Negative experience: WARNING! YOU WILL LOSE MONEY I was interested in an apartment but had zero savings for the down payment. They took €1000 from me, telling me it didn't matter that I had no savings because they could secure the loan, and if the operation was not approved, the total amount would be refunded. At that time, I had a wage garnishment from which the tax office retained a certain percentage month by month, and I was missing €1000 to finish settling it. For them to apply for a loan from all the banks in Spain... I had to pay the €1000 garnishment. If they had informed me properly before, I definitely would NOT have done it, but to avoid losing the €1000 already paid to the real estate agency, I had to go ahead. Two weeks later, they wanted me to pay an additional €1500 for the deposit, to which I resoundingly said NO since between the security deposit and what I paid for the garnishment, I was left with nothing. They told me then we would proceed but the apartment would still be for sale on the website and that at any moment the owner could sell it... Perfect. All of this started in September, and they told me we would be signing the mortgage by December at the latest. Of course, nothing was signed in December. In January, they gave me a breakdown of the budget for what I would have to pay. Speaking in round numbers, the property was €70,000, the mortgage was approved for €63,000, I would need to complete with another €7000 plus expenses and taxes - maybe €15,000 at most? I see they have listed over €10,000 for real estate financial assistance and fees. In the end, finding it crazy, I didn't back out to avoid losing the €1000 already paid. They gave me a date for the notarial deed and signing of the mortgage (WHEN THEY DIDN'T HAVE THE DOWN PAYMENT LOAN APPROVED) Of course, the date expired, and nothing was signed. From then on, the operation couldn't continue... Which was a relief. I requested my money back, and they told me that the refund, if it happened, would be at the seller's goodwill (when at first I was told that since the seller wouldn't be receiving money, the apartment would still be for sale on the website). I hired a lawyer to try to salvage something, but it was not possible, and entering legal proceedings would cost me more money. Two weeks ago, the operation was closed, and until today I had an overdraft in a bank account opened by them with my documents for which they sent me SMS and called every day to get me to pay. But wait, I didn’t have a house, and they had already charged me for a home insurance receipt... In short. If you got this far, listen to me and run away. Don't let them sell you the story of: Yes, yes, don’t worry, give us €2500, and you will see how with zero savings we will work magic and get you the mortgage, and if not, don’t worry, you will get your money back.... DON’T FALL FOR IT, THEY WON'T REFUND YOU A THING. Your money is safest in your pocket; once you hand it over, consider it lost. You have been warned.
