Negative experience: A shameful treatment. I tried to contact them on a Monday to ask for information about a rental property for 4 days without a response. When Thursday came, they finally gave signs of life and told me that the property was still not available because the tenants were still there, but that the responsible agent would contact me by phone. When the agent contacted me that same morning, he mentioned that he would only show the apartment on Friday from 3 PM to 4 PM. I told him I would try to get the afternoon off work to be able to make the visit, to which he replied to message him on WhatsApp to arrange the visit. After 30 minutes, I wrote to him to ask if I could go and requested him to confirm the visit. I did not get a response throughout the day, despite calling and sending a few messages on the same WhatsApp. The next day, he told me yes, that he would confirm the visit for 3:45 PM. We arrived at the location they provided and had to wait almost 30 minutes at the door, with no response to our calls or messages that we were already waiting at the address given. During those 30 minutes, more people came, who were also there to see the property. After 45 minutes, a man came out the door telling us that the apartment was already taken and that we should leave, saying it was just how things were. Honestly, zero empathy for people who take time off work, adjust their day for a property visit at the scheduled time, only to wait 45 minutes in the midday sun in the middle of summer, without any sign of life or even a message saying, 'Sorry, but the previous visit has taken the property, I’m sorry but it is not available' instead of having us wait 45 minutes.

Negative experience: Once you visit the homes, they tell you inside: '€850 for advisory service, or call it whatever you want, you know, charging fees is illegal but if you don't pay it, someone else will pay it.' I will make sure to contact all the tenants who eventually give in to the coercion to offer them legal help and claim all those amounts fraudulently taken.

Negative experience: This June, with the new housing law already in effect, I became interested in renting one of their apartments. When asking what I had to pay to access the apartment, they provided me with a deposit slip for the rental indicating that I had to pay the amount of one month’s rent as consulting and assignment fees. Since it seemed strange to me, as with the new law all fees related to the real estate agency are the owner's responsibility, I asked them if they could explain exactly what services the consulting and assignment fees referred to. The real estate agency offered to call me to explain it, but I preferred that they tell me in writing or via WhatsApp audio, as my intention was to consult it legally. I never received a response to this request, so I was left wondering what consulting and assignment mean and who should pay for them. I recommend checking the website of the Tenants' Union, as there is quite interesting information.

Negative experience: Hoping they would contact us to take measurements of the apartment, and they left us without a response, and days later we found out they had already saved it for other clients. Even though we had already agreed upon it.

Positive experience: It is important to highlight the current real estate situation. It is practically impossible to 'choose' a rental apartment, whether due to prices, your position on the waiting list, or the real estate agency managing it. I made 46 attempts to contact different agencies. I only reached out to 4, and only Fedisa had the apartment I had seen; they didn’t hang up the call and had availability to show it. That same day, 19/6 in the afternoon, I confirmed, asked for instructions and information, sent all the documentation and the reservation. They said it would take a maximum of 5 days, but it took 10, which can be understandable due to the high demand; perhaps they shouldn’t mention the 5 days. THEY ARE VERY KIND! Both Ismael and Ruben. They never lack cordiality, respect, and patience, which makes them different from the rest, considering that every 30 seconds they receive another call and numerous messages (it would be impossible to speak personally if they didn’t silence the phone). Ismael always responded to my messages, whether by call, audio, or writing; he never left me hanging with any question (another thing is whether I liked his answer or not). I DO NOT GIVE 5 STARS BECAUSE: 1- As seen in the photo and confirmed, in addition to charging the monthly rent + VAT to the owner as stipulated by the new modification to the LAU, they also charge tenants 'advisory and commission' for the same amount (monthly rent + VAT), a practice that ALL REAL ESTATE AGENCIES and some owners are taking advantage of, while others are unaware of. 2- On the same day, 30/6, they confirmed that we could sign, and we planned to go that day, but they said there wasn’t enough time to draft the contract, etc. Due to distance and work commitments, we could only go the following Friday, 7/7. But in the following days, Ismael told us that the owner wanted to charge us the full current month because it wasn’t their fault we couldn’t go to sign earlier and that to 'hold' the apartment, they would charge us the same amount. While speaking, Ismael and I agreed that it wasn’t fair what the owner was trying to charge. He suggested splitting the cost, which would be almost €120 for the injustice we were facing. On the signing day, Ismael told us that we didn’t need to say anything, that Fedisa would cover that charge because they didn’t see the owner’s attitude towards us as correct. We never met (and I don’t think we will know) the owner. But everything was certainly very suspicious... we were distressed by an unjust charge towards us that we will never know if it was real or not, an attitude of trying to help us save the situation in the name of justice, and finally, we were 'saved' thanks to Fedisa. It seemed that the almost €700 in 'advisory and commission' would be justified... It’s likely that all this was true, but we will never know. And evidently, if it was real, we appreciate it, even if they tried to avoid unnecessary anguish. 3- I insisted and requested several times to be included in the rental contract as the partner of the contract holder, but there was no way. I explained that when changing municipalities during vacation, managing late enrollment had to be done before 10/7, and for that, the registration was very urgent and important. Ismael told me several times not to worry, that once it was signed, I should go directly to the town hall with the contract. That’s how we agreed. I was greatly surprised when signing the contract they told us it was not signed by the owner and that they would notify us to go collect it and register; in front of me, Ismael said, 'It's always been done this way, Laura'... I preferred to remain silent because compared to what there is today, everything we were going through wasn’t that bad... We are on 17/7, and we still don’t have the contract; I lost the chance to enroll my daughter, and she won't be able to start classes until the end of September. THE CURRENT RENTAL SITUATION IS: YOU ACCEPT IT OR YOU LOSE THE APARTMENT (there are many people behind you). CONSIDERING THIS SITUATION, FEDISA IS RECOMMENDED, AND WE WOULD REPEAT THEIR SERVICES FOR THEIR KINDNESS.

A la espera de que se arreglen ahora. El trato con Ismael, el comercial, genial. Hasta en sus horas de descanso gestionaba nuestra situación. Agradecida por su atención. 8 meses después, me dejan con uno de los arreglos más feos, por arreglar. La asesoría con la que trabajan, no vale para nada. Gestión nefasta y cero comunicación con el cliente. Se lavan las manos a toda costa y sin explicaciones ninguna. No existe encargado o superior con quien aclarar los temas pendientes. HORRIBLE.

Creo que va siendo hora de que en este país empecemos a frenar la estafa inmobiliaria. Edito: La fianza tiene que estar depositada en el Incasol, y creo que hay veces que no está depositada, ¿verdad?

Negative experience: Entrego documentación para un agujero de 30m² porque nos urge a mi a mi madre y tardan mas de 2 días en comprobar si los ingresos son válidos o no. Al menos dar una respuesta y no haced perder el tiempo panda de inútiles con piernas. Y dicen que tienen mucho trabajo, pues como trabajeis asi dudo mucho que lleguéis lejos, tipica inmobiliaria de poca monta que ni su madre sabe que existen. No lo recomiendo para nada.

Cuál es mi sorpresa que no me dicen nada el día de la visita , llamo no me lo cogen y ni se dignan a contestar.. me fui sin ver el inmueble i perdieron una compra. Suerte!

Negative experience: Primero de todo pongo una estrella por que si no no me deja escribir la reseña, pero no se merecen ni eso. Son unos sinverguenzas que te hacen perder el tiempo y con una profesionalidad nula. Concerté una visita para ir a ver un piso a las 9 de la mañana, a las 8.30 de ese mismo día me envía un mensaje diciendo que se anula la visita. Después de unos días sin contestar mis mensajes le pido otra visita a esa misma hora una semana después cuando por fin me contestaron. A las nueve llego y lo espero, hasta que le pregunto que si va a tardar mucho y me dice que el piso lo reservaron la tarde de antes. Y no fue capaz de avisarme. Son unos incompetentes y una empresa lamentable, da vergüenza que haya gente así que no tengan ningún tipo de profesionalidad. Es un verdadero asco.

Negative experience: Comercial me concreta una visita a más de 1h en tren y cuando llego ya me dice que está alquilado sin avisar antes. Después me dice que el lunes tiene otro y que ya para mi y no vuelvo a optener más que silencio por respuesta hasta hoy jueves.

Negative experience: Al principio todo súper bien, nos atendió Ismael y el trato fue amable y correcto. Nos enseñó un piso y decidimos que queríamos quedarnos lo, por lo que pagamos la señal correspondiente. Después de 2 días nos llama y nos dice que no hemos pasado el seguro pero que no sabe el motivo, le decimos que nos gustaría saber el motivo y si podía averiguarlo y nos dice que si. En ese momento el anuncio del piso vuelve a estar disponible, por lo que entiendo que la paga de la reserva deberia haber sido devuelta en ese mismo momento. Después de 5 días sin saber nada decidimos preguntar nosotros y nos envía un audio de WhatsApp especificando vagamente el motivo y que procederán a devolver el dinero de la reserva. Han pasado 2 días más y todavía no se nos ha devuelto nada, a día de hoy dudo si el dinero será devuelto finalmente, por lo que me quedo muy descontenta y advierto a futuros clientes que tengan cuidado con eso.

Negative experience: Tardaron en contactar conmigo casi una semana, acordamos una visita el viernes a las 17 y a a las 16:55 me hicieron una llamada perdida "supuestamente" para informarme de que la visita quedaba cancelada por qué el piso que quería ver estaba alquilado des de hacía ya 3 días Cuando me pongo en contacto con ellos, me comenta el comercial que hablaría con su compañero para aclarar lo sucedido... Aún sigo esperando una aclaración; no volveré a solicitar visita ni contacto con ellos.

Negative experience: Al principio es muy simpático, sobre todo cuando le has pagado la comisión. A partir de ahí te ignora y no te coge el teléfono, y al finalizar el contrato se queda con la fianza. No recomiendo a nadie hacer negocios con este individuo
