Negative experience: He who eats with vultures is a vulture. I have spent the last 5 weeks trying to buy an apartment with ROAN Real Estate. I didn't know that behind them, the seller was a vulture fund, Anticipa. Everything was going well with EVA and Alberto helping me through the elaborate process of buying a house in Spain. The bank approved the loan, as I had enough money in the bank and I was not a risk. 48 hours before the 'deed' things changed. ROAN, through the two people mentioned above, said that these types of funds do not pay the registered debt with the previous owners of the house (this house had 12,000 euros of community debt and 2,500 euros of IBI, which I found out later). At the same time, they asked for all sorts of documents, documents that the bank that had access to my account had not requested (how I saved so much money in the Spanish account, how I sold my car, and the biggest one, providing all the transactions of an account in Romania that I liquidated and sent everything to the Spanish account). Any document I provided, they asked for more, and remember this started 48 hours before signing the contract. Most of the information they required cannot be obtained online in places like Romania, especially in such a short time. If you look for information about Anticipa, you'll see that they have these special clauses when you sign the contract stating that they will take care of the debts, but they never do, and people end up going to court. Here I am now, stopping the mortgage and requesting the return of the deposit due to the lack of transparency and the debt that the apartment has. So never trust ROAN and check who the seller is because at the end of the day, they don’t care what problems you end up having.

Negative experience: Bad experience with this agency, as they had published a bait apartment to try to sell another one (which by the way I had already seen before and they had told me it belonged to a private owner). Little seriousness.

Despite being a professional in the real estate sector, Alberto shows not the slightest courtesy or professionalism. One of the first things that upset me was his lack of seriousness in communication. Instead of respecting my communication preferences, Alberto insisted on calling me, ignoring my explicit request to be contacted via Whatsapp. This not only demonstrated a lack of respect for my personal preferences but also unnecessarily interrupted my working day, as I also have to work. Additionally, Alberto displayed a completely careless and negligent approach in searching for properties for me. Instead of focusing on the area I expressed interest in, Alberto sent me unrelated links to locations that I had not requested. This not only showed a lack of attention to detail but also wasted my valuable time. What surprised me even more was Alberto's attitude regarding my availability for visits. Although there was a listing for a property in Simancas, Castilla de la Mota that was available, Alberto claimed he had no time to show it. It is my understanding that the purpose of a real estate agent is to facilitate visits to properties, and this lack of willingness completely contradicts his role. As a salesperson in another sector, I am well-versed in how client interactions should be, and Alberto's attitude is not only unprofessional but completely unacceptable. Seriousness and respect for clients are crucial in any business, and I regret to say that Alberto possesses none of these qualities. Finally, I would like to conclude by saying that the service provided by Alberto has been terrible. The lack of professionalism and seriousness in his treatment has resulted in a negative experience for me. I, as a client, deserve better treatment and do not have time for this kind of inefficient and disrespectful service.

Negative experience: I visited an apartment with them and when I mentioned the offer we thought we could make for the apartment based on the investment, the salesperson acted insulted and with a gesture of rudeness, closed everything reluctantly and then ignored us. The offer was to propose from 180 to 150, considering that the investment, which was to tear down the entire apartment, was around 40 thousand, in a very old building. If the salespeople are not prepared to listen to offers and do not know how to treat customers, it is better not to work as a salesperson. This is the first time this has happened to us! We know the area well and are aware of the investment cap on the building. I do not recommend the salesperson who attended us at all.

Negative experience: No pongo cero, porque no puedo, las dos anteriores, (Ginko y gedeprin) pertenecen a Roan, vamos que Doña Lourdes Fuentes, la cual fue muy amable cuando hablé con ella, dirige todo en Castellana, 120 y hace ya 3 largos años que me entregaron una vivienda de Vppl ADAPTADA, de ADAPTADA tiene lo mismo que la de mi vecino de arriba salvo un WC un lavabo y una banqueta en la ducha, después de ir por las buenas, llamadas y más llamadas, correos, requerimientos de abogados, pagar un perito, pues la alternativa es los tribunales, en fin no les aburro más, espero que estas “personas” que no tienen piedad con una discapacitada de 65 años y 66% de discapacidad y que compró esa casa vendiendo todo lo que tenía, que Nadir vuelva a caer en sus manos, a no ser que tenga salud y sea joven,
