with a firm offer that was sent by email, but we did not receive a response from two heirs, so the buyer requested the return of the deposit in order to bid on other properties that also interested them. And if this buyer had come in June, the offer would have been presented immediately, without waiting until the last moment. We are surprised that you mention we received a deposit without authorization, since the engagement note states the following: 'THE CLIENT authorizes THE COMPANY to request and receive a deposit (as a down payment) and to retain it as a DEPOSITARY of the same until the signing of the ACCEPTANCE of the purchase proposal for the property. If they do not accept the proposal made to them, it is returned to the purchasing party as it is not BINDING for the sellers. At the same time, we want to point out that having a database of buying clients facilitates closing in many operations, but that does not mean we keep those contacts to pressure sellers until they reduce the amount, as we are the first interested in having the property sold at the best price for both parties and in the shortest time possible. Regarding the photographic report, we used a compact camera and a 4k mobile for the video. We do not recommend placing a 'For Sale' sign on the property when it is empty (and there is no alarm installed) to avoid drawing attention from potential squatters. Negative experience: WARNING BUYERS! Terrible experience with the real estate agency. I will recount what happened to me with them, specifically with the agent M. I called to schedule an appointment with her to see an apartment today at 6 PM. Well, HALF AN HOUR BEFORE in Madrid, SHE SENDS ME A WHATSAPP and cancels the appointment because the apartment has already been reserved. I call to ask her how she cancels the appointment like that and she tells me, 'attention!', that she will show it to those ahead of me out of courtesy (I guess she didn’t want to deal with me...). She didn’t even give me the option to see it and even negotiate a price increase for the property. Be careful with them because the same thing can happen to you and they might cancel at the last minute. Don’t let it happen to you like it did to me and travel in vain. Such unprofessionalism gives a very bad image to this real estate agency for future transactions.

Fantastic experience: I was looking for a real estate agency that had affordable prices to sell an apartment in the Barrio del Pilar and after checking the google reviews, I chose Templo Consulting. I made an initial visit to get precise information about their way of working and Juan Pedro inspired me enough confidence that I didn't have to visit more real estate agencies. The service is completely transparent, they inform you about what the agency charges and also provide a calculation of the associated selling costs (capital gains tax and income tax) so you have a clear idea of the total expenses. I was also convinced by the idea of listing at a real market price, very close to the price I managed to sell for in record time. Fiorella advised me on the small repairs that needed to be done to the apartment to put it on the market. After making the improvements in a week, the sale was closed and within a few days more, the deposit contract was signed. Small problems always arise, but thanks to the kindness and professionalism of Juan Pedro and Fiorella, I can say that I felt well supported and very comfortable throughout the process. If I had to look for a real estate agency again, I wouldn't hesitate, Templo Consulting would be my choice. Thanks to the entire team!
